Abstract:
In the last decade, BIM has provided the construction industry with countless tools that canbe used during all construction phases (Kam et al., 2016). Implementation of BIM in Icelandat the beginning was driven by the heroic’s individuals. In recent years leadership within theAEC has recognized the opportunities BIM can provide. The aim of this thesis is to map BIM maturity of contractors and sub-contractors in Iceland. The results found that there is a lack of awareness about BIM among small to medium sizedcontractors as well as among sub-contractors. Among the larger contractors and designersmaturity is higher then found in the last study performed for GDDA 2013 (Valdimarssonand Kjartansdóttir, 2013). Recent requirement from large public project owners that requiresBIM has speed up implementation.

Poon, Kan-young, and 潘根濃. "The bidding behavior of contractors in private and public sector construction projects." Thesis, The University of Hong Kong (Pokfulam, Hong Kong), 2011. http://hdl.handle.net/10722/193476.

Full text
Abstract:
This study investigates the behavior of contractors when submitting bids under different institutional arrangements. Construction projects under the private and public sectors in Hong Kong operate under two distinct contractual and bidding arrangements giving different degrees of risk and uncertainty to the contractors. First, private sector projects in Hong Kong invariably adopt conditions of contracts that shift more risk to the contractor. A typical example is private sector projects do not normally allow fluctuation adjustments, thereby shifting the risks of future increase in prices of construction resources to the contractor. Public sector construction projects include fluctuation clauses for projects of duration over 21 months (Later extended to all contracts via Circular DEVB(PS)107/3 dated 18 July 2008). Second, it is common practice for private sector clients to negotiate with the contractors after they have submitted their bids. Although in some cases, private sector clients may also simply accept the lowest tender, bidders would normally anticipate that they are likely to negotiate with them after the bids are opened. This practice, however, is not allowed in public sector projects. For reasons of public accountability, Government tendering procedures do not allow changes to the bid price after the tenders have been submitted and the time for return lapsed (except for specifically approved cases). This requirement basically bars any price negotiation as in the case of private projects. We conjecture that these two differences in institutional arrangements have significant impact on bidders’ behavior, which would be characterized by the distribution and pattern of the submitted bid prices. Based on records of bid prices for 105 contracts tendered during the period 1997 and 2007, we found that public sector bids are more skewed to the left (or have a longer tail towards the left) than private sector bids, ceteris paribus. This means that low bids for public sector projects are more scattered than those of private sector projects. This result is consistent with the hypothesis that bidders attempt to hide their true bid prices by submitting higher bids when the client is not bound to accept the lowest tender. The empirical results also suggest that the bid-spread, as defined by the percentage difference between the lowest and second lowest bid, is higher when post tender negotiation is prohibited. Bidders would tend to submit more aggressive bids for public sector projects, knowing that they would not have a second chance to adjust their bid prices at a later stage. This suggests a higher probability of winner’s curse for public sector projects. For private sector projects that do not include fluctuation clauses, the bid-spread is also affected by the expected risk of future increase in the prices of construction resources. When such risk is high, bidders will become more cautious when submitting their bids and thus resulting in a lower bid-spread. The bid distributions for public sector project have thicker tails on both ends compared to those of private sector projects due to its prequalification system and the practice of acceptance of the lowest bid. The empirical evidence in this study confirms this. In addition, market conditions, number of bidders, contract size and the proportion of prime cost and provisional sum as a percentage of the contract sum are also important determining factors of biding behavior. The results of this study show that institutional arrangements matters in determining bidding behavior. Previous studies that attempt to estimate the distribution of bid prices for construction projects have largely ignored the importance of institutional arrangements, which may therefore lead to biased results. The results of this study contribute to our understanding of bidder’s behavior when bidding for construction projects under different institutional arrangements. The understanding will be useful in handling bidding exercises for new construction projects and the advancement of studies on bidding strategy models.

Abstract:
This study adopted a mixed methodology approach to investigate the way that relationship management has been implemented in Indonesian transportation infrastructure projects. The research examines the relationships between main contractors and subcontractors during project execution phases, and finds that there is an interplay between project culture and relationship quality in improving project performance. The research recommends that it is essential for projects to instill a positive project culture into the downstream supply chain (subcontractors and suppliers), so that a more harmonious working atmosphere can be established in these organisations, which in turn can support the achievement of project performance.

Abstract:
The scope of this paper is to discuss the financial management of a construction contractor. This paper attempts to approach this subject in a logical and systematic way. It communicates the importance of financial analysis and planning along with cash planning and profit planning. This report is not intended to be an all inclusive discussion of financial management in construction. Contractor's Financial Management is an extremely important subject. It has been told that a large percentage of bankrupt contractors were profitable at the time of their failure, but due to their poor financial management failure resulted. Good financial management looks at past history of the company as well as planning for its future. Management needs to understand the basics of why they are making or losing money.

Pasquire, Christine L. "Builders quantities for contractors' management." Thesis, Loughborough University, 1991. https://dspace.lboro.ac.uk/2134/14715.

Full text
Abstract:
It was shown that much compensating work was undertaken by personnel of contracting organizations during the management of construction projects when they used measured quantity data prepared by the Clients' Quantity Surveyor. It was further shown that a standard method for preparing measured quantity data which reflected contracting management and construction methods could be developed if the amount and type of compensating work was identified. This method for measuring construction work would consequently find a use in the increasingly popular Design and Construct procurement method resulting from the swing in investment in construction work to the private sector which eroded the existing four-cornered Client: Designer: Quantity Surveyor: Contractor relationship. This swing allowed entreprenurial contracting organizations to by-pass the middle men (Designers and Quantity Surveyors) and liaise directly with the Client, adopting the traditional design team's role in the process. This situation effectively removed the centralised and controlled production of measured quantity data at pre-tender stage (i.e. Bills of Quantities prepared by the Quantity Surveyor) leaving the contractor to prepare his own measured quantity data ad-hoc. The main objectives included researching within contracting organizations to defme the use to which measured quantity data was put within the management functions of estimating, purchasing, surveying, planning and site management. Determining what quantity data should be measured for the benefit of these management functions. Field testing the determined measurement rules with upto three live specification and drawing contracts, in order to show that improvements could be made in the data flow and efficiency of data management. Publishing the fmdings of the research. Case studies within three contracting organizations were undertaken and interfaces between and within the management functions where compensating work was undertaken were identified. The measured quantity data required by contracting personnel for management tasks was defmed. A set of measurement rules for Builders' Quantities was compiled and tested on five projects, each of which was supplied by a different contractor. Some work was published and more publications were planned at the time of submission. It was shown during the field tests that savings of up to 50% in management staff time could be made using a prototype set of measurement rules. It was thought that the use of Builders' Quantities would also result in saving in construction costs and had implications for use in decision making by higher management. The work was documented in report form and submitted to the Science and Engineering Research Council who awarded the project a grade of excellence, the highest possible category.

Project based organizational structures are utilized in many industries. The firms engaged in these significant endeavors, project sponsor and contractor alike, risk both capital and reputation in the market-place with each new project. Delivering projects effectively provides all the firms involved with desirable financial outcomes and market advantage. This thesis sets out to identify and understand the mechanisms established by the contracting structure that in part determine the outcome of the project. It is suggested that the nature of the relationship between project sponsor and contractor shapes the outcome of the project to a significant extent. Complex and challenging projects are made more so by the adversarial relationships that frequently exist between the sponsor and contractor(s). This thesis unpacks the underlying mechanisms that determine that relationship and begins to establish a theory of the project organization that could lead to improved project execution performance.

Abstract:
Literature studies on institutionalization are mainly predicated on repetitive work performing sectors, in which firms are more prone to developed institutionalization processes in literature. But, in this study, it is aimed to examine reasons behind low tendency of construction firms to institutionalization process in Turkey. In literature, two main obstacles against institutionalization are shown as firms&rsquo
resistance to change and founder family acts on firm. So, family businesses and their effects on firm operations are also included to this study&rsquo
s scope, with business growth and institutionalization process. Conducted interviews are based on a questionnaire which is prepared to identify
cognition level of institutionalization, factors leading firms to institutionalization, firms&rsquo
established system perform in the name of institutionalization and finally summarize experiences firms gained from institutionalization process. Twenty-one interviewed contractor firms enlightens acts of construction firms in Turkey, because like interviewed firms, 70% of construction firms in Turkey is still governed by 1st generation. Results indicate that construction firms seem to apply most of the systems offered by literature for institutionalization because of rapid business growth. In general they refuse a high institutionalization level because of construction projects&rsquo
temporary and unique nature, causing a highly competitive and uncertain sector requiring a highly flexible firm structure. Institutionalization is mainly processed to enhance control, it is not considered to take place for balancing family and firm relationships. This is because of high family dominancy in firms, leading to a highly jeopardized sustainability.

Cheong, Chit Sun. "Contractors business development for overseas markets." Thesis, Loughborough University, 2010. https://dspace.lboro.ac.uk/2134/7142.

Full text
Abstract:
The survival and sustainable development of construction contractors depends on their own capacity as well as their ability to cope with the ever changing environment. Hong Kong was once a large construction market by the world standards; but in the period 1998 to 2007 has suffered from long term market shrinkage. This shrinkage in the work load available in the market has demanded that Hong Kong contractors change their business strategy and consider expanding their construction business to the international marketplace. From surveys and studies of Hong Kong contractors, it is noted that traditionally the majority of contractors organizations were not active in participating in the international construction markets. The prime reasons were that the Hong Kong domestic market was large enough to sustain the contractors and that Hong Kong construction professionals are reluctant to work overseas. However due to the continuous shrinkage of the market, Hong Kong contractors were being forced to consider expanding their construction business to the overseas markets in order to survive. This thesis reviews existing theories and previous studies in overseas con-struction business development. It analyzes surveys of Hong Kong con-struction contractors and conducts a scientific study of a Hong Kong based contractor organization which expanded its construction business to overseas markets. This study was conducted through an integrated action research methodology. Based on the problems, impacts, difficulties and success this organization faced during its practical experience in the overseas business expansion, this thesis explores and recommends a structured approach for Hong Kong contractors to re-define and develop their business overseas. The focus of study is the pre-contract award stage of business development. It focuses on the entry modes, strategic planning, risk management and tender management of the organization. The author also presents various models for use in attaining width and depth of understanding of overseas knowledge. These include preliminary entry selection model, dynamic management, and a spiral model (a learning & knowledge based business development model), for use in the management of international construction business development at the pre-contract stage. The groundwork laid down in this thesis will form the basis for further studies and the development of theories / models. It is the expectation of the author that other contractors in Hong Kong and other nation s contractors may make use of this research as assistance to their overseas business development. The ultimate aim of the author has been to change the goal of contractors from being companies able to compete with international contractors in their domestic market to contractors that are able to compete in the international market place.

Neels, Tom. "Excessive profits of German defense contractors." Thesis, Monterey, California: Naval Postgraduate School, 2014. http://hdl.handle.net/10945/43962.

Abstract:
Approved for public release; distribution is unlimited
Wang and San Miguel report that U.S. defense contractors earn excessive profits relative to their industry peers. This work provides the first evidence that this phenomenon is not restricted to the United States. By applying Wang and San Miguel’s innovative industry-year-size match, we found that German defense contractors earn economically significant, excessive profits. The comparison between German and U.S. defense contractors revealed similar patterns in both countries. The statistical evidence for excessive profitability is stronger for the measurements return on assets (ROA) and return on common shareholder’s equity (ROCE), while the findings for profit margin ratio (PMR) and operating margin ratio (OMR) are statistically less significant. The comparison of the regulatory environment of the United States and Germany showed that the contracting rules of both countries emphasize competition among defense contractors, but the perspectives on and uses of profit and fees differ for cost-based contracts. In the United States, profit and fees are used to share the risk of rising costs between defense contractors and the government. In the German system, profit for defense contracts is calculated by the Bonner Equation. This difference could be a reason for the more pronounced excessive profits in Germany.

Kaka, Ammar P. F. "Corporate financial model for construction contractors." Thesis, Loughborough University, 1990. https://dspace.lboro.ac.uk/2134/7303.

Full text
Abstract:
The prospect of business failure Is not a topic that most businesses care to acknowledge. However, in the construction industry failure Is a real possibility. The construction industry has several characteristics that sharply distinguish it from other sectors of the economy. The low level of working capital required to operate a contracting firm and the sensitivity of different sectors within the construction market to the economy are two of the most Important factors affecting the Industry. Previous attempts to identlfr and solve the problem of business failure concentrated upon the modification of contract regulations and did not receive considerable support. In the meantime, contractors should plan and control their activities in accordance with current environments and regulations. The Importance of cash flow forecasting is well emphasized In literature as current models failed to produce feasible and reliable tools. Being a large and well diversified organisation can be a good solution to the problems indicated above. The output of large construction companies is less sensitive to variations in the economy. The low level of working capital required to operate contracting activities Is balanced by other capital intensive businesses. The sensitivity of the construction company in general and the contracting division in particular to the fluctuations In individual contracts is limited. This is due to the large collateral available and the high number of contracts executed. Whilst maintaining all these advantages, large construction companies have failed to dominate a respectable share of the market against the high number of small and unstable contracting firms. Current practices with respect to corporate planning, financial planning and financial budgeting were examined in this research. A survey was undertaken for medium to large construction companies and findings confirmed that these practices were exercised inefficiently. Based on these findings, a corporate financial model was developed on a computer to assist medium to large construction divisions formulate and evaluate strategies. The model simulates strategies and environments and produces a comprehensive financial report which can then be used by contractors to control performance. The model generates construction output by integrating individual contracts. An Important part of the model Is the single net cash flow forecasting module. This module fulfilled other explicit applications for small as well as large contracting firms. The two models were evaluated through several tests and proved to be reliable. Current budgeting techniques were evaluated against the proposed model and were confirmed to be significantly incorrect. Contractors should not rely on their budgets and must use a model which is made to Incorporate variations In strategies and environments (i.e. the C.F.M.C.C.).

Gasa, Zanele Bridgette Nompumelelo. "Measuring the competitiveness of small, medium and micro enterprice contractors through the use of the register of contractors." Thesis, Nelson Mandela Metropolitan University, 2012. http://hdl.handle.net/10948/d1014325.

Full text
Abstract:
This research focuses on and summarises the methodology followed to demonstrate that the South African construction industry can use the Construction Registers Service, in particular the Register of Contractors, as a tool to measure the competitiveness of Small, Micro and Medium Enterprises (SMMEs). The Register of Contractors (RoC) was developed by the Construction Industry Development Board (cidb) in terms of the Construction Industry Development Board (cidb) Act 38 of 2000. As a tool, it was designed to offer a basis for sustainable constructor development, growth, improved delivery, performance and sustainable empowerment. It was also developed to be used by the construction industry to, inter alia, and provide statistical data which would enable the construction industry to better understand the contracting capacity in South Africa. Beyond providing the statistical data, the register of contractors was meant to be enhanced with functionalities that would measure the growth and performance of contractors as they apply business practices that improve their value offering to the construction industry as a whole. This research looks at how this tool can be used by the construction industry to measure the competitiveness of the contractors within the selected grades, with the intent of demonstrating the overall value of the RoC as a tool. The research undertaken looks at how the use of the RoC can measure the competitiveness of a targeted group of small contractors. The research limits itself to the entry levels of contractors registered with the cidb between grades 2 and 5 with a view to establish a benchmark for contractor competitiveness within those bands. The research further proves the correlation between contractor capability and the ‘ability’ to be competitive in growing their value proposition and businesses. The unit of study for the purposes of this research is at firm level drawing from a reflection on who is an active participant in the South African construction industry particularly as it pertains to the smaller contractors within the targeted group elucidated above. The focus of the research is on the efficacy of the RoC as a tool that identifies the areas needing targeted development to support SMMEs and the subsequent demonstration of improved business processes within that sector. The qualitative research methodology was followed through this study as its nature was such that there was no requirement to rely only entirely on statistics or numbers due to the articulated problem there needed to be a qualitative enquiry into data needed which would adequately land to a significant synthesis on the responses and arrive at suitable solutions to the identified problem. The qualitative research methodology followed by this study was used to gain insight into the construction SMMEs’ attitudes towards the sector within which they trade, their behaviours, their value systems [to the extent where this was possible], their concerns, their motivations and aspirations. All of these, the study concluded that they inform the business decisions which the SMMEs make. How structured information was collected and analysed provided a synthesis of themes and aided in extracting meaning. The main findings of the research were that there is no shared understanding within the local construction industry of what contractor competitiveness is and to what extent it would benefit both the industry and the SMME sector. As a result of this competitiveness could not be measured and there was no clarity as to what tools of measure could be used to forecast the capabilities of the industry. This research was focused on exploring how the RoC can be used to measure improved capability and competitiveness on the part of SMME contractors. The implications of these findings are that there would now be improved and measurable competitiveness allowing the contractors to bid for work both within their provincial regions but also outside of their geographical location and to measure their growth as they achieve higher grading statuses within the register of contractors (RoC). The efficacy of contractor development programmes would also improve as they go beyond enhancing contractor capacity but also include competence improvements, training for business acumen, improved capability and innovation. The conclusion is that South Africa’s construction industry could achieve sustainable development and growth as a result of SMME contractors whose competitiveness would have been measured through the use of the RoC tool. The main recommendation is that there be a clear understanding of competitiveness and what its benefits to the South African construction industry are whilst at the same time the RoC is acknowledged as the tool embedded with functionalities able to measure this competitiveness amongst graded contractors. The RoC would allow construction clients to not only measure contractor competitiveness but also that they may have an improved ability to measure the direct impacts of contractor development interventions.

Abstract:

Abstract

This report is performed in collaboration with NCC Construction Sverige AB and

treats sewers from the contractors’ point of view. The report investigates in an

overall way how the work with sewers works in a contract company and which

factors that speak for the different pipe materials, plastics and concrete from an

overall economic perspective. Today both tubes and wells made of plastic as well

as concrete are used and marketed. The report describes which factors that

influence the choice of pipe system, plastics or concrete. The plastic materials that

the report treats are polyethylene (PE), polyvinyl chloride (PVC) and

polypropylene (PP).

The studies for the work have been performed in four parts. The first part

comprises literature studies of materials from researchers, sector organizations and

companies. The other part comprises interviews and the third part site visits.

Those persons who have been interviewed are active within the civil engineering

construction division at NCC Construction Sverige AB in Jönköping and have

occupations as calculator, purchaser, place manager, overseer and construction

worker. The site visits are carried out at three workplaces nearby Jönköping, the

house exploitation area Samset, the industry establishment of food industry and

the street and water/sewer pipe project at the industrial area of Torsvik. The

fourth part is a calculation that shows the overall economic for disposition of

different dimensions of plastic - and concrete tubes.

The result of the studies shows that work with sewers is a complex reality. The

work is influenced by a large number of factors, for example; weather, the

properties of the soil materials, the purchasing economic frames and the properties

of tubes- and well material. A workplace that one day has normal productivity is

the next day in risk of considerably lower productivity because of unfavorable

weathers in co-operation with the geotechnical properties of the soil. When it

comes to material choice for tubes and wells the study shows that there is a

number of situations where either plastics or concrete can be recommended. The

conclusions of which material that is best suitable are based on the purchase cost,

the work cost and the production technical advantages, i.e. an overall economic

perspective.

Abstract:
MBA Professional Report
The unexpected strength of the Iraq insurgency has created an unstable and unsafe environment that makes it difficult for the U.S. forces to operate and transfer security responsibilities to the new Iraqi government. To deal with this issue, the Department of Defense (DoD) has deemed it necessary to increase the role of private military contractors, rather then increasing the total number of military troops on the ground. Several dilemmas arise contractually when you hire privatized military firms to conduct military functions. This Masters of Business Administration (MBA) project will analyze consequences of the DoD decision to outsource security contractors in Iraq. Specifically, we will look at the contracting and legal ramifications of outsourcing this inherently governmental occupation. Our research will 1) Discuss the strengths and weaknesses of the government's decision to outsource commercial contractors for security force operations in Iraq, 2) Identify and discuss any potential trends that impact contractual and legal issues involving security force contractors, 3) Lay the foundation and provide recommendations for future analysis of relations between security force contractors and the government.

Abstract:
Approved for public release; distribution is unlimited.
This thesis attempts to identify warning signals in the contractors financial statement, or 'red flags', which may be used to identify those prospective contractors who are likely to become delinquent in the performance of their contracts. A 'red flags' list compiled from the current literature was sent to financial analysts in the thirty-eight Financial Service Branches, Defense Contract Management Command Area Offices(FSDCMAOs) to determine the 'red flags' most widely used. Additional issues are examined. The first is whether geographical location and length of field experience of the reviewing analyst might influence the choice of 'red flags'. Secondly, are different approaches used in conducting financial statement analysis of a manufacturer versus a vendor? The study identifies ten 'red flags' used by more than half of the responding analysts and there appears to be no difference in 'red flags' used based on geographical location of the analysts or as a consequence of their length of field experience ... Kululanga, Grant K. "A framework to facilitate construction contractors' learning." Thesis, Loughborough University, 1999. https://dspace.lboro.ac.uk/2134/7540.

Full text
Abstract:
This research aimed at developing a framework for measuring and enhancing the learning capability of construction contractors. Construction contractors' learning relates to how they imbibe knowledge and other stimuli from their internal and external business environments and how the acquired knowledge is applied to meet the challenges of current and future business environments. The general study of learning antecedents for construction contractors has mainly focused on training of employees. Equally, a lack of a methodology for measuring the learning capability of a company has been one of the main problems for implementing organisational learning within companies. However, this research is the first attempt to provide the antecedents for learning of construction contractors as entities. The outcome of which is a learning framework for auditing learning capabilities of construction contractors as one of the significant contribution to this research. The learning framework should provide construction executives with the means for measuring the extent to which learning takes place in their corporate establishments. This should promote proactive interventions for continuous improvement of their business processes. The developed learning framework maps ten core learning processes i.e. learning dimensions that influence the learning of construction contractors and addresses improvement through: individual learning; the use of teams; internal sharing of knowledge; learning from reviews; integrating work and learning; undertaking investigations within or with others; learning from or with others; continuous renewal of business processes; search for new development; and acquiring a capability to identify and respond to future possible business processes. Parallel to these learning dimensions, this research has identified eight factors that are required if a construction contractor is to achieve double loop or generative learning. The factors are aimed at providing senior construction executives with proactive intervention strategies to overcome specific barriers to learning within their own organisations. Such factors include: objective progress on learning demonstrated through the measurement of business processes; climate of openness; committed leadership to learning; rewarding innovations; shared vision; systems thinking; personal mastery; and mental modelling. Traditionally, measures of performance have heavily relied on financial indictors. However, such measures often only indicate the level of performance rather than explain the contributing factors. Consequently, the learning framework should provide a composite measure to traditional financial measures for construction contractors for assessment of their learning capabilities. The objective of the developed learning framework is to encourage a proactive stance when addressing improvement of construction contractors for the purpose of meeting the challenges of the evolving business environment. The link between construction contractors' learning and the factors that set the condition for double loop or generative learning were found to exhibit satisfactory levels of reliability and validity. Equally, construction contractors' learning increased with performance in terms of average profit and turnover per employee from the empirical analysis. The learning mechanisms by which construction contractors address their improvement by imbibing knowledge from their internal and external business environments were identified and ranked according to the various learning dimensions. The relationships between application of learning mechanisms were examined in order to enriched the understanding of learning practices of large and medium construction contractors.

Neal, Rachael S. "Working Together: Government Contractors Building Democracy Abroad." Diss., The University of Arizona, 2008. http://hdl.handle.net/10150/194174.

Full text
Abstract:
Although the United States has hired private contractors to execute government-funded work since its inception, these contractors have become increasingly more common since the 1980s. The United States Agency for International Development (USAID) has been no exception; the number of for- and non-profit contractors designing and implementing international foreign aid projects has proliferated. The complicated relationships among USAID, nonprofit, and for-profit contractors raise important questions about the factors that influence 1) which types of organizations receive contracts, and 2) which characteristics increase the likelihood that contractors will form inter-organizational partnerships via their work on USAID's contracts. This dissertation explores both by examining 232 contractors that implemented USAID's democracy-building projects abroad 1999-2004. First, logistic regressions were used to assess the influence of nonprofit organizations' political affiliations on their ability to obtain USAID's contracts. The results of these analyses suggest that that in certain years, nonprofit organizations with prominent, politically connected board members were more successful than others in obtaining USAID contracts. In other time periods, the composition of nonprofits' boards had no significant impact on organizational success in acquiring contracts.Second, this dissertation evaluates whether inter-organizational familiarity influences the likelihood of contractors partnering on USAID-funded contracts. The results of logistic regressions indicate that inter-organizational familiarity from past partnerships has increased the chance that organizations partner in certain time periods. These findings stress the role of organizational learning in their decisions to partner, as well as the impact of government programs designed to diversify the pool of available contractors. This research considers the ways that changing political environments influence the availability of resources for contracting organizations with particular characteristics. Moreover, it underscores the need to assess the contracting system in order to ensure that those chosen to implement government-funded work are as capable, innovative, and accountable for their work as possible.

Abstract:
Building Information Modeling (BIM) use in the contracting industry has grown significantly in recent years. With this change in the construction industry, consensus has not been reached as to what BIM is, who is using it and what they are using it for. The purpose of this research was to determine current BIM practices of US-based commercial MEP contractors. Executive, middle management, and field personnel were interviewed to determine the current BIM practices in their companies. The majority of companies interviewed were using BIM and most were using it on a significant portion of their projects. The majority of MEP contractors using BIM were seeing positive results in many of six key performance indicators, profitability, schedule duration, field efficiency, change orders, rework, and safety. The top uses of BIM for MEP contractors were clash detection coordination, prefabrication, design creation, and quantity take-off/cost estimating. Most MEP contractors have not yet incorporated BIM for scheduling, sequencing, or safety analysis. Additionally most MEP contractors did not have a formal BIM training program in their company.

Okoroh, Michael I. "Knowledge based decision support system for the selection and appointment of sub-contractors for building refurbishment contracts." Thesis, Loughborough University, 1992. https://dspace.lboro.ac.uk/2134/7173.

Full text
Abstract:
This thesis describes the results of research analysing the sub-contractor's risk elements in refurbishment projects. One of the main characteristics of refurbishment projects is that work is usually in small packages and scattered throughout the building making it unprofitable for one contractor to undertake. It is argued that the selection and appointment of the most suitable sub-contractors is very important in refurbishment projects as all other control measures have little effect once a totally unsuitable subcontractor has been appointed. The research methodology involved the extensive collaboration of a retired chief estimator with over thirty years experience in one of Britain's biggest construction firms with extensive knowledge in the management of sub-contractors and several other refurbishment contractors' senior management staff who were involved in choosing subcontractors for their contracts. Knowledge acquisition and representation and the evaluation of expert system shells are extensively reviewed. One of the important features of knowledge based systems is its ability to handle uncertain knowledge. Fuzzy set theory is shown to have certain advantages over other methods of dealing with uncertainty and has been employed in developing this knowledge based system. The research began with an evaluation of sub-contractors' selection and appointment as it is currently performed by refurbishment contractors. This exercise consisted of a wide range of criteria of which information is both qualitative and subjective in an unstructured intuitive manner with considerable reliance on the judgement of the evaluee. Thus, the research focused on a more formalised approach to the subcontractor's appointment. An adaptation of the Repertory Grid knowledge elicitation technique and subsequent grid analysis provides a methodology for organising logically related propositions into a hierarchical structure. A prototype knowledge based decision support system SSARC, for the selection and appointment of the most suitable sub-contractors for refurbishment projects, has been developed. This system represents a contribution in this area of research into refurbishment contracts which has been largely neglected to date.

Abstract:
Although the client's objectives of balancing cost, time and performance have not changed, the complexity of the design and construction of modern buildings today requires a thorough understanding of the factors affecting these objectives if they are to be accomplished. This study therefore begins by analysing the client's objectives to establish the factors affecting each objective and to determine the inter-relationship and possible conflict between these factors. The principal types of contracts and methods of selecting a contractor are then identified. The methods of selecting a contractor are then evaluated according to these factors and their effects on the client's objectives are established. This evaluation is then used as the basis for recommending a procedure to choose which method should be used to select a contractor, in order to accomplish the client's objectives, under differing circumstances.

Ramokolo, Bruce Sabelo Mpumelelo. "The capacity of emerging civil engineering construction contractors." Thesis, Nelson Mandela Metropolitan University, 2009. http://hdl.handle.net/10948/873.

Full text
Abstract:
Construction management competencies are essential to realise sound practices among and to realise optimum performance by, inter alia, emerging civil engineering contractors. Such competencies enable a clear focus on the business of construction and the management of projects, with increased efficiency and reduced costs as a benefit. The objective of the MSc (Built Environment) treatise study were to determine the current practices and performance of emerging civil engineering construction contractors operating in the Nelson Mandela Bay Metropole. The descriptive method was adopted in the empirical study. The salient findings of the study are: most of the emerging civil engineering construction contracting organisations lack construction management competencies; construction resources are inappropriately managed leading to construction failures; most of the emerging civil engineering construction contracting organisations lack adequate supervision resulting to poor workmanship; there is a shortage of skilled labour amongst emerging civil engineering construction contractors; procurement processes are inappropriate leading to under capacitated emerging civil engineering construction contracting organisations being awarded contracts; most emerging civil engineering construction contracting organisations lack the requisite aptitude for construction; there is a lack of capacity at all management levels of emerging civil engineering construction organisations in managing the business of construction and that of projects; the nine functions of organisations are not comprehensively represented, and self-ratings indicate inadequacy relative to the management function of control, and relative to certain activities of the organising function. Conclusions include that emerging civil engineering construction contracting organisations need to be comprised of technical teams that possess adequate competencies and that use the construction technology to its full use enabling their organisations to stay abreast of their competitors. Recommendations that can contribute towards improving the status quo include: formal civil engineering and construction management education, resources must be present and training should be promoted throughout the industry at all levels of management to ensure proper supervision and correct use of adequately trained labour, skilled or semi-skilled, incapacitated emerging civil engineering construction contractors should be awarded contracts through appropriately and structured procurement procedures, adequate aptitude in construction should be promoted and enhanced in order to realise conceptualisation and visualisation capabilities, comply with legislation, maintain records and communicate using state of the art technology, optimally manage the finances, have the requisite resources and undertake the work efficiently, interact with the respective publics, and market the organisation to ensure sustainability thereof.

Abstract:

New information technology (IT) developments continue to have a significant impact on the Architectural/Engineering/Construction (A/E/C) industry. However, the issue of whether A/E/C organizations are receiving adequate returns from their IT investments remains an important managerial concern. Recently, Pefia-Mora, Vadhavkar, Perkins, and Weber introduced a strategic IT planning framework for construction companies, which is composed of four steps: environmental scan, internal scrutiny, IT diffusion analysis, and IT investment modeling. It analyzes the external and internal IT conditions of a firm, defines the diffusion stage of IT in a firm and finally, evaluates the effects of investments on IT projects. This thesis examines the validity of applying the above-mentioned framework to the Japanese construction industry and in greater detail to Japanese general contractors, using the Kajima Corporation, one of the largest general contractors in Japan, as a case study. The Kajima Corporation is currently developing an IT project called Linkage of Information for a New Construction System (henceforth LINCS). This synthetic information network system connects design with construction work. By using the strategic IT planning framework, I evaluate LINCS in terms of its strategy and the effects of Kajima's investment on this system.

Abstract:
In 2015, private sector Department of Defense (DoD) contractors experienced decreasing profit margins by approximately 8% and an increase in estimated costs of approximately 250%. The purpose of this multicase study was to explore strategies used by business leaders of private sector contractors for DoD capacity-building projects to accurately estimate program costs to improve profitability. The target population for this study was business leaders of DoD capacity-building program contractors with successful experience improving cost-estimation processes and strategies in Southeast Asia and the former Soviet Union. The conceptual framework for this study was business process quality management with a supporting framework of game theory. The data collection process comprised semistructured virtual interviews and a review of government and corporate documents. The data analysis process consisted of compiling data, disassembling data, reassembling data into groups and themes, and interpreting data, including methodological triangulation. Through data analysis, 5 themes were identified: enhanced customer relationships, increasing ability to innovate, improved project awareness, acquisition policy and political environments, and identification of labor rates and pricing. The implications for social change include the potential for DoD private industry business leaders to develop business strategies that result in improved profitability, creating opportunities to increase local economic impact and wage scales for local employees, higher levels of employment, and increased local technical knowledge.

Van, Schalkwyk Tanya Leonie. "The ethical conduct of new entry level emerging contractors." Thesis, Nelson Mandela Metropolitan University, 2015. http://hdl.handle.net/10948/4932.

Full text
Abstract:
Ethics is not a new or modern discipline. It was developed thousands of years ago and still remains relevant today. Ethics is applied in all spheres of modern life from philosophy to business and religious environments and even around dinner table conversations. It is applicable to all areas of life. This research is aimed at investigating whether ethical conduct among new entry level emerging contractors can contribute to and ensure their sustainable competitiveness within the South African construction industry. This research is also aimed at determining whether education and knowledge of entrepreneurship, business, project and construction management and building contracts can contribute to new entry level emerging contractors’ ethical conduct and sustainable competitiveness. The literature reviewed and results of quantitative and qualitative research amongst professional consultants in South Africa formed the basis of the study. Ethics is a sensitive topic within the industry and therefor it is difficult to gather data directly from contractors, as they are reluctant to participate in fear of revealing their identities and having it negatively influencing their personal and business credentials. Therefor unbiased respondents who were not directly linked to emerging contractors and who were unafraid to give objective opinions were questioned. These unbiased respondents included consultants within the industry. The study revealed that ethics is an important factor in any business environment and that the correct application thereof can partially contribute to the sustainable competitiveness of new entry level emerging contractors and this in turn can promote the long term survival of a business. Furthermore, knowledge of good management practices and building contracts can contribute to a successfully run business. However, the average new entry level emerging contractor has insufficient experience and knowledge of the management of construction projects, as well as building contracts.
