This thesis deals with an architectural case study of the city block in the Svitava industrial zone bordered by the Svitava river in the east, Ring road in the west, Milady Horákové street in the north and Zvonařka street in the south. Špitálka Smart City is located right in the centre of this area. The thesis is modeled on the Špitálka Smart City urban study, that was the outcome of the pre-thesis seminar in the winter term 2020/21. The urban study objective was the urban renewal of the Brno teplárny (heating plant) area and its surroundings as well as a design of a new urban boulevard. To effectively use the place a residential building with commercial spaces on the groundfloor has been designed. The building consists of four sections, which share two underground storeys providing parking space and space for building services. The case study further develops only the section that is labeled A in the study. Section A offers 23 housing units and a café. The design aims at high quality housing with a view of the city replacing the former industrial zone.

This thesis deals with an architectural case study of the urban block in the Svitava industrial zone bordered by the Svitava River in the east, Ring Road in the west, Milady Horákové Street in the north and Zvonařka Street in the south. Špitálka Smart City has been designed to be in this area. The thesis is modelled on the Špitálka Smart City urban study, that was the outcome of the pre-thesis seminar in the winter term 2020/21. The urban study objective was the urban renewal of the Brno teplárny (heating plant) area and its surroundings as well as a design of a new urban boulevard. The thesis focuses on a design of a selected urban block in the Smart City Špitálka. This mixed-use development provides commercial, administrative and residential functions. The block is divided into two parts; either part consists of three sections. Two underground storeys providing parking space and space for building services are intended for the whole block. The case study further develops only the section that is labeled Coworking offering six floors for coworking spaces. On the ground floor there are spaces for a café, commerce and also the main entry to the co-working offices. A sky-office and a venue for rent are located on the seventh floor. The venue can be used for a wide range of events from smaller conferences, through corporate meetings & teambuildings to private parties. Both the sky-office and the venue have access to the rooftop terrace. The design creates a modern office building concept in the former industrial zone.

Main goal of the diploma thesis was to create an architectural study of the Ponava Centre, Brno, Královo Pole. This compound includes the set of buildings, which together set up valuable public space filled with different functions (cultural centre, gallery, restaurant, café, music club, housing, leasable units, family centre and roofed public space). The thesis was preceded by elaboration on the urban concept which defined the problems of this compound and determined the placement of proposed objects. The area is located in city of Brno, in Královo Pole district, cadastral of Ponava local authority, between the streets Střední and Staňkova.

The main task of the diploma thesis is to use the open areas between the streets Stefanikova, Reissigova, Sportovni and Pionyrská in Brno for creating a multifunctional urban structure with the appropriate functions. Diploma thesis is based on the urban-architectural design created in the previous semester project. Thesis closely addresses the proposed multipurpose building between the streets Stredni a Stankova. In the object is located school of arts, cultural and leisure center, restaurant, café, music club and rentable units. Under the building are designed collective garages.

This diploma thesis gives a proposal for a new Moravian wine center in the city center of Brno. Wine center is situated on the street Hlinka, where grapevines were planted in the Middle Ages. Demarcated land is narrow and elongated sloping towards to the south and connects the Yellow hills and the Brno Exhibition Centre. The main idea of this thesis is connect these two significant locations and offer the visitor a free passage along the entire length of the complex. Also main building Moravian Wine Centre reflects this fact and it expands the space of the street stalls and forms it into overgrown "arcade". The house is opened into this space - with glazed facade of the first two floors or with transmission into the rear wing. The main building consist of the cellar, where it is located wellness, winehouse, rentable wine boxes and tasting room connected with wine production. The rest of floors are designed for wine gallery, information center, reception, shop, restaurant, conference center and hotel. There is a café with roof terrace in the last floor. It offers a magnificent view into cityscape of Brno, Brno Exhibition Centre and the Yellow slope of the hill. There is designed a pond for relaxation in the courtyard. Nearby is situated Wine Institute building with facilities for making wine. In the second half of the land are located three blocks of luxury apartments in the middle of a vineyard. A leading construction is the most striking feature of the facade that reminds bougainvillea vines with vaulted arches wine cellars and attracts at first sight.

The purpose of this final thesis is to provide the outline of the effective legal regulation of the lease of the property for the business purposes. After short introduction of the lease as a legal institute itself and its usage in business area of life, the thesis then concerns itself with the particular questions that are subject to legal regulation of the lease of the property for business purposes constituted mainly by the Civil Code. Amongst these questions the basic necessities of the lease agreement that are required by the law are described first, then the mutual rights and obligations of the contracting parties and finally the matters related to the termination of the lease.
