El mercado inmobiliario históricamente ha sido una alternativa de inversión rentable y segura para inversionistas con un capital que pueden costear el pie de uno o varios departamentos, así como también para empresas que por medio de la conformación de sociedades, participan del desarrollo de los proyectos inmobiliarios junto a un gestor que conoce del negocio. Esta industria ha tendido a dejar fuera de la posibilidad de participar en ella a una gran cantidad de gente que no capital suficiente como para pagar el pie de un departamento o participar del desarrollo de un proyecto inmobiliario. Hoy en día existen en el mercado, actores que ofrecen productos de inversión inmobiliaria apuntando a diferentes tipos de segmentos. En el desarrollo de nuestro plan de negocios, hemos detectado que existe un segmento que no está siendo capturado por la industria. Este segmento joven, entre 30 y 40 años tiene recursos para ahorrar o invertir pero aun sus ahorros están por debajo del ticket promedio exigido por la industria de inversión inmobiliaria. Por otro lado, los esfuerzos de los actores que participan en el mercado han ido apuntando a un público de un rango etario mayor y con mayor poder adquisitivo que en general utilizan canales de comunicación tradicionales, como teléfono, reuniones presenciales, cheese and wine y otros. Con estos antecedentes, nuestra propuesta parte por ser una alternativa de ahorro o inversión para un cliente ABC1-C2 que tiene una necesidad de participar del mercado y que actualmente no se está capturando, esperamos llegar a ese segmento a través una plataforma 100% online y optimizada para Smartphone. Hemos enfocado nuestra propuesta en el segmento etario de clientes de entre 30 y 40 años quienes, según nuestro estudio de mercado, tiene una capacidad de ahorro de un 12% anual lo que significan 4.26 millones de pesos anuales. Según los datos extraídos del INE, ese segmento para el año 2018 lo componen 1.67 Millones de personas que crecerán a una tasa de 3,5% en 5 años y en 8,03% en 10 años. Según un estudio de la COOPEUCH, alrededor del 45% de la clase media chilena está ahorrando, si extrapolamos ese dato al segmento objetivo y multiplicamos por el ahorro anual estimado obtenemos un mercado potencial de 2.183.816 MM pesos.

Trots det angelägna och brådskande i att ekonomin blir fossilt oberoende finns det relativt lite litteratur på hur olika energipolitiska medel har för effekt på den tekniska utvecklingen av förnyelsebara energier. En svårighet har varit att berättiga operativiseringen av politiken vilken är både valid och tillförlitligt. Denna uppsats angriper svårigheten av att operativisera poliska instrument och producerar empiriska underlag för hur effektiva olika politiska medel är i att ge incitament till för att utveckla förnyelsebara energier (FE). De frästa resultaten är att statlig forskning och utveckling ökar sannolikheten att företags innovation inom alla FE, efterfråge-stimulerings politik antingen ökar eller har ingen påverkan på FE innovation och att koldioxidbeskattning inte ökar innovation inom FE.

Full textThe purpose of this research is to develop and to test the validity of a scale based on the Humphreys and Revelle’s model. In a first step, results of the confirmatory factor analyses provided evidence for the factorial structure in a motor task and a cognitive task. Psychometrics properties of the scale were also acceptable. Moreover, the interactive effect of achievement motive dispositions and task difficulty on mental effort invested was examined using behavioral, subjective, and effort-related physiological measures. In two studies, approach-driven participants and avoidance-driven participants were selected on theirs scores of a motive to achieve success measure and a motive to avoid failure measure. As expected, approach-driven participants performed better and had a stronger decrease of the midfrenquency band of heart rate variability than avoidance-driven participants, especially during difficult tasks. These results are support the interactive effect of achievement motive dispositons and task difficulty on mental effort invested

Full textThis thesis analyzes the circulation and the materialization of the discourse promoting the intensification of agricultural production and private investments in Africa to achieve food security and Development. It is based on the study of the agropolitical constellation, i.e. the set of actors interacting around the issue of agricultural production, in northern Mozambique. This thesis explores the transformation of spaces targeted by investments and of grey spaces, neglected by the agricultural policy, Development, as well as investment projects. Theoretical concepts from Geography, Political Agronomy, and Science and Technology Studies, are arrayed to analyze the knowledge and power relations, the ignorance, the manipulations, and the mechanisms of violence interacting over multiple scales and across different spaces. This work relies on the assumption that the productive logic of food security and Development is accompanied with various strategies aiming at the government of populations, the conquest of territories or the capture of resources. This thesis explores the manner in which the representations of agriculture are articulated to serve multiple stakes, the manner they contribute to power and knowledge asymmetries, as well as the processes by which they reshape rural spaces. This thesis investigates the circulation of agricultural representations in the agricultural policy and in several Development and investment projects targeting the Nacala corridor. It documents the gap separating these representations from those of the Makhuwa societies inhabiting the corridor. It sheds light on the mechanisms enabling their coexistence and their materialization. The grounded analysis of grey spaces and spaces targeted by investments reveals the manner the interactions between the discourse on agriculture, its materialization, and the economic and political context of northern Mozambique generate mechanisms of structural violence and a politicization of inhabitants. This inductive research is based on qualitative research methods: observations, semi-structured interviews, immersions in Makhuwa societies, and analysis of grey literature. Taiwan''s population is aging and growing phenomenon of retirement economic problems more attention at the same time, Taiwan''s investment-link insurance are also growing market. In this study for the purchase of investment-link insurance of consumers, through the form of a questionnaire survey of further analysis. Study include: 1. Understand the different demographic variables, consumers on the purchase of investment-link insurance of whether there is a significant difference. 2. Needs of retirement planning and personal awareness of the risks of an investment-link insurance of the purchase decision-making relationship. 3. Consumers on the purchase of investment-link insurance products on demographic variables, demand for retirement planning and personal risk perception of the relevance of. Taichung District to study over 20 years of age for the sample of consumers through financial institutions related insurance practitioners individual questionnaire. The total payment of 900 questionnaires, 765 questionnaires were recovered, the recovery rate of 85%. Filled out the questionnaire incomplete, ineffective or 239, a total recovery of 526 valid questionnaires. Research methods are descriptive statistical analysis of the frequency distribution and percentage out of the cross-table analysis, the chi-square analysis independence difference. The results of this study found: In the basic characteristics of the population, the greater the closer the retirement age to buy investment-link insurance the higher the ratio. In the retirement needs of the concept: retirement planning has begun for consumers than no planning for the retirement of consumers to purchase high rate. In the investment risk perception on the concept: "sound", "positive" rate of the consumers to buy more "conservative" consumers high.

In recent days, Taiwanese enterprises’ investments and operations in Mainland China stimulate the needs of financing tendered by financial institutes. However, Taiwanese banks don’t play such a role because of official restrictions by laws. 1) Taiwanese enterprise''s demands of financing offered by Taiwanese banks, rather than increase, decrease gradually. 2) The scale of Taiwanese regional banks appears to be relatively contracting for excessive permission of new bank''s establishment. 3) Due to the legal restriction, the investments on Mainland China by Taiwanese enterprise have diminishing reliance on financing offered by government-operated banks of Mainland China. 4) The phenomenon of decreasing dependence on financing offered by Mainland China''s local banks reflects the fact-there is an expanding gap between Taiwanese enterprise''s production and capital action. 5) The paradox is that, although Mainland China owns their local banks, Taiwanese enterprises have the drastic increase in the financing offered by foreign-invested banks. In sum above, we call the five points “Confusion of International direct investment”. We recommend our government to release the constraints about cross-strait financing, and to help Taiwanese enterprises invest and operate at Mainland China.

Taiwanese government does not have a defined policy for investment in Mainland China. Taiwanese businessmen were with a relatively small investment scale made in Mainland China in the early stage and with a limited number of investors and investment amount dedicated. Investment in Mainland China has been regulated by law since the publication of “Taiwanese and Chinese Relation Act” in 1992. Many Taiwanese businessmen have their investment in Mainland China initiated before the introduction of disciplinary action by government. Some Taiwanese businessmen have their investments in Mainland China processed without having an application filed with Taiwanese government after the said publication. Apparently, governmental policy falls behind the business practice of businessmen. Mainland China Investment Act has been amended for several times and it will soon be included in the scope of Mainland China investment management. The “no haste, be patient” policy for investment in Mainland China was proposed by former President of Taiwan, Mr. D.H. Lee, in September 1996 at the “National Businessmen Convention.” Due to the reliance on Chinese market of Taiwanese businessmen, the economic and trade risk between Taiwan Strait was high that was detriment to the best interest of Taiwan. Therefore, the “no haste, be patient” policy was first introduced at national development meeting in December 1996 to prevent Taiwanese businesses from over-expansion in Mainland China. After DPP’s becoming the ruling party of Taiwan in the year of 2000, national and international economic environment was much different from what it was in the year of 1996 while the “no haste, be patient” policy was enforced. Especially, due to the development of globalization and Taiwan and China’s joining WTO, it is important to have the global competitiveness of industry improved urgently; therefore, the economy and trade between Taiwan Strait is to be integrated into global market and the passive attitude of “no haste, be patient” policy for the investment in Mainland China shall be reformed. Taiwan’s economic development has entered the stage of transformation. While facing the era of globalization and information; also, the new development Taiwan and China’s joining WTO, it is necessary to have a brand new macroeconomic strategy formed. Five recommendations were made for the investment in Mainland China at the “National Economic Development Conference” on January 6, 2001. Important market rules for the economy and trade between Taiwan Strait were concluded in the meeting. A new economy and trade deployment was formed to have Taiwan’s economic energy inspired with an active and open attitude; also, the new safe economic strategy is to have the passive blockage substituted by effective management. President Chen addressed the nation on January 1, 2006: The economic and trade policy between Taiwan Strait is not only to pursue the economic interest of individuals and corporate but also to strive for the on going concern of Taiwan. The communication between Taiwan Strait must be based on the sovereignty of Taiwan and the best interest of the nation taking as a whole. Government must “actively” assume the responsibility of “management” to have the risk of open-up reduced “effectively.” The concept and action of “active management, effective openness” will be the guideline for the economy and trade between Taiwan Strait. Relevant policies are in planning; therefore, the comprehensive management policy is yet to be finalized and the consequence is to be observed closely. A win-win situation for the economy and trade between Taiwan Strait is realized. Future economic and trade development between Taiwan Strait relies on political development. The integration of resources between Taiwan Strait can be realized upon the improvement of political relation and it is beneficial to the international competitiveness of Taiwan and Mainland China. The stipulation of economy and trade policy between Taiwan Strait will be discussed to explain its impact on the investment in Mainland China of Taiwanese businessmen.

As the derivative finance commodity gearing type bond market grows rapidly in recent years and the construction of the entire gearing type bond's was not completely transparent, the investors cannot be able to obtain enough information to understand the risk of their purchased commodity. As a result, for the current investors-centered and marketing-oriented banking industry, only by understanding the investors’ demand as well as their preferences could they design the products that suit the investors. This research aims to understand the preferences of different kinds of investors while choosing derivative finance commodity gearing type bond type and the factors they consider about the cooperative banks. Therefore, the banks can sell the products accurately to various markets. To all investors, the derivative financial commodity gearing type bond commodity's type is the most important consideration factor, then the bank type and the handling charge comes last.

Due to the driven of internationalization and globalization, accompanied with dramatic development of information and communication technology, the market domination of Taiwanese companies are no longer restricted and limited only in Taiwan who try to seek lower cost operation and differential competition niches by overseas investment as the important issues and prevalent among Taiwanese companies. Vietnam had started opened up and reformed its economic system from 1986 and gradually changed its plan economy to market-oriented economy to aggressively develop an advantageous investment environment. Moreover, the government increasingly privatizes its state-owned companies which encourage setting up private enterprises. Further, Vietnamese government specifically implements “Foreign Investment Law” to attract foreign companies which effectively attract many foreign companies have invested in Vietnam of recent years. This paper is based on the qualitative interview of Vedan Enterprise constituting a case study to explore how a Taiwanese company survives and strives in an unfamiliar country. From time to time, Vedan employs the growth and expansion strategies as the core philosophy to implement its strategic planning. For consolidating these plans, the company also synthesizes the defending devices of market challenger and cost-down strategies. By exploiting these strategies, Vedan Enterprise has now become an internationalized MSG manufacturer with the second largest market share worldwide from only a third place producer in Taiwan domestic market few decades ago. This study utilizes SWOT analysis to comprehend the advantages and disadvantages of Vietnam investment environment and difficulties of the Taiwanese companies currently encountering in Vietnam. At last, this study obtains the following strategies by double pairing the factors in SWOT matrix: 1. Cautious assessment for the investment type. 2. Analysis of various advantages and disadvantages in careful selection of operating location. 3. Establishment of good relationship by PR techniques. 4. Acquiring competitive advantage with core technology and marketing channel. 5. Real-time monitoring change of international economic environment to grasp marketing information. 6. Respect of Vietnam regulation and local customs and practices by homogeneous mentality.

This study was designed to investigate the effectiveness of learning and satisfaction after participate the training program trainees - Hualien area. In this study, the Ministry of Labor adopted the labor law department of industrial investment in human resources development program for student trainees who filled in the basic information table and trainees survey form the Hualien area 2012-2015 between trainees for the study, a total of 380 parts, as the study sample. Information obtained from the use of SPSS20.0 version descriptive statistics, independent samples t test, one-way analysis of variance, Pearson correlation test and regression analysis to verify its relevance and impact. Here are the results of the study was part of the hypothesis established: 1. The trainees have a significant impact on the gender of the main study variables. 2. The trainees have a significant impact on the subsidy identity of the main study variables. 3. The trainees have a significant impact on the age of the major study variables. 4. Trainees educated have significant impact on their respective main variables. 5. The trainees have a significant impact on their years of study of the major variables. 6. The trainees have a significant impact on the satisfaction of learning. In this study, samples of objects due to use of the Ministry of Labor Workforce Development Department compiled the basic information table and trainees survey form for future research will be able to recommend the self-assessment ; meaning of learning outcomes, level of understanding of the plan, the future correlation analysis of training motive, apply by analogy to other areas, on the other categories or other categories job training program, its findings may be more different discovery, therefore, it recommended that the follow-up of the study researchers can move in this direction to do the research, to expand the reference to various other industries, analysis of different categories of training programs and follow-up of researchers.

In recent years, as the trade liberalization, the growth and integration of the global capital, and the advanced communication technology have been increasingly developing in the global markets, the internationalization of the global trade is thus formed. We will probe into the definition and the types of international logistics, and analyze the current situation of the logistics industry in Taiwan. There are several worries Taiwanese logistics industry is facing, such as the migration of the traditional industry, and the government’s uncertainty support for the global development in logistics industry, making it inadequate to execute the policy. Given the fact that the era of globalization keeps approaching and progressing, Taiwanese logistics industry actively expands the industry in order not to be submerged in international logistics industry. According to the statistics of the import and export trading business in the U.S. given by the Department of Commerce in the United States in 2012, the total amount of goods exported in 2011 was one trillion four hundred and eighty billion dollars, which was two hundred billion dollars more than it had been in 2010. This figure made America the world’s largest economics system, and has been considered an important market for many international enterprises. As a result, it is essential to logistics industry that the U.S. market is one enormous opportunity to invest. Nonetheless, according to the current situation in Taiwan, not many logistics companies have the capability and skills to invest and operate the business smoothly in overseas. The issue that Taiwanese logistics industry needs to overcome is of how to integrate into the international business as well as how to enhance the strategy development ability, in order to become a transnational logistics organization. There are many opportunities and challenges while expanding into the U.S. market. For instance, some logistics companies run the business in an inappropriate strategy because unfamiliarity of the new market and leads to degradation in achievements. We interviewed the chief of 15 companies which are out of the top 100 logistics companies in the U.S. markets ranked by American Business Daily Newspaper in 2012. From the interview, we figured out the difficulties and challenges Taiwanese logistics industry may face while expanding into the market in the U.S.. Then we use Grey Relational Analysis Method and TRIZ trying to find out the strategies while investing in the U.S. market. These strategies enable logistics industry to enter a new market effectively. They may provide services that reach the satisfactions of the local needs or give prompt feedback and solutions to exceed the rivals. In this way, a newly invested logistics company is able to maintain its superiorities and qualities and have a firm foothold, and even discover a new Niche, so as to help the competition and the expansion of the company.Through interviews with U.S. logistics chief and questionnaire analysis, the results show that the U.S. logistics company think when developing companies in the United States, the critical success factors will limit the scope of "STAFF", "CULTURE", "FINANCE" . Further we identified the new strategy through TRIZ principles, " employee " & "funds" can be summarized as the majority of the new strategy''s core, which means the key factor affect success when develop logistics company in the United States. Further more,we divide 10 principles into short-and long-term strategies for the different stages of the company should adopt different strategies in order to allow the company to develop more smoothly. In the short-term strategy could focus on the development of "Through the pre-action first assess the market situation and to understand what customers want, what services provide the best benefits, and then decide the amount of financing working capital", "employees based on nationality assigned to different routes," "by adding professional managers to improve the coordination of different religious or linguistic problems "," integration and development of new cultural values. ".Into the U.S. strategic development of the logistics market could focus on the medium-term objectives, "in investment funds set up a new service still in the early and late to set up a different degree of effectiveness monitoring frequency assessment services have helped the company''s revenue, but avoid investing to expand the hole increase in liabilities caused by the company, "" for the various departments within the company or job performance assessment criteria set different assessment methods "," assessment mechanism will be considered as a part of the company''s operations and ready to do overall planning adjustments. "Logistics company long-term strategy should focus on "strengthening the company''s core cultural links with the staff", "establish a sound financial risk management mechanism," "monitoring business activities in the movement of funds, timely adjust and optimize the financial structure."

The study is to discuss the relationship between stock holding ratio of directors & supervisors、foreign investors、government for Taiwan Financial Holding Company. The studying data range is from 2002 to 2004 of Taiwan Financial Holding Companys’(FHC) annual reports. Using simple linear regression and statistics to analyse datas. Then the conclusion of the relationship between the stock holding ratio of directors & supervisors、foreign investors、government and FHC performance is not outstanding. The perhaps three reasons are as following: 一、For Taiwan FHC “Convergence of Interest Hypothesis“ doesn’t appear. If directors & supervisors hold more stock right, directors & supervisors expenditure partiality behavior will cause the losing of enterprise wealth that is taken by directors & supervisors. But it must not let performance promoted and value increased. The stock rights are more gathered up then it must not bring positive effect for value and performance of FHC. 二、Because of FHC rich capital assets and financial leverage operation it causes agency problem. The real investment of directors & supervisors are too low. And financial institution of financial leverage operation is so high. It easily causes “agency problem”. 三、The effect of stock rights diluting causes FHC enormous stock rights that become more opposite dispersing. Then it dilutes the relationship of FHC performance and stock holding ratio of directors & supervisors、foreign investors、government.
