Abstract:

Social capital is becoming a core concept in economics, political science, sociology and public policy. Trust, norms and social networks, constitute the three major components of social capital. These three factors interact together and play a significant role in transactions between people and organizations. However, there is no consensus about the influence of social capital on transaction costs. Some researchers have stated that social capital could reduce transaction costs associated with adapting, monitoring and enforcing transactions; some have analyzed the negative impacts of social capital on transaction costs; and still some have focused on transaction costs in the formation of social capital. Using organizations as the unit of analysis and concentrating on trust, this paper analyzes how trust, the central concept of social capital, impacts transaction costs in inter-organizational transactions. At the same time, it is argued that trust building is costly, and some activities that constitute transaction costs help to form a mutual-trust between organizations. Further, the paper points out that transaction costs and trust differ depending on the characters of transactions. The paper also studies the lock-in effects of trust on inter-organizational relationships and the role of intermediaries to mitigate the negative impacts. Finally, the paper intends to find policy and strategy implications for organizations and government to build a healthy and vigorous transaction environment.

Tomámos como referências estruturantes os distritos industriais e as redes de subcontratação japonesas, dois modelos com características bastante diferentes mas que investem num traço comum, a confiança nas relações de negócio, conceito central neste trabalho. 0 trabalho de campo desenvolveu-se numa rede industrial situada no Concelho de Águeda (e concelhos limítrofes), no subsector das bicicletas. Aí identificámos a(s) forma(s) de relacionamento entre empresas subcontratantes e subcontratadas, e traços de dependência (ou de independência) que se aproximem de relações de tipo hierárquico ou paritário. Compreendidas as modalidades de relacionamento entre as empresas da rede, procurámos então averiguar em que medida, e de que modo, a confiança interfere nas relações de negócio.
The thesis is divided in two main parts. In the theoretical section the mechanisms of relationships among enterprises located in industrial networks were studied. As structural references two models were selected, the industrial districts and the Japanese networks. Either one of these has singular characteristics but both share a common element: trust, a central concept in this work. The empirical section relies in a case study of an industrial network, developed in Águeda (and nearby), within the bicycles' subsector, covering about 20 enterprises. We identified modes of relationship and dependency/independency features among subcontractors and suppliers leading to hierarchical/flat type of relations. After that, we examined how, and to what extent, trust interferes in these business relationships.

Abstract:

Industrial districts represent the past and the future of the Italian production landscape. Nowadays, they are one of the few examples of economic dynamism in extra-urban areas. In recent years, these socioeconomic agglomerations have been facing huge challenges, including international competition, financial crises and servitization of the manufacturing industry. However, it is the technological change of the Fourth Industrial Revolution that represents the greatest challenge and at the same time, the greatest opportunity for industrial districts. Thus, observing how these places are facing this technological revolution is of particular interest. This thesis is based on a mix-method approach and is organised into six main chapters. Chapter 1 is dedicated to describing the theoretical backgrounds at the base of local development studies, focusing particularly on endogenous factors. More precisely, this chapter is divided into three sections. Firstly, we discuss the notion of economic embeddedness. Secondly, we provide an outline of the so-called local development ‘Italian school’ centred on the industrial district concept. Finally, we present a more recent contribution to the field from the emerging approach of new evolutionary economic geography. Chapter 2 is based on descriptive analyses aiming to grasp the current role of industrial districts in the Italian economy and how they have changed in recent years. Chapter 3 introduces the theoretical notion of territorial manufacturing servitization and tests the hypothesis connected to it, alongside the ones that emerged in the first chapter, through a multilevel regression. Chapter 4 is more theoretical; it presents a detailed discussion of the Industry 4.0 concept and reflects on the relationship between technological changes, economic organisation and places. Chapter 5 empirically investigates the sectorial and territorial articulation of the Italian 4.0 policy by using an original dataset. It also performs a quantitative counterfactual analysis to understand if industrial district firms show a higher propensity in adopting 4.0 technologies. Lastly, Chapter 6 utilises qualitative methods to compare two metalworking industrial districts. These last empirical steps allow for investigating the hypothesis that emerged in the previous chapter and the role of local governances in fostering Industry 4.0 adoption.

Abstract:

Industrial parks have played an indispensible role in boosting economic and industrial development. However, further development has been impeded by the shortage of land resources and by duplicate investments on common physical assets and services. This thesis proposes the concept of Supply Hub in Industrial Park (SHIP) as a public provider of warehousing and transportation services shared by manufacturing enterprises located within an industrial park. This research investigates four typical scenarios. The first scenario explores SHIP’s storage capacity pooling effect. Inventory models are built to simulate the supply chain in a typical industrial park: with and without SHIP. Under demand variations, two rules are presented for SHIP’s space allocation: the proportional dispatching rule (PDR), and the backorder cost priority dispatching rule (BPDR). The simulation results show that the industrial park can benefit from SHIP’s storage capacity pooling especially under complementarily seasonal or identically volatile demand pattern. BPDR is more beneficial than PDR to the industrial park, SHIP, and the manufacturer with the largest backorder cost rate. The second scenario evaluates SHIP’s value in consolidating shipments via numerically comparing the supply chain with SHIP with the traditional one. Genetic algorithm is used to solve the models developed for the two supply chains. Numerical outcomes show that the industrial park can obtain significant cost savings from applying SHIP. The cost reductions increase with the size of the supply chain, the vehicle capacity, and the rates of fixed transportation cost and holding costs of finished products at manufacturers. The third scenario investigates SHIP’s storage pricing strategies. A bilevel model is proposed to optimize SHIP’s decision on storage pricing, and individual manufacturer’s decisions on replenishment and delivery. A dynamic storage pricing depending on the storage length is adopted. The bilevel model is solved in closed-form in special cases. Through numerical experiments, SHIP is found to gain more profit by using the dynamic storage pricing than the constant one. It is observed that SHIP could not gain profit improvement by raising its delivery charge. Contrary to intuition, SHIP attracts more space demands from large production-scale manufacturers when charging higher on delivery or when the public warehouse’s delivery charge is lower, and more demands from small manufacturers when the market storage price is lower. The fourth scenario discusses how SHIP and manufacturers interact to optimize their decisions on shared transportation pricing and cycle-time, and raw material delivery schedules. A bilevel model is proposed to study this problem. The theoretical analysis of the model indicates that the SHIP’s storage price is the key in determining each partner’s behaviour. For comparison, a bilevel analytical model is constructed for direct transportation. The numerical outcomes show that SHIP’s profit may not always increase with the vehicle capacity. Manufacturers make more delivery orders when SHIP charges a significantly high storage price or the holding cost rate at manufacturers is significantly low. Sharing transportation service may bring benefits to SHIP and manufacturers with large demands.

Abstract:

This thesis is composed of three chapters developed within international business, industrial districts and network theories. The debate on internationalisation and location of manufacturing activities has been widely analysed in the literature, however I think there is still room for improvement by adapting the general scenario to the specific context of industrial districts or networks as well. Furthermore, firms should be considered not just as single entities isolated form the local context, but regional and local factors could influence their behaviours and their profitability. For these reasons, it is important to take into consideration the surrounding environment where social capital and value creation through innovation might impact firm’s performances (domestically and internationally). The framework of industrial districts and local characteristics is commonly recognised as a key feature of the Italian scenario, where small and medium size firms are closely located and can take the advantages of sectoral specialisation to foster productivity and knowledge spillovers. After revising the literature on these themes, the Thesis aims to deeper investigate the link between the location of manufacturing activities at the national and global scale and its effects over firm’s performances, empirically testing this relation for industrial district firms and networks in Italy.
Questa tesi è composta da tre saggi focalizzati principalmente sui temi di Internazionalizzazione, Distretti Industriali e Reti di Imprese. Il dibattito sull’internazionalizzazione e la localizzazione delle attività manifatturiere è stato scrupolosamente approfondito dalla letteratura, ma risultano di interesse, sia a livello teorico che empirico, studi relativi all’adattamento della teoria generale al contesto specifico dei distretti industriali e delle alleanze tra imprese. Le imprese non devono essere considerate solamente come strutture atomistiche isolate dall’ ambiente circostante. Caratteristiche regionali e locali possono interessare il loro comportamento e la loro profittabilità. Per questo motivo, è importante considerare anche alcuni fattori a livello locale come il capitale sociale e la creazione di valore (attraverso l’innovazione) e il loro impatto sulla performance di impresa, sia sul mercato domestico che internazionale. I distretti industriali, così come alleanze e gruppi di impresa, sono riconosciuti su scala internazionale quali peculiarità del panorama economico Italiano, dove piccole e medie imprese condividono lo stesso territorio e specializzazione industriale. Alla prossimità geografica e settoriale sono a loro volta legati l’aumento della produttività di impresa e una più rapida diffusione della conoscenza. Dopo aver approfondito la letteratura relativa ai temi appena riportati, l’obiettivo che questa Tesi si pone è di investigare la connessione tra la localizzazione delle attività manifatturiere sia a livello locale che globale, cogliendo l’impatto di questa sulla performance aziendale delle imprese dei distretti industriali e di quelle aderenti ai contratti di rete.

Abstract:

In this dissertation, we consider two main concepts : the industrial districts as one of the main source of wealth and knowledge within the Veneto region and the relevance of Industry 4.0 as one of the great change of our days within the economic scenario. This dissertation aims to analyse the main factors influencing the adoption of digital technologies linked to Industry 4.0 in Veneto region (Italy). The work is based on a representative sample of firms from 13 different sectors. We take into account different factors : industrial districts, internationalization and business elements. It means we consider if a firms is part of an industrial district within Veneto region, the presence of export activities, the business size, the variation of the number of employees and the sector in which a firm operates. The analysis shows that internationalization and the other business elements have a positive impact of the application of digital technologies. On the other side, industrial district is not represented a factor influencing this trend. Logit regression indicates that export activities, the belonging of certain sectors and an higher number of employees increase the chance of adopting digital tools linked to Industry 4.0. What can be the future trends of this phenomenon ?

Abstract:

Strong trust based relationships are one of the pillars of the communitarian model of industrial districts. District literature calls upon trust in order to explain several elements of the model. The existence of trust may explain how a highly fragmented and essentially local value chain reduces transaction costs compared with an integrated firm. It may also allow for closer ties where up to date pertinent information and innovative ideas are transferred between firms. Trusting, long term relationships and district networks are also evoked in the literature as being, in themselves, sources of competitive advantage. Yet despite large sections of district literature calling upon trust to explain the existence and efficiency of industrial districts, few scholars have investigated empirically the sources of trust in local ties. In depth semi-directive interviews with small firm managers in the Arve Valley industrial district near Geneva were analysed in order to examine the context and quality of intra-district relationships (mainly supplier and peers) which were then ompared with extra-district links with clients. The sources of trust are analysed by applying Möllering’s (2006) model of trust based on reason, routine and reflexivity. Findings indicate that managers rely more on a rational calculation of partner’s motives than ‘blind’ adherence to local, historical norms of behaviour. This finding contributes to the view that districts are organizational fields where agents possess large amounts of information about markets, technologies and partners. Managers also demonstrate a willingness to maintain local links over the long term, thus ensuring a crucial element of their firms’ competitive advantage and will adjust their behaviour accordingly. This thesis contributes to district literature by examining detailing the existence and foundations of close intra-district ties created between managers mobilising resources based on cognitive, organisational and geographical proximities. A major contribution to trust literature is the 5 analysis and discussion of the complex interplay between the three antecedents outlined in Möllering’s model in the creation of local trust and proposes that while trust decisions in information rich districts are based more on rational calculation than on local norms and institutions, other trust decisions (with external clients), in the absence of sufficient information are founded on very different bases. This comparison of the foundations of trust in two different contexts highlights the role of identity and routine in the ‘leap of faith’ or suspension of doubt that is trust.

Abstract:

The dominant view about Italian Industrial Districts (IDs) suggests that firms within IDs finance themselves through internal sources alone. This view, based on Northeastern IDs - on which the mainstream literature concentrates - implicitly denies any potential role played by state subsidies available to small firms within the framework of national and regional industrial policies from the 1950s onwards. This thesis, focusing on a Southern ID, tests whether IDs can also emerge within the context of state intervention, and whether Southern IDs relied heavily on state funding in contrast with North-eastern IDs, which drew on public funds to a much smaller extent. The thesis employs a two-pronged approach, analysing the issue from the perspective of both the lending institutions and the recipient firms. It discusses the development of the 'Extraordinary intervention for the South' - designed to overcome Southern backwardness - and compares it with the national industrial policies. It moves on to provide a detailed breakdown of the extent to which firms in Southern Italy benefited from subsidised loans and grants more than firms in the North-east, where far fewer firms sought subsidies. The importance of subsidies for the recipient companies is studied using two samples of small manufacturing firms, within the Southern ID of Barletta and the North-eastern ID of San Mauro Pascoli. The analysis of the capital structure of the two samples confirms the greater reliance of Southern companies on subsidies, whereas private finance was more important for the North-eastern counterparts. However, subsidies to companies in the North-eastern ID appear to be more effective. The thesis concludes that the received interpretative framework regarding the types of finance used by companies within IDs is severely limited, in that the role of state subsidies cannot be neglected, particularly for Southern IDs, but also for the more prosperous North-eastern IDs.

The aim of this thesis has been to analyse the textile industry of Prato between the years 1991 and 2001. The district has been examined in terms of population, employment, firms and international trade and we have examined the industry in the region weighted against the whole Italy. Moreover, the Location quotation has been used to measure the degree of specialization. Theories about cluster and industrial districts have been utilized to give a background to agglomeration of firms. The conclusions from our analysis are that Prato consists of a large group of firms acting in similar industry in a specific location. The district is highly dominated by small firms, which are engage in the production of a homogenous product through different stages. In terms of international trade, Prato has been able to increase its exports between the years 1995 to 2001. Furthermore, our examination of Prato shows a reduction of employment and number of firms operating within the textile sector, while the degree of specialization has increased. Our inference is that this contradiction is due to the decrease of the total textile industry in the whole country.

Syftet med denna uppsats har varit att analysera textilindustrin i Prato mellan åren 1991 och 2001. Regionen har analyserats i termer av befolkning, sysselsättning, företag och internationell handel, och vi har undersökt industrin i regionen i jämförelse med hela Italien. Dessutom har en lokaliseringskvot använts för att mäta graden av specialisering. Teorier om kluster och industriella distrikt har använts för att ge en bakgrund till hopsamling av företag. Slutsatsen vi har dragit från vår analys är att Prato består av en stor grupp företag som verkar inom en liknande industri på en specifik plats. Distriktet är till stor del dominerat av små företag vilka är sysselsatta i produktionen av en homogen produkt inom olika steg av produktionen. Gällande den internationella handeln har Prato lyckats öka sin export mellan åren 1995 och 2001. Vår undersökning av Prato har även visat en minskning av sysselsättningen och antalet företag inom industrin, men samtidigt en ökad grad av specialisering. Vår slutsats är att detta något motsägelsefulla beror på en minskning av den totala textilindustrin i hela landet.

This study has examined opportunities for reclaiming industrial brownfield sites for the communities that surround them, recreating derelict sites as community-oriented spaces that increase understanding of and restore pride in industrial and cultural heritage.The study consisted of two primary components. The first phase consists primarily of an exploration of the linkages between landscape/urban design and industrial heritage. This phase also examines and evaluates various design projects that have attempted to celebrate industrial heritage through the adaptive re-use of former industrial sites. The second phase of the study consists of the development of a master plan for the transformation of a derelict industrial site to a community space that interprets and celebrates industrial heritage. This phase includes researching the industrial heritage of Muncie, selecting an appropriate project site within the city, and developing a master plan for the reclamation of an industrial site by the community.A layered design strategy was developed for the selected site, with the end result being a master plan for a new public park. The three elements of the design strategy included industrial heritage, adaptive reuse, and improvements in the surrounding community.

Il mio lavoro è stato impostato su uno studio comparativo di un distretto industriale di macchine agricole in Argentina ed uno in Italia rilevando i loro punti deboli e di forza e contribuendo ad un'analisi comparativa del sistema d'innovazione in un paese sviluppato (Italia) ed in un altro in via di sviluppo (Argentina). A tal fine ho condotto una disamina dell'industria metalmeccanica e dell'industria mondiale delle macchine agricole confrontando i settori italiani e argentini. Infine ho considerato, il conglomerato industriale della città di Las Parejas (Santa Fe-Argentina) e della Regione Marche (Italia) osservando come essi siano due distretti industriali in un sistema innovativo influenzati dalla sua storia, dalla sua cultura e dal suo contesto giuridico ed istituzionale, variabili, queste, che attraverso la loro influenza hanno ritardato o spinto lo sviluppo del settore.
The purpose of the thesis was to conduct an analysis of industrial districts and innovation systems de manera conjunta desde un punto de vista empírico. I made a comparative study of an industrial district of agricultural machinery in Argentina and one in Italy; noting weaknesses and strengths, thus contributing with a comparative analysis of the innovation system, applied in a developed country (Italy) and another in a developing country (Argentina). For this I conducted a study of the metal-mechanic industry, the global agricultural machinery industry, in contrast with Italian and Argentine sectors. For it I considered, the industrial conglomerate of the city of Las Parejas (Santa Fe-Argentina) and Marche Region (Italy), observing that are two industrial districts in an innovative system, that are influenced by its history, its culture, and its legal and institutional context; variables that through their influence, have delayed or driven the development of the sector.

To explore the impact of international openness on IDs, we focus on the endogenous cognitive processes occurring within the local system and resulting from the absorption and transformation of internal and external knowledge inputs. Using a conceptual and empirical approach, we contribute to enhance the current understanding of the issue by analyzing the transformations of IDs in terms of the variations on the stock of knowledge embedded into the system, namely the stock of systemic knowledge. In the First Chapter, we develop a conceptual frame to describe the endogenous cognitive processes determined by internationalization. We define three types of processes affecting systemic knowledge: â€œlearningâ€ , contributing to the increase of systemic knowledge; â€œforgettingâ€ , determining the decrease of systemic knowledge; and â€œunlearningâ€ , corresponding to the case in which the changes of the ID knowledge endowment lead to both learning and forgetting processes. In the Second Chapter, we apply the conceptual frame to a quantitative analysis referred to a dataset of Italian industrial firms between 2008 and 2015. The aim of the analysis is to measure how the type of internationalization undertaken by the mass of firms in the region, affects the innovation strategies of the ID firms located in the same territory. Seeking to find alternatives for the development of municipalities, the creation of industrial districts has been a wise option. The main objective of this work is to verify if the district established in the public area, which have their assigned area without charge, can leverage the development of the municipality generating employment, tax revenues and local development. For this we analyzed the impact on the company to install your business in a city that offers space, manpower and good logistics. At first it was discussed with industrial districts fulcrum in the classical theories of industrial location and regional development. In a second moment seek data referring to the industrial, services and agricultural , population , GDP and others, relating to the Centro Oeste, the state of Goiás and municipalities, using resources available at IBGE , IPEA , Institute Mauro Borges and SEPLAN -GO and others. The questionnaire, defined as the third moment of the research, was carried out with companies located in 03 (three) main municipal districts of the city of Aparecida de Goiânia. Thus , it was found that the Centro Oeste has excelled in the overall percentage of development compared to other regions due to an economic expansion that began the twentieth century , grew with the construction of Brasilia and is currently maintained by GDP growth of states Mato Grosso and Goiás. As for the city of Aparecida de Goiania, case study of this work, it was found that the county grew and developed achieving good levels of employability and storage, especially in the years of creation and expansion of the districts. On the other hand companies have suffered for many years with the lack of infrastructure and land issues of assigned areas also meant a great disadvantage and are opposed to the main attraction of the city: the location and privileged logistics metropolitan region. Although the municipality submits an increase in their numbers, the evolution could be higher, with planning, investments and better interaction of public and private sector.
Buscando encontrar alternativas para o desenvolvimento dos municípios, a criação de distritos industriais tem sido uma opção acertada. O principal objetivo deste trabalho é verificar se o distrito estabelecido em área pública, que têm sua área cedida sem ônus, pode alavancar o desenvolvimento do município gerando emprego, arrecadação e desenvolvimento local. Para isso analisou-se o impacto na empresa ao instalar seu negócio em um município que ofereça espaço, mão de obra e boa logística. Num primeiro momento, discutiram-se distritos industriais com fulcro nas teorias clássicas de localização industrial e de desenvolvimento regional. Em um segundo momento buscou-se dados referentes aos setores industrial, de serviços e agropecuário, populacional, PIB e outros, referente à Região Centro Oeste, ao estado de Goiás e dos Municípios, utilizando recursos disponíveis no IBGE, IPEA, Instituto Mauro Borges-IMB e SEPLAN-GO e outros. A aplicação do questionário, definido como o terceiro momento da pesquisa, foi realizada com empresas localizadas nos 03 (três) principais distritos municipais do Município de Aparecida de Goiânia. Deste modo, constatou-se que a Região Centro Oeste tem se destacado no percentual geral de desenvolvimento em relação às outras regiões devido uma expansão econômica que iniciou do século XX, cresceu com a construção de Brasília e é mantida pelo crescimento do PIB dos estados de Mato Grosso e Goiás. Quanto ao município de Aparecida de Goiânia, estudo de caso do presente trabalho, verificou-se que o município cresceu e desenvolveu-se alcançando bons índices de empregabilidade e arrecadação, principalmente nos anos de criação e expansão dos distritos. Por outro lado as empresas sofreram por muitos anos com a falta de infraestrutura e a questão fundiária das áreas cedidas ainda significa uma grande desvantagem e se contrapõe ao principal atrativo do município: a localização em região metropolitana e logística privilegiada. Ainda que o município apresente um crescimento em seus números, a evolução poderia ser maior, com planejamento, investimentos e melhor interação do setor público e privado.

Abstract:

By reference to a wide range of sources and with an especial, but deliberately not exclusive, concern for events in Northern Durham, an attempt is made to reconstruct basic patterns of coalmining, population and enclosure. A second major task is to provide a framework of explanation for these patterns: to examine the factors which may have created and, in turn, destroyed them, and to explore ways in which the patterns may have been interrelated or interdependent. Rising demand for coal throughout the period 1551-1810, emanating chiefly from London, stimulated population growth within the mining districts, and the rise of an increasingly specialized industrial work force, in turn, put pressure upon agriculture to reform its technical and organizational structures in order to ease the task'of providing more locally grown food. Developments were not as simple as might be assumed from the above scenario, however. The variable attitudes and actions of decision makers were no less crucial than the uncertainties of natural resource endowment in determining the pace and location of developments through time and space, period and place. Landownership emerges as a dominant factor in understanding contrasts and similarities in the changing economic landscape of Northern Durham. An appreciation of the richness and variety of regional experience is essential to the formulation of descriptive or explanatory models of economic and social change.

Cette recherche doctorale porte sur les mutations diverses qui s’opèrent aujourd’hui à Bat Trang, un village de métier au Vietnam. Comme d’autres économies en transition, le Vietnam est entré dans une phase de transition, marquée par son ouverture à l’économie internationale et son inscription au marché mondial. Dans ce contexte, nous cherchons à comprendre les mutations induites lors du passage d’une économie planifiée à une économie de marché et à montrer la spécificité de l’agglomération industrielle du district de Bat Trang. Pour ce faire, il convient d’étudier la dynamique sociale des acteurs politiques, économiques, institutionnels et sociaux qui forment la configuration de Bat Trang. La reconstitution de l’évolution des relations articulées entre ces acteurs permettra d’éclairer les mutations de Bat Trang. En suivant une approche socio-anthropologique et en nous référant à la théorie des districts industriels, nous avons procédé à une analyse approfondie de la mutation de Bat Trang sur la dimension tant politique qu’organisationnelle. Le village de métier de Bat Trang constitue un véritable modèle de transition portant des ruptures et des continuités par rapport à son système antérieur. A l’aide de la théorie sociologique de Norbet Elias, nous avons reconstitué le jeu entre les différents acteurs (sociaux, économiques et institutionnels) qui structurent le développement de Bat Trang, en montrant la dynamique de leur interaction constante. À travers l’étude de Bat Trang, nous avons aussi mesuré l’originalité d’une forme d’agglomération industrielle au Vietnam. Pour nous, Bat Trang, c’est tout d’abord une zone traditionnelle qui a su s’appuyer sur son savoir-faire et son organisation traditionnelle ; qui a su surmonter ses handicaps pour promouvoir l’adaptation de toutes ses activités. Bien qu’il existe très peu d’aides des autorités locales, les entreprises de la zone sont en train d’opérer une conversion de leur technologie par un remplacement (des fours à charbon par des fours à gaz) ou une adaptation (invention de nouveaux fours à gaz). Les nouveaux acteurs introduits dans le système (club, association) ont pour tâche principale de fournir une assistance aux entreprises qui peuvent ainsi créer de nouvelles filières d’activités et trouver de nouveaux débouchés de commercialisation. Bat Trang constitue également une zone en cours d’institutionnalisation qui se manifeste par la création de la zone industrielle et d’un centre de formation professionnelle. La transformation profonde de Bat Trang amène les artisans à se tourner vers une production plus industrialisée. Au cours des dernières années, la zone de Bat Trang a reçu, à l’évidence, un appui important des autorités locales, qui ont lancé des actions de politique locale. Nous avons également pris en compte des nouveaux phénomènes qui exercent une certaine influence, négative ou positive, sur le développement de la zone de Bat Trang : délocalisation des activités, faible capacité d’innovation du district, les liens avec la R&D, marketing etc. Pour résoudre les problèmes auxquels la zone est confrontée aujourd’hui, il faudrait une mobilisation des ressources internes et externes pour développer une synergie locale
This doctoral research focuses on the various changes taking place today in Bat Trang, a craft village in Vietnam. Like other transition economies, Vietnam is entering the transition period, marking its openness to international economy and its entry in the global market. In this context, we seek to understand the changes induced during the transition from a planned economy to a market one and to show the specificity of industrial district Bat Trang. To do this, it is necessary to study the social dynamics of political, economic, institutional and social settings that shape the Bat Trang. The reconstruction of the evolving relationship between these articulated actors will illuminate the changes in Bat Trang. Following a socio-anthropological approach and referring to the theory of industrial districts, we were able to carry out a thorough analysis on the mutation of Bat Trang on both political and organizational dimension. The craft village Bat Trang really constitutes a model of transition having the discontinuities and continuities from its old system. With the help of sociological theory of Norbet Elias, we were able to reconstruct the interplay between different actors (social, economic and institutional) that structure the development of Bat Trang, showing dynamics of their interaction. Through our study in Bat Trang, we could also measure the originality of a form of industrial agglomeration in Vietnam. For us, firstly, Bat Trang is a traditional area where people know how to mobilize its expertise and its traditional organization; to overcome its handicaps and to promote an adaptation of its activities. Although there is very little help from the local authority, the firms are in the process of making a technological conversion by either a replacement (from coal-fired kilns to Liquid Petroleum Gas kilns - LPG kilns) or an adaptation (invention new LPG kiln). New introduced actors (clubs, associations) whose main task is to provide technical assistance to firms can create new activities and figure out new outlets for marketing. Bat Trang is also an area being institutionalized as manifested by the presence of the industrial and vocational training center. It lives a profound transformation in which the artisans are turning to a more industrialized production. In recent years, it is clear that the Bat Trang receives substantial support from local politics. Of course, we must take into account new phenomena in Bat Trang that exert some influence (negative or positive) on this area development. This is the relocation of activities, low innovation capacity in the industrial district, the weak link to R & D, marketing, etc. To all resolve, it requires mobilization of internal and external resources for a local synergy

Abstract:

This research considered overlay districts as one technique to supersede Euclidian zoning, broaden its application to regulate land use, promote retention of industrial space and improve job development. Since the 1950s America has been losing industrial or manufacturing jobs and space in cities throughout the country. Moreover economic indicators following the great recession of 2007 reflected an aggregate loss of 8 million jobs, and an increase in national and regional industrial vacancy rates, which have recently, began to decline. Some researchers and local officials argue that industrial space, market and job losses were affected in part by less-protective, inflexible and/or inadequate Euclidian zoning regulations. In addition, it is argued that inadequate industrial zoning has contributed to the loss of investment of financial and human capital in local communities. Traditional zoning known as Euclidian zoning is a predominant form of land use control in the U.S. Today, it is a technique designed to separate and protect adjacent uses from encroachment, incompatibility and nuisances. The primary goal of this study was to explore and describe how overlay districts (located in inner urban/inner-ring suburbs) supersede Euclidean zoning, promote economic development and affect the creation of jobs through industrial development and\or urban redevelopment. Theoretical constructs informing this research included zoning, land use, local economic development and location theories. The fundamental research question asked is: "Do overlays protect industrial land and jobs better than Euclidian zoning and does the protection facilitate greater confidence in industrial investment? To address the research question of this dissertation and analyze data, a mixed methods research design was employed. The design consisted of Internet research, a qualitative multiple (six) case-study analysis, interviews of agency personnel, field reconnaissance, and a sample survey of implementing agencies (which used a data base of over 2700 ordinances from the Municipal Code Corporation). The conclusion of this study is that overlays protect industrial land and jobs better than Euclidian zoning and the protection does facilitate greater confidence in industrial investment. Manufacturers and other industrial oriented-users have located in EDODs and have in some cases lobbied the local governments for continuation of the district. Jobs have also been added in consecutive years within key EDODs. Moreover, newly established EDODs have been used to target investments in infrastructure and incentives to underwrite the cost of industrial development. Policy implications of this study will inform planners regarding the need for industry and manufacturing uses to create sustainable employment within their communities.

Este trabalho estuda o desenvolvimento da aglomeração industrial de Ibitinga-SP, a partir do processo de reestruturação produtiva que atinge a indústria brasileira na última década. A origem da indústria de Ibitinga está relacionada a uma combinação de fatores eminentemente endógenos, que possibilitaram o surgimento e a evolução do ramo de confecção, constituindo um cluster industrial. A indústria de confecções local se torna, já nos anos 1970, a principal atividade econômica do município de Ibitinga, e teve como principal característica a produção de artigos de cama, mesa e banho bordados à máquina. A partir da crise dos anos 1980 e do processo de abertura econômica dos anos 1990, a indústria local passa por um processo de reestruturação para se adaptar à nova realidade nacional e mundial, com a ampliação do espectro produtivo, através da introdução de maquinário moderno e novos produtos. Soma-se a isso a importância do conhecimento tácito difundido na aglomeração industrial, o qual assume um papel relevante no processo de estruturação do ramo de confecções como principal atividade industrial em Ibitinga. Concluiu-se que o relativo sucesso no surgimento e na consolidação desta aglomeração industrial está ligado a uma combinação de fatores e processos endógenos, entre eles um bom desempenho articulado das normas, convenções e instituições locais, que procuraram reestruturar a indústria de confecções para mantê-la competitiva, mesmo quando desafiada por determinações oriundas das escalas geográficas nacional e mundial.
This investigation studies the development of industrial agglomeration of Ibitinga-SP, at the beginning of productive restructuration affects the Brazilian industry in the last decade. The origin of Ibitinga industry is related with a combination of factors eminently endogenous, that possibility the appearance and the evolution of field of clothes, constituting an industrial cluster . The local clothes industry become already in the seventies, the main economic activity of Ibitinga municipality , and had as main characteristic the production of bed, table and shower articles embroidery by the sewing machine. The crisis of the eighties and the process of opening of the nineties, the local factory passes a process of restructuration in order to adapt a new reality, with an enlargement of productive spectrum, and the introduction of modern machines and new products. Besides that, the importance of tacit knowledge widespread in the industrial agglomeration, accept an importance in the process of structuration in the field of clothes as main industrial activity in Ibitinga. Reach a conclusion, therefore, the relative success of this industrial agglomeration is related with a combination of factors and process in several levels, by articulation of rules, conventions and local institutions, gave the possibility of the clothes industry restructure and remain competitive, same when challenged by determinations originating from of the national and world geographical scales.

Abstract:

This report investigates what the main price drivers are for commercial real estate rentals in Stockholm and Gothenburg. The mathematical method applied in this thesis is multiple linear regression and statistical analysis. The models are built from data provided by Datscha, a commercial market information provider. The data sets contains 922 observations across 9 different metrics from 2019. The response variable used to explain the price drivers is taxated monthly rental. The most significant driving variables common to all three final models where market value, location, and taxated value. These results align with current macroeconomic theory; revenue streams stand in direct proportion to underlying asset, i.e market value. Furthermore, location stands out as significant due to its attractiveness to all interacting entities. The models constructed had satisfying predictabilty, with R2-values ranging from 0.725 − 0.896.
Denna rapport undersöker de signifikanta faktorer som driver prisnivå vid uthyrning av kommersiella fastigheter i Stockholm och Göteborg. De matematiska metoder som tillämpas är multipel regressionsanalys samt statistisk analys. Modeller bygger på data från Datscha, en kommersiell leverantör av fastighetsrelaterad marknadsinformation. Slutgiltigt dataset har 922 observationer över 9 variabler, alla från år 2019. Den responsvariabel som används för att förklara prisdrivarna är taxerad månatlig hyra. De mest signifikanta drivande variablerna som är gemensamma för samtliga tre slutmodeller är marknadsvärde, plats samt taxerat värde. Rapportens resultat ligger i linje med kontemporär makroekonomisk teori; intäktsflöden står i direkt proportion till den underliggande tillgången, dvs. här fastighetens marknadsvärde. Vidare är variabeln plats signifikant givet fördel med närhet för samtliga inblandade entiteter. De konstruerade modellerna innehar satisfierande prediktabilitet, med R2-värden mellan 0.725 − 0.896.
