Abstract Second homes have seen increased research interest over the last decade. On the whole, these investigations have mainly been understood in the spatial context of the developed North. Second homes have only recently been seen as a role player in the changing economic spatialities of small town geographies in South Africa. This growing scholarship on second homes has, however, been less concerned with the social impacts of the phenomenon. The investigation is set against the argument that second homes have social impacts on the immediate and surrounding areas in which they are situated. This investigation also demonstrates that second homes are phenomena with which not only the elite engage but a range of different socio-economic cohorts, including the poor. The social impacts of second homes in this investigation are shown to vary along race and class lines. Against the backdrop that second homes are relevant to very large parts of South African society, the social impacts associated with second homes need to be taken into account in future development planning in South Africa.

Abstract During and post pandemic more people spent time in their second homes, which is expected to have led to higher energy use for heating. The knowledge of energy performance, heating systems, energy renovation and use patterns of second homes is still poor. The aim of the research is therefore to compile available information from building registers but also to empirically investigate user patterns, heating source and the renovation and energy efficiency measures carried out in second homes. A first step is to synthesize existing knowledge and develop a method for a broad mapping in a next step. The methods used are analysing statistics from national building registers and collecting information from owners/users through a pre-survey that is developed and tested. In this paper statistics on Swedish second homes and results from a pre-survey responded by 92 second homes owners/users are reported. From statistics, the energy performance and the main heating source for second homes with an EPC are identified. Despite the limited sample, the results from the pre-survey give an indication of user patterns, energy renovation measures carried out, and also whether the owners care about cultural values. Based on the experience from the pre-survey, a national survey has been initiated in Sweden.

Despite the extensive attention given to second and recreation homes in rural areas, their urban appearance has had only limited examination. This paper focuses on the trend as it is manifested in London and suggests urban second homes are an emerging phenomenon in contemporary cities. Drawing links between recreation homes and other aspects of mobility and dwelling in the global metropolis, the phenomenon is situated beyond local housing markets and placed in the context of globalization and urban restructuring. The part-time dwelling patterns it introduces are shown to challenge attempts to define and evaluate its spread. Additionally, the cross-spatial nature of urban second homes turns their owners into temporal occupants of several built environments simultaneously. They are thus defined both as a product and an emerging force in global cities, and as such beg unique attention. The phenomenon calls for the development of effective monitoring and tracking systems for addressing its development in cities. Lessons from the rural experience are used to propose policy approaches and the challenges posed by property market environment are emphasized. It is concluded that the transnational nature of urban second homes, and the inter-city connections they form and represent, call for cooperation between cities in addressing them. This may allow the creation of a global data-base and policy-bank as part of the challenge to maintain sustainable cities in the face of disappearing national borders.

The article presents the results of research of the specifics of second homes as a consequence of accelerated tourism development in the Municipality of Neum in Bosnia and Herzegovina. This is a phenomenon which, primarily due to insufficient data, has not been scientifically researched in more detail. Based on secondary data collected from scant relevant sources, the authors analysed the available data regarding the number of holiday homes/apartments as well as the structural characteristics of holiday home owners. The phenomenon of second homes was analysed from the point of view of its development in Neum, as the only urban-type settlement within the municipality, and in rural settlements in its hinterland. The research showed the expansion of second homes from the narrow coastal zone into the interior and the concentration of holiday home owners in neighbouring municipalities and larger urban centres of Bosnia and Herzegovina, as well as in nearby areas of Dalmatia. The process of internationalisation was also analysed, as a large number of second homes are owned by foreign citizens, primarily those from neighbouring Croatia.

The materiality of family-inherited second homes offers a rich example of musealization in the private sphere. Presuming that relational socio-material practices that enact family culture and history take place at these houses, we conducted an observation and interview study by visiting ten family-inherited second homes in Denmark. In our analysis of these visits, we examine various practices by which musealization takes place in the second homes. We emphasize that the inherited second homes set scenes for musealization practices concerning a wide collective and temporally elongated family member circle. We also claim that unstable and undecided musealization practices can sometimes be useful for balancing past, present, and future claims of the second home’s materiality. We finally suggest that musealization practices in family-inherited second homes present vibrant and negotiable ways of relating to the past that might inspire cultural historical museums.

Abstract During the COVID-19 pandemic, second home ownership created several owner benefits. This paper analyses price changes of second homes during the pandemic. It derives propositions for the impact of the pandemic on the value of second homes for its owners. The contribution draws on panel data of transaction prices for second homes from Switzerland, a country with traditionally strong second home ownership, provided by Wüest Partner. The results show that there is a significant price increase for second homes – especially compared to apartments – after the start of the COVID-19 crisis. They also show that prices even in certain second-class destinations have risen significantly during the pandemic. Different research propositions are derived like that buyers might look for less crowded places in the pandemic, and the reduced benefits of intensive infrastructures during a pandemic.

AbstractFor several decades, second homes have gained popularity across Europe. For various socio-economic reasons, it is important to understand the factors prompting owners to migrate to the destination area or preventing them from doing so. Discussions about “home” and “migration” here consider the emerging explanatory opportunities brought about by the “new mobility paradigm”. The purpose of this work is to examine whether second-home owners are prone to switch their housing pattern, hence permanently move to their second home, or to maintain the status quo, following a more flexible lifestyle by using both homes. An empirical investigation aimed at identifying the key factors fostering second-home owners’ intentions of future relocation to a holiday destination is proposed. Individual observations were collected through a survey posted to second-home owners in the Lake Maggiore region (Southern Switzerland). Results show that most of the second-home owners are happy to continue their current flexible housing patterns and enjoy the best of both homes, rather than opting for permanent relocation. This study also demonstrates the importance of the owner’s socio-demographic and psychological traits, as well as objective and subjective host-community characteristics, in explaining individuals’ future housing intentions.

It is widely argued that second home demand causes the displacement of permanent residents. This study examines the displacement theory by looking at three case islands in the Stockholm archipelago, scrutinizing the development of population figures and second homes. Results show that the individuals migrating from these islands are improving their situation compared to prior to their migration; there are also signs that the decision to migrate is associated with major events in life such as studies, job opportunities and family formation. Hence, this study questions the simplified suggestion that there is a widespread displacement of people due to outside demand for second homes.

Abstract The growing utilization of second homes has led to extended heating periods and, to some extent, renovations to enhance their standards, resulting in increased energy and resource consumption. This study, conducted in Sweden, investigates user patterns across various seasons, heating systems, and implemented energy renovation measures. Findings reveal that 40% of second homes in winter sport areas are inhabited prolonged periods during the winter, and more than half are used for shorter durations throughout all seasons, surpassing the usage frequency of second homes in general. Additionally, more than half of these second homes are heated to temperatures exceeding 16°C even when unoccupied. The predominant heating method is direct electricity (48%), followed by heat pumps (32%). Renovation activities primarily focus on interior surfaces, kitchens, and bathrooms to elevate standards, with less than 15% implemented energy-efficient measures like heat pump installation, added insulation, new lighting, or control systems. Considering reported user and heating patterns, along with energy renovations undertaken, the study estimates the energy-saving potential associated with various energy renovation strategies. By installing heat pump the energy consumption can be reduced by more than 50% and by lowering the temperature when the house is unoccupied the energy consumption may be reduced by almost 50%.

Abstract As of March 2021, over 128,000 nursing home (NH) residents have died due to COVID-19 complications, accounting for one-third of all U.S. COVID-19 deaths. Early studies highlighted factors which heightened residents’ risk—facility size and profit status, CMS Five-Star quality rating, race, and high Medicaid share. Despite improved nationwide social distancing and access to protective equipment, between October-December 2020 nursing home cases, hospitalizations, and deaths peaked to highest levels since the pandemic’s advent. The purpose of this study is to quantify previously unexamined associations between resident, facility, and geographic characteristics and COVID-19 infections, hospitalizations, and fatalities in nursing homes during this second surge. In this cross-sectional study, we constructed a novel dataset with linked facility- and county-level data from the CMS Nursing Home COVID-19 Public File, Nursing Home Compare, Long-Term Care Focus, and The New York Times. Multivariable logistic regression evaluated the odds of COVID-19 infections, hospitalizations, and deaths in nursing homes. Among 13,156 nursing homes, 80.5% reported ≥1 COVID-19 cases; on average, nursing homes reported 4.5 hospitalizations and 3.0 deaths. Facilities with higher acuity patients, chain status, >150 beds, high percentage white residents, low Medicaid share, high surrounding county case rates, and occupancy rates >75% were significantly (p <.001) related to increased odds of all outcomes. N95 mask shortages continued to increase risk of cases and hospitalizations. Five-Star ratings, high influenza vaccination rates, and clinical staff shortages were not significant factors. Findings demonstrate that through 2020, nursing homes continued to face challenges protecting their residents from COVID-19-related morbidity and mortality.

The scenario changed over the years as there are a lot of programmes, namely second home or international migration programmes around the world that promote and attract the foreigners, not only to live in other countries but also giving the opportunities to invest in the reporting economy. Therefore, the objectives of international migration have covered from labour (work), recreation and labour, retirement and investment to date. However, previous literature which has studied second home programmes does not give overview of the programmes elsewhere, rather than focusing on programme individually. In Malaysia context, Malaysian government has introduced Malaysia My Second Home (MM2H) programme, an international residency scheme that allows the foreigners to live in Malaysia on a long stay up to 10 years. These does not exclude other countries to do so, as in Indonesia, Thailand, Malta, Spain, Portugal and Philippines. Thus, the aim of this paper is to review comprehensively on the development of second homes and second home programmes, to study the pattern behind the evolution, including lessons from Malaysia experience. This paper explains range of historical developments of second homes and second home programmes, in relation of international differences in practice, and the connection with Malaysia experience, MM2H programme. Although this paper will not provide in depth contribution on institutional theory, however it provides an important foundation for further theoretical development, which also offers useful review for case studies of practice.
