Abstract:
The purpose of the study is to determine the criteria for segmentation of consumers of housing and communal services and build a model of their needs as a basis for the formation of marketing relationships for the management organization in order to increase the effectiveness of the introduction of smart technologies in the housing and communal services market. The introduction of smart technologies in the sphere of housing and communal services directly depends on the development of the relationship marketing as a technology for coordinating interests of all stakeholders in the market under consideration. In relation to the market of housing and communal services (HCS), the relationship marketing has been studied very little, which is due to the weak development of the categorical and methodological apparatus of the concept itself, as well as the complexity and multidimensionality of the subject-object structure of the housing and communal services market as an object of research. The housing and utilities market is a complex system that includes two clusters: the utility and housing segments which differ in service parameters, market types, and the composition of market entities. The article analyzes key barriers to the introduction of smart technologies in the market of housing and communal services. Besides, the segmentation of consumers is carried out; a model of the hierarchy of needs of consumers of housing and communal services is proposed; the relationship between the needs and the selection of specific smart technologies for managing an apartment building is revealed.

Abstract:

Abstract:
Industrialised housing has increased its Swedish market share the latest ten years from 2% to 15%. Prefabrication has developed into actual industrialisation, where factories produce not only elements for site assembly, but takes wholesale responsibility for the sales, design, factory production, and assembly of houses. A higher automation in housing production puts demands on the design department to become more efficient. Design is identified as a bottleneck to further increase the production rate. Information deliveries are not produced in the needed rate. With the change from drafting to modelling in building design, opportunities are given to work simultaneously for better efficiency. The focus on BIM-supported CAD-tools has lead ICT-developers to create systems that mainly support product modelling. But, in industrialised housing, support for process efficiency is just as important. In a case study at a Swedish industrialised housing company, during a three year period, interviews, observations and design activities at the company were recorded to study what components and functionality in the design support create business value. The results show that by defining design in stages with gates, by parallel planning of activities, and by using process visualisation methods, the efficiency increased about 41 % in information deliveries. Furthermore, the use of support systems has to create both internal value for efficiency in information deliveries and external value to meet and handle client requirements in a standardised way. By releasing time from project management activities to improvements and product development the focus on the product could increase. Product development theories with axiomatic design as the foundation for a support system combines product structures with BIM functionality and process support for planning, which secures quality between disciplines in a concurrent approach. Product life cycle management (PLM) is an umbrella that manages product development in a life-cycle perspective trough a defined framework that is applicable to industrialised housing design, both for software developers and industrialised builders.

Alghamdi, Jamal. "Thermal energy storage technologies for zero carbon housing in the UK." Thesis, Cardiff University, 2017. http://orca.cf.ac.uk/103121/.

Full text
Abstract:
Carbon dioxide emissions reduction in the domestic sector in the UK has been increasingly in focus in recent years. Reducing carbon emissions for both operational and embedded building energy will contribute to lowering the overall emission levels. This study aims to investigate the potential contribution of thermal energy storage systems in the UK’s domestic buildings. It also aims to investigate multiple thermal energy storage technologies and their integration into zero-carbon buildings. The research process is conducted in two phases: building energy simulation, and thermal energy storage modelling. Building energy simulation phase investigates energy performance of a single family zero-carbon house located in the UK. This simulation is performed to generate hourly thermal energy performance and calculate potential energy generated from on-site renewable sources. The energy simulation is conducted using HTB2, a computer based tool. The results show a total of 4158 kWh thermal demand while energy generation from renewables reached 6200 kWh. Although the generation exceeds demand, the simulated model requires an extra 1724 kWh of energy supply from the grid. The extra energy supply from the grid is a clear indication of an existing mismatch between energy demand and on-site energy generation. The second phase of this research is conducted by creating a calculation model for the thermal energy storage system. This model is used to determine the performance of different thermal energy storage systems under the operational loads of the zero-carbon house. This step determines the thermal energy storage system contribution in energy demand reduction by shifting load peaks. Furthermore, this step compares the performance between different storage technologies in terms of thermal energy capacity, volumetric storage, storage medium, and annual performance. The final modelling in this study shows performance difference between different TES technologies. While thermochemical energy storage systems achieved higher energy storage capacities with lower volumes than sensible heat storage and PCM systems, all systems were able to reduce demand from grid energy. The annual energy performance of artificial thermochemical sorption materials like zeolite 13X have the ability to achieve zero-grid demand with low requirement of storage volume compared to other material types tested in this study.

Ndlovu, Shweshwe. "Barriers to consumer acceptance of innovative building technologies for low-cost housing." Diss., University of Pretoria, 2021. http://hdl.handle.net/2263/81683.

Abstract:
Low-income subsidy housing production is not satisfying the current housing need, leading to increasing backlogs and significant impacts on many poor people's health and safety. Traditional methods for producing these houses have not been sufficient for meeting the low-income housing need, particularly in aspects concerning time, cost, and quality of construction. There has been enough evidence supporting the adoption of innovative building technologies to enhance the South African government's ability to deliver low-income housing by reducing the times and costs of construction while substantially improving the quality of construction products. However, the implementation of low-income housing produced using innovative building systems has been primarily unsuccessful owing to the low levels of acceptance by South African communities. This study explored consumers’ attitudes and perceptions towards low-income housing produced using innovative building technologies. Data was collected from seventeen semi-structured interviews with potential low-income housing beneficiaries. The results showed that participants had limited knowledge about housing constructed with innovative building technologies. The lack of knowledge enhanced participants’ perceptions of risk and led them to develop negative attitudes towards the housing systems. The negative attitudes primarily were related to increased perceptions of performance, financial and psychosocial risk. However, the results also showed that participants were still willing to accept housing produced using innovative building technologies because of their potential to improve participants’ living conditions. The study contributes new knowledge to the debate about the role of innovative building technologies for improved housing delivery in South Africa. The study also helps the government, decision-makers, and stakeholders formulate effective strategies for developing and promoting housing produced with innovative building technologies.

Abstract:
Modularity has been applied in various disciplines, e.g. manufacturing, computer, cognitive science and education. General advantages are platform thinking and module variants which provide a range of product variants using a small number of components. However, the field has not been fully explored within construction.Sweden has taken a leading role within industrialised timber housing. Much effort has been put in research and development of the timber structural system. Thereby, the building service systems (electrical and HVAC systems) has fallen behind in development. Currently, there are several actors involved, (e.g. consultants, subcontractors, wholesalers) that are individually procured on shortterm agreements. The actors remain in the traditional culture with dispersed views on value. To be able to break this dependency, enhanced industrialised practice for the building services is sought. Modularity is argued to aid in reducing the variation in production, lowering lead times and achieving control of material supply. Through modularity, production control can be achieved and value can be better managed, issues which are prevailing in industrialised timber housing. The purpose of the research is to evaluate the feasibility of modularity for building service systems within industrialised housing in Sweden. The thesis is based on two appended papers, discussing how modularity can be applied to industrialised housing, considering value generation and production control. The research strategy has been to follow previous case conclusions in the design of the next case. Empirical data have been gathered from five case studies ranging from a market survey to a consultant procurement. Five industrial housing companies have participated and data have also been collected from consultants and subcontractors. The results show that influence from traditional culture is particularly evident for the building service systems, as much work is still located on-site and actors in the supply chains act individually to optimise their own values, leading to lack of production control through e.g. faulty drawings. Further, the importance of cooperation within the trade is underlined in order to shield from the protectionism in the building service trade. The implication is the development of industry-wide common modules capturing internal values, and a company driven development process for management of company specific external values. The data have been analysed with a generic set of module drivers and the relation to value and production control, to identify forces for modular division. The findings point out the importance of drawing validation, possibility to isolate the process for parallel assembly and purchasing control through reduction of articles. The general conclusion is to design base module components only comprising necessary systems, which can be adapted to a generic building system. The suggestion is the development of a building service shaft and a building service inner ceiling. The analysis results emphasise the importance of interface design. In this sense are also included interfaces within the process and the supply chain, i.e. between activities and actors in the production process.

Nord, Tomas. "Prefabrication strategies in the timber housing industry : a comparison of Swedish and Austrian markets." Doctoral thesis, Luleå, 2008. http://urn.kb.se/resolve?urn=urn:nbn:se:ltu:diva-16890.

Abstract:
The functional-based building regulations issued in 1994/95, made it possible to once again build higher buildings with timber structures in Sweden. At the same time there was a need to make the traditional project- oriented construction process more efficient, with prefabricated building systems and products as one possible solution. Since then, a number of timber housing companies have established product strategies and developed system solutions to meet the demands from different markets. In other European countries, changes in rules and regulations have positively facilitated the development of timber building products and systems and established new companies and strategies. Austria is one example, where architecture and technology are in focus, developing different product strategies in the timber housing industry. External factors and their changing, affect the formulation of viable business strategies in the timber housing industry. This dissertation aims to describe and analyse the strategic development of timber housing companies in Sweden and Austria. Strategy theories on the alignment of internal elements and external factors to create competitive advantage are applied in this dissertation. The results are based on empirical data gathered in a multiple case-study with two cases from Sweden and Austria, respectively. Result show that the strategic development of the Austrian timber housing companies was determined by the established conditions in the construction process. Timber structures already had strong positions in specific market segments; hence, the strategic behaviour of timber housing companies progressed with an inside-out approach. The strategic focus was to develop efficient internal processes that focus on design skills, flexible production facilities and on-site assembly resources to improve competitive advantage. The strategic development of the Swedish timber housing companies was based on what was possible from the changes in basic conditions, which partly diverted from the common and shared understanding in the construction process; hence the strategic behaviour of timber housing companies have had an outside-in approach to create competitive advantage. They have developed product platforms of standardised modules or elements and where cooperation with technical and system design complementors have been important to offer competitive timber building system solutions. The results indicate a strong correlation between basic conditions - construction process - firm conduct. Changes in basic conditions will give raise to firm conduct, different from the normative behaviour in the construction process, by firms with resources and capabilities by the changing basic conditions.

Levander, Erika. "Addressing client uncertainty : a Swedish property owners' perspective on industrialised timber framed housing and property." Licentiate thesis, Luleå tekniska universitet, Byggkonstruktion och -produktion, 2010. http://urn.kb.se/resolve?urn=urn:nbn:se:ltu:diva-26667.

Abstract:
Construction clients have the position to continuously improve new-built from a life cycle perspective. Furthermore, they can contribute to advancement and improved competition in construction by putting more explicit and distinct requirements and by a willingness to try new, non-local contractors and new construction methods (Statskontoret 2009). Conventional construction is argued to constitute a barrier to change (Dulaimi et al. 2003). Industrialised building, with its off-site characteristics and process-orientation, is seen as a means to attain advancement in construction (e.g. Statskontoret 2009). Industrialised multi-dwelling timber framed (ITF) housing entail all of the identified advantages of industrialisation. Nonetheless, clients are not actively driving change towards industrialised construction (e.g. Engström et al. 2009) and it was indicated that one possible explanation could be that clients are uncertain (Höök 2005). The aim of this thesis is to identify client organisations' uncertainties concerning ITF housing and property, find mechanisms for why they arise and propose measures to manage uncertainty within clients' organisations. The thesis is based on three appended papers and a detached technical report (Levander 2010). Empirical data consist of interviews, economic data, documentation and a questionnaire, they have been collected from in total 27 Swedish client organisations and on 44 ITF properties, and are analysed in two case studies and one field study. The results show that the great majority of client organisations' uncertainties are a matter of equivocality. The mechanisms for the high equivocality are the high complexity and uncertainty in construction in conjunction with the novelty encompassed by ITF housing and property. The current information processing practice within the studied client organisations does not support resolving equivocality. The general conclusion is that ITF housing and property is a radical change seen from clients' perspective and represents novelty in construction technology. Thus, the ITF alternative challenges and goes beyond clients' known frame of reference and thereby causes equivocality. In order to manage and resolve equivocality, client organisations need to enable translation and transfer of frameworks and their activities must constitute challenges to their normal practice. Thus it is proposed that in order to manage uncertainty and equivocality, and thereby contribute to advancements in construction, client organisations need to work with uncertainty management.

Ampatzi, Eleni. "Potential for solar thermal technologies and thermal energy storage to reduce the energy use from Welsh housing." Thesis, Cardiff University, 2010. http://orca.cf.ac.uk/55906/.

Full text
Abstract:
This thesis deals with the potential contribution that state-of-the-art solar thermal (ST) systems enhanced by thermal energy storage (TES) technologies might have in reducing the energy use in Welsh dwellings. The focus of this work lies with the share of the overall amount of conventional energy currently consumed for thermal comfort and hot water preparation that could be replaced by solar energy harvested by active, water-based, solar systems. Twelve typical Welsh dwellings drawn from a recent survey and considered as representative of the Welsh housing stock are modelled and the solar collectors' yield for different orientations and tilts is predicted. The subject is investigated with computer simulations using the TRNSYS simulation engine. The methodology dictates at first prediction and analysis of the thermal energy demand profiles of 12x4 case studies using average (smoothed) and actual (warmer) weather conditions, continuous and intermittent comfort maintenance. Next the ST potential is estimated considering solely a maximum (0.7) and an average (0.4) overall system efficiency and no other technical part for the ST system (modelling approach), in order to investigate the mismatch of energy demand and availability and the TES contribution. The performance characteristics of some representative European ST systems (short-term TES only), as derived from the IEA SHC Task 26 FSC method, are then applied to the simulations to reveal the potential with realistic losses and parasitic energy consumption included (applied only to 5 compatible models). It is revealed that all these house types are possible candidates for effective ST applications, assuming that economies of scale would allow for large absorber areas in the near future. The modelling approach shows that ST systems could contribute to thermal savings between 9%-34% solely with direct utilisation of the collected energy. Furthermore, for most cases, if reasonable sized stores would be used (up to 300kWh TES capacity) then the solar contribution to the overall thermal energy consumption, in the most favourable conditions, would be around 42-58%. Only a couple of models appear to have a lower potential, mainly due to lack of sufficient absorber areas. However for reaching the highest end of expectations for certain house types---up to 54% with average and up to 100% with warmer weather conditions---inter-seasonal storage would be required. In this case, the justifiable storage capacities predicted correspond to very large store volumes, revealing that these are currently not feasible options, as sensible heat storage is still the state-of-the-art for TES. Use of innovative storage types identified by the literature survey, that would only be available in the future, are required in order to achieve high solar contributions, considering space limitations in Welsh dwellings. The FSC results show that for the 5 models the use of solar energy would bring thermal energy savings of around 41-47% if the best system is employed compared to a conventional system, while if parasitic (electric) energy consumption is considered the expected energy savings could be as low as 10%. The actual ST potential is analysed and is found to be in between the two approaches, as both methods have advantages and limitations and complement each other.

Downey, Mark. "Selection and adoption of low and zero carbon technologies in social housing : a socio-technical network approach." Thesis, University of Reading, 2014. http://ethos.bl.uk/OrderDetails.do?uin=uk.bl.ethos.625442.

Full text
Abstract:
Under the current Energy Performance of Buildings Directive, EU countries are charged with providing new build housing to comply with increasingly lower CO, emission targets. In Spain this translates to mandatory adoption of renewable technologies in all dwellings since 2006, and in the UK new homes are required to be zero carbon from 2016. To secure government funding, social housing providers are placing stringent demands on developers to comply with a range of performance requirements. Housing developers are currently employing fabric first, and/or low and zero carbon (LZC) technology options where necessary to achieve energy compliance solutions. The prevailing literature privileges technical rationality as the dominant selection logic for these solutions. However, commenters are beginning to contest this proposition by revealing the selection of solutions to be an emergent outcome of myriad interests and influences within the housing development process. A multi-level perspective was operationalised as a structuring framework providing context to the complexity involved in the selection of low carbon solutions by house builders. The socio-technical network approach was adopted as the theoretical lens for the case study design and to interrogate the empirical data collected from semi-structured interviews. The unit of analysis for the case studies in Spain and the UK is the housing development. Findings are given on the selection and adoption of LZC technologies which show wide variation in the actors' emergent understanding of the legislative, planning and technological requirements in achieving low CO, emissions in social housing. Such variation is currently translating to a fabric first approach with minimal design implications as the preferred compliance option in the UK, and to the maintenance of design templates with consequent quality and efficiency issues in Spain. The potential implication for the broader social housing sector is that certain LZC technologies are privileged where they can be accommodated into existing practices and designs, with little regard for forthcoming CO, targets or requirements.

Abstract:
The purpose of this project is to develop a flexible and sustainable proposal forproduction of emergency housing for homeless people in Sweden. This study will alsosuggest what should be considered in terms of materials and solutions in flexible, emergency housing for structurally homeless in society. The result shows that a flexible housing can be used for more than just emergencyhousing for the homeless. It could also be used as rental housing, senior housing or otherhousing needed. Through interviews with property owners and government officials, a listof requirements has been compiled based on their work experience. The thesis can be used as a foundation for further investigation in construction of emergency housing. Architects and other consultants involved in the building industryshould be interviewed to obtain a reliable result.

Abstract:
New additive metal powder technologies are increasingly used for various prototypes. Different powder materials can be used for very complex shapes. Water hydraulics needs new technologies and new approaches to enable more frequent use by users. A new shape of housing for a water hydraulic proportional directional control valve was designed. FEM and CFD analyses of the valve housing were performed. Based on the results of the initial numerical analyses, topological optimization of the valve housing was performed. The prototype of the valve was fabricated from non-corrosive Inconel powder using 3D printing process. After machining, the valve was assembled and experimentally validated on the water hydraulic test rig. The new 3D-printed Inconel valve housing is more than 3 times lighter than similar housings of industrial valves.

Patel, Yusef. File to Factory: A case study of automated prefabrication house-building methods for small-to-medium enterprises. Unitec ePress, December 2017. http://dx.doi.org/10.34074/ocds.0823.

Full text
Abstract:
The Eco-Digital Fabrication (EDFAB) research project aimed to investigate how automated prefabrication technologies and off-the-shelf construction products can be employed to disrupt building industry norms. The aim of this research – conducted at the University of Auckland and Unitec Institute of Technology from 2014 onward – was to provide small-to-medium enterprises in the construction industry with a pathway to upskill and increase construction productivity through the use of these processes. The availability of automated machines and easy-to-use fabrication software is increasing dramatically and this can be paired with readily available construction products to produce novel mass-customised housing solutions. The application of basic automated technologies – such as CNC (Computer Numerical Control) routers – allowed researchers to create ‘recipes’ that can be adopted and adapted relatively easily. By no means did the research favour digital manufacture or assembly processes over traditional analogue construction techniques – the goal was to provide logical, productive and accessible blended solutions for greater affordability and flexibility in design. For example, the designed experiments were required to be built from readily available products, and used simple readymade screw fixings rather than digitally produced custom fixings or joining mechanisms. The research project aimed to generate discussion and provide recommendations on how the construction industry might support the adoption of automated prefabrication technology in small-to-medium enterprise (SME).
