Abstract:
Sub-center formation is closely come out when urban environment started to grow and by decentralization and sub-urbanization process to lower the congestions and increase the efficiency in urban life. Besides, by means of rising problems of the growth in an urban area, there emerged the need to share the central activities within the metropolitan region. The growth followed by creation of new towns in the peripheries. Within that organization of the city, sub-centers started to appear to share the burden of the city centers. In this study, the sub-center evolution will be examined with respect to its relationship to urban growth and development. Hence the sub-center formation will be defined and studied in terms of city center, neighborhood center and shopping center developments of the settlements. The criteria on land-use, planning process, design of the built environment, district and neighborhood centers and policies of revisions in the suburb within world examples will help the study to develop principles for sub-center formation. This will provide us to build up some criteria for the central area especially in New Development areas. After the 1970s, the city of Ankara expanded rapidly and there emerged new development areas of the metropolitan region in the West Corridor. With respect to these, Ankara is analyzed with a new urban development area in that corridor called Batikent. With the help of discussions and analysis on sub-center formation on smaller plots belonging to private and a world example of sub-center development produced by the government, design and planning principles of Sub-center growth and development will be proposed in case of Batikent.

The Yellowstone Ecological Center for Observation (Y Eco) is designed to function as an educational facility that employs sustainable and ecological methods. Y Eco incorporates a living machine (an all-natural water purification system utilizing micro-organisms, various plants, etc.), various alternative energy resources (i.e. photovoltaic arrays, vertical wind turbines, hydro-electric in-stream turbines), as well as other passive and active sustainable and ecological design methods. An elevated pedestrian bridge forms Y Eco\'s \"spine\" and provides direct access to over 700 acres of public land on the opposing shore of the Yellowstone River. Y Eco is to be the means to better educate a public predominantly rooted in oil refinement and coal fed power production industries. The need is dire to begin a transformation of habit, an awareness and respect for one\'s own contributions to a society enveloped in its currently fragile nature.

Financing drug development has a particular set of challenges including long development times, high chance of failure, significant market valuation uncertainty, and high costs of development. The earliest stages of translational research pose the greatest risks, which have been termed the "valley of death" as a result of a lack of funding. This thesis focuses on an exploration of financial engineering techniques aimed at addressing these concerns. Despite the recent financial crisis, many suggest that securitization is an appropriate tool for financing such large social challenges. Although securitization has been demonstrated effectively at later stages of drug development for drug royalties of approved drugs, it has yet to be utilized at earlier stages. This thesis starts by extending the model of drug development proposed by Fernandez et al. (2012). These extensions significantly influence the resulting performance and optimal securitization structures. Budget-constrained venture firms targeting high financial returns are incentivized to fund only the best projects, thereby potentially stranding less-attractive projects. Instead, such projects have the potential to be combined in larger portfolios through techniques such as securitization which reduce the cost of capital. In addition to modeling extensions, we provide examples of a model calibrated to orphan drugs, which we argue are particularly suited to financial engineering techniques. Using this model, we highlight the impact of our extensions on financial performance and compare with previously published results. We then illustrate the impact of incorporating a credit enhancement or guarantee, which allows for added flexibility of the capital structure and therefore greater access to lower costing capital. As an alternative to securitization, we provide some examples of a structured equity approach, which may allow for increased access to or efficiency of capital by matching investor objectives. Finally, we provide examples of optimizing the Sortino ratio through constrained Bayesian optimization.

Abstract:
The demand for reduced-size components and devices is pervasive throughout industrial and commerical sectors. This drive to reduce the achievable size of parts and features has furthered the developmen of processes and tools capable of micro scale fabrication. In particular, one of the directions this field has taken is in scaling down traditional machine tools. Being a relatively young area of manufacturing, the area of miniaturized machining is still developing and a significant portion of work remains yet to be done. As a thorough understanding of this area is still developing, experimental tests play a significant role furthering this process. Therefore the direction of this project has been to explore this field using a predominantly experimental approach. The aim of it being to realize a miniaturized machine tool capable of fabricating features and even parts on the micro scale. Additionally the machine should be controlled as a standard milling machine and also be capable of generating free form three dimensional parts. In parallel to developing a machine tool, the project has also been directed at examining the machine's capabilities through a range of tests. For creating such a machine tool, the process was carried out in a two stages. Each stage involved a miniaturized machine tool at a different level. The first machine tool produced primarily served as a proof of concept structure. By performing a range of tests on this machine, it allowed for useful insights be to gained for developing the subsequent stage along with establishing some base performance characteristics which were also used for subsequent comparisons. The primary contributions made in this research include: the development of a miniaturized machine, the completion of experiments that map out the machine's capabilities, and theoretical calculations which further define these limits.

Abstract:
With the increase in employer-sponsored career development programs (CDPs) there has been the need to evaluate the effects of CDP interventions on the both individual and the organization. Previous-follow-up evaluations of participants in workshop oriented CDPs have focused on the effects of CDP intervention services in terms of individual outcomes (i.e., career/life planning, decision making, stress management), but have not dealt directly with the impact of CDPs on the organization, nor compared the CDP participant group with a group of nonparticipants. The subjects for this study were all employees of NASA Langley Research Center, Hampton, Virginia. The CDP services are offered in a neutral on-site area, the Career Development Center (CDC), housed in the Technical Library. Using follow-up questionnaires and interviews, this study replicated many aspects of previously reported CDP evaluations. The results were generally comparable to those studies with respect to the positive impact of the CDP intervention on the individual. Specifically, participants evaluation of the CDC services received were: 1. positive with respect to the CDC process meeting their needs, 2. positive with respect to staff responsiveness, 3. positive with respect to questions they wanted answered, and 4. positive with respect to using the services again if the need arose. The matched groups of nonparticipants and participants scores (fifty in each group) were compared on the dependent variables of job satisfaction, job. commitment, and "actions taken" related to training services offered by the organization. The statistical analyses indicated nonsignificant differences with respect to job satisfaction, and significant differences with respect to job commitment and "actions taken" in the direction of the control group of nonparticipants. This study concluded from the comparative findings, with the equivocation of the job satisfaction measures, the differences noticed in job commitment were an attempt to use the services of the CDP to "self-actualize" their careers and better utilize their skills both on the job and in nonjob related activities. The "actions taken" variable did not show a high degree of involvement of the CDP participants in the organization's training services, but they did become more involved in nonjob related activities. Finally, questions were raised concerning the appropriateness of the dependent variables and matched groups design used in this study for measuring CDP effectiveness. Alternative approaches were suggested for future research.

In recent years, shopping center becomes a more and more hot discussed topic in China due to its rapid development crossing China. The new retail format has brought both new opportunities and challenges. By comparing to western developed countries and region, China has not been involving the shopping center development for quite long time, the industry of shopping center development in China is more behind in terms of shopping center concpet development, design of a shopping center, investment model and the sysmatic professional way of shopping center development. How to lower the risks of shopping center development and have it to be a sustainable industry becomes a very crucial question to answer now. The paper will discuss those questions through literature review, interview, case study and comparison analysis. After all the research done in the paper, we can draw a few improving suggestions such as the government needs to have good commercial planning from the beginning, the developers shall have a healthy long term business model to support to have good shopping centers both for tenants and customers. Besides those, the developers should think about and use a professional way to do the shopping center development in China. The improving suggestion will need to focus on the customer needs and have long term business model.

Denna studie omfattar en undersökning om hur ett hybridnät har fungerat, i detta fall Ihushi Development Center som ligger I Tanzania. De mätningar som har gjorts, har följt en standard för att kunna universellt användas vid en fortsatt studie eller direkt kunna användas för att jämföras med andra hybridnät med liknande uppsättning och förutsättningar. Under arbetets gång så har en ny modell tagits fram för att smidigt kunna analysera rådata och uträkning av de nödvändiga parametrarna. Detta underlättar även kommande arbeten kring detta hybridnät. Det har också blivit en typ av simulering då det har funnits många olika typer av utspridda och kontinuerliga fel som har behövts hanteras. Dessa värden har då behövts uppskattats utifrån olika källor och metoder, för att sedan användas. Det har sedan räknats ut effektiviteter och prestanda på olika delar i systemet som sedan kommenteras och kan direkt användas för en utvärdering i en framtida studie. Dessa resultat har bitvis jämförts med tidigare utvärdering men då det saknats information från föregående rapport så har en fullständig jämförelse och slutsats inte varit möjlig.
This study covers a research about how a micro-grid have performed, and in this specific case at Ihushi Development Center in Tanzania. The Measurements that have been made, have followed a standard to be able to be used as a universal data for future studies or just directly be comparable to other micro-grids with a similar rig and conditions. During the study, a new model have been created to easily analyze the raw data and perform the necessary calculations, which also is of high value in coming work on this micro-grid. There have also been some simulations done due to the vast amount of errors that have been both scattered and continuously appearing, this had to be taken care of and the values needed have been extracted and estimated from other sources and methods. Efficiencies and performances have been calculated for different parts of the system and have been commented so they can in a fair way be used for an evaluation or a future study. These results have partially been compared with the previous evaluations, but due to missing data in the previous report, a complete comparison and conclusion have not been possible.

The proposed expansion of the Boston Convention and Exhibition Center was approved by the Massachusetts legislature in 2009. In 2010, the governor put the expansion on hold citing an overstated economic impact. Proponents argue that expanding the convention center will lead to increased occupancy and significant economic benefits. But do the benefits outweigh the costs? The first part of this thesis provides an overview of the convention center market in the US as well as two case studies of convention centers that have undergone expansions. The second part closely examines the history and performance of the Boston Convention and Exhibition Center using data from the Massachusetts Convention Center Authority along with data from various other sources to project realistic economic costs and benefits of the expansion as currently proposed.

Universities within the Unites States have long been active in the real estate development market surrounding their respective campuses. However, beginning with the baby boom in the late 1950s, colleges have begun expanding their campuses at ever increasing rates to account for the influx of new students. In order to accommodate this increased need for campus expansion, universities have begun to look increasingly to private development firms as a means to facilitate the development of university real estate product. As these development partnerships between the institution and the private sector become more widespread, in what ways can private firms provide a benefit to the university by building facilities that utilize private market efficiencies of design and construction. The question will be answered by studying three cases of university - private sector development: Harvard University, The University of Pennsylvania, and the Massachusetts Institute of Technology. By focusing on two types of real estate product in particular, student housing and laboratory space, the case studies will compare product developed privately for each university to product developed by the university's internal facilities department. Financial, construction, and design metrics of privately and university developed products will be compared and contrasted to determine where and how private, market influence might provide the university with an advantage in developing real estate.

The project focuses on the development of a strategic plan for the Highland Environmental Learning Center (HELC), the completely integrated environmental learning center located in the Highland Branch Library of the San Bernardino County Library system. The plan was developed through the investigation of other nature centers, interpretive centers, and environmental learning centers to help define the purpose and mission for environmental education in a non-formal setting. It is also meant to serve as a guideline for future programming, budgeting, promotion, and staffing of HELC. The plan supports HELC's goal to foster environmental sensitivity and environmentally responsible citizenship.

Abstract:
This study explored the low retention rates of childcare workers at a military child development center in the northeast United States. The purpose of this case study was to explore the work experiences of childcare employees during their first year of employment at a child development center to discover the factors that influenced their decision to resign. The conceptual framework that guided this study was a 2-factor approach of motivator and hygiene factors associated with experiences and perceptions. Transcripts from interviews with 15 current and prior childcare workers and management team members were coded, triangulated, and thematically analyzed. The themes developed from the interview data revealed key factors that contributed to childcare workers' positive and negative work experiences, such as pay and benefits, professional development and training requirements, and lack of support for novice childcare workers. The results of this study led to a position paper recommending that stakeholders implement a 3-day mentoring program to address the issue of resignation among first-year childcare workers. The mentoring program could lead to social change by increasing positive work experiences, knowledge base of first-year childcare workers, and worker retention rates at military child development centers.

Knowledge-based industries tend to cluster. The nature of activities illustrate the importance of networks and virtual and proximity aspects of clustering. Review of existing literature brings out the advantages of clustering for such industries. The purpose of the study is to comprehend the current status of development, both economic and real estate, in the knowledge-based industries in India. A stylized model is used as a reference to understand the status of economic development. Current body of literature and interview results from this study suggests transitioning nature of India's knowledge-based industry from being a services provider to becoming a knowledge provider. However, there are challenges in the transition process related to infrastructure and human resource. This study suggests that a large scale mixed use project may in fact be able to address some of the ongoing issues in the economic domain. The proposed development may lead to clustering of business and universities thus, giving rise to a knowledge-based cluster in India.

Hierbei spielten Service Center in der allgemeinen Managementwahrnehmung bislang eine untergeordnete Rolle. Damit wird ihnen Unrecht getan. Denn im Innovationsprozess stehen die Service Center am Ende des Produktzyklus. Was übersehen wird, ist, dass sie zugleich den Anfang eines neuen Produktzyklus bilden können. Insbesondere da in den Service Centern alle Erfahrungen zusammen laufen - vor allem die der Kunden. Um dieses Missverhältnis zwischen allgemeiner Wahrnehmung und effektiver Bedeutung von Service Centern für den Innovationsprozess herauszuarbeiten und Korrekturmöglichkeiten aufzuzeigen, wurden im Rahmen der Dissertation informationstechnische Methoden und Werkzeuge entworfen, entwickelt und eingesetzt. Am Ende entstand daraus sogar ein eigenes Produkt, das in Kundensituationen eingesetzt werden kann.

The lifestyle center, a recently emerged real estate retail product, is the culmination of shifts in cultural attitudes, real estate economic trends, and changes in the role of local government on the development of built space in the suburban landscape. In the latter half of the 20"' Century, the view of suburbia as the antithesis of urbanity, centerless sprawl devoid of the city's redeeming civic and community features, gained currency. Built to resemble early 20th Century main streets or town squares, lifestyle centers offer a counterpoint to the disaggregating effects of suburbanization wrought over the past half century. But, do they represent a true return to small town ways of living? Are they a viable model for giving a physical focus to suburbia This thesis gauges the performance of lifestyle centers relative to standards set by traditional main streets or town squares. Issues of publicness, mix of use, physical configuration, and community perception are taken into account. Regarding these measures, lifestyle centers are partially successful in creating a physical center and community in the perceived disorder of suburbia. However, the lifestyle center does not fully achieve the goal in the sense that it remains relatively exclusive and narrowly focused. Although derided as Disney-esque environments that thinly disguise their goal of encouraging consumption, the lifestyle center represents a shift in thinking, one that begins to take into account the role of retail in the physical and social fabric of society That shift, although incomplete, is a positive step towards improving the quality of the urban landscape in the United States.

Shopping Centre is an urban facility which that is becoming very important in the cities landscape, during these last forty years in Brazil. Their number has increase significantly and they occupy large parts of the territory and concentrate different activities. This work analyses the impacts of the implementation of shopping centers, in three different ways: the territorial impacts, studying the transformations in the urban tissue relating to the need of road system adaptations for access; and the changes of land use in order to generate densification and gentrification; the social impacts, analyzing the shopping center contribution to the population that although of private character can be used in a public space for leisure and recreation, with quality and safety. Combining commerce and services it offers many possibilities for the daily tasks of the population, as well as it generates employments; the environmental impacts related to the air quality, the solid wastes produced and the noise level. It considers how these aspects can be minimized and which solutions can be transformed into benefits. The identification and analysis of these impacts in the case studies selected, located in Campinas in the hinterland of the State of São Paulo the Iguatemi Shopping, the Galleria Shopping and the Parque Dom Pedro Shopping the intention is to understand the positive impacts and to understand how the urban policy contributes to better urban areas.
O Shopping Center, é um equipamento urbano que tem mostrado expressividade na paisagem das cidades, nesses quarenta anos de sua existência no Brasil, pois além de ter aumentado significativamente seu número, ocupa grandes extensões no território e concentra diferentes atividades. Esse trabalho analisa os impactos resultantes da implantação dos shopping centers, onde se destacam: os impactos territoriais, estudando-se as transformações que ocorrem no espaço físico: quanto à necessidades de adaptações do sistema viário para seu acesso; a sua característica de mudar o uso do solo, e gerar adensamento e gentrificação; os impactos sociais, analisando sua contribuição à população em oferecer um espaço, que embora de caráter privado pode ser utilizado como espaço público de convívio e lazer, com qualidade e segurança. Sua contribuição ao reunir comércio e serviços, agilizando as tarefas diárias da população. E ainda a sua capacidade em gerar empregos; os impactos ambientais, identificando quais são esses impactos em relação à qualidade do ar atmosférico, ao despejo de resíduos e a dispersão de ruídos. Observando-se como eles podem ser reduzidos e como as soluções utilizadas podem ser transformadas em benefícios. Com a identificação e análise desses impactos, aplicados nos estudos de caso escolhidos, que são os shopping centers localizados em Campinas no estado de São Paulo - Shopping Iguatemi, Galleria Shopping e Parque Dom Pedro Shopping - pretende-se identificar os impactos positivos e entender como o poder público contribui para se obter melhor qualidade do meio ambiente urbano.

The purpose of this research was to examine frame-of-reference (FOR) training retention in an assessment center (AC) rater training context. In this study, we extended Gorman and Rentsch’s (2009) research showing FOR training effects on performance schemas by examining the effects immediately after training and again after a two-week nonuse period. We examined the retention effects of FOR training on performance ratings and on performance schema accuracy. The results indicated that the FOR training condition, compared to a control condition, yielded performance ratings and performance schemas more similar to expert ratings and to an expert schema, respectively. FOR training also had positive effects on ratings and performance schema accuracy assessed two weeks after training. These results support and extend the theory of FOR training, which posits that the instructed theory of performance replaces the preexisting rater schemas (Lievens, 2001), and they contribute to the research on FOR training within AC contexts.

This thesis investigates the factors, related to urban stadium development, that act as a catalyst for subsequent local urban renewal. Over the recent decades there has been substantial debate related to stadium or arena development. "The stadium debate intersects with cultural studies, economics, law, urban studies, civic planning, sports administration, mass communications, and sociology."' The center of this debate is over the economic and social "net benefit" to a city that undertakes a stadium development. Many argue that the economic and social costs created by urban stadium development outweigh the public good, especially in the case of publicly funded or subsidized stadiums. This thesis concentrates on the renewal of the surrounding real estate markets rather than broader economic renewal. When this thesis refers to "urban renewal" it is meant in the context of the renewal of the physical infrastructure and real property. The thesis examines the range of costs and benefits resulting from stadium induced urban real estate renewal. The benefits analyzed are derived from the changes in the local real estate markets that may be connected to the arena or stadium construction. The subject case study illustrates some of the broader economic benefits related to urban real estate renewal. Washington, DC provides a recent example of urban arena development that led to significant local investment in the development of the surrounding area. Construction of the Verizon Center led to development of residential, office, and retail product in the immediate area. The case study explores the factors (specific to the site, team owners, local developers, and city officials) that create a fertile environment for urban real estate renewal.
(cont.) It also ascertains, by way of interviews and public record, the concerns of these parties while making the critical decisions that can spark this type of urban rebirth. Using the Verizon Center case study, this thesis examines the factors that had a positive impact on urban renewal.
