In multi-family residential buildings, earthquake hazards mitigation and reconstruction are two sides of the same coin. The buildings are costly and difficult to retrofit and losses from the Loma Prieta earthquake make it clear that these buildings are significantly more costly and difficult to replace. Case studies of residential buildings which have been upgraded demonstrate that details and schedules are more important than the conceptual design. To achieve cost efficiency, traditional engineering design solutions must be adapted to the conditions found in existing buildings. Further, because construction is almost always done with tenants remaining in the building, cost efficiency must include social as well as technical design.

Abstract:
This study is conducted to establish the effect of design quality on project delay in building projects. It aims at: 1) investigating the major factors of design quality, 2) identifying the main delay factors in building projects, 2) establishing the relationship between design quality and delay in building projects. To achieve these objectives, a questionnaire survey is performed. Seventeen (17) factors that might affect design quality, and 15 delay factors are listed in a questionnaire form. Sixty (60) contractors and 40 consultants are asked to identify the severity of the identified factors. Results indicate that the top factors affecting design quality are: delay in payments by client for design services, staff allocation for many projects at the same time, copying and modifying from previous work to minimize time and cost, tight design schedule, lack of designer knowledge with techniques and materials available in the market. The study also concludes that the top five delay factors include: payments delay, poor labor productivity, lack of skilled manpower, frequent change orders and rework. Regression analysis for data collected from 36 building projects shows a good correlation between design quality and delay in projects. This study is the first one that addresses the problem of design quality in the West Bank in Palestine. Furthermore, it is the first study that addresses the effect of design quality on project delay in Palestine and the neighboring countries. It is hoped to be helpful for researchers and professionals to understand the impact of design quality on schedule delay.

This paper presented a design of a steel residential house. H-shaped steel was chosen as the beam and column of the steel frame. End-plate joints and welding node joints were used to connect each other so that the structure could be constructed rapidly and conveniently. PK prestressed concrete composite slab was chosen as the floor and roof slab. PK slab could be produced in factory and dont need formwork assembling and setting and could reduce the amount of work on-site, and could shorten the period of construction effectively. Composite panels with steel truss reinforced concrete and bamboo reinforced ceramic concrete were chosen as exterior walls. Compared with aerated concrete block wall with external insulation, composite panels had the advantages such as lightweight, energy saving, rapid installation, less slit and small thickness of wallboard and better seismic behavior. Application of the technology made the steel residential house a lightweight, energy saving and rapid construction house.

Urbanisation in Xinjiang in the last two decades has been accompanied by immigration, a real-estate construction boom and changing residential patterns. This paper discusses how the construction of new residential compounds occurs simultaneously to the construction of social, spatial and ethnic belongings in oasis towns in southern Xinjiang with a particular focus on the city of Aksu. While investment considerations and the promise of a modernised urban lifestyle motivate citizens to purchase housing, the market-oriented real-estate business since the end of the 1990s also offers opportunities for Han and Uyghur residents to draw ethnic boundaries. The choice of a neighbourhood as well as the preference of interior design are frequently used to mark ethnicity. However, ethnic residential choices are restricted by work unit affiliation and the available socio-economic means. Thus, although discourses of Han and Uyghur residents display clear tendencies of ethnic segregation, urban residential spaces are in fact often ethnically mixed.

Introduction. Construction production is characterized by special conditions for the production of works, which include the need to organize residential camps at the construction site to ensure balanced working and rest conditions for workers. Materials and methods. For buildings of residential camps, design standards are provided that reflect not only the requirements common to all buildings and structures, but also take into account their temporary period of operation with possible reuse. The design of the territories of residential towns is also determined by the norms an.rules developed for them. The overhaul of buildings is subject to the same requirements for the organization of construction sites. However, repair and construction work carried out in conditions of dense urban development, in urbanized areas, predetermine an additional set of studies in the field of ensuring safe conditions for the production of repair and construction work in buildings in operation. The organization of the production of capital repairs also has its own characteristics associated with limiting the time they are carried out in an operated building in one shift to minimize the negative impacts from industrial noise on residents, the formation of construction waste, and the movement of vehicles. The purpose of the study is to identify factors that affect the safety of life and work of workers employed in the repair and construction industry, and to develop measures to reduce their impact in the production process. Results. The result of the research is the proposed toolkit for assessing the factor of tightness of the territory in the design of residential towns for organizing the production process of capital repairs of buildings, taking into account labor safety requirements. Conclusions. Formalization of requirements for the design and operation of residential camps in the implementation of regional programs for the overhaul of multi-apartment residential buildings is necessary, taking into account the cramped conditions for performing repair and construction processes of varying complexity in operated buildings, without resettling residents, and is harmonized with the requirements for safe working conditions in the process of new construction.

According to the characteristics of China's cities, this article puts forward methods and measures for the landscape reconstruction design of existing urban communities in China. The thesis takes a Residential area of a certain district in Wuhan as a design case. It discusses how to combine the landscape design of the existing community with the rainwater problem, the goals, principles and measures of the landscape reconstruction design of the existing community based on the sponge city concept are proposed. Using rainwater as a resource to collect, purify, store, and recycle, alleviate water shortages and urban flood disasters, and it summarizes the methods and strategies for landscape reconstruction design of existing communities. Finally, according to the problems in the residential area and the actual needs of residents, combined with the current conditions of the site, following the design principles of people-oriented and local conditions, the use of sponge city technology measures on the green landscape, roads and parking lots, rooftop landscape of underground garages, plants Matching and other specific reconstruction designs provide theoretical and design references for the application of the "sponge city" concept in the design of urban residential quarters.

Purpose Due to the complicated nature of houses, the driving factors of the residential construction output can be investigated from different perspectives of interests. However, little research has provided an insight of the trend of the residential construction output from a cross-disciplinary perspective. The purpose of this paper is to identify the long-run equilibrium types of residential construction output, including external equilibrium, solo-market equilibrium and dual-market equilibrium. Design/methodology/approach A vector error correction model is applied into longitudinal data in the eight Australian states and territories to overview the regional variations of the residential construction output. Findings The empirical results show that the equilibrium of regional residential construction outputs in New South Wales and Victoria are determined by the external factors; the equilibrium in Western Australia is dominated by the construction market; and the equilibriums in the other five states and territories are influenced by both construction and house markets. Research limitations/implications The simplified approach may overlook the detailed explanation of the external factors, such as regional population, economy, policy and so forth. Given this limitation, future studies can introduce the correspondingly variables as per research interests. Originality/value Implementing the existing research into residential construction output and house supply, this research provides a simplified approach that demonstrates the linkage between construction and real estate sectors to identify the long-run equilibriums across regions. The underlying research sheds light in delivering inter-disciplinary research into the residential construction output.

Purpose In the past decade, radio frequency identification devices (RFIDs) have attracted the attention of the construction industry, having been proven to be an effective technology for addressing operational challenges in other industries such as health-care, retail and manufacturing. Despite the benefits, the use of RFID in construction industry is limited even in the face of inefficiencies that exist and that the need for improvement is yet to drive the widespread adoption in the residential/commercial construction industry. The purpose of this study is to investigate key drivers and critical success factors for RFID adoption. Design/methodology/approach The study included extensive and systematic literature review, interviews and questionnaire survey. Findings The study revealed that the most important key driver for RFID adoption is productivity improvement, while the most important critical success factors include management support and commitment, having clear RFID strategy, needs and benefits, having strong motivation for improvement, providing adequate funding and proper planning. Practical implications This study provides an exploratory framework that can be used by construction company executives and managers to provide justification for deciding to implement RFID on their projects and to enhance success rates of implementation. Originality/value This study contributes to the knowledge on RFID use in residential/commercial construction industry and provides a basis for further investigation by construction management researchers on the emerging issues regarding RFID use in the construction industry.

In order to promote our country to build a conservation-oriented society and to achieve sustainable development in the construction industry, the demand for modern residential energy conservation is also growing. Studying and designing of energy-efficient rural residential are one of the key work of energy-saving building. One of these new technologies is the application of Building Information Model (BIM). BIM is applied in all fields of the construction industry from design, construction management, gives almost absolute accuracy, saving time and costs in survey, design, construction and project management and brings us economic benefits very clearly. BIM helps to reduce costs, construction time, reduce construction risks and design changes. Based on the results of the BIM model, the projects are estimated easily, estimating a suitable capital arrangement plan, avoiding unnecessary risks. In Vietnam, there have been a number of investors are applying BIM in technical infrastructure works, especially buildings in recent years. However, high cost and qualifications of engineers are barriers for applying BIM. There are few technical infrastructure projects that are applied BIM, especially in infrastructures field. This paper researches the application of BIM for in technical infrastructure design for the NEWCITY Thu Thiem, Ho Chi Minh City, Viet Nam. An diagram of implementing BIM process in design and process for design coordination for operating the design and coordination between the stakeholders is built. Software are applied as well as exported files with levels of detail (LOD) and levels of information (LOI) from 200 to 400 to helping stakeholders to retrieve, check, handle information and interacting by the parties during life cycle of the project.

Determination of stable values of the parameters for the high-rise construction residential buildings provides an opportunity to establish a reasonable duration of construction at the planning and design stages of residential complexes, taking into account the influence of market conditions factors. The concept of the formation of enlarged models for the high-rise construction residential buildings is based on a real mapping in time and space of the most significant redistribution with their organizational and technological interconnection - the preparatory period, the underground part, the above-ground part, external engineering networks, landscaping. The total duration of the construction of a residential building, depending on the duration of each redistribution and the degree of their overlapping, can be determined by one of the proposed four options. At the same time, a unified approach to determining the overall duration of construction on the basis of the provisions of a streamlined construction organization with the testing of results on the example of high-rise residential buildings of the typical I-155B series was developed, and the coefficients for combining the work and the main redevelopment of the building were determined.

The war started by the hostile country against Ukraine has completely changed our lives. Demolished houses and public buildings, industrial facilities, the infrastructure, whole villages and cities became striking realities that challenged the architects and urban designers to solve the issue of prompt and complex reconstruction in the cities. Because of the war, Ukraine will soon face the demand for fast residential area development and complex construction of facilities, such as kindergartens and secondary schools, raising concerns on the effective methods of timesaving public facility design and construction. At the end of the twentieth century, an expert team at the Kiev National University of Construction and Architecture developed a standardized unit block system for housing and public areas prompting the unified block unit residential building and public area construction. The block-modular method can be used in present environment for educational facility construction, considering the architectural and construction trends. To outline the practices and structure the typical evaluation at educational facility design, the following diverse unified functional elements were introduced: a single and a double block of cells for a kindergarten; one, two and three-unit assembly standardized functional block for a primary school educational area; a standardized functional block of common use sharing kindergarten premises and primary school.

Virtual design and construction (VDC) is a combination of building information modelling (BIM) technologies with adequate work and management scheme for product in supporting people working together in an integrated and simultaneous way. The use of VDC in construction project has positive effects in reducing risk related to design and multidisciplinary coordination. This enhanced the decision-making process by reducing miscommunication issue. This paper presents a case study to investigate the process of integrating different dimensions of information i.e., time (4D) and cost (5D) with a 3D model for doublestorey residential building construction considering the zoning conditions. Implementation of VDC with zoning plan leads to an efficient construction management in project feasibility study. It enabled comparison of a virtual model to evaluate the advantages and practicality of VDC for doublestorey residential building. The 3D architectural and structural models elements are prepared at level of detail (LOD300) using Autodesk Revit. The 3D models are then integrated to simulation software (i.e., Autodesk Navisworks Manage). Visualisation of the project (i.e., 4D and 5D) is achieved as the outcome of the simulation by implementation of VDC. The results revealed that the practicability of VDC was affected by LOD and software interoperability.

Residential construction has changed little in decades. In North America, houses are constructed predominantly with cast-in-place (CIP) concrete basement foundations and “custom-built” wood platform – framing structures. To improve the productivity of residential construction, a precast concrete foundation (PCF) system was developed by the University of Alberta and its industrial partners. Although the PCF system can be built much faster and better than conventional CIP foundations, it has not been considered a viable alternative in residential construction due to the belief that it is costly and less flexible. To overcome this perception, special research efforts were made to address issues of manufacturability, constructability, and standardization. This paper proposes an innovative design of the PCF system that satisfies functional requirements, while obtaining a minimum total cost and achieving flexibility. The unique features include a modularized rib structure, external insulation, and simplified bolted connections. A comparative analysis between PCF and traditional CIP concrete foundation systems is also presented.

This paper presents the engineering basis for a document, Residential Design and Construction Guidelines (hereafter, Guidelines). The Guidelines is developed by the engineers of Build Change and its partners based on their technical reconnaissance after the 2013 earthquake in Bohol on October 15, 2013, and Typhoon Haiyan on November 8, 2013. The Guidelines are centered on the observations of typical residential construction and damage in these areas and the requirements of the 2010 National Structural Code of the Philippines. The Guidelines provide illustrated and simple instructions on residential construction, making them accessible to homeowners and local builders. The Guidelines are designed for disaster-resistant, permanent low-rise housing construction, endorsed by the Department of Public Works and Highways of the Philippines (in March 2016). Increasing understanding and application of the Guidelines in residential construction in earthquake- and typhoon-prone areas will increase the structural safety of houses and the country's resiliency.

The problem of the Ukrainian housing stock energy performance is under consideration. Analysis of the outer walling thermal protection condition has been performed for the basic building construction solutions through the example of Poltava. The housing stock is represented by brick, large-block and panel system buildings, erected in the 50–80-th of the last century. The actual values of heat transfer resistance of the outer walls, windows, covers and other building enclosure are 3–5-fold less than the permissible minimum dimension according to the present-day requirements. The article presents recommendations for thermal modernization of the outer walls in accordance with their construction design, attic and basement floors (over the unheated basement), as well as transparent outer structures according to the present-day standard requirements.
