Abstract:
Abstract There is a rising gap between supply and demand of wood as building and construction materials. The search of alternative materials to fill in the gap is an urgent concern. Bamboo is one of locally abundant resources; 88 out of 135 species growth in Indonesia is an endemic. It is a renewably material and has comparable characteristics to wood. Notable efforts to reduce the variability of raw bamboo have led to the improved physical and mechanical properties of the engineered bamboo. Laminated bamboo and hybrid laminated bamboo-wood had superior wood strength in comparison to the raw materials. Laminated bamboo produced from andong (Gigantochloa pseudoarundinacea (Steud.) Widjaja), mayan (Gigantochloa robusta Kurz), vertically laminated andong bamboo comparable to wood strength class I, I-II and II, respectively. Furthermore, hybrid laminated bamboo-wood andong-manii (Maesopsis eminii Engl.), andong-mayan-jabon (Anthocephalus cadamba (Roxb.) Miq.) comparable to wood strength class II and III, respectively. The properties improvement of engineered bamboo demonstrates the potential application of laminated bamboo as a substitution for building and construction material.

Abstract:
Indonesia is located in a hot, humid climate, and one of the abundant and indigenous natural resources in Indonesia is bamboo plants. People in everyday life widely use bamboo. However, the community has not been adequately educated about bamboo, especially in terms of (1) processing, (2) preserving, and (3) maintaining bamboo. These three things have essential roles in supporting the bamboo's durability since bamboo is susceptible to destructive organisms. In this study, the durability of bamboo was observed, interviewed, and analyzed to examine the most optimal bamboo preservation method for construction use in a hot, humid climate. The type of bamboo and the characteristics of bamboo were assessed: both by chemical and traditional methods of preservation. This study found that in terms of durability, the traditional preservation method results in stronger durable bamboos. The traditional methods are considered to be more optimal for bamboo building construction in a hot, humid climate.

Abstract:
Construction activities (construction and demolition) is one of the major contributors in the generation of waste generation in landfills. Recycling waste of demolition construction is considered effective, but for the case in Indonesia not many know the benefits of the utilization due to lack of socialization of the impact of construction waste and not many people who know the economic value in waste recycling products construction. The aim of this study is to analyze the potential of use construction waste recycling products in terms of economy and its development in Indonesia, case study in Jakarta area. This paper will use descriptive analysis with literature studies based on several references related to similar cases. The result show that 40-60% of waste from construction and construction can be recovered and recycled. Economically, waste minimization is also feasible because reuse of construction waste is estimated to be worth 2-3% of the total project budget. Therefore, the construction industry can save by applying waste minimization in the project.

Abstract:
Bamboo is one of the building materials that is no stranger to the people of Indonesia. Bamboo grows abundantly throughout Indonesia and has become part of the lives of Indonesian people. Bamboo is used because it has strong material characteristics but has a light weight for building construction needs. Bamboo is also known to have ecological value that is good for the environment because it only takes about 3 to 5 years of growth to be ready for use as material better than wood materials that can reach 40 years. With very fast growth and the ability to adapt to a good climate, bamboo is an alternative material that can be a renewable resources. However, modern society now has a perception that bamboo is an ancient material and material for the poor and has a low aspect of durability. Even though bamboo can be used for the structure of tourism accommodation building as well as villa it will give a unique look with renewal of designs and the development of more innovative ways of preservation in order to become a development effort that is more directed towards environmental preservation. By using bamboo extensively in the structure of buildings, the circulation of the presence of bamboo can support the people's economy and have a great positive impact on the environment. Abstract:
This study aims to specifically analyze the business environment in the construction service industry in DKI Jakarta, by using an external and internal dimension factor approach. The dimensions of external factors include several indicators such as political, economic, social, and technological indicators. While the internal factor dimensions consist of indicators of corporate culture, corporate structure, and corporate resources. The analysis technique uses Structural Equation Model (SEM) with SmartPLS. The number of samples included 370 leaders of construction service companies in DKI Jakarta. One company is represented by one company leader, either a large, medium or small scale company. The results showed that external factors are more dominant than internal factors in shaping the construction service business environment in DKI Jakarta. It can be understood because as the capital city, DKI Jakarta has a far more complex constellation than other regions. It means that in the case of operating companies in Jakarta, they must be agile in managing external threats and opportunities. Companies that cannot adapt to the very dynamic climate in the capital with the dramatic competition will not be able to survive.

Abstract:
Space utilization for measurement of the changes of Earth’s surface is an alternative monitoring technique. Covering a large area with better spatial resolution, comparable accuracy and costly low compared with conventional measurement have made SAR technology more popular in monitoring the subsidence. Land subsidence is the vertical movement of the land surface mainly triggered by fluid extraction, load of construction, geological condition, natural compaction or tectonic activity. Previous researchers have found that Jakarta has experienced land subsidence for decades. On the other hand, rapid urban growth and severe congestion problem in Jakarta are also crucial issues. By providing the first MRT subway, it is expected to be solved the congestion problem. Persistent Scatterer Interferometry Synthetic Aperture Radar (PSInSAR) is one of method to identify the deformation with millimeter accuracy. It was perfectly useful for studied on the land subsidence in consequence of the first MRT subway project in Jakarta. The land displacement monitoring along MRT subway trajectory has been acquired by processing Sentinel 1 and ALOS PALSAR-2. This study was able to investigate the land subsidence by using SARPROZ. Finally, the results of this study indicated that land subsidence occurred in the construction area with the lowest land subsidence rate of -0.6 cm/year and the highest land subsidence rate was -7.3 cm/year. Abstract:
Abstract High-rise buildings in big cities are crucial for business, economic, educational, residential, and entertainment activities in recent times. The technology discoveries in various fields that support high-rise building construction such as structure, mechanical, electrical, and materials have opened up opportunities for comfortable and environmentally safe architectural work. The first milestone of high-rise building construction knowledge in Indonesia was the completion of the thirteen-floors Sarinah retail building in 1967. Indonesia, especially in Jakarta, then experienced rapid growth of high-rise buildings construction. However, there is limited research on the development of high-rise building designs in Indonesia, especially from an architectural design perspective. It leads to the lack of literature on high-rise building design in Indonesia. By utilizing a publicly accessible database from the Council of Tall Buildings and Urban Habitat and recent literature called Designing Tall Building by Mark Sarkisian, this paper explores the design development of high-rise buildings in Jakarta from time to time in the aspects of architecture, structure and sustainability.

Abstract:
Bamboo is an abundant material and easily available in Indonesia. In addition to having high compressive strength and tensile strength as well as ease of obtaining and low prices, bamboo is a consideration and focus in developing in the world of construction today. In this study, bamboo is used for soil stabilization, where bamboo is used in the form of fibre. This research focuses on the strength properties of various types of bamboo. The focus is to investigate the relationship between the maximum tensile strength of bamboo and the flexibility of bamboo in soil stabilization. This is very important, because bamboo fibers used for soil stabilization rely on their tensile strength rather than their compressive strength. Thus, the optimum tensile strength and flexibility of bamboo must be of particular concern. From the results of the study of the tensile strength of two types of bamboo, namely Apus Bamboo and Java Bamboo, the Apus Bamboo results were found to have a higher tensile strength of 225.57 mpa with maximum flexibility of 19.99 mm and 43.76 mpa for tensile strength of Javanese Bamboo with a level of flexibility of 10.26 mm.

Abstract:
Soft soil in construction work is a problem. This is due to the low carrying capacity of the land. Low carrying capacity can cause losses, ranging from losses in terms of construction costs that are increasingly expensive, to the threat of construction safety, ie structures that are made unable to stand stably. The stability of the soft soil found in the location of the railway double track planning can be improved by the method of bamboo slab mattress because the carrying capacity of the soil increases due to pressure from the bamboo slabs that enter the soil. In this study bamboo slabs were used in order to strengthen the stability of embankments on the double track railroad where the embankment did not experience the collapse of the load of the pile itself or due to the burden of the passing train. The earthquake load can affect the stability of the slope of the double track railroad, this is evidenced from the analysis using the plaids program so that the internal force can be known. In the writing of this study, we will draw a picture of soft soil reinforcement modeling with bamboo slabs, which analyzes the calculations with additional earthquake loads. This can be a reference in the implementation of the construction of railroad lines in Indonesia, which are located in vulnerable locations with wetland conditions or rice fields

Abstract:
Objective - This research aims to identify a cultural theme embedded in entrepreneurial accounting and construct the form of entrepreneurial accounting. Methodology/Technique – A cognitive anthropology method is employed in this research to investigate the cultural atmosphere of entrepreneurial accounting. This is achieved by conceiving the atmosphere into informants’ (owner/entrepreneur-director) mind-set. The research was conducted at various Padang restaurants in Jakarta, Indonesia, that were classified into four groups based on their size and level of complexity. Finding and Novelty - Firstly, a number of cultural themes of entrepreneurial accounting are revealed among the four Padang restaurant groups. There are four similar cultural themes: (a) business process turbulence; (b) togetherness intensity; (c) informal control processes; and (d) formal control processes. Despite the fact that all of the restaurants have similar cultural themes, the elements embedded in each theme are different and require certain adjustments in the design of entrepreneurial accounting based on a profit sharing system. Secondly, a construction of entrepreneurial accounting coloured with a unique socio-cultural background was also discovered. This construction enables owner/entrepreneur-directors to execute work programs with a view to achieving the company’s goal to enhance performance, either financially or non-financially. Abstract:
Abstract- Deployable structure is a type of structure that can be transformed from a closed configuration to an open configuration. This structure can be assembled and disassembled with ease. This easy construction is a reason why deployable structure is the right structure for after disaster scenario. In emergency, natural resources are needed since it can be found and used easily. Bamboo is a common plant that can be found everywhere in Indonesia. Research have been done by UNPAR’s architecture lecturer regarding deployable structure (deployable spatial and deployable planar) with bamboo as its material. It says that deployable spatial structure has easier and shorter time in instalation than deployable planar structure. Deployable spatial structure has tons of room for development. Some development that can be done is to make deployable structure module to be duplicated in every direction, and to implement self locking mechanism in this structure. This research is done to find deployable structure module that can be duplicated in every direction, and also implementing self locking mechanism in this structure Method that used in this research is qualitative by comparing some buildings that implementing deployable system (Resiploy and Triangle Prism) and modular system (Rising Canes and Y-BIO). The comparastion result is opportunity and thread from each building. This result which is opportunity and thread from each building then synthesized to find criteria for deployable structure that can be duplicated in every direction. Based on the research, it can be concluded that in deployable structure, nut and bolt is needed so that some building element can be rotated to create a movement. In modular building, we need a simple system that can be used in every joint so that building can be duplicated in every way with ease. Reciprocal structure is needed to make a building with self locking mechanism. By simplifying Resiploy’s joint and using Rising Canes’s modules, we can make a deployable structure that can be duplicated in every way with self locking mechanism Key Words: bamboo structure, deployable, modular, self locking mechanism

Abstract:
Bamboo can be used in a variety of ways, including as fuel and as household and construction materials. Due to its versatility, the material is of high economic value. This study investigated the fuel properties of six bamboo species grown in Indonesia. Each bamboo sample was carbonized at different temperatures. Proximate and ultimate analyses were carried out on the bamboo samples. The thermal maturity of the bamboo samples as a solid fuel was investigated by the van Krevelen diagram. The efficiency of bamboo at each carbonizing temperature was determined based on the char yield, energy densification rate, energy efficiency, and calorific value. The results showed that the ash and fixed carbon contents of carbonized bamboo increased with an increasing carbonization temperature; while the volatile matter decreased. Significant changes in the fuel properties were observed between 200 °C and 400 °C. Carbonized bamboos showed lower sulfur contents in comparison to other fossil fuels. Ampel bamboo showed a calorific value of 18 MJ/kg to 32 MJ/kg, which was the highest value among the samples. Bamboo carbonized at temperatures above 600 °C showed a thermal maturity of coal grade. The results of this study can be used for utilizing Indonesian bamboo as a fuel source.

Abstract:
In Indonesia, a bamboo slanted ceiling is one of the most commonly used types of ceiling. It occurs for numerous reasons, including technical and cultural aspects. However, practically, it has low durability and is difficult to maintain as it is used in place which is prone to rainwater seepage and installed in the form of large woven sheet material. Therefore, in this research, three alternative models of construction for a bamboo slanted ceiling were proposed: (1) one layer of dense bamboo slats, (2) two layers of dense bamboo slats; and (3) two overlapping layers of sparsely weaved bamboo slats. Each model was developed on a real scale prototype and tested in terms of its material’s temperature and humidity level. The construction strategies used for these models were focused on the arrangement and orientation of pieces of ‘Bambu Kuning’ within the roof structure. The measurement result shows that the third model had the lowest temperature with >5°C different compared to the other models during the hottest hour of the day (from 9 AM to 3 PM). Then, in terms of the humidity measurement, data shows that the second model had the lowest humidity measurement with 1.93% different compared to the first model and 1.22% different compared to the third model. Furthermore, other potential benefits of the proposed models are also presented.

Abstract:
Qur’an memorizer or commonly known as Hafidz Qur’an is currently getting quite intense attention from Moslem society in Indonesia, especially Moslem society in Jember. This positive acceptance can be seen from the development of tahfidz Qur’an program in various educational institutions in Jember and the number of educational scholarship offered to students who memorized Qur’an. This study aims to explain the social construction of the Hafidzah Qur’an in Jember with the use of constructivism method. The theory used is social construction that explains the formation of a society based on the knowledge they have through three simultaneous processes, namely, externalization, objectivation, and internalization. The result of this study is that the social construction of the moslem community in Jember shows positive acceptance of hafidzah Qur’an. It began with an externalizing moment when people found out about hafidz Qur’an through Islamic studies and television programs. Then the community formed the acceptance through the construction of tahfidz institution and the provision of scholarship to hafidz students in objectivation process, and finally it inspires the community to become hafidz and send their children to tahfidz institutions in the process of internalization. Abstract:
The construction industry is a leading economic sector in the province of DKI Jakarta that positively contributes to its economic growth. As a province with the highest construction value in Indonesia, it used the design-build (DB) method as a project delivery system to optimize infrastructure projects. However, the DB project in DKI Jakarta had experienced some completion delays that could lead to project costs overrun. This study used a concurrent embedded (mixed method) design, with quantitative as the primary approach. The data collected through interviews, documentary studies, and questionnaire surveys of 50 practitioners in the construction field. This study found that utility disruption negatively influenced time and cost performance, while third-party risk did not affect. Besides, there was inadequate and inaccurate information conveyed to the contractor. It caused inappropriate risk identification that influenced the design, methods, and a working schedule that affected project performance. Furthermore, to ensure optimal project delivery, the government, as the project owner, needed to validate the information provided and coordinated the disruption handling before the project began.

Abstract:
Indonesia is a large bamboo producer. Many benefits can be taken from bamboo trees, among others, as an alternative material for environmentally friendly construction, handicraft, and even become a safe material for use. Based on the property of its mechanical strength, bamboo has high tensile strength and fiber content, including fiber length, inter-fiber adhesive, namely lignin and the higher diameter of bamboo fiber, causing bamboo stems to become stronger and stiffer so that bamboo quality is getting better. One objective is to use a texture analysis of statistical features extraction of digital image processing. Feature extraction is a process to get the characteristics of visual perception. Texture information can be used to distinguish the surface properties of objects in images that are related to coarse and fine. This research uses a second-order statistical calculation of Gray Level Co-occurrence Matrices (GLCM) by measuring contrast, energy, homogeneity, and correlation levels to determine roughness from bamboo image textures that have irregular patterns. The second method is to use similarity measurements with the K-NN method in which in this study K = 3 with testing images of 28 images obtained an accuracy of 0.8, precission of 0, 8 and f-measurement of 0.9.

Abstract:
An experimental and theoretical are presented to calculate the load capacity of shear single connection (SSC) and shear double connection (SDC) without void filled material. The model presents an extension of the Johansen theory for bamboo connection type, also known as the European Yield Model (EYM). The bamboo of Gigantchloa atroviolacea of the most popular as non-wood has been used as a construction material in some region of Indonesia. The uniqueness bamboo is bamboo non-homogen material, sectional shape non-prismatic, the straighthness stems not same, on the culms guiler node and a cross-section in hollow. The diameter of Gigantochloa atroviolacea bamboo used in this study is ranged from 70 to 90 mm. The diameter of bolt is 12.7 mm. The connection strength can be determined with theoretical and eksperimental. Application theory of the European Yield Model could be developed into theory of connection laterally strength of bamboo without void filler material. Factors that affected of connection laterally strength is bamboo thickness, bolt diameter and spesific gravity. The equation four of connection strength base on European Yield model can calculated of according to yield model of accurred. The connection strength is specified from the value smallest of the equation four of connection yield models.

Abstract:
This study aims to analyze whether the behavioral intervention, i.e., by sending tax reminder letters to the corporate taxpayers (WP) in Indonesia improves compliance in the filing of tax returns (SPT). It uses probit estimation on the panel data of Corporate Taxpayer’s filing of SPT at Medium Tax Office throughout Indonesia within 2010-2016. The estimation results indicate that reminder letters have more positive impacts to increase the probability of tax return filing for WP with the status of Taxable Entrepreneurs (PKP) than non-PKP. Based on the domicile of WP, tax reminder letters to WP in Jakarta show lower effects than if they were given to WP in Sumatra, while a more positive influence is shown by letters to WP in Java other than Jakarta, Bali Nusa Tenggara, Kalimantan, and Sulawesi Maluku Papua. Regarding business category, only WP of the Construction category demonstrate different impact, which is significantly less effective than the letters issued to WP in the Agriculture category. Overall, tax reminder letters containing the message of the imposition of sanctions effectively encourage the change of WP's behavior to be more compliant in filing SPT for WP status as PKP, located outside Jakarta, and in the categories other than Construction.

Abstract:
Abstract Indonesia is the right area to develop bamboo as a construction material because this country is a well-known bamboo producing country in the Asia-Pacific region. One of the bamboo species that can be studied is Bambusa vulgaris because this species grows in almost all parts of Indonesia. This study focused on Finite Element simulation to calculate the compressive strength and tensile strength of Bambusa vulgaris sourced from Deli Serdang, Langkat, and Sedang Bedagai district. The results of the strength obtained from the simulation will be compared with the results from the previous study with the same species and the same location, to see the reliability of the model simulation with software. From simulation results, it is found that the compressive strength is 46.70 MPa, 58.33 MPa, and 47.65 MPa. For tensile strength, the results obtained from the simulation are 194.08 MPa, 182.49 MPa, and 156.44 MPa.The difference given between the simulation result and the test results in previous studies for compressive strength is 5.38 – 10,09% and for tensile strength is 1,96 – 9,39%. This result indicates that simulation with Finite Element Analysis can provide results that are sufficiently close to a laboratory test.

Abstract:
This paper summarizes the structural concept and design of the twin 303-meter high “Indonesia-1" supertall building currently under construction in Jakarta. The first tower is a 63-story office building, and the second is 59-story, on top of the seven-level basement structure. The lateral resisting system of the towers is RC core-wall and outrigger, and composite floor system - with concrete slab, metal deck, and steel beams - is used for the gravity resisting system. Since the lateral system is outside the scope of the prescriptive system in the Indonesian Seismic Design Code, Modal Pushover Analysis (MPA) combined with Non-linear Response History Analysis (NLRHA) had demonstrated acceptability to the Jakarta building department and its peer review panel. Some challenges in conducting Performance-based Seismic Design (PBSD) are highlighted. In order to speed up construction, which is a critical factor in supertall building construction, erection columns are installed in the RC columns and CSPCM (Core Structure Preceding Construction Method) is applied. Consistently, the design must account for the associated construction sequence.

Abstract:
As indigenous belief acknowledgement in Indonesia is still progressive, debatable but limitedly investigated from critical discourse analysis perspective, this research is aimed at revealing the discursive construction of indigenous belief issue in The Jakarta Post. This research focuses on analyzing indigenous belief as phenomenon, indigenous believers and government as social actor through the analysis of nomination and predication strategies. Articles published in The Jakarta Post online newspaper from 2013 - 2020 are chosen as corpus data. To analyze this research, Discourse-Historical Approach by Wodak and Meyer (2009) is used as the framework. This research also employs corpus analysis using Sketch Engine. The finding suggests that the issue centralized in the discussion of identity card and human right framed in five different periods. The use of collective proper name, anthroponym and deixis are significant to refer to indigenous believers, meanwhile institutional name, anthroponym and synecdoche are mostly used as referent for government. There is a shift of predication strategies from negative to positive when it discussed government policy on putting indigenous belief column on identity card. This research suggests that the use of corpus software as well as manual corpus screening is important to locate more detail language data.

Abstract:
Abstract Building construction will increase along with the increase in population in urban areas. For maintaining the carrying capacity of the environment to remain in balance, it is necessary to have a control instrument in the development of urban areas, one of which is through a Building Permit (IMB). To increase the effectiveness of the policy for implementing the IMB, it is essential to know the public’s perception of the IMB and experts regarding their views. Through interviews, questionnaires, spatial analysis, and AHP, this research is expected to be a material consideration for stakeholders in deciding policies for implementing IMB in South Jakarta. Spatial analysis was used to compare land cover, questionnaires were used to see people’s perceptions of building permits as an instrument for controlling and protecting urban areas, and AHP was used to validate the expert team’s opinion regarding IMB. The increase in green land in South Jakarta, the perception of public awareness in South Jakarta regarding the obligation to build a IMB and its impact on the environment is still high, and the accountability factor of the implementing licensing organization is one of the factors that can increase the effectiveness of the application of a building permit (IMB) in South Jakarta.

Abstract:
Jakarta (capital city of Indonesia) is threatened by potential disaster in the future. Furthermore, scientists predict that Jakarta will sink in 2050. Currently, northern Jakarta has sunk by 2.5 meters in a period of 10 years due to human activities along with natural conditions which causes disaster, such as land subsidence by infrastructure construction and excessively use of groundwater, poor drainage systems, and a constant sea level rise. Government of Indonesia also considers several effects of capital city relocation such as changes in the fields of economy, politics, defense, security, social, culture, and environment. This study examine environmental aspects considered in the capital city relocation, associated to disaster mitigation using a mental model approach. Environmental aspects as the main factors are from human activities which caused by decrease of natural carrying capacity and natural conditions itself that caused an increase of disaster vulnerability. Both of these aspects are elaborated to compile a study of capital city relocation based on the disaster prevention principle. The study through a mental framework model can assist the government and relevant stakeholders in the formulation of capital city relocation.Jakarta, as the capital city of Indonesia, several sectors has facing rapid growing development, particularly in the sector of trade, industry, transportation, real estate, and many others

Abstract:
State-led and market-oriented approaches to sanitation development in Jakarta have favoured the construction of large-scale centralised sewerage systems. This development approach is not always suitable because the principles of modern infrastructure underlying the technological systems are not applicable in informal settlements scattered over the metropolis. Due to spatial fragmentation within the built environment, diverse socio-economic and fragile geo-ecological conditions in different settlements and the city as a whole, Jakarta needs to adopt a decentralised approach to wastewater management. This article examines governmental dynamics in Jakarta and analyses a sanitation project to introduce improved septic tanks and community sludge-hauling enterprises. The presence of (international) NGOs and civil society organisations is often vital to help communities enrich their technical knowledge of environmental problems and expand their sociopolitical networks. Nevertheless, local initiatives provide a limited response to community sanitation needs and sanitation problems beyond the neighbourhood level. This article argues that the introduction of decentralised sanitation systems requires a new form of state-led infrastructure provision, which involves the (transformative) participation of local actors. In doing so, it extends the notion of decentralised wastewater management beyond purely technological concerns.

Abstract:
This study aimed to observe image construction of the Islamic Defenders Front (FPI) based on six articles of the Jakarta Post Online News about the FPI’s protest toward three issues: Ahmadiyah, the arrival of Lady Gaga in Indonesia, and Ahok as the substitute governor of Jakarta. The author qualitatively explored the FPI’s image using Halliday’s systemic functional linguistics (SFL), which defines the types of process in a clause. The author also analyzed the thematic structure of the clause to support the analysis of each type of process. The result was approximately 208 clauses from the six news articles. This study shows that the dominant process in the above-mentioned three issues is the material process. The material process represents 51% in the issue of Ahmadiyah, 41% in the issue of the arrival of Lady Gaga, and 70% in the issue of Ahok as Jakarta’s substitute governor. This material process shows that the Jakarta Post Online News constructed a negative image of the FPI’s by reporting this organization’s action during the protest. In the issue of Ahmadiyah, the FPI was framed as anarchist, while in the issue of Ahok and of Lady Gaga it was represented as protestor. The analysis of thematic structures shows the FPI as the dominant topical theme, which indicates the FPI was the main topic of the articles.

Abstract:
This research aims to find the regulation regarding to the spatial utilization above a commercial building for housing and to examine ownership rights for housing built on top of the building. This research is an empirical legal research with research locations in DKI Jakarta, precisely at the Cosmo Park and The Villas. The research location was considered in DKI Jakarta because the existence of housing above commercial buildings in Indonesia was only in DKI Jakarta. The speakers in this research were the Head of Planning and Utilization of City Spaces at the department of copyright works, spatial planning, and land in DKI Jakarta province (DCKTRP), Building Supervision Staff at the DCKTRP DKI Jakarta province and the Directorate General of Spatial Planning at the Ministry of Agrarian Affairs and Spatial Planning / National Land Agency. The results of this research indicate that the current regulation regarding the spatial utilization above commercial buildings for housing refers to the local RTRW and RDTR whose spatial utilization allocations must be in accordance with the stipulated permits. Permits are granted in the form of location permits, space utilization permits and building construction permits in accordance with applicable local scale regulations. For the Cosmo Park and The Villas housing in DKI Jakarta, there is a mismatch between the initial IMB and the current use of the building. So the important thing that must be considered in the future construction of housing on commercial buildings is that the presentation of the IMB must be in accordance with the current construction realization. Ownership rights for housing built on top of the building, namely the property rights for flat units (strata title). Strata title refers to individual ownership of a proportionally part of a building either horizontally or vertically.
