As Texas exploration and production companies transition into Pennsylvania, industry professionals must recognize the differing legal landscape of Pennsylvania common law. It is within this context that this article highlights the major distinctions between the marital property systems employed by Pennsylvania and Texas. Failure to understand these legal variances could result in numerous title problems relating to spousal ownership. Properly classifying the nature of the subject property is paramount because property ownership ultimately determines both the proper lessor of an oil, gas, and mineral lease and the manner in which royalties are paid. The two states' similarities and differences are outlined in the following three sub-topics: marital property systems, spousal protections, and intestate succession. Each sub-topic begins with a discussion and analysis of Texas law, followed by a discussion and analysis of Pennsylvania law, and concludes with practical considerations.

Abstract (sommario):

Washing hands is one way to prevent the transmission of Covid-19 which can be used from childhood. Therefore, this community service is carried out to improve children's knowledge, attitudes and skills regarding proper hand washing. This community service was carried out in the form of health education with discussion and simulation methods to the children of the Anugerah Orphanage, Salatiga City on March 10, 2021. The evaluation was carried out by looking at changes of cognitive, affective and psychomotor aspects. We found that in the cognitive aspect, the participants were able to understand and apply washing hands properly, on the affective aspect, the participants valuing the importance of washing hands properly and on the psychomotor aspect, the participants were able to imitate correct hand washing. It is recommended that caregivers continue to observe children in applying proper hand washing to achieve a psychomotor naturalization level and experiencing level of attitude.

Abstract (sommario):

The existence of legal events in the form of death results in inheritance regulated by certain inheritance laws. In Indonesia, there is still inheritance legal pluralism, including civil inheritance law, Islamic inheritance law and customary inheritance law. In Melayu Siak community, where Islamic law and customary law are their living laws, there are differences in those two laws regarding the inheritance which then raises the question of which law will apply. This study utilizes a qualitative descriptive method with an empirical juridical legal research approach. Research data are collected through field studies by conducting interviews with the respondents to obtain primary data and literature studies to obtain secondary data. The focus of this research is to find out and analyze inheritance over the community property in Melayu Siak community. The results of the study show that 1) there is a relationship between the kinship system and the existence of the community property. 2) the inheritance in Melayu Siak community is based on the Islamic inheritance law and its implementation is carried out based on the results of the deliberation.

Abstract (sommario):

Gas flaring is the wasteful emission of hydrocarbon gases into the atmosphere; it is routinely used to dispose flammable gas that either is assumed unusable or uneconomical to recover. The burning of the wasteful gas has been shown to have significant environmental consequences. Therefore, this study was designed to determine the impact of gas flaring on soil bacterial spectrum and its physicochemical property. Soil microbiological quality was investigated using culture techniques while physicochemical property of the soil was analyzed using standard analytical procedures. Results obtained showed that pH and Av. phosphorus decreased from 5.80 and 8.86mg/kg in control soil to 5.40 and 6.50mg/kg in flared soil respectively. Electrical conductivity and total organic carbon increased from 100μS/cm and 0.20% in control soil to 160μS/cm and 0.63% in flared soil respectively. Total nitrogen slightly increased from 0.01% in control soil to 0.02% in flared soil. Soil textural class was sandy-clay-loam for both control and flared soils. Mean counts of bacteria increased from 4x10 3 cfu/g in SD50m to 2.0x10 4 cfu/g in SD100m, 3.1x10 4 cfu/g in SD200m, 4.5x10 4 in SD300m to 4.8x10 5 cfu/g in control soil. All the bacterial species were isolated from control and SD300m soils except Acinetobacter and Microbacteriun species which did not occur in SD300m soil. Six (6) organisms: Bacillus, Corynebacterium , Pseudomonas , Paenibacillus, Pusillimonas and Salinicoccus species were isolated from SD50m soil. The number of bacterial genera isolated increased to eleven (11) in SD100m soil with Cronobacter , Enterobacter , Escherichia coli , Kluyvera , and Microbacterium species added to those of SD50m soil. Fifteen (15) organisms occurred in SD200m soil as Acinetobacter , Arthrobacter , Brevibacterium , Klebsiella , Rathayibacter and Staphylococcus species were added. This study revealed that gas flaring decreased bacterial population in soil in close proximity to the flare point; the effect being reduced as the sampling distance from the flare point increased. Some physicochemical parameters decreased in flared soils and others increased when compared with control soils. Gas flaring selectively inhibited soil bacteria with more species occurring in soils farther away from the flare and soil closest to the flare point having less numbers of bacteria. In conclusion, gas flaring had negative impact on soil bacteria and varied effect on physicochemical properties of the soil; in this way soil fertility could have been hampered. Oil and gas companies as well as government agency need to adopt measures that would curb unnecessary gas flaring in Nigeria by putting the flared gas into economic use.

This study evaluates tax rate chargeable on landed properties in Tafa Local Government Area of Niger State, Nigeria, with a view to providing relevant information on the potentials of the tax as a source of local revenue generation which can be used for the provision of services and amenities. Data for this study was sourced from the records of landed properties assessed for taxation, tax rate chargeable and record of property tax collections available in the local government official records. Tables were used in analyzing and presenting the result for the study. The result of the study shows that tax rate chargeable on landed properties range from as low as N2, 000 to N120, 000. The result also indicates that there were different types of landed property tax collected in Tafa Local Government Area, such as title registration fee, tenement rate, survey fee, approval of building plan, ground rent, and change of land use. The study also shows that there are different types of landed properties on which tax is collected in Tafa Local Government Area. They include residential, commercial, industrial, agricultural, recreational and educational properties. There has been increased tax collection on landed properties in the study area from 2013–2016 due to more compliance and development of landed properties within the period. It is recommended that the local government administration should embark on a land ownership registration programme and automation of databases on landed property, establishment of an awareness forum by the local government where taxpayers would be sensitized and enlightened on the importance of land tax, and ensure proper valuation of landed properties for taxation.

Purpose: The objective of this study was to evaluate the impact of implementation of an anticoagulation protocol involving dosing and monitoring of unfractionated heparin (UFH) and low-molecular-weight heparin, specifically enoxaparin, for the treatment of deep vein thrombosis (DVT), pulmonary embolism (PE), and/or acute coronary syndromes (ACS). Methods: Patients with a primary diagnosis of DVT, PE, and/or ACS treated with UFH and/or enoxaparin were included. Data were collected on patients admitted to a community hospital during February 2008 (preimplementation) and February 2009 (postimplementation). Results: Forty-six patients were included in the preimplementation group and 25 patients in the postimplementation group. Forty-six percent of patients were dosed properly in the preimplementation group (UFH 38% and enoxaparin 50%) compared to 76% in the postimplementation group (UFH 56% and enoxaparin 88%; P = .023). Fifty-four percent of patients were monitored properly in the preimplementation group (UFH 31% and enoxaparin 67%) compared to 68% in the postimplementation group (UFH 56% and enoxaparin 75%; P = .318). Conclusion: Standardized dosing with a multidisciplinary-managed anticoagulation protocol significantly increased proper dosing of anticoagulation therapy; however, the protocol did not significantly improve proper monitoring. A lack of understanding of the need for baseline laboratory data contributes to improper monitoring. An approach which includes significant educational strategies is necessary to optimize patient care.

The qanun design process refers to Aceh Qanun Number 5 of 2011 concerning Procedures for Forming Qanuns. Article 22 of the Qanun states that the community provides verbal/written input in forming the Qanun. North Aceh Regional Government participation and community input on the draft revision of regional property management qanun was carried out through Focus Group Discussions (FGD). Existing Qanuns related to Regional Property must be adjusted to Government Regulation 28 of 2020 concerning the Management of State or Regional Property. This activity was carried out as a Focus Group Discussion (FGD) with stages of material delivery, question and answer, and interviews. This activity aims to obtain input on the draft qanun regarding managing goods owned by the North Aceh Regency area. Participants in this activity are government elements, community leaders, academics, and NGOs. After the FGD was carried out, the draft qanun was revised based on input to perfect the raqan, including the need for perfect administration of regional property from the planning stage to destroying assets belonging to the North Aceh Regency region. Apart from that, it is necessary to maintain and secure regional property so that the value and quality of assets are always maintained. Then, a good understanding is needed for regional property managers so they can carry out management properly and correctly by the mechanisms provided by law.

Lack of access to proper sanitation is a major risk factor for infectious diseases such as cholera, diarrhea, dysentery, hepatitis A, typhoid and polio. The Community-Based Total Sanitation Program in the first pillar of Stop Open Defecation aims to change people's lifestyles by using proper sanitation. However, the program has not run evenly. One of the areas that has not yet received the results of the policy is Dusun 13, Percut Village, Percut Sei Tuan, Deli Serdang Regency, North Sumatra which is a coastal area. This community service was able to provide proper sanitation facilities and socialization of healthy lifestryle to the community especially housewife in this area. The construction of sanitation facilities are two bathrooms with a size of 2 x 1.5 m with closets in each room, a septic tank with a capacity of 15 people basen on Indonesia Standard with number 2398 : 2017, tested the water quality, and installed a water pump. Socialization to implemented healthy lifestyle properly done with 20 participants as housewife in this area. This community service is expected to improve the quality of life, prevent the transmission of waterborne diseases and prevent groundwater contamination

This research tries to implement partnership marketing theory to lessen the financial burden of marketing a new character. The use of indigenous knowledge (IK) and indigenous bio-resources by pharmaceutical and herbal industries has led to concerns about the need to protect indigenous communitiesâ€™ interests in regards to the use of IK and indigenous bio-resources. Some commentators believe that intellectual property rights (IPR) law can effectively be used to protect IK and indigenous bio-resources, while others are more sceptical. An analysis of the Masakhane Pelargonium case reveals that while the Masakhane communityâ€™s successful use of IPR law in a case against Schwabe Pharmaceuticals has been lauded as a successful example of a marginalised community using IPR law to protect IK, the facts and results of the case are more ambivalent than they seem on first consideration. The paper discusses some of the factors affecting how beneficial IPR law can be in the protection of IK and indigenous bio-resources. Importantly, the Masakhane case shows that existing community resources and the level of mobilisation of the community affect the communityâ€™s ability to use IPR law effectively. The article suggests that we should neither be too quick to celebrate or to condemn the use of IPR law by indigenous communities and that a consideration of the broader context in which IPR law is used is required in order to determine how useful IPR law may be for a particular indigenous community seeking to protect its knowledge and bio-resources. In addition it also indicates we need to start recognising communities' existing resources and their determination to being more pivotal to the success of IK-IPR cases.

This study is a multi-level assessment of community-based Violence Against Women (VAW) desks status: (1) VAW system (policies and legislation); (2) entity (VAW desk setup), and (3) individual (VAW desk officers) levels’ capacities in Calamba City, Laguna, Philippines. Data were gathered through a survey of 105 VAW desk officers and key informant interviews of five local officials. In addition, document reviews of national and local policies and reports on VAW were also employed in this study. Findings suggested that policies on establishing barangay-level VAW desks were properly enforced in Calamba City. However, the research results also showed a lack of equipment and resources to address VAW cases properly. In addition, VAW desk officers’ age and educational background limit their capacity to implement their responsibilities effectively, for there are no clear qualifications needed to be a desk officer. There is also no clear local system on the orientation of roles and responsibilities of the desk officers. Thus, the following recommendations: (1) national or local policy amendment to include the basic qualifications of desk officers; (2) maximize the role of the local group of desk officers in capacity-building and advocacy while partnering with civil society; (3) proper fund allocation of the city to ensure full functionality of VAW desks; and (4) strengthen feedback system and enforcement of rewards and penalties to motivate proper functioning of the desk offices. The paper contributes to local governance perspectives, specifically on multi-level coordination, to effectively address VAW and provide gender and development (GAD) support services.

This article analyses differences in effect of disasters, risk communication practices, and perception on government agencies using a mixed method approach. The quantitative data consisted of responses of a survey from households and the qualitative data consisted of responses from key informant interview. Descriptive and inferential statistics were used to summarise and explain the survey results whilst responses from the interview were thematically analysed. The outcome of the survey on effect of disasters on household show the mean cost of injury and/or property damage for recent residents (GHS 2892.42) differed from that of longtime residents (GHS 4143.75). Also, mean number of displacement days for recent residents (37.85 days) differed from that of longtime residents (24.22 days). Again, majority of respondents indicated barriers in communication and perceived government agencies as lacking resources, competence, and empathy. The article concludes that households must be properly engaged to reduce disaster risk in Ghana.

At this time, community does not understand classes of drugs that can be purchase or stored at home. This can have two impacts, positive and negative. The positive impact is community become more responsive to health, while the negative impact is increasing use of drugs which raises problems related to how to get, use, store and dispose of drugs properly or commonly known as Dagusibu. This community service activity aims to educating housewives as "pharmacists" in the household regarding how to get, use, store, and dispose of drugs properly in Kedanyang Village RT/RW 003/003, Kebomas, Gresik. Method that we use in this community service is counseling and training using property and followed with monitoring. We use questionnaire for monitoring a month after counseling and training. Our method to counseling and training involve several variable, including Question of 5”O”, Get, Use, Save and Discard (Dagusibu). AbstractIntercultural communication is a mutual communicating of individuals or groups representing different cultures, which are used in a variety of ways to establish mutual relations. The aim of intercultural communication is to know the behavior, customs, ceremonies, and beliefs of the other cultures. Avoiding or a total lack of contacts with representatives of other cultures brings ignorance of the complexity of the social world and its wealth and can cause a culture shock, as well as the conflict of cultures. However, in order to properly carry out this kind of communication, it is necessary to know the basic building blocks for a particular social group, consisting of: history, oral tradition, language, beliefs and customs. It is also important noticing the differences between cultures. Intercultural dialogue naturally creates difficulties, since they meet in the representatives of different cultures. Acceptance of differences leads to developing proper coexistence societies, which is especially important in the current world.

One of the business opportunities that Bojonegoro community has begun to develop is batik, but there are still only a few people have batik character, they only make it without knowing the meaning of the resulting motif. The motifs that are widely used in batik are imagines plant and flower. During this time the community is very worried that there will be attention, extinction, appreciation from others for the batik motifs that have been produced. There for the Disbudpar and Uin Sunan Kalijaga service team asked for assistance to support the assistance of intellectual property rights on batik motifs produced by Dolokgede through the Director General Property Rights. So that it can foster the entrepreneurial spirit of the village community marked by the village communitu. Which produces written batik based on dance art and distributes tourism areas, therefore the tourist area will facilitate written batik produced by the people of Dolokgede Village.

The house is one of the needs that must be fulfilled by humans, the need for housing in Indonesia is increasing every year in line with the high population growth. Based on a letter issued by the finance minister regarding the home ownership loan program, many residential property business developers offer home services in an effort to meet the need for housing. Then came the conventional mortgages and sharia mortgages. Sharia mortgages are schemes that continue to develop and attract public interest with their sharia transaction systems, either with a Murabaha or Isthisna 'contract. This study aims to find out how the practice of istishna contract is applied by the developer of PT Samawa Property Group. This type of research is descriptive qualitative research with exposure related to solving existing problems. The results of this study indicate that the contract used is the istishna contract which is able to meet the needs of the community for houses without riba transactions, clear price transparency, no fines or confiscation so that it is mutually beneficial and able to improve the welfare of the community.

One influential approach to environmental problems holds that their solution requires the definition of full liberal property rights over goods that will enable their value to be registered in actual or hypothetical markets. How adequate is that solution? In this paper I offer reasons to be sceptical, by placing recent liberal arguments in the context of older debates about property, in particular those concerned with the distribution of care. Although proposals for the extension of liberal property rights over environmental goods often appeal to arguments from the need to distribute care, I show that there are conflicts between them. Care for particular places that embody the life of a community that has an existence over time is often expressed through resistance to liberal property rights. We express mutual obligations to members of a community through a denial of exclusive property rights over certain common goods. Also, what constitutes care for environmental goods itself is contested across class, occupation, culture, and history. Conflicts between those with different conceptions of care are often expressed through conflicts in property rights. The justification of property rights by appeal to particular accounts of proper care has, from the time of Locke to the present, been invoked to legitimate the appropriation of goods. The introduction and maintenance of liberal property-rights regimes involves the creation and sustenance of a particular distribution of social power, and should be understood as such.

Efforts to improve health for the community are very important. This is reinforced by the launching of DAGUSIBU (Get, Use, Store and Dispose of Medicines properly) so that the community is able to understand and be able to implement it in an effort to increase the degree of understanding in terms of medicine, especially how to get, use, store, dispose of drugs properly and create a drug-aware family through the DAGUSIBU program in the SMK IKPI School of Labuan Pandeglang. Material that is socialized is the explanation of the general definition of drugs, drug classification consisting of over-the-counter drugs, limited free drugs, hard drugs, and mandatory drug pharmacies. Then the explanation of the drug preparations and how to use them, special attention is needed so that they are not wrong in using them and the proper and correct storage and disposal procedures for the drugs. It is hoped that through this activity, the ultimate goal to be achieved will be realized, and the community will become a concern in consuming and managing medicines, especially those in the family environment.

There is increasing degradation of non-timber forest products (NTFPs) in the mountains of Nepal. It has been proposed that different components of a common property resource (CPR) do not undergo degradation at the same rate, as they are not managed in the same way under different types of property rights regimes. To examine this, information was collected through a survey of 324 households, community resource assessment ranking and group discussion in a small mountain watershed of Nepal. The study analysed NTFP collection and management practices under government and community forest management systems, and impact of these practices on the status of forest and NTFPs. The analysis based on people's perception revealed that NTFPs were being depleted more rapidly than timber components in both types of forest. The pace of depletion was, however, considerably lower in community forests, as these forests were accessible only to the relevant forest user group members. Depletion of NTFPs was due primarily to the lack of proper institutional arrangements, including the lack of a comprehensive government policy framework, for sustainable use and management of NTFPs.

The role of health educators is by providing education in community service activities through the practice of "early treatment of various types of wounds". The purpose of this service is to educate youth in increasing understanding regarding the proper handling of wounds. This activity was carried out in the Wihdatul Ummah Kolaka IT SMA school environment on Monday, December 12, 2022, which was attended by 27 student representatives and 5 teachers and staff in the form of practice groups using materials and consumables for wound care. With the education provided through wound care practices, students are able to properly practice how to care for various types of wounds and are able to understand properly the proper management of wound care.

Graph visualization with proper layout is widely applied to understand the relationship between entities in a complex system and the topological structure information is mainly used. Real-world graphs often have the community structures property which is ignored in many existing graph layout methods. Thus, we propose a multivariate network layout method using the force-directed method with attribute constraints. This method can effectively take into account the hierarchical structure, connection strength, and quantitative comparison between communities. First, the layout of community centers is generated by a force-directed algorithm in which node count of the community is taken as constraints to enable area balance of community; Second, community force based on node attribute is added in the force-directed algorithm to maintain the community clarity. A visualization system is also developed to allow users to interactively generate community structure-aware layout results. qualitative and quantitative evaluation of the results verifies the usability and effectiveness of the proposed method by comparing it with other methods.

Ukraine has constitutionally established its European integration aspirations, and therefore ensuring effective and proper legal regulation of property rights to other people's property in the context of updating the civil legislation of Ukraine are important issues. Carrying out reforms in the context of European integration processes is intended to change and improve approaches to both the grounds for acquisition and termination of real property rights. Therefore, it is appropriate to identify trends in their development, taking into account proposals for their reform, since any significant change in this area will inevitably lead to a new quality of legal regulation of the studied relations. Regulation of property rights to other people's property should be carried out taking into account the impact on this sphere of legal relations of the "normative content" of the Association Agreement between Ukraine, on the one hand, and the European Union, the European Atomic Energy Community and their member states, on the other hand. It has been expressed in the article a position on certain aspects of the legal regulation of the acquisition of ownership by acquisitive prescription, servitude, emphyteussis, superficies, acquisition or preservation of property without sufficient legal grounds. The issue of proper legal regulation of forced termination of rem rights to property has become especially relevant in modern conditions. Therefore, special attention has been paid to requisition as a basis for terminating real property rights. The author concluded that the departure from the concept of the absoluteness of property rights was dictated by the change and expansion of the list of property rights, which in the modern period cannot be considered closed. The Civil Code of Ukraine emphasizes that other property rights to other people's property may be established by law. Interpreting this provision, one can come to the conclusion that the list of property rights defined in Art. 395 of the Civil Code of Ukraine is established by law, and not by agreement of the participants in property relations.

Community of property is a statutory matrimonial-property regime that creates a strong proprietary bond between the spouses, mainly through joint ownership and the obligation for the spouses to administer joint property jointly. This strong proprietary bond, due to which the two individuals are obliged to act together, is so rigid and comprehensive that they can hardly ever act independently. It is questionable that such extensive restrictions are justified and necessary for protection of the weaker spouse. The article presents the roots of the community of property regime and the development of this regime in Estonian law. The aim is to ascertain the point from which the regime has been based on joint ownership and joint administration and reveal whether the obligation for the spouses to act together was always so rigid and all-encompassing. This should aid in understanding whether community of property has stood the test of time because the regime had a different form in the past or because better legal solutions existed alongside it, ones that have been forgotten. The author finds that looking back is a good way to understand the best way to move forward.

This study provides a detailed theoretical analysis of problems of regulation of confiscation of property in Ukraine in different branches in the conditions of European integration processes. Property relations are the object of protection of various branches of law: constitutional, civil, administrative, criminal, etc. Accordingly, the regulation of property relations by the provisions of both public and private branches of law often gives rise to numerous discussions about certain social relations within this institution. In the national law of Ukraine confiscation is considered both as a ground for termination of property rights, as a special civil law method of protection of copyright and related rights, as a type of administrative penalties (including for violation of customs and tax legislation), as an additional type of criminal penalties, and as a special procedure in criminal proceedings. Proper legal provision of confiscation is a prerequisite for recognising Ukraine as a reliable partner of the European and world community. According to the results of the study, the position regarding the prospects of research and improvement of regulation of property confiscation in the modern market economy was outlined.

The function of property as a basis for horizontal action is applied in various ways and purposes. This article concludes that worldly-oriented wealth can cause people's minds and souls to lose their minds and morals. Excessive attitude towards wealth accompanied by worries of poverty can affect the attitude of ignoring other people and even God. The Qur'an describes the previous people who were destroyed in their morals because the function of property was not used properly. Assets can be used for macroeconomic management in solving crises and for the benefit of community welfare in the Mecca period.

This research is motivated by the problem of Waqf Land which has been built by the Religious Affairs Office in Teladan Baru Village, Rundeng District, Subulussalam City, which one of its heirs wants to take back, due to personal interests. So researchers are interested in researching, how are people's perceptions of waqf land in Teladan Baru Village, Rundeng District, Subulussalam City and what are the provisions of Islamic Law regarding Waqf Land Reclaimed by Heirs in Teladan Baru Village, Rundeng District, Subulussalam City. The research method used in the preparation of this thesis is field research and interviews. The results in this study are the public's perception of the land donated by Pak Udin, so the community does not agree if the heirs take back the waqf land because the waqf land is still being used properly and properly, so there is no strong reason for the heirs take the waqf land again. However, the scholars of the Imam school of thought differ in terms of understanding the waqf itself, Imam Abu Hanifah is of the opinion that the assets that have been donated remain the property of the person who has made the endowment and may be withdrawn. Imam Maliki may give waqf for a certain period of time, and when the specified period passes, it is permissible for the person giving the waqf to take back the property that has been donated. Imam Syafi'i is of the opinion that the assets that have been donated are completely independent of the beneficiary who has donated them, and belong to Allah. And the Hambali school says that the waqf releases the waqf property from the ownership of the waqf property. So the Waqf Land that has been donated in Teladan Baru Village, may not be taken back by the heirs with the opinion of the previous scholars and with the reason that the heirs are not acceptable to the community and the Ministry of Religion.
