Abstract:
Abstract This article explores the concept of the arlequin, the plate of used food collected piecemeal from the tables of the rich to sell to the poor, as it was popularized by Eugène Sue in 1842 in his blockbuster novel Les Mystères de Paris. I show how this alimentary genre functions in this text not only to reflect a socioeconomic reality of the nineteenth-century politics of eating, but also to introduce a budding aesthetic principle. The harlequin meal, composed of bits and pieces of various origins reassembled as a patchwork whole, inaugurates in Sue’s novel a reappearing pattern that comes to characterize not only food but also bodies, clothing, décor, narrative form, and modes of attention and belief. I argue that the aesthetics of patchwork and collage extend as well to Sue’s self-fashioning as a political and moral opportunist.

Abstract:
The accumulation of properties by Spanish banks during the crisis of the first decade of the 21st century has definitely changed the housing market. An optimal house price valuation is useful to determine the bank’s actual financial situation. Furthermore, properties valued according to the market can be sold in a shorter span of time and at a better price. Using a sample of 24,781 properties and a simulation exercise, we aim to identify the decision criteria that Spanish banking used to decide which properties were going to be sold and at what price. The results of the comparison among four methods used to value real estate—artificial neural networks, semi log regressions, a combined model by means of weighted least squares regression, and quantile regressions—and the actual situation suggest that banking aimed to maximize the reversal of impairment losses, although this would mean capital losses, selling less properties, and decreasing their revenues. Therefore, the actual combined result was very detrimental to banking and, consequently, to the Spanish society because of its banking bailout.

Abstract:
The article mainly introduced how the land auction in our country impacted the sell price of land, and through analysising the influence of the policy in 2006 and 2010 which called “limit house price , compete land price” to land auction, got that this policy may control house price and land price in a short time. But in the long run, selling the land through auction had some problems, and this policy had difficulty in setting the price and the quality of the house couldn’t be guaranteed. According to the above questions, it proposed that it should through transforming government’s function, reasonably determining house price and strengthening the quality supervision of “limited price house” to solve the present situation of overpriced.

Abstract:
The business of buying and selling of house continues to grow every year due to population growth and migration to other cities for their financial purposes. Real estate is a very emerging field in everyone’s day to day life. The prices of houses are regularly changing on daily basis and are sometimes fired rather than based on actual estimates. Foreseeing property costs by actual components is a main criterion of this research paper. Our basic aim is to take all the actual and primary features to determine the result of our system. We have used regression models like decision tree classifier, random forest, and multiple linear regression classifier for prediction to get better results and for upgraded accuracy. This paper will give information that how we will predict the home price with the help of different features and python with its libraries. The main objective of this research paper is the estimation of the market worth of a land, house, property which will help customers to buy and sell property without moving to a specialist.

Abstract:
How can multiline providers induce their salespeople to sell house brands? Using both unobtrusive measures (archival data) and direct questions, the authors model the extent to which salespeople adopt house brands, as well as the salesperson's perception that selling house brands can pose contractual hazards and his or her dependence upon the employer. Results indicate that adoption of house brands is most pronounced for salespeople who are habitually successful, are more dependent on the firm, or receive high levels of company training. In contrast, salespeople who resist house brands perceive that selling these products threatens their customer bond, have greater experience as a salesperson, and are more oriented to external than to internal sources of information. The authors discuss implications of the findings in terms of developing ways for multiline providers to manage independent-minded salespeople.

Abstract:
Abstract: Determining how much a house will sell for in a city is still a challenging and time-consuming task. This article's goal is to make predictions about the coherence of non-housing prices. A crucial method to ease the challenging design is to use machine learning, which can intelligently optimize the best pipeline fit for a task or dataset. For individuals who will be residing in a home for an extended period of time but not permanently, it is essential to predict the selling price. Real estate forecasting is a crucial part of the industry. From historical real estate market data, the literature seeks to extract pertinent information. Land price bubbles grow as a result of real estate prices, which leads to macroeconomic instability. The government should look into the variables that drive up real estate prices so that it can use them as a guide to assist stabilize the area. There are many economic circumstances that are in play at the time also have an impact on the selling price of a home.

Abstract:
During its development, a house sale and purchase agreement made by the parties by a notary public creates rights and obligations as well as risks for the parties later. Before the agreement is agreed upon, the parties express their wishes or wishes so that the objectives of the house sale and purchase agreement are achieved, so that when the agreement is implemented, all of these rights and obligations must be fulfilled by the parties to fulfill each other's wishes. The House Sale and Purchase Agreement when viewed from the latest legal rules, namely, the Regulation of the Minister of Public Works and Public Housing (PUPR) of the Republic of Indonesia, issued a Ministerial Regulation (Permen) PUPR Number 11 / PRT / M / 2019 concerning the Preliminary House Buying Agreement System. This regulation was signed by the Minister of PUPR, M. Basuki Hadimuljono, on July 12, 2019. This regulation regulates the sale of houses or flats by developers to the community. The issues raised in this paper are how the legal protection for home buyers is based on the Ministerial Regulation (Permen) PUPR Number 11 / PRT / M / 2019 and what are the legal requirements that home developers must have in selling their products based on Ministerial Regulation (Permen) PUPR Number 11 / PRT / M / 2019. The type of research used is juridical normative, which is research conducted based on legal materials and by collecting data, studying books in the library and the laws and regulations related to this research. Abstract:
The article explores the migration of indie-auteurs to television during the 2010s. Using David Fincher and Steven Soderbergh’s work on House of Cards and The Knick as case studies, the article argues that talent intermediaries such as producers and talent managers have sought to mobilize the indie-auteur, a branded identity and authorial discourse, to package premium television programmes to exploit growing competition between channels and platforms. The article also explores repercussions of the indie-auteur’s insertion in television as a mark of distinction, arguing that it becomes increasingly important to be aware of the systems behind it.

Abstract:
For a brief time at the beginning of James I's reign purveyance appeared as the greatest grievance of the commonwealth, troubling the first two sessions of his first parliament. So much has long been known, but only recently has it been revealed how far the commons thought of going. The bills read in the house in 1604 and 1606, almost certainly identical or nearly so, did not look merely to remedy the abuses of purveyors, but to abolish purveyance itself – the king's right to be served provisions and carriage at prices below those current in the markets – which the house discovered was explicitly prohibited by numerous medieval statutes. The commons' refusal in the two sessions to buy the king out of his prerogative with a ‘composition’ was not then irresponsible, as one historian has suggested. The house could not readily agree to purchase what it had learned the king had no right to sell. The radical challenge to the king's prerogative embodied in the commons' bill, Dr Croft has recently argued, doomed the composition proposed by James's ministers. Instead, the house pursued its claims with ‘remarkable tenacity’, especially in 1606, when it passed the bill twice.

Different industries tend to use different sales techniques. If you're selling high-end financial products to giant corporations you'll need to approach your prospects in an entirely different way from someone who sells books at a neighborhood bookstore. Full text
Abstract:
Investments with exit flexibility require decisions regarding both the investment and holding period. Because selling an investment often leads to taxable capital gains, which crucially depend on the duration of an investment, we investigate the impact of capital gains taxation on exit timing under different tax systems. We observed that capital gains taxation delays exit decisions but loses its decision relevance for very long holdings. Often the optimal exit time, which indicates the maximal present value of future cashflows, cannot be determined analytically. However, we identify the breakeven exit time that guarantees present values exceeding those of an immediate sale. While, after-taxes, an immediate sale is often optimal, long holding periods might also be attractive for investors depending on the degree of income and corporate tax integration. A classic corporate tax system often indicates holdings over more than 100 periods. By contrast, a shareholder relief system indicates the earliest breakeven exit time and thus the highest level of exit timing flexibility. Surprisingly, high retention rates are likely to accelerate sales under a classic corporate system. Additionally, the worst exit time, which should be avoided by investors, differs tremendously across tax systems. For an integrated tax system with full imputation, the worst time is reached earlier than under partial or non-integrated systems. These results could help to predict investors' behavior regarding changes in capital gains taxation and thus are of interest for both investors and tax policymakers. Furthermore, the results emphasize the need to control for the underlying tax system in cross-country empirical studies. (authors' abstract)

Ramalho, Maria Rita Pinto Coelho de Magalhães. "How to sell successfully a perfume in the non-selective market?" Master's thesis, NSBE - UNL, 2009. http://hdl.handle.net/10362/9637.

Full text
Abstract:
A Work Project, presented as part of the requirements for the Award of a Masters Degree in Management from the NOVA – School of Business and Economics
This document presents a market research on the positioning of perfumes in the non selective market. This project’s main goal had been to analyze the challenge of “successfully selling a perfume in the non-selective market” in order to propose potential solutions. To address this marketing problem, an exploratory research had been conducted (20 In Depth interviews) along with four semi-structured interviews with market experts to consolidate the consumers’ outputs. Although this research had confirmed a high complexity behind consumers’ attitudes towards a perfume, we believe there are great opportunities in the non-selective perfumery. As a consequence, we recommend a further study on some of the hypothesis build up throughout this research: on other products to “get perfumed”; on the already strong mass market brand’s potential extensions; on the establishment of another way of talking about the perfume and on the replacement of the myth with an absolutely unique idea.

Lane, Kristen Elizabeth. "Green Think: How to Sell Sustainability Marketing, Relativity, and Environmental Sustainability." Thesis, The University of Arizona, 2015. http://hdl.handle.net/10150/579048.

Full text
Abstract:
This study utilizes the relativity theory, from behavioral economics, to evaluate impact of a ‘decoy' product offering in a set of product choices on consumer evaluation and purchase intention of eco-friendly products. Product categories tested include multipurpose cleaners (low involvement decision), denim jeans (medium involvement), and vehicles (high involvement). 310 respondents were tested. The findings of this research indicate that the addition of a less-desirable "decoy" product offering has a positive effect on the overall evaluation and purchase intention of eco-friendly goods. Further, this research is unique in finding that the addition of a less-desirable "decoy" product offering also has a positive effect on certain evaluation components of equivalent-quality competitor products. This research provides a foundation to better market sustainably-produced goods at point-of-purchase displays (both virtual and physical), indicating that marketers can influence and increase consumer purchase of eco-friendly goods. Theoretically, this is a "triple bottom line" win: good for businesses (lower costs), consumers (safer products), and the environment (less waste and impact).

Tan, Zhiyuan. "Agents of transparency : how sell-side financial analysts make corporate governance visible." Thesis, London School of Economics and Political Science (University of London), 2010. http://etheses.lse.ac.uk/2376/.

Full text
Abstract:
This thesis examines the phenomenon of sell-side financial analysts (analysts hereafter) "doing" corporate governance. The term "doing" is used in the current study to designate the various ways in which some analysts in the US and the UK, across the past decade or so, have made corporate governance visible. The thesis examines how this has occurred, and the mechanisms and devices that have made it possible. Analysts, it is suggested, can be viewed as "agents of transparency", in so far as they have taken the evaluation of companies beyond the financials, to include corporate governance issues. The thesis focuses primarily on the corporate governance reports produced by analysts, the official documents issued by various organisations and institutions, selected financial and business newspapers and magazines, together with other documents such as textbooks of corporate governance, as well as academic and practioner publications on corporate governance. Through an examination of these materials, the thesis investigates the pre-conditions that made possible the appearance and development of the corporate governance work pursued by analysts in the early twenty-first century. It examines the evaluations performed by analysts of the corporate governance procedures adopted by companies. In particular, it focuses on the ways in which analysts benchmarked the corporate governance procedures of companies against formal regulations, and how comparisons of the governance procedures adopted by different companies were undertaken and facilitated by analysts. Benchmarking, and the making of comparisons of corporate governance practices through a range of devices, are examined. The thesis also examines the linking of corporate governance to the financials (such as profitability, stock price performance, and equity valuation) in the investment analyses performed by analysts. It concentrates on the way in which analysts integrated corporate governance issues in the investment decision making process. Attention is paid to the ideas that shaped and articulated the integration, as well as to the tools and devices deployed by analysts. This thesis argues that greater attention is needed to the "doing" of corporate governance by analysts, and its implications for these "agents of transparency" that have broadened the parameters through which transparency is assessed.

Abstract:
In this thesis I ́m trying to to find out whether we need to make our art into a product and I am using myself and my career as an example of a product. I wanted to use the word “product” in a positive way and inspire people to think about music management and personal branding as something they could use as a tool when working with something creative. I ́m writing about my own journey as a folk musician and solo artist and wish to turn something personal into something common and shared. ! I approached my research question “How much of a product would you have to be in order to be a successful artist at the Nordic folk music scene?” from three angels. Firstly, I ́ve gathered information that I have from my years as a freelance musician. Secondly, I interviewed a few professionals, and finally I read a lot of material and wrote about the basics of music business and working life of a folk musician in the Nordic countries. My theory is that we ́re all selling a product when selling our music and playing for money, that is why we need to know this product, love and respect it and have a need to share it. I believe that finding your artistic me is a spiritual journey and when you start searching for your “core” you ́ll become a better musician since you ́re getting better in recognising and handling your own emotions. I ́m trying to diminish the polarisation between music business and being a genuine artist. I believe that knowing your core gives you power to work better in the field which is continually changing and demands a lot. This spiritual journey into yourself is also an artistic journey and I see personal branding as a fun and inspirational tool for anyone who wants to get to know oneself and build a personal brand which is true, likeable and also selling.

Abstract:
Can the Product Development Process at Tcom be improved by moving usability testing in-house? The interest in this question lies in the agile transformation Tcom initiated in early 2018. Once agile, the company’s interests are efficiency and increasing quality. One way of increasing the quality of their digital products is to improve the process behind it, where involving users in usability testing should be central in an iterative development process. A qualitatively driven mixed methods research approach facilitated the acquisition of the empirical data necessary to successfully answer the research question. The culture of Tcom’s usability testing was collected via a survey. The survey was complemented with the current testing process through four interviews and two observations of usability tests, one internal and one external. Parameters between the two tests were compared and weighted against each other. The main findings reveal that the internal process shows promising characteristics. It is, up to, 1/10 as expensive per participant, has a quicker call-to-test-time, facilitates transparency, and allows refinement of the process. With the main findings in hand, the conclusion points to the fact that usability testing should be composed and conducted by Tcom itself. The greatest challenge to such a change is how a usability perspective can be integrated into the Scrum methodology.

Abstract:
Much of an architect´s training occurs by a process of elimination. We must unlearn many things to learn the new ones; in our particular Costa Rican educational context learning to produce correct architecture seems to start with the assumption that most of what we see in our cities is wrong. But when it comes to construction we move between two traditions: the academic one and the informal one. These traditions seem to dismiss each other, an architect would consider the products of informality ingenuous, a person operating within the informal tradition in need of the materialization of the preconceived idea of a house would normally consider an architecta luxury. According to the National Architectural College 23% of overall construction lacked permits in 2014, a percentage slightly higher than the previous year, this nevertheless renders only partial understanding the phenomenon. Which of the two traditions accounts for the majority of what is built in this country? What significant informal knowledge percolates to the present after a much longer presence than formal education and how is it transmitted? What role does representation play in the informal tradition ? are instructions drawn or narrated ?… How do architects unlearn what they do not understand in full? A house designed by the author in the rural North of Costa Rica functions as a catalyst for further investigation on how the upbringing of an architect collides with more traditional ways of building. In a village where, no other architect has practiced before the author discovers several categories of construction, from the temporary huts vendors use to sell fruits and milking parlors, to houses that have been built following traditional “recipes”. The house learns lessons of practicality from these structures and is informed by their aesthetics. It also employs the old“vara” (0.84 m) as the unit of measurement in an attempt to make itself communicable to local builders. In practice, due to the lack of skill for reading formal construction drawings, the instructions to build the house end up being narrated rather than read. This paper will study informal construction in Costa Rica which is symptomatic of Latin America in general particularly in rurality where it occurs the most. It will collect information from specific cases on how decisions where made and how they were transmitted, and will look for ways to hierarchize them in order to identify which are part of a basic set of instructions (or recipe, meaning there can be small creative variations of the ingredients) and which take place as more significant deviations from those instructions. It will also propose ways to convey the graphic implications of this information that is compatible with the inflections that occur in the orality of these particular context, and finally it will put forward a discussion on ways for an architect to learn from and operate within it, anticipating that our built environment takes shape as a trade-off between both traditions.

Göl, Berna. "A Transformation of Leisure in the Architectural Imaginary: Could the Tiny House Movement Learn from Megastructuralism?" In The 38th Annual Conference of the Society of Architectural Historians Australia and New Zealand. online: SAHANZ, 2022. http://dx.doi.org/10.55939/a3983pl8u6.

Abstract:
Architecture culture inevitably revolves around the idea of leisure including its many connotations, such as recreation, reproduction, education, entertainment etc. As a concept, it not only corresponds to many spheres of everyday life, but also designates how time is being or should be spent via functions associated with architecture (such as leisure parks), through challenging architectural imagination (experimentation with pavilions or museums) as well as discourse built around particular examples of architecture. In the post-war world, leisure society was a prominent expression and had direct effects on architectural production through cultural centers, educational facilities and a vast range of public spaces that were meant to serve all individuals of society. On the other hand, leisure, arguably, is now being replaced by other ideas such as well-being or happiness. It is possible to observe a shift from a societal imaginary onto an individual one. This paper takes this shift in ideas around leisure and traces its possible extensions in the architectural culture via two trends in architecture: Megastructuralism and the tiny house movement. While the megastructralists of the 1960s imagined self-sufficient cities and communities, the tiny house movement of the past decade has been looking for self-sufficiency through singular houses/households. Departing from major texts such as Fumihiko Maki’s Collective Form (1964) or Reynar Banham’s Megastructures (1976) to old and new critical articles on the tiny house movement, this paper investigates references to leisure and ideas around it. It explores the tiny house movement and the megastructuralism; mapping their parallels in responding to crises of their era, their ways of experimenting and challenging architecture’s limits and finally aims to address what the two movements may display about one another as an attempt to enhance present architectural theory.

Abstract:
Abstract Through the project we built a solid professional foundation beyond the Graduate Development Program, implemented competence assurance vetted through internal & external accreditation, provided a structured and transparent development route for professional staff, provided employees with more flexibility in career growth and strengthened Petroleum Development Oman's (PDO) professional in-house capabilities. In addition, we will be able to report on overall competency levels across PDO's functions to better determine focus areas for capability development. This paper presents how a uniform Competency Framework was created across the company linked with development plans in 70:20:10 approach. In addition to the development of a structured, transparent, and auditable accreditation process and the creation of corporate competencies relevant to all roles such as HSE, leadership and continuous improvement competencies to ensure standardization across the entire organization. Furthermore, the paper will showcase the new integrated talent management process enabled by an IT solution (SAP-Success Factor) which integrates the following processes: Development & Assessment Competency Management, Coaching & Mentoring, Performance Management, High Potential Identification, Employee profile, and Succession Planning. Additionally, it will present the governance structure with an effective change management plan to ensure effective roll-out. The project resulted in a new competency framework for all functions linked to competency development plans; it also resulted in structured development and assessment processes. Automation paved the way for HR data analytics, and visualization and was key to ensuring compliance and sustainability. An effective change management process was incorporated from the beginning of the project. With the Technical Director as project sponsor, the project team obtained management steer through monthly steering committee meetings attended by Managing Director Committee (MDC) members. To ensure the project outcome would meet customer needs the team held more than 200 engagements with stakeholders over the last 2 years. We have built world-class documentation and audio-visual communication package to simplify the process of guiding employees, supervisors, and Corporate Functional Discipline Heads (CFDHs) in using the system. Within the first year of the project's launch, we had more than 60% of our employees start their self-assessments and development plans which indicates a positive adoption by the users. The SAP-Success Factors integrates all the talent management processes on one platform. Through the introduction of this world class IT system, an innovative competency development process was built that assures continuous development and gap closure, hardwired with different stakeholders' roles & responsibilities. Furthermore, an accreditation point system and external assessment was introduced for progression to senior roles to ensure consistency in professionalism across PDO.

Abstract:
Las Vegas, Nevada, is one of the country’s most rapidly growing cities. To accommodate this growth, a great deal of home building takes place in Clark County, where the city is located. Builders can sell virtually as many houses as they can construct. All of these houses require utility services that, in general, have to be developed. These, of course, include water, electrical power and natural gas. With the high cooling loads required in this environment, the summer demand peaks for electricity are particularly severe. This paper represents a case study of the effects of shading for a planned zero energy home for the Southern Nevada area. The main emphasis of the research is placed on the methods of energy conservation for residential construction type housing and considers the advantages of the use of two different types of horizontal shading for the given geographical location. The technique employed for the analysis is a computer simulation package Energy 10 version 1.6. The software allows modeling and simulating of building performance based on the inputs such as geographical location, building type, orientation, construction materials used, and others. The model selected for this study is a single-family one story, 1610 ft2 residential house with north facing facade.

Full text
Abstract:
The popularity of local craft beers in the US is growing, as is the desire for beers made with all-local ingredients. Maryland breweries have been able to use locally grown ingredients, including hops, but have not been able to claim use of a hop native to Maryland. 'Monocacy' hop was discovered in Maryland on a farm that was part of the original Carrollton Manor, once owned by Charles Carroll, a signer of the Declaration of Independence, in what was likely a cottage garden between the house and barn. Molecular fingerprinting established it as unique and clustering with hop accessions native to North America. Compared with cultivars currently grown in Maryland, 'Monocacy' is very large and vigorous, late maturing, and tolerant of of two-spotted spider mites, potato leafhoppers, and hop downy mildew. 'Monocacy' produces high yields of large open cones with an herbaal-floral aroma and abundant lupulin. Most hops have more alpha acids than beta acids, and contribute a bitter flavor to beers. The 'Monocacy' alpha acid content was lower than the beta acid content, with alpha to beta acid ratios ranging from 0.54 to 0.59 and could contribute to a beer that is not overly bitter. High myrcene (12.85%) and caryophyllene (38.13%) suggest a spicy-floral character. 'Monocacy' added an earthy and spicy note to lighter beers, and in some beers when used as a dry hop it added a light fruity note on the pallet in the finish. The most recent beer using 'Monocacy' had a medium-light body with a bisquity malt aroma and delicate "spicy/hoppy" nose. Maryland breweries are anxious to use this hop in their beers.

Lewan. PR-389-114503-R02 Leak Prevention in CO2 Pipeline Valves and Launches by Correct Seal Material Selection. Chantilly, Virginia: Pipeline Research Council International, Inc. (PRCI), March 2014. http://dx.doi.org/10.55274/r0010537.

Full text
Abstract:
PRCI required guidelines for pipeline valve stem seals in CO2 rich applications such as for enhanced oil recovery (EOR) and carbon capture and storage (CCS). In particular, guidance was needed to ascertain when standard O-rings may be used, when a switch to rapid gas decompression (RGD) resistant O-rings is recommended and when O-rings should be replaced by more robust energized lip seals and/or by more robust seal materials. The guidelines would interface with both NORSOK M 710 Rev. 3 and ISO 23936-2, and give specific details on procedures, steps and decisions that have to be taken when attempting to qualify seals for dense phase CO2 use. In order to develop these guidelines, well established sealing compounds having proven RGD resistance were selected for study, along with materials which were not known for their RGD resistance. RGD testing was performed on housed O-rings of each compound using CO2 rich applications. The previous Phase I of the project was carried out with a decompression rate of 20 bar/min over 8 RGD cycles. In this Phase II of the project more severe 70 and 127 bar/min rates were used. Also for the 20 bar/min rates the number of RGD cycles was increased to 50 to see how robust the seal materials could be.

Abstract:
We present a house price-at-risk (HaR) model that fits the historical developments in the Spanish housing market. By means of quantile regressions we show that a model including quarterly house price growth, a misalignment measure and a consumer confidence index is able to accurately forecast the developments in the Spanish housing market up to two years ahead. We also show how the HaR model can be used to monitor the downside risk.
