The higher demand of higher-density housing in Bangkok due to the rapid growth of the economy and the use of high-performance materials and modern construction methods has changed the forms of housing from low-rise buildings to multistorey apartments. During the last two decades, people in Bangkok have faced problems of living in high-density housing and lack of open space, which limit the quality of living space. Providing better quality of living space above ground must therefore be considered. Terrace housing, that is multi-story housing with open spaces on each level, is a building type which has the advantage of providing the qualities of private open spaces to each unit of building. Terrace building types have been a popular solution to modern housing design for quality in multi-story aj-jartment buildings. There is a great variety of this building type: roof top, hillside, on ground free standing terrace, vertical stack, courtyard terrace, artificial hill terrace and cluster terrace. The main purpose is to provide compensation of living quality on the ground to individual units and common area in the air. Terrace buildings also respond well to their environment. However, terrace buildings require many special architectural and technical considerations. A study of this building type will help to clarify the design and technical considerations of terrace housing design and provide design alternatives for better living conditions city. The work deals with terrace houses on flat sites in the city of Bangkok on two main contextual levels. 1. General level; Guidelines for off-ground terrace buildings are described by means of the specific components of the building types which are generated by internal requirements and external conditions (such as spatial requirements, climates and urban contexts ). 2. Specific Level; This level is based on practical considerations of the process of representing a terrace building. Prototypical forms of terrace housing will be matched with quality of housing and technological systems. The results provide suggestions for the design of this building type and a selected design alternative.

The motivation of the public sector is more social and political. The housing crisis is a major political issue for every ruling party. In many countries there are political commitments to housing, but sadly we witness this commitment being misdirected. Every government wants to see that its citizens are housed adequately. Very often it is seen that in its endeavour, government try to follow the private sector process, establishing huge parastatals to carry out the whole process, for example design, construction and financing (Lankatilleke, 1994). Lankatilleke, L. (1994) further mentions that mass produced public sector housing schemes are aesthetic disasters. They are either rows of match-boxes or high-rise blocks with no identity or individuality. There are numerous examples of such housing schemes that have deteriorated into ghettos. This research consequently presents findings which implies that government is being pressurized by the housing backlog within the Western and Eastern Cape, which brings about time constraints and tight budgets. These pressures are transferred to the design teams which need to speedily produce designs for low-cost housing homes within the best possible budget. This results to the implementation of common model designs. It is also founded that contractors ultimately suffer, due to these pressures which do not allow them to produce good quality homes. It is therefore recommended that better community involvement for sustainable methods in the design and construction process should be practiced. This therefore concludes that government should take more responsibility for the delivery processes of low-cost housing as well as the procurement and quality systems to be followed.

Housing is one of the key issues that normally forefront the scene when considering challenges of urbanisation and urban growth. It is a fundamental aspect of human life and a major factor in delivering healthy and attractive communities as it serves to define the life space of individuals. Increasing interest is now shown towards the study of how people think of their housing and how it affects their lives. Therefore, measuring the housing quality has become an important tool to assess the efficiency of housing provision and the extent to which people are satisfied with it. This research is about examining housing quality and exploring the set of aspects through which it influences people’s quality of life (QOL). It stems out of a general concern about the state of life in cities and the general factors that shape and outline such life. It starts from some apparent observations regarding the socio-economic transformations accompanied with urban growth and development taking place in Amman, capital of Jordan, and the alterations that are soundly reforming the profile of housing provision in the city. Such alterations are seen to be adjoined with implications and challenges that are strongly influencing the state of housing sector and the overall state of life that people are living in the city. The research aims to critically investigate housing quality and the impact it has on QOL experienced by residents in Amman. In doing so, it employs an integrated conception of housing quality that poses three types of qualities: quality of provision, quality of context and quality of dwelling, and explored the implications of each of these qualities, in order to provide an overarching understanding of the influences of housing on QOL. Such understanding implies identifying the most influential aspects within each of the three types of qualities, and interpreting the impact of these aspects on QOL, taking into consideration the impact of the socio-demographic and housing provision factors. The research adopted a mixture of quantitative and qualitative methods to collecting and analysing data in order to achieve a deep understanding of the influence of housing quality in QOL. Results revealed a variation in the extent and nature of influence posed by the different housing quality components and a disparity in the response of households towards these components attributed to the differences in the socio-demographic and housing acquiring factors. It is argued that the perception of good QOL can be strongly derived from good housing quality and the set of material, social and psychological benefits obtained from it. It is suggested that the current housing provision system in Amman is in need of a reappraisal, in order to come out with a responsive housing provision scheme that provides more flexibility, equity, diversity and capability to choose among different community groups, which can help archiving better QOL.

Abstract:
The house-building industry should evolve towards the production of dwellings of higher quality standards. Minimum standards are required to ensure that all new homes will be structurally sound, comfortable and have a long and reliable life. The notion of quality does not just concern the dwelling itself, but also the immediate and wider environment, namely the proximity of schools, shopping and leisure areas (theatres, cinemas, sport centres, playgrounds), accessibility (roads, railway lines, underground, buses) and views. To achieve higher quality standards better design quality evaluation and inspection schemes are needed In this thesis a new approach for the evaluation of the quality of dwelling designs named QDF (Quality Dwelling Framework) is proposed. In order to develop QDF a parallel between the form of a dwelling and the form of a human body is drawn. This is justified by the fact that the human body is a most sophisticated and highly developed form. The methodology behind QDF is the systems approach. In QDF, a dwelling is organised, in a hierarchical way, into systems, subsystems and components. Each of the elements in the hierarchy is both a system and apart of a larger system, i. e. a holon. Holons are modelled as software objects, in the sense of object-oriented programming. QDF is an important contribution in the direction of raising dwelling quality standards (quality is used here in the sense of fitness for purpose). It provides a comprehensive framework to implement and develop different quality evaluation methods, adapted to different countries and cultures. No specific parameters are imposed for quality evaluation of each system, and so dWerent quality evaluation schemes may be implemented The parameters are dependent on several factors, namely: the climate, the habits of the users and the development of the construction industry in the relevant country. QDF is a generic framework, within which different evaluation methods can be implemented and adapted to different situations. It has been designed so that it can help all parties involved in the residential building industry, namely users, builders, architects, engineers, property developers, bankers, building societies, state agents and politicians, to agree upon quality standards tuned to the national or regional realities. A strategy for the corroboration of QDF has been proposed, based on Popper's philosophy of scientific knowledge and on an extension of this theory proposed by Blockley in the context of risk analysis. QDF can only achieve a high degree of corroboration by testing it in practice in the long term, i. e. users will use the system, make decisions, live in a house; and then provide feedback as to whether the evaluation turned out to be dependable or true (i. e. decisions correspond with the facts). The process of evaluating QDF has been initiated by using a prototype system, developed in the programming environment KAPPA, to evaluate different dwelling designs as well as different alternative solutions for the same dwelling design. QDF is compared with product models of buildings, namely the BATAS product model and the AEC building systems model. The QDF prototype system implements the quality evaluation for a thermal system (the metrics have been developed by Paiva and are based in the Portuguese thermal regulations), an electrical system (the metrics used are defined in the Qualitel method) and a close environment system (the metrics used are defined in the SEL method). The development and use of the prototype indicates that the complexity of modelling a dwelling in a comprehensive way calls for advanced computer techniques which provide high storage capacity and fast processing. As QDF is a naturally parallel system, this could be achieved in future by using parallel computer architectures, which are adequate for the developed model, based on the object-oriented paradigm.

Quality and quality management have gained importance in the construction industry also due to losses of life and property. For high-quality buildings, the amount of defects during the construction works must be reduced. Thus, it is important to determine the defects which lead to low quality in the construction projects
and architectural, structural and constructional standards to measure some indicators of quality like workmanship, design of components and usage of correct and highquality materials. Therefore a systematic approach is required to achieve good standards both in design and construction. CONQUAS quality assessment system and Six Sigma quality management system are systems that could provide this systematic approach. The objective of this research is to evaluate the quality in mass-housing projects via Six Sigma. Thus, level of construction quality of the three houses in ODTÜ
KENT housing units in Turkey were assessed through Six Sigma with the contribution of CONQUAS quality assessment system. CONQUAS was used for determination of standards, whilst Six Sigma was used for data analysis. After the evaluation of interviews with contractor, site-supervisor, occupants and visual observations, defects and their reasons were determined. Reasons of poor quality in ODTÜ
KENT housing units were listed as firstly poor workmanship, then improper or of poorquality material usage and lastly problems in design of detailing. Despite different construction dates of units studied, the results show that nothing was learned from the previous mistakes and same defects were repeated. This shows the importance of a system providing feedback and evaluation of quality level of a construction project and quality improvement efforts of the contractor, and measuring the progress over time like Six Sigma.

This research examines practices that achieve an urban fabric unique to its cultural heritage by promoting innovation in local building industries while embracing notions of urban livability. Prevailing urban livability theorists argue that built form is a physical manifestation of the expression of culture and agree that cultural heritage is important to a community's sustainability and identity. The central hypothesis is that "Quality" in the built environment in Bhutan is accomplished only by employing traditional building practices. "Quality", as defined here, is achieved when two factors are satisfied: 1) the construction is equal to or above established standards and, 2) the construction practice possesses the distinct characteristics of the culture. This hypothesis is tested through five case studies of current buildings in urban centers and through various discussions with design professionals, construction practitioners, government officials and others in Thimphu, Bhutan. The Royal Government of Bhutan is at the forefront of cultural heritage initiatives and has been celebrated for its progressive Gross National Happiness (GNH) development vision, a document that articulates the criteria for defining the distinct characteristics of the Bhutanese culture. However, the government has been challenged to implement this vision while facing the rapid development of its nascent urban centers. As part of the conclusion, the thesis proposes the establishment of a research institute, The Housing Research Institute of Bhutan, for the study of responsible building practices in support of GNH. The mission would be to inform design, development and construction processes formulated from the collection and dissemination of information, promotion of knowledge exchange, and support of research on materials, regulation, management and design through building demonstration projects. The institute will act as a conduit for the convergence of information and priorities between industry, contractors, government agencies and the public.

The purpose of this study is to investigate the possible relationship between social mix and the quality of life in housing. Quality of life is measured by levels of satisfaction, social integration, mobility and freedom of choice, etc. This study has identified some factors which may have an effect on the quality of life in socially mixed housing projects. This study has formulated general observations from these factors which could influence the way the built environment is shaped, especially ways in which residents, can or cannot, appreciate and tolerate social mix. The evidence indicates that design, quality of construction, good management, and the overall environment are much more important for the acceptance and satisfaction of the residents than the question of social mix. Even so, the findings indicate that some of the positive and negative quality of life aspects derive from social mix.

In 1994, the South African government introduced low-cost housing construction through Reconstruction and Development Programme. The programme was intended to improve the quality of lives of the country's citizens. Many communities across the country benefited from the programme. However, concerns regarding the quality of low-cost housing produced through this programme have been raised. The programme has produced low-cost housing with many structural defects such as gaping wall cracks, roof leaks, unstable roof, water penetration and seepage. To protect the beneficiaries of low-cost housing against the inferior workmanship, unsuitable material and inappropriate construction methods, building standards and regulations have been introduced. The low-cost housing inspectors have been given power to enforce and ensure that the building standards and regulations are followed and met by low-cost housing contractors. Regardless of the measures, the programme still produces low-cost housing built with many structural problems. Hence, the researcher has conducted a research to assess the effectiveness and adequateness that inspection process contributes to quality assurance in low-cost housing construction projects in the Metropole. The findings of the research provided an overall low-cost housing inspectors' experience in the construction industry, education, training, knowledge, roles and responsibilities and the perception of the low-cost housing inspectors on the current housing inspection. The primary conclusion of this research suggest that the low-cost housing inspectors lack training in housing inspection, are not aware of their roles and responsibilities and lack knowledge in building standards and regulations. This resulted to failure to enforce and ensure that the contractors comply with building standards and regulations during the low-cost housing construction projects in the Metropole. The primary recommendations are to establish a standard continuous training and education for low-cost housing inspectors. Provide courses and training to improve the level of knowledge of building standards and regulations by low-cost housing inspectors and review the roles and responsibilities of low-cost housing inspectors and establish awareness of them among the affected parties.

In the real experience of a space, light and space are inseparable. Light describes the space, it’s shape and structure, as well as the space and its material tells about the nature of light. As described in Christian Norberg-Schulz’s work on housing, it is the architecture that makes the residence something more than the satisfaction of a practical need. According to Peter Zumthor, there is an interplay between sensory experiences, imagination and memory to create a certain atmosphere, and that we can quickly determine if the experienced atmosphere is something we like or not. But what exactly is this atmosphere?  The aim of this thesis is to investigate what soul and atmosphere in domestic Swedish housing is consisting of, and if it can be measured or concretized. Based on previous literature research a study with two apartments from different periods of time were carried out. Observations, calculations, as well as questionnaires were made to try and find a connection between the comprehensible and the immeasurable, the atmosphere in a space.

The first essay argues that the negative influences of parks and historic districts, if not noticed, could promote negative externalities and unincentivized investments. I find a negative impact on housing values for a close proximity to a park, suggesting disamenities in park features. When the boundary discontinuity and park amenities are considered, I find a positive valuation for a park. Overall, these results imply a mixed influence of parks on homeowners. From the historic district standpoint, I find a positive valuation of the local historic districts over the surrounding neighborhoods. The latter findings indicate that the benefits of locally designated areas outweigh the negative impacts. The second essay researches a probable lead risk in the water supply on the residential market. I argue strongly for the possibility of hidden-type information relative to lead in water supplies. I find that the influence of lead risk in their water supply is not statistically significant. The test for asymmetric information validates the expectation that homes in the relatively high lead-risk neighborhoods might not be informed of the level of lead-risk in their water supply.

Abstract:
The purpose of this research was to investigate the housing satisfaction of rural, self-help homeowners with respect to the interior of their houses. This research surveyed households' satisfaction with respect to housing quality and residential space plan design. Aspects of housing quality included: durability and maintenance of interior building materials; appliances (range, heating and cooling units); plumbing and electrical; and furnishings (cabinet, flooring, countertops). Aspects of residential space plan design included: storage areas, size of areas, and location of rooms and features. The sample for this research included 303 homeowners who built their homes through the Community Housing Improvement Program's (CHIP) Rural Self-Help Program between years the 1991 and 1997. These households came from the California counties of Butte, Glenn, and Shasta. Elements from the mail and drop off survey methods were used; 121 respondents returned the survey. This yielded a 40% return rate. The data were analyzed using descriptive statistics (frequencies, percentages and means), chi-square, one-way ANOVA, independent samples t-test, and regression analyses. The mean age of respondents was 38 years and 78% were Hispanic. Of those who completed the survey, 57% of the respondents were female and 42% were male. The findings revealed that the respondents were moderately satisfied with the interior of their houses with respect to storage areas, size of rooms, location and features, and housing quality. There was overall satisfaction with the interiors of their houses. Analysis of all of the characteristics researched showed that respondents' overall opinion of housing quality, size of area, and storage area aspects were more important indicators of overall housing satisfaction than their overall opinion of location of rooms and features. Further analysis revealed that the location of the subdivisions, number of bedrooms, number of bathrooms, and demographic characteristics of the respondents were not a significant determinate of overall housing satisfaction. With respect to skills learned during the self-help training process and the respondents' completion of their own alterations and modifications, both skills learned and the performance of alterations and modifications were correlated with overall housing satisfaction. For respondents who completed simple and/or inexpensive improvements, the ability to complete the improvements was influenced in whole or in part by the training they received in the self-help training process. Furthermore, the respondents who completed alterations or modifications were no more likely to be satisfied with the interiors of their houses than those respondents who performed no alterations or modifications. Based upon the findings from this research, recommendations for both design of CHIP's future Rural Self-Help Housing developments and recommendations for policy development were formulated.

The Reconstruction Development Programme (RDP) housing program was instituted to provide South Africans with quality housing that meet their basic needs. For people, fortunate enough to receive RDP houses, numerous complaints were raised. With government's focus on quantitative housing delivery, there have been qualitative shortcomings and the perceptions are that the constructed houses are of very low quality and do not meet the needs of the occupants. Consequently, the quality of housing constitutes the physical condition of housing as well the perceptions of occupants. However, since perceptions of housing quality are context specific and differs from one person to the other and across cities/countries, what therefore constitutes as housing quality is highly subjective. Also, despite the increased discussion on the quality of housing and people's perception of it, most empirical research on housing has been undertaken in the larger metro areas while there is not much focus on housing in small towns. The purpose of this the study was to explore the perceptions of RDP beneficiaries on the housing quality in the small community of Nollothville, Northern Cape. Since housing is important as it satisfies many different human needs, a case study approach was adopted and Abraham Maslow's hierarchy of needs was used as a theoretical framework to guide this study. Research conducted in Nollothville reveals that the RDP houses especially the first phase of the RDP houses are of sub-standard quality. Both primary and secondary resources were used to obtain data. The study used a semi-structured interview guide as a data collection tool while the questionnaire was used to solicit the magnitude of RDP beneficiaries' perceptions of the RDP houses and, lastly, observations were conducted to validate these findings. Findings revealed that although the RDP houses were well received by the recipients, many complained about the substandard quality of these houses and that the houses do meet the criteria for quality housing. The following perceptions raised by most of the study participants regarding the quality of the houses included unstable foundation, poor quality roofing; poor quality doors or no doors inside the house; cracking floors; no bath or shower, weak and poor-quality toilets. Also, since many of the houses were in such bad conditions there was a struggle to cope with the financial upkeep of the houses. Based on previous research conducted in other provinces, the study concludes the RDP houses are the of the same sub-standard quality as the houses found in the other provinces.

There is a growing recognition in the built environment for the significance of benchmarking. It is recognized as a key driver for measuring success criteria in the built environment sector. In spite of the huge application of this technique to the sector and other sectors, very little is known of it in affordable housing sub-sector and where it has been used, components of housing quality were not holistically considered. This study considers this identified deficiency in developing a benchmark for assessing affordable housing quality impact factors. As part of this study, samples of 4 affordable Housing projects were examined. Two each were originally selected from under 5 categories of ‘operational quality standards’ within United Kingdom. Samples of 10 projects were extracted from a total of 80 identified UK affordable housing projects. Investigative study was conducted on these projects showing varying impact factors and constituent parameters responsible for their quality. Identified impact criteria found on these projects were mapped against a unifying set standard and weighted with ‘relative importance index’. Adopting quality function deployment (QFD) technique, a quality matrix was developed from these quality standards groupings with their impact factors. An affordable housing quality benchmark and a relative toolkit evolved from resultant quality matrix of project case studies and questionnaire served on practitioners’ performance. Whereas the toolkit was empirically tested for reliability and construct validity, the benchmark was subjected to refinement with the use of project case study.

The topic’s relevancy is determined by the need to analyse construction and housing negotiations because this area received insufficient attention in research related to the civil engineering discipline of technological sciences in the context of the development of knowledge society. The main research objects are the negotiation process, the decision-making process, stakeholders who make decisions in the negotiation process and the micro and macrolevel environment in its entirety. Abstract:
This paper examines the relationship between the historical development of residential segregation in Black areas of Dade County and the level of housing quality in those areas. Previous literature studies the effect of hypersegregation on housing quality. Instead, this paper analyzes the nature of each Black community and the social process by which they became segregated in contrast with only hypersegregation being considered. Data were drawn from the 1990 Census of Housing and Population at the block group level for Dade County. Two indicators for housing quality were considered: crowding and rent. Six categories for Black areas in Dade County and one residual category were developed for the analysis. Regression's results show that the effect of each community on housing quality varies. For example, overcrowding goes down in first-ghetto areas when compared to second-ghetto areas, although the percentage of Blacks in both communities is about the same.

This research investigates the significant factors related to affordable housing projects in Bali: cultural appropriateness, developer’s constraints, and dwellers involvement. Data was collected through observations, questionnaires, interviews, focus group discussions and then analyzed qualitatively as basis of discussion and conclusions. The research shows that housing projects are not culturally acceptable. Most constraints of developers are high costs of building materials and labor.
