El ajetreado ritmo de vida de los jóvenes profesionales chilenos, producto de las exigencias del entorno y la competitividad, han hecho que cada vez el tiempo sea un recurso más escaso y a la vez valioso. Por su parte la tendencia nacional hacia una alimentación saludable, el deporte y el cuidado personal han cambiado los hábitos de consumo y comportamiento de cada uno de nosotros1 En este contexto propiciado por un aumento sostenido en PIB per cápita2 detectamos la oportunidad de poner a disposición de los clientes FasTea Shop Santiago, un modelo de negocio que escapa a la atención tradicional de una tetería. Nuestra oferta es una amplia variedad de té, distintos sabores, en formatos frio y caliente para beber en cualquier época del año. Preparados de manera más rápida que el promedio de las teterías, para servir o llevar en envases atractivos y funcionales. Atención amable y centrada en el cliente. FasTea resuelve la necesidad de beber té de calidad durante todo el año, sin perder tiempo. La clave del éxito de nuestro negocio se basa en tres pilares fundamentales, la ubicación estratégica de nuestro local y principal canal de venta y distribución, ubicado en la zona oriente de Santiago en un barrio oficinista por excelencia con gran afluencia de ejecutivos, la calidad de nuestro té y la rapidez en atención, preparación y entrega de nuestros productos con fuerte orientación al cliente. En síntesis FasTea le cambia el sentido al consumo tradicional de té en teterías, acercando a las personas a un consumo express, sin dejar de lado la calidad. FasTea se encuentra en etapa de creación, sus fundadores Elena Sansivirini Cantor y Alejandro Fuenzalida Tejos, ambos ingenieros con más de 7 años de experiencia laboral en la Industria Financiera y de Telecomunicaciones, comparten la pasión por la vida saludable y el deporte, por esta razón apuestan a que el proyecto será beneficioso para quien desee financiarlo. El objetivo inmediato es instalar el primer FasTea en la comuna de Las Condes, a la altura de Manquehue. Para lo cual es necesario invertir MM$9.3 que financiaran gastos operacionales como arriendo, sueldos, activos fijos, mobiliario y otros gastos como el diseño interno de nuestro local FasTea. Determinamos que tanto la inversión inicial del proyecto como capital de trabajo de nuestro primer local de FasTea Las Condes la realizaremos en un 100% con fondos propios por un valor de $ 9.363.224. El punto de equilibrio estimado en Las Condes es de 32.180 unidades de té anuales, a un precio promedio de $1.686 la unidad (500 ml). Consideramos un crecimiento de los ingresos de 5% anual, con costos variables proporcionales y un incremento de 2% en los gastos operacionales, tomando en cuenta futuros incrementos de salario, inflación, bonos, entre otros factores. Con estos supuestos obtenemos un margen de ventas de 81% y una utilidad neta promedio de 17% sobre las ventas durante los 5 años siguientes. El VAN obtenido es $36.098.677, lo que significa que el proyecto generará beneficio después del retorno del capital invertido en el proyecto, lo que se alcanzará al término del primer año de funcionamiento. La TIR es 119%, una vez descontados los flujos, y la tasa de descuento usada para nuestro proyecto es del 13,61%. Puesto que la inversión inicial se recupera al primer año, en el mediano plazo se espera crecer bajo el mismo modelo, abriendo un nuevo local en Providencia para lo cual se estima una inversión similar dependiendo el tamaño del local. Dado los plazos evaluados se requieren 8 semanas a partir de la decisión de inversión para implementar el negocio e inaugurar el primer FasTea Shop Santiago.

Abstract:
The proposed leisure center building Rowing Club bellows is located in southern part of the Brněnské přehrady between section Rakovec and Kozí horka. The building stands on existing club Lodní sporty Brno in the parcel čp. 1236. The idea of building is a ship sailing on the mainland, whose sails it look like waves. Student accommodation is designed to the second, third and fourth floor. Restaurant and administrative facilities connected to the terrace is designed in the basement. In the first underground floors are designed locker rooms, athletic facilities, kitchen and in the second underground floors is designed rowing pools and rowing boatyards connected to the ground. On the eastern side is a wooden rack tribune. Roads and pavements around the building are designed with simplicity and function.

Abstract:
The diploma thesis deals with the design and elaboration process of project documentation of newly-built multi-purpose building in Sturovo. The building is designed as a three-storey building with a partial fourth storey. A footprint of the building is created by the irregular shape of the letter „L“ with an angle of 110 °. The building is roofed with a warm flat roof. The roof above the third storey is designed as a walkable flat roof divided in a green roof part and part with concrete paving. Spatial zoning of the building consists of three main spaces. There is a bookstore zone and coffee shop situated on the ground floor. The second and third floor is designed for administrative spaces. Premises of the second floor are designed as an activity-based office with open spaces. Third floor focus on closed offices. The meeting rooms, chill-out zones, break rooms with kitchenettes are available in both of them. Technical facilities and utility rooms are situated also on the ground floor. There is a room with kitchenette, storage rooms and utility rooms in the fourth ground. Public zones of building and administrative zones are accessible. The structural system of a building is designed as a cast-in-place reinforced concrete frame in a combination with a shear core. Ceilings consist of cast-in-place beam-supported reinforced concrete one-way slab. The structure is based on foundation pads and strip foundations. infill wall is made of vertically perforated blocks. Exterior walls and insulated with ventilated facades system.

Abstract:
The subject of the diploma thesis is the elaboration of the project documentation of an administrative building in the south-eastern part of Brno. The building has seven above-ground floors, of which five above-ground floors will be used as office space, one above-ground floor will be used for commercial use and gastronomy. On the last floor, there will be an elevator lift range and a technical background for air conditioning. The support system is designed as a reinforced concrete skeleton based on a reinforced concrete slab and pilots. The façade is designed as lightly ventilated with facing bricks. For this object, a single-shell roof area is selected.

The goal of this diploma thesis is to partly elaborate the project documentation of a car repair shop. The building is situated in Hranice (Přerov district) next to the industrial estates near a town part called Nová. It is a three storey building with two aboveground floors and a basement. The building is divided into two parts. The industrial part is designed as prefabricated structure and the non-industrial part is designed to be bricked in Wienerberger Porotherm system. The building is intended for maintenance and repair of racing cars. There are also the office spaces for the company's management and a room for a driving school in the building.

Abstract:
This master's thesis focuses on design and elaboration of documentation for construction of a Car Showroom. The building is divided to two functional parts. The building is to be situated on plot number 1333/21, cadastre unit: Bohunice. The building is to be located on an undeveloped plot in possesion of the investor. The parking lots are connected to a local road. All substantial infrastructures are located nearby the plot. The proposition and the design of the building have respect for both commune plan and current buildings. The documentation is elaborated with regard to the contemporary Czech legislative and standards. The project designs the building, which is divided in two functional parts: SO 01 & SO 02, both operationally and visually connected. Contructions of objects are structurally independent. The first object includes exhibition hall with capacity of 8 exhibited cars. There is also to be located the administrative part, waiting rooms for customers, facilities for employees and the warehouse. The second object includes car repair shop. There are also to be located facilities for employees of the service, workshop, room for a car handover, hand car wash and an utility room. Construction is designed as a reinforced concrete columnar structural system with prefabricated single footings, self-supporting foundation slab and reinforced concrete ceiling slab with integrated girders above first floor of the object SO 01. The roofs of the building are designed as a flat roofs and the support constructions are made of steel. Planned dimensions of autosalon are 41x18 metres. As a cladding of the first object is used the lightweight glass cladding. For masonry walls are used the 250 mm thick ceramic blocks, mineral insulation and ventilated external facade cladding with use of fiber-cement boards. Planned dimensions of car repair shop are 31x28 metres. As a cladding of the second object are used the sandwich panels with foam core made of PIR.

Abstract:
This diploma thesis gives a proposal for a new Moravian wine center in the city center of Brno. Wine center is situated on the street Hlinka, where grapevines were planted in the Middle Ages. Demarcated land is narrow and elongated sloping towards to the south and connects the Yellow hills and the Brno Exhibition Centre. The main idea of this thesis is connect these two significant locations and offer the visitor a free passage along the entire length of the complex. Also main building Moravian Wine Centre reflects this fact and it expands the space of the street stalls and forms it into overgrown "arcade". The house is opened into this space - with glazed facade of the first two floors or with transmission into the rear wing. The main building consist of the cellar, where it is located wellness, winehouse, rentable wine boxes and tasting room connected with wine production. The rest of floors are designed for wine gallery, information center, reception, shop, restaurant, conference center and hotel. There is a café with roof terrace in the last floor. It offers a magnificent view into cityscape of Brno, Brno Exhibition Centre and the Yellow slope of the hill. There is designed a pond for relaxation in the courtyard. Nearby is situated Wine Institute building with facilities for making wine. In the second half of the land are located three blocks of luxury apartments in the middle of a vineyard. A leading construction is the most striking feature of the facade that reminds bougainvillea vines with vaulted arches wine cellars and attracts at first sight.
