This paper investigates the impact that proximity to natural amenities has on improving home values in Mesa County, Colorado. Controlling for standard home characteristics, the study investigates the value to homes of the proximity to trails, the Colorado National Monument, Bureau of Land Management Land, golf courses, the Colorado/Gunnison River, open space, and public parks, using ordinary least squares, fixed effects (controlling for time and zip codes), and a spatial error model. GIS is used to determine distances for the spatial econometric model. Each amenity is evaluated at 250, 500, and 1000 meters. The results show that homes located within 250 meters of a trail sell for 4.45% more, homes located within 500 meters of BLM land sell for 9.07% more, homes located within 250 meters of a golf course sell for 12.70% more, and homes located within 250 meters of the Colorado National Monument sell for 12.90% more.

Resumen
Housing demand stimulus produces a multiplier effect by freeing up owners attempting to sell their current home, allowing them to reenter the market as buyers. Exploiting a shock to first-time home buyer demand caused by a cut in mortgage insurance premiums, we find that homeowners buy their next home sooner when the probability of their current home selling increases. We build and calibrate a search model that explains these findings as a result of homeowners avoiding the cost of owning two homes simultaneously. Simulations demonstrate that stimulus to home buying generates a substantial multiplier effect, particularly in cold markets. (JEL R21, R31, R38)

Loan-type reverse mortgage plans and sell-type home reversion plans for retirement financing are two well-known equity release plans that entitle homeowners not only to release cash from their properties but also to allow them to age in place. Recently, a new hybrid equity release plan was proposed to incorporate the home reversion plan’s features with an option of staying in the property for a fixed period without being subject to survival. This additional option provides flexibility to homeowners to better meet their retirement financial and personal needs by reducing the financial uncertainty of home reversion products. In this article, we propose an enhanced home reversion plan with some new features to meet retirees’ other financial needs, such as life annuity incomes and guaranteed return of principal invested. An actuarial framework is provided to analyze the cost components of each benefit offered under the enhanced home reversion product. Numerical illustrations are presented to demonstrate and examine the actuarial values of the benefits and product risks with different parameter configurations under the recent Singapore mortality data set.

Purpose – The purpose of this the paper is to review the motives for internationalization to clarify previous arguments and provide a theory-driven classification. Design/methodology/approach – The authors build on behavioral economics and propose a classification of internationalization motives as the result of the interaction among two dimensions, an economics-driven exploitation of existing resources or exploration of new resources, and a psychology-driven search for better host country conditions or avoidance of poor home country conditions. Findings – These two dimensions result in four internationalization motives: sell more, in which the company exploits existing resources at home and obtains better host country conditions; buy better, in which the company exploits existing resources abroad and avoids poor home country conditions; upgrade, in which the company explores for new resources, and it obtains better host country conditions; and escape, in which the company explores for new resources and avoids poor home country conditions. Originality/value – This theory-driven classification provides predictive power for future analyses of internationalization motives.

We measure the impact of a golf course as a residential amenity on surrounding home values in several communities in Shelby County, Alabama. We compare the values of homes in golf course communities (GCCs) and non-golf course communities, as well as the values of homes within these communities before and after the golf course closes. Using a methodology similar to Bond, Seiler, and Seiler (2002), we examine the sales prices of homes within GCCs both before and after a golf course closure to see how the closure affects the sales prices of homes and test for the significance of that difference. We calculate the difference in value for homes in GCCs before and after the golf course is closed and test for the significance of that difference. We estimate the degree to which specific factors explain the variance in home prices in these communities before and after the golf course closed. We find that homes in GCCs sell at a 9% premium compared to homes in non-GCCs. We also find that home prices in GCCs decrease by 17% after the related golf course closes; home prices for properties adjacent to a golf course diminish as well.

Abstract Decentralized distributed clean-energy sources have become an essential need for smart grids to reduce the harmful effects of conventional power plants. Smart homes with a suitable sizing process and proper energy-management schemes can share in reducing the whole grid demand and even sell clean energy to the utility. Smart homes have been introduced recently as an alternative solution to classical power-system problems, such as the emissions of thermal plants and blackout hazards due to bulk plants/transmission outages. The appliances, sources and energy storage of smart homes should be coordinated with the requirements of homeowners via a suitable energy-management scheme. Energy-management systems are the main key to optimizing both home sources and the operation of loads to maximize home-economic benefits while keeping a comfortable lifestyle. The intermittent uncertain nature of smart homes may badly affect the whole grid performance. The prospective high penetration of smart homes on a smart power grid will introduce new, unusual scenarios in both generation and loading. In this paper, the main features and requirements of smart homes are defined. This review aims also to address recent proposed smart-home energy-management schemes. Moreover, smart-grid challenges with a high penetration of smart-home power are discussed.

This study uses path analysis models to evaluate the associations between zoning, development density and the sales prices of new and existing single-family homes at the dwelling-unit level in Portland, Oregon. Development density is associated with the sales prices of single-family homes directly by determining land costs and indirectly by correlating with the size and construction costs of structures. A prominent trend in Portland’s and the nation’s real estate markets is that new single-family homes are getting bigger. Another trend is that single-family homes have been built on smaller lots despite their growing floor areas. Because developers tend to build smaller homes on smaller lots, the decline of lot sizes helps to contain the effect of growing home size on housing prices. However, the counter effect of smaller lot sizes is somewhat weak because home sizes have a stronger association with housing prices than lot sizes. Homebuyers in Portland are willing to pay a premium to live in neighbourhoods with higher densities, which further limits the potential of higher density development as a tool to reduce single-family home costs. In addition to its indirect associations with home prices via the determination of lot and home sizes, zoning exhibits a significant and direct association with the prices of existing single-family homes, but not with the sales prices of new single-family homes. Existing single-family homes in higher density zones tend to sell at lower prices, ceteris paribus, suggesting that the concern of future neighbourhood change prevails over the opportunity for redevelopment.

Exchanging power between vehicles and other electric appliances in bidirectional flow is known as Vehicle-to-Anything (V2X) technology in home and industrial regions. The V2X technology involves Vehicle-to-Home (V2H), Vehicle-to-Vehicle (V2V), and Vehicle-to-Grid (V2G) that enables the bi-directional flow of energy between Electric Vehicles (EVs) and homes or industrial buildings. However, there are challenges associated with V2H integration, including the development of standardized communication protocols, smart grid infrastructure, and ensuring cybersecurity. Regulatory frameworks and interconnection standards also need to be established to ensure the safe and seamless integration of V2H systems into existing energy networks. Conversely, excess energy from renewable sources like solar panels or wind turbines can be stored in the EV battery for later use or to sell back to the grid. The integration of V2H technology offers several advantages such as allowing for increased energy resilience, as EVs can provide backup power during grid outages or natural disasters. Besides, V2H systems can contribute to load balancing by supplying energy to homes or industrial facilities when the demand is high, thereby reducing strain on the electrical grid. This study is considered a reference to the researchers in the field.

Para esta Equity Research escolhemos a Lowe's Companies Inc por ser uma das maiores empresas de retalho de produtos para habitação no mundo assim como por estar associada a várias iniciativas solidárias nos países onde opera. Caracterizamos o setor de produtos para habitação como tendo vários produtores, produtos semelhantes, mas que nos Estados Unidos da América é dominado por 2 empresas: Lowe's e Home Depot. Na avaliação da Lowe's a data de referência é 30/09/2020 e recorremos a vários métodos de atualização, de forma a obter uma recomendação o mais correta possível. No método dos Fluxos de caixa, através dos fluxos de caixa da empresa, obtivemos um preço de ação de 142$, que representa uma perda quando comparado com o preço da data de referência de 14.2%, sendo este o nosso principal método de avaliação. Com a avaliação relativa, através da utilização de EV/EBITDA e P/E da Home Depot, assim como com o método de pagamento total obtivemos preços de ação menores que a ação na data de referência, 166$. Os principais riscos que identificamos associados à operação da Lowe's são a reputação da marca, dificuldades em enfrentar futuros desafios, volatilidade na moeda estrangeira e decisões políticas. Tendo em consideração esta perda assim como o risco médio de investimento nesta empresa, a nossa recomendação é para os investidores venderem.
In this Equity Research, we chose Lowe's Companies Inc because it is one of biggest Home Improvement Companies in the world and with positive impact in its country as it is associated with many solidarity events. We characterized Home Improvement retail as a market with many producers, similar products and dominated in USA by 2 companies: Lowe's and Home Depot. To valuate Lowe's, we took as reference date 30/09/2020 and computed some different valuation methods in order to get the best valuation possible. In Discounted Cash Flow through Free Cash Flow to Firm where we get a price of 142$ per share, meaning a downside potential when compared with reference date of 14.2% being this our main valuation method. With relative valuation, using EV/EBITDA and P/E of Home Depot as well as with total payout method we get a lower share price than what we have in our reference date, 166$. Main risks associated with Lowe's operations that we identified are brand reputation, difficulties in adapting to new challenges that may occur, volatility in foreign currencies and political decisions. Taking this downside potential in consideration as a medium risk associated with this company, we recommend a sell position to investors.

Embodied in my art practice is the exploration of the relationship between my subjective self as consumer and the material culture of home. As an artist this praxis suggests alternative ways of reconstructing domestic subjectivity (self-portrait) through the formal processes of drawing and cataloguing insignificant collections acquired through 'lived experience'. This analysis utilises Michel de Certeau's concept of bricolage, a 'tactic' of fragmentation that 'makes do with what is at hand' to corrupt the 'proper' space and time of a contemporary productionist society. In the course of developing an art practice, I seek to re-value marginal space and reappropriate time from a modern culture designed for efficiency.Through the introduction of key elements in process drawing, I have adopted a method to subvert modernist representations of the domestic. As Certeau writes 'mak[ing] use of techniques of re-employment in which we can recognise the procedures of everyday practice' is a political deployment, an individual 'tactic' orchestrated against social 'strategy'. A fragmentary tactical operation allows me fleeting moments of visibility to record 'lived experience' through an installation based art practice.

Este trabalho se propõe a remontar a dissolução ocorrida no tempo em que a Economia Política buscava limitar seu campo de estudo, particularmente no que se refere a percepção sobre a conduta humana e a assunção de que os homens são intrinsecamente egoístas. Para tanto, é desenvolvida a visão do homem moralmente condicionado em Adam Smith e também as modificações subsequentes originadas nas diferentes concepções dos autores da escola clássica e da neoclássica. Sendo que estas mudanças enfatizam o egoísmo do agente econômico. Neste intento, é retraçado o caminho da consolidação do postulado do egoísmo, assim como os percalços, controvérsias e conflitos desta caracterização. São explorados os elementos que auxiliaram na transformação do homem smithiano em homo economicus, tais como a leitura descontextualizada de Smith, o individualismo, o utilitarismo, o individualismo metodológico, o positivismo e a própria necessidade de abstração teórica. Adicionalmente, é verificado que a confusão de conceitos presente nesta construção metodológica traz a referência de que a ciência econômica faz apologia ao egoísmo. Esta percepção é um subproduto do desenlace da economia com as questões morais.
This research is proposed to reassemble the dissolution occurred when the Political Economy sought to limit their field of study, particularly in the perception of humann behavior and the assumption that men are inherently selfish. To do that, it is developed the perception of Adam Smith about human behavior, and the subsequent changes resulting from different conceptions of classical and the neoclassical authors. These changes emphasize the selfishness of the economic agent. In this attempt, is showed the way of the consolidating of self-interest premise, the mishaps and controversies of this path. It explores the the elements that collaborated in the transformation of Smithian man in homo economicus, such as decontextualized reading of Smith, individualism, utilitarianism, methodological individualism, positivism and the very necessity of theoretical abstraction. Additionally, it is observed that the confusion of concepts present in this methodological construction suggests that economics salutes the egoism. This is a result of the distinction between moral and economic aspects.

Background: Chronic Kidney Disease is a global health problem. In the United Kingdom, there is impetus for self-management of long term conditions. In 2002, the National Institute for Health and Clinical Excellence’ technology appraisal guideline on haemodialysis suggested that 10%-15% of the centre’s dialysis population should undertake home haemodialysis. The clinical community is yet to rise to this challenge. In this study, we seek to explore patient-related clinical and psychosocial predictors and provider beliefs and attitudes which determine the choice of self-care dialysis, particularly, home haemodialysis. Design and methods: The design is a combined cross-sectional and longitudinal study employing an integrated mixed methodology (convergent, parallel design). Study participants include patients and multidisciplinary staff. The three patient cohorts (n = 535) include pre-dialysis (222), hospital (213) and self-care haemodialysis patients (100) from geographically distinct NHS sites, and with variable prevalence of home haemodialysis (low <3%; medium 5-8%; high >8%). The pre-dialysis patients were followed up for a period of 12 months from study entry. Quantitative data ascertained include biomarkers, clinical, psychosocial quantitative and neuropsychometric-cognitive tests in the study cohorts. Organizational attitudes and dialysis unit practices were gathered from a survey of the participating units. Semi-structured interviews were carried out for patients and care-providers. The datasets were analysed independently and the findings mixed at the stage of interpretation. Statistical tests appropriate to the specific questions were considered for the quantitative data and qualitative data was analysed using thematic analysis. Results: Home haemodialysis has a high composite (training+home) technique survival rate of 90.2%, 87.4% & 81.5% at 1, 2 and 5-years respectively in a death and transplantation censored analysis. The key predictors of self-care dialysis, especially home haemodialysis, are self-perceived higher cognitive ability (metaconcentration), lower comorbidity score, home ownership, and white ethnicity background. There are 20% lower odds of choosing self-care dialysis over fully-assisted dialysis for every unit reduction in metaconcentration score and this is significantly associated with trails making test B, an objective test of executive brain function. Perceived inability to self-cannulate was a significant predictor of the choice of peritoneal dialysis over home haemodialysis amongst CKD-5, predialysis patients. However, approximately 1 in 3 patients from the predialysis and hospital haemodialysis groups feel able to consider self-cannulation. The centre to which the patient belonged had an impact on the choice of dialysis modality, with greater proportion opting for home haemodialysis in a centre with greater home haemodialysis prevalence. Amongst predialysis patients who made a modality choice, the experience of their interaction with healthcare teams and dialysis counselling, self-efficacy, personal fulfilment through work and social engagements, and their views of the modality’s impact on their significant others, influenced the choice of home or hospital-based haemodialysis. 45% of all respondents in a survey of healthcare practitioners felt that staff knowledge and bias influenced the offer of home haemodialysis therapy. At a policy level, the tariff for home haemodialysis was not a clear incentive for its adoption due to uncertainty about operational costs. Conclusions: There exists a perception of lack of uniformity in practice pertaining to offer of home haemodialysis across the study centres. The impact of financial incentives designed at a policy level is influenced by the understanding of cost and benefits at the local operational level. Most barriers are surmountable and patients should be able to consider self-care therapies option in all but the most limiting physical and cognitive states. There is a need locally, for units to investigate barriers to home haemodialysis therapy using a conceptual framework in order to facilitate change.

AbstractIn reference to phenomenology, the living body, feeling and acting, is approached as having an essential mediating function: at the same time, it brings us into the world and supports our identity. In “Tania Z’” story, she falls into a serious crisis following her parents’ decision to sell the shared family home. She experiences this not only as a betrayal but also as a loss of the “envelope” that previously allowed her to move safely in the world. She feels hurt even in her own body space and loses her ability to continue living.Tania Z speaks to us in a revealing way of the singular status of the home: a cultural work that can be possessed, transmitted, or destroyed according to certain social rules. But it is also, like the body, a privileged space of the “self,” with the loss of which the subject may be threatened in her or his ability to survive. This is at least what happens in situations of vulnerability where the person needs to rely on a stable physical space to gather as one’s self and feel safe in the world.

This essay explores the emergence of new forms of retail in late nineteenth and early twentieth century Bombay, an era which saw the development of new shopping districts, department stores, showrooms, and retail culture in the city. In a city known for its market density and commercial vibrancy, elite retailers tried to reach out to consumers in new ways, enticing them in from the street with window displays, standardized product lines, and novel assemblages of goods, while also contacting consumers directly through catalogues, flyers, designs sent on request, and home deliveries. Focusing on major department stores like the Army and Navy Stores and Whiteaway Laidlaw, major nationalist concerns like the Bombay Swadeshi Store and Godrej and Boyce, as well as smaller showrooms featuring fewer ranges of goods, the essay argues that novel retail strategies efforts helped to shape not just how things were sold but what was desired in Bombay—noting in particular how efforts to sell domestic furnishings promoted new ideas about what the home should be.

Abstract Stowe’s epochal novel has become a point de repere for rethinking the American literary canon, and in the vigorous debate over the so-called American Renaissance in the middle of the nineteenth century, scholars of many stripes—most especially feminists, but revisionists of other allegiances as well—have made us understand that the neglect of Uncle Tom’s Cabin in American studies has been anything but benign. The all-male team of Emerson, Thoreau, Hawthorne, Melville, and Whitman has occupied center stage in part because the critical lenses of a whole generation of literary historians, fashioned by the tenets of modernism and New Criticism, have made it virtually impossible to see and to evaluate Stowe’s monumental book. Selling three hundred thousand copies in its first year of print, its author greeted famously by Lincoln as “the little lady who made this big war,” Uncle Tom’s Cabin illustrates to perfection the literary risks of popularity and success. Awesomely influential in its own day, Stowe’s book has been written off in a later time as propaganda, sentimental trash, sappy, devoid of art, a sell-out to domesticity and religion, stereotypical in its characters, compromised even in its moral heart by the racial condescension that bathes its view of black and white.

As the utility grid evolves to transmit information along with energy and water to the end-user, the traditional grid model is changing. The Pecan Street Smart Grid Demonstration Project in Austin, TX is at the leading edge of the evolution of the smart grid. Currently, over 100 homes, soon to be 1,000, have electricity demand information being measured on a 15 second interval. Using the highly granular energy use and solar generation data from Pecan Street, we attempt to estimate the potential for small natural gas fuel cells as distributed firming power for intermittent renewables in the built environment. Micro-grids have traditionally relied on the macro-grid for stabilization in the event of local interruptions in generation. In this paper we analyze the utility, economic, and system efficiency impacts of small distributed natural gas fuel cells as an alternative to the macro-grid for stabilization. Using our unique dataset, we have determined that the average home could utilize a 5.5 kW fuel cell either for total generation or backup, and the average home could operate as its own micro-grid while not sacrificing core functionality. We also explore the utility of matching the thermal output of a possibly smaller fuel cell, used in combined heat and power mode (CHP), to an absorption refrigeration system in place of traditional space cooling. With these types of energy assets, homes could possibly participate with local electricity markets, or the grid at large, in a highly dynamic way. A home energy network could, given homeowner set-points, adjust home uses of energy and sell high priced electricity back to the grid, possibly from both solar PV and fuel cell production, possibly eliminating energy bills. Lastly, we estimate that the system efficiency could possibly double by transporting natural gas to the end user to be converted into electricity and hot water as compared with traditional methods of using natural gas for power generation followed by electricity delivery.

Technology has profoundly changed the manner with which we perform our most basic functions. The innovation of the Internet and other communication media have allowed us to communicate, conduct business, and buy and sell without ever having to leave home. Education has been affected in the same way, as those that would seek to obtain a degree or certification can do so in the comfort of their own homes as opposed to having to commute to a college campus to do so. This paper will discuss how elements of Quality Function Deployment have been used to facilitate a partnership between a traditional university located in western Arkansas and various community colleges in the eastern Arkansas Delta Region. The students in this region are non-traditional, place-bound individuals without access to higher education opportunities, but at the same time, in need of these opportunities to advance in the workplace. This paper will discuss how a university some three hundred miles away is able to deliver a baccalaureate degree to individuals who will most likely never see the college campus. The impact of the initiative as well as particular hurdles and lessons learned thus far will be shared.

Las Vegas, Nevada, is one of the country’s most rapidly growing cities. To accommodate this growth, a great deal of home building takes place in Clark County, where the city is located. Builders can sell virtually as many houses as they can construct. All of these houses require utility services that, in general, have to be developed. These, of course, include water, electrical power and natural gas. With the high cooling loads required in this environment, the summer demand peaks for electricity are particularly severe. This paper represents a case study of the effects of shading for a planned zero energy home for the Southern Nevada area. The main emphasis of the research is placed on the methods of energy conservation for residential construction type housing and considers the advantages of the use of two different types of horizontal shading for the given geographical location. The technique employed for the analysis is a computer simulation package Energy 10 version 1.6. The software allows modeling and simulating of building performance based on the inputs such as geographical location, building type, orientation, construction materials used, and others. The model selected for this study is a single-family one story, 1610 ft2 residential house with north facing facade.

Many older people in Australia sell their family home to fund a long term residential arrangement with a “retirement village”. The contracts are complex. Consumers usually lack the capacity to compare various retirement village contracts with each other or with other arrangements. We have designed a methodology for comparing such contracts via a comparison rent and other metrics. We are working towards developing a free online publicly available calculator and relevant educational material to facilitate informed decision making by consumers. Our proposed calculator will utilise publicly available data on mortality and disability to model survival of resident status. It will compute various metrics that measure the costs, benefits and risks of these contracts. These metrics vary with age, gender, and health characteristics. These freely (soon) available resources are intended to educate both consumers and their advisors / families in statistical, health, and financial literacy when they need to make an important decision towards the end of their lives.

The emphasis of this paper was placed on the energy conservation methods for a planned zero energy residential home for the Southern Nevada area, which would enable net zero electric energy consumption from the local utilities over a year period. Although also important, the cost outcome of the project was considered a secondary issue. The energy analysis was arranged in three principal parts: • Reduction of heating and cooling loads through implementation of sound envelope construction. • Use of highly energy efficient A/C, gas furnace, and lights. • Solar control and utilization. The computer simulation package Energy 10 version 1.6 is employed during the envelope, A/C, furnace and energy-efficient light analysis. The software allows modeling and simulating of a buildings performance based on inputs such as geographical location, building type, orientation, construction materials used and others. The model selected for this study is reflective of the local construction practices, is a single-family one story, 1,610 ft residential house with north facing fac¸ade and an attached two-car garage, which in this paper is called the “Base Case”. As a result of the energy analysis performed in this paper, the low-energy house (Modified Case) was created. The Modified Case has the identical orientation and floor plan. Implementation of the full spectrum of energy conserving features yielded a dramatic 105% saving on the annual electrical energy consumption by the Modified Case house when compared to the house built according to the local practices. In addition, the space heating and space cooling energy consumptions were reduced by 96% and 72% respectively. Details of the simulations and the final design details are given in the paper.

Despite a slow pace, Nuclear Power is undergoing a global renaissance. Small modular reactors (SMR) and microreactors are in various design and commissioning phases. These are designed to be built in factories and installed onsite, providing a means to rapidly deploy nuclear power while controlling for uncertain capital expenditures and cost overruns. The OECD (2016) is projecting that by 2035 we could have 21 GWe of new nuclear electricity capacity installed globally with 3.5 GWe in the United States.Simultaneously, renewables such as wind and solar are growing exponentially and battery electric vehicles are gaining traction in the energy sector. If vehicles transition to battery electric vehicles (BEV) our electricity consumption would roughly double. The energy grid as a whole is evolving as numerous point source generators come online and smarter grids enable better resource management and dynamic pricing. The result will be a distributed energy market where individuals and utilities both buy and sell resources in a fast-paced, brokered market. Or perhaps more accurately, autonomous agents will buy and sell resources on behalf of utilities, individuals, and intermediaries.The pertinent question then becomes how do we have human oversight of resources to maintain safe, secure, and reliable operation?A reasonable approach is to examine assets as three general classes. The first class comprises commodity consumer-oriented devices such as home solar, battery storage, and BEVs represented distributed nano-scale devices. The capital expenditures of any single device or installation are relatively small, and the potential consequences of a single installation failing are relatively small. Minimal regulatory oversight is required for individual installations. The second class comprises distributed micro-scale devices like nuclear micro-reactors and small modular reactors. These will have substantial automation compared to existing Generation II reactors. They could incorporate remote operations and monitoring at the fleet scale, with the ability to shut down systems locally. Disruptions would have costly impacts to an organization or municipality.Lastly, at the other end of the spectrum are high-value assets with the potential for low-probability high consequence events. These would include gigawatt-scale nuclear/solar/hydro plants that might also have flexible operations to support onsite data centers, hydrogen production, or cryptomining. These assets would be high-value targets and distruptions would have the potential for severe economic, environmental, and functional consequences at large geographic scales. When we start thinking about human oversight, participation, and decision making, the first class is consumer-oriented. Consumers will be enabled to become prosumers (producers and consumers) sell excess or optimize energy usage and storage based on dynamic rates.The third class of high-value assets resembles how critical infrastructure is managed today. These high-value assets are conservative and slow to evolve through the adoption of automation and operational changes. They would still need to maintain high degrees of human vigilance compared to the other systems for regulatory adherence and maintaining cyber-physical security and reliability.The second class still has high regulatory requirements. However, it is a bit of a clean slate to conceptualize operations and monitoring from first principles with high levels of automation and mixed-initiative monitoring and control (AI/human teaming). In this paper we explore those possibilities.New SMR and microreactors incorporate passive safety and modern engineering modeling and analysis that wasn't available during the design and commisioning of Generation II reactors. The result is reactors that have significantly reduced risks of catastrophic melt-down events like Fukishima. This dramatically expands the possibilities for how they can be monitored and controlled. When we ponder what modern nuclear control rooms should look like we envision multiple operators monitoring dozens of screens to maintain situational awareness and readiness to respond at a moments notice. However, this is unlikely and perhaps even undersired. Once reactors, in particular microreactors, have the demonstrated capability of operating hands-free with minimal oversight it becomes misguided to install humans to maintain constant vigilance (e.g. Level 4 to 5 self-driving). The key performance indicator should be system performance not situational awareness. Having "operators" permanently installed in a control room when no action is required 99.9% of the time becomes a superficial level of vigilance. Take system administration as a corollary. System administrator's primary responsibility is to maintain the availability of infrastructure, but their primary tasking is not to sit idly by and actively monitor.

Bukavu, a city on the shores of Lake Kivu on the eastern edge of the Democratic Republic of the Congo (DRC), is home to over one million people, many displaced by poverty and the consequences of armed conflicts that continue to affect the east of the country. More than 10,000 street children and youth live here in street situations. 19 street youth helped to create this story map by recording all the visual data and sharing their stories about their daily lives. The story map includes 9 sections and 2 galleries showing street children and youth’s daily lives in Bukavu and the work of Growing up on the Streets civil society partner PEDER to help them. Chapters include details of how street children and youth collect plastics from the shores of Lake Kivu to sell, they cook, and share food together, or buy from restaurants or stalls. Young women earn their living in sex work and care for their children and young men relax, bond and hope to make extra money by gambling and betting. The original language recorded in the videos is Swahili, this has been translated into English and French for the two versions of the map.

Marginal utility of financial resources when needing long-term care, and the related incentives for precautionary savings and insurance, may vary significantly by whether one receives care at home or in a nursing home. In this paper, we develop strategic survey questions to estimate those differences. All else equal, we find that the marginal utility is significantly higher when receiving care at home rather than in a nursing home. We then use these estimates within a quantitative life cycle model to evaluate the impact of the expected choice of care setting (home versus nursing home) on precautionary savings and insurance valuation. The estimated marginal utility differences imply a significant increase in the incentives to save when expecting to receive care at home. Larger incentives to self-insure also translate to a higher valuation of additional subsidies for home care than for nursing homes, shedding light on an efficient way to expand public long-term care subsidies. We also examine how the magnitude of our results quantitatively vary with the existing public long-term care subsidies.

Cash and counseling provides an allowance that recipients can use to purchase home- and community-based long-term care services instead of receiving them from an agency. This scheme gives beneficiaries the choice and independence to self-direct the implementation of their preferred long-term care plan, using an assigned budget, under the supervision of a counselor. One feature of this program is that recipients can choose between hiring a professional or a family member as a caregiver. The objective of this document is to explore how cash and counseling works, with examples of interventions in the United States, and how it is relevant for policy-making in Latin America and the Caribbean.
