For the formation of programs for housing construction and planning of capital investments, when developing the strategic planning companies by construction companies, the norms or calculated indicators of the duration of the construction of high-rise residential buildings and multifunctional complexes are mandatory. Determination of stable values of the parameters for the high-rise construction residential buildings provides an opportunity to establish a reasonable duration of construction at the planning and design stages of residential complexes, taking into account the influence of market conditions factors. The concept of the formation of enlarged models for the high-rise construction residential buildings is based on a real mapping in time and space of the most significant redistribution with their organizational and technological interconnection - the preparatory period, the underground part, the above-ground part, external engineering networks, landscaping. The total duration of the construction of a residential building, depending on the duration of each redistribution and the degree of their overlapping, can be determined by one of the proposed four options. At the same time, a unified approach to determining the overall duration of construction on the basis of the provisions of a streamlined construction organization with the testing of results on the example of high-rise residential buildings of the typical I-155B series was developed, and the coefficients for combining the work and the main redevelopment of the building were determined.

Time management is one of the vital key factor in the project management of any construction project. Effective planning, scheduling & control of construction project resulted in the reduction of construction time, cost overrun and disputes. Not only effective planning, but also proper organization & sufficient flow of resources to a project can automatically achieve a good result when preliminary works has been done for each & every activity. The study area mainly focuses on the execution of work as it is scheduled before the commencement of construction. This paper describes the sequence of residential building construction (G+2) in 99 days has been executed as a real time project and achieved the completion in 99 days. For normal construction of (G+2) may be completed in 180days, but this project completed in 99 days by using the technique called Task Based Activity Execution (TBAE) to the labours. During execution, delays are observed and overcome by using the preliminary works for the next activity. The sequence of construction discussed here will definitely enhance the project planning skills for the forthcoming project.

After a large-scale natural disaster struck an urban area a large number of residential buildings construction is often needed. Such residential buildings are often built with more or less similar size and model therefore the construction is repetitive. The project management approach is normally employed in managing a large-scale residential building project. This study argues that due to its repetitive nature the construction of a large number of similar houses can also be viewed as a production system in addition to a project view. This study investigates the utilization of the production planning approach with the aid of a discrete event simulation method in managing the construction of a large number of residential buildings. This study simulates the construction of 500 similar houses. The study results show that the production management approach has the potential in managing a large-scale residential building project in addition to the project management approach.

Abstract:
An extensive collective habitation in Jagodina started in the middle of 1950s by planned construction of settlements ?Pivara? and ?Kablovi? by architect Dragisa Brasovan. Along with the further demographic and economic development of Jagodina, construction of numerous settlements of collective buildings on the periphery of the town was continued during the first fifteen years of the 21st century when the settlements were built, mostly contrary to the provisions of valid planning documents. An urban development of Jagodina was regulated by general urban plans from 1956, 1976 and 2015.Planning documents were not being carried out completely, and a legalization of unplanned residential and other construction represented a reason for changes in existing planning documents. Since 2000 the residential and another construction has been realized by individual decisions of local government, and a good base for complex treatment of urban town development was not made by GUP 2015. According to GUP 2015, five residential zones cover the largest part of central building area. According to architectural-urban values, settlements ?Pivara? and ?Kablovi? are particularly noteworthy, followed by settlements ?Kajsijar?, ?Streliste?, ?Sarina me?a? and other ones.

The function, utilization, and resource allocation of sport facilities in residential areas have attracted increasing attention in China along with the country's rapid economic development and the popularization of the health concept. To optimize the allocation of public sports resources and develop functions for sports facilities in China, this study analyzed existing policies concerning the planning and construction of sports facilities in residential areas and actual problems in the operation, management, and construction of sports facilities in the country. The analysis was conducted using document, investigation and expert consultation methods. Corresponding improvement measures were proposed by combining actual situations of urban sport participation of residents. Sports facilities in urban residential areas in China are facing various problems, such as inadequate quantity, uneven layout, poor management, and imperfect related laws and regulations as well as planning policies. Formulating sports facility planning policies and updating existing sports facilities are beneficial in relieving the sports facility shortage caused by the increased, diversified, and actual demands of residents. These measures could also guide the future construction of sports facilities in residential areas in high-density cities in China.

The article highlights the analysis of the development of Ukrainian cities and it will have to be said that the advantage in the development have residential buildings of industrial origin. The main disadvantages of typical residential series are: high heat consumption, chaotic compositional solutions of facades, this is primarily due to individual solutions of glazing balconies and loggias of residents, lack of free space for people with disabilities. The factors influencing the reconstruction of typical residential buildings are analyzed. Examples of reconstruction of typical residential buildings in European countries prove that reconstruction is an effective economic method of restoring and improving the architectural properties of the existing housing stock. The article gives examples of damaged load-bearing structures of typical residential buildings. The author proposes an integrated approach to reconstruction and provides the basic techniques used for the reconstruction of typical residential buildings. The main principle of reconstruction should be aimed at restoration and improvement of volumetric-spatial solutions of typical residential buildings in the system of Ukrainian cities. Techniques are a reconstruction tool that allow to increase and improve: planning solutions of the apartment and entrance group of the house, to change the facade and volumetric solutions of residential development. The reconstruction of the house should be considered in the complex of street and district development and approved by the leading specialists-architects at the city planning councils.

Abstract Banda Aceh experiences flood-related problems yearly, specifically during peak rains, which inundates several residential areas and municipal protocol roads. One of the most effective ways of resolving this problem is by constructing drainage channels in settlements. However, there are various problems associated with using this process in the survey, planning, and construction stages. During the development process, numerous obstacles are experienced from various factors, thereby leading to less optimal planning and implementation process. Therefore, this research aims to determine the dominant factors influencing drainage construction in residential areas in Banda Aceh City, Indonesia. This is a quantitative research with data collected through a questionnaire from 200 respondents involved in constructing residential area drainage in Banda Aceh City from 2017 to 2020. The factors evaluated were pre-planning, planning, and implementation, which were analyzed using Principal Component Analysis (PCA). The results showed that the factors influencing the drainage construction of residential areas in Banda Aceh City consist of implementation barriers, implementation discrepancies, pre-planning, planning, land acquisition, and community involvement with a total variance of 70.449%, while the dominating factor has a variance of 31.030%.

Urbanisation in Xinjiang in the last two decades has been accompanied by immigration, a real-estate construction boom and changing residential patterns. This paper discusses how the construction of new residential compounds occurs simultaneously to the construction of social, spatial and ethnic belongings in oasis towns in southern Xinjiang with a particular focus on the city of Aksu. While investment considerations and the promise of a modernised urban lifestyle motivate citizens to purchase housing, the market-oriented real-estate business since the end of the 1990s also offers opportunities for Han and Uyghur residents to draw ethnic boundaries. The choice of a neighbourhood as well as the preference of interior design are frequently used to mark ethnicity. However, ethnic residential choices are restricted by work unit affiliation and the available socio-economic means. Thus, although discourses of Han and Uyghur residents display clear tendencies of ethnic segregation, urban residential spaces are in fact often ethnically mixed.

The article is focused on current issues concerning administrative permitting activities, which are the part of administrative activity as a whole. The field of town planning involves the interests of both business entities and people living in a particular territory. Economic development demands the effective regulation in order to attract investment in the construction sector, while people’s interest calls for fulfilling the principle of sustainable development of a territory. Thus, the administrative statutory regulation must on the one hand imply diminishing administrative burdens in order to provide the transparency and promptness of passing regulative procedures, and on the other hand be sufficient for ensuring the safety and appropriateness of development of a territory. Construction is one of vital and the most complicated sectors of the economy that is primarily aimed at providing people with residential property. To erect a residential building one needs high-quality communication lines, transport and social infrastructure. Construction of industrial parks, maintenance of existing industrial areas and transport infrastructure facilities and creation of new ones, providing people living in dilapidated dwellings with new residential space, housing resource renewal – these are the first key tasks for the authorities today. The circumstances mentioned above entail the demand for efficient administrative control over town planning sector. Purpose In the past decade, radio frequency identification devices (RFIDs) have attracted the attention of the construction industry, having been proven to be an effective technology for addressing operational challenges in other industries such as health-care, retail and manufacturing. Despite the benefits, the use of RFID in construction industry is limited even in the face of inefficiencies that exist and that the need for improvement is yet to drive the widespread adoption in the residential/commercial construction industry. The purpose of this study is to investigate key drivers and critical success factors for RFID adoption. Design/methodology/approach The study included extensive and systematic literature review, interviews and questionnaire survey. Findings The study revealed that the most important key driver for RFID adoption is productivity improvement, while the most important critical success factors include management support and commitment, having clear RFID strategy, needs and benefits, having strong motivation for improvement, providing adequate funding and proper planning. Practical implications This study provides an exploratory framework that can be used by construction company executives and managers to provide justification for deciding to implement RFID on their projects and to enhance success rates of implementation. Originality/value This study contributes to the knowledge on RFID use in residential/commercial construction industry and provides a basis for further investigation by construction management researchers on the emerging issues regarding RFID use in the construction industry.

Introduction. It is obviously essential to form economic thinking among students with major in architecture. The notion of the cost effectiveness of the elements of the projected residential environment determines a comprehensive approach to the architectural planning of residential construction with due regard to: requirements for land use planning and urban development zoning, based on building types varying in their use, form of property, services, functionality, number of floors and quality classes; transport and pedestrian traffic, which provides an optimal access to the external supporting infrastructure; landscape planning requirements of sustainable environment. The practical relevance of methodological recommendations lies in the use of the algorithm for evaluating the facility under design, which provides for an effective model of economic development of residential construction. The purpose of methodological recommendations is to illustrate the cost effectiveness of the most appropriate design solution, which covers scientifically based estimation designing criteria in terms of cost indicators, results and the payback period of the implemented investment and construction project. The scientific novelty involves the development of the Algorithm as well as the Procedure for evaluation of a comprehensive cost-effective design model within the scope of architectural planning of residential areas. Materials and methods. The following materials were used: methodological recommendations, rules and regulations, regulations on the permitted use of land plots and capital structures of the Rules for land use and development, the Urban Planning Code of the Russian Federation, regulations on marginal construction costs. Within the scope of reviewing regulatory documents, methods of comparative and absolute effectiveness, the analysis and synthesis of methods for planning, designing and implementing remodeled and new architectural and construction facilities were applied. Results. Scientifically based proposals on the application of the Algorithm of organizational and methodical phases for comprehensive cost-effective modeling of a residence building. Conclusions. The hypothesis regarding the creation of an algorithm for evaluating cost effectiveness of residential construction development has been confirmed.

Abstract:
Introduction. Latakia Governorate, Syria, includes Kesab located in a mountainous area. Plains, that are good for construction purposes, are depleted; therefore, mountain slopes have to accommodate new construction projects. The analysis of space planning solutions, designated for single-family residential houses, was performed with regard for the terrain of Kesab. This analysis underlies the fundamental principles of the architectural solutions that take account of the following factors: the slope type/orientation, the layout of buildings in relation to the slope and access routes, the use of the “bearing floor” design system that reduces construction costs, the use of cantilever solutions for first floors, the availability of summer premises protected from overheating in the Kesab climate, the orientation of the slope towards cardinal points, and traditions of Arabic families. Principles of architectural design of single-family residential houses with account taken of the local terrain constitute the subject of this research. The objective is to develop recommendations designated for architectural solutions for single-family residential houses to be built in the mountainous environment of Kesab, to assure indoor comfort depending on the earth grade and terrain orientation towards cardinal points, and to reduce construction costs. Materials and methods. The research is based on the analysis of the Kesab terrain, the analysis of potential construction work to be performed on the slopes having different orientations, the use of the “bearing floor” structural system, the analysis of effective Syrian and Russian regulations and data sources. Results. As a result of research into a single-family residential house built with regard for the Kesab terrain in Syria, the co-authors developed design principles applicable to single-family residential houses in the areas featuring rough terrain. Conclusions. The recommendations are designated for low-rise single-family houses that have different orientations towards cardinal points in the areas that have varied earth grades like Kesab located in the mountain valley.

Introduction. The problem of antagonistic contradiction between human life and the environment has been turning global along with the development of urbanization, breakthrough growth of the energy and technological potency of cities, leading to an increase in the consumption of natural resources and an impact on the biosphere. All over the world and in Russia, scientists are searching for environmentally friendly technologies for urban planning, housing and utilities sectors. However, the problem of analyzing and forecasting the state of ecosystems in residential areas and their influence on man and the environment remains unresolved and needs to be solved in many settlements. Materials and methods. The article analyzes the legal and regulatory documentation on design and construction, urban planning solutions for residential areas, architectural and structural solutions for apartment buildings, statistical and analytical reports on housing construction in Russia, presented on the Internet. Results. The proposed subjects for discussion include two concepts of the term “ecosystem”, results of the analysis of indicators of housing construction in Russia, indices of the quality of the urban environment in settlements, and a factor model used to assess the ecosystem of a residential area. A lifecycle model of a residential area, that represents a complex system, composed of capital construction facilities, linear facilities, landscaping and gardening, and waste management, is used as the basis for the generalization of well-known approaches, developed from the standpoint of the system analysis. Properties of interaction between facilities, on the one hand, facilities and the environment, on the other hand, are taken into account. Conclusions. Now residential housing is constructed faster, and urban areas, occupied by residential buildings, grow accordingly in the settlements of the Russian Federation willing to provide their population with high-quality housing. Mass construction of apartment buildings continues to be the main focus of the country’s urban development. Urban planning activities, aimed at the development and maintenance of residential areas, need all the more attention. It is important to use the biosphere approach, supported by the regulatory and technical framework of construction and operation of facilities and the urban planning environment, to solve the problem of nature conservation and human health maintenance.

In Malaysia, there are a few numbers of frameworks and checklists in order to evaluate the sustainable performance of buildings. In addition, most of these assessment frameworks or checklists focus on environmental sustainability disregarding social and economic pillars. The research in social and economic sustainability in the construction industry is pushing forward, albeit at a slow pace. In addition, the growing number of sustainable criteria in the literature highlights the importance of a systematic framework for construction initiatives. This research aims to propose a comprehensive framework based on three pillars of sustainability, and, additionally, to categorize them in a manner that is applicable for all relevant stakeholders based on their level of involvement and needs. Finally, it identifies the relation between each criterion and stage of the construction lifecycle with the assistance of an expert panel. This research produces a framework that is useful for Malaysian construction stakeholders to reinforce their approach towards sustainability through social and economic aspects that are currently underestimated in the construction industry.

Renovation philosophy and residential construction mode are key problems encountered in the renovation of urban villages in China. Existing research fruits on renovation philosophy, and policies consider fairness and efficiency and cover-sharing research consensus. However, research on residential construction mode in renovation still faces challenges, such as weak relevant policy pertinence, insufficient objective references, and poor universality. In this study, the changes of the architectural spaces of a typical urban village community in Xi'an City from the beginning to the end of the renovation were discussed. The space requirements of different user groups were analyzed and summarized, and then adapted to the different types of building spaces. In addition, the residential construction model applicable to the inclusive renovation philosophy was established. Research results corroborated that the renovation of urban village should refer to its functional orientations in the community. The community-centered renovation residential district should also meet the requirements of different user groups in the community, including residential, living, and entertainment functions. Community-subcentered residential district should meet the space demands of residential and living functions. Community-subordinated residential district meets space demands of internal residents for residential and living. Moreover, residential district space is relieved by combining practical and certain spatial factors. In this research, the building space compositions of different user groups were reviewed and refined in the “bottom-up” pattern. Research conclusions provide design references for the practical renovation of urban villages.

This article is dedicated to examination and testing of the modern methods of morphological analysis of the territories of large-scale residential development. The urban planning theory marks the emergence of works on the study of morphotypification of residential construction of different periods. A number of recent publications provide the analysis of the morphotypes of urban environment using GIS technologies to determine such parameters as the density of urban fabric, porosity and ratio of open and closed spaces, number of storeys in a building; nature of the relative positions of buildings in a residential group, neighborhood unit, etc. The author outlines the new vectors in studying construction patterns and evolution of topography of large-scale residential development plan. The goal of this research lies in determination of the morphological periods of large-scale residential development in Krasnoyarsk based on the analysis of topology, study of the structure of the plan based on geoinformation data analysis. The article aims to determine the construction periods of large-scale residential development through the use of mathematical analysis; analyze the topology of the plan of living quarters of various construction periods; establish the morphotypes of residential planning units that are characteristic to the periods of large-scale residential construction; substantiate the morphological periods of neighborhood units of large-scale residential development. The author describes the typical morphotopes of residential development of the city based on determination of the preferred geometry and number of storeys in a building: “ribbon”, “dot”, “spline”, “L-shaped”, “U-shaped”, “circuit”. The article conducts a comprehensive calculation of morphotopes based on the key indicators, and reveals the morphotypes characteristic to different periods of large-scale residential construction: 1st period (1960–1975) – “ribbon development”; 2nd period (1975–1990) – “sporadic building” due to varying geometry of the building plan; 3rd  period (1990–2010) – “mixed housing” due to coexistence of different types of buildings; 4th period (2010–2020) – “homogeneous development” due to the presence of typical, recurring morphotope. Substantiation is given to morphological periods of residential construction.

Nature-based recreation in urban areas is essential for the well-being of citizens. Park green space (PGS) is a necessary urban infrastructure and a critical step of urban planning and policy-making. The existing research on PGS only focuses on service allocation problems existing in the current urban development, ignoring changes in residential communities accessibility. This research provides new ideas to evaluate PGS. Based on parks and residential communities’ data, we adopt an improved Gaussian-based two-step floating catchment area (2SFCA) method to evaluate PGS accessibility in Ningbo (China) and its matching with different levels of residential areas. We present a case study in Ningbo, and discuss its implications for PGS management. This study contains two elements: (a) Compare the current and initial PGS accessibility of each community to accurately identify the communities with PGS vacancies. (b) Analyze and discuss the association between community accessibility and residential house prices. Compare the PGS coverage ratios of communities at different levels to determine the equity of PGS planning in Ningbo. We found that the level of PGS allocation in the central area of Ningbo is high. Obviously, high-value clusters are formed in Sanjiangkou, Zhenhai New Town, Southern and Eastern Yinzhou. The accessibility level in the middle area of Yinzhou is low, and there are super high accessibility residential communities in the outer city area. There is an exact period of green space vacancy in the middle and the outer area. The residential areas with ultra-high accessibility did not configure PGS services at the beginning of their construction. There is no noticeable difference in PGS accessibility of residential communities of different levels at present, but 149 low- and middle-income residential communities lack green space service when the construction was completed. High-end residential communities have priority on enjoying park green space services. Our study suggests that PGS accessibility should be studied temporally and spatially for each residential community. The Ningbo government should strengthen the balanced construction of green space in parks and guarantee green space services for low-end residential communities to improve green space equity.

The advent of digitalization has brought many benefits to all sectors of the economy, including construction. When fully implemented, various Fourth Industrial Revolution (4IR) tools have the potential not only to improve project planning and execution, but also to enhance project performance. This study therefore investigated the critical factors for the adoption of 4IR technologies in the construction industry, with the aim of promoting sustainable construction project delivery. The study was conducted using a questionnaire sent to experts in the construction industry. The data collected were analyzed using exploratory factor analysis (EFA) and categorized into operational, management, and demographic variables. Partial Least Square Structural Equation Modeling (PLS-SEM) was used for model development using the four groups of data. In this way, variables that were not significant to the model were identified. Judging from the analysis, there is a need for proper user training in engineering tools in the construction industry. This is one of the drivers of the adoption of 4IR in the construction industry. In addition, the professionals, contractors, authorities, and other stakeholders responsible for managing projects in the architecture, engineering, construction, and operations (AECO) industry should ensure effective coordination and collaboration between participants in the construction industry.

The paper discusses the experience and trends in the design and construction of residential buildings using large prefabricated panels, including a shape-generating factor of residential areas in the city. In the seismic regions of the Russian Federation and the Irkutsk region, in particular, the construction, reconstruction and renovation of large-panel housing have become of particular relevance owing to state programmes to increase the stability of residential buildings and basic and life-support infrastruc-ture. The domestic and foreign experience in construction using large panels allows the information to be systematised and several aspects of the study to be highlighted: a) stylistic and planning methods for developing residential buildings; b) the variability of the architectural form making of residential buildings following social demand and economic potential; c) industrial construction methods, reflecting the technical achievements of a certain period; d) using conventional tools to create a structure, ar-rangement and texture of facades; e) seismic capacity of buildings depending on site conditions and construction period. The results indicate that old prefabricated large-panel buildings have significant physical and seismic deterioration and rarely meet technical, social and aesthetic requirements; there-fore, reconstruction or renovation is necessary. Experimental data evidences the following. Developing and improving the construction technologies of residential buildings using prefabricated or on-site produced large panels, state-of-the-art construction technologies, a variety of construction and finish materials, tools of architectural modelling will overcome the uniformity of existing residential buildings and buildings under construction. They also ensure good construction quality, a high level of energy efficiency and seismic capacity in mass housing construction.

Purpose – The purpose of this paper is to use local-level time series data to examine the determinants of housing starts and the price elasticity of supply for the Aberdeen local housing market. Design/methodology/approach – Seven time series models are used in the analysis. The basic model treats housing starts as a function of the changes of current and lagged house prices, interest rate and construction cost. The other six models which are extensions of the basic model include other variables like time on the market, planning constraints and future expectations. Findings – It is found that the local variables – changes in house prices, time on the market, planning regulation, lagged stock and lagged and future housing starts – are the main factors that influence new residential construction in Aberdeen. None of the national variables is significant, confirming the importance of limiting housing market analysis to the local level. The price elasticity of supply estimated is in the range of 2.0 to 3.2 for housing starts and 0.01 to 0.02 for housing stock. These estimates are higher than most of the elasticities for the other UK local markets. Originality/value – There is the need to better understand the supply of housing at the various local housing markets. Unfortunately, however, most housing supply studies use national data. Because national data are aggregation of local data, using national studies results for local markets may be uninformative. Also, the few existing local studies use typically cross-section data or at least time series over relatively short time spans. This paper makes an effort to use quarterly time series data over a 25-year period for a local market and also include a planning variable which is different from local markets and often ignored in national or regional studies.

A multi-storey and high-rise single-section residential buildings designing world experience was reviewed and analyzed. It has been determined that placement of a residential building in a certain part of the urban environment requires use of space-planning techniques that contribute to the overall structure of the house diversity. The initial shaping elements of plans include simple geometric shapes: square, circle, ellipse, rectangle, triangle. According to the applied technique, construction features of the individual architectural elements of a residential building are revealed. The study identified three main space-planning techniques that can be used in a residential buildings design: static basis; movement integrity; compiling forms. Certain techniques make it possible to identify the typological features of residential buildings and, accordingly, to classify them according to their characteristic features.

Russian Army Headquarters and Maritime Fleet planned to build a sea and land fortress, and Major General Ivan Alfred McDonald developed a project on August 30, 1892. Near Naval Port and the Lake Tosmare Apparent Heir’s Grove and residential buildings with streets were built. Residential buildings were built in “New World” – land between Romny Railway and Grobin Highway. In Liepaja 1922 administrative border plan development was started to include the Lake Liepaja’s northern part into the urban territory. Research issue – building structure and development of residential buildings of Libava Maritime fortress territory has been studied insufficiently. Carbon evaluation has become a hot topic after “environmental evaluation” and “green evaluation.” In order to promote the important content of energy conservation and sustainable development in the construction of low-carbon cities, this paper constructs and plans the content of low-carbon city planning and construction. On the basis of the effectiveness evaluation index system, this paper discusses the linkage between analytic hierarchy process and fuzzy comprehensive evaluation method and makes a comprehensive quantitative evaluation on the effectiveness of case planning EIA. Combining the advantages of analytic hierarchy process and fuzzy comprehensive evaluation method, the subobjectives and weights of each index are determined by the analytic hierarchy process. The multi-level fuzzy comprehensive evaluation method is used to evaluate the factors that affect the low-carbon effect of urban high-rise residential district planning. Abstract:
The article considers the typology of the housing stock of mass building series on the example of the city of Belgorod. Data on its classifications are presented: according to the form of ownership, purpose of use, planning structure, design features. Analyzed historical archival data relating to the development of the housing stock in Belgorod. The main stages in the development of residential territories of mass series in the city of Belgorod are singled out: from 1945 to 1964. - the period of restoration of the city after hostilities and the beginning of the development of mass housing construction; from 1964 to 1980s - the period of active construction of mass housing stock; 1980s – present - modern period. Each time period was studied according to a number of factors: population, building area, number of storeys, construction materials, planning solutions for residential buildings of mass series, etc. The sequence of formation and development of residential buildings of mass series in the structure of the city of Belgorod and nearby settlements is considered. The current state of the housing stock of the first mass series in the building structure of Belgorod is analyzed. The characteristic types of residential development areas and promising areas for the renovation of residential development of the first mass series are identified.

Abstract:
The landscape visual aesthetic quality (LVAQ) of urban residential districts is an important index for measuring urban livability and is a tripartite concern among urban managers, real estate developers and residents. The LVAQ of residential districts is determined by their visual openness and the aesthetic degree of the surrounding landscape, a value combining subjective evaluation and objective analysis. Although existing studies have carried out empirical analyses on the LVAQ of residential districts and have summarized some influencing factors, they have largely overlooked the specific impact and interactions of various factors, failing to establish 3D city models meeting LVAQ analysis requirements and falling short in developing appropriate evaluation approaches suitable for whole city scale. In this study, we propose a spatial simulation analysis for the LVAQ of residential districts based on 3D city modeling, aesthetic evaluation and viewshed analysis. In order to improve the accuracy of the study, we collected massive RS data and established a 3D city model covering a large amount of architecture and landscape information. We analyzed three representative cases and calculated the LVAQ of 1258 residential districts in Changsha City, Hunan, China, evaluating the results with various construction and planning indicators. Our results show that the LVAQ of residential districts is affected by their own construction conditions and the surrounding districts and landscape areas. Various architectural and planning indicators have restrictive and direct effects on LVAQ. Optimizing the layout of landscape areas and the construction mode of residential districts through urban planning and urban renewal may help improve their LVAQ. This study helps better understand the general principles that affect the LVAQ of residential districts and supports the development of urban scale LVAQ analysis methods for residential districts. The findings are expected to provide methodological support for the landscape analysis and evaluation of urban residential districts in China and other developing countries and provide optimization ideas for urban human settlement environment sustainability.

Much water body running in urban residential subdivisions in China is not successful, and deteriorated water and bad scenery happened frequently in rainy seasons. The main purpose of this study is to recommend a feasible water scenery planning program in urban residential subdivisions construction to improve water quality. Based on the detailed analyses, the main reasons of unsuccessful water running might lie in sustainable water resource shortage, improper water scale, water body structure, and subsequent weak self-purification ability. A feasible planning program was recommended, and a case design based on this program was presented. It is concluded that rainwater is a promising sustainable water resource to maintain water body. Such general planning as water scenery layout and scale, water balance analysis are main aspects in the water body construction design. If the results obtained in this study were extendedly applied, the water scenery in residential subdivision could be improved successfully.
