Abstract (sommario):

The past three decades have been a time of intensive development for high-rise housing in Shanghai. It has grown from an experimental prototype to the city's predominant form of housing. In this thesis, three periods in the developmental progress of Shanghai's high-rise housing will be examined, beginning in 1972. The interrelationships between the specific socioeconomic contexts, building codes, and design strategies are explored sequentially, and twelve typical high-rise housing projects are discussed, in an effort to trace the evolution of high-rise housing design strategies.
The study focuses primarily on three aspects of high-rise housing design: site organization, building design and unit layout. Responses to socio-economic transformation and building code regulations related to architectural design strategies are explored from the macro to the micro level. The experiences and lessons learned from previous works are reviewed, as well as suggestions for improving the performance of future projects, through approaches to architectural design and building-code adjustments.

Abstract (sommario):

High-rise residential tower is an inevitable and prevalent building type in high-density areas such as China. Because of the large population such buildings accommodate, improving the quality of people's lives in these towers has significant meaning. One of the important problems in such environments is the loss of identity of individual homes. This occurs because living spaces cannot fit individual families' unique and changing physical and spiritual needs. People can identify their lives and express their individual values in their homes in only the most meager ways. Consequently, people and their communities suffer deeply for the loss of identity of individual homes.The first focus of this thesis is to bring the question of individual control into light with the issue of identity of individual homes. Identity of any built environment results from the interplay of both shared values and individual values. In an identifiable and accommodating environment, both value sets should be in balance, over time. In high-rise residential towers, individual values are hardly presented because of the lack of individual control. So the radical way to establish identity of individual homes is to enable individual control in the building process.The second focus of this thesis is a study in architectural design of the distribution of control in such high-rise environments. Two kinds of individual controls are assumed and distributed: the control of the dwelling layouts and the control of dwelling unit facades. To enable these tow configurations of parts to be subject to individual control, propositions for setting up a new balance between centrally controlled parts and individually controlled parts in high-rise residential towers are put forward.To demonstrate these propositions, a specific high-rise residential tower in Beijing is redesigned to the solution of technical problems, regulatory issues and conventions when control is distributed. Individual control of both the dwelling layouts and the facades are simulated in a methodical way.Finally, notes about supportive products and management techniques, broader developments in other types of high-rise buildings, and the cultivation of shared values out of individual values are offered.

Abstract (sommario):

Since the 1960s, the construction of high-rise apartment buildings has been prolific across Asia. These buildings, nowadays, are required to reduce excessive energy consumption in order to mitigate carbon emissions. Various measures of refurbishment strategies have focused on measuring energy saving. A building energy model, one of the more dominant measurement methods, needs to be advanced for more reliable and achievable results. However, the current approaches for existing apartments in the context of South Korea is unsatisfactory due to influential factors, being disregarded in the process. This study aims to develop a building energy model of existing apartment buildings for energy-efficient refurbishment in South Korea by integrating the influencing factors that cause variation in actual energy consumption. The developed building energy model implemented to evaluate refurbishment strategies of reducing energy consumption with respect to future climate change. The overall results can be summarised as follows: firstly, the prioritisation of the physical characteristics affecting energy consumption provides one determinant building feature, construction years, and two subsidiary features, heating methods and unit sizes, to classify existing buildings. Secondly, the 90% probability of occupants' behaviours, inferred from actual consumption, is set with 17-20°C set temperatures and 3-8 hours of operation for heating. Electricity consumption is derived from 3-6 hours of operation with several influential appliances. Thirdly, variation among the middle floors requires the building energy model specified with individual units. Moreover, a numerical model of individual heating controls showed 18-22°C set-point temperatures in apartment units with different locations with 7-8 hours of heating. Lastly, the refurbishment strategies based on the thermal regulations in 2011 efficiently reduce energy consumption. However, further improvement of increasing insulation is not efficient. Climate projection for a heating dominant climate would have a limited impact on the total energy consumption, with only 600 kWh/year in 2050.

Abstract (sommario):

This thesis aims to investigate the relationship between the provision of spatial order and perceived sense of community in high-rise housing developments in Korea from a socio-spatial and architectural perspective. It also considers relationships between the perception of neighbourhood, provision of facilities, design aspects, and socio-economic characteristics and sense of community. The study uses a questionnaire survey as the main research instrument conducted across four case studies in Bundang new town, in metropolitan Seoul, Korea. Two of the cases were selected as having a high provision of spatial order and the other two low provision according to the concepts of Altman (1975) and Newman (1972, 1975). Quantitative analysis is carried out using the Kruskal-Wallis/Mann-Whitney test and Spearman???s rank correlation to identify differences and correlations between cases. The results indicate that there is no clear evidence that a sense of community has a direct relationship with the provision of spatial order in the selected cases. However, in the high provision cases outdoor common spaces appear to have a role in contributing to social interaction. Among Buckner???s (1988) three sub-variables of his concept of neighbourhood cohesion, ???neighbouring??? appears to be more associated with the provision of spatial order rather than ???attraction-to-neighbourhood??? or ???psychological sense of community.??? A greater number of opportunities for social interactions occur in an intermediate space located between private dwelling units and public open space in cases with a high provision of spatial order. However, this is likely to be due to the location of shared facilities and their frequency of use. In terms of the relationship between design and a sense of community, ???landscaping??? was found to be the most important variable, followed by the ???design of streets/footpath??? and ???facilities for children???, ???parking???, and ???recreational activities???. Despite the lack of a clear relationship between design and a sense of community, a strong demand was found for improved outdoor amenity and greater provision of facilities. Socio-economic status appears not to be a significant factor directly influencing the sense of community however, age and the existence of children are associated with the perception of neighbourhood.

Abstract (sommario):

This thesis focuses on the development of design constraints for use in analyzing the capacity of the residential units' floor areas in Open Building projects. Two cases are used to demonstrate the use of these constraints: a vacant office building (Kales Building) being converted to residential occupancy; a new multi-story building the lower floors of which are hotel rooms and the upper floors are residential condominium units.The thesis suggests that these constraints and the capacity analysis of residential floor areas associated with them can assist design teams, at the beginning of similar projects; provide important "added value" to clients, and contribute to the long term "sustainability" or adaptability of buildings.The first part of the thesis addresses the question of how to design a residential base building which can accommodate an optimal number and variety of fit-out unit layouts. The answer to the question links to the need for design constraints and points to their use in capacity analysis.The second part of the thesis focuses on the deduction of "constraint-designing" for Open Building residential layout. Plumbing systems, which are one of the most significant barriers to the application of Open Building, are specifically and more deeply studied in this part. A series of constraints are developed, which can generally assist in designing and analyzing floor plate capacity. . It is akin to learning to know the rules before starting a game.The third part of the thesis focuses on the demonstration of the uses of constraints in the design process of the conversion of an abandoned office building to residential uses.The last part of the thesis demonstrates the use of constraints and capacity analysis in a new multi-story condo project.In short, the paper is initially concerned with both the design concept and its application into detail levels in one of the many issues. It is a study of methods and technical rules of designing floor plan layouts when capacity analysis is the aim.

Abstract (sommario):

This thesis contributes to improvement of natural ventilation and thermal comfort in high-rise residential buildings in hot-humid climates. Case study approach along with full-scale experiments and Computational Fluid Dynamics formed the methodology of the current thesis. Two main outcomes of this study are: 1) a model for integration of different methods of natural ventilation evaluation at different design stages, and 2) a holistic model for implication of various design parameters to improve natural ventilation in buildings.
