Abstract:
In this paper, we examine factors affecting owners’ intention for renovation of their detached houses. Furthermore, we analyze their interest in choosing a one-stop-shop (OSS) service for the renovation, even though such a concept is not yet established in Sweden, but emerging in other parts of Europe. Our study is based on responses to an online questionnaire survey of 971 house owners residing in Kronoberg Region in Sweden. About 76% of the respondents intend to renovate in the near future, with approximately 71% of them preferring to renovate individual components of their dwelling and 5% to renovate their whole house in steps. House owners of younger age, higher income, higher education, and those with an interest for environmental issues, were the ones most interested in physical renovations, which improves energy efficiency of the building. For those house owners, one-stop-shop can facilitate the decision-making process, and help them to choose those measures that will improve their quality of life. Approximately 20% of the respondents had a positive view towards an one-stop-shop, which is an indicator that market for such a service exists. Parameters such as quality of work, cost and energy savings and specification of measures to be adopted are the key for the promotion of one-stop-shop. Additionally, house owners want to have a certain level of involvement in the selection of actors performing the renovation. Moreover, financial incentives, e.g., loans, do not play a significant role for the selection of one-stop-shop, but act as complementary motive for house owners.

The paper means to explore how people use and perceive the shop house corridor as the most built environment found in Medan, Indonesia. The research observed the adaptation and or adjustment pattern of people in their built environment through behavioral mapping. The study did an interview with users of the space to get people perception of the built environment quality. The result indicates that people used space mostly for market activities, in particular for the movable street vendor, besides the circulation path function. The users make some adaptation to fit their needs. Abstract:
The purpose of this study was to find out the juridical review regarding the transfer of the function of the object of the shop house rental based on the principle of good faith. The research methodology used is normative juridical with secondary data sources. The results showed that the standard of good faith in the shop house rental agreement (ruko) was carried out before and after the implementation of the agreement. Prior to the implementation of the agreement in the form of honesty and openness, while the objective of good faith in the lease agreement is the fulfillment of achievements in the implementation of the agreement. Regarding the transfer of the function of the object for renting a shop house (ruko) to other than the original purpose, which was legally agreed upon, the Civil Code does not explicitly regulate but the transfer of the function of the object for renting a shop house (ruko) can be seen in the provisions of Article 1560 of the Civil Code where the tenant is obliged to maintain and care for the rented house properly. . Then in Article 1561 of the Civil Code that tenants are prohibited from using the leased object for purposes other than its purpose. These two provisions serve as points for interpreting that the transfer of the object of lease that causes damage is not permitted. 201/Pdt.G/2015/PN Dps regarding the judge's interpretation of the existence of a default in the dispute over the object of the lease from which losses arise due to the use of a shop house (ruko) outside the agreement.

Abstract:
Given the very high variety of self-built shop houses in Indonesia, this paper unfolds the pattern of the shop house layout through its spatial connectivity. The method of Hillier and Hanson (1984) is modified and used to discover the type of connectivity and its effect to the functional spaces. By analyzing samples from Chinese & Javanese settlement in Yogyakarta, the result shows that the spatial connectivity of the Chinese shop houses has the inclination of direct connectivity than is the Javanese. This may assume that in Chinese shop houses the access to the rooms is more strictly controlled and circulation is more regulated than in Javanese shop houses. Further results also show the distinct characteristic differences that are inward/outward orientation, multi-unit/single-unit, linear/cluster organization, and closeness/openness. However, not all people can afford to build these houses or shophouses. Therefore, a house or shophouse rental agreement was made. The problem in this study is how the procedure for a shop house rental agreement occurs between the parties, what are the rights and obligations of the parties in the shophouse rental agreement and what is the responsibility of the shop house tenant if it occurs. damage when the lease agreement expires. This research was conducted in the city of Medan.This research is descriptive. The approach method used is the normative juridical method and the empirical juridical method. The data used are primary data and secondary data. Data collection methods are library data and field studies. Data were collected using a questionnaire. After collecting the data, it was analyzed qualitatively.The shophouse rental agreement entered into by the parties begins with an agreement which is then included in a contract that they have drawn up themselves. The shop owner's obligations are to provide shop-houses that are suitable for use, hand over shop-keys, provide supporting facilities (for example: water, PAM, electricity and telephone), not to lease back to other parties during the current lease period, ask the tenant whether this is done extension of the lease at the shophouse and submit supporting documents in the agreement. Meanwhile, the tenant's obligation is to pay the rent for the shop, to maintain the condition of the shop properly, to pay the budget for the tenant's fees (for example: water, electricity and telephone). If there is damage to the shop at the time the lease agreement ends

The Baroque Style shop-houses has become a local architectural characteristics in Qi Shan district, Kaohsiung city, Taiwan today. However, the residents had carry out the building alterations styles themselves in unification to improve the living environment which mostly depend on their own needs to renew or reconstruction and resulting the derogation of historical features. Therefore, by way of “partially preserved and partially alterations” to conducted the landscaping preservation of shop-houses, while “historical landscape preservation line” and “mass control” as the two ways of research methods in simulated preservation and alterations of building. Look forward to the equilibrium of preservation historical landscaping for shop-houses and building alterations to consistent both needs of preservation and alterations. From two case studies on the traditional shop-house, in Qishan Dist, Kaohsiung city, Taiwan, we surveyed to understand what spaces the dwellers need, when they live in their traditional shop-houses for contemporary life. And we simulated renewal to work out the minimal preservation space by “volume control”. Results of this study showed that the house's length would affect the minimal preservation space, the shorter house is “the historical arcade”, and the longer house is “the historical arcade and the first atrium”.

In Medan, Indonesia, shop houses are famous buildings, though they have spatial and thermal comfort limitations. This investigation aims to find out the essence of shop house women residents' quality of life. This research is a qualitative study with a phenomenological approach. The collection of data used in-depth interviews with seven women dwellers. The research indicates that the quality of life in women's view is not determined by mere material abundance, but rather by feeling sufficient and gratitude. The 2020 COVID-19 outbreak has deeply redefined our relationship to public spaces. Fear of transmission (both direct and indirect) has strucked all sectors and put down public facilities such as schools, restaurants, and offices. The implementation of restrictions on community activities in Jakarta alone has resulted in 1030 restaurants permanently closed and 400 restaurants to temporary closed from early 2020 to 2021. Public preference has shifted to outdoor area with open air space to reduce the possibility of transmision. Abstract:
In this article, we analyse the factors influencing homeowners' plans to renovate their houses in the near future. We also examine their interest in the idea of a one-stop shop where a single actor provides services and all necessary information required for energy efficiency renovations. Our analysis is based on the content of an online survey questionnaire of 12194 homeowners in Sweden. Approximately 83% of the respondents intend to renovate in the near future, with around 55% opting for energy-efficient renovation of their dwelling. Environmental concerns, past energy-saving measures taken by the respondents, and education positively influenced their renovation plans. While 28% of respondents expressed their interest in a one-stop shop, work guarantee, environmental concerns and renovation plans were the main elements affecting interest in the one-stop shop.

Abstract:
The Master’s thesis on the theme „Multi function house“ is drafted as a building documentation according to the relevant laws and standards. The project processes a documentation of a new multi fiction apartment house construction with overall 16 flats. Their sizes are from a flat 2+1 to a flat with 4 rooms and kitchenette. Every flat has a garage and a cellar in the first floor. In the house there are 2 offices with a capacity about 12 employees and also 3 commercial premises. Hairdressing parlor and an Apple store are going to by situated into two smaller premises. In the last premise with 263 m2 of floorspace there is going to be a cycling shop. The project is designed as a brick building without basement. The building has two parts with four floors and these parts are united by a single-storey part. The whole building is symetric. The roof is designed as a platform with tend of 3%. On top of the first floor there is going to be a vegetation roof and a roof teracce with a flagging. On the fourth floor there are going to be roof teracces with ceramic pavement. Over the fourth floor there is going to be a roof cllading laden by pebbles. The house is situated in the town Kroměříž, in the pacific neighbourhood near to the historical town center. The neighbourhood of the object is determined for a building-up of family houses. Nearby the house there is a primary school and an athletic ground. The brick object is designed by a construction system Livetherm on the wall footings. The ceiling constructions are from concrete. The Master’s thesis is made as a project realization of building construction part with studies and design fundamentals. The part of the thesis is also the thermal technical recognition, fire recognition of the object and concept of canalization.

The building is located in the village of Želechovice Dřevnicí on flat terrain. The house is designed in a structural system Porotherm, covered gable roof 45 °. The building is designed in accordance with the master plan of the municipality of Želechovice Dřevnicí, its character builds on the surrounding buildings and at work are respected by all laws and regulations relating to the design of buildings. The drawing part was processed by computer in AutoCad. Part of the project documentation is part of the drawing, text and calculation. The project is assigned a technical assessment of thermal and fire protection of the building.

The subject of this diploma thesis is the new apartment house with business premises in the Riegrova street in Svitavy. The apartment house is located on flat land in the built-up area near the town centre. The building does not have a basement and has four floors. On the first floor there are a beauty and massage salon, a newsagent, a shoe shop, a maternal centre, entrances to the residential part and storage spaces belonging to the housing units. On the second, the third and the fourth floors there are housing units of different categories. The car park is situated outside the building. The building is made from constructional system Porotherm, the roof of the building is flat. The facade is designed with an external thermal insulation composite system. Drawings are processed in ArchiCAD 14.

In Chap. 10.1007/978-981-15-8848-8_10, Yamazaki (Jpn J Real Estate Sci 31:97–101, 2018) argues that one of the major causes for relatively low density use of land in the city in Japan is the land tax system. He focuses on property tax and examines defects of the tax from view of economist. In Chap. 10.1007/978-981-15-8848-8_11, Kobayashi (Jpn J Real Estate Sci 31:129–138, 2018), taking an actual example, has examined difference between precise legal interpretation of ‘exemption from real estate acquisition tax due to purpose of use’ and taxation practices conducted by local administrative bodies. This complex consists of an atrium-house from which a front room has been separated at a late stage to form an independent shop or workshop. Together they occupy the north-west corner of the insula, the house opening northwards and the shop westwards. Before the shop was separated from it, the house had a relatively broad facade (approx. 14 m.), but the oblique alignment of the insula boundary to the west resulted in a considerable contraction towards the rear. At the southern end of the roofed part of the house, coinciding with the south walls of rooms 10 and 12, the property is only 10 m. wide; and the garden beyond this, thanks primarily to a shift in the line of the eastern boundary becomes even narrower, contracting to less than 8.50 m. As in the Casa del Fabbro, the atrium (1) is set against one of the property boundaries, this time the west rather than the east; but, owing to the greater width of the house, it is broader (from 7.20 to 8.20 m.) and still allows space for a deep room on the east. The impluvium is centrally positioned in relation to the short (south) side. The fauces, however, enters the atrium somewhat off-centre, 3.80 m. from the northeast corner and 2.70 m. from the north-west, presumably in order to obtain three more or less equally sized rooms on the north facade. As the plot contracts toward the rear, this tripartite division becomes more difficult; the outlying rooms, on the west side particularly are uncomfortably narrow and cramped. Of the three rooms on the north front, the westernmost is the one which in the final period had become a shop with an independent entrance (I 10, 9); it had formerly been a corner room opening from the atrium via a doorway immediately adjacent to the fauces, but this doorway was blocked and a new entrance, 2.30 m. wide, quoined in opus listatum, was opened in the west wall (Pl 90). The lava threshold (Fig. 61) points to fittings typical of a shop: a separate pivoted door and vertical planks set overlapping in a groove.

City as a man creation is always experiencing transformation from time to time. The city center area, originating from a residence area has turned into a commercial area for trading. This transformation is recognized by the physical building change. This paper will describe building transformation in the Pasar Baru area, which is a conservation area in the city center of Bandung city, Indonesia. Colonialism left dualism of the land status in this area, formal and informal. Formal land is located on the road side shaped as row shop houses whilst the informal land lies behind the shop houses in form of urban kampong. The improvement of business and trading, demands a larger working area so space expansion is needed. The difference of land status and location makes it possible for shop house owners to expand their lot toward the kampong behind. Nowadays old shop houses as conservation buildings are hard to recognize because they have been transformed into new shop house forms. By observing the shape it’s expected that the lot expansion was the motivating factor. How did the transformation occur? Can transformation on one land lot give contribution to transformation on the city? It’s expected that the occurring transformation should not eliminate the conservation, building and area in the city center and the residential function could still be maintained.

With housing demands rising in already dense urban environments new housing typologies must be tested. In the seventeenth century the medieval version of the London Bridge addressed issues of a growing city by coupling infrastructure with acts of domesticity included a central chapel, shops, and housing. In 2003 the Porter House by SHoP Architects challenged conventional housing typologies in New York City with their air rights proposal.The Porter House functions on multiple levels and challenges historic conservation and current zoning code. In 2009 twenty-five luxury villas were illegally built by developers on the roof of the multi-story shopping mall inHengyang, China. These examples challenge normative building practices and provide a foundation for further investigation of housing typology and urbanism of the air. In order increase density in land-poor modernizing cities, the architectural discipline must balance the opportunities of air rights proposals over historic buildings by challenging the nostalgic notion of preservation.

<p>The challenge of integrating old and new in the development of urban spaces is constrained by commercial realities and an ignorance of the value of maintaining historical relevance as society develops. Malaysia has had its fair share of such historical gems being destroyed without much consideration for heritage but there also exists significant projects where proper design and engineering have been applied for conservation and adaptive reuse.</p><p>In this paper innovative options for structural upgrading of masonry buildings is considered using techniques which provide a basis for achieving structural integrity without compromising the visual appearance and historical value. This includes examples of a shop house upgraded following significant settlement due to adjacent construction and an adaptive reuse of a school which was converted into a theatre.</p>

High dimensionality and computational complexity are curses typically associated with many product family design problems. In this paper, we investigate interactive methods that combine two traditional technologies — optimization and visualization — to create new and powerful strategies to expedite high dimensional design space exploration and product family commonality selection. In particular, three different methods are compared and contrasted: (1) exhaustive search with visualization, (2) individual product optimization with visualization, and (3) product family optimization with visualization. Among these three, the individual product optimization with visualization methods appears to be the most suitable one for engineer designers, who do not have strong optimization background. This method allows designers to “shop” for the best designs iteratively, while gaining key insight into the tradeoff between commonality and individual performance. The study is conducted in the context of designing a UTC product using an in-house, system-level simulation tool. The challenges associated with (1) design space exploration involving mixed-type design variables and infeasibility, and those associated with (2) visualizing product family design spaces during commonality selection are addressed. Our findings indicate a positive impact on the company’s current approach to product family design and commonality selection.

Mitsubishi completed design development and verification load testing of a steam-cooled M501H gas turbine at a combined cycle power plant at Takasago, Japan in 2001. Several advanced technologies were specifically developed in addition to the steam-cooled components consisting of the combustor, turbine blades, vanes and the rotor. Some of the other key technologies consisted of an advanced compressor with a pressure ratio of 25:1, active clearance control, and advanced seal technology. Prior to the M501H, Mitsubishi introduced cooling-steam in “G series” gas turbines in 1997 to cool combustor liners. Recently, some of the advanced design technologies from the M501H gas turbine were applied to the G series gas turbine resulting in significant improvement in output and thermal efficiency. A noteworthy aspect of the technology transfer is that the upgraded G series M701G2 gas turbine has almost equivalent output and thermal efficiency as H class gas turbines while continuing to rely on conventional air-cooling of turbine blades and vanes, and time proven materials from industrial gas turbine experience. This paper describes the key design features of the M701G2 gas turbine that make this possible such as the advanced 21:1 compressor with 14 stages, an advanced pre-mix DLN combustor, etc, as well as shop load test results that were completed in 2002 in Mitsubishi’s in-house facility.

Abstract:
The diesel engine is widely used for marine vessel propulsion due to its relatively high efficiency compared to existing alternative propulsion systems. The majority of these engines are slow speed two stroke ones. Despite the improvement of their efficiency there now exists a demand for drastic reduction of daily fuel oil consumption as a result of the global financial situation and continuously increasing fuel prices. Towards this effort, slow steaming is a promising solution for the drastic reduction of daily and specific fuel consumption when expressed in tn/mile. This requires engine operation in the low load (low speed) range where these engines are not designed to operate for long term. The main problem related to slow-steaming, is the lack of air which has a negative impact on the engine and its subsystems. A promising solution to the problem is turbocharger (T/C) cut-out at low load when more than one T/C exists. In the present work a combined computational and experimental investigation is conducted to evaluate the operation potential of a large two stroke marine diesel engine equipped with two T/Cs using T/C cut-out, for which the specific technology presents various challenges. This is achieved using an in-house engine simulation model and measurements with and without T/C cut-out. From the results it is revealed that using this technique the scavenging air and peak firing pressure increase while the specific fuel consumption decreases. In this way, some major problems related with the long term operation of the engine under low load conditions, i.e. accumulation of carbon deposits on the exhaust gas side and continuous operation of the auxiliary air blowers, are surpassed. Moreover, a theoretical investigation is conducted considering fuel injection retard to minimize the peak firing pressure penalty while taking care to limit the corresponding negative impact on specific fuel consumption. For NOx emissions the effect of T/C cut-out is also considered using tail pipe emission data measured during the official shop tests. From the analysis conducted it has been revealed that the technique of turbocharger cut–out (one of two) is technically feasible and could offer certain advantages when slow-steaming is implemented. Moreover, comparing the calculated with the measured results, it has been revealed that the simulation model successfully estimates engine operation with and without T/C cut-out, being a valuable tool for the engineers to investigate combustion and pollutant formation mechanisms under various engine configurations.
