Abstract:

The study presents a business plan for agriculture company Výkrm Tagrea s.r.o. The plan should ideally confirm that the company's prospectus is viable and should also assist a potential strategic partner in assessing the company. The study consists of two parts. The theoretical section is divided into several chapters, which describe the structure of the prospectus, its users and the reasons for its creation. The practical section focuses on the prospectus in a company that was set up in order to enter the business of building poultry farms. It also analyzes the background of the investment, the current situation in the field and the various processes in the company. The conclusion presents evaluation of the prospectus' effectiveness, including potential risks and proposals aimed at minimizing such risks.

Abstract:

This diploma thesis is focused on designing a financial plan for the business. Theoretical framework about the financial planning in the business sphere is presented in the first part. The following part introduces the company which was chosen as an object of the thesis from the real business environment. It also deals with the financial analysis of the current state of the company. After that, the financial plan for years 2017 – 2019 is presented in both optimistic and pessimistic variants. The results are analyzed and the plan is evaluated in the last part of the thesis.

In his 2015 State of the Union Address, President Obama announced “America’s College Promise,” a plan to make community college free for all American families making less than $200,000. In this thesis, I provide an analysis of the plan and provide an evaluation of its potential impact on the education attainment gap in the United States. I also evaluate the plan’s various components and assess its potential impact on community college student enrollment, completion, and transfer to four-year universities. Lastly, I offer recommendations for improvement.

The main goal of this thesis is to determine the market value of the company, which operates in the field of advertising services. The thesis is divided into 9 parts. In the first two chapters, there is a brief profile of the company. The third part is devoted to strategic analysis, which aims to forecast sales. Evaluation of the financial health of the company is analyzed in chapter four. Other parts include division of the assets to necessary and unnecessary, value creators and financial plan of the first phase. The eighth chapter describes two methods of evaluation. First is the DCF equity, which is also a main evaluation method. Second method is the method based on market comparison - the method of sector multipliers. The final ninth chapter states resulting evaluation of the company.

The aim of my Master's Thesis is to estimate the value of the FERN company at 1st May, 2012. The thesis is divided into two main parts. The first one contains the main theoretical principles, which create a basis for the evaluation of the company. In the second part I present the company beeing evaluated. Futher I focus my attention on the strategic and financial analysis, which is the fundamental basis for the determination of the final value. The following part of my thesis includes the generators of values and the forecast of them. The financial plan is constructed coming out of those generators of values. To determine the value of the company I chose the method of discounted cash flow to the equity.

O presente trabalho visa apresentar um Plano de Negócio para a criação de uma lavandaria self-service, em São Tomé e Príncipe. Esta atividade oferece uma alternativa às donas de casa, colocando à sua disposição máquinas de elevada qualidade no domínio de lavagem e tratamento de roupas, e ao mesmo tempo, facilitar a vida dos santomenses contribuindo assim no reforço do processo de higiene da população. No plano teórico são apresentadas as noções que servirão de suporte ao desenvolvimento do plano de negócios onde são revisados conceitos relativos ao empreendedorismo, análise das envolventes empresariais (SWOT, PEST, 5 forças de Porter), estrutura do plano de negócios, planeamento de marketing, recursos humanos e planeamento financeiro. Estes conceitos teóricos, são posteriormente aplicados ao caso em estudo permitindo a elaboração do Plano de Negócios. A criação de uma lavandaria self-service, com um investimento de €51.250,00 apresenta viabilidade suficiente no que respeita indicadores analisados com um Valor Atual Líquido de €23.965,00 e uma Taxa Interna de Rendibilidade de 39,8%; Business Plan for a self-service laundry Abstract: The present work aims to present a Business Plan for the creation of a Company, linked to a self-service laundry, in São Tomé and Príncipe, offering an alternative to housewives' to provide high-quality services in the field of washing and treating clothing (work clothes and clothing, at home, etc.), and at the same time make life easier for the people of Santo means, thus contributing to the strengthening of the hygiene process of the population. At the theoretical level, the notions will be presented to support the development of the business plan, where concepts related to entrepreneurship, business environment analysis (SWOT, PEST, Porter’s five forces), business plan structure, marketing planning, human resources and financial planning. The creation of a self-service laundry, with an investment of € 51,250.00 presents sufficient viability with respect to indicators analyzed with a Net Present Value of € 23,965.00) and an internal profitability rate of 39.8%.

Este documento presenta un trabajo de investigación que tiene como objetivo determinar la viabilidad de un proyecto de expansión para el centro de entretenimiento Magic Zone, el cual ofrece juegos y talleres artísticos para niños menores a 6 años. Magic Zone brinda un servicio de entretenimiento y de actividades artísticas para niños menores a 6 años con juegos y talleres atractivos para el infante, y que cumple con las siguientes características: ubicado en un lugar estratégico, políticas de seguridad claramente establecidas para el cuidado de los menores, horarios acordes a la necesidad del cliente (apoderado), y profesional calificado tanto para el diseño frecuente del espacio con juegos en zonas de recreación como para el diseño de talleres. Estas dos últimas características solo las tienen negocios como centros de estimulación temprana, guarderías y nidos. Sin embargo, Magic Zone ha apostado por considerarlas a fin de lograr captar la atención de los niños y potenciar su deseo de realizar actividades de motricidad y creatividad. Actualmente, Magic Zone está ubicado en el distrito de Los Olivos, en un local con un layout distribuido solo en el primer piso y área geográfica construida de 120 m2, ubicado estratégicamente en la Av. La experiencia adquirida de Magic Zone en su primer año de operación, nos motivó a evaluar una propuesta de negocio para el crecimiento de nuevos centros de entretenimiento, con las mismas características de su primer local, en otros distritos de Lima Metropolitana, los cuales tienen mayor población de niños en el rango de 0 a 6 años (público objetivo) como son San Juan de Lurigancho, Ate, San Martín de Porres, Villa El Salvador y Comas, Se ha evaluado el mercado objetivo, los resultados del sondeo y el análisis financiero de los 5 distritos con mayor población, y se concluye que es conveniente desarrollar la expansión del centro de entretenimiento de Magic Zone solo en 4 distritos: San Juan de Lurigancho, Ate, Villa El Salvador y Comas, por tener mayor poder adquisitivo e indicadores financieros viables. No optamos por abrir un local en el distrito de San Martín de Porres porque la encuesta determinó que los clientes potenciales no estaban dispuestos a pagar el valor actual del servicio. Asimismo, podemos determinar a través de la evaluación financiera realizada para cada distrito que en el en distrito de San Juan de Lurigancho obtuvimos el mayor VAN con S/. 54,929.25 soles, que respalda la viabilidad de la propuesta de extender la empresa en este distrito y con un TIR de 73.66%. En el caso del distrito de Ate, los resultados que respaldan la viabilidad del proyecto son de S/. 54,274.38 para el VAN y 71.81% para el TIR. Por otro lado, en el distrito de Comas y Villa el Salvador, se obtuvo un VAN de S/. 52,964.63 y S/. 53,619.51 respectivamente y un TIR de 68.30% en Comas y un 70.02% en el distrito de Villa el Salvador. En conclusión, por el proyecto global obtenemos un VAN y TIR de S/ 215,787.77 y 70.91%, este resultado positivo del VAN demuestra que el proyecto de expansión propuesto para Magic Zone, es viable y sostenible financieramente.
This document presents a project for the expansion of an entertainment center for children up to 6 years old, which is currently operating in Los Olivos district, in Lima, Peru. An entertainment center is a business model that provides recreation, entertainment, and hobby services for children. The service includes a space with a wide variety of games for motor activities. This type of service is demanded by families that look for a clean, close, safe and with a variety of entertainment options for their children. Currently, entertainment centers have been located within shopping centers as one more store offering services. Unlike the traditional entertainment center model located in shopping centers, this project evaluates the option of installing this business model outside the Shopping Centers and concludes the feasibility of doing so in four of the most populated districts of the city of Lima.

This Master Thesis deals with the evaluation of the company Správa nemovitostí Olomouc, a. s. as of December 20, 2011.The value of the company was determined based on detail strategic and financial analyses which illuminated the core business and future potential of the company. Results of the analyses and interviews with the management of the company allowed preparing thorough five year financial plan. After the fifth year I have assumed a stable growth. The final value was determined as an average between two income methods, Free Cash Flow to the Firm and Economic Value Added. For comparison I have also prepared a property method valuation using the book value of the company.

The thesis is evaluating Drůbežářský závod Klatovy, a. s. This firm is the second biggest poultry producer in the Czech Republic. Goal of this thesis is to set up price of this firm as of 30th April 2012. To be as conclusive as possible, the evaluation itself is made by two independent methods. The final price is synthesis of both. Concretely speaking, DCF entity method and method of accounting value are used. The goal of the diploma paper is to work up market values of GRUND Corp for the purpose of selling to a meanwhile unknown buyer in a form of experts' opinion. A strategic analysis was made before evaluating the company which is one of the key phases of company evaluating, because it makes the initial base for the following evaluation. The strategic analysis is followed by a financial analysis in which a general health of the plant is presented. Consequently, individual creating value generators are defined, and a financial plan of individual company statements is introduced. The DCF Entity method was used for evaluating the company itself, for completion and comparison the company was evaluated with the book-value method.

This thesis examines the economic evaluation of forecasting strategies based on past prices, bringing together academics and practitioners techniques Forecasting methods based on past prices are convex and path-dependent dynamic strategies Therefore, they must be able to profitably exploit positive serial dependences in financial prices The most important measure of financial forecasting ability is the rate of return achieved by the predictor The expected return of forecasting strategies is first investigated by applying stochastic modelling Then, the presence of serial dependences in financial prices is tested by comparing expected and observed rates of returns of forecasting strategies According to the academic literature, the expected return of investment strategies is best established by applying stochastic modelling That is done analytically for linear forecasters, assuming that the underlying process of asset returns is not only a random walk with drift but any Gaussian processes The rate of return from financial strategies is zero under the assumption of a random walk without drift, and non-zero in all the other cases Then, it is shown that many forecasting techniques used by market participants are in fact linear forecasters and consequently fall in the scope of this study. Minimising the mean squared error is a sufficient but not necessary condition to maximise returns Under the random walk without dnft assumption, error measures and profits arenegatively correlated but very few in absolute value Only the directional accuracy exhibits high degree of linear association with profits When the true Gaussian process is not known, there are cases for which a decrease in mean squared error does not imply an increase in returns Therefore the mean squared error criterion is of poor use to maximise returns when the true model is not known The directional accuracy is of no further help Market timing ability tests based on the percentage of correct forecasts have very low power in presence of low positive autocorrelations. It is why a test of the random walk hypothesis based on the joint profitability of trading rules is investigated It happens to be powerful against a broad range of linear alternatives Its ruee feature is to exhibit a power almost equal to the best of its components unknown when the true model is unknown It constitutes as well a tool to separate mean from variance non-hnear models Simple tests of adequacy of Gaussian processes are subsequently proposed from the joint profitability of trading rules Applying previous tests, the random walk hypothesis is rejected for daily exchange rates against Dollar, over the period 1982-1992 The hypothesis of normal underlying returns is very weak compared to the independence assumption Among a few Gaussian processes, the price-trend model along with some technical models appear to be the best alternatives to explain observed trading rule returns Statistical forecasters based either on ARMA(1,1) or fractional Gaussian processes do not outperform simple technical rules Taking Into account transaction costs reduce profits to zero for individual but not for institutional Investors who might have to act on strategies that assume the foreign exchange markets exhibit positive dependencies, if not inefficiencies.

Abstract:

The aim of the thesis is to explain main aspects of the development and elaboration of a real project of mountain apartments on the level of a feasibility study. The thesis is divided up into two parts. Theoretical part describes individual stages of the development, involved entities and the procedure of obtaining building permit, which is all necessary for the implementation of the project. The emphasis is laid on funding, namely financial resources and tax optimalization. The second part deals with the develoment project itsef, which is the construction of weekend apartments in the mountains. The project aims at finding the right use of a specific piece of land, the concept of construction and its funding. Further on the thesis contains sensibility analysis, market and competion analysis and SWOT analysis and identification of main risks including their solution and possible preventive measures. The final part of the thesis focuses on evaluation of this project and its comparison with several competitive projects.

Management decisions in complex industrial facilities usually consider both the economic and environmental aspects of the plant's performance. For nuclear power plants (NPPs), safety is also a very substantial issue. The objectives of this dissertation are to develop and demonstrate a novel useful conceptual model that could be used to allocate maintenance funds for a nuclear power plant in such a way as to meet all specified safety requirements and objectives, while achieving a high degree of economic performance. The model is based on the general theory that the reliability of a plant at any time is a function of its initial reliability and the maintenance history of the individual plant components (Smith, 1997). Such a model can assist in evaluating strategic management decisions regarding allocation of funds for nuclear power plant maintenance. It could be used as a simulation tool; various scenarios could be studied to answer "what if" questions. Simulations of this type will allow a better understanding of the relationship between maintenance, economic performance, and safety, and consequently will lead to better decision making. The novelty of this model is tied to the intimate relationship that it develops between maintenance activities at a nuclear plant, and their relationship to prescribed safety requirements and to the economic performance of that plant.
