The purpose of the study is to determine the criteria for segmentation of consumers of housing and communal services and build a model of their needs as a basis for the formation of marketing relationships for the management organization in order to increase the effectiveness of the introduction of smart technologies in the housing and communal services market. The introduction of smart technologies in the sphere of housing and communal services directly depends on the development of the relationship marketing as a technology for coordinating interests of all stakeholders in the market under consideration. In relation to the market of housing and communal services (HCS), the relationship marketing has been studied very little, which is due to the weak development of the categorical and methodological apparatus of the concept itself, as well as the complexity and multidimensionality of the subject-object structure of the housing and communal services market as an object of research. The housing and utilities market is a complex system that includes two clusters: the utility and housing segments which differ in service parameters, market types, and the composition of market entities. The article analyzes key barriers to the introduction of smart technologies in the market of housing and communal services. Besides, the segmentation of consumers is carried out; a model of the hierarchy of needs of consumers of housing and communal services is proposed; the relationship between the needs and the selection of specific smart technologies for managing an apartment building is revealed.

Современная система жилищно-коммунального хозяйства в Российской Федерации достигла своего предела и не может дальше развиваться в полной мере без применения новых современных технологий. Одним из направлений развития могла бы стать адаптация под реалии нашей страны систем «умный дом» и «умный город». В особенности это позволило бы подвергнуть преобразованию институт управления в жилищно-коммунальном хозяйстве. Работа в направлении развития умного дома/города позволит решить ряд имеющихся проблем, а также повысит качество самого управления многоквартирного дома и качество жизни этих домов в частности. Но чтобы эта работа была произведена правильно, необходимо понимать над какими элементами предстоит произвести преобразования. Преобразования затронут всю информацию, с которой работают организации по управлению многоквартирных домов, электронно-технические руководства, а также модульную структуру информационной системы. В настоящее время внедрение данной технологии наиболее выгодно, так как в силу вступило Постановление Правительства РФ от 23 сентября 2010 г. № 731 «Об утверждении стандарта раскрытия информации организациями, осуществляющими деятельность в сфере управления многоквартирными домами». Данная технология позволит бесперебойно отправлять все необходимые данные уполномоченным организациям, отслеживая при этом выполнение всех заданных функций.

Introduction. The introduction of innovative technologies for housing development is aimed primarily at optimizing the range of services in accordance with the needs of the population and streamlining their use in the context of sustainable development. The aim of the article is to improve the use of innovative technologies for modernization and development of housing and communal services at the regional level. Methods (methodology). The general scientific methods, in particular theoretical generalization - for generalization of features and the basic directions of introduction of innovative technologies in a cut of the basic functional spheres of housing and communal services are investigated; system economic analysis - for calculations of indicators of technical condition and efficiency of centralized water supply systems in the regions of Ukraine. Results. Peculiarities and main directions of introduction of innovative technologies in the context of the main functional spheres of housing and communal services, namely: technologies of modernization of housing stock in the context of providing energy saving are investigated; directions of modernization and increase of energy efficiency of heat and power supply systems, resource-saving and ecologically safe systems of water supply, drainage and sewage treatment; introduction of alternative energy sources to strengthen the energy security of urban agglomerations; optimization of urban transport systems in the direction of expanding the scope of urban transport and improving its environmental friendliness, development of information technologies for traffic management, stimulating the transition to environmentally friendly modes of transport. Problems and perspective possibilities of introduction of innovative technologies in the housing and communal sphere are systematized taking into account foreign experience.

This paper aims to contribute with results in relation to the challenges that users encounter with regard to technologies in sustainable social housing. The results are significant and show that in modern Danish sustainable social housing consideration is not taken for the users in relation to the technologies implemented in the buildings. The consequences are that the intentions of the technologies supporting economic, environmental, and social sustainability do not work for the users when the buildings are taken into use. The paper argues that developers and architectural practice should in future use simpler technologies that give residents the opportunity to individually regulate their homes’ indoor climate. At the same time, architecture and technology should reflect the consideration towards the climate in the local context and the users’ funda-mental living conditions. The paper argues for the development of a more user-oriented architecture, where the interaction between architecture and technology can work for the users and to a greater extent support the intentions with regard to sustainability.

Purpose The Retrofit State of the Nation Survey has tracked the perceptions of social housing sector professionals’ views of retrofit since 2010. It has taken the form of three surveys conducted in 2010, 2013 and 2015. Here, the authors bring together the three surveys to specifically address the adoption and perceived effectiveness of retrofit technology in social housing projects. The purpose of this paper is to identify the changing perceptions of social housing professionals over a period of significant policy change within in the sector. Design/methodology/approach The research takes the form of a cross-sectional attitudinal, self-completion survey, covering sections considering the adoption levels and perceived effectiveness of different retrofit technologies. The target sample was medium to larger scale registered social housing providers. The surveys were conducted in 2010, 2013 and 2015. Findings In terms of effectiveness, the reliance on tried and tested technologies is apparent. Emerging or more complex technologies have declined in perceived effectiveness over the period. It is clear that social housing has adopted a wide range of technologies, and the larger providers, with whom this survey is undertaken, potentially represent a significant pool of UK retrofit experience. Originality/value The survey provides a record of the changing attitudes of social housing providers to specific technologies over the period of 2010-2015, which has seen significant changes in the energy and social housing policy. The findings show the link between policy instruments and adoption, with policy instruments mapping to adoption in the sector. Perceived effectiveness reflects a preference for more established technologies, an issue that is highlighted in the recent Bonfield Review.

Many factors are infl uenced on the dairy productivity of cows, such as heredity, breed, physiological state of the animal, stage of lactation, fatness, feeding, age, housing, and technology of their milking. Modern intensive milk production technology involves the use of free-stall housing of cows and their double milking in the milking parlour. Therefore, the study of the infl uence of milk production technology, including the conditions of cows housing on their productive traits is relevant. The purpose of the work was to study the productive traits of cows in diff erent conditions of housing. In order to carry out the research, a control (tie-up housing) and an experimental (free-stall housing) groups of mature cows have been formed. It was found as a result of research that the best reproductive traits were in the cows of the experimental group. The highest index of insemination has been occurred in the control group, it was higher by 1,5 sperm doses than in the experimental group. The period of open days in the control group was also by 21,1 % higher than in the experimental group. Animals of the experimental group had the best indicators of the coeffi cient of reproductive ability. During the fi rst stage of lactation more milk has been obtained from cows of the experimental group. It has been received for 100 days of lactation 3495±91,6 kg of natural milk from them, which was by 73 kg or 2,1 % more than from the control group cows, the diff erence was statistically insignifi cant. The highest rate of milk yield for 305 days of lactation was also found in the experimental group of cows, where it was 8715±42,7, which was higher by 90 kg or 1,1 % than in the control group. The mass fractions of fat and protein in the milk of animals of both groups had no signifi cant diff erences. Thus, the diff erence in favor of cows of the experimental group in fat content in milk was 0,05 abs.%, and in protein content – 0,03 abs.%, which allows us to conclude that there is the positive trend of the certain increase in mass fraction of fat and mass fraction of protein in cow milk at their free-stall housing. The level of profi tability of milk production was also higher in the experimental group and amounted to 34 %.

Introduction. The trends and prospects for the application of innovations in the housing construction in the Russian Federation are considered in the article. Materials and methods. The system approach, methods of structural analysis, classification and grouping, comparative and statistical analysis, forecasting and expert evaluations were used in the research. Works of Russian and foreign authors, experience of construction companies, statistics presented by Rosstat (Federal state Statistics Service), materials of the Moscow Agency of innovations, materials of business programmes of specialized exhibitions, conferences and forums were used as the material for the research. Results. The author systematized the current innovation trends broken down into (1) development and application of innovative construction materials and (2) creation and implementation of innovative technologies in construction. All innovations eventually reduce costs and terms; improve the quality of or cause an increase in the environmental friendliness of construction. The author formulated the basic condition of expediency of innovation introduction, or the improvement of an indicator of an innovative project in comparison with the basic option, other things being equal. The analysis of the situation also allowed identifying barriers, interfering with the introduction of innovations in the housing construction in the Russian Federation. Conclusions. The analysis has proved the demand and certain prerequisites for the development of innovative activities in the housing construction in Russia. Certain conditions are required for overcoming the existing barriers, preventing the wide-scale use of innovative technologies in housing construction, such as the better assessment of innovative projects, taking into account the features of housing construction; and consequently, a rise in investments into innovative housing construction projects; reasonable state regulation; regulatory framework improvement; advanced training of executives and providing the industry with managers, acting as innovators. Low-rise and single-family houses are the best options for innovations.

Abstract Efficient and effective inspection is vital for the quality delivery of housing construction. Houses are being inspected less frequently due to incapacitated inspectorates, high cost, and the long duration of the current inspection process. Furthermore, traditional inspection processes often contribute to poor quality housing delivery are inspector dependent and complex and unsafe working environment is exposed to inspectors. Automated inspection technologies play a vital role in the inspection of housing construction. Automation-assisted technologies such as laser scanners, drones and Augmented Reality (AR)-based inspection equipped with multiple imaging and sensing systems have been developed to mitigate some of these issues with the traditional method of inspection processes. This paper reviews relevant peer-reviewed articles to explore automation inspection process tools and technologies and highlight their benefits in the housing construction process. Following the systematic literature assessment methodology, five (5) databases were queried, based on the specific search string. Specifically, 26 journal articles satisfying a set of inclusion criteria were reviewed, its results highlighting the benefits of adopting an automated inspection process for quality housing delivery. The review of the journal articles revealed that the automation inspection process is available with several benefits demonstrating the potential to improve the quality housing delivery with the aid of tools and technologies like Augmented Reality (AR)-based inspection, 3D laser scanning, Drones, and BIM-based inspection. Benefits such as time-saving, limited human intervention during the construction process, inspection accuracy, reduced resource requirements, and improved collaboration between stakeholders. This study also revealed that while new technologies are evolving with benefits to improve the inspection process, there is still a gap in the practical application of these automated inspection process technologies during housing construction. The outcome of this study would benefit both the housing owners (clients), building inspection entities, building construction researchers, and the industry professionals to realise the potential of the automation inspection process and understand the requirements and benefits for their successful implementation.

Introduction. In the article; based on research of modern Ukrainian and international experience in the field of improvement of mechanisms of development of innovations in the field of housing; the existing barriers and specifics of the development of the industry are analyzed; the main opportunities and perspective directions of program-target support of organizational-economic and managerial innovations are opened with the purpose of increasing accessibility and opportunities for improving the living conditions of citizens; minimizing public utility costs; switching to low-cost housing for yoga operation. Specific directions for state and regional authorities to increase the investment attractiveness of innovative housing construction and the transition of the industry to the innovative vector of development are proposed. The purpose of the study is to consider modern mechanisms for the development of innovations in the construction industry. Results. The dependence of the development of the construction industry with the development of related industries; the level of employment is revealed. It was also determined that for the successful development of the industry; appropriate conditions must be created to increase the investment attractiveness of innovative housing. The main barriers to the development of innovative housingin Ukraine were also identified. Discussion. Prospects for further development of the study are to improve regulatory and legal incentives for the development of material production; stimulate the transition to new technologies of housing; development of advanced automated systems for design and management of buildings based on BIM-technologies and development of rental housing under concession agreements with investors.

Introduction. The study of scientific and methodological approaches to financing affordable housing in the context of the ongoing armed aggression should contribute to the implementation of an effective economic policy to consolidate the efforts of public authorities, business, the public sector, charitable and volunteer organizations, international donors to solve the problems of internally displaced persons. In our country, the accommodation of IDPs in the places of resettlement was considered as a temporary need and was carried out with the belief that the military conflict is a small-scale phenomenon, so it was generally limited to state assistance for rental housing and settlement in modular towns. Most of the measures taken by the state so far are reactive measures that do not correspond to the current situation of geopolitical confrontation. The study of theoretical and empirical aspects of the implementation of state and regional programs of the so-called “sustainable settlement” requires the development of the affordable housing segment with the involvement of market, state and mixed financing mechanisms.The purpose of the study is to substantiate the theoretical concept and methodological provisions for assessing the organizational and legal framework for financing affordable housing for internally displaced persons using information and communication technologies. The research methods are based on theoretical generalization, systematization, dialectical method of scientific knowledge of economic phenomena and migration processes, which made it possible to reveal the problems of market, state and mixed mechanisms of financing the development of the affordable housing market for internally displaced persons, to develop an information system of economic and legal principles of functioning of the investment and construction consortium, which provides the use of several scenarios for the formation of the structure of sources of financing of the project for affordable housing and, accordingly, minimizes crisis situations.The results. The methodological foundations of market, state and mixed financing mechanisms for the development of the affordable housing market in the post-war period have been studied. The peculiarities of the national program for providing affordable housing for internally displaced persons were analyzed and its strategic directions were determined, taking into account the possibilities of donor support. The expediency and conditions for creating an investment and construction consortium involving legal entities, individuals, non-profit organizations and public entities are substantiated and an information system is developed. Attention is focused on the peculiarities of coordination of cooperation between state and non-governmental institutions, simplification of the provision of public administrative services for IDPs, attraction of funds from international donors for the implementation of integration projects of affordable housing for IDPs.Prospects. It is important to focus further research on increasing the efficiency of financing the integration projects of affordable housing and the construction of specialized social villages, taking into account the structural features adapted for the residence of families that include persons with disabilities as a result of the war.

Nigeria, as a developing country, has vast and varied energy resources, both renewable and non-renewable. In spite of these resources, an estimated 75% of her population of close to 200 million faces serious energy poverty problems due to shortfalls in energy supply compared to its energy demand. Consequently, a large portion of the population lives without access to adequate electricity. Hence, the country encounters unprecedented struggles with incessant power outages, unemployment, a low human development index (HDI), and poverty. This paper examines the drivers, enablers, barriers, and technological considerations for low-energy integration in the provision of housing for Nigeria's huge population. The objective is to harness the varied energy resources to aid in the delivery of environmentally friendly and sustainable housing in a developing economy such as Nigeria. This is critical in light of rising energy costs, environmental degradation, global warming, greenhouse gas emissions, and energy consumption. Reduced energy use in housing is highlighted as a critical issue in environmental management. The paper highlighted several factors that need to be appropriately addressed for a paradigm shift to low-energy integration to achieve sustainable housing delivery in Nigeria. It recommends the application of energy conservation measures in mass housing construction, the full exploitation and promotion of renewable energy resources, and energy efficiency practices in housing provision, among others. The paper concludes that these should be given adequate attention during planning, designing, and delivering sustainable housing.

Over recent years in Brazil and Colombia, the social housing programs of these two countries have increasingly become directly related to the concept of green construction and seek to integrate with their respective laws. For example, a series of technological strategies allows bought countries to guarantee a reduction of the environmental impact of traditional construction technologies. Therefore, these actions try to answer the problems in the design of dwellings in Latin America. However, the construction sector reduced productivity and limited innovation in business. Some of the technological management processes in the social housing construction sector only consider the implementation of clean technologies tangentially. This situation is mainly because of general policies since they do not consider different local contexts. It is then worth asking: What impact do the processes of transfer of clean technologies have on social housing in Brazil and Colombia? This systematic review was carried out on scientific papers indexed by the science database from 2013 to 2019. The PRISMA method was applied to this review with an aim to propose a conceptual model for the transfer of clean technology in the production of social housing in Brazil and Colombia. Finally, we identify that the impact of clean technologies transfer on social housing is very low in these two countries.

The concepts which go out from the design activity are based on high knowledge [1], rules of designing [2] and previous experience. Until the product is closer to the series and after in the final customer environment, many processes have to be followed. In the development phase (the phase which contains the concept ideas), considering that a separate plastic connector assembled with Aluminum housing has more advantages [4], the current topic which is handled in this paper is to change the material to plastic and establish how the PCB is mounted and positioned inside the housing. More said which the optimal process for this application is. And this is the most challenging step, of choosing the optimal technology for the assembly (in this case 2 assemblies are considered: the PCB with the housing, which is the PCB mounting/ fixation, and the PCB holes with the connector pins, which is the PCB positioning). The material was changed due to higher properties of plastic which in automotive field brings strong added value. As known, in automotive field there are several processes for the mounting of PCB inside the housing like, snapping-on, clamping, screwing and press-fit. To position and to interconnect the PCB holes with the pins, processes like press-fit, spring contact and wave soldering. The selection of the proper process is made by implementing each of the processes requirements into the shape design of the connector, pins and housing.

Smart home designs have an essential role in enabling new urban co-living services for the rental housing market. These services are appealing for their flexibility, ease of access and comfort, but they impact the autonomy of the residents. By utilising a protection-appreciation space model we explore how bundled co-living contracts, community as a service, and smart spaces redefine the relationship between the tenants and housing service providers in the smart city. We discuss the compromises tenants have to accept for the comfortable housing service. Our results are based on a thematic analysis of semi-structured interviews with residents in two co-living studio facilities in a major Nordic city. We conclude with a reflection on how the technologies used function to cushion the autonomy of the residents and identify policy development needs to respond to the new challenges presented by the application of smart home technologies in co-living.

Building of such areas requires a high consumption of resources without fully addressing the requirements of comfort and efficiency. The Life cycle assessment of the product LCA is an environmental management technique that identifies flows of materials, energy and waste of a product during a product life-cycle management and environmental impact. Life cycle assessment (LCA) models the complex interaction between a product and the environment from cradle to grave. It is also known as life cycle analysis or ecobalance. Even though the LCA methodology is applied in building social housing there are few studies which analyze its impact on the construction phase of design, production, use and post- use as well as how the use of precast technology would meet LCA. The study aims is to identify those technologies and building materials that meet both the increasing requirement of achievement of cheap social housing but also meet the quality and environment standards. In this context the LCA (Life-cycle assessment), help us to develop a new methodology which consider the concept of housing as a product made from organic materials, cheap, easy to put into practice, which retain their value over the life of the building with minimal intervention during operation, and when the demolition occurs, the used materials can be exploited with low power consumption and without harming the environment.

At the time the evolution calls upon all the daily routine devices to operate over internet and this project is based on the idea to make these devices accessible to the owner anytime anywhere. Particularly for now we intend to connect electrical appliances in any house to a kind of a local area network so that it can be operated by the respective authorities so as to minimize the electricity wastage. Further these devices along with sensors can be made to operate on their own, intelligently and accurately. The excellency of the project can be utilized in hostels and classrooms as well where most of the times we find electrical appliances operational even when not necessary. The idea is to turn a house into a smart house. The project utilizes the current technology such as wifi and low cost electronic modules to meet the requirements of IOT and gives it a web as well as an app interface for an ease of access. The technologies which we are using include - Wifi module, Relay module, Raspberry pi, Sensors for automatic support and feedback to user. The project can be extended to cloud also for data storage and providing access to authorized user.

The object of the study are the processes of incorporation of digital technologies in the activities of subjects of the housing and communal services market. The information and telecommunication technologies have been analysed in the paper, the use of which allows us to expand the range of services provided to residents of apartment buildings by management organizations in the field of housing and communal services. Factors and conditions of diversification of services of management companies due to introduction of “Uber-technologies” have been considered. One of the tools of digitalization of housing and communal services is the so-called “uberization”. “Uberization” of housing services in large cities has significant economic potential. As of the end of 2019, commercial projects of “uberization” of housing services in Russia are at the stage of pilot testing. At the same time, Russia has a rather unique situation – there is a “goal – setting” on the part of the state, institutionalized by regulations, state national and Federal programs, and most importantly-there is a request from the society, since such services are technologically little different from buying food on the Internet or ordering a taxi. The development of “Uber-technologies” is impossible without a comprehensive solution to the problems of modern digital society, which can really have an impact on the work of a mass digital platform. These issues include: ensuring human rights in the digital world, including the identification and preservation of the user’s digital data, as well as the problem of ensuring the trust of citizens in the digital environment; threats to the individual, business and the state associated with the trends of building complex hierarchical information and telecommunications systems that widely use virtualization, remote (cloud) data storage, as well as heterogeneous communication technologies and terminal devices.; expansion of opportunities for external information and technical impact on the information infrastructure, including critical information infrastructure; growth of computer crime scales.

Starting with a historical review of housing models created by B.V. Doshi and Charles Correa in the mid-1900s, this paper compares recent collective housing projects designed by Anupama Kundoo and Bijoy Jain (Studio Mumbai) in Auroville and Mumbai. The chosen projects explore new prototypes for housing and demonstrate the ability to respond in an original way to the growing challenges linked to environmental and social sustainability, opening up to new typological and technological experimentation.

Taking up the topic within the framework of PropTech in the local real estate market aims to contribute to the discussion in this area and to identify opportunities for the uptake of new technologies in Polish conditions. The area of real estate development activity in the residential market with regard to the use of modern technologies in the business was selected for analysis. Aim of the paper: The main aim of the paper is to analyse to what extent developers are aware of and interested in modern technologies. The 3 following goals were adopted: G1: assessment of the developers' state of knowledge in the field of modern technologies (PropTech); G2: identifying areas that, in the opinion of developers, have the greatest potential for implementing modern technologies; G3: perspectives for the use of modern technologies in the studied areas. Materials and methods: In order to achieve the intended goals, a survey questionnaire was carried out among developers on the real estate market in Poznań. Results and conclusions: As the survey shows, the development of Proptech for developers is still at a rather early stage. Despite the fact that, in their opinion, customers already have expectations in terms of modern technologies and pay attention to environmentally friendly solutions, they use the available solutions only to a small extent, as if forgetting (or not knowing) that the possibilities for implementing modern technologies are much greater and cover many more areas. Innovations' application of techniques and technologies to modern construction production, along with the reduction of manual labor, also boosts its technical and economic performance. Construction production is one of the fields in the country that plays the most important role and reflects the dynamics of the development of the economy in itself. In our country, the issue of organizing a cheap housing market has an importance among a number of socio-economic issues. The programmes adopted in this direction and the initiatives dealing with the improvement of housing conditions for people from a number of categories are evident proof of this. And this, in its turn, requires the solution of a number of organizational and technological problems of construction work carried out by monolithic reinforced concrete structures before both the designers and builders. The article explores the ways of timely commissioning of high-rise monolithic reinforced concrete buildings, improving the organization of work, and increasing the technological efficiency to reduce the cost of construction products. It was determined that during the reinforcement of monolithic reinforced concrete structures, automation of works will reduce labor costs, material consumption, product cost and construction time, while technological efficiency is increasing.

Information technologies are increasingly entering our lives, absorbing almost all industries. The housing market is no exception. This is especially important within the framework of increasing the efficiency of operations in the housing market while simultaneously reducing a certain list of risks and additional costs. Evaluating the experience of several developed countries, we can conclude that information technologies have significantly improved the state of the market and its financing. In Russia, in contrast to foreign countries, the existing information infrastructure of the housing market is ineffective. This has an impact on the quality of financing for the industry, does not fully provide all the opportunities available in world practice. In addition, the reduction in funding for the industry does not allow the construction of higher quality housing, which would have a significant impact on the environment. The study used methods of modeling, systems analysis, induction. The results of the study made it possible to show the influence of the information infrastructure of the housing market on making decisions on the construction or purchase of residential real estate. In addition, the influence of a developed information infrastructure on financing the housing market in the context of the digital transformation of the economy was determined.
