Texto completoThe main objective of this research is to conduct an academic analyze academically of two main characteristics of the boutique hotels that they presented to be internationally recognized, focusing on the study of infrastructure and service standards. Boutique hotels have a personalized service standard for their clients, they have few rooms and each of these hotels has an infrastructure with its own style and character. This research serves as a reliable source for any study for academic purposes that contributes to the category of boutique hotels. The methodology used was the descriptive and systematic bibliographic review. In addition, various sources of information published in the last 7 years related to the hotel sector were collected in various parts of the world where the study variables were applied and evaluated. Furthermore, an analysis of the 6 criteria that the “Boutique Hotel Awards” evaluates in comparison with the guest reviews that are exposed online in intermediary hosting platforms was carried out. The results obtained were obtained following the rubric of the aforementioned event and were able to demonstrate that the hotel that best meets the service and infrastructure variables and that is most valued by customers is the Riad Kheirredine hotel, Marrakech located in Morocco. Finally, the main conclusion is that in order for a boutique hotel to achieve international recognition, it must place emphasis on meeting the analyzed characteristics of infrastructure and service, since both factors are appreciated by customers and manage to optimally position boutique hotels.

Initially, the company’s competitiveness in the Portuguese market was analysed in order to understand whether it has the necessary skills to pursue internationalization. Texto completoThe environmental concern starts to be a key challenging issue for organizations nowadays. In fact, we find a growing trend towards “green” consumerism, which in turns affects companies’ strategy. The hospitality industry is not considered as one of the biggest pollution emitters, neither the one consuming the biggest quantity of non-renewable resources, but it is particularly interesting because of its increasing economic importance and the higher environmental concern it is showing. The whole process by which the hotels define policies, strategies as well as develop environmental practices in order to reduce their negative impact on the natural environment is named as Environmental Management. Those hotels that have followed this process and strive to be more environmentally friendly through the efficient use of energy, water and materials while providing quality services are defined as “green hotels”. Thus, in the present study we discover what motivated hotels in Sweden to become green, as well as the steps they followed in turning into green, including the definition of goals, the implementation of practices and the potential barriers that make this process difficult to execute.
In a first approach, we found in the literature review some theories related to the factors that influence companies to become green, as well as how to define a green strategy. In a second section, we focused on how the goals must be defined and which indicators can be used to evaluate the environmental performance. Finally, we presented possible barriers, relating this fact to the prioritization of objectives.
We led a qualitative approach by running semi-structured and structured interviews to the manager and one employee, respectively, of three different hotels in Abisko and Umeå. The results showed that the main reason why hotels become green is because of the pressure the stakeholders exert on them. The main steps hotels followed to achieve this objective were the establishment of plans and goals, involving the department´s level, its implementation (practices), review, evaluation and improvement of the environmental strategy. But this process is not easy; hotels have to manage with the big cost associated to become green.
At the end of the study, some suggestions will be given to hoteliers (e.g. define specific goals) as well as some suggestions for future researches (study of hotels from different cities of Sweden).

Texto completoIl turismo oggi, è considerato un pilastro economico primario per la maggior parte dei paesi, inclusa l'Albania. Gli investimenti sono immensi, prevale l'industria di costruzioni mentre la progettazione degli alberghi si basa sulle esigenze individuali. La sostenibilità e il rapporto con il contesto, sono considerati un livello di seconda mano e le politiche nazionali spesso non sono preparate con gli strumenti adeguati per avvicinarsi al processo di progettazione o costruzione. Dopo gli anni '90 l'industria della ricettività turistica, opponendosi ai rigidi mezzi del comunismo, ha seguito altri aspetti della società, sviluppandosi liberamente e senza guida nel mercato democratico. La transizione ha fornito sulla strada altri temi riguardanti informalità, sprawl e occupazioni dello spazio, qualità dei servizi in un contesto impreparato. Mentre gli insediamenti turistici ereditati sono stati oggetto di uso improprio, privatizzazione e in altri casi parte di un totale cambiamento di funzione. Nonostante questi sviluppi, l'Albania sta vivendo una forte domanda in termini di visitatori annuali soprattutto nelle zone balneari e montane, e nelle grande citta da cui è emersa la necessità di pensare come utilizzare le sue attuali risorse. Approccio alla tesi e è concentrato a definire principi espliciti nello sviluppo delle strutture ricettive, concentrandosi su quelli del comunismo, che contribuiscono alla sviluppo complessivo del turismo mirando alla sostenibilità e ad approcci di invasione minore, conservando allo stesso modo l'architettura del socialismo. Questa tesi ha come obiettivo analizare e comprendere la variazione e le tipologie delle strutture ricettive turistiche in Albania, ottenendo input anche nella relazione con le influenze storiche e il contesto. Indagare il settore turistico in Albania, le sue tendenze e gli obiettivi nazionali verso questo settore è considerato una fase complementare di questo studio. Il contributo della tesi sarebbe l'analisi descrittivo, analitica e diagrammatico degli Hotel del periodo comunista, con particolare attenzione alla tipologia dell'hotel di città e le caratteristiche di quell'architettura. Il risultato atteso è una linea guida strategica inclusivo, che si estende a livello di politiche urbane e turistiche e nelle linee guida di progettazione architettonica. Il risultato è considerato l'identificazione di modelli e variabili di progettazione negli alberghi della città del comunismo, da utilizzare come principi di orientamento verso il restauro di queste strutture o nuovi processi di progettazione. Avendo un chiaro inventario e documentazione degli hotel socialisti, il processo di conservazione del patrimonio architettonico con questa metodologia è facilitato e viene considerata anche come un'alternativa per incontrare il bisogno di alloggio turistico.

This thesis analyzes the historical performance of chain-affiliated hotels and independent (non-affiliated) hotels with an emphasis on the volatility of room revenues. The thesis attempts to prove or disprove the hypothesis that chain affiliated hotels are less volatile than independent hotels. The findings of this thesis conclude that chain affiliated hotels have historically been less volatile than independent hotels. The lower volatility exhibited by chain hotels is due primarily to a lower volatility in room rate; the difference in occupancy volatility is not as evident. This thesis also considers the months since September 11th, 2001 and confirms that volatility for both chain and independent hotels has increased. While longterm trends suggest otherwise, data suggests that for a period following September 11th, independent hotels were actually less volatile than chain hotels. This short-term result is expected to revert to long-term trends over time.

Texto completoFrom an analysis of the concept of hedonic consumption, we studied the concepts of Experiential Marketing, from the theories developed by Pine and Gilmore, and also the thought of Bernd Schmitt. On this basis, we find that the concept of Experiential Marketing is still very confusing, and is used in quite different situations. Comparing the principal authors, and with the backdrop of a series of studies on the consumer experience, we conclude that, effectively is more important in this concept is the use made of sensory experiences as a marketing tool. With this, we developed a multiple case study where we attempted to evaluate the use of experience in five star hotels of the city of Sao Paulo. The result shows that this is a process that is still in the beginning, but already has some interesting actions and should be developed.

The purporse of this project is to estimate the intrinsic value of the Meliá's shares using the most adequated valuation approaches to the features of the studied firm and trough a detailed analysis of the firm, the Group and its external environment. This valuation was based on the Free Cash Flow to the Firm method, which according to the Literature Review is the best methodology to evaluate the company. In this research, Melia Hotels International is valued at €2 878M, which leads to a target share price of €12,53. Therefore, the theoretical price is above the quoted share price. Thus, a buy recommendation is given for this company shares.

Texto completoThe hospitality industry has undergone far-reaching changes based on discussions held with industry representatives. Due to the rapid development of accounting systems there is an over reliance on systems to control costs. This influences the accounting skills of department managers, which are insufficient to manage their departments effectively. The research investigates the role and relevance of accounting skills amongst department managers of selected hotels in Cape Town. The research methodology employed a semi-structured questionnaire that was used to collect quantitative and qualitative data. The focus was on selected three-star (3) and five-star (5) hotels within Cape Town. The findings were drawn from a small sample of 45 hotels, among which 35 participants from the 45 hotels completed the questionnaire. A review of literature identified a strong need for department managers to have accounting skills, but there is limited evidence whether they actually hold these skills. Statistical analysis of the responses revealed that less than 50% of the participants were confident that they had sufficient accounting skills to manage their departments effectively. Two key issues were identified (1) the benefits of accounting skills (2) the need for formal accounting skills training. If the findings and concerns of the lack of accounting skills are not addressed it will affect cost control, costs will increase and profitability will be negatively affected. Recommendations include more interaction and forging links between academia and industry. A challenge for hospitality academics is review current financial management training provided and introduces mentorship programmes to develop the accounting skills of department managers.

Texto completoThis research work is based on good environmental practices that are applied in the tourism sector, in accommodation at an international level, presenting information for the Peruvian case. This seeks to identify the existing national and international environmental certifications that provides recognition to those accommodations that meet the criteria established according to each of them. Likewise, this work aims to know the good environmental practices applied in the accommodation by analyzing the four axes by which it is composed. These are water, energy, purchases and solid waste management and within each one of them the measures that are applied are identified to minimize the negative impact that the operations of the accommodation have on the environment. Finally, we want to release the results that have been generated in the accommodations after the implementation of good environmental practices. In order to know its application at the international and national level. For this, secondary sources of past researches in which qualitative and quantitative results have been obtained will be taken as a reference. In these, the benefits generated by applying practices that reduce the negative impacts on the natural environment have been verified. By identifying these benefits generated both for the accommodation and for the environment, will allow those establishments that do not apply good environmental practices to feel influenced and motivated to carry out the implementation of actions that reduce the negative impacts on the environment.

In recent decades, boutique hotels have witnessed a dramatic increase in popularity in the United States. The purpose of this paper is to provide the reader with an understanding of boutique hotel value and conditions that allow for boutique hotel success. First, it will provide a formal definition of boutique hotel, a definition which remains elusive despite the popularity of the hotel category. Second, it will provide a comparative analysis, based upon price-per-room paid by investors, of three different hotel categories: boutique, independent, and branded chain. In defining boutique hotel, the paper relies upon both written definitions and interviews with real estate developers and real estate brokers. The boutique hotel category is defined, and then contrasted with the definitions of independent hotels and branded chain hotels. In analyzing boutique hotel value, the paper considers hotels that have sold in the past five years in Boston, New York City, and Washington D.C. Price-per-room paid by investors for these hotels is compared across each of the three hotel categories, in each of the three cities. The paper analyzes the results of the value comparison of the different hotel categories.
(cont.) In conjunction with such analysis and interviews, tourism data for each city is reviewed in an attempt to gain a deeper understanding of boutique hotels. In conclusion, the paper discusses conditions that allow for boutique hotel success, and potential cultural explanations for the boutique hotel movement. Potential shifts in American consumer interest are discussed, as well as the broader significance of the boutique hotel movement.

A admissão de uma nova direção de recursos humanos nos Hotéis Real que se traduziu na aposta crescente em proporcionar formação aos seus colaboradores revela que a organização tem vindo a garantir a dinamização de ações de formação adequadas às necessidades dos colaboradores e alinhadas com os objetivos estratégicos da organização Este relatório tem como objetivo dar a conhecer o trabalho desenvolvido durante o estágio realizado na cadeia Hoteleira "Hotéis Real" com capital 100 % português, na área da formação, mais concretamente no processo de levantamento de necessidades de formação. Este levantamento teve por base a Ficha de Avaliação de Desempenho de cada colaborador. Embora este instrumento até então não ter sido utilizado para este fim, revelou-se uma importante fonte de necessidades formativas a nível individual. No entanto, considerando que um levantamento de necessidades de formação deve ir para além do nível individual, recomenda-se que, no futuro, se estenda ao nível organizacional e técnico.
Training and development have been essential in preparing the collaborators to face any challenges that may arise in the context of their professional activity. The admission of a new human resources department which resulted in growing commitment to provide formation to their collaborators reveals the organization has bet in ensure the promotion of appropriate training actions to the needs of collaborators and aligned with the strategic objectives the organization. This report aims to present the developed work during the stage held in Hotel chain "Real Hotels" with 100% Portuguese capital, in formation area, more specifically in the survey process of formation needs. This survey was based on the Performance Evaluation of each collaborator. Although this instrument has not been used so far for this purpose, revealed an important source of training at individual level. However, considering that a survey of training needs, should go to beyond the individual level, it is recommended that, in the future may be extended to the organizational and technical level.
