In the past, international real estate investment has consisted of direct equity investment in foreign countries. Such investments have traditionally been considered to provide diversification benefits given that it was assumed that such properties were affected predominately by their respective domestic economies. Of course another benefit of international investment is the ability to seek out the best risk adjusted returns, wherever they may be. Due to the recent globalization and securitization trends, today investors are finding that they have another investment option, international real estate public markets. This thesis addresses several of the issues related to the emergence of these markets in four countries: Germany, Australia, France, and Japan. For each of these countries extensive data was obtained for both the private and public markets in order to statistically examine various related relationships. Specifically, this thesis attempts to find answers to the three following questions: 1. Are GDP, rents, private, and public prices following a random walk or a trend-reverting pattern? 2. How does the local economy affect the real estate markets? 3. How do the public and private real estate markets relate with each other? It is important to note that the purpose of this thesis was to systematically examine the data, and then to present the results. An in-depth analysis of the results was not the intent. For Question one it was found that the majority of the public prices were random whereas the results for rents and private prices were predominately persistent. Also, an absence of any significant trends was found for the real estate data. These results would tend to indicate that for all of the countries studied the public market was much more volatile, and presumably efficient, than the private market. Question two related directly to the issue of diversification. A significant contemporaneous relationship was found to exist between GDP and the private market. And an even stronger contemporaneous linkage between GDP and public prices was also found. It was thus concluded that shifting from direct investment to public market investment would not likely increase diversification benefits. The results for Question three indicated a strong contemporaneous relationship between rents and private prices. The lagged relationships for the rents-public was found to be stronger than the contemporaneous in all the cases. The results for the private-public relationship were not consistent. For all the countries, except Germany public prices were found to lead private prices.

ENGLISH ABSTRACT: Since 1989 an increasing number of countries have introduced inflation targeting as a monetary policy and many of them have achieved great success. This apparent success has led some to speculate that inflation targets might also be desirable for countries at somewhat lower stages of economic development, including South Africa. The idea of an inflation target for South Africa has, in fact drawn growing support as a practical response to the increasing difficulty of monetary targeting with a liberalised capital account and was implemented in the country on 23 February 2000. Inflation targeting makes the exchange rate less flexible in response to foreign shocks and thus lessens the automatic stabilisation provided by flexible exchange rates. There is some argument to suggest that South Africa may not be a good candidate for an inflation target relative to other countries that have introduced similar policies because of the relative importance of foreign shocks and the weak linkage between monetary policy and inflation. The study of both developing iand developed countries and also countries with and without explicit inflation targeting policies has shown that there is no evidence to substantiate that South Africa should have less success at curtailing inflation through the adoption of inflation targeting. The study explores the economic history and tradition of each of the evaluated countries, namely Australia, Chile, Germany, New Zealand, South Africa and the United States of America, with specific reference to the history and cause of inflation. It is summarised for each individual country based on the policy or approach that the country has adopted and the apparent success thereof.
AFRIKAANSE OPSOMMING: Vanaf 1989 het al hoe meer lande inflasie mikpunte as deel van hul monetêre beleid ingestel en baie van hulle het groot sukses behaal. Hierdie klaarblyklike sukses het ander daarnatoe gelei om te glo dat inflasieteikens ook van belang in minder ontwikkelde lande, Suid- Afrika ingesluit, mag wees. Die konsep van inflasiemikpunte het inteendeel positiewe reaksie uitgelok as 'n potensiële antwoord op toenemende moeilike valute teikens en is in Suid- Afrika vanaf 23 Februarie 2000 toegepas. Inflasieteikens veroorsaak dat wisselkoerse weens buitelandse ekonomiese skokke minder buigbaar is, dit verlaag dus die outomatiese stabiliteit wat buigbare wisselkoerse voorsien. Daar word gesê dat Suid- Afrika, in vergelyking met ander lande, wat die beleid alreeds toegepas het, nie 'n goeie kandidaat is vir inflasieteikens is nie weens die belangrikheid van buitelandse skokke en die swak koppeling tussen monetêre beleid en inflasie. Hierdie studie, wat beide ontwikkelde en ontwikkelende lande, met of sonder formele inflasieteikens, ondersoek, dui aan dat daar geen bewys is dat Suid- Afrika minder sukses kan behaal deur die toepasssing van formele inflasieteikens nie. Die studie is gemik daarop om die ekonomiese geskiedenis en tradisie van elk van die bespreekte lande, naamlik, Australië, Chile, Duitsland, Nieu- Seeland, Suid- Afrika en die VSA te ondersoek, met spesifieke verwysing na die geskiedenis en oorsaak van inflasie in daardie lande. Elke land word volgens die beleid of benadering wat toegepas is, en die klaarblyklikr sukses daarvan, opgesom.

Full textThe main topic of this research forms a survey upon the Anglo-German colonial rivalries in thec Dark Continent during the interwar period. Our research takes East and South Africa as concrete examples reflecting the Anglo-German colonial antagonism. The novelty of the analysis lies in the fact of binding the aspects of Anglo-German colonial rivalries to the framework of the European scramble for Africa and tue partition of ils colonies. During the interwar period. Tue terntories extending ivithout a break south of the Sahara were the scene of international political struggies and rivairies. The crucial problematic questions of this research concern the consequences of imperial rivalries between two European powers, Great Britain and Germany. In a period of great economic and political troubles resulting from the First World War. In a sense. The German colonial claims of the interwar period and the British response to them may be seen as the continuation of Anglo German colonial rivalry. This study tries to reveal the polilical. Economic and strategic considerations of these paradoxical diplomatic relationships. How can we interpret the option of resohing colonial rivalry by the appeasement policy of the thirties ? The answers to those questions would be useful to understand to which extent the debate over colonial revision influenced many of the assumptions held in Britain and Germany about the future of Africa, and of colonial rule in general. Thus illuminating differences and parallels between British and German thinkings on these matters

Full textLa mobilitat internacional dels serveis educatives, comunament coneguda com l'educació superior transnacional (TNHE), representa un aspecte important de la internacionalització de l'educació superior. La seva relació amb la mobilitat dels estudiants d'educació superior i graduats ha despertat interès entre acadèmics de diferents disciplines. L'evidència empírica és però escassa. Aquesta tesi proporciona tres estudis empírics sobre aquesta qüestió. Els resultats indiquen que la TNHE no està substituint la mobilitat d'estudiants i suggereixen que la provisió de TNHE pot constituir una bona estratègia per els països desenvolupats per atreure més immigrants qualificats i estudiants. Els resultats impliquen igualment que els països en desenvolupament, que obren el seu mercat educatiu als proveïdors estrangers, han de prestar atenció a aquest tipus de possibles conseqüències. Una gamma d'altres resultats contribueixen a una comprensió més profunda i matisada del fenomen de la TNHE. Si proporciona també una sèrie de pistes i reflexions per a futures investigacions.

Full textEach country’s distinctive social and pedagogical factors, such as language policy, attitudes towards languages and pedagogical tradition were taken into account.
The research was conducted at universities in Kyiv, Kharkiv and Lviv (Ukraine) and Melbourne (Australia). A combination of quantitative and qualitative methods was adopted which included student and teacher questionnaires, interviews, classroom observations and study of departmental programs and policy documents. In general terms, it was revealed that: Substantial differences exist in areas such as curriculum, teaching methods and approaches, content and student motivation for studying German. Although education systems in Australia and Ukraine are different, learners in both countries have similar aims and expectations from their language course, and their perceptions of a good language course are also similar. Students in both countries expressed an urgent need for an increase in the communicative component and greater exposure to practical, up-to-date lexical and grammar material in order to be able to communicate effectively. In Australia there is a mismatch between the course objectives and content outlined in the program and what is really taught in the class In Ukraine, a shift has occurred towards more practice-oriented and integrated language learning/teaching; however there is a great need for the creation of better conditions for acquisition of communicative skills and up-to-date vocabulary.
