Abstract:
Thesis (S.M.)--Massachusetts Institute of Technology, Dept. of Architecture, 1998.
Includes bibliographical references (leaves 97-99).
During the late 1980's and early 1990's, Real Estate Investment Trust ("REITs") accumulated large portfolios of properties. During this period, REITs were able to grow through acquisitions alone, arbitraging their low cost of capital relative to private asset valuations. This changed the real estate industry and for the first time, real estate entities have concentrated ownership in an industry traditionally characterized by fractionalized ownership. Today, there is tremendous pressure from the public markets for REITs to continue to grow. This has lead the management of REITs to seek alternative growth strategies. These strategies include cost economies of scale, branding, growth of non-real estate related revenue, vertical integration, and exertion of market power. This thesis studies market power in real estate, focusing specifically on whether REITs are currently exerting market power. The first half of the thesis determines the magnitude of REIT's current concentration of ownership, by cross referencing aggregate market data with individual REIT owned property data to arrive at market shares for individual REITs. The second half utilizes these market shares to determine whether public markets are capitalizing high market shares into stock prices and, therefore recognizing market power strategies.

There are apartments on the third, fourth and fifth floor, with some apartments on the 4th floor being designed as two-level maisonettes. The architectural design is based on the concept of straight lines and sharp edges, which also presents a flat roof roofing solution and receding storey with terraces. The building is detached, situated in a relatively flat terrain. All entrances to the building are designed as barrier-free. The white-blue color of the building facade alternates with the use of gray stone cladding. The roofing of the mixed-use building is solved on two levels by a single-layer extensive vegetation flat roof.

Lind, Patrik. "Empty employment offices or empty apartments? : A study of the driving forces behind Swedish municipalities’ willingness to sign contracts with the Swedish central government regarding refugee reception." Thesis, Uppsala universitet, Nationalekonomiska institutionen, 2011. http://urn.kb.se/resolve?urn=urn:nbn:se:uu:diva-156557.

Full text
Abstract:
The aim of Sweden’s refugee settlement policy is that refugees should be offered an             initial place of dwelling in a municipality with available accommodation and a good             labour market within commuting distance. Refugees risk long-run unemployment, if             initially placed in a municipality with bad labour market opportunities (see Edin et             al., 2004 and Åslund et al., 2006). It is therefore important to know to what extent             the state of a municipality’s labour market (and not only availability of apartments)             drives the willingness to receive refugees. No such study has previously been con-             ducted. This paper thus aims to bridge this gap in the research by analyzing data             between 2006-2010 for all 290 Swedish municipalities and their contracts with the             Swedish central government regarding refugee reception. The main findings are,             when accounting for municipality-fixed effects, that neither unemployment nor             available apartments affect the probability of signing a contract. Additional govern-             ment grants, on the other hand, has a positive effect on the likelihood of signing a             contract. Among municipalities which do sign contracts, the agreed number of refu-             gees is negatively affected by higher municipality unemployment and positively             affected by additional available apartments.

Abstract:
I guess my concern is for building. This thesis became a search for form. It did not start that way. The start was a search for reasons, for methods, for a way. It was, however, the pursuit of an understanding of the essence of an object that proved the most rewarding. How l design has come from investigating WHAT I design. The thesis has not left me with answers, but with questions. And what are those questions? The thing: The thing as OBJECT: it seems to boil down to - how is it made? The thing as EVENT: it seems to boil down to - what is it like to be there? The thing as DESIGNED: it seems to boil down to what do I want its nature to be? What will inform my forms?

Abstract:
Architectual study deals with the design of an apartment building in the new south district in Brno – area the south from the existing main station. Living close to the Svratka river and concurrently near historic centre are the greatest potentials of the territory. Another similar place does not exist anywhere in Brno. The project follows plans of building a new main station of the city. This includes extensive transport infrastructure. The new district is connected to the Brno boulevard and also to „highline“ park on the historic viaduct. The area was not built till today, although it is really attractive and unusual place in the city. The main reason is flood area located here. Nowadays a city administration is preparing a new zoning plan, which suggests many flood control measures. In my thesis I am interested in one block of buildings from the new district, which is situated close to the river. One of these apartment buildings is designed in more detail. This is the coner object located near the square. The house is composed of eight floors – two underground and six upper floors. Garages are located underground. Entrance area for residents, technical background and some home-office units are planed on the first storey. The part of the first floor is rentable – coner space for cafe or bar. Upper floors have only resident function. Varied flats are two-rooms to five-rooms. A part of proposal is also outdoor spaces. They are very significant for really beautiful views to the waterfront, the river and adjancent park. All housing units have loggia, balcony or terrace. Home-office units on the first floor are completed with private gadens in the courtyard. Roof apartments are favored for theirs private roof gardens. But a part of roof green terraces is available for all residents of the house.

Abstract:
The subject of the thesis is an architectural study of the reconstruction and extension of the "Centrum" department store in Brno. It is a dominant building designed by the famous czech architect Vladimir Karfík, which is located at the Urban Conservation Area Brno. Object wasn´t realized with the full extent of the original proposal, so in the project is planned a completion of it. The new solution respects the historical quality of Urban Conservation Area Brno with a concurrent view of the location on the lucrative land in the city center. The architectural concept is based on a return to the original idea of the architect and the addition of my own creative contribution within the extension of the new floors. Draft of the extension is intended so that the individual parts of an object communicate with each other, but they are easily recognizable as well. This idea was filled by both parts linked together visually by horizontal lines and ripple, which is used on balconies of the extension and behind the facade of the current building by shielding walls. However it is emphasized the contrast between an enclosed mass and a free-flowing space. The existing part of the building is used especialy as a leasable area of trade and services. On the upper floors there are areas of administration. Furthermore, there will be a restaurant and cafe with exhibition galleries and apartments are designed on the new added floors. The building is adapted to use by person with limited mobility. Newly added uses in the object will increase the attractiveness of the building and its surroundings.

Abstract:
The main subject of the thesis is a revision of current area framing northwest part of Žerotín Square, that nowadays consists of so called White house (center for children health care and a seat of a medical school). The design is based on theoretical situation concerning the removal of White house and therefore it uses the newly existing place as a subject for new architectural solution. The solution emphasizes the completion of current block of buildings with large courtyard and corner between Žerotín Square and Veveří street, which is very important for traffic. The thesis is focusing on finding the right form, scale and functional content which would reflect the importance of the location, especially focusing on the Brno’s ring road that goes directly to Denisovy sady and accessibility of this city’s part. It also respects the design of the back side of the Red Church. The design uses the newly existing place as a location for new apartment building that reflects the scale of similar buildings in Marešov and other nearby streets and it also proposes administration building as an architectural solution for this location, which would be used as a seat for both municipal and national institutions.
