ABSTRACT In the green building industry there is an implicit understanding that the use of a green building rating tool will attract additional capital cost. This phenomenon has been well studied in commercial buildings, with mixed results, but has received little focus in the residential, single family context. In New Zealand the local green building council advises the market that they have reduced the time and cost to implement their green building rating tool, Homestar, through modifications to version 4 of the rating tool, which include the use of a new 6-Homestar checklist. This research investigates this claim using a comparative cost methodology to determine the potential additional capital cost commitment that would be required to achieve a 6-Homestar certification, utilising ten standalone and terraced house designs from the Hobsonville Point development in Auckland, NZ. This research determines that there is an additional cost to achieve 6-Homestar of 3–5%. This is nearly double compared to previous research into Homestar and also finds that, for the houses reviewed, the use of the 6-Homestar checklist is less cost effective than other options. Therefore, in this instance the advice and guidance of the green building council is erroneous and misleading to the market.

Abstract:
Increasing the number of tourists to Harapan Island in the Kepulauan Seribu triggers an increase in the number of homestays. But there are still many homestays that do not meet operational standards. The purpose of empowerment is to increase the capability of homestay owners in meeting business standards. The analytical method used is a method of self reflection. The participants are guided by the facilitators for self-reflection on the homestay and its management. Most homestays have two rooms. Most homestays are separate from where the owner lives, only a few offer homestays with the owner. Most homestays do not have signage, do not provide kitchen facilities for guests, and have no complaint records. The majority of homestay owners have not yet attended homestay and ‘sapta pesona’ training. The interaction between homestay owners and guests is relatively low because most guests book rooms through travel agents. Therefore, most homestay owners do not record guest identity. Most homestay owners also do not have a special room for administrative activities, and do not do regular guest and financial administration activities. The capabilities of homestay owners in meeting business standards vary so that empowerment activities are strongly recommended.

Abstract:
This study aims to clarify regulations used among each type of registered and unregistered Malaysian homestays and to reveal issues arose regarding the implemented regulations. Selected homestays that are established by the government organizations and individuals were investigated to carry out the comparison on each homestay. Host families and persons in charge of the Ministry of Tourism, Arts and Culture (MOTAC), the Ministry of Agriculture (MOA), and the Ministry of Rural and Regional Development (MRRD) were also interviewed. Findings showed that there is only one guideline used for all types of homestays in Malaysia, which is the Malaysia Homestay Registration Guideline, established by MOTAC. MOTAC has also been selected as a leader of homestays in the Southeast Asian countries by the ASEAN Secretariat; therefore, the ASEAN Homestay Standard is also being referred. However, the implementation of this guideline and standard among other homestays unregistered with MOTAC (homestays established by MOA, MRRD, and individuals) is not compulsory, although encouraged, where they may receive equal benefits in term of facilities and promotion. Some issues arose due to the tax regulated by the local authorities, failure on homestays to be registered with MOTAC, and abandoned homestays. This study recommended that the Malaysia Homestay Registration Guideline to be standardized and regulated to all types of homestays, including individuals and unregistered homestays in Malaysia. This is important in order to reduce issues arose involving the homestay industry, providing safety and comfort to the tourists and, to help to develop rural income among host families and the rural community themselves.Keywords: Rural tourism, homestay, regulation, management, operation

Purpose The purpose of this paper is to analyse the potential of “homestays” and also observe the trends related to this emerging concept in India. This paper also discusses various challenges faced by the owners of homestays. Design/methodology/approach This paper is based on an exploratory study that sought to collect factual data about the present scenario and the emerging trends related to homestays. A qualitative case study method was used to analyse the actual practices followed by stakeholders. This paper expresses the viewpoint of the authors on the augmented demand for homestay supported by secondary data published in several academic papers and reports published by various government departments. The author interviewed a number of homestay owners to obtain a first-hand perspective. Findings This paper brings to light the rising trend toward homestays, the benefits of homestay tourism from the perspective of homestay stakeholders (both tourists and owners) and the impact on economic, social and cultural life, as a result of growth in the homestay concept. Originality/value The current level of discussion about homestays is limited, as there are relatively few prior studies reported in the literature.

Abstract:
This systematic literature review is designed to evaluate the current state of knowledge in rural homestays and tourism academic literature. With reference to the Preferred Reporting Items for Systematic Reviews and Meta-Analyses (PRISMA) flowchart, we reviewed 94 studies published in the selected journals from January 1, 2010, to December 31, 2020. Our review explores how sustainable rural homestays have been previously researched in terms of the context, topic, sample, method, geographical location, and theoretical framework. The review provides insights on sustainability and rural homestay tourism from the perspective of co-occurrence beside highlighting the valuable content addressed by authors and suggesting future research directions. In a sustainable rural tourism context, only 51% of the reviewed studies had considered homestay as the core and independent area of inquiry. This review notes an increasing number of researchers from developing countries are working on community-based rural homestays, especially in the Asia-Pacific region. Unfortunately, important topics—like homestay branding, homestay and entrepreneurship, homestays and information and communication technology (ICT) competency, homestay operator’s training and development about sustainability—are rarely addressed in the existing literature.

Purpose Rural homestays have emerged as an interesting option for tourists. This study aims to assess the role of destination attractiveness factors and travel motivations in homestay choice. The moderating role of need for uniqueness towards enhancing these relationships is also examined. Design/methodology/approach A survey of 201 Indian tourists who had visited rural homestays in the Uttarakhand state of India was conducted. Data were analyzed using SPSS and WarpPLS, based on structural equation modelling approach. Findings Results indicate that two destination attractiveness factors – (a) cultural and rural attractions and (b) destination location and transportation – have a significant association with rural homestay choice. Further, need for uniqueness enhances the relationship between natural attractions and choosing rural homestays. Originality/value Although there are several studies on rural homestays, there is scant research on the factors influencing the choice of rural homestays from a tourists’ perspective. Besides, studies on rural homestay tourism have not assessed the role of need for uniqueness in influencing such choices. The implications of the study for destination marketers, homestay operators and owners are discussed which would hopefully aid in attracting discerning tourists to the rural homestays to such regions.

Given the high importance of the performance of rural homestays to the local economy, this study aims to fill the gap in homestay performance research and make rural homestays more competitive and sustainable after the coronavirus disease epidemic (COVID-19). Integrating a consistent linguistic fuzzy preference relations-based analytic network process (CLFPR-based ANP) and a fuzzy technique for order performance by similarity to ideal solution (TOPSIS), this study constructs a comprehensive evaluation model of the performance of rural homestays and empirically analyzes homestay performance in Zhejiang. The results show the following: (1) Among the criteria’s weights by CLFPR-based ANP, homestay operation and management, service quality, and homestay geist and community co-prosperity should be given much more attention; the importance of factors regarding the environment and building of rural homestays is gradually weakening. (2) In light of ranking alternatives based on performance evaluation by fuzzy TOPSIS, the homestay with the optimal performance has been found, which practitioners can use as a benchmark. Therefore, the priorities of these criteria further deepen the understanding of the performance of rural homestays and underline the development direction for practitioners. Simultaneously, in terms of feasibility and reliability, the integrated approach comprises a beneficial attempt and becomes an effective evaluation tool for practitioners to improve effectiveness.

Through this research the writer will conduct an analysis by conducting research and direct interviews with several workers, visitors, and homestay businesses in Toba Samosir Regency. Where this research uses descriptive methods, the results of this study are that the development of homestays can increase the level of visits, where the homestay here as one of the facilities that is more flexible and affordable.

Le tourisme homestay, est un thème de recherche émergent, en particulier au Vietnam où il est à la mode actuellement, et est, de ce fait, souvent cité par des médias locaux, par des administrations locales ou choisi comme sujet de recherche par les étudiants. Le homestay est aussi un choix d’activité économique pour des jeunes non seulement dans les grandes villes mais aussi en zone rurale, plus particulièrement dans la province de Vinh Long du delta du Mékong, où le homestay est considéré comme un des produits touristiques originaux de la région. Il est notamment reconnu par les autorités de la province de Vinh Long comme un produit touristique essentiel dans le but de faire du tourisme un secteur économique et culturel important à long terme et de contribuer au programme de la nouvelle ruralité (« nông thôn mới »). Au cours des dernières années, certaines études se sont intéressées aux contributions économiques des homestays du delta du Mékong. Nous avons choisi d’étudier le homestay en adoptant une perspective multidimensionnelle. La question capitale pour nous est celle-ci : peut-on considérer le développement des homestays comme un outil de développement humain sous l’angle de l’économie, du social, de la culture et de l’environnement ? Autrement dit, est-ce qu’il permet aux entrepreneurs ou gérants de homestays ainsi qu’aux habitants d’élargir leurs capabilités. De ce point vue, l’approche par les capabilités de l’économiste Amartya Sen (Sen 2000) permet de porter un regard neuf quant aux objectifs et au devenir du homestay.Notre objectif central dans cette thèse est d’examiner les relations entre l’approche par les capabilités et l’entrepreneur homestay et le développement humain dans le contexte rural du Vietnam. Pour mener à bien ce travail, l’approche qualitative a été mobilisée, y compris la recherche bibliographique, l’observation, l’observation participante, les entretiens semi-directifs auprès de 24 acteurs clés (6 autorités locales, 1 responsable d’une compagnie touristique locale, 16 habitants, 1 formateur touristique) et la méthode du récit de vie auprès de 15 entrepreneurs et gérants de homestay. Ces méthodes sont complémentaires même si le récit de vie joue un rôle central.Fort de ce travail, les résultats obtenus montrent que le développement du homestay apporte des effets positifs sur la vie des entrepreneurs, des gérants homestays et leur famille sous le regard du développement humain. Plus spécifiquement, le développement du homestay permet aux entrepreneur, gérants de homestay et leur famille d’avoir plus de moyens afin d’avoir une bonne santé, d’acquérir du savoir et d’avoir accès aux ressources nécessaires pour jouir d’un niveau de vie convenable. La présence des homestay a des effets positifs pour les habitants de cette île en termes d’économie, de social, de culture et d’environnement. Pourtant, le tourisme homestay n’est pas une baguette magique capable d’apporter toutes les solutions, il a aussi des impacts négatifs, notamment socio-culturels.Afin de rendre le développement du tourisme homestay de l’île d’An Binh plus pertinent, notre proposition prioritaire réside en la mise en œuvre de différentes solutions (la diversité des activités touristiques, l’attention à l’authenticité, l’orientation vers les touristes domestiques). Plus important, il est nécessaire de viser à accroître l’agencéité des habitants pour qu’ils puissent élargir leurs opportunités dans différentes dimensions de la vie. Ces solutions supposent une coopération fiable entre habitants, acteurs privés et acteurs publics impliqués dans la sphère d’entrepreneuriat du tourisme homestay
Homestay tourism is an emerging research theme, especially in Vietnam, where it is fashionable nowadays, and is therefore often cited by local media, by local governments or as a research topic by students. Homestay is also a choice of economic activity for young people not only in big cities but also in rural areas, especially in Vinh Long province, located in the Mekong Delta, where homestay is considered as one of the most original tourist products. It is recognized by the authorities of Vinh Long province as an essential tourist product aimed at making tourism an important economic and cultural sector in the long term and contributing to the program of new rurality ("nông thôn mới"). In recent years, some studies have focused on the economic contributions of homestay in the Mekong Delta. We decided to conduct a study on homestay from a multi-dimensional perspective. The main research question is, “Is the development of homestay considered as a tool for human development from socio-economic, cultural and environmental perspectives?” In other words, does homestay allow homestay businessmen or homestay managers as well as inhabitants to expand their capabilities? From such points of view, the capability approach of the economist Amartya Sen (Sen 2000) provides a fresh perspective on the goals and future of homestay.The primary objective of this thesis is to examine the relationship between the capability approach, the homestay businessmen, and human development in the rural context of Vietnam. To carry out this research, the qualitative approach was employed, including bibliographic research, observation, participant observation, semi-structured interviews with 24 key participants-cum-stakeholders (six local authorities, one person in charge of local tourist company, 16 local inhabitants, and one tourist trainer), and the life history method with 15 homestay businessmen and homestay managers. These methods are complementary to each other with the life history method playing a pivotal role.The results of this thesis show that the development of homestay brings positive effects on the lives of homestay businessmen, homestay managers and their families in the respect of human development. More specifically, the development of the homestay allows those stakeholders to have more means to gain good health and knowledge, thus having access to important resources to pursue their rising living standards. Homestay has positive effects on the An Binh island’s inhabitants socio-economically, culturally, and environmentally. However, homestay tourism is not a magic wand capable of providing all solutions, which means it also has negative impacts, particularly socio-cultural ones.In order to make the development of homestay tourism more efficient on An Binh Island, the top priority is the implementation of different solutions such as the diversification of tourist activities, attention to authenticity, and orientation towards domestic tourists. More importantly, it is essential to enhance the agency of the inhabitants so that they can expand their opportunities in different dimensions of life. These solutions require effective cooperation between inhabitants, and private and public sectors involved in the sphere of entrepreneurship of homestay tourism

Language students studying abroad are presented with multiple housing options. Living with a host family in a homestay is widely believed to be the most beneficial option. However, little research has been done as to how students' beliefs about homestays may affect their choice of housing. In this study, 116 language students completed the Student Beliefs About Homestays Questionnaire. Quantitative and qualitative data analyses indicated that students value homestays not only for the opportunity for language acquisition, but also for the inside look at the family life and culture of the host country and for the support a family setting provides. Student beliefs about negative aspects of homestays (such as the possibility of being placed with a bad family) and the role of the homestay placement program were also investigated; several practical implications were drawn for staff in homestay placement programs and language institutions that may improve the homestay experience.

Home, the most significant thing in man's life, still experiences various changes within the society of which it is a part. Realising this, the thesis sets out to understand home and the changes it undergoes when it is commercialised as 'homestay', a tourist lodging in a private home. It achieves this by investigating three homestay villages in Northern Thailand, in tenus of activities, space use and objects; social interaction; and meanings of home. Taking a qualitative approach, it integrates methods from the anthropological and architectural disciplines to explore these categories and synthesise their interrelationships, thereby deriving the conclusions and implications. The contribution of lmowledge includes: 1) exploration of the interrelationships between space, social interaction, and meanings in the home environment; . .2) the theoretical discussion of homestay relating to the context of home, home commercialisation, tourism and hospitality, and vernacular traditions and; 3) an integrative research model for studying physical, social and cultural relationships, which deepens and widens ways of seeing and understanding relationships between people, place and ideas. The strength of this thesis is the interdisciplinary study bridging three disciplines: architecture, anthropology and tourism. The thesis shows the centrality of spatio-social analysis of domestic space, as defined by local actors themselves, to understanding the process and impacts of homestay development, thus providing strong empirical basis of . socio-cultural processes. The work documents by text and graphics the cycle of rural life along with that of tourism, the researcher's experiences as a guest inside homestay villages and houses, and the changes in the case study villages being vulnerable to the impacts of rural tourism. It demonstrates the explanatory potential of anthropology and architecture combined while paying ~ttention to the dimension of tourism and vernacular traditions. The empirical findings have shown that homestay is a national tourism policy brought to rural villages which aims to develop social and economic aspects of rural villages and regions. From all three case studies, though there are social and cultural distinctions, strong relationships were found between the spatial characteristics of rural houses and the social interactions produced in them. The characteristics of the space and the hospitality of the people ease the establishment and implementation of homestay and, it is the meaning of home, perceived by the inhabitants, that allows the use of a rural home for economic purposes. Identification of these findings leads to an understanding of why the home is commercialised as homestay for the economic well-being of the family, what happens inside heime and how homestay inhabitants cope with their lives along with commercialisation. The thesisconcltides by emphasiSing the need to assess, reconsider, clarify and redefine the terms, concepts, practices and controls of homestay in Northern Thailand. Further research. is needed to fill gaps in 'lmowledge and answer questions about homestay practices i~ Northern Thailand and international conteh'ts. The· thesis emphasises the need for interdisciplinary study of the dialectic relationship between people, place and' ideas in the diversified context of change, not only in the fields being studied herein but in other fields that seekmulti-dimensional understandings ofthe environment.

When tourism is growing fast it is important to develop it in a sustainable way which benefits the communities involved as much as possible. Homestay tourism can benefit local communities such as mass tourism has been widely criticized for failing to do. Homestay has shown to be successful as a tool for building sustainable tourism and contributing to locals involved in other countries. The concept has given hosts an opportunity to gain from their local resources. This gives the resources importance thereby locals preserve them. Although, there is a lack of studies on how the homestay concept can contribute to sustainable tourism development and how the concept is implemented in the Philippines. The aim with the research is to explore impacts of the homestay concept in sustainable tourism development through following perspectives: assess the social and economic impacts of having a homestay, identify motivational factors behind local peoples' decisions to put up a homestay, explore further ways of developing homestays in a developing country with focus on the central part of The Philippines. In the research, several challanges for implementing the homestay concept in a sustainable way have been identified and given suggestions on. The biggest challenge identified is that hosts do not have the skills and knowledge for the purpose of the homestay concept. The study argue that this challenge could be overcome by host-training to a large extent. This host-training should preferably be facilitated by the government, which in the Philippines has internal challenges such as reversed hierarchy and low commitment to overcome before being able to facilitate the homestays for a more sustainable tourism development.

Homestays have become a sustainable accommodation option in the tourism industry. With roots in the ancient period, the revival of homestays brings an eco-friendly alternative to visitors and the local community. The agglomeration of the fringed existence of this business will result in a more significant profit and focused policymaking opportunity for governmental and non-governmental organizations. The observations in the study indicated a need for analysis of homestay clusters. This study systematically reviews the existing literature aiming to provide specifications needed for management of homestay clusters in India. This chapter identifies guidelines and has indicated external and internal determinants for an organized homestay business. The factors in the formation of agglomeration are an integrated effort driven by local community participation and appropriate government intervention for regional sustainable growth and development.

Community-Based Tourism (CBT) is an approach to tourism presumed to achieve the sustainable development goals (SDGs), especially involved on SDG1-No Poverty and SDG11-Sustainable Cities and Communities. In rural communities, homestays are essential CBT component that have made many contributions to the local economy and quality of life. The Malaysia Homestay Programme (MHP) has received special attention from the government due to its potential to enhance local communities’ livelihoods and economic sustainability. This study assesses factors that measure the successful performance of communitybased tourism on the MHP. Homestay programmes are a form of community tourism, in which the host (operator) provides family-friendly stay facilities for rent to tourists, thus generating additional income for the family. Based on the previous studies, the homestay operators faced the following external challenges such as village landscape, inefficient networking, lack of cooperation and commitment from homestay operators, exploitation of external parties, as well as ineffective promotional and marketing activities. These challenges must be resolved effectively to sustain the MHPs forward momentum. Essentially, the experiences of hosts (homestay operators) in dealing with the above mentioned challenges should be sought and empirically documented for future policy-making activities by the development agencies and the society. The national economy is bound to progress with escalating arrivals of tourists if effective strategies are devised by the stakeholders in resolving the problems faced by the homestay operators. Prior studies have listed the critical factors that dictated the success or failure of CBT programmes from the stance of CBT managers and experts. Nonetheless, insights from the local community pertaining to the success of CBT have been largely ignored despite their significance. A case study approach was adopted in this research paper with a qualitative methodology. Data was collected from 17 key informants in 11 MHPs. A structured and in-depth interview was the primary data collection technique, used together with photos, note-taking, and sound recordings. From the interview analysis, 12 criteria were identified as most of the respondents had mentioned those criteria as success factors for MHPs. The findings also revealed 7 very important dimensions for MHP to receive high numbers of visitors which are: effective marketing and promotional strategies, maintained facilities and utilities, uniqueness and quality products/packages design, community engagement and support, collaboration and networking, leadership, and recognition, as well as previous awards. The new dimensions on homestay development identified in this study are recognition and previous awards, entrepreneurship and uniqueness of product and package design. The study outcomes signify that most of the respondents claimed that the MHP success is dictated by the quantity of tourists. This is because; the volume of tourists generates additional income to those involved in the MHP. However, there are other dimensions that should be weighed in by homestay operators to ensure that their homestays can succeed and survive for a longer period and can be contribute to SDG1 and SDG11.
