Determining optimum building orientation for naturally ventilated buildings is an important concept. Obtaining the optimum orientation will determine the success of the performance of a naturally ventilated building.
This project deals with obtaining the preferred building orientation for 10 regional weather stations across the province of Ontario. Different methods were utilized to obtain the preferred building orientation: the average ventilation rate method, the percentage of ventilation rates above and below the minimum summer ventilation rates, and the consecutive hours method, ie. the number of weather events that are below the minimum summer design ventilation rate for a specific building configuration. The analysis involves six building orientations (0$ sp circ$, 30$ sp circ$, 60$ sp circ$, 90$ sp circ$, 120$ sp circ$, and 150$ sp circ$) with respect to North, and exterior temperatures greater than or equal to 20$ sp circ$C, 25$ sp circ$C, or 30$ sp circ$C.
Optimizing building orientation, to minimize the number of weather events where the ventilation rates are below the summer design ventilation rate is the general goal of this research work.
A statistical analysis was carried out based on the results obtained from the data for the frequency of ventilation rates versus the ventilation rates below the summer design ventilation rate, for all 10 Ontario weather stations, for temperatures greater than or equal to 20$ sp circ$C, and all six building orientations. The output of the statistical analysis showed that for the above mentioned temperature range, that there is a relationship between the ventilation rates below the design summer ventilation rate and building orientation.

Mull Theatre is a professional touring theatre company based on a small island off the west coast of Scotland. In 2008 the company relocated from a small converted cow byre which seated 42 people to a new purpose-built venue –Druimfin - on a different part of the island. The move was made possible through a grant from the Scottish Arts Council in 2006, which was awarded on the expectation that the new building would be a ‘production centre’ as opposed to a theatre. That is to say the emphasis in the design of the new space was to be placed on the production rather than the reception of the theatrical event. This stands in contrast to the expectation of many theatre attendees that the new space would continue as it had been – as a place to go and see a theatre production - but that it would do so out of a much larger, more comfortable and better equipped venue. Building Theatres/Theatre Buildings stems from a three year Collaborative Doctoral Award between Mull Theatre and the University of Glasgow, which was funded by the Arts and Humanities Research Council (AHRC). Using the partnership that emerged from this award, the thesis explores what was potentially lost and gained in the move in order to draw conclusions about the wider relationship between spaces of performance and the creation of theatrical meaning in relation to small and medium scale touring theatre. It also uses the company’s dual identity as a touring company with its own permanent building to extend the discussion and to examine the wide range of venues which currently form the rural touring circuit in Scotland. By bringing together primary fieldwork from a pivotal moment in the company’s identity alongside current dialogues regarding theatre space and touring theatre, this research provides new knowledge about this often overlooked theatre company, its buildings and its role within contemporary Scottish theatre and small scale rural touring.

Station buildings are the most significant components of metro systems that combine underground facilities to the outer world, and include public life in itself. Thus, it is the main objective of that research, to put forward an acknowledgement documentation, which identifies the main design and construction problems of existing and under construction metro station buildings&trade
entrances, and which comes up with solutions to these problems. In the scope of thesis, foremost, basic terminology about station buildings are given and historical development of these buildings in abroad and Turkey are explained briefly. Then, observed problems of metro station entrances are put forward in detail. These problems are mainly categorized as design, construction, material and application related problems. Design part is investigated under following sub-titles: Psychological effects, lighting conditions, space requirements, relationship with city, navigation and disabled accessibility of stations. The affect of recent construction techniques and technological developments on design are also explained. Lastly, material choice and application related problems are investigated through such components of station as wall, floor, ceiling and details. All these problems are assessed by making comparisons with examples both from abroad and from Turkey. Finally, it is comprehended that, because of having weak connections to outer world, the entrances of the stations have adequate contributions neither to the station nor to the city. Assessment of building performance is made under the light of predefined problems and proposals are made in order to be used in design studies to get station entrances free from those problems.

O crescente consumo de energia é preocupante, principalmente pelo uso de sistemas de condicionamento de ar e de iluminação artificial. Nas edificações modernas, os projetos arquitetônicos vêm negligenciando os fatores que proporcionam o conforto ambiental. Baseando-se nos conceitos da arquitetura sustentável, esta dissertação propõe e modela um sistema que otimiza os parâmetros da edificação que influenciarão no consumo de energia elétrica, nos custos com a construção e na emissão de poluentes pela edificação. Propõe-se um modelo de algoritmos genéticos que, juntamente com um programa de simulação de energia, EnergyPlus, constitui o modelo evolucionário desenvolvido neste trabalho. Este modelo otimiza parâmetros como: dimensionamento de aberturas e de pédireito; orientação da edificação; condicionamento do ar; disposição de árvores no entorno da edificação; etc . O modelo evolucionário tem sua ação e eficácia testados em estudo de casos - edificações desenhadas por projetista -, em que se alteram: espessura das paredes, altura de pé direito, largura de janelas, orientação quanto ao Norte geográfico, localização de elementos sombreantes (árvores), uso ou não de bloqueadores solares. Estes fatores influenciarão no conforto térmico da edificação e, consequentemente, no consumo elétrico dos sistemas de condicionamento de ar e de iluminação artificial, que por sua vez, influenciam os parâmetros que se pretende otimizar. Os resultados obtidos mostram que as otimizações feitas pelo modelo evolucionário foram efetivas, minimizando o consumo de energia pelos sistemas de condicionamento de ar e de iluminação artificial em comparação com os resultados obtidos com as edificações originais fornecidas pelo projetista.
The continuous rising on energy consumption is a concerning issue, especially regarding the use of air conditioning systems and artificial lighting. In modern buildings, architectural designs are neglecting the factors that provide environmental comfort in a natural way. Based on concepts of sustainable architecture, this work proposes and models a system that optimizes the parameters of a building that influence the consumption of electricity, the costs with the building itself, and the emission of pollutants by these buildings. For this purpose a genetic algorithm model is proposed, which works together with an energy simulation program called EnergyPlus, both comprising the evolutionary model developed in this work. This model is able to optimize parameters like: dimensions of windows and ceiling height; orientation of a building; air conditioning; location of trees around a building; etc. The evolutionary model has its efficiency tested in case studies - buildings originally designed by a designer -, and the following specifications provided by the designer have been changed by the evolutionary model: wall thickness, ceiling height, windows width, building orientation, location of elements that perform shading function (trees), the use (or not) of sun blockers. These factors influence the building s heat comfort and therefore the energy consumption of air conditioning systems and artificial lighting which, in turn, influence the parameters that are meant to be optimized. The results show that the optimizations made by the evolutionary model were effective, minimizing the energy consumption for air conditioning systems and artificial light in comparison with the results obtained with the original buildings provided by the designer.

Existing commercial buildings are performing poorly relative to the demands of the decarbonising agenda. The result is not only excess carbon emissions, but working environments that are sub-optimal for occupants. This thesis covers the development and trial of the Green Performance Evaluation Tool (GPET) which identifies five key elements impacting holistic building performance. The GPET shows interlinked and interdependent weaknesses across the five elements and proposes a new concept called ‘Conscious Building’.

Tabulated accounts form the framework for this investigation into the building craftsmen of sixteenth and seventeenth century Worcester and the buildings they produced. Augmented by other research material they have allowed the organisation and financial basis of the building trade to be assessed and the family background and social status of the craftsmen to be examined. The costs and sources of the materials used have also been evaluated and the prices of timber and brick compared during the crucial period when brick was supplanting timber as an economic material. Building methods have also been reviewed. A central aspect of the study is the transformation of the mediaeval house and the effect on the houses of Worcester. For this, local probate records have been analysed to provide material relating to the decline of the hall and the spread of glass windows and masonry chimneys. The shape of the house and the use of space have also been considered. Physical and visual material, standing buildings and photographs and pictures have played a vital part in this study and the interaction between buildings and documentary data is fundamental to the thesis. 81,500 words.

Due to the significant impact of the building sector on greenhouse gas emissions, newer and stricter regulations aimed at reducing total energy use in buildings have appeared in the last few years. In the European context, all the new constructions will thus soon be asked to be nearly Zero Energy Buildings (nZEB). In order to reach this target, new concepts and technologies capable of further improving buildings’ energy efficiency need to be developed. A very promising strategy to overcome current technologylimitations is represented by revisiting the conventional approach that considers the building as a staticobject and moves towards the vision where the building is a responsive and dynamic system. The main feature of this concept is the possibility of continuously changingthe interaction between the building elementsand the outdoor/indoor environment in order to reduce the energy demands and enhance the exploitation of “environmental” and low-exergy energies. In this framework, the building skin isprobably that element of the construction which shows the largest potential, especially if its properties can be continuously tuned so that the best response to different dynamic indoor and outdoor boundary conditions can be achieved. Although it is not possible to state that the dynamic building envelope alone could represent the only solution to achieving the nZEB target, great expectations are placed on advanced integrated façade systems. The aim of this research is therefore to evaluate to what extent dynamic and active building skins can reduce operational energy demand in buildings. In order to find an answer to such a wide (and general) question, the research activity is organized using a multi-level structure. Each segment of the investigation is thus dedicated to assessing the impact of such a vision on different scales: from a whole building skin approach (concept level) to an intermediate scale (system level) and further down to a very detailed and specific class of components (material-technology level). In the concept level, an ideal dynamic building skin is assumed and modelled. The performance of such a theoretical configuration is then numerically assessed and compared with that of a more conventional reference envelope solution. In the system level, an integrated multifunctional façade module, characterized by a high degree of adaptability and responsiveness, is presented, and its energy and thermo-physical behaviour evaluated by means of an experimental analysis. Finally, in the material-technology level, the implication of glazing systems integrating phase change materials on the energy performance and on thermal comfort are evaluated by means of experimental, numerical and laboratory analyses. The findings demonstrate that improvements in energy efficiency and comfort performance can be achieved when dynamic concepts, systems and technologies are applied. In every level, the dynamic component often provides a very good performance and, when compared to a conventional solution, advantages are shown.However, it is important that dynamic components are coherently employed in the framework of an integrated building design vision and properly managed. Further, the simple adoption of such systems without a global approach and optimal control strategies is often not enough to reach a significant improvement in energy efficiency and IEQ. The results also show that, sometimes, the advantages achieved by the investigated configurations may be lower than expected, though an optimization of their performance is probably still possible. Limitations in the analyses and possible solutions for future development of the research activity are also discussed, pointing out that, if from the one hand, considerable efforts are still needed in research and development before a completely adaptable building skin can be effectively employed on a large scale, on the other hand the large potentials that this vision has are worthy of further investigation.

Today many professional property holders use different types of software for monthly energy analyses. The data is however often limited to energy and water use, that is paid for by the property holder. In year 2001, financed by the Swedish Energy Agency, the first steps were taken to create a national web based data base, eNyckeln. A property holder may then enter consumption data together with about 50 other building specific parameters to this data base in order to enable benchmarking and energy performance evaluations. Due to EU-regulations and the increasing awareness of energy and environmental issues there is a large interest in evaluating the energy performance and also to identify effective energy retrofits. The used energy performance indicator is still only the annual energy use for heating per square meter of area to let, kWh/m2,year, despite the fact that monthly data often are available. The main problem with this indicator, which is the stipulated measure, is that it reflects a lot of user influence and that only a part of the total energy use is considered. The main focus of this thesis is to explore the possibilities, based on the national data base, to extract additional energy information about multi family buildings (MFB) using monthly data in combination with different assumed consumption pattern but also to identify potential for energy savings. For the latter a multivariate method was used to identify relations between the energy use and building specific parameters. The analysis gave clear indications that the available area, the area to let, is not appropriate for normalization purposes since the remaining heated area can be significant. Due to this fact, the analysis was mainly limited to qualitative conclusions. As measure of the buildings energy characteristic, the total heat loss coefficient, Ktot,(W/ºK) is determined and the robustness for the estimate of Ktot to different assumptions of user behaviour is investigated. The result shows that the value of Ktot is fairly insensitive to different indoor temperature, use of domestic hot water and household electricity. With the addition of m2 it can of course be used for benchmarking. Using the mentioned measure of the buildings energy characteristic for validating the energy performance has a clear advantage compared to the traditional kWh/m2, since the user behaviour is of minor importance. As a result of this an improved analysis of the energy performance will be obtained. A guarantee for new buildings energy performance based on this method is therefore a challenge for the building sector to develop.

The English Heritage Press Office has estimated that listed buildings represent a finite cultural resource of approximately 6% of England's building stock. Many of these listed buildings are historic. It is often necessary to find an appropriate use for them, in order to preserve them for future generations. Many, not threatened by obsolescence, require upgrading to comply with statutory regulations. Others are improved to provide the occupants with twenty-first century standards of environmental comfort, lighting and power, sanitation, security and communications systems. The revitalisation or upgrading of property is commonly accepted as refurbishment. The study initially focused on the refurbishment of listed historic buildings - the enquiry was then narrowed to investigate the integration of modern building services into listed historic buildings. This element of the refurbishment process was identified as an area that frequently constitutes a considerable proportion of the contract sum. A naturalistic form of enquiry was used to elicit information that would contribute to the body of knowledge on this area of building conservation work. Refurbishment characteristics pertaining to the process of integrating modern building services into listed historic buildings were identified and rated for frequency of occurrence and degree of difficulty. An evaluation of perceptions and attitudes to adverse events, that posed risk in the process, was also undertaken. Practitioners from the Construction Industry then described both success and problem factors encountered in this element of building conservation. Having built up a picture of the process, based on the experiences of the constituent members of the project team, three individual projects were studied to gain further insight into the project and what might be considered as 'repetitive essentials'. To facilitate analysis the elicited data was assigned to the most appropriate choice from eight different project categories. These categories were employed as a way of recording the data throughout all stages in the research enquiry. The study concludes by outlining a model, based on these project categories, which could be developed to provide a common project framework. A key function of such a project framework would be to promote understanding through improved communication and integrated teamwork. The study concludes by recommending areas worthy of further research relating to the project framework, the project team and risk in listed historic buildings.

This dissertation examines the growth of environmentally sustainable commercial building practices as a voluntary, market-based standard called Leadership in Energy and Environmental Design (LEED), created by the US Green Building Council. I address how environmental ideals became institutionalized and integrated into the design and construction of commercial buildings through the growth of this standard. My goal is to discuss the site at which an ideal becomes a part of organizational practice and to discuss mechanisms by which social movement ideals become institutionalized without the state as a coercive force.First, I look at the historical context in which the environmental movement and the green building movement emerged to see understand adoption of voluntary market-based standards. The USGBC was able to bring together three disparate forms: environmental ideals, the creation of a voluntary standard and a market-based profit focus. I examine how the decentralized environmental movement, the rise of "third wave" environmentalism and corporate strategic environmentalism and a lack of political opportunity made this new form a useful strategy for the movement. Then I examine the importance of the LEED AP accreditation program as a mechanism for integrating green practices into professional work by socializing them through three frames, the LEED system, integrated design and high efficiency buildings. I introduce a new model called hybrid professionalization to explain the integration of social movement ideals across an industry and with a variety of professional groups. Finally, I turn to the demand side of the field to examine the role of organizational consumers and their strategies to rationalize green building to stakeholders. I discuss various ways that green buildings allowed organizations to display and enact their greenness.

In today's society when the pressure is high on exploitation and on local governments and their decisions about resources, we must not forget our heritage. The built environment is an important part of the heritage and need to be taken care of and protected for future generations. Municipalities have the ability to work with preservation of historically valuable buildings with the help of the Planning and Building Law. By designing areas and impose restrictions on what the individual property owner may do with their building, the municipality can ensure that their ambitions of preservation are met. The purpose of this essay is to describe the methods that municipalities have available in the Planning and Building Law when it comes to the preservation of historically valuable buildings. The essay is partly based on a survey that was sent to the Swedish municipalities. The survey is primarily focused on the financial compensation a property owner may claim, if restrictions imposed on his building. An assumption that was made early in the process was that the compensation limits municipalities in planning for preservation. A previous study showed that financial compensation was not a problem in local preservation work. The conclusion I make after analyzed the answerers of the survey is that the majority of the responding municipalities, due to possible claims for financial compensation, in fact hesitant at imposing restrictions when planning for preservation of the historically valuable buildings. The survey also shows signs that building sanction fees rarely are charged for breaches.
I dagens samhälle som kantas av högt exploateringstryck och den ökade pressen på kommunerna och deras beslut om resurser, så får vi inte glömma vårt kulturarv. Den byggda miljön är en viktig del i kulturarvet och behöver tas hand om och bevaras till kommande generationer. Kommunerna har möjligheten att arbeta med bevarande av kulturhistoriskt värdefull bebyggelse med hjälp av plan- och bygglagens regler. Genom att planlägga områden och införa restriktioner för vad den enskilde fastighetsägaren får göra med sin byggnad, kan kommunen säkerställa att deras bevarandeambitioner uppfylls. Syftet med denna uppsats är att beskriva de metoder som kommunerna har att tillgå i planoch bygglagen när det kommer till bevarande av kulturhistoriskt värdefull bebyggelse. Uppsatsen bygger delvis på en enkät som har skickats ut till Sveriges kommuner. Enkäten inriktar sig främst på den ekonomiska ersättning som en fastighetsägare kan göra anspråk på, om restriktioner påförs dennes byggnad. Ett antagande som gjordes tidigt i arbetet var att ersättningen begränsar kommunerna vid planläggning för bevarande. En tidigare studie visade att den ekonomiska ersättningen inte var ett problem i kommunernas bevarandearbete. Den slutsats som jag kommer till efter en analys av svaren från enkätundersökningen är att majoriteten av de svarande kommunerna, på grund av eventuella anspråk på den ekonomiska ersättningen, i själva verket tvekar vid införande av restriktioner för bevarande av kulturhistoriskt värdefull bebyggelse. Enkätundersökningen visar även tendenser på att byggsanktionsavgifter sällan tas ut vid överträdelser.

There has been much research done on building optimization that deal with the issues within specific individual fields, such as architecture, structural engineering, and construction engineering. However, in practical application these issues must be addressed in a much more holistic manner as building design is becoming much more inclusive. A balance must be made that addresses the constructability and scheduling concerns of the contractor, the enclosure and spatial concerns of the architect, and finally the load-carrying concerns of the structural engineer. What if these issues were considered altogether and integrated more fully into building optimization? These issues and concerns would indubitably result in compromise solutions and tradeoffs that would have to be taken into account. This research will not only investigate and utilize current optimization techniques for the conceptual design of tall buildings, but also introduce a new metric in the dynamic analysis of high rise structures.

Reducing and managing the environmental impacts of building structures has become a priority of building stakeholders and within the architecture, engineering and construction (AEC) community; although, conflicting approaches and methods to combat the issues are present. For example, green building standards are widespread throughout the world; however each one has its own characteristics and consequently its own specific requirements. While all have proven to be effective rating systems and have similar requirements, the distinguishing characteristic that separates them is their treatment of performance and prescriptive metrics. The feature they all severely lack or currently limit is the inclusion of strict engineering evaluation through energy simulations; hence, the reason why they fail to offer procedural steps to meet performance metrics. How can design professionals design energy efficient buildings with such constraints? Fortunately, advances in technology have allowed design professionals access to content found in Building Information Modeling (BIM). However, extracting pertinent information for specific use in energy analysis is problematic because BIM software currently available is filled with interoperability issues when placed in external software for energy analysis and energy analysis software itself is created with many assumptions that affect the tabulated energy results. This research investigates current building rating systems, determines how current professionals meet energy requirements, and prove that it is possible to create an add-on feature to Autodesk Revit that will allow design professionals to extract the needed information to meet energy goals with actual prescribed methods of mechanical systems selection and evaluation.

L'avenir des villes est en jeu. Au cours des dernières décennies, la répartition de la population s'est considérablement modifiée. Depuis 1980, les modes de cohabitation sont remis en cause par le passage de l'exode rural à l'exode urbain. Les villes abritent désormais 60 % de la population mondiale. Cette concentration massive de personnes, sans anticipation, a entraîné une mauvaise connectivité, des transports inadaptés, une concentration de la pollution, une sécurité inadéquate et un gaspillage énergétique. Par conséquent, assurer la croissance durable des villes nécessite des ruptures technologiques évolutives qui doivent apporter une meilleure qualité de vie sans appauvrir les ressources. La principale préoccupation des villes est la gestion de la question énergétique, notamment dans les bâtiments, qui représentent 40 % d'énergie dans la consommation totale des villes. Cette thèse aborde le domaine émergent du Smart Building. L'objectif principal est de travailler vers le concept de Building Operating Systems (BOS). BOS est un système piloté par les données qui facilite et permet le développement d'applications orientées Bâtiment. Nos études ont identifié que le principal obstacle au développement du BOS est l'intégration des données et le manque de contexte dans un système de gestion du bâtiment (BMS) naturellement et physiquement dispersé. Le BMS est le système sous-jacent qui prend en charge les services dans le bâtiment, et sa compréhension de ses caractéristiques est fondamentale pour atteindre l'objectif principal de cette thèse. Les résultats de cette recherche servent de base pour concevoir l'approche principale appelée WITTYM. Elle vise à créer et diffuser des connaissances sur les bâtiments en tirant parti du Building Information Modeling (BIM) et d'autres sources de données hétérogènes (IoT). L'approche WITTYM est une conjonction d'ontologies, de connaissances et de méthodes de distribution. L'approche WITTYM est évaluée à travers des hypothèses de recherche sur des cas d'utilisation métiers. Les résultats ont montré une optimisation du BMS pour l'intégration des données, les applications, la sécurité et la réponse décisionnelle. Notre travail pose les bases de recherches futures et d'applications de systèmes à plusieurs niveaux dans les bâtiments intelligents
The future of cities is at stake. Over the previous few decades, the population distribution has shifted substantially. Since 1980, people's ways of cohabiting have been challenged by the change from rural to urban migration. Cities now hold 60 % of the world's population. This massive concentration of people has resulted in poor connectivity, ineffective transportation, pollution, inadequate security, and energy waste. As a result, ensuring the sustainable growth of cities necessitates scalable technological breakthroughs that must give quality of life while maximizing resources. The main concern in cities is dealing with energy waste, especially in buildings, which represent 40 % of energy in the total consumption of cities.Therefore, this thesis addresses the emergent Smart Building field. The main goal is to work toward the concept of Building Operating Systems (BOS). BOS is a data-driven system that facilitates and enables the development of applications. Our studies have identified that the main barrier to BOS development is the integration of data and lack of context in a naturally and physically dispersed Building Management System (BMS). BMS is the underlying system that supports services in Building, and its understanding of its features is fundamental to achieving the main goal of this thesis. Therefore, this thesis first reviews the Smart Building field and then focuses on the BMS architecture. The results of the review serve as the basis for conceiving the main approach of this thesis, which is the WITTYM Approach. It aims to create and distribute buildings' knowledge by leveraging Building Information Modeling (BIM) and other heterogeneous data sources. WITTYM Approach is a conjunction of Ontologies, Knowledge, and Distribution Methods. The WITTYM Approach is evaluated through research hypotheses over use cases. Results have shown an optimization of BMS for data integration, applications, security, and decision-making response. Our work sets the basis for further research and applications on BMS

The modern construction industry has undergone several changes since the introduction of Building information modelling (BIM). Mistakes that occur repeatedly and inevitably in the design and construction process could be controlled to a greater extent with the introduction of BIM. But using BIM for existing building has been a challenge. The usefulness of BIM is further challenged by features and interoperability issues with the lack of a user-friendly interface. Thus, many research opportunities when creating economical and automated BIM of existing buildings achieve a certain level of BIM maturity among stakeholders The core of this work is building pathologies and their remedial measures with the current industry's best Materials and Technologie by using BIM. In addition, the thesis proposes some seismic improvement interventions in order to equip the building for future seismic events. Furthermore, cost analysis and comparisons of costs for each intervention help us in understanding the economic viability of the project.

This study examines the nature offann building provision in Lincolnshire 1840-1910, posing the questions who built what. where, when and why. Consideration of these questions is undertaken within a framework which interprets the county's nineteenth-century farm buildings as an expression of the culture of high fanning. An understanding of who was building and why is sought in an exploration of the social networks and information environment of Victorian Lincolnshire and in the pursuit of insights into the ideology which underpinned nineteenth-century agricultural improvement. The visitors' book for 1. 1. Mechi's experimental fann at Tiptree is used in an original manner for this investigation. As a means of examining what form the buildings took, examples of steadings erected by various types of landowner, at different times and in locations representing the diversity of land types in the county, have been recorded. In addition to furthering our understanding of the nature of the buildings of high farming, the results of this fieldwork contribute to the record of this important, but ephemeral, aspect of the landscape of the county. A major body of quantifiable evidence, 675 land improvement loan records, is examined A. D. M. Phillips has interrogated this material and current findings are compared with Phillips' conclusions. The aim is to investigate further the temporal and spatial distribution of fann building activity in Lincolnshire and to identify who was investing. An attempt is also made to use these data to explore motives for building. A new source of information; the borrowing for agricultural buildings, by clergy, under the provisions of the Mortgages Under Gilbert's Acts, is also considered. Farm building activity on the Tumor estate is examined as a case study which explores how improvement loan capital was invested in one particular instance. Borrowing continued until the early 20thC, suggesting that investment in farm buildings was not limited to the buoyant years of the mid-nineteenth century but was ongoing in depression. However, after 1880, the amounts borrowed and the nature of the works undertaken, changed significantly. In order to investigate building activity in depression, a further body of evidence is considered. This is the cartographic record represented by the first and second editions of the 25 inch, County Series, Ordnance Survey. A methodology was devised for assessing the nature and extent of farm building activity between the two surveys. The results are examined in the context of Jonathan Brown's analysis of the June Returns 1875-1900. By this means, the nature of farm building activity and its variations across the different land-type zones of Lincolnshire, in the Great Depression, are identified. Whereas the emphasis in Chapters 2-5 of the thesis is on the creation of a record of significant Lincolnshire steadings, seeking to understand them in their social, ideological and economic context, the focus in Chapter 6 is more specifically on the agricultural context of the buildings.

An emerging trend in real estate is the development of sustainable buildings, partially due to the huge environmental impact of the design, construction and operation of commercial buildings. This thesis provides a brief history of the green building movement and the two (2) programs that encourage the development of energy-efficient and sustainable buildings in the United States: the U. S. Green Building Council's Leadership in Energy and Environmental Design (LEED) program and the Energy Star program, jointly sponsored by the Department of Energy and the Environmental Protection Agency. This thesis also summarizes a study by Piet Eichholtz, Nils Kok and John Quigley titled "Doing Well by Doing Good? Green Office Buildings" published December 2010 in the American Economic Review. This study found a commercial building with an Energy Star rating will rent for three percent (3%) more per square foot. The addition to effective rent was approximately seven percent (7%). The increase in value for a sale of a green building was as much as sixteen percent (16%). Then, using the same data as Eichholtz, Kok and Quigley, this thesis reports on the location and ownership of these green buildings, and calculates Loan to Value (LTV) ratios using the most recent sales price and financing amounts from the CoStar Group. In addition, the property's current LEED certification status is provided as well as a review of Federal and State incentives for sustainable buildings. The results indicate that more green buildings are located in California, Texas and Colorado. Investment Management firms, National Developer/Owners and Real Estate Investment Trusts own the majority of green properties. The Loan to Value (LTV) ratio for green buildings is no higher than those for conventional office buildings. Not enough information is available to compare mortgage interest rates between green and conventional properties. The number of LEED buildings and level of certification has increased since 2008. The states with the largest number of LEED buildings are California, Texas, Colorado and Virginia, correlating with the top states for green buildings overall. Although a worthy goal, there is limited Federal and State assistance for financing of sustainable buildings.

The green building market has seen tremendous growth in the past decade. Organizations such as the US Green Building Council have emerged to become a dominant leader in the building industry. Although the green building rating systems are cross-disciplinary, much of the focus has been directed towards design-related input. General Contractors play an important role in delivering successful sustainable construction projects. If an integrated project delivery method is chosen, the General Contractor may offer insightful preconstruction assistance by providing ideas on green construction methods and materials. As sustainable building practices become more prominent in the construction industry, General Contractors must remain knowledgeable on current green building standards in order to stay competitive. Two of the most important aspects of business for a General Contractor involve time and money. Through qualitative literature review and quantitative results from a case study, this research analyzes time and cost in sustainable construction projects from a General Contractor's perspective. The research also examines whether the management of a sustainable construction project is substantially different than a non-sustainable construction project for a General Contractor. Finally, because the green building process involves multiple parties, the collaboration effort from all parties involved in a green building project will be studied.

Demand response is an effective method that can solve known issues in electrical power systems caused by peak power demand and intermittent supply from renewable sources. Office buildings are good candidates for implementing demand response because they usually incorporate building management systems which are able to control and monitor various electrical devices, from lighting to HVAC, security to power management. In order to study the feasibility of using an existing office building management system to implement demand response, a simulator for a typical office building has been built which models the energy consumption characteristics of the building. With the help of this simulator, an Indoor Environment Quality based control algorithm is developed whose aim is to minimise reduction in productivity in an office building during a demand response application. This research revealed two key elements of automatic demand response: lighting loads need to be utilised in every demand response scenario along with HVAC, and the control system needs to be able to operate rapidly because of changing conditions. A multi-agent based demand response control algorithm for lighting is then developed and used to test the suitability of two communication protocols currently widely used in office buildings: KNX and LonWorks. The results show that excessive overload of the communication channel and the lag caused by slow communication speeds using these protocols present serious problems for the implementation of real time agent based communication in office buildings. A solution to these problems is proposed.

This research explores the impact of both traditional and non-traditional procurement methods on the performance of the management of building services integration and coordination in Hong Kong and other countries. It examines those variables thought to be present in the building services co-ordination process (within the building process) which influence the performance of the building team and the outcome of the building project. Five propositions are addressed by the work which are: (1) coordination of services is influenced by the management of design; (2) coordination of building services is influenced by the management of construction; (3) coordination is not only a technical issue but an exercise in management—it is also influenced by the construction professional's working practices; (4) coordination of services is influenced by the chosen project procurement method; (5) project success is influenced by effective building services co-ordination and the use of an appropriate procurement method.
