Abstract:
Historians of public housing have recently drawn attention to the ways in which housing designs are not merely reflections of societal attitudes, but rather, form part of the dominant ideological and political agenda. This article takes its cue from these insights by exploring an early Canadian state-assisted housing venture, the Toronto Housing Company (THC). The purposes, development, layout and internal design of Riverdale Courts, the major site of the THC endeavour, evolved through the interplay of class-specific and gendered practices, revealing reformers' recognition of the desire to rectify a perceived crisis in social order. The concentration on the quality and internal ordering of workers' homes went beyond purely economic grounds: the ideological role housing could play in regulating social consent was also a pivotal concern. This early case of social reform represents one facet of the state's and the reform movement's increasing engagement with the daily lives of workers through the attempt to shape a proficient, contented and internally-divided workforce.

Animportant element of urban planning as it has developed in Europe and North America is the provision of housing for classes of people who are poorly served by private housing markets. In the case of Germany one can trace this activity back to the 1920s, during the middle years of the Weimar Republic, when public authorities began to plan and build housing on a large scale. However, one can also see in the activity of German employers, dating back another half century or more, earlier efforts at urban residential planning for people with modest incomes.

Abstract:
Housing and its policy become an interesting issue for the study of social development programs. The CSR program in the housing sector is a form of company involvement in fulfilling access to housing needs as a social responsibility for the impact of company activities on the surrounding community. The method used in this paper is the method of literature or library research, namely by collecting reading material from books, as well as research journals on CSR programs in the housing sector, then analyzing with a qualitative approach so as to produce conclusions as a closing paper. The conclusions in this paper describe the CSR program in the housing sector of PT. Aneka Tambang was carried out in the Nanggung, sub-district of Bogor district. CSR activities are carried out through the home improvement competition program and the implementation of a healthy home improvement. CSR program in the housing sector by PT. Aneka Tambang is a form of company involvement in improving people's welfare as a joint commitment between the government, the private sector and the community.

ABSTRACT:In the Wilhelmine era (1871–1918) the Krupp steel company developed into Germany's largest industrial establishment and most famous armaments manufacturer. While the firm further cultivated its reputation as ‘Cannon Kings’, it claimed to be a leader in an entirely different area: the provision of housing. Extensively marketed through company publications, displays at international exhibitions and its Besucherpolitik (visitor policy), Krupp's housing developments in Essen generated considerable domestic and international interest. During a period when the housing question increasingly entered the political realm, high-profile individuals such as Kurt Eisner, Hannes Meyer and Alfred von Tirpitz all passionately expressed their views on Krupp's housing developments. This article assesses their historically neglected first-hand observations against the quantitative and qualitative housing achievements of the steel giant.

The case study investigates the key competitive advantages, marketing strategies, opportunities and challenges of Eastern Housing Limited (EHL), the oldest and largest company in the real estate industry of Bangladesh. EHL was created in 1964 as a private limited company to reduce the housing problems of Dhaka, Bangladesh. Over the last 50 years, EHL has successfully completed many large land and flat projects and gradually became the pioneer in the private housing industry of the country. The company strives for continuous improvement by focusing on marketing strategies, such as shifting its product line and target market, offering flexible pricing and becoming more customer oriented by building long-term customer relationship. However, in recent years, the company has encountered fierce competition from other players in the market and lost monopoly leadership. The study highlights how EHL is focusing on its marketing strategies to increase its market share and carefully planning to be more aggressive in addressing the challenges lying ahead.

The article provides the case analysis of the case titled as ‘Eastern Housing Limited—Marketing Strategies of Real Estate Company in Bangladesh’. The article opens with the summary of the case study narrating the journey of the oldest and the largest player of real estate industry of Bangladesh, named as Eastern Housing Limited (EHL). The case reports key competitive advantages, business strategies, opportunities and challenges of Eastern Housing Limited (EHL) and also its current state where the company has lost its leadership position against fierce competition from other players in the market. Second section of the article provides key points of analysis followed by identification of problem in the third section. Before concluding the case, a refined marketing strategy is suggested to EHL to regain its leadership position and ensure future growth.

One priority under the State Guidelines is housing development, specifically housing development for the low and middle income groups. 'Perumnas' or the National Housing Company is created by the government to take the responsibility of providing and developing affordable housing through a long term loan provided by the Bank Tabungan Negara (the State Savings Bank), with more careful observation to the population growth and its distribution, land use planning in urban and rural areas, job opportunity, health environment, social facility, local building material production, and maintain a balance with the regional development.Jakarta, the capital city of Indonesia with its population of more than seven million people has become the primary city in Indonesia and it has been also as a major destination for migrants for jobs opportunities, public services, and information.This study has explored the National Housing Company strategies in dealing with the housing demand and the fast growing population, limited government financial funds, and land availability with special observation to the development of affordable housing in Jakarta; how the National Housing Company financed the housing program includes land and housing development, the methods of building construction, and the method of long term housing payment.

Abstract:
Fife coal-owners owned their workers houses and controlled the processes of housing provision and allocation. They were both employers and landlords. As a result the spheres of home and work were inextricably linked. This thesis examines the nature of the social relations arising from this "tied" relationship in the light of both local and national, political, economic and social developments, between 1870 and 1930. The themes of deference, paternalism, community, socialisation and social control, and the residual effects of pre-existing social relations, particularly pre-industrial relations of production, are explored. The empirical research concentrates upon the analysis of two coal companies in particular; the Fife Coal Company Ltd. and the Wemyss Coal Company. These companies operated coal mines in contrasting geographical locations; the former throughout inland west Fife and the latter along coastal south-east Fife. Each company built rows of colliers' houses in close proximity to the mines. At the beginning of the period housing for coal-miners was provided, not by speculative builders on the open market, but, by the coal-owners through their company architects and sub-contractors. Houses were provided as part of the employment contract as a means of attracting and maintaining the workforce. By the end of the period, the State, through the agency of local authorities, was the principal provider of working class housing in mining communities; coal companies had withdrawn from the housing market. The thesis attempts to explain this process in terms of changing social relations of production.

We find out effective and diversity solutions to motivate employees using real example. Method:  Both qualitative and quantitative methodologies are used in this work, mainly through the use of interviews with Älvkarlebyhus’ CFO and questionnaires with employees. Result &Conclusions: The real situation of employee motivation in AB Älvkarlebyhus is similar to other Swedish companies. The motivation relies on government and public rules, some motivators such as wages, promotion, working conditions, recognition and responsibility. Company administration and policies also affect their employees. Suggestions for future research: A number of activities such as the establishment of staff record system, internal staff sports competitions, company travel, current questions about processing training should be held on open discussion boards on the internet, and to have afternoon tea time activities every Friday with the aim of improving the employee motivation should be considered. Moreover, a more comprehensive research that takes into account the government perspective or another housing company as a case company should be done by future researchers.. Contribution of the thesis: The academic theory combined with former researchers’ results, and practical analysis of employee motivation has been described. Students and future researchers can also gain an understanding of a Swedish official housing company and its approach to employee motivation.

This research analyses how two social housing providers in South Africa Johannesburg Housing Company and COPE transferred knowledge from two social housing organisations in Europe - Notting Hill Housing Trust in England and Norske Boligbyggelags Landsforbund also known as the Norwegian Federation of Cooperative Housing Associations (NBBL) in Norway. Following the knowledge transfer, Johannesburg Housing Company has gone on to become a successful organisation while COPE closed down in 2005. This research analyses the knowledge transfer and the dominant organisational learning culture in the two organisations to try and explain why COPE closed down and why Johannesburg Housing Company has succeeded. This research uses knowledge transfer ideas that are within the broader knowledge management field and ideas on organisational learning culture to develop an analytical framework. The framework identifies three key areas for analysis, these are, analysis of the mechanisms used for the knowledge transfer process, the messages that were transferred during this process and analysis and identification ofthe dominant learning culture in each organisation. The main method for the data gathering and analysis was done through interviews with key actors in the four organisations - Johannesburg Housing Company, COPE, Notting Hill Housing Trust and NBBL. Analysis of key relevant documentation was also carried out. It was possible from the findings of the research to conclude that having a successful process ofknowledge transfer does not necessarily translate into success for the knowledge importing organisation. Secondly, that the dominant organisational learning culture in an organisation can have an impact on whether the outcome ofthe knowledge transfer process will be successful or not.

Traces the development of the company town of Copper Cliff (now part of Sudbury), Ontario, to show how a corporation viewed the purpose of such a community and how it was used to meet company ends. Copper Cliff was a settlement around the copper mines of the Canadian Copper Company. A highly pragmatic solution to the problem of getting workers to resettle in out-of-the-way places, these towns usually had their houses, water and systems, schools, roads, stores, and entertainment centers built and financed by the primary company operating in the area. To the company, the housing and the town in general were investments, and also a 'tool' for controlling workers.

Using the example of Airbnb, an internationally operating platform company for the booking of apartments, this article describes the role of such a company in the housing policy debate. The main thesis of the text is that Airbnb is exemplary for the financialization and digitalization of the housing market, and that it, as a platform, exploits data generated by urban processes and rental practices. In this context, it is of particular interest that digitalization is not a neutral process in itself; it takes place embedded in consumption-oriented and capitalist accumulation processes and is significantly influenced by technology and innovation policies.

From the corporation’s point of view, it is possible to adjust the (non-)inheritance of the share according to their needs and wishes, as the statutory regulation is fundamentally default. An exception is a regulation of a joint-stock company and a housing cooperative on the one hand and a social cooperative on the other. Neither a joint-stock company nor a housing cooperative can exclude or restrict inheritance. Inheritance of a share in a social cooperative is prohibited. Unless the articles of association of other business corporations expressly provide the inheritance of shares, shares in a public partnership and a general partner’s share in limited partnership are not subject to inheritance and, conversely, a limited partner’s share in limited partnership, a limited liability company share, and share in a cooperative which is not a housing or social cooperative are subject to inheritance. Except for a joint-stock company, an heir may always consider whether he or she wishes to become a member of a business corporation. If he or she does not want to, he or she can terminate his or her participation or, in the case of a limited liability company, apply to the court to terminate his or her participation unless the articles of association provide for the heir’s right to withdraw from the company. The heir acquires the share upon the death of the testator. Still, he or she becomes a member of the capital business corporation only after he or she proves to the company that he or she has acquired the share, i.e. at the latest, by submitting a court decision on succession. If the share is incorporated in security, it is necessary to submit the security to the company, too.

AbstractAssuming that it is not possible to detach a dwelling from its location, this article highlights the relevance of space in the context of housing market analysis and the challenge of capturing the key elements of spatial structure in an automated valuation model: location attributes, heterogeneity, dependence and scale. Thus, the aim is to present a spatial automated valuation model (sAVM) prototype, which uses spatial econometric models to determine the value of a residential property, based on identification of eight housing characteristics (seven are physical attributes of a dwelling, and one is its location; once this spatial data is known, dozens of new variables are automatically associated with the model, producing new and valuable information to estimate the price of a housing unit). This prototype was developed in a successful cooperation between an academic institution (University of Aveiro) and a business company (PrimeYield SA), resulting the Prime AVM & Analytics product/service. This collaboration has provided an opportunity to materialize some of fundamental knowledge and research produced in the field of spatial econometric models over the last 15 years into decision support tools.

The relationship between Southern Italy and fascism is a little explored theme. The contribution reflects on this subject presenting unpublished conclusions: it starts from a volume by the author named after the monthly magazine 'Il Saggiatore' (Naples 1924-1925) by Gherardo Marone and expands the reflection through a more recent book by Zoppi dedicated to the magazine 'Questioni meridionali', also published in Naples, from 1934 to 1943. The three editors of 'Questioni meridionali' - Giuseppe Cenzato, an entrepreneur who was also the soul of the company, Francesco Giordani, a young chemical scientist, and Gino Olivetti, a politician and industrialist – despite being fascists, they created a periodical that showed how the 'Southern question', never mentioned by the dictatorship, remained, however, alive in its tragic backwardness. Every year, two large issues of the magazine were released, characterized by one or more original studies and always accompanied by extensive bibliographic reviews. AbstractGreater Cairo is a primate, monocentric metropolis with significant socio-economic disparities among its population and neighborhoods. This chapter examines the relationship between income inequality, the welfare regime, centralized governance, settlement type, housing policies, occupational status, and socio-economic segregation. Using data from the 1986, 1996, and 2006 censuses, we report the dissimilarity index to demonstrate the distribution of residents in the Greater Cairo Region by occupational status, we show patterns of socio-economic segregation based on the distribution of the population by categories of occupations across census tracts and employ the location quotient to compare the concentration of the top/bottom groups in each census tract relative to the city average. The results show that growing economic inequality does not necessarily result in greater socio-economic segregation. The results also suggest that social class contributes to residential clustering. While the poorer strata of the Greater Cairo Region were pushed to the periphery and the older urban core, affluent inhabitants were more likely to settle voluntarily in segregated enclaves to isolate themselves from the general population.

The paper presents analysis and optimization of the sonic drill head rotor housing assembly. The project was initiated by Layne Christensen DTC and performed at Purdue University Calumet in cooperation with the company engineers. Full finite element (FE) models of the rotor housing assembly were developed. Real world working conditions were applied onto the FE models in Ansys Workbench. With different Material setups, multiple trials were simulated so that the performances of material changes can be observed. Results of the total deformations were collected and analyzed both graphically and numerically. Based on the analysis results, recommendations on optimization of the rotor housing assembly were provided. A proposed new design was also developed and analyzed, and a numerical comparison of the new and original designs were made to give the company further recommendations. Support of Layne Christensen DTC is greatly appreciated.

In our study, we examine the operation of Airbnb among the sharing-based companies. We review the operation of Airbnb, the European and American regulatory systems, and examine the economic results of each regulation (e.g. a limit on the number of short-term housing days). Our initial hypothesis is that a regulatory framework can be developed in Budapest, in which the operation of the company is possible without the lives of the residents becoming impossible. In our study, we try to map the economic implications of short-term housing renting with a simple microeconomic calculation and a spatial simulation. Based on the results of our research, the 120-day restriction on annual short-term rent could eliminate investment-type short-term renting and contribute to the reduction of “party districts” in Budapest. An agreement with Airbnb could increase state tax revenues and create a more level playing field between hotels and short-term housing platforms. Our regulatory framework would largely eliminate the negative externalities associated with Airbnb, but at the same time, the positive returns would be greatly reduced.

Social business, was first defined by Nobel Peace Prize laureate Prof. Muhammad Yunus and is described in his books. Social businesses are non-loss, non-dividend companies created to address and solve social or environmental problems. Microfinance is another form of social businesses. Like an NGO, social business has a social mission, but like a business, it generates its own revenues to cover its costs. In a social business, the investors/owners can gradually recoup the money invested, but cannot take any dividend beyond that point. The purpose of the investment is purely to achieve one or more social objectives through the operation of the company. No personal gain is desired by the investors. The company must cover all costs and be financially sustainable, while achieving the social objective in sectors such as healthcare, education, poverty, environment, housing, climate urgency etc. Legal structures available to all enterprises can be used by social businesses. These are: for-profit organizations, non-profit organizations (associations, foundations), charities, co-operatives. However, there are legal structures specifically designed of social businesses. These are: benefit corporation, flexible purpose corporation, low profit limited liability company (L3C), hybrids, community interest company (CIC).The purpose is this study is to contribute to the Turkish literature related to social businesses. In this study, definition of social business and microfinance will be given. The characteristics of social business will be indicated, social business examples will be presented and finally legal structures of social businesses will be analyzed. This study is descriptive study.

This study relies on the information regarding the predictable evolution of a natural phenomenon, i.e., the storm, in the context of the climate changes we are witnessing. This evolution triggers the need for a new approach with regards to the insurance coverage against this risk in Romania. The main challenge in shifting perspective on the coverage of this risk resides in the fact that no suitable database that can be used for storm modeling purposes in insurance has been built so far. The authors advocate the opportunity of including the storm risk among the risks covered by the mandatory householding insurance in Romania. To this end, a model has been built, in keeping with the solvency II framework that the European Insurance and Occupational Pensions Authority (EIOPA) has already applied in certain states in the same geographical area. The model allows for the estimation of the probable maximum loss (PML) for the mandatory homeowners’ insurance portfolio of the company managing this type of insurance in Romania, but also for the entire housing stock.

En el artículo se explican y correlacionan los Planes Municipales Integrales (PMI), los Mejoramientos Municipales de Entorno (MME) y los Mejoramientos de Entorno (ME) asociados a los proyectos de vivienda y a los proyectos de equipamientos que lidera VIVA al interior de la Gobernación de Antioquia. This article presents considerations about the work carried out by the Public Housing Company of Antioquia –VIVA- towards the improvement of living conditions and habitats of different communities. These interventions were made with a multi scale methodology which covers, from large urban scale territory planning exercises, to specific or local scale public-space projects. Although the institutional mission of VIVA is to reduce the quantitative and qualitative deficit of popular housing in Antioquia until it is overcome; we have understood that a good house design is not limited to the private inside of the constructions, but extends to the common spaces between them and its relationship with the rest of the city. This article explains and describes the relationship between the Municipal Integral Projects (PMI), the Municipal Improvement Projects (MME), and the Surrounding Improvement Projects (ME).

The fact that water stored in reservoirs may be used for diverse purposes - hydroelectricity, irrigation or industrial use, human consumption, recreation, etc. - explains the widely spread policy of building these structures all over the world during the 20th century. However, dams and reservoirs building policies at those times in Spain led to the disappearance of many villages in rural regions due to the flooding of large areas and, as a result, the loss of vernacular architecture and local traditions was unavoidable.In this research, it is aimed to analyse the building of Ricobayo reservoir by the company Saltos del Duero together with its consequences for the affected communities and their heritage through the case of a particular village: La Pueblica, located in the province of Zamora in Castile and León, Spain. Disregarding the relevance of vernacular architecture, the devastation of La Pueblica, which allegedly existed ‘unaffected over time’, isolated from modern times and whose homes were ‘unhygienic and meagre’, was registered in the documentary called Por Tierras de España (1933) carried out by Fernando López Heptener, who worked for the company and oversaw expropriations of lands and housing in areas to be flooded. Due to the subsequent interest in spreading the film, it is possible for us to recover nowadays the lost image of La Pueblica, the vernacular architecture within as well as the traditions which were carried out in those spaces.If the future of dams is linked to sustainable energy resources and developing countries as thought nowadays, previous positive – but also negative – experiences must be considered, since, despite all the prior benefits linked to water utilisation, building these engineering structures undoubtedly implies a direct social effect on the communities and heritage elements connected to them, which could be decisive to manage our cultural heritage nowadays.

More people than ever are living in cities, and in these cities, more and more people are living alone. Using the example of Vienna, this paper investigates the subjective well-being of single households in the city. Previous research has identified positive and negative aspects of living alone (e.g., increased freedom vs. missing social embeddedness). We compare single households with other household types using data from the Viennese Quality of Life Survey (1995–2018). In our analysis, we consider overall life satisfaction as well as selected dimensions of subjective wellbeing (i.e., housing, financial situation, main activity, family, social contacts, leisure time). Our findings show that the subjective well-being of single households in Vienna is high and quite stable over time. While single households are found to have lower life satisfaction than two-adult households, this result is mainly explained by singles reporting lower satisfaction with family life. Compared to households with children, singles are more satisfied with their financial situation, leisure time and housing, which helps to offset the negative consequences of missing family ties (in particular with regard to single parents).

Asia has experienced widespread transformation and growth, accompanied by increased demographic pressure, greater intensification of agricultural production, industrialization, and urbanization. This economic growth has been very resource- and carbon-intensive, while climate change has triggered or exacerbated behaviors and defense mechanisms that have come at the expense of the natural environment. Therefore, we examine and compare three Asian Development Bank (ADB) projects in two member countries of the Central Asia Regional Economic Cooperation: one in the People’s Republic of China (PRC) and two in Mongolia that relate to sustainable green development and use innovative financial mechanisms, and behavior-changing nudges. We provide comparative analyses and aim to demonstrate effective, innovative, and sustainable green finance and green transformation approaches in these two countries to address these pressures. The ADB–PRC loan for the Anhui Huangshan Xin’an River Ecological Protection and Green Development project aims to help Huangshan municipality reduce water pollution in the Xin’an River Basin, which is part of the Yangtze River Economic Belt. The project is piloting innovative green financing mechanisms to reduce rural pollution and complement the ongoing interprovincial eco-compensation scheme while supporting green agroecological businesses through two interventions: the Green Investment Fund and the Green Incentive Mechanism. In Mongolia, ADB and the Government of Mongolia have developed two large-scale transformative projects using integrated design and innovative green financing mechanisms to leverage private sector investment: (i) Aimags and Soums Green Regional Development Investment Program, which aims to promote green urban–rural linkages, green agribusiness development, natural capital, rangeland regeneration, and soil carbon sequestration through the (ii) Ulaanbaatar Green Affordable Housing and Resilient Urban Renewal Project, which aims to transform Ulaanbaatar’s vulnerable and substandard peri-urban areas into low-carbon, resilient eco-districts that provide access to green affordable housing.

Available data provide a picture for the macro-economy of Colombia, agriculture, and infrastructure. Recent data on trends on public procurement were difficult to find within the scope of this rapid review. In 2020, macro-level employment figures show a large drop between February and April when COVID-19 lockdown measures were first introduced, followed by a gradual upward trend. In December 2020, the employment rate was 4.09 percentage points lower than the employment rate in December 2019. Macro-level figures from the National Administrative Department of Statistics (DANE) show that a higher percentage of men experienced job losses than women in November 2020. However, the evidence presented by the Universidad Nacional de Colombia based on the DANE great integrated house survey shows that a higher proportion of all jobs lost were lost by women in the second quarter. It may be that the imbalance shifted over time, but it is not possible to directly compare the data. Evidence suggests that women were disproportionately more burdened by home activities due to the closure of schools and childcare. There is also a suggestion that women who have lost out where jobs able to function during lockdowns with technology are more likely to be held by men. Literature also shows that women have lower levels of technology literacy. There is a lack of reliable data for understanding the economic impacts of COVID-19 for people living with disabilities. A report on the COVID-19 response and disability for the Latin America region recommends improving collaboration between policymakers and non-governmental organisations. Younger people experienced greater job losses. Data for November 2020 show 3.3 percent of the population aged under 25 lost their job compared to 1.8 percent of those employed between 24 and 54. Agriculture, livestock, and fishing increased by 2.8% in 2020 compared to 2019. And the sector as a whole grew 3.4% between the third and fourth quarters of 2020. In terms of sector differences, construction was harder hit by the initial mobility restrictions than agriculture. Construction contracted by 30.5% in the second quarter of 2020. It is making a relatively healthy recovery with reports that 84% of projects being reactivated following return to work. The President of the Colombian Chamber of Construction predicting an 8.4% growth in the construction of housing and other buildings in 2021.
