Texto completoThe spontaneous habitat, un employment, the rural exodus, the difference in incomes, the lack of rentable housing and the abundance of vacant houses for sale, the rise in construction costs and what the state is offering does not correspond to the real needs, are the principal characterisitics of a country under development like that of egypt, the state is trying to make changes by concentrating on the cities (greater cairo). The countryside feels this to such an extent that any improvement is just a drop in the ocean, whilst the difference between the cities and the countryside is only widening. The measures taken by the state, such as the construction programs for housing, tries to resolve the problem, but the problems will still exist because the need for low cost housing exceeds the possibilities, and to the contrary, the available housing for sale is superior to the needs by 1. 8 million dwelling. Added to this is the lack of confidence between the state and the private sector especially in the housing sector which has 1. 8 million vacant dwelling of which 70% of these are for the public sector, therefore, the state helps to aggravate the problem. The preceding contract proves the necessity to intervene quickly in the uncontrollable constructions are taking over agriculture land, the density of population in certain areas of cairo risks to cause discontentment such that it could become a factor of claims even political instability. The rise in urbanisation, vacant housing, along with the lack of upkeep, has recently brought about the appearance of blocks of houses very often run down or even in ramshackle state

Texto completoThe accelerated aging of the Chinese population, a consequence of the “one-child policy” and China’s rapid economic development, has prompted the government to deeply transform its welfare system. These transformations affect all aspects of social action related to aging: pensions, health insurance, long-term care insurance, and housing. This thesis explores the government’s efforts at all institutional levels to adapt long-term care and housing supply to a society grappling with the decline of Confucian familialism. Locating at the intersection of the geography of aging and geographical gerontology, this thesis particularly examines the production of yanglaoyuan (nursing homes and retirement homes) and policies for adapting existing housing to the elderly. It draws on the case of two metropolitan areas with similar demographic size but differing economic maturity: Hangzhou, a prosperous coastal city, and Zhengzhou, an inland city in the midst of development. The theoretical framework connects debates on the characterization of social protection regimes to the literature on housing policies and asset-based welfare. The empirical contribution is substantial, based on surveys of 70 public and privatetakehold stakeholders and an ethnographic analysis of 50 residential projects. The results highlight a strong emphasis on aging in place within a home ownership- oriented doctrine, with the goal of providing 90% of residential options with minor local variations. Municipalities oversee the requalification of existing buildings and, as part of urban renewal projects, establish a dense network of community-based services for basic elderly assistance, in coordination with local hospital infrastructure. These initiatives are made possible by the significant public assets inherited from the socialist era, which can be repurposed, and more generally by the continued state ownership of land. This advantage also allows local governments to disengage from the operation of public yanglaoyuan by attracting private operators through the provision of free or low- cost public facilities. Everywhere, this “asset-light” business model is promoted to develop a wide supply of non-profit yanglaoyuan. However, support for this type of housing also involves public subsidies, leading to significant regional inequalities in long-term housing supply based on the financial capacity of local authorities. Even when subsidies are substantial, as in Hangzhou, they are insufficient to significantly reduce housing costs and ensure adequate quality of care, rendering the supply of yanglaoyuan inadequate in terms of medicalization and pricing. These dynamics contribute to reinforcing social and spatial stratification in the living conditions of the elderly, driven by differences in financial capacity of local governments as well as households due to notable disparities in pension amounts based on former employers

Texto completoThis thesis includes three parts. It's objective is to better understanding interactions between demography and housing. Analysis of the demographic cycles influencing the housing demand and the housing market equilibrium: some existing housing market's models with a demographic determinant are reviewed. Such a model is then built up based on French economical data. The model's main hypothesis is that there is a systematic excess of housing supply over demand. The level of this excess has a direct incidence on the price of housing. This model is simulated using various demographic and economical scenarios. Analysis of residential choices during the life cycle: the focus is the household's housing behavior with the saving's life cycle theory (e. G. People buy a house when they are working and sell it when they are retire to compensate the loss of revenue and to maintain the same level of consumption). These behaviors are tested on the data of the French survey "enquete logement 92". Behaviors such as the housing consumption, the tenure choice and the mobility of elder householders are tested in the context of saving's life cycle theory. Microsimulation of the housing market that allows the study of the interactions between aging population, the housing market and intergenerational transfers (bequests and social security programs): at the microeconomic level, this model takes into account a heterogeneous population simulating events such as birth's and death's dates, salary, retirement pension and sometimes inheritances. All people live two periods in their lifetime where they will optimize their consumption following the generalized saving's life cycle theory. Lastly, individual behaviors are aggregated and compiled at a macroeconomic level. This model is also simulated for different demographic and economical evolutions

Texto completoThe spread of urbanization is not only a matter of soil consumption or of propensity for detached houses. The regional traditions of settlement, the forms of urbanization, the type of localization and the geographical location act on the process and are part of the phenomenon. The small towns of Picardy, for instance, build more or less houses, according to the nearness of Paris. But the local consumption of space is also determined by the socioeconomic features, the types of planning permision petitioner and the use of development plans. The geographical consequences of these ones are important because of their present generalization. But they are inappropriate in the cases of low dynamism and in the rural districts. As a matter of fact, it's the local level of the French development plans which poses a problem for an harmonious spread of urbanization and which hinders a good adaptation of the land supply to the regional demand for housing
