The case of metropolitan Doha presents a unique study that has witnessed several transition phases in the urbanization process. It has embarked in massive urbanization processes as part of the national planning vision. Nationals constitute 11% and expatriates constitute 89% of the total population of Qatar, which is environed by the government to manage the economic dynamism. Housing choice reflects the joint influences of government policies, housing market conditions, and personal factors such as housing preferences and the income level. The paper aims at studying housing choices for nationals and expatiates in metropolitan Doha through assessing the factors that limit housing choice for nationals and expatriates, providing policy recommendations to address the demand-supply gap in the market, and propose housing distribution in view of the developed housing choice framework. Three tools have been used: content analysis of reference data, questionnaire survey of housing preferences, and qualitative interview of experts' perceptions. This study has provided qualitative data on the issues of housing distribution and expansion in relation to housing choices. It has concluded baseline information for the nationals and expatriates housing distribution and the demographic dilemma.

Demographics and population have been evidenced as part of the key elements that affect property development. Changes in demographics specifically may influence the economy including the property market hence influences the generations. Behaviour and values divergences among various age groups (generations) resulted in a variance of housing choices and decisions made. The generations are the population categorised by the age cohort including the Baby Boomers, Generation X (Gen-X), Generation Y (Gen-Y) and Generation Z (Gen-Z). This study aims to offer a comprehensive overview of housing decisions via choices made between location, house, and neighbourhood between Malaysian generations. This study uses mixed methods approaches with the Selangor state as a case study. The Pair-wise and Analytic Hierarchy Process (AHP) methods of data analyses used for consumer behavioural decision-making studies were adopted in this study to determine the preferences of future housing choice between location, house and neighbourhood. The analysis uncovers house, location and neighbourhood as the prime housing choices factors of the Malaysian generations. The findings evidenced likeliness and differences of housing decision by generations on the choices made. Most importantly, the findings are significant in contributing better understanding and grant indications to the local authorities and housing developers on the main attraction factors of housing choice preferred by generations that may be very valuable for the enhancement of future Malaysian housing provisions.

This study aims to assess the impact of motivational factors on the housing choices of rural-to-urban migrants. The motivations leading to housing choices include migration reasons, life events, and satisfaction with housing. The author suggested a research model with three hypotheses and conducted a survey between migrant people living in Ho Chi Minh City, Vietnam to test these hypotheses. There are several notable findings in this study. Firstly, the first hypothesis was accepted as factors related to both economic and non-economic values have a positive impact on housing choices. This aligns well with the reality that the majority of individuals aged 25–45 consider this as their primary goal when migrating to the city and searching for housing. Secondly, changes in current life circumstances can lead to changes in housing choice intentions. Thirdly, a significant finding of the research is that most individuals with an intention to change their place of residence do so because they are dissatisfied with the housing conditions or prices. In this research, housing satisfaction is an even more significant factor influencing housing choice intentions than life events and economic and noneconomic values. This study has some limitations, as it is necessary to clarify other factors, because only motivation may be impossible to change housing choice intentions. It is suggested that a number of other factors, such as opportunities or migrants’ capabilities could also influence the moving intentions.

Preferences and choices in a society are constant dynamic operations, made based on the behavioural dynamism of people. In this cosmic dynamism, they keep shifting from one stage to another, within the same cosmic space. Housing preferences and choices, like any other life interests, therefore operate within this framework. Unlike merchandised products brands, housing brands are hardly known, probably because of the heterogeneous nature of the housing product - the house. However, very little is known about the relevant housing attributes (refer to page 7). Housing preferences and choices operate within the framework of preferences and choices for housing attributes. In any preference and choice activity, there are underlying motivations that make it possible for an individual to choose from available alternatives within a given product field. This paper examines and outlines the methodological and theoretical framework of housing preferences and choices, based on the theory of means-end chain (MEC). Previous MEC applications in the field of architecture and urban design have been very useful and successful. The paper attempts to explore from literature the possibility of extending the previous methods and their applicability in design process. In dealing with user preference for housing, there is a need for research for a development of a technological tool to identify user needs and preference, and the kind of decision support that is required to identify these needs. The varied behaviors and values exhibited by individuals from different age groups have had a significant impact on the availability of housing options in the residential market. Housing preferences are highly personalized, with observable differences in choices across generations. In today's housing market, the most influential consumer group is the millennial generation, born between 1981 and 1996, who are considered to be optimistic, open-minded, innovative, confident, motivated, and intelligent. The housing choices made by millennials are particularly influential in the performance of the housing market, and the factors associated with neighborhoods have played a critical role in determining such choices over recent decades. Nevertheless, previous studies have primarily focused on the general housing buyer's perspective, without considering the unique perspectives of the millennial generation. In this context, this study seeks to investigate the diverse neighborhood factors that shape the housing decisions of millennials in Colombo district, Sri Lanka. Four dimensions of neighborhood factors were identified as social neighborhood, natural environment, neighborhood safety, and accessibility, and hypotheses were tested for each dimension concerning housing choices, which were evaluated as a single dependent variable. The study employed a sample of 145 millennials in Colombo District, with data collected through a survey questionnaire utilizing the convenience sampling technique. PLS-SEM was used for data analysis. The results suggest that accessibility has a significant impact on housing choices, while natural environment has a moderate influence. In contrast, the research showed that neighborhood safety minimum influence on the housing choices of millennials. The finding confirms that social neighborhood does not have a significant impact on housing choice. The result of the study makes significant implications for real estate market investors and planning professionals, as it provides insight into the neighborhood factors that impact a buyer's purchasing decision and enhances understanding of millennial consumer behavior in urban areas.

This study analyzes the determinants of housing tenure choices and housing demand among elderly households in Korea using data from the Korea Labor and Income Panel Study. The Heckman selection model is employed to address sample selection bias and to simultaneously account for both housing tenure choice and housing demand. The results show that housing tenure choices and housing demand differ across various age groups of elderly households and are influenced by multiple factors, such as income, assets, housing costs, gender, household size, and location. In particular, elderly households tend to maintain homeownership despite a decline in income after retirement, and they tend to downsize their housing due to the burden of housing costs. The findings of this study suggest the need for tailored housing policies that take into account the diverse characteristics of elderly households in an aging society.

The availability of choices for housing in different life phases is essential. The critical valuation from consumers becomes instrument to the quality control of housing supplied by producers. However, some consumers like students have unique characteristics, which potentially bound their housing choices. This paper describes the spatial bounded-choice phenomena from the situation of the students’ behaviour in Bandung, Indonesia as a Case Study. The factual and perceptual conditions of the students’ rental housing situated around the university in Bandung; the conditions of the housing choice; the factors which bound the student’s housing choice; and the formulation strategies of intervention to overcome the bounding factors are explored.
The first two of the three chapters of this thesis examine the identification and the estimation of discrete choice models. The first chapter proves the equivalence between matching models and discrete choice models, and draws the consequences in terms of identification and estimation. The second chapter builds on the results of the first, and uses matching algorithms to estimate the marginal willingness to pay of households for various housing and neighborhood characteristics in Paris (such as school performance, crime level, distance to employment areas). The third chapter deals with another topic: it first shows that the recent rise in the capital-income ratio highlighted by Thomas Piketty in his book is due to the rise in housing prices, and it then explores the consequences in terms of wealth distribution

The distance effect from the city centre on property price has long been considered as a major factor for a household’s decision on residential location choice given to understand that an acquisition of a home is the biggest single investment for a family. The decision is not simply a demand for the physical attribute pertaining to the building but also other housing and location attributes such as accessibility, size, tastes, neighborhood qualities and tradeoffs. The property prices in many countries have supported the saying of site value dependent on distance from the central business district (CBD). Major factors are transport costs and land prices. If people live closer to city centre, the savings from transport costs will be maximized. Difference in land value is also observed with distance from city centre and in the property market. Hence, household demand for property confronts tradeoffs between longer and more costly commutation and cheaper housing prices. This paper studies the distance effects or accessibility by including distance as variables in the hedonic model. Hedonic regressions are used to estimate the demands for the characteristics of a differentiated good such as the residential housing. In real estate study, we usually estimate housing price as a function of distance from the city centre. We expect to observe land prices decline with distance from the city centre which is referred to have a negative land price gradient. To assess the effects of the access attributes such as distance, commuting time and cost offer important inspiration in understanding the reasons for a household’s move and helps to indicate their final home choices. Generally speaking, higher income households may give higher value on access, married persons on shopping, retirees may choose to live closer to medical centre or their children and young families expecting children may choose to live near good schools and larger houses. Households who move for easier commute may indicate that accessibility is a priority. This paper examines the location choices of home owners, explores the major determinants in making a home owning decision, examines household’s priorities when choosing a specific location for dwelling and the tradeoffs involved. Empirical evidence relating the price gradient collected via the private residential property market in Hong Kong and a survey conducted by the author by questionnaires confirmed that the negative price gradient does exist and other explanatory variables like age, size, tastes and neighborhood qualities also affect the housing prices and tradeoffs.

This study specifies and estimates qualitative dependent variable and truncated variable models of mortgage demand using Family Expenditure Survey Data for 1986. The focus of the research is the better understanding of mortgage choices under conditions of rationing and subsequent to the financial deregulation of mortgage markets. Mortgage choices involve the decision to incur mortgage debt, the size of that debt and the choice of mortgage instrument. The links between these various mortgage choices, through the user cost of owner occupation, are also explored. The econometric methodology allows for the presence of rationing in the estimation of the discrete choice of entering owner occupation with mortgage debt and choosing its size. A double hurdle model of mortgage demand is specified and tested and compared with a Tobit where zero observations are assumed to reflect equilibrium rather than rationed decisions. The modelling is extended by estimating a model of the choice of mortgage instrument. This is done with a bivariate probit with sample selection. The empirical specifications are motivated by life cycle theory. The results indicate that rationing had an influence upon the discrete and continuous dimensions of mortgage choice. The double hurdle model appears a more appropriate specification than the Tobit. The choice of mortgage instrument also appears to be influenced by the presence of liquidity constraints and a concern for cash flow.

Zhang, Yuting. "Does the ‘Share Economy’ Improve Housing and Employment Choices? Examining Platform Enabled Sharing in Sydney". Thesis, The University of Sydney, 2022. https://hdl.handle.net/2123/29910.

Resumo:
Under the umbrella of the so-called ‘sharing economy’, unprecedented and new forms of exchange are happening worldwide. The implications of technology-enabled online platforms for urban life – from local housing markets to demand for office space or transport services, have attracted increasing research and policy attention. This thesis focuses on two aspects of this phenomenon by examining how access to online platforms for shared housing and workspaces may increase choices about where and how people live and work. Using the case study of Sydney, which has experienced significant housing market challenges in recent years as well as expanding use of shared housing and workplace platforms, this research asks: What is the take up of digital sharing in domestic and productive space, and to what extent might be these trends impact residential choice and reconfigure the spatial relationship between home and work? This study contributes to the growing literature on the sharing economy in the urban context. By providing and comprehensively analysing empirical evidence, including online data (N=300,000), a survey (N=160), and interviews (N=16) undertaken over three years (2016-2019), this study contributes empirically to understanding the emerging platform enabled home sharing and workspace sharing, in relation to the broader housing market and location of work in Greater Sydney. This thesis finds evidence that the shared housing market is accommodating people with constrained choices by providing lower priced rental housing near expensive job centres; and that the development of shared workspaces plays a role in encouraging people to work near their living locations with better and more affordable working environments. This study also offers methodological strategies for examining and understanding the implications of platform enabled housing and employment practices, as well as advancing theoretical understanding of the sharing economy and informal urbanism.

Thomas, Ren. "Resiliency in housing and transportation choices : the experiences of Filipino immigrants in Toronto". Thesis, University of British Columbia, 2011. http://hdl.handle.net/2429/36897.

Resumo:
This dissertation presents a mixed-methods case study of the housing and transportation choices of Filipino immigrants in the Toronto Census Metropolitan Area. Through the examination of this distinctive case, the study illustrates how structural changes in housing policy, immigration policy, transportation infrastructure, and the labour market have impacted immigrants’ choices over time. Considering the impact of immigration on housing and transportation infrastructure in Canadian municipalities, this case could have impacts on growth management policies advocating the development of sustainable communities. Many Canadian cities integrate housing and transportation infrastructure in official plans and policies. Using Census data, a Principal Components Analysis, and interviews with Filipino immigrants who arrived from the 1960s to the 2000s, the research shows that major increases in immigration, changes in the structure of the labour market, and changes in housing policy resulting in less rental and affordable housing have impacted Filipino immigrants’ housing and transportation choices. Participants’ histories in the Philippines revealed a high level of renting and transit use, which influenced their choices in Canada. The role of social networks in providing initial housing, advice on neighbourhoods and housing types, and guidance on the public transit and vehicle licensing systems was also significant. Overall, Filipino immigrants displayed considerable practicality in choosing housing types and tenures that met their needs. They often chose housing that was close to public transit, their workplaces, children’s schools, churches, shops and services. Their ability to weigh alternatives and costs and choose the most appropriate option for their particular situation contributed to the resiliency of this group and resulted in some sustainable choices. All of these factors have contributed to much higher rental rates and transit ridership among Filipino immigrants than other immigrant groups or non-immigrants. The resiliency strategy used by Filipino immigrants serves as a reminder that the most practical choices are often the most sustainable. In the context of precarious labour markets, economic instability, and the uncertainty of policy initiatives supporting public transit and affordable housing in Canadian municipalities, resiliency in housing and transportation choices becomes important.

Resumo:
Household energy consumption constitutes approximately 30% of India's total energy usage. Since the fuel choice for cooking and lighting includes unclean fuels like kerosene, coal, dung cakes and firewood, studying it becomes imperative. This study examines the fuel choice for cooking and lighting in urban Indian households through Multinomial Logistic Regression Analysis. The analysis incorporates variables depicting household economy, such as land ownership, expenditure, employment type, housing ownership, meals served, and access to the public distribution system. It is assumed that households make choices based on their specific household characteristics to maximise fuel utility. This study utilises data from the Household Consumer Expenditure Survey (2011-12) conducted by the National Sample Survey Office (NSSO) of India. Results show that employment type, amount of food cooked, fuel availability, and household expenditure capacity significantly influence fuel choices. Additionally, households using cleaner fuels experience lower expenses for cooking and lighting due to improved fuel efficiency.

This paper analyzes the determinants of housing demand for Uruguay and the extent to which housing policies have an impact on their target population. The paper first analyzes the determinants of housing demand, following an approach based on Rosen's (1974) two-step procedure consisting of fitting a hedonic price regression in 34 different geographical units (or markets) to estimate a housing demand function. The determinants of formality and ownership choices were examined using a multinomial logit framework. Determinants of these choices include both household demographic attributes and access to and use of public housing programs and other social programs. Policy recommendations are offered on the basis of the finding that a price and income-inelastic formal housing market greatly contrasts with a rather price and income-elastic informal housing market.

This study examines how demographic changes lead to different household structures and housing choices among various age groups. It argues that the cointegration of demography, the housing market, and wealth has shaped housing demand in the country over time. The results have important, often unrecognized implications for housing policy. Estimating housing needs without a contextual analysis of household formation can be misleading; thus, the government must connect demographic changes to housing demand to ensure the correct policy framework is established that balances the needs of the productive sector with those of the growing elderly population in terms of housing consumption.

Resumo:
The Latin American and Caribbean region has pursued a variety of policies with respect to slum upgrading and prevention, but the available literature does not provide a description of these experiences and their outcomes. This book examines the policies of three countries in the region, Brazil, Chile, and Colombia, which are notable for the breadth of their policy interventions and their diversity. These three countries have taken different routes but together provide a strong representation of the panoply of choices. The policies share a common feature of emphasizing access to housing of slum residents, but de-emphasizing other key issues related to slums, including fundamental issues of urban development. While this characterization of the region's policies is well known, the design and diversity of the policies that led to these outcomes are not. A key lesson of this book is that there are many methods to upgrade slums by improving the supply of housing for the poor, including slum clearance combined with resettlement and new housing developments without slum clearance. However, by failing to address broader issues that promote the emergence of slums, they may not leave slum residents any better off than they were before.

This paper evaluates the impact of the introduction of savings groups on poverty, vulnerability, and financial inclusion outcomes in rural Peru. Using a cluster randomized control trial and relying on both survey and administrative records, we investigate the impact of savings groups after more than two years of exposure. We find t hat savings groups channel expensive investments such as housing improvements and reduce households' vulnerability to idiosyncratic shocks, particularly among households in poorer districts. The treatment also induces changes in households labor allocation choices: access to savings groups increases female labor market participation and, in poorer areas, it fosters greater specialization in agricultural activities. Access to savings groups also leads to a four-percentage point increase in access to credit among women, mainly driven by access to the groups loans. However, the introduction of savings groups has no impact on the likelihood of using formal financial services. On the contrary, it discourages access to loans from formal financial institutions and microfinance lenders among the unbanked.

Looming Deadlines for Coastal Resilience: Rising Seas, Disruptive Tides, and Risks to Coastal Infrastructure. Union of Concerned Scientists, junho de 2024. http://dx.doi.org/10.47923/2024.15502.

Resumo:
The nearly 90 million people living in US coastal communities depend on an array of critical infrastructure—from the schools that students attend to the power and wastewater treatment plants that provide electricity and clean water. But research led by the Union of Concerned Scientists shows that between now and 2050, climate change–driven sea level rise will expose more than 1,600 critical infrastructure assets coastwide to disruptive flooding at least twice per year. Future flooding particularly threatens public and affordable housing. This burden is borne inequitably: more than half the infrastructure at risk by 2050 is in communities at a disadvantage based on historical and ongoing racism, discrimination, and pollution. The amount of infrastructure in jeopardy late this century will depend heavily on countries’ choices about global heat-trapping emissions. Policymakers and public and private decisionmakers must take immediate, science-based steps to safeguard critical infrastructure and achieve true, long-term coastal resilience.

Resumo:
Using the 2003 and 2008 Quality of Life Surveys (QLS) conducted by the National Department of Statistics (DANE), this paper identifies the factors that affect housing tenure decisions in Colombia. Households with higher incomes are more likely to purchase than to rent, and the choice of formal housing is positively associated with wealth. Households eligible for social housing subsidies are more likely to purchase than to rent, and those working in the informal sector are more likely to purchase informal dwellings. Subsidies and access to mortgage credit have a large positive impact on demand. Finally, savings have a positive effect on demand in 2008, but not in 2003. The positive effect on demand of both subsidies and credit is explained by demand for low-income housing.
