Texte intégralThe thesis is about the classical theme of the emplojer's jus variandi, that is disciplined by the art. 2103 c.c. Necessity to deal with this theme has sprung from the fact that the relative discipline has been interested by important news. In fact with the art. 3, d.lgs. n. 81 of June 14 th 2015, the legislator has proceeded to complete rewrite art. 2103 c.c. The elaborate has moved on two superimposed levels: o the one hand, I have proceeded to analyzed the new article 2103 c.c.; on the other hand, I tried to analyze the tecnique used by legislator. The thesis has been proposed to give a systematization of the answers already given by the doctrine and jurisprudence on the subject, as well as offering a new questions elaboration; to critically discuss the extent of the recent innovations introduced; to highlight the differences compared to the previous legislation; to establish to what extent a broad exceptability of the art. 2103 c.c. by collective bargaining and individual autonomy, it can open the way for a dogmatic refoundation of the whole subject and a deconstruction of labor legislation as it has been conceived to date. The thesis is divided in three chapters. In the first chapter, I wrote about horizontal jus variandi; the second chapter is about jus variandi in pejus and the last one is about promotion.

Texte intégralThe essay aims to analyze the main problems related to the use of individual worker’s self defense, as a measure finalized to protect his rights and to enforce their effectiveness, as an alternative to a legal action in Court. After making some general remarks about the issue in civil law, the work moves on to examine the systematic effects of self defense, whenever it is used in employment contract by the employee to justify the refusal of job performance as a response to the unlawful use of employer’s powers. The final section is dedicated to check if the contractual remedy based on article 1460 of the civil code could be a useful tool particularly to counteract unjustified demotions or the breach of the regulation of the change of tasks after the reform of the article 2103 of the civil code. The research’s goal is to find a balance between managerial prerogatives and the human dignity and professionalism of workforce, using the general clauses of good faith and fair dealing, also considering the importance of Labour protection in the Italian Constitution.

Texte intégralFor each period, I explore the impact of building decisions on 'domestic' ministries to church members and on the 'public' ministries that congregations carried out in the environs of their churches and in working-class neighbourhoods. In doing so, I draw on a variety of methodological approaches and on local sources that have not previously been synthesized. A database containing temporal and spatial information for every Protestant church built in Montreal between 1760 and 1914 was also constructed for this project. Case studies of six 'uptown' congregations, and of a downtown neighbourhood that was a popular mission field, are carried out. Investigation of documentary sources such as church minute books and correspondence is complemented by cartographic and sociological analyses of church membership using city directories, tax rolls, censuses, and the recently completed Montreal l'Avenir du Passe historical geo-database. A systematic sampling of local newspapers and denominational records brings to life the many congregational controversies and dilemmas that spilled over into the public sphere during a time of dramatic urban, social, and theological change.
A range of external factors, both material and spiritual, affected the choices that were made. I show how investment in religious edifices during the original phase of church moves, as well as the heightened social exclusivity that these moves generated, made it more challenging for the next generation to adapt their religious institutions to the needs of the twentieth-century city. Congregations simultaneously had to deal with a number of ongoing tensions: the logic of institutional maintenance versus the logic of mission, competition versus cooperation amongst Protestant institutions, and the dynamic between capitalist materialism and Christianity. Unless these tensions were skilfully negotiated by church leaders, they threatened to destroy either the viability or the integrity of religious institutions.

Texte intégralDetta examensarbete undersökte möjligheterna kring att återuppta brukandet av en äldre herrgårdsbyggnad uppbyggd av timmer och vad detta skulle innebära ur ett energi- samt fuktperspektiv. Byggnaden som undersöktes heter Sofiedals herrgård och är uppförd år 1858 i Valbo 11 kilometer väst om Gävle. Husets uppbyggnad dokumenterades och användes som utgångspunkt för att kunna genomföra beräkningar inriktade på energi och fuktaspekter. Med hjälp av ett antal datorprogram och en tillhörande lufttäthetsprovning kunde husets nuvarande energianvändning beräknas och jämföras med dagens gällande byggregler. Därutöver undersöktes hur byggnaden påverkades ur energi- och fuktsynpunkt genom en energieffektivisering i form av tilläggsisolering, lufttätning, fönster- och dörrbyten. Eftersom det är svårt att kontrollera självdragsventilationens exakta prestanda har en luftflödesanalys gjorts beträffande fyra olika luftomsättningars påverkan av fukt och energiförhållanden för byggnaden. Åtgärdsförslag gällande en energieffektivisering projekterades med en potentiell köpare som bakgrund. Därför har även allmänna problem dokumenterats för att påvisa andra åtgärder som behöver vidtas. Undersökningen visade att byggnadens energianvändning behövde sänkas med ungefär 45 % för att uppnå Boverkets krav. Beroende på vilken ventilationsomsättning som antogs varierade både energianvändningen samt den relativa ånghalten i konstruktionen. En utförd luftflödesanalys visade att vid monterad ångspärr kommer konstruktionen vara fuktsäker. För att uppnå Boverkets energikrav krävs en specifik energianvändning på 110kWh/m 2·år. I dagsläget uppnår byggnaden inte kraven. Eftersom byggnaden beräknades till nästan 200 kWh/ m2∙år måste den genomgå omfattande renoveringsåtgärder.

Texte intégralThis research thesis, undertaken in the area of anglophone studies and, more specifically, in specialised English, stands at the crossroads of several disciplines: linguistics, economics, data mining, history, politics and the study of institutional trust. Engaging with language involves building a genre-based corpus, understanding the culture of the specialised communities within which discourse emerges, the exploration of discourse in its situational and historical context and the analysis of the strategies deployed, in terms of rhetoric, hedging, metaphors or narration. The study is also based on the specific knowledge of the monetary policy and, more generally, of the dynamic of contemporary British society underpinning the chronological span of the corpus. The decoding of the speeches delivered between 1946 and 2016 at Mansion House, by nine successive Governors of the Bank of England, aims at a better understanding of language in finance and economics. The diachronicity of the study helps in the comprehension of changes affecting the production and the reception of the speeches over a period of 70 years, from the era of constructive ambiguity to a strategy of transparency by the Bank of England. Computer-assisted analysis of the speeches is presented in the form of an exploratory protocol. Communication issues arising from the Mansion House ritual, the management of uncertainty, the emergence of institutional facts, the critical reception of the speeches by the press, the relationship between the Governor and the Chancellor of the Exchequer, as well as the episodes affecting or overturning policies in post-war Britain provide further insight into the specialized discourse in question, its constraints and its challenges

Creation is a means of author’s emotional expression and self-exploration, and through this way, the author can break the barriers in her heart. Except for hatred, love is filled with human being’s whole life and the love comes mainly from family love. The main creation of the author is largely affected by various experiences of life. At the late period of creation in graduate school (from 2009 to 2011), the author focuses on exploring family nature. Finally, in 2011, this fiber art exhibition is held, which is centered on the meaning of family love. The acquirement from the organization and introduction of the author’s works in these three years not only enlarges the ability of logical introspection and thinking but also helps her become a mature creator. Motherly love is the main expression in family love and mother image is always connected with womb and breast; therefore, these series of works are named as “Bra Mansion”. The author tries to express mother image through the shapes of plants and their growing to process the secret place of conversation covered in the bra. The author thinks that the physical interaction between mother and child is from breast and mouth. The interaction is also another original stimulus, as a memory, which can be evocated; thus, bra becomes an object media to examine female character. Human beings need costume and accessories, which are like nutritious sources from secular life. This metaphor is just to supply the author’s way of exploring art, thus the relationships between mother and son are like the relationships between human and attire. The leaves, stems and roots of the plant plays as a role of continuing its life. They are the organs of nutrition. An embryo in mother’s womb absorbs nutrition and exchanges waste through the umbilical cord blood. A newborn baby grows and flourishes by soaking up mother’s breast milk. Body structure and the shape of breast give mother conveniently to nurture next generation. From the longitudinal section of breast anatomy, it is like an anatropous tree. The shape of tree crown from a flourishing tree is like the mammary gland in mother’s breast. And mother’s nipples are like the roots of this flourishing tree, absorbing the nutrition from outward and flowing into the sea of motherly love.

Real estate is relatively more profitable commodity, especially for mansion. Currently, private mansion has become one of the main business sources in the real estate industry. One key feature is its regional constraint, the overall project development, marketing planning, product positioning, and integrated communication, therefore have to be specifically tailor-made for the region. The objective of the study is to explore the marketing and advertising approach and process for mansion through the theory of marketing and advertising strategy. Hence we first discuss the current status and the future prospection of real estate in Taiwan by reviewing the marketing and advertising documents of the industry including the market analysis, advertising plan, designing style, media option, and final advertisement demonstration. And then we build up the model of marketing and advertising theory for mansion to structure their marketing and advertising approach and process. We finally take the mansion project at JhongCheng road, Taipei as the case for our practice objective. Based on the results and the analysis of the study, we utilize the marketing and advertising process of mansion as the blueprints, the JhongCheng project as the main body, to develop the core advertising message, “return to the innocence and nature”. We bring the specific leisure “life style” and “nature environment” of the project into the creative idea generation and further develop and demonstrate the complete advertisement.

ABSTRACT Since ancient times, beauty is a woman's nature, and it can also be said that beauty is a woman's second life. Beautiful women do not necessarily have natural beauty, but certainly know how to dress themselves up. Let each day's mood brighten with the makeup. They are beautiful, not to please the man, not the expression of vanity, is the expression of women's love of life and self-esteem. Correct facial features, rich connotations, proper dress, coupled with self-confidence, a healthy attitude, this is the true beauty of a woman. Because of this, women’s business opportunities have arisen, and the most significant of these is the emergence of the bride’s secretary industry. The author himself specializes in the second year of secondary vocational school and is specialized in the beauty department. At the age of 15, he was an apprentice and a 22-year-old fashion styling salon. At that time, he had begun to contact the bridal make-up industry as a beneficiary. A. The overall makeup styling is completed quickly in the workplace. This is a very familiar task for the author. Currently, he serves as a bridal overall stylist in the Pingtung Home Business Vocational School Vocational Education and Pingtung Bridal Overall Shape Guild. Figure contestants have repeatedly won great results. Since the paper map can be used as a tool for the former practice of makeup. Therefore, this creation mainly uses historical characters as the leading role and uses modern makeup to design. It is hoped that the current make-up design will be added to historical figures, and the current painting tools and materials will be used to draw and increase the personal charm of historical figures; from history In the makeup design, we explored the performance of individuality and make-up. Using the four-paper map design, the historical figure: The Four Golden Dreams of A Dream of Red Mansions was presented with a modern make-up design to outline its personality and charm. It was found that the application of the current makeup design is indeed true. Can outline the personality characteristics and charm of historical figures, and paper design patterns can indeed be applied to the application of makeup design, but there are also places to pay attention to in use, because after all, the texture of the paper is different from the skin Although the use of the same materials and tools, I hope that the results of this creation can allow students to learn to use paper drawings in the future to have a good principle of compliance and use. The objectives of this research is to investigate whether the following six factors are related to the performance of building and mansion management in Taipei area: decision methods, execution methods, building age, monthly management fee, number of apartments, and apartment price. The researcher employed random sampling method and selected 62 apartment buildings as the subjects. Then, the researcher interviewed the on-site manager and evaluated the performance of building management of each apartment building. Finally, multiple regression analysis was employed to examine the relationship between the performance of building management and the six factors mentioned above. The conclusion of this research are: 1.The management performance of apartment buildings that employed ‘collective decision method’ appears to be higher than those employing ‘individual representative decision method’; 2.The management performance of apartment buildings that employed ‘complete commission execution method’ appears to be higher than those employing ‘individual execution method’; 3.The management performance of ‘newer’ apartment buildings appears to be higher than those ‘older’ ones; 4.The management performance of apartment buildings that collect ‘higher monthly management fee’ appears to be higher than those with ‘lower monthly management fee’; 5.The management performance of apartment buildings does not appear to be related to ‘the number of apartments’; 6.The management performance of ‘more expensive’ apartment buildings appears to be higher than those ‘less expensive’ ones.

In this study, residential building in Taichung City High (the general so-called luxury) of public space for the subject matter, use of depth interview data collection, respondents were set for the company''s head or chairman of the board, the results are as follows: 1. Gymnasium, a recreation of listening and hanging gardens are among the respondents, the average weekly use of public facilities, children''s play area, swimming pool, parlor area and auditorium is used less by respondents. 2. Building lobby more than 5 meters high ceiling, the open-space, and design style of the main light. 3. All that needs to be set by key respondents heated swimming pool and gym, and the need to include changing rooms, shower rooms and other fitness equipment and other equipment. 4. A recreation room and interview rooms should not be additional charge, the maintenance costs included in management fees, the equipment can meet the simple needs. 5. The majority of respondents believe need to set the audio-visual room and children''s play area, but most of the luxury residential households have audio-visual equipment, and although safety still need their parents, it is suggested that these two facilities are in the additional under the conditions of public space setting. 6. Set the hanging gardens and a small gravel path to the People''s Bank, combined with landscape scenery, full use of building space, plant easy care plants such as grass, dwarf-type flowers, trees, sky gardens domestic demand and a mini water curtain falls, fountain and pavilion, the pavilion is placed within the stone or bamboo tables and chairs.

This thesis is aimed to discuss the significantly intimate relationships between Feng-Shui and architecture as well as Feng-Shui and interior design. In addition, theories concerning triple-saver door are also used to discuss its tremendous impact of Feng-Shui on interior design. So far as the Chinese are concerned, Feng-Shui is a set of professional theories with a long history, originating from our ancestors that make close and subtle observations on the geographic environment, inclusive of mountains, hills, lands, lakes, seasonal variations, and the like. Our ancestors eventually discover that significantly intimate relationships do exist between the natural environment, human beings and other creatures alike. Moreover, they also make significant discoveries that human beings are able to proliferate in an advantageous way by finding out appropriate environmental spaces as well as sites or locations. In this light, Feng-Shui is also called “Skills to observe lands,” meaning using various ways to observe geographical variations and predicting natural phenomena and , as a result, meant as scientific methods and practical principles to select palaces, temples, villages and graveyards. In brief, Feng-Shui is a kind of scientific knowledge to select appropriate sites or locations for particular reasons; to put it differently, Feng-Shui is essentially and basically a method to discover environmental and geographical traits for particular sites and purposes. On account of the rapid development and advancement of broadcasting technology, such concepts regarding Feng-Shiu have been gradually accepted as pressure beams, door red, road red, wall knife, evil hallway, door to door, rooms of rooms, stairs confronting doors and doors confronting kitchens. The above concepts are basic notions of Feng-Shui and thus have exerted a tremendous and indispensable influence on residential spaces or sites of human beings. By interviewing Kongzhao Min, who possesses valuable experiences and reliable practices of almost five hundred cases of Feng-Shui, significant findings are made as follows: behavior modes of mankind and his / her living qualities are intimately connected with environmental spaces of residency, including interior surroundings and exterior ones. In this regard, Feng-Shui is briefly defined as environmental spaces concretely embodied with human choices of residency. This thesis starts with studying and exploring ancient books with respect to the origin of Feng-Shui, its shapes of theories, its professional publications and finally professional realizations of Feng-Shui practices in selecting residency. Significant observations are made that Feng-Shui is identical with the environmental spaces, and vice versa. Furthermore, the definitions of modern environmental spaces and those of Guo Pu’s described in detail in his books are surprisingly identical. Chi or air scatters as winds rise and stops as waters gather. Our ancestors try hard to gather Chi and live in harmony with it, which is called Feng-Shui afterwards. Vapor from the atmospherical humidity and rain is sufficiently accumulated in soils, which evaporates and subsequently releases water. Breezes blow the vapor high up and take it down into ponds, rivers, seas, and oceans. The vapor rising from soils meet with vapor in the air, evaporate in the winds and then stop by the water side, which is not merely a natural phenomenon but also a concrete practice of Feng-Shui. In order to concretely demonstrate Feng-Shui practices, Feng-Shui should be discussed in the framework of the natural environment. Taboos with regard to Feng-Shui should also be based on the environmental structure. With the prevailing notions and practices of Feng-Shui, the living residency of human beings are apparently in harmony with the environmental spaces. Currently, poor or inappropriate interior designs decrease in numbers. However, one problem is still worth note; that is to say, complaints about one’s living residency or spaces derive not from poor interior designs but from confronting against the environmental spaces. In real cases of practicing Feng-Shui, some people living in identical interior designs suffer from different but severe problems of illness and emotions. The reason is that the environmental spaces and qualities they reside in are wholly poor and don’t correspond to proper human residency. Feng-Shui is not merely a knowledge of science or an art of spatial exploration; it is also an environmental ecology of mankind. Human beings are enormously affected by Feng-Shui. Feng-Shui, therefore, is essentially an art pursuing and practicing harmony between mankind and the natural environment.

Feng-Shui has been used by emperors and the public alike for thousands of years and is still very popular nowadays. If it’s a superstition, why do lots of businessmen try to ask Feng-Shui masters for help when they are looking for new ideal business sites or facing some trouble? Although Feng-Shui has not been scientifically proven, its theory is similar to magnetic field theory in science. Based on documentary analysis, this research tried to look for the Wealth Elements of Mansion Feng-Shui through collecting, summarizing, and analyzing data, and identified some Wealth Elements such as Orientation and Qi. Observing five Mansion Feng-Shui cases, this study used observation method to validate these Wealth Elements identified, and provided some suggestions for improvement. The Wealth Elements are relevant to the orientation and position of the mansion door and how much Qi could go through it, which was validated by case study and agreed with the elements identified by document analysis. It is hoped that the results of this study could have considerable impact to businessmen, future startup people and those who are interested in Mansion Feng-Shui.

In the influence of economical depression for many years, a lot of luxury mansions which advertising with high-level building materials, the top-level equipments, good designing and building for personal requirement still could create superior selling rate as though they had become the bright star in real estate market. Following the different subject of luxury mansions which had built without end in real estate market, we should stay here and think over the development trend of the high price buildings and both the meaning and effect for real estate market in the future. This is worthy making more effort for the observation, discussion and analysis on it. The purposes of this research were focused on analyzing the characters of the luxury mansions investment market in Taichung city, understanding the meaning and value of luxury mansions for real estate market, facing the development trend in the future, and building the investment project evaluation model for the luxury mansions in Taichung city that could be used to simulating the luxury mansions investment project evaluation in Taichung city, and providing the result for building investment manager and stockholder. As result of too many effective factors in real estate market, this research according to real estate investment theory and consumer psychology, discussed the effective factors of luxury mansions investment in Taichung city. Used Factor Analysis to extract eight main compositions: Design Brand, Quality Assurance, Profit, Finance, Service, Price, Location and Quality Standard. Then puting them into Analytic Network Process built the investment project evaluation model for the luxury mansions in Taichung city, and had been verified the evaluated result could be provided for helping building investment manager and stockholder to make a choice in luxury mansions investment projects by the case evaluation with experts.

There are about four hundred thousand buying and selling of real estate transactions in a year in Taiwan. The relevant number of the sellers, the buyers and the agents is up to more than one million people a year, which, the application of the law and the knowledge of the Mansion science cannot be ignored. The famous Western philosopher Tylor defined culture as “a complex bundle of all, including knowledge, religion, art, law, ethics, custom, capacity and habits obtained by any other person.” Mansion science is inherent in Chinese traditional culture, is great profound; hopefully, during the study of higher education, it can be brought into the research and be used thoroughly. By doing this, not only can it be more meaningful, but also better promote a more rational thinking. Also, more and more theories are able to be further discussed and learned from each other by exchanging views. In addition to carry forward the essence of culture, meanwhile, it can have more sharing as well. Mansion Feng Shui is separated into 2 sections: Luantou and Liqi. The Tao Te Ching, “Man takes his law from the Earth; the Earth takes its law from Heaven; Heaven takes its law from the Tao. The law of the Tao is its being what it is.” (The Tao Te Ching, Chap. 25) The two complement with each other in order to achieve the unity of man and nature; that is, Heaven, Earth, Human and life show the status of interoperability and no contrary to human life. The I Ching, “As the Heaven takes its own runs, one should follow the Heaven be independent, and makes the most of his life.” The operation of the universe is eternal, human lives and breeds should be endless with hope and happiness. This article aims to import traditional Mansion science culture from the law and management courses, has it be informative for the purpose of making ones who are studying this to broaden their lives. Most important of all, culture is a valuable legacy which can spread and shine our lives.

Local Cultural Museums are for community empowerment, increased interactions among residents. Their existence has successfully raised the public's awareness of their regional communities, and help making a “space” become a “place” for them. “Local” means “from, existing in, serving, or responsible for a small area” .But is a local cultural museum only about the community’s spatial dimension ? Futai Street Mansion, a local cultural museum in Taipei, extends beyond that to include temporal dimension. It focuses not only on the Camera Street nearby but the old Taipei Town built a century ago. This paper discusses the balance of temporal and spatial dimensions of the said local cultural museum through content analysis, observation and historical geography’s theory on “space” and “place”,and “Cross-Section” theory. It expects helping Futai Street Mansion and other local cultural museum to clearly position themselves, and how to present “Local” beyond spatial dimension.

The characters of Chapter Novel with divide into chapter, intricate plot, and long action. Each chapter has the continuities of whole independence and integrity throughout the novel. Although chapter has the specialty of minimum unit, but this will interfere with reading when fetch information, it course reader difficult to realize the relationship among story role, time, event, and place. This paper using the case of "A Dream of Red Mansion" tried to deconstruct the plot of Chapters Novel by Topic Maps. Plan and employ the key elements include Topics, Associations, and Occurrences to construct content by found out the relationship between topics. This change read mode from linear to relation, and reader can choice freely any event to read and master the context by initiative.

In recent years, building appearance has gradually diversified in Taiwan, and fire protection capability increased with the upgrading quality of building design. However, due to lack concern about the function of fire safety in old building design, that makes now maintained monuments and historical buildings incapable to defend against the fires. The materials used in early buildings are nothing more than wood and stone, which are of no use for fire resistance. Almost wooden buildings must be reconstructed after fire damages because the main structures have been destroyed in fire. While the modern buildings are almost constructed with reinforced concrete materials, which can endure high temperature in a fire and the damage is limited. The main structure usually can be continued to use after building’s renovation. In this study, a fire simulation is held for the historical building "Chao Shan Mansion " which was two times damaged by the fire. The simulation result provides a suggestion for the subsequent reconstruction of Chao Shan Mansion to improve fire prevention facility design.

In recent years, we have seen an increasingly significant sign of M shape distribution of Taiwanese household incomes. Many rich people have shown their amazing purchasing power to buy luxury mansions. Real estate developers also built a lot of luxury mansions which have become one hot product in real estate market. What are important factors for rich families in making buying decision to luxury mansions?What are the changing factors for different characteristics of homebuyers’ decision-making of buying luxury mansion? What is the tradeoff between self-lived and investment purpose for luxury mansion buyers? This study investigates luxury mansions owners to explore their home-buying decision behaviors in Kaohsiung Museum of Fine Arts areas and using cross-analysis to know the changing factors for different characteristics of homebuyers’ decision-making. An ordered logit model is employed to analyze the effect on mansion buyers’ various self-lived levels. It was found that most mansion buyers are likely to be self-lived owners. Most owners bought their luxury mansions for improving their living quality and preferred better landscapes, construction quality and better after-sale services. Whether if parks, green space and better neighborhood environments are located around the mansions are also important factors affecting their home-buying decisions. Homebuyers with higher incomes care more about high quality of building materials, after-sale services. Repeat homebuyers care more about landscapes, after-sale services living quality and expected increments. The results show that homebuyers who work in military services and governments care more about parks and green spaces around the neighborhood than other occupations. The results also show that homebuyers with medical related occupations have more significant and higher self-lived levels. Homebuyers who consider improving their living quality and paying more attention on privacy have higher self-lived levels. On the contrary, homebuyers who expect to have better increment on their properties have lower self-lived levels. The results have implications to luxury mansions’ homebuyers with different purposes in making home-buying decisions, and also have implications to real estate developers regarding their marketing strategies.

ABSTRACT After the 20th century, the economics of more and more people become better than before; the situation makes people focus on the mansion gradually. The traditional construction's plans no longer satisfy the need of people for function primary need, social and the economic development. However, the financial storm causes global economic growth rate under the forecast, the national income growth stagnates, and the wealth relative shrinkage. The characteristic of real estate has its distinctive quality and nonreplaced, and the variable that would be affect the real estate market may increase in this financial crisis. The research tries to discussion the changes with the income elasticity whether it still could accurate to forecast and aspect on judgment inferior goods, normal goods, and luxurious goods. Therefore, the researcher provides the open questionnaire for mansion product issues by the interview companies, asking for the decision-making, the selling price and the demand between the investment construction changes. That greatly depends on the price of the product to analyze different price product demands influence which brings around the financial storm, simultaneously auxiliary the real diagnosis material, might enhance the research and the validity analysis. The conclusion pointed out that regarding that the financial storm around, the definition of the mansion, the consumer cognition, the income elasticity and the mansion demand, all they have the positive relations each other, finally, we try to statement suggestion for the case company as well as the research. The residence of Liang Zhang Ju, which is located in Huangxiang of Sanfang Qixiang displays an example of traditional Chinese architecture in Fuzhou, Fujian. The owner of the garden, Liang Zhang Ju is the originator of couplets. He is the first master of couplets who organize the couplet systematically. There are lots of representative plaques in the residence of Liang Zhang Ju. The residence of Liang Zhang Ju reflects not only the owner’s feeling but displays traditional Chinese garden building. Therefore, it is worth researching into. The aims of this study are to explore the historical evolution of the residence of Liang Zhang Ju and to analyze the artistic mood and the personality of the owner from couplet literature. This study utilized the documentary analysis method to arrange and analyze the data with the use of information to the existing language of couplet literature, and explore the interaction of “poetry” and “picturesqueness” with the conception of the picturesque garden art space. Then tried to explore the owner’s feeling, mood, desire, and the situation from the poems. The chapters of this study are as follows: Chapter I. is the introduction of this study, including research motivation, research purpose, range of research, research method, literature review and field investigation. Chapter II. is the literature review. First, there is a study about the origin, type and function of traditional China gardens in different eras. Then, there is an introduction of poetry literature and history of the residence of Liang Zhang Ju. And then, there is a study about the meaning of space mood of the residence of Liang Zhang Ju and the life experience and the donation on literature of Liang Zhang Ju. Chapter III. is the introduction of the residence of Liang Zhang Ju, including its history, its two main landscape areas, its special exterior wall, carpentry, the half pavilion in it, its carving, gardening, the traffic flow, the method of garden-making, the use of rockwork and the water feature design. Chapter IV. is the exploration of that how Liang Zhang Ju built the garden by studying his characteristics from the literal works and the poems with his relatives and friends. This chapter uses the literal works and the poems of the owner to study and find where small Huang House and the twelve scenes in the east garden are and analyzes the owner’s experience, mood and feeling. The poetic and picturesesque mood in the residence of Liang Zhang Ju includes the couplet poetry and the space mood. The two areas in the garden are samall Haung House and the east garden. They can be used to study the poetic and picturesesque mood in the garden. The space in the residence of Liang Zhang Ju affects the sence of visitors directly. We can realize from this study that the building of the owner was the whole life experience of him. Chapter V. is conclusion and suggestion. According to this study, there are a lot of clues from the related poems to the life of many ancients in the residence of Liang Zhang Ju. They make us be more familiar with the mood of poetry and the method of poetry space building. Finally, we can reveal the life and experience of the owner and the guests in the garden from the couplet poetry and express the owner’s feeling, mind, desire and situation so that the sense of beauty will be shown off and the charm will be endless. In this in-depth report, the political economic structure of Hung-Sheng The Palace is analyzed in the perspective of the Urban Political Economy. Literature analysis methods and in-depth interviews are used to understand the details of the Hung-Sheng The Palace land history, trading processes, construction conflicts, debating topics and its influence of the housing markets’ trend. The discoveries of the report are that there are plenty of struggles in between the politic-economy and politician relationships during the whole construction period of the Hung-Sheng The Palace. The construction of the Hung-Sheng The Palace not only reveals the inadequate of construction laws in Taiwan, but also reveals how bad the business groups strive for profits. The trend led by the housing markets reflects the immaturity and unbalanced structure of the Taiwan real estate markets. The main contribution of this in-depth report is to understand the truth behind the disputes of the Hung-Sheng The Palace. Also, this report serves to offer advice and introspection to the social conditions nowadays. The report expresses the need of a healthier platform relating to the economical trading in politics, meaning more complete urban deliberation policies, better structured housing markets, for our future generations.

In recent years, conservation and reuse of heritage sites and historic buildings have become a focus issue that draws the government’s and public’s attention. Their multiple ways of being reused and operated have favored a highly diversified development for these spaces. However, as the number of classified heritage sites and historic buildings increases, and due to public budget reallocation exercises, a certain amount of “minor heritage sites” facing limited space, human and financial resources inevitably need to find a “survival way”. The present study, hence, examines the case of Futai Street Mansion. Focusing on its characteristics as a “quasi-museum” and as a “museum of local culture”, this dissertation investigates the Mansion’s current operating conditions, and is aimed at discussing the “survival strategies of minor heritage sites”. By doing so, the present study is purported to providing to similar heritage sites and historic buildings with materials for reference considering the questions of functioning. Addressing such subject-matters as the Mansion’s management trajectory and its current operating conditions, the present study attempts to unravel the “survival strategies of minor heritage sites” in light of the following elements: a) the management team’s organization, b) fulfillment of museum functions, and c) financial resources. Methods used in this investigation include case study, participative observation, and interviews, which enable to collect and analyze relative information about the Mansion. Results from the present research reveal that the “survival strategies of minor heritage sites” have the following key features: 1.Promoting the historical and cultural values of the space: exploring the building’s own history and highlighting its spatial particularities. 2.Integrating community resources: cooperating and exchanging with different types of organizations and groups regarding every aspect of the site’s operation and functions. 3.Staying in an experimental state of mind: enlarging diversity in their exhibition and activity planning as well as in their spatial design. 4.Maintaining cross-site and cross-disciplinary collaboration: mutually complementing resources so as to optimize the fulfillment of existing museum functions.
