Full textPartnering as a cooperation form can be used in every type of building project. Partnering can be used from an early stage in a project and all the way to the finishing line. There are even some examples where partnering successfully have proceed way longer than to the completing of the project. On these kind of occasions the cooperation has concluded maintenance of the final product. But what does partnering really mean? It is well known that partnering consists of actors working together but what does this actually mean considering the working form? And how are you supposed to make partnering successful? Furthermore, partnering have gotten an undeserved bad label as something out of date and useless. Some companies even chooses not to use the word partnering just because the negative associations from the word. This essay will make the concept of partnering more clear and will work as a guide for how to make partnering successful. The work is based on studies of literature written in the subject as well as qualitative interviews.

Full textPartnering as a cooperation form has during the last years being widely used on the swedish construction market. This way of working went to Sweden at the end of the 90 decenary and it has during the five years past being a established of clients and buildignentrepreneurs. As the construction industry is quite conservative it has taken long time to establish partnering in the industry. At the beginning many people had a negative attitude to this new way of working. After completing projects with partnering as cooperation form it has been clear that most of the clients don’t regret their choise of using partnering. Instead partnering has been so successful so the clients continues to use this new way of working for their projects. This thes has examinated how clients attitude are to partnering today. Through interviews has a conclution been done as shows how the clients of the construction industry act to partnering, and also how far the have come in the using of the cooperation form. From interviews and literature study it shows that partnering puts high claims on the clients. They had to engage themselves in a project and they need to work up theirs technical knowledge for construction. It is necessary to educate the clients of how partnering works. This becomes clear as it has been showen that the clients has their own picture of this new way of working. When it comes to projects with characters which are complex, large, with high risks and with and a small project time it has been showed that partnering i the best way of working. The clients have a positive sight for the future and they mean that the using of partnering will increase. Partnering is a cooperation form in which everyones playes with their cards open and has got a morally responsabillity. This new way of working seems to appeal to people in the construction industry.

Full textThis thesis work is about the construction industry views of cooperation partnering. By that we have interviewed players who are active in various fields in the construction industry, we have created a basis to shed light on the views of cooperation partnering from several perspectives. We also describe how the cooperation partnering affect a project compared with a project that is governed by traditional forms. The idea of the degree project was developed with Lars Fredriksson at NCC. In order to create knowledge and a basis on which to stand, we ended up having to process literature in the field in order to be able to write a theoretical frame of reference. With the support of the theoretical frame of reference, we created a form with questions that we then made use of in our interviews. To get the maximum effect of the interviews, we have made use of a dictation machine, which meant that no information is lost. Thereafter, as the interview was written down on paper to facilitate further processing in the form of summaries and analyses. These analyses are made out of the originator, consultant and entrepreneur’s perspective on cooperation partnering. We have then compared the analyses for a fixed theoretical frame of reference to examine the factors and parameters which is the highest priority of the industry. From there, we have made our own reflections, which generated in our discussion and conclusion. The parameters and factors mentioned in the theoretical frame of reference and that is reflected in all the interviews are: • Common objectives • Open Economy • Workshop Other parameters and factors such as the operators we interviewed put great emphasis on is: • Confidence • Experience • Incentives We believe that partnering of cooperation will apply to a greater extent if it was drawn up a general model for this working method and a regulatory framework suited for partnering. At the same time, so it follows reinjection of experience and a positive reputational of pure projects of partnering.

Full textThe literature and research is limited in the subject costumer value in partnering projects. This contributed to the interest to perform an empirical study on the topic. It has not been shown to be appropriate to implement this on a specific issue or problem, when the available information deals with the theory and applications of partnering, not customer value. Given the above problem this papers purpose is to describe how the various contractors and clients, associated with partnering activities in Sweden, experiencing the work and factors that maximize customer value in a partnering project. A qualitative method where six people were interviewed, related to partnering activities in Sweden. The interviews are semi-structured and adapted to each interviewee. The most important conclusions that answer the purpose are: Understand the customers business Choose a form of compensation based on founded trust and project type All parties combined knowledge provides the right conditions for the customer to make the right decision Lack of common well-developed digital tools Make decisions at the right time Reference Surfaces and own final checks instead third party inspector

Full textEven if partnering has been used for cooperation in Sweden for over 20 years, there are still no regulations, operations or terms defining a partnering project. In the general conditions of contract for design and construction, it is stated that cooperation should be managed for a great performance. This provokes the question of how an organization can succeed with a partnering project?The objective if this thesis is to gather knowledge about partnering. This is achieved by conducting a literature study and a case study. The case study included interviews held with persons with experience of partnering projects, focusing on two reference projects.Partnering is not percepted as a new project delivery method, but a cooperation configuration including common objectives, commitments, techniques for solving conflicts, openness and continuous improvements. Central aspects when applying partnering is the project’s complexity, the economic presumptions, the client’s commitment and the impact on surrounding activities.Soft parameters are a common term within partnering. However, examples of often mentioned soft parameters are common objectives, monitoring, trust and project organization. Are these the parameters important throughout a partnering project?When comparing the reference projects to the literature study, correspondence were found. Examples of these similarities are early commitment, startworkshops, defining phase one and two, techniques for solving conflicts, meetings for monitoring, commitment of the client and the contractor, team building and soft parameters. The interviewees from the case study percepted partnering as well functioning and they highlighted the importance of soft parameters in the projects. Further it was mentioned that the parameter of cost is inevitable.The research showed that partnering is well working in both design and production. However it requires commitment and resources. Further it showed that besides the activities of partnering, common objectives and early involvement it is important to create a group with willingness to cooperate.Key words: Partnering, Cooperation, Soft parameters

Full textThis study was conducted in collaboration with NOCA Teknik AB, a project and construction management company based in Gothenburg, Sweden. Partnering, also known as extended collaboration, is a relatively new way of working in Sweden. Partnering assumes that all parties in the construction project collaborates and use open books concerning financial planning, planning, decisions and documentation. Partnering is that everyone in the project, contractor, designer, architect project manager etc., collaborates and uses each other's experience and knowledge. In this way, the common objectives are reached where everyone works towards the same vision. The report deals with the opportunities and risks of partnering, these are portrayed from the experience of the client and contractors. For help in the study, a survey was conducted where 23 responses were received. The possibilities of partnering are many. One of the biggest opportunities is that as an entrepreneur you have to influence the project already in the planning and design stage. This is a good way to avoid unforeseen costs later in the project. A risk with partnering is that costs increase due to increased staffing and design. It is a factor that must be balanced against the possibility that the project will be clearly faster than expected. Another risk that several respondents in the survey has pointed out is whether the developer is not engaged throughout the project. This often leads to a failure of the partnering project and the dissatisfaction of several parties and, in the future, a negative attitude towards partnering.

Full textThe construction industry is conservative compared with other industries. Modifications, improvements and efficiency improvements occur, but not to the extent and in the rate that it should. During the mid-1980s, a new form of cooperation was developed in the United States and in Great Britain, which came to be known as partnering. Our main purpose of this report is to see how the appliance of partnering is within a homebuilding project. Partnering is a concept used where there are common goals, openness with open books and great trust in the client's best. Trying to define partnering in Sweden has not been imperative since large variations in approaches have been done to respective project. Previous studies in Great Britain, Denmark and the United States have defined partnering on these ways. A partnering team shall consist of project management, project optimization and production, to achieve a good result where all strategic suppliers contribute with the most beneficial and optimal solution. One should distinguish between the form of collaboration, the form of contract and compensation terms. The form of collaboration/partnering is a part of the construction project parts and can be used for all contract-, replacement- and purchase forms. Because of the difficulty to produce a target price with incentives, it is known to use a compensation model in the form of a budget model. This model is often used by a developer who often builds. The basic philosophies of partnering are openness, trust, common goals, time, finances and team work. LEAN is a production system that comes from the Japanese Toyota, also known as TPS. Sights and thinking regarding LEAN is to render more effective and to increase the productivity. An example of this is how the truck manufacturer Scania has applied and developed the production system in their daily activity. Partnering is possible to apply within small house projects, and is a good method for the future proprietor to contribute in and to influence time flat, quality and budget. The application of the interacting mould partnering in an individual small house project can seem complicated and often difficult to apply. After the summary of this study, we can now re-engage and answer our problem wording. We have also received new insights about the application of partnering in homebuilding projects, which may be of interest for further study.

Full textUnder nittiotalet riktades skarp kritik mot byggbranschen. Samverkan kom fram som ett sätt att angripa problematiken. Principen med samverkan är att parterna förbinder sig till att tillsammans uppnå gemensamma projektmål genom en ömsesidig tillit och en förståelse för varandras värderingar och förväntningar. Trots att samverkan funnits i snart tre decennier är det fortfarande inte klarlagt vad samverkan som koncept innebär och vilka konceptets fördelar är. Men konceptet tillämpas trots detta fortfarande av aktörerna på marknaden. Arbetet syftar till att öka förståelsen för motiven till att samverkan tillämpas genom att undersöka varför samverkan används av HSB Bostad AB. Empiriskt material samlades in med hjälp av en fallstudie av HSB Bostad AB, som analyserats utifrån ekonomiska teorier och modeller. Resultatet visar att samverkan framförallt fyller en plats i komplexa projekt med stor omfattning och där konkurrensen mellan entreprenörer är begränsad. Samverkan fungerar även som en riskbalanserare i projektportföljen (på grund av att HSB Bostads risktagande varierar mellan olika kontraktsformer), ett utbildningsmedium och en plattform för roligare arbetsklimat.

The continuing use of low quality raw materials in producing hot mix asphalt for national roads, leads to regular maintenance at a very high cost. The quality aggregates (stone that is used to produce asphalt), and the quality of bitumen are often inadequate for the correct composition of hot mix asphalt. The mst important factors affecting initial and long term performance of the highways is the inferior pavement structure and condition, due to poor aggregates (raw material)from suppliers. The performance of asphalt i s largely determined by the characteristics of its constituents, the asphalt binder and aggregates.

Full textFor several years there have been lots of structural changes in the construction process, discussions on how to find new ways to collaborate have been developed to avoid problems, with lack of trust, high prices, environment and quality problems.
Partnering is not a new form of contracting, only a new way for contractor, owner and designer to work together. The main benefits of this new thinking have been to change from transaction- to relationship businesses. The customer and the project are always in focus. To achieve these results there has to be total sincerity and openness from all of the project participants. Common goals with trust, reliance and openness are the main factors in making this partnership functional.
With the introduction of this new form of collaboration, discussions have been made on how partnering will be affected by public procurement. The purpose with this study is to increase my knowledge about partnering and to acquire knowledge on how partnering should be publically procured. The objective of this study is to investigate how partnering should be publically procured accordingly to the Public Procurement Act (LOU).
To achieve this goal, information retrieval and research has been done at the University library. A draft was made of already accomplished local partnering procurements, and where handed out to two owners and contractors. It was later followed up with dialogues och interviews. The owners and contractors were united in the opinion on how the drafts should be made, but there was a difference of opinion on how the draft was to be made applicable to public procurement.
The study showed that the draft was based on soft criterias, which could allow an influenced subjective judgement from the owner. The public offices have to prove open competition, fair judgement and none discrimination. Before choosing partnering as a collaboration form, the public buyer has to have a proper organisation and must be prepared for the hard work that will follow. Reference objects should be studied so that the Public Procurement Act will be followed.
Under många år har byggbranschen varit i stora strukturella förändringar och i diskussioner har det framkommit behov av att hitta nya samarbetsformer för att komma från problem med höga kostnader, brist på förtroende och andra kvalitets- och miljöproblem.
Partnering är ingen ny entreprenadform utan ett nytt sätt att samarbeta för beställare, entreprenörer och konsulter. Den stora skillnaden som partnering medför är nytänkandet som frångår de traditionella transaktionsaffär och övergår till relationsaffär med kunden med projektet i fokus. För att ett partneringsamarbete skall fungera måste samtliga aktörer tänka på ett helt nytt sätt. Detta uppnås bland annat genom att samtliga parter tillsammans arbetar fram gemensamma mål och arbetar med total öppenhet kring ekonomi, teknik, kvalitet, miljö och konflikter. Samarbetet skall vara baserat på öppenhet, förtroende och tillit. Genom att diskutera fram de bästa lösningarna för projektet skall kompetensen från samtliga aktörer lyftas fram och förhoppningsvis kommer detta att leda till en bättre produkt. Arbetssättet stimulerar alla inblandade parter och det ges utrymme för nya innovativa idéer.
Vid införandet av den nya samarbetsformen har diskussioner uppkommit om hur dessa projekt upphandlas vid offentlig upphandling. Syftet med arbetet är att ge större kännedom om hur offentlig upphandling av partnering bör genomföras. Målet med examensarbetet är att utreda hur en samverkansentreprenad bör upphandlas enligt lagen om offentlig upphandling.
För att utreda om offentlig upphandling av partnering går att tillämpa av offentliga beställare gjordes först en litteraturstudie där byggprocessen och tidigare genomförda samverkansentreprenader studerades. Utifrån den ökade kunskapsnivån kunde en anbudsförfrågan utarbetas och prövas i det lokala näringslivet genom samtal och intervjuer. Anbudsförfrågan har tagits fram utifrån referensobjekt som lokala offentliga beställare använt vid upphandling av partnering. Åsikterna från näringslivet om hur anbudsförfrågan skall vara utformad var relativt enhetliga. Däremot skiljde sig åsikterna i om förfrågan går att tillämpa vid offentlig upphandling.
Studien visar att anbudsförfrågan baseras på mjuka kriterier, vilket kan medge stor inverkan av subjektiv bedömning från beställaren. Den offentliga beställaren skall visa på sund konkurrens, rättvis bedömning samt kunna påvisa icke-diskriminering, likabehandling och proportionalitet. Innan en offentlig beställare väljer att upphandla ett partneringsamarbete bör organisationen vara väl utvecklad för ett samarbete som kräver mycket av beställaren. Referensobjekt av samma typ bör studeras och vidare utveckla bedömningsverktyg som följer LOU:s regelverk klart och tydligt.

Full textSyfte: När ett byggnadsverk ska projekteras är det många aktörer som är inblandade; arkitekter, byggentreprenörer, byggherrar, konstruktörer, el- och VVS-projektörer. Kommunikationsproblem förekommer mellan dessa aktörer vilket leder till felprojektering och extra kostnader. Samverkansformen partnering fokuserar på relationsbyggande, öppenhet och förtroende vilket i teorin ska minska problemen för kommunikation inom ett projekt. Målet med detta examensarbete är att analysera kommunikationen i projekteringsskedet för att identifiera hur kommunikationsproblem kan överbryggas för partnering. Metod: För att uppnå målet har litteraturstudier och intervjuer valts som metoder. Elva stycken intervjupersoner valdes utifrån två partneringsprojekt som Skanska var delaktiga i. Resultat: Resultat visar på att partnering minskar kommunikationsproblem och skapar en större delaktighet och engagemang hos projektörerna enligt intervjupersonerna själva. Tyvärr förekommer det fortfarande vissa problem så som användning av projektportaler, val av kommunikationskanaler, samordning samt informationsöverföring på en formell och informell nivå. För att förhindra dessa problem har litteraturstudierna och intervjupersonerna bidragit med några förslag; en detaljerad mötesagenda, infoga kommentarer på ritningar, produktionspersonal bör delta i projekteringsmöten, samlokalisering och införa ett ekonomiskt incitament. Intervjupersonerna har annars ansett att partnering har fungerat bra och gett goda resultat under projekteringen. Konsekvenser: För att skapa en effektiv projekteringsgrupp och få bort aktörernas eget intresse bör partnering tillämpas. Projektörerna bör arbeta med ett projekt i taget och gärna samlokaliserat för att underlätta arbetet och kommunikationen på den formella och informella nivån. Projektörerna bör jobba i en projektportal som de är erfarna och bekväma med. Begränsningar: Examensarbetet kommer endast behandla projekteringsskedet. Full textThere is a need to increase productivity within the Swedish construction industry and Partnering is often seen as a possible way to achieve higher result. Though the understanding of Partnering varies, research is made, around the world, with purpose to compare Partnering projects with Non-partnering projects. There are no clear results and the research has been criticised for being partial by enhancing the advantages and not looking at problems and disadvantages. With purpose to deepen the knowledge of Partnering, a study of two equal construction projects has been made, using Stockholm’s new arenas as cases Friends Arena and Tele2 Arena. The study has been carried out by comparing processes and dimensions of partnering in addition to looking for other variables that has affected the projects, in order to achieve a better understanding of the nature of projects. Interviews have been made with representatives from each actor and project. The result shows great differences between the two projects. The conclusion is that the construction business needs to agree on common ground regarding processes and dimensions that shall take place within a project in order to be called a Partnering project. When recruiting key-competence to projects or comparing productivity and cost as well as handling feedback from other Partnering projects the information is based on today's large variety of so-called partnering projects. This comes with the risk that wrong conclusions underlie decision-making.

Full textPartnering transforms a multi-involved company into a temporary joint venture, "project AB ". - Johan Johansen Someone needs a building set up, a construction company commits the mission and when it's done they get paid. That’s how it’s been for hundreds of years. As the construction industry developed and grew, problems were solved with innovative solutions. A continuing challenge in the construction industry is the interaction between different actors and partnering is the best solution to date for this. But what is partnering? And what defines a successful partneringproject? Which parameters and factors are considered to be of the greatest importance in order to get as smooth a construction process as possible? Is the contractor's perspective consistent with the client's? This is what this report intends to answer as well as its surrounding aspects and factors. The perspective used is based on the contractor Skanska Sverige AB. The method used for the implementation of this report is initially a description of concepts and earlier definitions for creating a theoretical framework to relate to. Following this, interviews are conducted by twelve key people, including ten within Skanska and two from the client page. Using the answers from the interviews, a result is compiled and is described in chapter 4. Finally, a discussion and conclusion is drawn from both the resultchapter and the theoretical framework. Here the information is concretized and relates to the purpose of the report and ensures that the questions set in Chapter 1.4 are answered. The part of the results chapter describes what the respondents consider to be the most important in a project conducted in partnering form, and the areas that need to be developed. Through the answers received, there is a clear understanding that partnering should be applied in the complex projects, and it is also beneficial for the parties to be part of the collaborative form at an early stage. Many answers also indicate that it is important to maintain good relationships both in work and after the end of the project. Something mentioned as a challenge in partnering is the knowledge of working that way. In conclusion, the questions formulated in chapter 1.4 are answered and reflect the purpose of the report. A summary of the most important parameters for achieving a successful partnering is described in the following bulletin list: • Good communication between the players in the project. • Trust and confidence. • Engagement and maturity from those involved. • Common goals within the organization. • Fair and open economy.

Full textSyfte: I dagens (2020) byggbransch används partnering mestadels i större projekt och i större kommuner, syftet med rapporten är att utreda varför partnering inte används mer i mindre kommuner. Målet med rapporten är att studera ifall det kan gagna mindre kommuner att tillämpa partnering. Metod: För att uppnå målet har en fallstudie genomförts med datainsamlingsteknikerna intervju och litteraturstudie. Intervjuerna genomfördes med tre mindre kommuner, ett stort entreprenadföretag och två kommunala bostadsbolag. Litteraturstudien gjordes för att öka förståelsen för begreppet partnering och för att utreda vad tidigare forskning säger om ämnet. Resultat: Fördelarna med partnering är att produkten blir bra och som verksamheten vill ha det, då de är mer involverade i projektet jämfört med traditionell upphandling. Kommunikationen blir bättre då de kommunicerar oftare och det uppstår färre tvister. Engagemang och att sätta projektet i fokus är viktiga beståndsdelar för ett lyckat partneringprojekt. Partnering kan vara gynnsamt för en mindre kommun om det tillämpas på rätt sätt. Anledningen till att inte partnering används mer i mindre kommuner är för att det kräver mer tid, pengar och engagemang samt en stor organisation från beställaren i partneringprojekten. Kommunerna har även en oro för löpande räkning där det inte är ett fast pris utan prissumman fastställs först när projektet är klart. Konsekvenser: Det kan var gynnsamt att tillämpa partnering för mindre kommuner men det bör vara ett projekt som pågår under en längre tid eller det inte vet vad de vill ha. De involverade bör lägga ner mycket tid i början av projektet för att minska kostnaderna. Kommunerna bör vara engagerade i projektet, samarbeta med entreprenörerna och sätta projektets bästa i fokus. Begränsningar: Rapportens begränsningar gör att resultatet ej är tillämpbar på större kommuner i Sverige. Anbudsskedet och ekonomin tas ej upp i rapporten. Alternativa lösningar på problemen med ÄTA-arbeten, förutom partnering, behandlas ej.
