Full textGeografiska informationssystem (GIS) används i allt större utsträckning inom energiplanering och av privata aktörer. Genom kvalitativa intervjuer med 49 ledande aktörer i offentlig och privat sektor redogör denna rapport för de viktigaste dataseten för aktörer, befintliga källor för öppen data och vilka informationsluckor som finns i dessa källor. Intervjuerna visade att dataseten gällande energiinfrastruktur, befolkningstäthet, potential för förnybar energi och energiutgifter var viktigast för både offentlig och privat sektor. Privat sektor hade ett större fokus på land, vatten och klimatdata, som alla är viktiga för att avgöra ett områdes potential för förnybar energi. Offentlig sektor hade ett större intresse av socioekonomiska faktorer och energiutgifter. En dataaggregation och analys visade att de mest eftertraktade dataseten fanns öppet tillgängliga med undantag för energiutgifter. En modell för energialternativ till lägsta kostnad utvecklad av KTH-dESA har visat sig vara ett kraftfullt verktyg för att kostnadsbedöma en landsomfattande elektrifiering. I en fallstudie för Tanzania jämför denna rapport den genomsnittliga kostnaden för hushåll för en implementering av en sådan elektrifiering med en beräknad genomsnittlig hushållsinkomst. Jämförelsen visade att kostnaden för hushållen som andel av total hushållsinkomst varierar kraftigt mellan regioner. Den genomsnittliga andelen av hushållsinkomsten som skulle läggas på elektricitet i de västra regionerna av Tanzania var betydligt högre jämfört med de centrala och östra regionerna. Jämförelsen kombinerade även detta resultat med den geografiska positionen hos biståndsstödda energiprojekt. vilken visade att majoriteten av dessa projekt fanns i de centrala delarna av landet och inte i de mest utsatta regionerna som präglas av låg genomsnittlig inkomst och långa avstånd till det nationella kraftnätet. För att framgångsrikt kunna genomföra en landsomfattande elektrifiering behöver mer stöd ges till dessa regioner. Aggregation av öppen data och koordinering är nyckeln till att framgångsrikt utveckla GIS som stöd vid framtida energiprojekt som syftar till att ge fler tillgång till elektricitet. Trots att flertalet datakällor kunde identifieras är dessa spridda vilket leder till att data behöver samlas in gång på gång. Koordinerade insatser för att öka möjligheten till att dela redan insamlad öppen och uppdaterad data kan bidra till att minska transaktionskostnader och därmed minska energifattigdomen

Detroit is often regarded as America's largest city in decline, a metropolis that has failed to recover from an insidious cycle of deindustrialization, racism, suburban flight and laggard politics. This image of the city highlights the tragic aspects of Detroit's urban development and obscures the numerous initiatives and opportunities for social and spatial development that have emerged as a result of the city's particular evolution. This thesis examines the recent transformations in Detroit's urban environment to provide a more nuanced picture of the city and to develop new planning tools that address its ills. To do this, I explore the major forces that have affected the city over the last 100 years and survey the efforts of 10 ocal initiatives engaged in the process of urban reconstruction. This analysis informs the final component of the thesis, a collection of strategies for urban design, spatial management, and social-cultural development that illustrate ways in which Detroit could reprogram vacant and, bolster ailing public schools, reorganize its planning processes, improve communication and discover the opportunities lurking in its human and physical landscape.

The way we perceive the urban environment affects the choices we make and therefore our behavior. This fact has an important effect when we navigate a city. How urban spaces are laid out will influence our decisions and have repercussions in our travel choices. There is therefore a connection between urban spatial experience and transportation systems. With a large number of cities considering transit oriented development (TOD) - an urban model whose goal is to align urban development to public transportation patterns by creating walkable, mixed and diverse neighborhoods - as the primary planning solution to solve their accessibility problems, the connection between the urban image and the transit system is crucial. If planners want to bring people closer to transit systems and increase ridership, they will need to improve the perception people have about the system and further construct a modified set of travel preferences. Both urban space and the process of navigation are, in general, composed linear features related to movement (paths) and point features that define origins and destinations (nodes). Within the different types of nodal elements, open spaces have a particular condition; their openness allow people to perceive a larger portion of their surroundings, easing the process of wayfinding and enhancing the sense of place, which is highly valuable for the construction of true communities. This thesis explores the role of open spaces, not only as attractive urban amenities and recreational spaces, but as organizing elements of the territory and anchors for the transit system arrival points. I explore Guadalajara, Mexico, a city with an important central network of open spaces. The city is currently making a significant investment in transit and is looking towards TOD for its planning solutions. I intend to use Guadalajara as a mean to show how open public spaces can be used as primary elements to structure transit systems and to enhance the creation of place around stations.

The German real estate open-ended fund, a major indirect real estate investment vehicle for German individual investors, is now suffering a strong pressure of globalization from its investors because of the sluggish German domestic real estate market. In order to deal with such pressure, many funds have begun to invest in the US and now looking for opportunities in Asia, especially in Japan. For a German fund which is basically a core investor with a long-term investment horizon, the Japanese market fits its investment policy because of the maturity and stability. At the same time, the low correlation with its fatherland market and the currency hedge gain in Japan is worthy of special mention, along with the recovering market. However, many funds seem to encounter difficulties in acquiring Japanese properties. Among several reasons, the most significant problem is likely to be the problem of the accessibility to deal flows. Currently, many transactions are conducted among the limited market community of participants in Japan. Otherwise bidding requires a fairly high premium on the market consensus because of the small number of publicly available transactions. Nevertheless, some foreign investors have successfully acquired properties in Japan, so the German open-ended fund will surely be able to have opportunities, too.

In this thesis, four measures are proposed: the close relationship to Japanese leading real estate companies or their intimate advisory firms, the entry in the retail sector, the participation in development projects, and the investment in PFI projects. Some of them may have already been examined by funds, but the advantages and disadvantages of these alternatives are examined from the perspective of a Japanese real estate professional, which should help German funds comprehend possibilities in the Japanese market.

Full textOver time, the lack of coherent thought concerning the potential roles of urban open spaces has resulted in the necessity of urban management to become vigilant with regard to the collective aspects of city life. Urban open spaces are especially significant in this regard. In giving attention to the scale, continuity, distribution and status of public open space in Cape Town and indeed, in all South African urban centres, developing the role of public spaces in the lives of the urban poor is especially crucial. This study examines the concept of the ability of multifunctional urban open space in playing the role of a socio-economic developmental tool. In this endeavour, two fundamental approaches are used. The first investigates the significance of open space and examines the history of open space and park development. Cases of successful park developments are presented so as to identify central conceptual ideas and certain key success factors. The second uses a local park proposal, the Cape Flats Urban Park, as an instrument with which to explore the concept. This involves integrating the notions of natural process needs and human needs so as to inform use. Accordingly, a natural systems analysis discovers the particular ecological needs of the area through factors of opportunity and constraint and a potential park user analysis discovers the characteristics and needs of human users, in order to discern what role the urban park could play in enabling socio-economic development and improving quality of life. Consequently, resultant guidelines for planning successful multifunctional open spaces are summarised, and further considerations and guiding principles for multifunctional open space planning are presented. These insights are applied and determine broad distributional tendencies, which may assist towards the creation of a successful plan for the Cape Flats Urban Park and other open spaces. The procedure in which these investigations were followed through was primarily through an extensive literature survey, supplemented by personal observation, map surveys and informal interviews. The findings of this study endorse the proposal for a multifunctional Cape Flats Urban Park, as this park could play conservation, resource preservation, flood control, productive, economic, ceremonial, cultural, educational, health improving, recreational and community-building roles. As such, urban open spaces have the potential to become multifaceted resources, with both intangible and tangible benefits for nature and for people, all of which can improve the quality of life for city dwellers, by improving the quality of the environment in which they live.
