Lloyd, Douglas Steven. "Linking housing and capital markets in the former Soviet Bloc : the status of residential mortgage bond and secondary markets in the Czech Republic, Hungary, Poland and Russia." Thesis, Massachusetts Institute of Technology, 2001. http://hdl.handle.net/1721.1/8264.

Abstract:
Thesis (S.M.)--Massachusetts Institute of Technology, Dept. of Urban Studies and Planning, 2001.
Includes bibliographical references (leaves 95-99).
Since the collapse of the Soviet Union in 1991, the Russian Federation ("Russia") and former soviet satellite countries and republics of Central and Eastern Europe ("Soviet Bloc") have struggled with privatizing housing and establishing market-based residential mortgage systems. This thesis addresses the recent efforts of three former Soviet Bloc countries (the Czech Republic, Hungary and Poland) to fund residential mortgage lending through the use of mortgage bonds and capital markets (wholesale lending). This European lending market is different and, in many ways, a competitor to residential mortgage securitization, an American method of accessing capital markets. For comparison, this thesis addresses efforts to connect Russia's residential mortgage markets to domestic and international capital markets. The thesis concludes that the residential mortgage markets in these four countries remain in the early stages of development and that the current benefits of mortgage bond and mortgage-backed securities in such stages remain unclear.

Abstract:
Modern capitalism is not singular. There are varieties of capitalism in the contemporary world. This thesis aims to apply the Varieties of Capitalism approach developed by Hall and Soskice (2001) to the case of the Czech Republic and ascertain whether the Czech market economy is approaching a liberal or a coordinated ideal type defined by these authors. At the same time, such findings might provide an answer to whether the Varieties of Capitalism approach designed for advanced industrialized economies is fully applicable for analysis of a post-socialist country that underwent a complicated process of economic and institutional transformation.

Abstract:
The goal of this thesis is to identify the challenges and success factors of the support system for innovative start-ups in the Czech Republic as well as to formulate recommendations for the implementation of the currently envisaged Seed fund project. The thesis covers the specifics of start-up companies and barriers for their development and puts them in relation with the current state of the Czech entrepreneurial environment and its innovation performance. Hard data as well as opinions of experts and potential investors are assessed to analyze the needs and motivations of both demand and supply sides of the venture capital market in order to provide some valuable insights which may help the support system to improve the access of entrepreneurs to external finance and boost the creation of innovative start-ups in the Czech Republic. The main suggestions introduced relate to the focus on retaining strict transparency, to the careful selection of entities evaluating the viability of projects and those providing services assisting the entrepreneurs in the preparation phase. Finally, the right setting of conditions of the Seed fund to attract both private investors and entrepreneurs will determine the success of the whole project.

Full text
Abstract:
This thesis deals with legal immigration in the Czech Republic. The aim is to answer the question of whether migration is always mainly economic, that is, whether the main motive for migration is economic activity in the territory, or whether there are differences between different ethnic groups. The chosen method was the comparison of economic development and migration flows in selected countries in comparison with the Czech Republic. Furthermore the subject is an analysis of the economic activities of foreigners in the labor force and flexibility of the labor market in relation to the current economical crisis. The outcome of the thesis is the fact that Ukraine and Vietnam are typical representatives of countries with economic immigration and that motives for migration from Russia are not economical. An interesting finding of this work is the fact that even a restrictive policy of the state to protect the labor market did not affect a number of citizens in foreign territory (Czech Republic), only it reduced their total employment.

Abstract:
V teoretické části tato práce analyzuje současnou ekonomickou literaturu o efektech PZI. Dále identifikuje hlavní příčiny a řešení Evropského trhu práce. V důsledku efektu přelévaní, nadnárodní společnosti zvyšují mzdy a produktivitu v domácích firmách. Hypotéza o zvyšování produktivity prostřednictvím substituce práce kapitálem byla zamítnuta. Produktivita práce rostla rychleji než mzdy a proto nezpůsobila nárůst nezaměstnanosti.

"Higher Education credentials and labour market outcomes : expectations of business students in England and the Czech Republic." Thesis, University of Huddersfield, 2017. http://eprints.hud.ac.uk/id/eprint/33921/.

Full text
Abstract:
While the financial returns to education have been widely studied since the 1960s, the research on students‟ earnings expectations is relatively scarce. This study examines students‟ earnings expectations and their perceptions of the link between education and labour market outcomes. A mixed-methods approach was adopted – questionnaires and focus groups were used for data collection. First year and final year Business students were surveyed at two universities in England and two universities in the Czech Republic. A repeated cross-sectional study design was used - the survey was conducted every year between 2011/2012 and 2014/2015. In addition, focus groups with students were carried out to supplement the survey results. Several personal characteristics were found to influence students‟ expectations. Female students had lower earnings expectations and the expected gender pay gap was found to increase with work experience. The effect of gender on earnings expectations was found to be stronger in the Czech Republic. First years students expected to earn more on average compared to their final year counterparts. Ethnicity was found to be an important factor – black British and Asian British students had higher earnings expectations compared to white British students. Students from high-income families expected to earn significantly more compared to those from less affluent backgrounds. Students expected their earnings to grow with education and experience. Students expected to earn more after graduation compared to what they would expect had they decided not to go to university. Final year English students who expected to achieve a first class honours degree had higher expectations compared with the rest of the sample. In both countries, final year students who expected to be overeducated after graduation anticipated a pay penalty. The evidence of a so-called sheepskin effect was found in final year students‟ expectations – they believed they would have been financially punished for leaving university during their final year. Students who intended to stay in their home regions after graduation had lower earnings expectations compared to those who were willing to relocate to the capital city or move abroad. Students‟ perceptions of the link between education and labour market outcomes were evaluated in the light of human capital theory, the screening hypothesis and credentialism. Students in both countries favoured the credentialist explanations of the relationship between education and future socio-economic status. English students believed that employers prefer graduates from elite universities. On the other hand, Czech students believed that graduates from more affluent families are advantaged in the graduate labour market due to their economic capital. This study has some implications for both policy and practice. However, while the sample size was relatively large, the results cannot be generalised to the entire population of Business students in England and the Czech Republic since non-probability convenience sampling was used to collect the data.

Full text
Abstract:
This work focuses on new regulatory proposals, primarily Basel III accords and analyzes its ability to create a buffer for recurrent credit bubbles. This paper follows a research made by Lis, Pagés and Saurina [2000]. Their paper has illustrated the cyclicality of loan growth and GDP growth for Spain. This cyclicality is supported by cyclical Basel II regulation. In this paper is examined the ability of new regulatory proposals such as Basel III, statistical provisions and change in the approach to the probability of default, to cope with recurrent credit bubbles. According to my critical assessment, Basel III may not be able to create sufficient capital buffer for exceptional credit bubbles such as the current one. This buffer suggested by Basel III has several drawbacks which may decrease its functionality. Statistical provision is not an appropriate measure either, because it could weaken the fair and true view of financial statements principle. Change in approach to probability of default seems to be rational and effective. The only issue may relate to its recovery mechanisms. It doesn't support economic growth in time of economic recession. The author's proposal of new countercyclical buffer, which would be based on credit-to-GDP ratio and GDP growth to loan growth gap is introduced at the end of this work. Although this measure may have negative impact on GDP growth, it may create an appropriate buffer to systematic credit risk.

Its aim is to provide a comprehensive understanding of all relevant elements have been influencing end prices of gasoline and diesel during last 8 years, understand their leverage and uncover which of those were the most important for this development. These are then researched using mainly graphical analysis and basic statistical tools. The delivery is that both prices of gasoline and diesel are highly correlated with the price development of crude oil and the prices of their respective commoditized barges expressed in the nominal value of CZK. It was also discovered that there are visible tendencies for asymmetrical pricing reaction and reaction lags, which could serve as a basis for a follow-up work. Based on these findings several conclusive recommendations for relevant companies were built and delivered.

Abstract:
This diploma thesis focuses on problems of regulation and supervision over financial market in Czech Republic. The first part of diploma thesis describes briefly the Czech financial market and its main characteristics. The following four chapters evaluate main steps in the development of supervision and also its key inadequacies. According to the main segments of financial market these chapters deal with four markets -- capital market, banking market, insurance market and market of co-operative credit bank. In connection with the actual world economy situation, I mention the actual U. S. mortgage crisis, which is behind the turbulences on financial markets. The last chapter is dwelling on the integration of supervision over the financial market. In the Czech Republic four options of the institutional arrangement of integrated supervision had been comming into question, which are also considered in my thesis. On the basis of predominant advantages, the variant of full integration into the central bank prevailed. One of the aims of my diploma thesis is to analyse, whether this integration of supervision is advantageous for the Czech Republic and whether it brings better results than the earlier sector arrangement of the supervision.

The goal of my research and study is to analyze market prices of the real estate properties on the borders of the Czech Republic, Slovakia and Austria. Based on the collection of the needed data, there are databases made in which the real estates are categorized by the type, disposition and location. According to the database, we can then calculate the average market prices of the real estate properties which we can later compare to the border regions' standards. Likewise, we also consider the specific structure of the database in the outputs, which helps us to outline the different factors influencing the property price. Special attention is paid to those factors which play a big part in the real estate prices. Likewise, we considered the other factors increasing the property market price in the study.

Abstract:
The master thesis explores the opportunities arising for Czech companies from the 13th Five-Year Plan for the economic and social development of the Peoples Republic of China for the period of 2016-2020, and the impact of Czech-Chinese political relations onto their trading cooperation. The theoretical part of the thesis deals with the Chinese economy; it describes its economic history, recent development and current state. The following part focuses on the trading cooperation between the PCR and the Czech Republic and its evaluation. The introductory chapter of the analytical part provides a description of the main points of the 13th Five-Year Plan of the PCR. With regard to the main objective of the thesis, the practical part analyses specific opportunities for Czech companies in areas supported by the Chinese government in accordance with the five-year plan. The survey discovered that both the five-year plan and the political situation have a positive influence on Czech companies business activities in the PCR. This, however, does not apply to all companies equally; it is especially true for large companies while other factors play a decisive role in the case of smaller firms. The survey uses primarily qualitative research based on semi-structured interviews and semi-structured questionnaire. A SWOT analysis identifies the opportunities and threats associated with entering the Chinese market.
