The main task of this thesis is to describe the development of construction of residential real estates in Polička. It is about capturing a building development of residential real estates since the city's foundation to the present. The thesis describes the construction, large buildings and apartment complexes. It shows how the city was developed and how the city grew. The first part describes the history of the site to the present days. In the second part I describe several buildings and housing complexes characteristic for the city. I try to explain the development of construction in different periods by looking into these objects. At the last part I deal with the current land use plan and the possibilities of further construction. I mention maps of the area, historical and contemporary photographs of selected residential properties and important buildings in my thesis.

The aim of the theoretical part of my Master’s thesis is to summarize the historical evolution of building construction in České Budějovice, to process the summary of residential construction in each area of the city, and to describe current construction. There is described in my thesis how was the city of České Budějovice developing, varying and ramifying over time. In the practical part I did the analysis of the future construction using the survey among residents of České Budějovice and so future builders. Analysis determines the requirements for the type and location of the future construction, builders’ own building requirements. This thesis summarizes and describes the history and current construction. Also thanks to the practical part gives awareness about the direction of residential constructions in České Budějovice in the coming years.

The thesis focuses on urban and constructional development of the city České Budějovice both from the historical point of view as well as from the perspective of the development of structural elements of buildings. The thesis dividend into two parts. The theoretical part describes the basic terminology, historical events establishing České Budějovice and formativ of individual city districts. It also contains relevant maps. The second one, application part deals with the development and changes of buildings during different time periods. Development of construction is divided into four time periods (until 1918, 1918-1948, 1948-1993 and from 1993 to the present). In each time period the historical development, constructional solutions and architectural design of buildings are descibed and specific examples of buildings and locations are given. This part of the thesis also deals with possible future development of residential areas considering the spatial plan and limits of development. The aim of the thesis is to compile an overview of historical development and constructional elements of buildings in the selected area from the beginning of the construction of the site to present and outline a possible future development of the city.

The largest post-war economic crisis, which began spreading to the world in the second half of 2008, hit all sectors negatively. An important lesson from the analysis of the crisis is not its causes, but rather the reference to the drawbacks of globalization, in the form of dismantling the consequences of this crisis. Building industry is a specific branch of the Czech economy, which has responded to the outbreak, the course and the retreat of crisis, in a unique way. Both pre-investment and investment phases of a construction project are time-consuming, resulting in a delayed response - inertia, to changes in the state of the economy that are reflected in aggregate demand from which demand for construction output is derived. The thesis focuses mainly on the development market, where it focuses in detail on evolution of housing construction in the pre-crisis, crisis and post-crisis period. The set of incorrect steps, decisions and inactivity of residential developers caused a unique phenomenon - the house-offer crisis. Therefore, the result of the work is methodological recommendations - a set of steps whose observation should reduce the negative effects of the crisis on the construction industry and avoid the re-emergence of the house-offer crisis. Economic cycles give us two assurances: each growth is followed by fall and vice versa. Nowadays it is not possible to predict the causes of the future crisis or its length, but it is important to prepare for it.

This thesis focuses on the analysis and comparison of the normal price of houses and apartments in the Highlands: District of Jihlava district and within the time period 2014/2015. The theoretical part describes the selected sites, basic concepts and factors affecting the real estate market. In the practical part I analyzed the market and created a database from which I use when comparing the development of the usual price of houses and apartments. Results of the analysis are evaluated and graphically presented. Carried out the research, I found that the volume of supply of houses and apartments is higher than at the Jihlava district to district Zdar nad Sazavou. Based on the data it is possible to say that the lower the average cost of a house or apartment is in the district of Zdar nad Sazavou.

In this diploma work I deal with the influence of interest rates on mortgage loans for the acquisition of families houses and flats in the city of Brno. In the theoretical part I focus on the basic concepts and laws related to mortgage and real estate market. In the practical part I use the findings from previous chapters and analyze interest rate trends and related factors. In the next part, the real estate market development in the past ten years. In the end I evaluate indicators during the period of ten years from entering the real estate market in Brno and should, in my opinion, a significant influence on the marketability of houses and flats. The final part I deal with the results of my questionnaire, on which I am trying to compile current profile of the typical customer applying for a mortgage loan.

The thesis deals with the issue of passive house, development, conception and division of structural parts including used materials. Their advantages, disatvantages and possibilities of use in construction are briefly discussed. The main part of the thesis focuses on the economic return on investment in passive house. Based on a detailed calculation, the costs for two buildings in low-energy and passive standards are quantified here. The passive standard is achieved by various design modifications. All this is supported by software calculation of annual energy consumption. The return on such an investment is then determined in more ways from this balance sheet, taking into account the evolution of energy prices.

The diploma thesis called Correlation of Talent and Progression in Violin Playing is focused on the talent and aptitude for playing the violin. In the first place, it is concerned with the general terms of talent and aptitude and their diverse definitions and it brings findings and opinions of various theorists. It also discusses the difference between these two notions. Further, it narrows its focus on musical talent and related concepts, such as musical development of children, the inheritance of talent as well as brilliance. The second part of the theoretical part deals with the specifics of talent for playing the violin and important prerequisites for the interpret successful development of interpret. The practical part introduces eight semi-structured, qualitative interviews with professional violin players about their talent and musical development. The aim was to compare the theoretical findings with the real experience followed by a summary.

Theme is analysed with the method of quantitative content analysis (partly together with qualitative) of national daily newspapers Mladá fronta DNES and Právo, social magazines Respekt and Reflex and culture periodics A2 and Literární noviny. The results of analysis include the description of media surface dedicated to this topic as well as the frequency and opinion outcome. First, the development of mass housing in general is outlined, followed by the developement of the balcony access house itself, in which was considered also historical perspective of material and social environment of the Žižkov area. The core of the thesis is the analysis of the Žižkov balcony access house with aim to determine its specific features and to show how it get along with the increasing requirements for quality of living, how it has been adapted, as well as how the balcony access house had to retreat. The final chapter establish the impact of the balcony house to the genius loci of Žižkov and demonstrate its understanding on the arts of contemporary architecture. This thesis is dedicated to the significant change in media ownership in the Czech Republic which occured during the Global crisis in 2008 - 2013. In this period almost all foreign owners sold their media to the local enterpreneurs, who took over almost all media houses. This shift happened under generally less comfortable matket conditions, which have hit mostly the printed media. The local enterpreneurs are naturally much more interested in local politics. This text describes these changes and uncovers the economic reasons that led to it, including the extensive research into publicly available, yet not analysed annual reports of media companies. The conclusion is that the foreign owners generally earned well in the Czech market and that they have decided to use the crisis as a good moment to sell. The arrival of new domestic owners caused worries about their possible interference with kontent and by 2017 there are some hints suggesting that they may use the media against the opponents. But there is a fact that may prevent them: the thesis proves how worth the position on the market is. And this should at least limit these efforts.

This thesis focuses on observation of the art expression development in children at the turn from preschool to elementary school. Its theoretical part describes general development of children at preschool and young school age with the emphasise put on the development of drawing. The practical part contains a detailed analysis of human figure drawings and house drawings obtained during two consequent sessions in relevant school institutions. The drawings were analysed using a set of predetermined criteria and by a follow-up assessment. The differences between the developmental progress in girls and boys are also examined.
