Visser, Helouise. "Shopping centres : investigating the need for a regional shopping centre in Klerksdorp, City of Matlosana / H. Visser." Thesis, North-West University, 2010. http://hdl.handle.net/10394/4386.

Full text
Abstract:
The shopping centre was born in Europe and matured in North America, and it now exists in cities with a wide variety of cultures and politics (Dawson, 1983: 1). According to Casazza et al. (1985:1), the shopping centre is probably the most successful land use, development, real estate, and retail business concept of the 20th century. According to Casazza et al. (1985: 2), the shopping centre is a specialised, commercial land use and building type that previously thrived primarily in suburbia, but today is found throughout the country. When using the term ?shopping centre? accurately, a shopping centre refers to: ?A group of architecturally unified commercial establishments built on a site that is planned, developed, owned and managed as an operating unit related in its location, size, and type of shops to the trade area that it serves. The unit provides on-site parking in definite relationship to the types and total size of the stores? (Casazza et al., 1985: 2). This study investigated the need for a new shopping centre in Klerksdorp. Therefore, this study determined whether a new shopping centre in Klerksdorp would be viable. Klerksdorp and its district are quite unique in certain ways, especially due to the farming and mining activities that are found there. Klerksdorp provides goods and services especially for the people residing in Klerksdorp itself, Kanana, Alabama, Jouberton, Hartbeesfontein, Orkney, Vaal Reefs and Stilfontein. The main shopping activity is generally found in the Central Business District (CBD) of Klerksdorp and its surrounding areas. Klerksdorp has only one major shopping centre (the City Mall) that provides goods and services for the people in an enclosed surrounding area. This causes an over concentration in the CBD and too much traffic in an already limited space. The need for Klerksdorp to provide a bigger centre for the citizens of the town, as well as the surrounding areas, is high. Another regional shopping centre close to Klerksdorp is found in Potchefstroom, namely the Mooirivier Mall, and mainly provides in the extra shopping needs of the people living in Klerksdorp and its surrounding areas. This study therefore determined whether there is a need for a shopping centre from a retail and consumer point of view, and also whether it will be viable. The empirical study revealed that approximately half of the respondents are not satisfied with the current shopping centres in Klerksdorp and that more than half of the respondents feel that the shopping centres do not cater for enough parking. The study revealed that, from a consumer point of view, there is definitely a need for a new shopping centre in Klerksdorp. Urban-Econ Development Economists (2009: 56) concluded that the retail market has been fairly buoyant, and although the effects of interest rate hikes and increased inflation and global recession have become visible, fair growth is still expected in the following years, once the economy starts to recover. This indicates that Klerksdorp has a need for a new shopping centre, as 89,705 m2 GLA is available. This shows that if a new shopping centre is built, the other shopping centres in Klerksdorp will still be sustainable, and a new shopping centre will be sustainable and viable.

Chow, Lily Lucia. "Criminalization of the mentally ill : a study of psychiatric services within the Lower Mainland Regional Correctional Centre, Health Care Centre." Thesis, University of British Columbia, 1991. http://hdl.handle.net/2429/29687.

Full text
Abstract:
This paper examines the plight of the incarcerated mentally ill. After a consideration of the historical factors which have contributed to the current philosophy and pattern of services throughout North America, and specifically in British Columbia, the paper reports on a qualitative study using participant observation, informal and formal interviews, and Strauss' Constant Comparative Methods which was undertaken to identify the needs of the mentally ill individuals who are serving a term of imprisonment in the Health Care Centre of the Lower Mainland Regional Correctional Centre. Altogether there were eighteen formal participants. They included six mentally ill offenders, six correctional personnel, and six health care professionals. A critical analysis of the major findings -alienation, lack of organizational commitment, and the incongruencies between our social policies and practices - provided the basis for program recommendations. The challenge lies in the building of a vision that values humane treatment for the marginal members of our society.

Full text
Abstract:

The purpose of the thesis was to study price differentials of housing in and outside of Swedish cities. When doing so, the average price of detached houses in every Swedish municipality and city was taken. The prices were based on the purchasing sum (köpeskillinen) while the investigated time period was 1995 and 2005. To separate between the different areas in Sweden, the country itself was divided into two separate regions; south, and north. South was used twice, once with the three major city areas (Stockholm, Göteborg and Malmö/Lund) included and once when they were not. Within each region two groups of locations could be differentiated; economic centres (Stockholm as an example) and sub-municipalities (Danderyd as an example). Economic centers represented “in cities” and sub-municipalities “outside of cities”. In addition to the main purpose, we also wanted to examine what variables that are affecting the price of housing. Therefore; according to our theoretical background, income, working opportunities and availability of teachers were the important factors.

The empirical analysis signified that there is a clear average price differential between economic centers and sub-municipalities in all three regions. Detached houses in economic centers have become more expensive relative to sub-municipalities. The largest difference can be observed in the three major city areas, where the most extreme price changes have occurred. Consequently, it can be said that working opportunities had the foremost effect on house prices in the majority of our research areas. It was also found that income had a significant influence at several locations. Teachers per 100 students had on the other hand little or no effect at all on house prices. Moreover, where it was significant it affected houses prices negatively.

Weber, Megan. "The right to the City (Centre): a spatial development framework for affordable inner-city housing in Cape Town's Foreshore." Master's thesis, University of Cape Town, 2018. http://hdl.handle.net/11427/28145.

Full text
Abstract:
There is a spatial dislocation between jobs and people in Cape Town, which is largely caused by financial exclusion through urban land markets. The majority of low-income households - who also constitute the majority of the city's population - live on the urban periphery, where property is affordable but opportunities are scarce. This places the burden of high transport costs on the shoulders of those least able to pay, and reinforces the patterns of segregation imposed by apartheid. This deep-rooted spatial inequality has recently been brought to the fore through a series of housing-related protests by Reclaim The City and others. These movements prove that the need for well-located, affordable housing is only getting more urgent. If Cape Town is to overcome the spatial legacy of apartheid, it needs more affordable housing in areas of economic and social opportunity. This dissertation demonstrates how affordable housing can be provided in one well-located, inner-city site: The Foreshore. Situated in the City Bowl, the Foreshore is close to the abundance of employment opportunities and social facilities of this established and growing district. Further, the City of Cape Town has recently begun a tender process for development of the Foreshore. This included a request (albeit vague) for affordable housing to be included in the resulting project. Building on the City's intentions, this dissertation presents a spatial development framework for the Foreshore site that prioritises affordable housing and a mix of uses. The need for affordable, inner-city housing was established through an analysis of Cape Town and the City Bowl. Through this analysis, the Foreshore emerged as a prime site for fulfilling this need. A review of housing policy and legislation, together with an assessment of Cape Town's housing market, determined that Social Housing is the best model for achieving sustainable affordability in an urban context. However, it was found that the involvement of private sector is crucial to realising developments that are feasible and diverse. Further, it is important to take a demand-driven approach to housing delivery, which is sensitive to market nuances and which draws on a range of spatial planning principles. This helps to create holistic, liveable neighbourhooods. These principles were demonstrated in the spatial development framework for the Foreshore. This showed that developing the Foreshore presents an opportunity to reintegrate society, and to reconnect the city to the sea. It is possible to develop 8500 residential units in the site, most of which would be affordable to households earning R3500 to R15000 per month. To achieve this, it is vital that the elevated freeways be replaced with ground-level roads, which will in fact reduce traffic congestion. The city's historical connection to the sea should be restored by reconstructing the Adderley Pier and creating a Foreshore promenade. Realising these projects in manner that is feasible, sustainable, and socially just would require an efficient and tactical implementation process. Discussions with experts in the field of affordable housing development revealed some key implementation strategies for this. These included the package of plans process, land value capture, and the strategic use and release of state-owned land. Together, these would enable the controlled involvement of private sector in the Foreshore development, and would help to find the project's infrastructure. These findings are not entirely exclusive to the Foreshore, and could therefore give guidance to affordable housing projects in other parts of the City Bowl. Therefore, developing the Foreshore to prioritise affordable housing could initiate the socio-spatial reintegration of Cape Town's fragmented city centre.

Horber, Jens. "The right to a 'world class city'?: street trading, public space and urban governance in the Cape Town city centre." Master's thesis, University of Cape Town, 2018. http://hdl.handle.net/11427/27952.

Full text
Abstract:
There is a long history of street trading restriction in South Africa, and the relocation of traders from key public spaces in Cape Town, in connection with renovation and construction for the 2010 FIFA World Cup, highlighted the contested nature of street trading in the Cape Town city centre. The Grand Parade, South Africa's oldest public space, sits adjacent to the city's major public transport hub, and plays a vital role in the daily lives of many city residents. Therefore, public space contestations, and the informal sector's importance in job creation and poverty reduction, necessitate an investigation into the impacts of the City of Cape Town's street trading management approach on the livelihood strategies of traders on the Parade. I review relevant literature on street trading management, and develop criteria for assessing the City of Cape Town's street trading management approach. These criteria are linked to Lefebvre's (1968) and Fainstein's (2010) concepts of 'the right to the city' and 'the just city' respectively. The main research question thus asks: What is the impact of the City of Cape Town's street trading management approach on the livelihood strategies of traders on the Grand Parade? The research uses the case study and discourse analysis methods to address this question. Data is collected through nonparticipant observation and individual semi-structured interview techniques. The focus is on capturing the views and experiences of traders on the Grand Parade. The research findings indicate that the City of Cape Town tends to adopt a more restrictive approach to managing traders on the Grand Parade, and that this has, effectively, a negative impact on trader livelihoods. This approach serves to produce informal arrangements, aggression and resistance on the part of traders. A disjuncture is found between the stated developmental approach of the City's Informal Trading Policy (informed by national developmental policies) and its practices. The combination of organisational restructuring processes, confused mandates as well as the low political and funding priority given to street trading management has meant that the complex of socio-economic factors and persistent management issues on the Parade, that require interdepartmental cooperation to address, continue to negatively impact trader livelihoods. I recommend that the City of Cape Town, in line with the aims contained in its Informal Trading Policy, and inspired by the 'eThekwini model', implement a more progressive street trading management approach that is based on participatory and area-based approaches. A dedicated focus on capacitating trader organisations through training initiatives is recommended, as well as changes to trading permit application processes and conditions. Lastly, specific recommendations are also made to better enable livelihood strategies of street traders on the Grand Parade.

Abstract:

Due to the new Higher Education landscape in South Africa, Universities of Technology will have to adapt to the changing socio-political scene on and off their campuses. This implies that public accountability is becoming the most significant vehicle of government policy and an integrated part of decision-making models. Subsequently, it also imp lies part time services to distance campuses or at regional learning centres too. In 2004, the Higher Education Quality Assurance Committee (HEQC), audited the Kimberley Regional Learning Centre of the CUT exactly according to the universal standards related to quality assurance for part time or so called distance learners. These universal concepts entail self-evaluation practices, selection approaches, efficiency and performance and of course, public accountability. In follow up reports to the HEQC what has been done to ensure better services to part time distance learners, the manager of the Regional Learning Centre and the director for distance learning launched an ongoing research project on quality assurance to find answers to problems that the HEQC audit has revealed. The following article contains the very first phase of an ongoing process to research universal standards that implies universal standards for other universities of technology as well.

Schoeman, David Hermanus. "Cohort study of access block trends in a public, regional hospital Emergency Centre in South Africa." Master's thesis, Faculty of Health Sciences, 2021. http://hdl.handle.net/11427/34027.

Full text
Abstract:
Background: Access block is one of the most serious and frequently encountered system problems in the specialty of Emergency Medicine and, although well described internationally, within the South African setting limited research has been performed on the phenomenon. Objectives: To describe the total access block of adult patients and per specialty, the monthly variation of the degree of access block and its correlation to the monthly Emergency Centre head count, hospital bed occupancy rate and monthly patient days and the effect of any interventions made during the study period in an Emergency Centre (EC) at a regional hospital in Cape Town, South Africa. Methods: The study was a retrospective descriptive study of a pre-existing database of EC access block, monthly EC head count, hospital bed occupancy and hospital patient days from April 2015 to March 2017. Results: A total of 700 discrete data sets were analysed. The study period of 24 months was divided into two 12-month periods to allow year-on-year comparison – April 2015 to March 2016 (Year 1) and April 2016 to March 2017 (Year 2). The mean access block (SD) for the total study period was 109% (17.7) ranging from 69% to 139%, with a Mean Access Block of 106% for Year 1 and 113% for Year 2. Patients of the Internal Medicine Department made up the largest proportion of boarders in each month of the study period. The comparison of the month-to-month variation of MAB over the study period to the variation of the EC monthly head count showed a weak correlative trend between the two variables with regards to large month-on-month changes, but with no absolute correlation for discrete monthly comparisons (r(22) = .14, p = .53). Across the study period there was a direct correlation between BOR and PD (r(22) = .90, p< 0.001), and neither showed a significant correlation with the Mean Access Block. The Mean Access Block was 110% prior to the appointment of a dedicated Bed Manager in August 2016 and increased to 115% afterwards. The Bed Occupancy Rate also increased from 89% prior to 92% after the appointment. Conclusions: The severity of access block was demonstrated using a basic system of recording Mean Access Block for a 24-month period and demonstrated that, on average, all available space was occupied by boarding patients. Whilst the hospital's patient ‘flow' system should address increased access block, the systems employed mostly failed. Although it had no direct positive effect on the Mean Access Block, a dedicated bed manager appeared to make a positive change in how the inpatient system compensated for access block.

Abstract:
Regional space in Algeria today is characterised by a large, developed metropolis, concentrating human potential and various activities; and the rest, marginalized and living in the shade of the former. The political and economic changes played a significant role in its evolution, management and organization. The Northern-Central region (encompassing 10 wilayas), marked by the crushing weight of the capital, is the most touched by territorial iniquities. Measuring these iniquities and identifying their progressions and origins led us to analyse the population repartition (1987-2008) and the socio-economic conditions. The results showed an important demographic imbalance, and obvious inequalities between the wilayas of the region. The natural environment and the political choices were at the origin of the unequal development, and its reinforcement. Social conditions and security issues were thus determining factors in the concentration of the population, and more recently in the deceleration of the migration flow. Being interested in the planning of the North-Central region, and through the qualitative analysis of its process, we highlighted the non-existent implementation as well as a certain number of constraints and obstacles in the study phase. We also noted the existence of a shift between the practices on the ground and the strategies retained for the reduction of inequalities

Abstract:
Cervical cancer is one of the most common cancers in Thailand with around 10% of these women experiencing persistent pain. One third of those are under treated and it is claimed that programmes of self-management may contribute to better managing this pain. However, self-management is a Western concept and it is not clear whether this concept is helpful to Thai people or how it might be conceptualised or how Thai people self-manage their pain. The aim of this study to explore the way in which Thai women with cervical cancer manage their pain with specific reference to the potential for self-management in hospital and at home and how they might be supported in this activity by their family and health professionals. A single embedded case study design was adopted over six months in a regional cancer centre located in the North-East of Thailand. The participants were purposively sampled for the phenomenon under investigation. Six patients with cervical cancer experiencing moderate to severe pain, six identified family caregivers and seven health care providers were 0interviewed and observed. Framework analysis was used to analyse the observational and interview data. The finding revealed six main themes of self-management including problem solving, decision making, information finding and utilisation, forming patient/health care professionals partnership, taking action and, especially, perception. These themes are influenced by Thai family and culture resulting in a revision self-management model for Thais is developed. The model explains relationship between two main aspects, thinking and behaving that people behave self-management. Thinking and behaving influence each other and can be changeable due to the real situation. Factors influence these two aspects including backgrounds of experience, knowledge, and social context of Thailand. Conclusion, the patients developed their ability to self-manage their pain in their everyday life. To improve self-management in Thai patients, the individual circumstance of family and Thai culture are important factors to be aware.

Abstract:
Background and Objectives: While trauma is currently the second leading cause of death in Saudi Arabia, little statistical information is available about injury rates and related patient outcomes. There is a need to understand trauma epidemiology to determine strategies that can be put in place to prevent and treat such trauma. We aimed to describe trauma rates, types of injuries, demographic distribution of injury and body regions affected by trauma in King Fahad Hospital in the city of Medina. Methods: The study was undertaken in King Fahad Hospital, the first multi-speciality reference hospital in the Medina region and the only trauma centre in the city. We collected retrospective data on all the trauma victims who visited the Emergency Department from 1st January to 31st December 2018. Simple descriptive statistics were calculated. Trauma mortality was compared with trauma scores with Receiver Operator Curves. Results: During the study period, 8793 patients were evaluated, 5846 (66.5%) males. The mean age was 27.5 years. 5608 (64%) were admitted in one of the in-hospital departments and rest were referred to OPD. Traffic-related injuries (4086; 46.5%) and falls (2993; 34%) were the most common causes of injury. Extremities injury (5929; 67.5%) was recorded as the most common body part. From the in-hospital patients, 5077 (90.5%) were discharged home and 167 (3%) died. Considering the mortality prediction accuracy of RTS and NTS. The RTS score of ≤9 had sensitivity and specificity of 90.2% and 90.4%, respectively, in predicting mortality in >5-year-old patients. NTS score of ≤13 had 90% sensitivity and 97.3% specificity in predicting mortality in the age group of 0-5 year-old. Conclusion: This descriptive study is a crucial step in addressing the burden of trauma in Saudi Arabia. Information related to the characteristics of injuries and relevant patient 2 outcomes may assist in further research into possible causal factors. It may contribute to the creation of new protocols in preventing and managing injuries more efficiently.

Perkins, S. H. "The social effects of retail decentralisation : a multi-method impact assessment of the Merry Hill regional shopping centre, West Midlands." Thesis, Swansea University, 1997. http://ethos.bl.uk/OrderDetails.do?uin=uk.bl.ethos.638444.

Abstract:
There are few empirical studies of the long-term social effects of major off-centre retail development. This thesis provides an assessment of the impact of the Merry Hill regional shopping centre (RSC), near Dudley, West Midlands. Here, social impacts encompass changing retail provision in local town centres; the influence of the RSC on consumer behaviour; consumer perceptions of, and attitudes towards, traditional and innovative retailing in the locality; and the potential for consumer disadvantage as a result of RSC development. The diversity of social impacts is reflected in the adoption of a multi-method research strategy. A quantitative and qualitative assessment of structural and functional retail change in the towns of the study area provide an initial context. Then, a household questionnaire survey, comprising a variety of closed and open-ended questioning techniques, constitutes the main instrument in elucidating the social effects of the RSC. Finally, a purposefully selected sub-sample of potentially disadvantaged consumers are interviewed at length regarding their experiences of choice and constraint following the development of the RSC. A process of retail re-centralisation is identified, with a concentration of major multiple retailers at the geographic heart of the Dudley borough. The RSC has clearly influenced consumer behaviour in the sub-region, and a socially segmented hierarchy can be identified whereby mobile consumers heavily patronise the RSC, whilst car-less shoppers are constrained to the impacted town centres and more expensive local shops. The spiral of decline has largely been arrested in the impacted towns, and a complementary role assumed. The shopping needs and levels of expectation of many lower income consumers appear to be largely met by the restructured town centres. Although the RSC does not perform a role akin to a traditional town centre at present, the research indicates the potential to do so in the future.
