Abstract:
A large number of structures have been built during or after the construction of a house or residential-zoned building, which are not built at the same time and/or integrally with the structural integrity of the residential dwelling. These include carports, pergolas, sheds, and barns. The typical method of constructing these structures is a general timber truss and column system. The aim of this study is to look at the feasibility and economic incentive that may be gained from using a timber portal frame system, similar to the steel or timber portal frames used for larger industrial constructions, over the traditional timber truss and column arrangement. In this study, designs for three cases of timber truss and timber portals were carried out using industry appropriate methods and standards. Using the design information and data gathered through talks with industry professionals, both methods of construction were compared on cost and overall time duration. From the comparison of the truss and portal designs, the use of timber portal frames over timber truss systems proved to have advantage in relation to overall cost and man power involved. This could certainly affect the current attitude towards the construction of small residential buildings in the future.

In multi-family residential buildings, earthquake hazards mitigation and reconstruction are two sides of the same coin. The buildings are costly and difficult to retrofit and losses from the Loma Prieta earthquake make it clear that these buildings are significantly more costly and difficult to replace. Case studies of residential buildings which have been upgraded demonstrate that details and schedules are more important than the conceptual design. To achieve cost efficiency, traditional engineering design solutions must be adapted to the conditions found in existing buildings. Further, because construction is almost always done with tenants remaining in the building, cost efficiency must include social as well as technical design.

The paper presents a review of architectural and design techniques which were characteristic for residential development in the second half of the XVIII century in St. Petersburg. During that period, there was formed the urban planning, volumetric spatial and constructional structure of residential buildings, which later, in the XIX - early XX century, became a typical solution for residential development in St. Petersburg. The fi rewalled residential house was usually built along the perimeter of the possessory plot of land with an inner courtyard formed inside. The residential house consisted of a two-span front building and one-span side buildings located along the perimeter of the site. The constructional system of a residential building in the second half of the XVIII century was a vaulted-beam scheme along the longitudinal walls. The main construction structures are described, such as brick walls with subsequent fi nishing, strip stone footings based on wooden joists, roofs built on wooden batt er rafters in a cold att ic with no heating.

Construction project success depends on success of design. It is very rare previous research about the success of design as a determinant to the success of construction projects. The Whole System Design (WSD) approach in a planning of a high-rise residential property consider the success interrelatedness of both problems and solutions. It can help to create more sustainable designs. Nevertheless, designers often face several factors that exclusively reduce the rate of successful design i.e. design model and methods. One way to manage this issue is to reduce ambiguousness by using a whole system design approach. This study purposes to explore framework of Whole System Design approach for successful design. Application of literature review method is used to understanding the problem by analysing 20 articles about high-rise building, residential and whole system design. The result presents a mapping of several methods that used in previous research. It is to help more widespread the successful design in a high-rise residential property.

Abstract:
This study is conducted to establish the effect of design quality on project delay in building projects. It aims at: 1) investigating the major factors of design quality, 2) identifying the main delay factors in building projects, 2) establishing the relationship between design quality and delay in building projects. To achieve these objectives, a questionnaire survey is performed. Seventeen (17) factors that might affect design quality, and 15 delay factors are listed in a questionnaire form. Sixty (60) contractors and 40 consultants are asked to identify the severity of the identified factors. Results indicate that the top factors affecting design quality are: delay in payments by client for design services, staff allocation for many projects at the same time, copying and modifying from previous work to minimize time and cost, tight design schedule, lack of designer knowledge with techniques and materials available in the market. The study also concludes that the top five delay factors include: payments delay, poor labor productivity, lack of skilled manpower, frequent change orders and rework. Regression analysis for data collected from 36 building projects shows a good correlation between design quality and delay in projects. This study is the first one that addresses the problem of design quality in the West Bank in Palestine. Furthermore, it is the first study that addresses the effect of design quality on project delay in Palestine and the neighboring countries. It is hoped to be helpful for researchers and professionals to understand the impact of design quality on schedule delay.

Abstract:
Urbanisation in Xinjiang in the last two decades has been accompanied by immigration, a real-estate construction boom and changing residential patterns. This paper discusses how the construction of new residential compounds occurs simultaneously to the construction of social, spatial and ethnic belongings in oasis towns in southern Xinjiang with a particular focus on the city of Aksu. While investment considerations and the promise of a modernised urban lifestyle motivate citizens to purchase housing, the market-oriented real-estate business since the end of the 1990s also offers opportunities for Han and Uyghur residents to draw ethnic boundaries. The choice of a neighbourhood as well as the preference of interior design are frequently used to mark ethnicity. However, ethnic residential choices are restricted by work unit affiliation and the available socio-economic means. Thus, although discourses of Han and Uyghur residents display clear tendencies of ethnic segregation, urban residential spaces are in fact often ethnically mixed.

Abstract:
Introduction. Construction production is characterized by special conditions for the production of works, which include the need to organize residential camps at the construction site to ensure balanced working and rest conditions for workers. Materials and methods. For buildings of residential camps, design standards are provided that reflect not only the requirements common to all buildings and structures, but also take into account their temporary period of operation with possible reuse. The design of the territories of residential towns is also determined by the norms an.rules developed for them. The overhaul of buildings is subject to the same requirements for the organization of construction sites. However, repair and construction work carried out in conditions of dense urban development, in urbanized areas, predetermine an additional set of studies in the field of ensuring safe conditions for the production of repair and construction work in buildings in operation. The organization of the production of capital repairs also has its own characteristics associated with limiting the time they are carried out in an operated building in one shift to minimize the negative impacts from industrial noise on residents, the formation of construction waste, and the movement of vehicles. The purpose of the study is to identify factors that affect the safety of life and work of workers employed in the repair and construction industry, and to develop measures to reduce their impact in the production process. Results. The result of the research is the proposed toolkit for assessing the factor of tightness of the territory in the design of residential towns for organizing the production process of capital repairs of buildings, taking into account labor safety requirements. Conclusions. Formalization of requirements for the design and operation of residential camps in the implementation of regional programs for the overhaul of multi-apartment residential buildings is necessary, taking into account the cramped conditions for performing repair and construction processes of varying complexity in operated buildings, without resettling residents, and is harmonized with the requirements for safe working conditions in the process of new construction.

Abstract:
Purpose Due to the complicated nature of houses, the driving factors of the residential construction output can be investigated from different perspectives of interests. However, little research has provided an insight of the trend of the residential construction output from a cross-disciplinary perspective. The purpose of this paper is to identify the long-run equilibrium types of residential construction output, including external equilibrium, solo-market equilibrium and dual-market equilibrium. Design/methodology/approach A vector error correction model is applied into longitudinal data in the eight Australian states and territories to overview the regional variations of the residential construction output. Findings The empirical results show that the equilibrium of regional residential construction outputs in New South Wales and Victoria are determined by the external factors; the equilibrium in Western Australia is dominated by the construction market; and the equilibriums in the other five states and territories are influenced by both construction and house markets. Research limitations/implications The simplified approach may overlook the detailed explanation of the external factors, such as regional population, economy, policy and so forth. Given this limitation, future studies can introduce the correspondingly variables as per research interests. Abstract:
The article focuses on highlighting the role of life cycle costing (LCC) in the preparatory and implementation phase of residential projects. It involves the evaluation of several investment scenarios in the pre-investment phase, the choice between variants of the design of the entire building or its parts, and the choice of variants of structures and equipment with acceptable parameters. An innovative method of evaluating the life cycle of buildings is described in the article. This method was tested in selected residential projects realized by Skanska in the Czech Republic. Experience from construction practice shows that the choice of variants, constructions, or equipment of buildings only on the basis of the lowest acquisition costs (lowest bid prices) is wrong. The LCC calculation tool has been designed to model life cycle costs of individual variants of construction designs with different input parameters. It is possible to analyze the components or equipment that have the greatest impact on total life cycle costs. The article presents a tool that evaluates the long-term economic efficiency of the proposed residential buildings in terms of analysis of life cycle costs. The article will also expand the knowledge of the professional and general public about the importance of examining investment and operating costs already in the phase of construction preparation.

The information on existing energy-efficient building materials and constructions on the basis of the accumulated experience of operation is analyzed; collected and systematized according to certain priorities requirements for building materials and structures, the order of their design and operation; the classification of energy saving methods is formulated, substantiated and offered for use; recommended a number of technical solutions to achieve energy savings in the construction of residential and public buildings. Possibilities of using highly effective foreign additives in concretes prepared with the use of local materials are considered, features of preservation of properties of concrete mix during transportation, time after laying of concrete in a timbering in various temperature conditions (summer, winter and off-season), use of vacuum processing are studied and investigated. which is aimed at further improvement of organizational and technological solutions for the construction of load-bearing structures of monolithic buildings. The recommendations on regulation of technological parameters of erection of responsible bearing designs, reduction of terms of construction, labor intensity and cost of works are reduced. Imperfect design solutions, outdated standards, defects in construction and operation lead to excessive heat loss in buildings. Architectural and construction systems of the new generation provide ample opportunities for organizing the interior of residential buildings, hygienic quality, safety and comfort of housing, as well as increasing energy efficiency and reducing material consumption of construction through technical re-equipment of existing housing and creating new production technologies.

Abstract:
Construction projects run the risk of not conforming to the initial expectations of development. It is very difficult to estimate the time of a project because a project is not repetitive, there are different challenges in each development project. Delay in completing a project will cause waste in the form of overtime and overbudget. This research was conducted using judgment sampling to 5 respondents who were expert contractors. The objectives to be achieved through this research are to identify the dominant factors causing delays in a residental project using the Decision Making Trial and Evaluation Laboratory (DEMATEL) method and modeling the relationship between the factors that cause delays in residential construction projects using the Interpretive Structural Modeling (ISM) method. The result of this research is the existence of 8 levels of sub-factor hierarchical structure which becomes the framework for contractors and project owners to reduce the risk of delays in residential construction projects. The dominant causes of delays in project development are design changes during construction, late delivery of materials, late approval of work drawings, late payments, and inappropriate work methods.

Abstract:
For the formation of programs for housing construction and planning of capital investments, when developing the strategic planning companies by construction companies, the norms or calculated indicators of the duration of the construction of high-rise residential buildings and multifunctional complexes are mandatory. Determination of stable values of the parameters for the high-rise construction residential buildings provides an opportunity to establish a reasonable duration of construction at the planning and design stages of residential complexes, taking into account the influence of market conditions factors. The concept of the formation of enlarged models for the high-rise construction residential buildings is based on a real mapping in time and space of the most significant redistribution with their organizational and technological interconnection - the preparatory period, the underground part, the above-ground part, external engineering networks, landscaping. The total duration of the construction of a residential building, depending on the duration of each redistribution and the degree of their overlapping, can be determined by one of the proposed four options. At the same time, a unified approach to determining the overall duration of construction on the basis of the provisions of a streamlined construction organization with the testing of results on the example of high-rise residential buildings of the typical I-155B series was developed, and the coefficients for combining the work and the main redevelopment of the building were determined.

Abstract:
Purpose – The purpose of this study is to examine supply network designs that large service organisations use in the residential-FM sector to respond to the organising requirements of their operating environments. Design/methodology/approach – The study is theoretically grounded in the well-established literature on the organisational design and structural contingency theory. Utilising a framework of generic organising problems proposed by Miles and Snow (1978) and a multiple-case study design, the study elaborates how large service organisations organise and manage their supply networks in the Finnish residential-FM sector. Findings – The study identifies four supply network designs that organisations use for responding to the organising problems inherent in the property and resident services domains in the residential-FM sector. These include regional production organisation, horizontal decentralisation, environment stabilisation and demand – supply pooling, reflecting the type of the service-market domain and the organisation’s service strategy. Originality/value – The study contributes to the facilities management literature by expanding the field of inquiry from the commercial real estate sector into the emerging field of professional residential facility services. In particular, the study adds to the discussion on supply strategies and design, offering a service provider perspective to the organisation of service supply in housing.

Abstract:
The article covers the effective methods of a timesaving public facility design and construction and specifies the method of the kindergarten and primary school design using unified block units. The war started by the hostile country against Ukraine has completely changed our lives. Demolished houses and public buildings, industrial facilities, the infrastructure, whole villages and cities became striking realities that challenged the architects and urban designers to solve the issue of prompt and complex reconstruction in the cities. Because of the war, Ukraine will soon face the demand for fast residential area development and complex construction of facilities, such as kindergartens and secondary schools, raising concerns on the effective methods of timesaving public facility design and construction. At the end of the twentieth century, an expert team at the Kiev National University of Construction and Architecture developed a standardized unit block system for housing and public areas prompting the unified block unit residential building and public area construction. The block-modular method can be used in present environment for educational facility construction, considering the architectural and construction trends. To outline the practices and structure the typical evaluation at educational facility design, the following diverse unified functional elements were introduced: a single and a double block of cells for a kindergarten; one, two and three-unit assembly standardized functional block for a primary school educational area; a standardized functional block of common use sharing kindergarten premises and primary school.

Abstract:
As we enter 21st century, the environmental problem is increasingly prominent. Chinese urban residence construction stands in the transition period of sustainable development. How to realize low energy consumption, long service life and high quality of residence becomes a subject to be solved in Chinese residence construction in new era. For China's traditional residential design and construction method formed as a linear process and single data feedback as well as great loss of information in design, the residential quality and properties have not only been unimproved, but have also led to relatively more time and costs spent. This paper introduces a design concept of whole life cycle and points out the traditional design concept and processes of the residence construction must be charged in order to realize its sustainable development. According to the design concept of the whole life cycle, this paper puts forward the residence design principle based on whole life cycle and institutes the residence design processes based on whole life cycle.

Abstract:
This paper presents the engineering basis for a document, Residential Design and Construction Guidelines (hereafter, Guidelines). The Guidelines is developed by the engineers of Build Change and its partners based on their technical reconnaissance after the 2013 earthquake in Bohol on October 15, 2013, and Typhoon Haiyan on November 8, 2013. The Guidelines are centered on the observations of typical residential construction and damage in these areas and the requirements of the 2010 National Structural Code of the Philippines. The Guidelines provide illustrated and simple instructions on residential construction, making them accessible to homeowners and local builders. The Guidelines are designed for disaster-resistant, permanent low-rise housing construction, endorsed by the Department of Public Works and Highways of the Philippines (in March 2016). Increasing understanding and application of the Guidelines in residential construction in earthquake- and typhoon-prone areas will increase the structural safety of houses and the country's resiliency.
