This thesis attempts to address the perceived failure of the manufactured housing industry to adequately speak to issues of universality and specificity. The universal is investigated and redefined according to two specific circumstances: two communities, two Lots and two houses, in two very different places. Hillside sites were selected in Santo Domingo, Dominican Republic, and in Los Angeles, California. A set of principles (the universal) was derived through the analysis of conditions on the two sites (the specific), and a new prefabricated construction system was developed in response. The universal acts as a platform for the individual; the prefabricated components are combined with sitebuilt elements, both systems having their role to play in the evolution of life on a hillside.

The question this thesis tries to answer is "How does one decide whether or not to use prefabrication in a project?" Since this is a broad question, we focus on a more specific topic: "How does one decide whether or not to use prefabricated bathrooms in a project?" The problem is approached with the formation of one case study and with the help of construction industry experts (owners, contractors, architects and academics). The case study is created based on data from a real project. The decision-making methodology used to run our comparison is called "Choosing by Advantages" and is described in detail in the thesis. Three alternatives are investigated: on-site bathroom construction, prefabrication of bathrooms adjacent to the worksite and prefabrication in a factory. Experts from the construction industry evaluate the solutions available, given the same information and data, in an attempt to understand which of the options they would consider to be more appropriate. They assign weights on each of the advantages in order to decide which solution is preferable. The primary goal of this thesis is to establish a methodology that can be used to tackle broader problems of the construction industry. Our case study could be used as guidance in addressing wider problems and could help the decision-making process. At the same time, the methodology established can be used to identify where differences in opinions lie, to help project stakeholders focus on these differences and to facilitate them in reaching agreement. A secondary goal for this thesis is to explore the difference in philosophy (if any) between all professionals involved in construction projects. We intend to investigate, for example, if all contractors agree among each other when presented identical information. The results are displayed in chapter 4.

In the report we have investigated four high-rise buildings with the intentions to find out witch parts are prefabricated and what relation can be found between structural design, prefabrication and the logistics.

After the investigation we noticed that the grad of prefabrication in each one of the projects is good in relation to what purpose the building have and the given background. During the report we found that layout – structural design – prefabrication – logistics is an order that we think can make the production of the building more effective if followed. We believe that the prefabrication of high-rise buildings have potential to grow and get more optimized in the future.

Streszczenie:
Prefabricated construction has been a common construction method for American construction for more than a century. The concept of build it fast in the most economical way has not changed since the beginning; however, the new technologies have been developed to suit the modern world prefabricated construction. The new technologies are not only help contractors and owners get their building faster and more economical but they also help reduce construction waste and produce high energy efficiency buildings which result in a long term benefit to projects. On the other hand, prefabrication for residential construction has been used in Thailand for only less than two decades. However, the prefabrication construction in Thailand has grown rapidly from the past five years. Recently, there are many new developers, and contractors who have switched from a traditional construction to prefabrication to keep up the rising in Thai residential market. Moreover, the new minimum wage policy from Thai government has hit Thai construction business very hard. The labor cost has raised more than 40% in some area (Thai Department of labor, 2013) since 2012. Thai developers see prefabrication as a future and ready to invest more in this type of construction. (Krunthep Thurakit, 2013) Currently, there are many construction products from the U.S. which have been using in Thai construction. Thai people are familiar with American product, therefore, U.S. prefabricated products and methods can easily make a quick transition to Thai prefabricated construction. The intention of this research is to find the prefabricated residential construction products or method from the U.S. that can be used for developing the new or similar products that compatible with Thai market. There are a lot of strong potential prefabricated construction products and method in the U.S. which can be very useful in Thailand. Those can be benefit to both American investors and Thai construction. The selected products or method will be review and investigate in the categories such as performance, compatibility, availability, price and ability to adapt to Thai market.

Streszczenie:
It is important for an architect to understand the limiting factors that will affect the design of a modular building. The implementation of modular construction as a means of improving production efficiency and worker safety in the construction industry raises into question the design quality of modular buildings, and whether or not the merits of the building process can also be captured from the perspective of the architect. For this reason, the constraints and barriers to design innovation in modular construction are recorded through the lens of an architect. This study uses interviews with modular manufacturers to extract information on the topic of innovation in the industry. Featuring a case study project as the platform for discussion, the opinions of experienced building professionals were sought to identify what is and what isnâ t possible. Among the primary constraints and barriers to innovation, including manufacturing costs, dimensional requirements based on transportation method, and the inflexibility of CAM software, the results of the study identified a need for architects to become better educated about modular construction in general. Therefore, the information presented is meant to be a teaching tool geared towards architects.

Streszczenie:
Industrialization and the use of timber have been put forward by means of its potential for increased efficiency in housing construction. Industrialized housing is related to learning from manufacturing, but the construction culture still has to be considered when development is discussed. There is room for further improvements in industrialized housing, especially related to culture. Most scientific work on industrialized housing is based on learning from the lean concept, which also has been argued to act as a catalyst for cultural change. Cultural change related to the lean concept is however a lacking area in construction research and specifically in industrialized housing. The aim of the thesis is thus to describe and understand how to approach a lean culture in industrialized housing. Based on a theoretical future state (from a lean culture perspective) and an empirical-based current state of Swedish industrialized Timber Volume Element (TVE) housing, this thesis evaluates the gap between the two states and proposes strategies for change. The thesis is based on four appended papers and a cover paper, where papers and the cover paper have their theoretical basis in the lean concept and the construction culture. Empirical results are based on data gathered in a multiple case study and three focus group surveys with four Swedish industrialized (TVE) housing companies, a production questionnaire with workers at the TVE companies, and a single case study at one of the TVE companies. A survey comprising 64 potential customers was also used in the collection of empirical data. Results in the thesis show that industrialized TVE housing has similarities to manufacturing e.g. due to stable supplier relations, a single process owner and the repetitive factory production. However, it is found that the construction culture (based on norms of traditional, on-site and project-based construction) still influence the organizational culture of industrialized housing, e.g., lacking standardization of work and routines, lacking employee loyalty to settled strategies and a lack of top-management support and clear strategies. It is shown that a long-term influence and cultural change towards a lean culture in industrialized housing is achieved by: - Standardization of process - Managing unique projects in repetitive process - A top-down (performance focused) and bottom-up (person focused) change process - Small-step changes

The American way of life is becoming increasingly transient in nature. But at the same time there is also the inherent need to have a sense of rootedness, the need for a place to call home, to belong. The current thesis is an architectural exploration of creating a dialogue between this duality. The approach is to explore a composite system, where modular prefabricated architecture is implemented in conjunction with traditional building practices. The idea is to address the transient nature and sense of belonging by combining the prefabricated modular approach with the site-built traditional approach. This study proposes that there are two types of spaces in a house that creates the overall spatial experience of a home. These can be termed as core functional spaces and more fluid or flexible spaces. Core functional spaces are bedroom, kitchen, bathroom, dining, formal living etc. Flexible spaces are more fluid in terms of function, for example – family living, lobby, lounge, connecting/common spaces etc. In the current thesis, core functional units are proposed to be developed as modular units. The reason is, because of their defined functionality they can be designed as basic modules. The modules would be prefabricated in a factory and transported to site. The modules themselves are composed of panelised systems. This allows for a flexibility in different permutation of layouts and enables adaptability of the house with changing family dynamics and other functional needs, thus addressing the transient nature of life. The fluid spaces are proposed to be built on site allowing greater flexibility in terms of dimensions, construction material and design. This type of space addresses the sense of permanence and rootedness as they are designed to be responsive to the site forces and define the unique characteristics of a home based on client’s unique requirements. Overall, the composite approach addresses transience and changing family demographics through the modular, prefabricated, core functional units. Prefabrication is adopted for saving time and expenses of construction. Assembly line techniques, grouping of similar tasks and use of skilled labour help in achieving that. The core functional spaces serve some basic purposes which is common for every house in general. So these spaces can be considered as repeating units and forms, and can be considered for prefabrication. For example, Kitchens, bathrooms or bedrooms can be treated as basic units and thus can be designed as prefab modules. Prefabricated, modular construction is rapidly gaining interest in the building construction industry. Implementation of modular construction improves the efficiency in production and safety in the working environment. This reduces the necessity to transport many skilled workers to the construction site. Prefabrication also helps avoid other adverse conditions like exposure to harsh weather or a hazardous environment, lack of water or power etc. On the other hand, the proposed composite approach addresses permanence through the site-built components. These components are responsive to different sites and different client needs. The fluid spaces are the spaces that do not serve any specific or basic purpose for the designed architectural piece to function as a home, but rather work as a space that binds all the core functions together. The fluid spaces ne the architectural experience of a house and how the core functions are coming together to form an architectural piece that one can call home. For example, common lobby spaces, informal living, corridors etc work as fluid spaces where all the functional spaces are connected. For different households, different family needs, the fluid space can receive the functional modules differently thereby defining the architectural space differently. This type of spaces can be designed using traditional on-site construction which provides the language of permanence and rootedness. Proposed modular units themselves follow a panelised construction, so it is easy to add or remove panels to support the different arrangements of modules around different types of site built elements. Thus the composite system supports the transience by providing adaptability and permanence by responding and being rooted to the site. The overall spatial experience created by the juxtaposition of these two systems and two types of textures is the focus of this thesis.
Master of Architecture
Modern life is increasingly becoming fast and mobile. The idea of building one permanent accommodation for life that does not adapt to changes in family dynamics is increasingly going away. On the contrary, there is an inherent need in human beings to feel rooted to the place they live in. The current thesis aims to address this duality from an architectural perspective. The thesis proposes an architectural system that combines age-old, traditional architectural style with novel construction concepts. In traditional systems, houses were built from scratch, on-site. Which made them rooted to the place and directly influenced by the site. But new, prefabrication concepts propose constructing parts of a house as modules off-site, in a factory, and transporting them to the site. This off-site, module-based process makes a house easily adaptable to changes with changing family dynamics. This thesis proposes that there are two types of spaces in a house that creates the overall spatial experience of a home. These can be termed as core-functional spaces and flexible spaces. Core functional spaces are bedroom, kitchen, bathroom, dining, formal living etc. Flexible spaces are more fluid in terms of functionality, for example – family living, lobby, lounge, connecting/common spaces etc. In the current thesis, core functional units are proposed to be developed as modular, factory-built units. The reason is, because of their distinct functionality, they can be designed as modules. The modules would be prefabricated in a factory and transported to site. This approach enables adaptability of the house with changing family dynamics, thus addressing the transient nature of life. The flexible spaces are proposed to be built on site. This type of space addresses the sense of permanence and rootedness as they are designed to be responsive to the site forces and define the unique characteristics of a home based on client’s unique requirements. The architectural implementation presented here celebrates the coming together of these two types of building processes. Overall, the composite approach addresses transience and changing family demographics through the modular, prefabricated, core functional units. On the other hand, the proposed composite approach addresses permanence through the site-built components. The composite system supports the transience by providing adaptability and permanence by responding and being rooted to the site. The overall spatial experience created by the juxtaposition of these two systems and two types of textures is the focus of this thesis.

Pełny tekst źródła
Streszczenie:
The concept of “prefabrication” has been increasingly applied in the civil construction industry. While satisfying the requirements for the rapid development of advanced modular constructions, prefabrication may not be an appropriate choice in earthquake regions due to its poor seismic performance. On the other hand, as one of the most favoured options in seismic design, steel structures also face many challenges. Most of the steel frames used in strong seismic areas have field-welded moment-resisting connections. This is despite the fact that on-field welding of beam-column connections lacks construction quality assurance and is prone to industrial accidents. The brittle fractures in welded steel beam-column connections caused by earthquakes can also lead to structural collapse. Further, the costs of repairing or replacing the earthquake-damaged structures can be exorbitant. To satisfy both seismic and prefabrication requirements, this PhD dissertation recommends a prefabricated steel-frame system with bolt-connected beams and columns incorporating buckling restrained braces (BRBs). In this system, the welded rigid connections are replaced by bolted connections which only require on-site assembly by bolting. The potential damage to the main structural members caused by earthquake ground motions can be effectively reduced. This is because the BRBs are introduced to resist most of the lateral seismic loads whereas the bolt-connected beams and columns are designed to carry gravity loads only and hence they remain elastic. The focus of this dissertation is on the seismic performance of the proposed bolted-frame system with BRBs. To this end, a methodology for the numerical modelling of the structural behaviour of the system using OpenSees is developed. Its effectiveness is validated against existing experimental results in published literature. An experimental study including the tests of three 2-storey frames has also been undertaken to investigate their dynamic responses under cyclic loadings. The experiment results are discussed and compared with numerical predictions in terms of hysteretic behaviour, energy-dissipating capacity, and stiffness degradation. In addition, a parametric study is carried out on two groups of models namely the R- and P-Groups each of which comprises 9-storey and 5-storey frames. The frames in the R-Group are with moment-resisting beam-column-brace connections; those in the P-Group are with non-moment-resisting ones. The emphasis of the parametric study is on the impact of the beam-column-brace connection rigidity and the BRB area distributions on the seismic resistance capacity of the system. Furthermore, a fragility analysis is conducted to fully understand the structural demand caused by various levels of ground shaking. For this purpose, 12 prototype frames with three different storey heights and various numbers of non-moment resisting bays have been designed and analysed. This analytical and experimental PhD research has led to the conclusion that the proposed bolted-frame system with BRBs is able to provide a reliable performance under seismic actions. In general, the system performs well in energy dissipation under severe earthquakes, especially if the BRBFs are constructed with moment-resisting beam-column-brace connections. In terms of the stiffness ratio (Sr), the ideal value is found to be between 3 and 5 regardless of the building height. For the design distribution of BRB areas along the storey height, the most uniform patterns of the inter-storey drift ratios are produced when the said areas are distributed proportionally to the storey shear force. Further, in terms of fragility, with the same building height, the probabilities of exceeding a given performance level are always higher with more numbers of NMRBs, and with the same numbers of NMRBs, the taller buildings have less likelihood to collapse. Finally, in regard to collapse prevention, the proposed system is only recommended to use with no more than 3 NMRBs.

Streszczenie:
The functional-based building regulations issued in 1994/95, made it possible to once again build higher buildings with timber structures in Sweden. At the same time there was a need to make the traditional project- oriented construction process more efficient, with prefabricated building systems and products as one possible solution. Since then, a number of timber housing companies have established product strategies and developed system solutions to meet the demands from different markets. In other European countries, changes in rules and regulations have positively facilitated the development of timber building products and systems and established new companies and strategies. Austria is one example, where architecture and technology are in focus, developing different product strategies in the timber housing industry. External factors and their changing, affect the formulation of viable business strategies in the timber housing industry. This dissertation aims to describe and analyse the strategic development of timber housing companies in Sweden and Austria. Strategy theories on the alignment of internal elements and external factors to create competitive advantage are applied in this dissertation. The results are based on empirical data gathered in a multiple case-study with two cases from Sweden and Austria, respectively. Result show that the strategic development of the Austrian timber housing companies was determined by the established conditions in the construction process. Timber structures already had strong positions in specific market segments; hence, the strategic behaviour of timber housing companies progressed with an inside-out approach. The strategic focus was to develop efficient internal processes that focus on design skills, flexible production facilities and on-site assembly resources to improve competitive advantage. The strategic development of the Swedish timber housing companies was based on what was possible from the changes in basic conditions, which partly diverted from the common and shared understanding in the construction process; hence the strategic behaviour of timber housing companies have had an outside-in approach to create competitive advantage. They have developed product platforms of standardised modules or elements and where cooperation with technical and system design complementors have been important to offer competitive timber building system solutions. The results indicate a strong correlation between basic conditions - construction process - firm conduct. Changes in basic conditions will give raise to firm conduct, different from the normative behaviour in the construction process, by firms with resources and capabilities by the changing basic conditions.

With a large, growing, and young population, Brazil suffers from a chronic shortage of affordable housing. This crisis, in particular, negatively affects new and economically ascending entrants to the housing market. This economic crisis is unfolding concurrently with the global environmental challenges associated with climate and sustainability. This thesis explores the application of modular construction in an affordable housing project in Cuiaba, Brazil. This thesis is comprised of three distinct sections. Section I provides a historical overview of offsite construction with a particular focus on precast concrete in modular construction. It describes the forces and some of the most notable projects and figures that shaped precast construction - especially in its European cradle. It further provides a comprehensive classification of current modular construction and discusses its benefits and limitations. Section II analyzes Brazil's ongoing housing crisis and Brazil's economic trends and realities. It discusses Brazil's National Housing Policy and its flagship program - Minha Casa, Minha Vida. Section III takes the reader to Cuiaba, Mato Grosso's capital, and proposes a 528-unit affordable housing development project there. It explores the establishment of a mobile concrete precasting plant and analyzes the production and application of a novel modular concrete system in the project. Particular attention is paid to the financial viability of the project.

Thesis (MTech (Construction Management))--Cape Peninsula University of Technology, 2010
The construction industry adopts various methods to bring about the required structure. Typically, in every construction project, health and safety of workers will remain a major concern on site due to accidents, fatalities and illnesses which occur regularly. Despite these incidents raising a concern, construction site activities still involve workers in manual handling of heavy material and repetitive body movements which constitute ergonomic problems; The purpose ofthis study is to investigate the potential impacts of prefabrication and pre-assembly on the health and safety of construction workers. The objectives of this study were (l) to examine the health and safety hazards associated with traditional construction methods in South Africa; (2) to investigate the merits of prefabrication and pre-assembly in terms of their impact on overall health and safety improvements when compared with traditional construction methods; and (3) to investigate how construction clients perceive the use of prefabrication and pre-assembly as alternative construction methods that positively impact the overall health and safety of construction workers on site. Literature pertaining to the content of this research was extensively reviewed. An exploratory study was undertaken to examine the merits of prefabrication and pre-assembly in reducing ergonomic challenges associated with traditional construction methods, where construction workers were observed and interviewed. A self-administered questionnaire survey was used for construction clients, designers and contractors. The study revealed that 80% of clients in the sample reported that they preferred traditional construction methods instead of prefabrication. It was also found that clients selected prefabrication and preassembly for other reasons which were not associated with particular improvements ofhealth and safety in construction project. The study found that labour intensive methods also commonly known as traditional construction methods exposed workers to physically demanding activities that posed risks to their health and safety. Reportedly, 76% of workers experienced pain in their waist areas, 70% had pain in their shonlder and 66% had back problems while they were involved in traditional construction. Workers sometimes had to handle heavy material manually, worked at heights and experienced noise caused by heavy construction equipment. However, a case study focused on bricklaying activities and prefabrication insulation wall fixing revealed that prefabrication reduced the exposures of workers to both ergonomic challenges and ergonomic problems. The findings also suggest that traditional construction methods were more hazardous than ones involving prefabrication. Further research is needed to determine whether the use of other forms of prefabricated and preassembled components would reduce ergonomic and health and safety hazards associated with traditional construction methods.

Streszczenie:

The thesis is an attempt to define and design a house by utilizing modernized construction technologies.

From a single cell, a man grows up into a complex creature with an independent life. A livable space for a person starts from the motherâ s womb, then moves on to a crib, a full-size bed, a room, and finally a house. We can say, therefore, â a living roomâ originates from an independent life and is created for a person.

Man cannot and does not live alone. Human interactions help develop the spatial relationship among rooms in a house, and among houses in a community. Social relations, such as those found among family, friends and neighbors, define the mental and physical dimensions as they are manifested in the demarcations of rooms, halls and houses. Sadly, modernization seems to have destroyed the human basis for spatial relations, as we no longer can find these attributes in contemporary designs where elevators and stairs have replaced alleys and backyards where neighborhood children once played and housewives enjoyed socializing.

Industrialized processes have allowed us to build more space more quickly, but, unfortunately, these processes have also simultaneously equalized qualities in housing design today. Because of the potential complexity of these questions, I am compelled to focus on a room or a house as the scope of the study. The aim of the thesis is therefore the study of the development of a socially and technically responsive house in the face of growth and change in an industrialized world.

In Part One, I shall start with an analysis of historical precedents and the development of a working concept for the design. Part Two ponders how to use minimum materials and sizes to create maximum spaces and capacity. The final section includes the demonstration of the design process involved in the creation of a future-oriented house.

Streszczenie:
This research makes the case that integrated computational design tools, combined with better strategies for prefabrication, can exploit synergies to improve the quality of homes in Australia. This should be of significant interest to educators and architects progressively challenged by implementation of these new tools, and by the desire to take concepts to realisation seamlessly. These complex uncertainties prompt an additional aim of this study - to orient architectural discourse, in education and practice, towards demands for better, more effective design tools focussed on the integrated making of projects through a streamlined process that links all participants. The case for integration is reinforced by a methodology directed towards: • Exposing the complementarity of computational design tools integrated with prefabricated home assembly through literature review and case study precedents, in Australia and internationally. • Demonstrating, through the implementation of three live projects aligned to funded research streams, that computational design tools are synergetic with prefabrication utilising modular design methods. The design research methodology is guided by Herbert Simon’s (1996, p. 111) ‘science of design’ and Donald Schön’s (2008, p. 85) ‘reflection-in-action’. • Proposing an Integrated Modelling approach to assist with identification of the intensity of integration of computational design and production methods and tools, to provide a brief for the toolmakers, and to support improvements to integration of the architectural, engineering and construction (AEC) sector’s operations and systems. This research aims to make an original contribution to better understanding of the symbiosis between computational design tools and the design and making of prefabricated homes. It is a relationship which promotes credible and realisable outcomes because it embraces the constraints imposed by the logic of design and production processes as they exist today.

Streszczenie:
Product platforms are increasingly used in industrialised house building (IHB) to integrate design and production. Established from a production perspective, these platforms typically have a hard, technical, efficiency focus. Yet, there is acknowledgement of the benefit that softer understandings of design can bring to IHB. This thesis makes the case for the value of design in IHB, examining how platform approaches can deliver design-value. Existing IHB platforms excel at the efficient delivery of housing to market, yet their realisation of what this thesis terms ‘design-value’ remains potentially incomplete. Academia and industry have focused efforts on efficiency and productivity of processes, with few researchers or practitioners making the case for design-value. Contemporary understanding of platforms is also evolving, and this thesis examines the new opportunities to generate design-value for industry, stakeholders, users and community, through emerging ‘platform ecosystems’. Emphasising design-value in IHB, raises some fundamental questions that this thesis will address: What is design-value? How are existing and emerging platform approaches achieving design-value? How and why does an increased focus on design-value improve IHB? A review of the literature associated with design-value, product platforms in IHB, and the emerging field of platform ecosystems has been undertaken. Research travel has delivered case studies related to design-value in IHB platforms. Markers of design-value in IHB are identified from these studies, examined, and improvements proposed. Finally, emerging platform ecosystems are investigated through case studies external to construction. Together, these case studies reveal the opportunity for design-value in IHB platforms and the potential of their expansion to create an ecosystem for design-value. They show that design-value exists in the tension between the hard and soft; that here exists a territory of the ‘whole product’, informed by context and leveraging ‘intangibles’. Design-value has the potential to unlock new markets, respond to demographic change, deliver design responsibly, and to increase affordability. This value delivers a direct business benefit, but also contributes to the broader community socially, culturally, and economically.

The thesis project was the vehicle for an investigation of prefabrication, assembly, and the design of a lived space. Elements are separated from the building and from each other. This separation is both physically and functionally significant. This separation of elements is presented as the architecture of a joint. The wall is divided into two parts: exterior and interior; creating a wall that is analogous to a double wall system. The exterior wall is the weather barrier, while the interior wall houses the functional necessities for a building, and the extremities of lived spaces. The gap, or joint, is exploited for its ability to be a transportation system. The joint is both vertical and horizontal, separating inside from outside and one unit from the other. The clarity of elements and the method of construction articulates the joint. A well designed element is fabricated and brought to the site. Its independence in construction is a metaphor for the element's ability to stand alone with its architecture, and when assembled underlines the strengths of the unit. The unit presented is one investigation of the varying possibilities of assembly.

The use of modular construction systems for residential purposes currently represents a very small proportion of all housing construction. The focus of these systems is on niche markets typified as cheap alternatives, homeowner involvement in construction or adaptations to construction constraints (build time availability, site access, etc.). Governments, regulatory bodies and industrial members are progressively moving towards increased environmentally sustainable practice. This progression is evidenced by the development of design and construction rating tools and the introduction of statutes and regulations governing construction and design. This work investigates the improvement of residential construction practice in terms of environmental sustainability outcomes through the use of modular housing systems. Two key aspects of environmental sustainability identified are embodied energy and material waste reduction. A modular system has been investigated because methods and procedures that directly relate to these two areas are well addressed by such systems. In order to validate the potential of modular systems in this environmental regard, three main areas have been addressed. The first is the ability for modular systems to generate the type of floor plans currently offered by Australian high-volume builders. Second, the environmental improvement potential offered by modular systems is addressed. Lastly are the issues of structural performance and the means of the tailoring of prefabricated modular systems to residential construction standards. Through the treatment of these three areas, potential benefits of modular systems are identified, with future work necessary to implement such benefits highlighted. The need for such improvements is noted, and a framework for evaluating future developments in this area of research is presented.

The goal of this study was to determine if innovative building methods and materials have the potential to lead to better productivity. Furthermore, this study endeavored to establish the premise that builders who use pre-fabrication, pre-assembly, and modular materials and building methods will perform more productively than those builders who don't. These ideas were pursued by first reviewing the history of home building in the United States to determine trends and patterns in innovation. The experimental phase of the study was accomplished by interviewing local and regional builders about their actual methods of construction used for residential construction. These methods were then analyzed to determine the contribution of these methods to the builder's productivity. Not surprisingly, builders choose one specific type of construction to build a majority of their projects. They use these methods because they are comfortable with them and confident in them; they know they work, and they believe that they are an efficient means of producing a house. It was determined that residential builders in these rural university towns tend to use traditional wood framing construction methods above all of the other available methods. However, there are builders who do use less-conventional methods including: wall panels, pole construction, and modular unit construction. The actual building methods used by builders are somewhat determined by several factors, including: project type, company size and structure, and area of the country. Furthermore, the builders who choose to use non-traditional construction methods with regularity tend to have higher rates of productivity as well as the ability to take on more projects. Higher rates of productivity and the ability to take on more projects have the potential to give builders a competitive advantage over their competition.

Remember the Future is a typological addition to the renowned Stockholm suburb of Fittja, an area built during the Million Programme in the early 70’s, and the project tries to weave itself into this unfashionable urban fabric. Fittja’s different building types share a strong common language, they remind us of a family, a group of siblings, all of the same generation. Our project enacts the return of a lost sibling, raised under very different circumstances, but unmistakably of the same blood, and its return changes the family dynamic forever.

The affordability crisis in the North American housing market has prompted the construction industry to reexamine technologies designed to lower cost through the factory mass production process. This thesis concentrates on modular prefabricated housing in the Province of Quebec in order to determine if this housing option can supply a less expensive alternative to comparable conventionally built housing. As issues of construction cost are allied with the quality of construction, a comparison between the conventional and the manufactured building industries, at this level, is also essential. Surveys evaluating sales cost and quality of construction have been developed for the modular prefabricated and conventional single family detached housing industry for the Province of Quebec. Fifteen prefabricated home builders and six conventional home builders were surveyed in order to facilitate the comparison between the two industries. It was found, based on the builders surveyed, that the average level of construction quality was consistent in both industries. The prefabricated residential home builders, however, proved on average to be approximately ten percent more expensive than the conventional home builders surveyed. Reasons for these cost discrepancies have been found to be related to the high start-up costs inherent in the manufactured housing industry, the overall cyclical market demand for housing, as well as price protection for distributors of manufactured housing.

The waterfronts, a theme also studied in this work, reveal an urgent need for a conscious reflection about the length of the growing degradation of the barren areas, which may bee seen as an opportunity that, duly reflected and intervened, can constitute authentic urban regeneration devices. Housing as a theme is of primordial importance in architecture, it’s subject in constant motion, raising new questions regarding the means of dwelling and construction. In contemporary times, housing should offer a wide range of responses regarding the socioeconomic and technological changes that have taken place in recent decades. Modular construction, prefabrication and the use of wood are presented as technical solutions to the modular and flexible housing program, looking to reinterpret the palheiros and adapting it to the contemporaneity

ABSTRACT: When analyzing Lisbon it was considered necessary to potentialize its uncharacterized industrial areas. Having the opportunity to intervene in the Alcântara valley, it was important to investigate how the project’s results can contribute to the redefinition of an active role of the industrial heritage in the city. Considering the visual memory and the essence of the industrial building legacy, it is proposed an urban and programmatic design in a response that enhances the regeneration of the place, and it is fundamental to recreate public places of living and leisure, spaces of work and commerce as well as new housing models that look for new solutions depending on the family’s structure. In this context, we will look for an alternative line of research on identity issues in housing, and in this way to insert the module as an architectural tool of the project and consequently to understand it as a new model that responds to the needs of Alcântara.

This project provides recommendation on how an existing high-rise commercial building can incorporate a number of incremental improvements that continually evolve to meet rapidly changing market demands. This design approach allows for ease of installation and modification to meet the needs of the tenants and the building owner.

Physical models (mock-ups and prototypes) are usually employed during design and development phases of prefab homes in order to assess the performance of the components during assembly phase. These are typical examples of craft developed on the margins of industrial processes. The building industry, regardless of level of industrialization, actually does not have shown preference in using manufacturing software for design development; many companies prefer two-dimensional CAD software or BIM system-based software. In this context, the aim of this dissertation is to demonstrate how the use of manufacturing software contributes to the efficiency of digital prototyping in the production of prefab homes. Four systems of an energy-efficient prefab home were analyzed: structure, portable vertical coatings, roof panels with magnetic attachment devices and transparent guardrails. The design of these systems were developed using manufacturing software whose interoperability with CNC machines was crucial to the achievement of the project´s goals. The assessment of the assembly process of the systems was made by means of manufacturing software using digital components modeled as from the shape of the designed components and of the physical characteristics of materials.Assembly simulations were made by using digital prototyping, avoiding expensive and time-consuming processes of producing and assessment physicalmodels. As a result a team of 20 students, not specialized in the production of buildings, have assembled an energy efficient house, with floor area of 45 m2, in 150 hours, during an international competition among universities held in Madrid, September 2012. Application of the method was possible due to the valuation of the team work during the design phase, when the main decisions concerning production were taken. The correct use of digital prototyping resources enables users to try reliable scenarios and ensure safety conditions during production.

Streszczenie:
“The right to one’s home” is a project that raises the issue of affordable housing, challenging this broad concept both in universal terms and later applied to specific condition of a site located in Warsaw, Poland. Beside the obviously economic dimension, affordability stretches out to urban politics by proposing new power relations and redefining neoliberal cities of today. By reclaiming centrally located, infrastructurally connected and potentially attractive sites it is a tool to counteract gentrification. Within the thesis, affordability is achieved with both organizational and spatial strategies – meaning that architectural solutions are accompanied by a simple administrative model that introduces different actors (municipality, private investors, housing cooperatives, non-profit organisations). Seeing the opportunity of reducing building cost in prefabrication, three panel systems were designed and placed on the site. Deriving from the history of concrete panels and shifting to more sustainable material – cross laminated timber – the author tried to reach harmonious balance between quantity, quality and affordability. The proposal was not radicalized with micro-apartments nor was intended to save on architectural values – on the contrary, individual and careful design of the outer skin that covers structural core was an important goal of the project. Standardised architectural solutions and organizational strategies on the municipal level were combined to enable socially sustainable housing environment.

Streszczenie:
Building Information Modeling (BIM) use in the contracting industry has grown significantly in recent years. With this change in the construction industry, consensus has not been reached as to what BIM is, who is using it and what they are using it for. The purpose of this research was to determine current BIM practices of US-based commercial MEP contractors. Executive, middle management, and field personnel were interviewed to determine the current BIM practices in their companies. The majority of companies interviewed were using BIM and most were using it on a significant portion of their projects. The majority of MEP contractors using BIM were seeing positive results in many of six key performance indicators, profitability, schedule duration, field efficiency, change orders, rework, and safety. The top uses of BIM for MEP contractors were clash detection coordination, prefabrication, design creation, and quantity take-off/cost estimating. Most MEP contractors have not yet incorporated BIM for scheduling, sequencing, or safety analysis. Additionally most MEP contractors did not have a formal BIM training program in their company.
