Abstract:
Purpose The complex nature of multi-ownership, multi-storey buildings requires the services of property management companies (PMCs). Naturally, homeowners favor PMCs with good performance. Yet, their performances vary. The purpose of this paper is to measure the performance of PMCs in managing high-rise flats using the logic model as the contextual framework with its indicators adapted from the building quality index (BQI) scheme. Design/methodology/approach For this pilot study, the research was based on visual inspection and interviews with building management staff for the information concerning the output and outcome indicators. The authors also tested the relationship between outcomes and outputs and other factors that affect the performance of PMCs. Findings Based on our pilot study of 41 high-rise residential buildings, the performance outcomes of the PMCs varied considerably. The same PMC was likely to yield different performance outcomes due to unique building characteristics. The outputs, building ages and rehabilitation statuses of the buildings were the contributing factors to the PMCs’ performance outcomes. Practical implications The performance outcomes of the logic model can help homeowners and PMCs understand current PMC performance, which can help trigger the development of a strategy to enhance the health and safety of residential buildings in the future. Originality/value Unlike traditional performance measurements that use financial figures or balanced scorecards to measure organizational performance, the authors used the logic model performance measurement system because the performance outcomes of the PMCs were explicitly reflected in the physical building conditions. This framework was relatively straightforward and could be applied to cities dominated by multi-ownership, multi-storey apartments.

Abstract:
The aim of this paper is to evaluate the factors of gentrification based on the economical social and architectural framework in the field of maintenance management of real estates. Andrássy Avenue, announced to be a part of the UNESCO World Heritage site in 2002, is an inner-city neighbourhood in Budapest, which underwent a significant renewal process during the last two decade. This area was chosen because it represents very different types of gentrification processes. There are three research indicators defined and modelled over the statistical data. The applied modelling for evaluation of the gathered data are descriptive statistics and main factor analysis for the Shevky-Bell indices. The statistical model predicts that property market prices will rise after the architectural transformation however it will not have significant impact on the prices of the flats with bad conditions in the neighbourhood. This paper examines the renewals of the residential apartments as rent-gap or social displacement occurs. Factor points out that what motivate the young highly educated residents to move in the neighboured apartments of the Liszt Ferenc square area and what is the architectural benefit of these displacements. The facility manager of these buildings must be aware of the social profile of the owners of the individual properties inside the building to create their annual maintenance budget. The effects of rent-gap and the change in property functions are demonstrated as case study of the renewed residential palace in the under Teréz Town area of the Andrássy Avenue.

Abstract:
Purpose Personal characteristics, such as age, marital status, education level and gender, vary among elderly residents in residential apartments. These characteristics may influence the elderly residents’ satisfaction with the facilities provided in their residential apartments. To ensure appropriate facilities management (FM) items are provided for the different categories of elderly people, it is necessary to understand their basic needs. Therefore, this paper aims to compare the satisfaction with FM items among elderly people with different personal characteristics in private domestic (PD) buildings. Design/methodology/approach A questionnaire survey was conducted among elderly people with different personal characteristics in PD buildings to collect information about their levels of satisfaction with FM items. A total of 41 FM items and four characteristics of the elderly, namely, age, gender, marital status and education, were identified in this study. Findings The result shows that satisfaction with natural daylight was significantly different among elderly people of different genders, while the one-way between-groups ANOVA indicate that satisfaction with the size of bedrooms, turning spaces at doors, temperature in bathrooms and/or toilets, colour, accessibility and ease of closing or opening the doors were significantly different among elderly people belonging to different age groups and of different marital status and education level. Originality/value Designers and private developers are therefore recommended to increase the sizes of bedrooms, install windows on opposite sides of walls in the flats and ensure there is an adequate light reflection ratio for wall and floor colours, to accommodate elderly people’s special characteristics.

The smart cities concept is modern and shall continue to mitigate the future demand of houses for the burgeoning flocking population from rural to urban. These complexes are prototypes of present smart cities, energy efficient green mansions nearer to large metropolis which is fulfilling prompt accesses to civic usages (like connectivity, Marketing, electricity, water, drainage and water supply) and maintains equilibrium between population, economy, resources, and environment. In contrary metropolis face mammoth challenges of space, health, quality of living,stress, pollution and hassles of city life and comforts.In this project we tried our best to plan a model of a satellite city in Jatni area. The GIS and the remote sensing method is used to conceptualize the places , commuters, dwellings etc. The 2D planning with AUTOCAD software, the 3D plan of the flats with REVIT software for Building Information Modelling architecture was used to conceptualize an ideal satellite city in and around 15 to 30km from centre of Bhubaneswar consisting of area 44300Ha accommodating 10500 inhabitants fortheir apartments, duplexes and supporting staffs
