Abstract (sommario):
The paper presents performance analysis of a rod breakdown system consisting of two machines operating in parallel. Ten years maintenance data of the system depicts three maintenance practices: repair, major preventive maintenance and minor preventive maintenance. Machines are repaired on normal failures, whereas major/minor preventive maintenance is carried out at scheduled basis. The machines are queued for major preventive maintenance. An operative machine requires a cooling period of half hour before undergoing major preventive maintenance. Repair is prioritized over major preventive maintenance. The system is analysed using semi-Markov processes and regenerative point techniques. Performance indices namely mean time to system failure, system availability, no. of system repairs and busy period of the repairman are obtained. Simulated results are presented to demonstrate the effect of varying failure/repair rates on the system performance.

Abstract (sommario):
Allowing several imperfect repairs before a perfect repair can lead to a highly reliable and efficient system by reducing repair time and repair cost. Assuming exponential lifetime and exponential repair time, we determine the optimal probability $p$ of choosing a perfect repair over an imperfect repair after each failure. Based on either the limiting availability or the limiting average repair cost per unit time, we determine the optimal number of imperfect repairs before conducting a perfect repair.

Abstract (sommario):
A system is repaired on failure. With probability p, it is returned to the ‘good as new' state (perfect repair) and with probability 1 – p, it is returned to the functioning state, but is only as good as a system of age equal to its age at failure (imperfect repair). In this article, we develop replacement policies for a deteriorating system with imperfect maintenance. The successive survival times and consecutive repair times form a geometric process which is stochastically non-increasing or non-decreasing respectively. Explicit expressions are obtained for the long-run expected cost under two kinds of replacement policies based on the working age of the system and the number of imperfect repairs before a replacement.

Abstract (sommario):
Rapid advancement of data management and sharing technology has urged organizations to develop effective maintenance management systems. This research, therefore, proposes and implements an Electronic Repair Records (ERR) system for the blockchain of maintenance planning and management. In ERR, this research develops two optimization models for scheduling and sequencing failure repairs from different types over multiple periods. Each failure repair is treated as a block, for which the data, current hash, and previous hash are obtained from failure repair parameters, resources availability information, and the optimal values of the start and finish times of the assigned failure repairs. The scheduling model assigns failure repairs to technicians and in maintenance shops on each scheduling period at a minimal total cost of delay, undertime, and overtime costs, while the sequencing model sequences the assigned failure repairs at minimal total overtime costs and minimum total repair start times. Once the blocks are confirmed, the blockchain is then shared through an electronic network among all maintenance departments. The developed ERR system was implemented to manage the repairs of 36 failures from different failures in six maintenance shops over a period of three days. The results showed that this system is found to be effective in managing optimal repairs and efficient in improving the utilization of available resources in maintenance shops. These advantages may result in significant savings in maintenance costs and better utilization of resources. In conclusion, the developed ERR system including the optimization models can provide in real-time assistance and de-centralized technology to planning engineers when managing maintenance activities over multiple periods in a wide range of business applications.

Abstract (sommario):
In the military units of the National Guard of Ukraine, a system for repairing automotive vehicles has been introduced, which provides for current, secondary and overhaul repairs. Maintenance of machines is carried out in order to eliminate malfunctions arising from the use of machines, and allows the replacement of individual units, including the main one. The average repair consists in the replacement or overhaul of not more than half of the main units. Overhaul restores the life of the machine and should be carried out at specialized enterprises of the Ministry of Defense of Ukraine or at other enterprises under contracts. Actually, in the military units of NGU, only current repairs are carried out. This is due to the high cost of overhaul and its low quality. Therefore, for the military units of the NGU, a diagnostic and recovery system for repairing automotive vehicles is proposed, including two types of repair: maintenance and restoration. The essence of maintenance repair consists in eliminating malfunctions, violations of adjustments during the operation of the machines according to the inspection, listening ? diagnostics with built-in and external diagnostic devices. Reconditioning repair consists in carrying out repair operations related to disassembling, troubleshooting, mechanical or other processing of component parts, assembling units, assemblies, testing them, and, if necessary, replacing them with new or repaired ones. Maintenance and repair repairs of automotive equipment are carried out only if there is a need for their implementation. It is proposed to establish ten parameters of the diagnostic and recovery system for the repair of automotive equipment at NGU and determine the life of the machine only before being discarding. The procedure for determining the number of machines that must be written off and get new ones to increase the non-reduced resource in each operation group is given.

Abstract (sommario):
Assuming exponential lifetime and repair time distributions, we study the limiting availability A∞ as well as the per unit time-limiting profit ω of a one-unit system having two identical, cold standby spare units using semi-Markov processes. The failed unit is repaired either by an in-house repairer within an exponential patience time T or by an external expert who works faster but charges more. When there are two repair facilities, we allow the regular repairer to begin repair or to continue repair beyond T if the expert is busy. Two models arise accordingly as the expert repairs one or all failed units during each visit. We show that (1) adding a second spare to a one-unit system already backed by a spare raises A∞ as well as ω; (2) thereafter, adding a second repair facility improves both criteria further. Finally, we determine whether the expert must repair one or all failed units to maximize these criteria and fulfill the maintenance management objectives better than previously studied models.

Abstract (sommario):
Purpose Sustainability encapsulates economic, environmental and societal domains. In order to conform to these domains, the efficiency of maintenance and repair of heritage buildings is no exception. Emergently, environmental considerations for sustainable heritage buildings repair have become increasingly important. The purpose of this paper is to present a decision-making process based on “Green Maintenance Model” – an appraisal approach based on life cycle assessment (LCA) of paint repair options for heritage buildings. Design/methodology/approach Calculation procedures of Green Maintenance model within selected boundaries of LCA enable evaluation of carbon emissions, in terms of embodied carbon expenditure, expended from paint repair for heritage buildings during maintenance phase. Findings “Green Maintenance” model could be understood as a carbon LCA of paint repair and has been recognized in reducing carbon emissions. Significantly, the model underpins decision-making for repair options for heritage buildings. Practical implications It must be emphasized that the calculation procedures of Green Maintenance model is not limited to heritage buildings and can be applied to any repair types, materials used and building forms. More importantly, this model practically supports environmentally focused conservation and promotes sustainable repair approach. Social implications The implementation of Green Maintenance model highlights the efficiency of repairs options that may be adopted. Originality/value Green Maintenance shows that generated environmental maintenance impact from repair options relays the “true” embodied carbon expenditure contextualized within the longevity of repair and its embodied carbon. This will consequently allow rationale in appraisal of repair options.

Abstract (sommario):
This paper proposes three age-dependent preventive maintenance models with imperfect repair and/or imperfect preventive maintenance (pm). In these models imperfect repair is treated in a way that after repair the lifetime of a unit will decrease to a fraction of its immediately previous one and its repair time will increase to a multiple of immediately previous one. In this paper, the expected maintenance cost rate and asymptotic average availability are derived with a consideration that the maintenance and repair times are not negligible. The optimum maintenance policies are then determined for the three imperfect maintenance models respectively. A class of related optimization problems is also discussed. Finally, a numerical example is presented to illustrate the results.

Abstract (sommario):
In order to increase the efficiency of the operation of motor transport enterprises, the structure of production units for maintenance and repair of cars should be determined by the scope of work, taking into account the cost of implementation of the unit labor complexity of works. In case of inappropriateness of creating or maintaining an MTE of separate production units, maintenance and repairs of cars should be carried out at specialized service centers. Therefore, with the improvement of production units of motor transport enterprises structure, it is important to provide economically expedient delivery distances for maintenance works and repair of cars by co-operation in car service companies, which provide relevant services. The determination method of economically expedient distances of cars delivery and repair fund for car service companies is given. The cost of cars delivery and repair fund for 1 km to the car service companies or other motor transport enterprises (MTE), which accounts for 1 man-hour of labor-intensive maintenance and repair is determined. The economically expedient delivery distances for maintenance and cars repair by cooperation in car service companies are determined. The results of the calculations show that for taxi-driven MTE economically appropriate in modern conditions of distance of delivery of cars to perform maintenance-1 and maintenance-2 are close to those recommended in literary sources. For truck and bus MTE the corresponding delivery distances for maintenance-1, maintenance-2 performance, ongoing repairs are significantly lower. When performing diagnostic works D-1 and D-2, most of the the district works of the ongoing repair, the economically reasonable distances of delivery to the car service companies are obtained that substantially exceed the recommendations given in the scientific literature.

Abstract (sommario):
The complexity of software for improving and monitoring processes related to the repair and maintenance of equipment at industrial enterprises is an automated system for the maintenance and repair of equipment, which plays an important role in the market planning of equipment maintenance and repair. Due to the fact that there was a need to write software for calculating economic standards in the market planning of equipment maintenance and repair, a program was written. The introduction of the software in the market planning of equipment maintenance and repair is economically justified in terms of reducing the cost of repairs, reducing losses from equipment downtime. The software product will allow you to calculate a scientifically grounded indicator of the costs of capital repairs of fixed assets (lifting equipment) for the 1 category of repair complexity; scientifically grounded indicator of working capital for overhaul for the 1 category of repair complexity; scientifically grounded indicator of material costs for the 1 category of repair complexity during overhaul of press-forging equipment, forging-steam-air hammers; scientifically grounded indicator of material costs for the 1 category of repair complexity during overhaul of lifting equipment; scientifically grounded indicator of material costs for the 1 category of repair complexity during overhaul for foundry equipment; scientifically grounded indicator of material costs for the 1 category of repair complexity when carrying out overhaul of machine tools; the cost of repair work of technological equipment for the 1 category of repair complexity; calculate the market value of the equipment, which is adjusted by the coefficients of physical, functional, external, and moral wear. In the paper, the proposed software for calculating economic standards in market planning of the maintenance and repair of equipment is written in C# Sharp using the framework .NET Core 3.1. The program implements two classes - Program (main class) and Formula (formula class). The formula class encapsulates all the properties and methods of the formula necessary to work with it, including input, storage of all entered values. The main class consistently creates objects of the formula class and executes the methods necessary for the calculation. The paper contains links to the source code and the program. The software allows you to multiply the efficiency of the project management for the equipment maintenance and repair .

Abstract (sommario):
To protect data in cloud storage, fault tolerance and efficient recovery become very important. Recent studies have developed numerous solutions based on erasure code techniques to solve this problem using functional repairs. However, there are two limitations to address. The first one is consistency since the Encoding Matrix (EM) is different among clouds. The other one is repairing bandwidth, which is a concern for most of us. We addressed these two problems from both theoretical and practical perspectives. We developed BMCloud, a new low repair bandwidth, low maintenance cost cloud storage system, which aims to reduce repair bandwidth and maintenance cost. The system employs both functional repair and exact repair while it inherits advantages from the both. We propose the JUDGE_STYLE algorithm, which can judge whether the system should adopt exact repair or functional repair. We implemented a networked storage system prototype and demonstrated our findings. Compared with existing solutions, BMCloud can be used in engineering to save repair bandwidth and degrade maintenance significantly.

Work job orders for 196 seed drills collected by HADCO (Hail Agricultural Development Company), Saudi Arabia, were used in this study. The work job orders were classified in terms of the parts used and the cost of each item. Distribution of repair and maintenance as listed in the work-job orders was classified as repairs by 55% while 45% was found to be maintenance. Moreover, Classification of repair and maintenance for parts of seed drills was 66% for rapair jobs and 34% for manitinance jobs. Cost ratio term was developed, by dividing the repair or maintenance cost by the seed drill purchase price. The results indicate that the average cost ratio was affected by annual working area. Also repair and maintenance cost decreased as increasing the number of seed drills every year, and due to the increasing number of working area, the costs increased after about 430 ha/year.

Abstract (sommario):
This paper provides an overview of the practices of the repair, maintenance, and appropriation of locomotives on Russian railways at the end of the 19th and the beginning of the 20th centuries, exemplified by a case study of the Ryazan–Uralsk railway. Particular attention has been paid to the function of repair and maintenance in the railway context. Repair and maintenance have therefore been considered complex phenomena bringing together infrastructure, things to be repaired or maintained, and people involved in these actions on the one hand, and field research, innovation and business on the other. Based on a broad range of sources regarding the legal prescriptions, statistics, reports of railway employees to their superiors, financial documentation, and drafts of repaired locomotives, the diversity of the repair and maintenance of locomotives in late imperial Russia is analysed.

Abstract (sommario):
This article presents an analysis of maintenance costs and maintenance policy of critical infrastructure systems, considering the case of imperfect repair. The maintenance costs of the systems, considering a multistate approach and imperfect repairs, are analyzed with reference to the renewal stream and renewal process theory. Availability characteristics of repairable critical infrastructure systems with non-negligible renovation time, necessary for the cost analysis, are determined based on classical renewal theory. We assume that the system is renewed after exceeding its critical reliability state. The multistate approach proposed to availability analysis, including imperfect repairs, allows considering various configurations of the system’s renewals. The procedure for determining the total cost of maintenance up to certain point in time is proposed. Furthermore, the procedure comparing the costs of repair and operation of the system until a certain moment for different configurations of the number of repairs to various reliability states is put forward and its exemplary application is presented. Conducting perfect renewals of infrastructure to the state of entire availability seems to be the most profitable in the case study analyzed in the article. The exception is when imperfect repairs are much cheaper than perfect repairs (they are up to half of the perfect repair cost), or when costs of an infrastructure’s renewals are considered in the short period of its exploitation (up to one year). The summary provides a conclusion on maintenance policy based on the proposed procedure analysis and a comparison of maintenance costs for various configurations of perfect and imperfect repairs.

Abstract (sommario):
Stable trouble-free operation of industrial enterprises with hazardous production facilities largely depends on the reliable operation of the main (technological) equipment, which is ensured by timely inspections, technical services and repairs within automated control systems for the maintenance and repair of equipment of hazardous production facilities. In this regard, the electronic certification of equipment or otherwise the creation of electronic repair and maintenance passports is the most important part of the work on the creation of a digital enterprise. The creation of repair and maintenance certificates of equipment is due to the need for digitalization and coverage of the entire life cycle of the equipment: from installation to its decommissioning. The repair and operational passport of equipment of hazardous production facilities is a source of information on all parameters of operation: technical maintenance, repairs, causes and duration of downtime, replacement of components and parts, modernization and movement of equipment, financial costs, analytical conclusions on various cross-sections. The article discusses and analyzes the requirements of regulatory documents for operational documentation, the order of systematization of information on technical equipment during the entire period of its operation. The principles of structuring the equipment of hazardous production facilities are proposed.

Abstract (sommario):
In the past, maintenance and repair (MRO) was seen by many as a “necessary evil,” an activity that cost money but provided nothing in return. Twenty or more years ago, maintenance workers were among the lowest-paid employees in full-service manufacturing plants, even though their jobs required the most technical skill, knowledge, and specialized training. Initially, repairs were carried out as necessary and when equipment broke down, but the more extensively the same type of equipment was used, the more data on failures could be collected. This made it possible to improve the maintenance system - recommendations appeared on the frequency of repair work. In modern enterprises, maintenance and repair is recognized as a key element of the production process, which allows minimizing costs, increasing equipment uptime, increasing productivity, and identifying and eliminating losses.

Abstract (sommario):
This article analyses the factors that considerably influence the efficiency of automobile technical exploitation. It has been noted that automobile technical exploitation is basically determined by the following factors: the system and organizational level of automobile technical maintenance and repairs; the level of service basis; qualification of the staff; the level of stock and supply; the structure and age of automotive fleet and conditions of exploitation. This article presents the analysis of the first factor. The factor is significant enough and does not involve big investments. A theoretical analysis of the system of automobile technical maintenance and repair has been carried out. According to the nature of automobile technical maintenance and repairs two strategies are possible: the planned-preventive and the mixed type. Applying the first strategy the exact number of operations is being planned ahead, but the amount of work remains unknown. According to the second strategy the technical condition of an automobile has to be checked before starting technical maintenance and repair and only then the exact number of operations can be defined. The second strategy makes it possible to save spare parts, materials and time. This strategy, however, can be applied to the automobiles that are in good technical condition. The analysis of automobile technical maintenance and repair organization has shown that in order to improve the efficiency of automobile technical maintenance and repair the laws of mass service theory should be applied.

Abstract (sommario):
Abstract This work substantiates the rational structure of the repair and maintenance base of agricultural machinery, methods for determining the needs for material and technical means, taking into account the appropriate proportions between the links of the repair network. The maintenance and restoration of the operability of tractors and other agricultural machines in sufficient limits is ensured, as is known, with the help of a system of maintenance and repair, which provides for the implementation of preventive maintenance operations and the conduct of routine and major repairs of machines in a planned manner. The established system of maintenance and repair, the creation of a material and technical basis for its implementation, as well as a continuous process of improving the qualifications of machine operators and repair personnel, contribute to the effective use of equipment in agriculture. At the same time, there are significant disadvantages in the use of tractors and agricultural machines. The analysis of the results of numerous studies of VIMa, ChIMESXa and other organizations made it possible to identify and systematize the loss of time due to machine downtime. In particular, machine downtime for regulated maintenance is 10-15% of the shift time, for technical malfunctions - from 5-8% for plowing, up to 30% for harvesting crops. The volume of work on the repair of cars in the country as a whole is more than 2 times higher than the standard. The efficiency of maintenance and repair of machines largely depends on the level of the material and technical base of these works - the availability of modern equipment and tooling, industrial buildings, warehouses, and other structures, inventories, means of transport and communications.

Abstract (sommario):
Reliability modeling of repairable systems deals mostly with two types of repair. Perfect repair brings a system to “as good as new” state. Minimal repair, on the contrary, returns a system to the state immediately prior to failure. In this article, we consider perfect and imperfect preventive maintenance actions for a system subjected to minor and major failures. Minor failures are minimally repaired, whereas a major failure terminates the operational function of the system and can be considered as an end-of-life event. The preventive maintenance strategies that we propose and analyze increase mission success probability and extend the expected lifetime of the system. The modeling is illustrated with numerical examples.

Abstract (sommario):
In general, the long-term maintenance planning of residential buildings is performed based on uniform repair times. However, in fact, various factors, such as the quality and user patterns, affect the performance of residential building components in the Operation and Maintenance (O&M) phase. Hence, various residential building components are repaired at uncertain times, acting as a risk for the residential building maintenance plan. Therefore, an efficient maintenance plan should be established considering maintenance uncertainty. In this regard, this study aims to analyze the uncertainty of repair times for various finishing works in residential buildings based on a probabilistic methodology and outline the implications for the establishment of efficient maintenance strategies in these buildings. Hence, 47,344 repair data for 63 buildings in 12 public residential building complexes completed between 1991 and 2001 in the Republic of Korea were used for analysis. Before the analysis, a repair time matrix was constructed by classifying the finishing works in 25 types and setting service life times to 6–26 years. The repair time distribution for each finishing work was then derived. Results confirmed that basic repair time setting can be performed and various information for reasonable maintenance decision making regarding each finishing work can be provided through a probabilistic approach. The probabilistic approach can be used as a critical decision-making method because there is uncertainty associated with the repair time of each finishing work owing to the performance degradations of various finishing works due to complex causes. Although this study focused on repair time owing to data collection limitations, maintenance strategies with strategic flexibility can be established by developing probabilistic methods that simultaneously consider frequency and cost by securing additional high-quality cost data.

Abstract (sommario):
Purpose – It is well recognised that Conservation Plan has attracted attention to the maintenance of historic buildings; despite diverse array of issues, particularly associated with “Green Maintenance” concept and methodology and sustainable repair approach. The theory of these three concepts currently exists, but fails to be realised in practical integration. The purpose of this paper to ask why this failure is occurring and how it influences sustainable historic environment. Design/methodology/approach – The paper is composed of a critical review of existing literature and an argument built based on the concept of a Conservation Plan, “Green Maintenance” concept and methodology and sustainable repair approach for historic buildings. Findings – Despite the need of maintenance of historic buildings, this review suggests that a Conservation Plan often mitigates against its own association with “Green Maintenance”. Conversely, this could be improved by transforming the integration to be more pronounced in achieving sustainable repair for historic buildings. Practical implications – An integration of the concept of a Conservation Plan, “Green Maintenance” and sustainable repair approach could be utilised to form the basis of decision-making process for achieving sustainable historic environment. Social implications – An integration of Conservation Plan, “Green Maintenance” and sustainable repair approach will be positively welcomed as our society moves towards a low carbon economy and materials as well as “green” procurement. Originality/value – Unless integration between of a Conservation Plan, “Green Maintenance” and sustainable repair is improved, much of our culturally significant historic buildings will not be repaired in sustainable ways and our future generation may lose their historic environment.

Abstract (sommario):
The article discusses the relevance of developing a decision support system for managing the process of maintenance and repair of equipment in operating organizations. Enterprises that carry out maintenance and repair of equipment in the places of its operation are faced with the problem of the complexity of forecasting, and consequently, making effective and informed management decisions. The problem is also aggravated by the fact that the methods used at enterprises, developed for enterprises of a centralized manufacturing type, do not allow to fully take into account the specifics of the work of enterprises carrying out repairs and maintenance in places of operation that have a wide geography and a great distance from the main control center. Thus, it can be concluded that the management methods used at enterprises providing maintenance and repair of equipment in operating organizations do not meet modern management requirements. In order to form a system that allows to increase the rhythm, productivity and efficiency in the use of enterprise resources that carry out maintenance and repair of equipment in its places of operation, a comprehensive study was conducted and decision support tools were developed that take into account the specifics of the work.

Abstract (sommario):
Most condition-based imperfect maintenance models developed over the last few decades are memoryless in the sense that maintenance efficiency is completely [Formula: see text]-independent of previous interventions. However, many maintenance activities exhibit their past dependency in engineering practice, and this significant property should not be ignored in maintenance modeling. In this spirit, our aim is to develop a condition-based maintenance model for continuously deteriorating systems subject to a special kind of past-dependent imperfect repairs. Such a repair can put the system back to a deterioration level better than the one at just before the current repair, but worse than the one reached at the last repair. Besides, inspection and replacement are memoryless actions available for the system. They result in different effects on the system deterioration and incur different costs. To achieve high economic performances in the long term, these actions are coordinated into a control-limit deterioration-based maintenance policy. Its long-run maintenance cost rate is analytically evaluated using the semi-regenerative process theory. Numerous sensitivity studies to maintenance costs and to system characteristics give a thorough understanding about the policy behavior. Furthermore, comparisons with more classical policies justify the importance of incorporating the past dependency in maintenance modeling.

Abstract (sommario):
An important task of an industrial enterprise is to ensure the reliability of equipment at the operational stage. For this purpose, repair activities are carried out at the enterprise, which involve hazards and risks in the field of occupational safety and health protection. The hazards of emergency repairs are related to their unplanned, sudden, emergency and non-standardized operations. Often unforeseen situations arise, works are performed without prior detailed risk analysis and without elaborated procedures for their implementation. These circumstances are the hazards with which incident risks are associated. The least hazardous is the organization of preventive maintenance and technical condition repairs. And the lowest danger is characterized by the organization of predictive maintenance. Statistical data from the foreign sources confirm the existence of direct correlation between the volume of emergency repairs, backlog works and unscheduled downtime on the one hand and injury rate on the other. And vice versa, there is an inverse correlation of the level of injuries with the volume of preventive maintenance, the degree of compliance with the maintenance schedule. In this regard, it is advisable to use in the occupational safety and health management system the indicators known from practice as indicators of maintenance processes. They characterize production processes in terms of the share of emergency repairs, preventive maintenance, maintenance repairs in the total volume of work, as well as the degree of fulfillment of the maintenance plan-schedule, etc. On their basis, the criteria for risk assessment and performance indicators in the field of occupational safety and health can be established. Monitoring these indicators in the information system and measures to improve them will help to ensure the workplace safety by improving maintenance and repair processes, identifying and eliminating root causes hidden in these processes.

Abstract (sommario):
The increase in the total number of machines in the middle of the 20th century led to a rise in the number of repair services and served as an impetus for the start of work to improve the reliability of mechanical equipment based on the statistical probabilistic approach, the provisions of terotechnology and methods of technical diagnostics. Maintaining machines and mechanisms in working condition has become quite expensive. On the other hand, reducing the cost of maintenance and repairs leads to a violation of the continuity of the technological cycle. Existing trends in mechanical engineering and in the general paradigm of the development of civilization indicate a tendency to reduce the durability of parts and units. The manufacture of products with a long service life becomes economically unviable, which is the essence of the paradox. The article considers the examples of implementation of various approaches to the operation of equipment during maintenance and repair. The prerequisites for the necessity of conducting repairs are analyzed. It is recommended to try to reach a compromise between the manufacturer and the consumer on the basis of long-term contracts for the supply of spare parts or the provision of equipment maintenance services. The urgency of the problem is further justified by the high rate of robotization, since robots also need to be repaired. In this regard, the authors express the hope that this article will be useful in solving the problem of the repair.

Abstract (sommario):
Background/Objectives: Because of poor or inadequate regulations, long-term repair arrangements do not often reflect the management needs of multi-family housing complexes. This study gives political improvement suggestions for multi-family housing complex long-term repair plans that included establishment, reviews, plan coordination, and maintenance reserve accumulation and execution. Methods: Long-term repair plan and reserve accounting documents for multi-family housing complexes from 1994 to 2021 were examined using frequency and percentage. The Multi-family Housing Management Act of South Korea includes an obligation to have long-term repair plans for the targeted multi-family housing complexes. Results: 1) The long-term repair plan execution funds needed in 2020 were calculated by the Korean Housing Managers’ Association’s computer program and found to be 3.64 times greater than in 1994. 2) The long-term repair reserve was used in part for elevators and CCTV and fire fighting equipment repairs; however, no legal repair periods were considered. 3) The long-term repair reserve rate was highest 20 to 30 years after construction, at which time residents find the required expenses difficult to afford. Conclusion/Implications: The case study highlighted several problems: (1) missed work types when the long-term repair plan was established; (2) insufficient repair reserve accumulation because of the Multi-family Housing Management Act regulation that states that repairs need only commence one year after construction and limits repairs to some work types to three to 20%; and (3) no unified area standard for long-term repair plans and K-APT reserves, which altered long-term plans to short-term plans and had three years of field application review and coordination.
