The higher demand of higher-density housing in Bangkok due to the rapid growth of the economy and the use of high-performance materials and modern construction methods has changed the forms of housing from low-rise buildings to multistorey apartments. During the last two decades, people in Bangkok have faced problems of living in high-density housing and lack of open space, which limit the quality of living space. Providing better quality of living space above ground must therefore be considered. Terrace housing, that is multi-story housing with open spaces on each level, is a building type which has the advantage of providing the qualities of private open spaces to each unit of building. Terrace building types have been a popular solution to modern housing design for quality in multi-story aj-jartment buildings. There is a great variety of this building type: roof top, hillside, on ground free standing terrace, vertical stack, courtyard terrace, artificial hill terrace and cluster terrace. The main purpose is to provide compensation of living quality on the ground to individual units and common area in the air. Terrace buildings also respond well to their environment. However, terrace buildings require many special architectural and technical considerations. A study of this building type will help to clarify the design and technical considerations of terrace housing design and provide design alternatives for better living conditions city. The work deals with terrace houses on flat sites in the city of Bangkok on two main contextual levels. 1. General level; Guidelines for off-ground terrace buildings are described by means of the specific components of the building types which are generated by internal requirements and external conditions (such as spatial requirements, climates and urban contexts ). 2. Specific Level; This level is based on practical considerations of the process of representing a terrace building. Prototypical forms of terrace housing will be matched with quality of housing and technological systems. The results provide suggestions for the design of this building type and a selected design alternative.

Pełny tekst źródłaThe motivation of the public sector is more social and political. The housing crisis is a major political issue for every ruling party. In many countries there are political commitments to housing, but sadly we witness this commitment being misdirected. Every government wants to see that its citizens are housed adequately. Very often it is seen that in its endeavour, government try to follow the private sector process, establishing huge parastatals to carry out the whole process, for example design, construction and financing (Lankatilleke, 1994). Lankatilleke, L. (1994) further mentions that mass produced public sector housing schemes are aesthetic disasters. They are either rows of match-boxes or high-rise blocks with no identity or individuality. There are numerous examples of such housing schemes that have deteriorated into ghettos. This research consequently presents findings which implies that government is being pressurized by the housing backlog within the Western and Eastern Cape, which brings about time constraints and tight budgets. These pressures are transferred to the design teams which need to speedily produce designs for low-cost housing homes within the best possible budget. This results to the implementation of common model designs. It is also founded that contractors ultimately suffer, due to these pressures which do not allow them to produce good quality homes. It is therefore recommended that better community involvement for sustainable methods in the design and construction process should be practiced. This therefore concludes that government should take more responsibility for the delivery processes of low-cost housing as well as the procurement and quality systems to be followed.

CONQUAS quality assessment system and Six Sigma quality management system are systems that could provide this systematic approach. The objective of this research is to evaluate the quality in mass-housing projects via Six Sigma. Thus, level of construction quality of the three houses in ODTÜ
KENT housing units in Turkey were assessed through Six Sigma with the contribution of CONQUAS quality assessment system. CONQUAS was used for determination of standards, whilst Six Sigma was used for data analysis. After the evaluation of interviews with contractor, site-supervisor, occupants and visual observations, defects and their reasons were determined. Reasons of poor quality in ODTÜ
KENT housing units were listed as firstly poor workmanship, then improper or of poorquality material usage and lastly problems in design of detailing. Despite different construction dates of units studied, the results show that nothing was learned from the previous mistakes and same defects were repeated. This shows the importance of a system providing feedback and evaluation of quality level of a construction project and quality improvement efforts of the contractor, and measuring the progress over time like Six Sigma.

This research examines practices that achieve an urban fabric unique to its cultural heritage by promoting innovation in local building industries while embracing notions of urban livability. Prevailing urban livability theorists argue that built form is a physical manifestation of the expression of culture and agree that cultural heritage is important to a community's sustainability and identity. The central hypothesis is that "Quality" in the built environment in Bhutan is accomplished only by employing traditional building practices. "Quality", as defined here, is achieved when two factors are satisfied: 1) the construction is equal to or above established standards and, 2) the construction practice possesses the distinct characteristics of the culture. This hypothesis is tested through five case studies of current buildings in urban centers and through various discussions with design professionals, construction practitioners, government officials and others in Thimphu, Bhutan. The Royal Government of Bhutan is at the forefront of cultural heritage initiatives and has been celebrated for its progressive Gross National Happiness (GNH) development vision, a document that articulates the criteria for defining the distinct characteristics of the Bhutanese culture. However, the government has been challenged to implement this vision while facing the rapid development of its nascent urban centers. As part of the conclusion, the thesis proposes the establishment of a research institute, The Housing Research Institute of Bhutan, for the study of responsible building practices in support of GNH. The mission would be to inform design, development and construction processes formulated from the collection and dissemination of information, promotion of knowledge exchange, and support of research on materials, regulation, management and design through building demonstration projects. The institute will act as a conduit for the convergence of information and priorities between industry, contractors, government agencies and the public.

Pełny tekst źródłaIn 1994, the South African government introduced low-cost housing construction through Reconstruction and Development Programme. The programme was intended to improve the quality of lives of the country's citizens. Many communities across the country benefited from the programme. However, concerns regarding the quality of low-cost housing produced through this programme have been raised. The programme has produced low-cost housing with many structural defects such as gaping wall cracks, roof leaks, unstable roof, water penetration and seepage. To protect the beneficiaries of low-cost housing against the inferior workmanship, unsuitable material and inappropriate construction methods, building standards and regulations have been introduced. The low-cost housing inspectors have been given power to enforce and ensure that the building standards and regulations are followed and met by low-cost housing contractors. Regardless of the measures, the programme still produces low-cost housing built with many structural problems. Hence, the researcher has conducted a research to assess the effectiveness and adequateness that inspection process contributes to quality assurance in low-cost housing construction projects in the Metropole. The findings of the research provided an overall low-cost housing inspectors' experience in the construction industry, education, training, knowledge, roles and responsibilities and the perception of the low-cost housing inspectors on the current housing inspection. The primary conclusion of this research suggest that the low-cost housing inspectors lack training in housing inspection, are not aware of their roles and responsibilities and lack knowledge in building standards and regulations. This resulted to failure to enforce and ensure that the contractors comply with building standards and regulations during the low-cost housing construction projects in the Metropole. The primary recommendations are to establish a standard continuous training and education for low-cost housing inspectors. Provide courses and training to improve the level of knowledge of building standards and regulations by low-cost housing inspectors and review the roles and responsibilities of low-cost housing inspectors and establish awareness of them among the affected parties.

Pełny tekst źródłaThe Reconstruction Development Programme (RDP) housing program was instituted to provide South Africans with quality housing that meet their basic needs. For people, fortunate enough to receive RDP houses, numerous complaints were raised. With government's focus on quantitative housing delivery, there have been qualitative shortcomings and the perceptions are that the constructed houses are of very low quality and do not meet the needs of the occupants. Consequently, the quality of housing constitutes the physical condition of housing as well the perceptions of occupants. However, since perceptions of housing quality are context specific and differs from one person to the other and across cities/countries, what therefore constitutes as housing quality is highly subjective. Also, despite the increased discussion on the quality of housing and people's perception of it, most empirical research on housing has been undertaken in the larger metro areas while there is not much focus on housing in small towns. The purpose of this the study was to explore the perceptions of RDP beneficiaries on the housing quality in the small community of Nollothville, Northern Cape. Since housing is important as it satisfies many different human needs, a case study approach was adopted and Abraham Maslow's hierarchy of needs was used as a theoretical framework to guide this study. Research conducted in Nollothville reveals that the RDP houses especially the first phase of the RDP houses are of sub-standard quality. Both primary and secondary resources were used to obtain data. The study used a semi-structured interview guide as a data collection tool while the questionnaire was used to solicit the magnitude of RDP beneficiaries' perceptions of the RDP houses and, lastly, observations were conducted to validate these findings. Findings revealed that although the RDP houses were well received by the recipients, many complained about the substandard quality of these houses and that the houses do meet the criteria for quality housing. The following perceptions raised by most of the study participants regarding the quality of the houses included unstable foundation, poor quality roofing; poor quality doors or no doors inside the house; cracking floors; no bath or shower, weak and poor-quality toilets. Also, since many of the houses were in such bad conditions there was a struggle to cope with the financial upkeep of the houses. Based on previous research conducted in other provinces, the study concludes the RDP houses are the of the same sub-standard quality as the houses found in the other provinces.
