This study builds on the National Capital Planning Commissionâ s (NCPC) 50 year Master Plan for Washington D.C. It focuses on several of the NCPCâ s five key goals; to build on the legacy of the historic Lâ Enfant and McMillan plans, unify the city, with the Capitol as its center, use new buildings to stimulate economic development, and integrate the Potomac and Anacostia Rivers to the cityâ s public life. This site and project has a historical tradition. A pedestrian bridge was proposed to connect SouthWest D.C. to Haines Point with a new aquarium, which was eventually located in Baltimore, anchoring the Haines Point side. This proposal was never realized. Integral to this project is the development of the masterplan for SouthWest D.C. It proposes reinforcing the existing city grid, while developing small plazas along the waterâ s edge. A major plaza is located at the intersection of the bridge and the city. It is the masterplan and orientation of the bridge that make it a viable development of the NCPCâ s masterplan. The project proposes an inhabitable bridge continuing the grid of Washington across the channel. Commercial shops and offices juxtapose views north to the cityâ s skyline. Housing units float ontop of the bridge creating a vibrant daily cycle of activity. Public walkways and plazas provide vistas, places to gather, meet and reflect. It is the combination of functions that make the bridge a viable attraction. Finally, the intersection of public and private space on the bridge creates vibrant city life. This bridge contributes to the rich texture of Washington.

This thesis is an exercise in ideas of two realms, theoretical and practical, and an effort to mix the two to create architecture. The theoretical thesis is exemplified in the pairings of photos seen on the bottom of each page, taken from Second View: The Rephotographic Survey Project. As the reader examines the pairs of photos changes over time can be seen in each. Typically the greatest changes are manifestations of man's existence. I have treated this as a point of departure for the technical thesis of Permanence and Temporality. Man's temporal existence creates permanent reminders in the permanent structure of the earth. This thesis explores the nature of permanence and temporality in materials and uses them to express the classic dichotomy of service and served. As a practical thesis the project focuses on providing better urban living through natural light, natural ventilation, and the provisions for community and interaction with nature. A modification of Le Corbusier's Unite d'Habitation was explored by narrowing the building to bring natural light further into the unit while widening the unit to get natural light and ventilation even to the service spaces.

This dissertation will explore ways in which abandoned space, and spaces between buildings, can be reconnected with their surroundings to enrich and contribute to the everyday experience of the user. The intervention takes place along the edges of the Pretoria CBD, adjacent to an abandoned canalized urban river (Walkerspruit). The site hosts elements of historic importance and memory which have become fragmented from the everyday experience of the user in the city. The hypothesis investigates the understanding of space and place - whether the above mentioned spaces can be fused together as a series of experiences to enhance the character of the site and its important historic elements. The proposed development is made up of layered, mixed use activities catered toward a facility for T.U.T post graduate art students and other visiting artists. The building should create an opportunity for the public to engage with the process of making art and at the same time give students the opportunity to exhibit their work whilst engaging with their community. Louis Kahn, the master of modern architecture, said, "Even a brick wants to be something " the phrase explained how important it is to respect the properties and materials, each material has a structure or form that can be the most beautiful to express its essence. The reason that he taught the essence of materials by using "brick" as an example among numerous materials the characteristics of bricks are very simple and clear. The essence of the brick lies in 'stacking'. The stone and metal panels which can be found as common as bricks, the surface forms are smooth, but it held by various types of material. The surface materials require separate devices to overcome gravity instead of forming a large surface at a time. Architecture is the site where human technology overcomes the providence of nature. However, brick is not 'attached' material, its 'stacked' material. A piece of brick is placed and laid on, depending on gravity. The nature of bricks goes hand in hand with the history of mankind and is loved a lot. "Architecture is a poem written in light and brick," and brick can be a material that makes use of the essence of architecture: practicality and art. In fact, that the most common building around us is a brick building is evidence that the brick is imprinted with familiar and reliable materials for everyone. Moreover, the bricks are an inexpensive and fast-producing material. In this thesis, I 'd like to propose the housing for elderly residents on the Robinson North Terminal at the Potomac waterfront in Alexandria Virginia. Also I tried to understand and study the material properties of bricks, and to realize mix-used architecture that can conform to Alexandra's unique order and maximize the potential of only sites

Aging and Elderly As medical technology develops and demography changes, the demand for more resources. In addition, as the elderly population grows, total support costs (infant and elderly population / productive population) continue to increase. In the past 30 years, the United States has grown at an age-old population five times faster than France and the United Kingdom, twice as many as Germany. Older people's participation in economic activities and their support are emerging as important topics. Older retirees can be good mentors for young adults based on their skills and business operations experience. Economic activity of older people can also reduce conflict among generations. In fact, startups / entrepreneurs accounted for more than 50s over 20-30s. As consumers, people in their 50s have a great presence. Not only do they account for more than 50% of the total US consumption, but consumer dispositions also vary. Likewise, the elderly can be a great help in revitalizing the economy if they are consumers with high demand and maximize their potential as producers. Abandoned land of Alexandria waterfront Robinson terminal North Robinson Terminal North was built in the early 1730's west's point. It was an important marine settlement in the 18th century for marine ships. This site, which is now threadbare, has a lot of historical importance and has a great potential. Robinson Terminal North, which is owned by the Washington Post, is halved by Union Street and currently made up warehouses, a nearly 40,000 square foot pier, and the terminates of a rail line. Redevelopment of the site has been planned for scores of years. In keeping up with the goals of this Plan to encourage public access and delight of the waterfront, land uses in the renewal Robinson Terminal North should be active and productive place.

Regional architecture defines a type of architecture that adapts to the everyday needs of a people and is constructed by the building methods and materials of the region. Regions do not have clear boundaries, but are largely defined by the conditions of nature: climate, soil, topography, vegetation, water. Through this thesis project I have tried to create a regional architecture in Indianapolis, Indiana that embraces the surrounding context, but does not imitate the architecture of the past, through a mixed-use building for everyday life.

By studying how captive animals use outdoor space, we can determine which areas fulfill their biological and behavioral needs to improve enclosure design for animal welfare and visitor experience. The aim of the study was to determine the differential use of outdoor space in a mixed exhibit of captive ring-tailed lemurs (Lemur catta) and red ruffed lemurs (Varecia rubra), and to assess both the effect of adding environmental enrichment and possible visitor and meteorological effects on the lemurs’ use of space and behavior. For one month, five-minute interval scan sampling was used to record lemur location and behavior, as well as the meteorological conditions and presence of zoo visitors in the lemurs’ outdoor enclosure. That baseline was followed by four alternating two-week periods of food or structural enrichment, both with and without visitors. Enrichment increased the lemurs’ use of the enriched sectors, decreased resting, and increased locomotion. Structural enrichment increased their exploratory behaviors and stimulated arboreal locomotion. Both species preferred sunny and warm conditions for sunbathing and resting, while moving more around the enclosure in cooler and cloudier weather. The visitor effect on the lemurs’ use of space was weaker than the effects of enrichment and meteorological conditions. The availability of areas to hide and possible habituation to humans may have played a role in the reduced visitor effect. The results of the study showed inter-specific differences in the lemurs’ use of space and behavior and a complex combined effect of enrichment, visitor presence and meteorological conditions.

“Adapting Snäckan 8” aims to investigate material and immaterial value while transforming an existing built structure. Current development plans seek to demolish and replace the existing building by a new, 10 meter wider, 4.5 meter taller building of office spaces; increasing the scale of the Klara quarter once more, just as during the Norrmalm Regulation historically. Excluding both: plans for housing, as well as the so called “Culture House”. A space that included a café, a library and a cinema, for everyone, including especially the homeless people of Stockholm.Accompanied by a notion that when we demolish built structures, not only do we demolish material, but also social structures that have been built up over time; the ecological aspects of adaptive re-use are expanded by social urgency. In light of the housing crisis and increasing social segregation as well as the development of the pandemic, the accessibility of a home is now perhaps more pressing than ever. This project therefore aims to provide affordable, inclusive mixed-use living within the city centre, adapting Snäckan 8 to changing rhythms and patterns of daily life. Thereby hoping to continue writing the story of Snäckan 8, rather than erasing it.

This study is a deductive quantitative analysis of perceptions of sustainable functions within a cross section of Swedish municipalities. It builds upon the United Nations Human Settlement Program (UN-HABITAT 2013) and their argument that the narrow focus upon economic growth have been given too much attention compared to the social and environmental pillars in the planning and creation and development of sustainable settlements. Therefore this report focuses on the social and environmental pillars of the sustainability concept and finds a clear relationship between the two and how the inhabitants of Swedish municipalities values their locations as places to live in. The study is conducted by a applying a quantitative approach on survey data from Statistics Sweden (2015), by creating variables which correspond to socially and environmentally sustainable urban planning theory and authors such as Healey, Masnavi, Habermas, UN-HABITAT, Brantz, Bramley and Power and many more. What comes out as most important is Citizen Participation***, Public Space***, Diversity*** and Public transportation*** which all increase the level of Municipal citizen satisfaction both with and without controlling for Education possibilities* (which also have a positive significant effect), Large city regions (City 50**) (also significant positive effect) with hinterlands and Unemployment rates*** (with a quite obvious significant negative effect). What stands out in the controlled model is that all coefficients decrease, except for Diversity*** which increase, indicating the importance of local services, shops, culture and recreation when other primary needs are covered. This master thesis is exploring a possibility of densifying traditional block structure of a city by the design of a multifunctional building. It is located in Brno exactly in Brno centrum city part. The building site is defined by Veveří, Kounicova and Pekárenská streets. On the forth side there is existing block of flats on the Sokolská Street. The design itself is based on the form of a traditional enclosed block of flats, but masses are oriented differently. The basic principle is layering when first two floors are commercially oriented and therefore accessible by public. Living areas are separated by position above. The roof, connecting all of the buildings, is taking role of a traditional courtyard. In this case, it stays visually connected with surrounding street life and newly formed commercial parts. Masses of the complex are reflecting different city structures on each side. It encloses on the side of the Veveří Street which creates undisturbed street corridor. New structure opens more to Kounicova Street and reflects free city pattern of this part.

Diploma thesis focuses on the processing of detailed documentation for newly-built mixed-use building in Frýdek-Místek. The building has three above ground floors. On the first floor there is a restaurant with facilities. On the second and third floor there are office spaces. The building has combined support system, which is a reinforced concrete slab carried by masonry wall system of sand-lime blocks and reinforced concrete columns. The entire building is insulated using external contact thermal insulation system outside the first floor, which is designed ventilated facade with thermal insulation of mineral wool. The roof of the building is designed as a non-walkable flat single roof.

The subject of this diploma thesis is the design of a newly built mixed-use building in Tišnov, as well as elaboration a part of the project documentation for realization of the building construction. The designed building is a multifunctional building, which has the task of providing several functions. The building is situated in the South Moravian Region in the northern part of the village Tišnov, which is located about 30 kilometers away from the city of Brno. Recently, in this area new family houses and apartment buildings have been built. The building is designed as five above-ground storey, partially basement incl. a separate underground car park. The first floor serves mainly for commercial use, ie. for the provision of services and for the sale of goods. There is a coffee shop, a houseware store, hairdressers, bakers, butchers, or a gym. On the first floor there is also the main entrance to the building, and through there is further access to the upper or lower floors of the building. In the basement there is a technical background of the building and access to the underground parking. The second floor serves as office space for multipurpose use. There are apartments on the third, fourth and fifth floor, with some apartments on the 4th floor being designed as two-level maisonettes. The architectural design is based on the concept of straight lines and sharp edges, which also presents a flat roof roofing solution and receding storey with terraces. The building is detached, situated in a relatively flat terrain. All entrances to the building are designed as barrier-free. The white-blue color of the building facade alternates with the use of gray stone cladding. The roofing of the mixed-use building is solved on two levels by a single-layer extensive vegetation flat roof.

La construction d'immeubles de grande hauteur reste, malgré les débats qu'elle génère, un projet d'actualité dans de nombreuses villes en France. Fort des expériences passées, nombreux sont les projets se tournant aujourd'hui vers le concept de ville verticale. Ces tours multifonctionnelles, mieux ancrées territorialement et ouvertes au public ont alors pour objectif de mieux s'intégrer dans la ville et de permettre une forme d'urbanité. La mise en œuvre de la mixité à l'échelle du bâtiment, la grande hauteur, ainsi que la recherche de qualité urbaine génèrent de nouvelles contraintes techniques, socio-institutionnelles et territoriales peu étudiées à ce jour. En particulier, la complexification des montages de projet, l'enjeu territorial élargi ainsi que le statut particulier des espaces ouverts au public de la tour provoquent de nouveaux questionnements et enjeux public-privé à la fois spatiaux et organisationnels. Dans ce contexte, comment les tours peuvent-elles contribuer à l'urbanité de la ville contemporaine ? En s'appuyant sur une étude comparative de trois projets de tours mixtes franciliens (Phare, Triangle et Duo), ainsi que sur un état de l'art sur la grande hauteur et le concept d'urbanité, nous proposons une typologie des tours au regard de leur contribution à la ville. En développant une approche dynamique de la dimension urbaine des projets de tours au cours de leur fabrication, nous proposons ensuite un outil d'analyse des «trajectoires de projet» dans le temps. Despite a controversial scientific and societal debate, building skyward is experiencing a new rise in French cities. This is reflected in the emergence of new high-rise forms: mixed-use towers and even “vertical cities“. Both are usually conceived as more accessible to the public, more linked to the ground, and more “urban». The implementation of mixed-use, height and urban quality in skyscrapers generates a system of specific technical, social and territorial constraints which are little studied so far. New public-private issues concerning both spatial and organisational considerations are caused by the very complexity of the project, the significant impact of the building on its surroundings, as well as the special status of its privately-owned spaces that are open to the public. In this context how can high-rises be produced and contribute to the urbanity of contemporary cities ? First based on a comparative study of three mixed-use tower projects within the Paris region (Phare, Triangle and Duo), then on a literature review of high-rise buildings and the concept of urbanity, we establish a typology of “urban towers“. These are classified according to their relation and their impact on the city. By developing a new dynamic approach of the urban issue of tower projects during their fabrication, we create an analytical tool which can identify temporal “project trajectories“.Finally, we find a correlation between these project trajectories and the stages of their implementation. This allows us to analyse the production process of each class of tower and their urbanity

Le projet urbain, par la démarche souple et transversale qu'il produit, est emblématique des concepts urbanistiques contemporains. Cette approche peut-elle opérer une reconnexion entre villes, ports et fleuves? A contrario, pourrait-elle renforcer cette déconnexion en cours, dans un contexte où les logiques de marché urbain sont plus favorables aux sphères d'économie résidentielle qu'à la sphère productive? Cette question se pose d'autant plus que ces espaces sont à l'intersection d'enjeux majeurs: la densification urbaine dans un contexte de lutte contre l'étalement urbain; le redéploiement du fret fluvial, alternative durable au réseau routier; et l'amélioration de la gestion de l'eau. En se basant sur les cas de Lille et Bruxelles, ce travail de recherche se base sur les facettes matérielle, organisationnelle et existentielle de ces territoires, abordées à différents échelons géographiques. Cette analyse montre que, dans son processus, le projet initie un nouveau dialogue ville-port, par de nouvelles formes de coopération horizontale. Par contre, dans sa matérialisation, il reproduit les coupures fonctionnalistes de l'ère industrielle, causées par les conditions externes et internes à son cadre de conception. Se distinguant de l'environnement conflictuel des sphères de conception et de décision, les pratiques révèlent le rôle de régulation de ces interfaces entre ville et port : des espaces de "quiétude", dans des environnements denses et enclavés. Finalement, les conditions d'une reconnexion sont proposées : l'évolution des formes de gouvernance ville-port, les nouvelles formes d'aménagement, et les processus de projet, comme rouage central au cœur de ces mutations.

Urbanization and development of cities is necessary in contemporary society, however, these advancements are also causing urban problems, such as lack of open green space, density problems, traffic problems, and over population.Also, existing buildings are often lacking certain functions that are currently needed since they have been designed in the past. Thus, plaza and mixed used buildings, which are considered as a unit space, are needed to mention for 'publicity' that is a part of urban components as a wide spatial concept. In particular, mixed used buildings as multiply functioned facilities are needed a specific study for 'publicity' and 'urban plaza'. In general, the meaning of 'publicity' in a city seems to have started from 'agora', which is from ancient Greek. A plaza as an open space in a city was realized as a solution, which people have pursued in order to improve their psychological safety and deterioration of the physical environment. Furthermore, it was made by necessity that was able to gather people in a place and was an indicator space with culture, political, and social activity. Procuring a traffic space, which is increasing more in a city, is expressed based on declining plaza and maximizing land use, on the other hands, it indicatesthe importance of a way to vitalize social public space in urban life. In addition, urban and social modernization has caused proliferation and concentration of urban services and,as a result of it,it has caused population increase and architectural densification. In brief, open spaces and streets for pedestrians have decreased. Expansion of buildings, reduction of streets, and degeneration of urban plazas have started to diminish the space for public activity. This has connected to fall quality of its macro- environment and consciousness of sharing, and thus the quality of the city has fallen as a result. The urban plaza is an important component of urban open space and the space, which can improve social community. Thus, the objective of this study is to reconsider the concept 'publicity' in cities as a strategic space in order to vitalize the city. The study includes analyzing connectivity between urban plaza and architectural space and proposing design methods for a mixed use building which will improve interaction between urban context and the buildings., In conclusion, the study will be used to suggest a new solution for the urban design, which has had less connectivity by transportation and thoughtless development for the environment, in order to produce pleasant open space to enjoy public life for citizen focused on increasing practical use between people and their city's infrastructure with diverse function and psychological stability.

South Africa is faced with a situation where-by the general public has a negative perception of public transport. It is a fact that generally the lower income employees use public transport to get to work and back, whether it is buses, taxis, or trains. In the past, the combination of users and misinformed planning philosophies led to interchanges/ranks that were un-user friendly, and uninviting. However, the South African government has embarked upon a campaign to make public transport the heartbeat of the South African economy, and to improve the general public perception. Along with the hosting of the 2010 Soccer World Cup, the country finds itself under pressure to implement a safe, efficient, and user-friendly public transport system. This dissertation investigates means and principles of designing functional interchanges that incorporate civic activity and participation. Beyond Function seeks to recapture the social dimension of transport interchanges since; these are the converging or meeting spaces and gateways into the cities, there exists a need to be celebrated. The philosophical orientation is towards commuter convenient facilities, thus heightening the spirit of travel.

The contemporary urban world, especially Asian cities characterized by increasing density and rise of the economy, have been witnessing the emergence of urban spaces with hybrid characteristics. Hybrid urban spaces are characterized by spatial complexity, mixed multiple functions and complex management and operation. Large-scale mixed-use development(MXD) – defined as a sizable real-estate project combining multiple uses, provides one of the most typical conditions, in which hybrid urban spaces are created. Since the late 1990s, China saw a rapid growth of large-scale MXDs in its major cities. However, concerns and uncertainties arose regarding large-scale MXDs and the qualities of urban spaces they provide: on one hand, privately developed MXDs are criticized as space of commercialization, privatization, and gentrification; On the other hand, some new typologies are accepted as an extension of the public sphere and demonstrate a feasible model for a win-win situation between developer and generic urban users. Such uncertainties indicate the incapacity of conventional ways in understanding new urban space typologies and their qualities, necessitating a redefinition of the core value and qualities of contemporary urban spaces, and more empirical investigations on large-scale MXDs regarding their potentials or limitations as a process through which contemporary urban space are made and shaped. Addressing these two key tasks, this research firstly provides a necessary review and re-definition of the core value and qualities represented by modern-day urban spaces regarding the “hybrid” urban situation. Second, literature is reviewed to provide an understanding of the process of large-scale MXD. On this basis, empirical research is conducted on the large-scale MXD cases of Beijing – regarding the historical context, characteristics of MXDs and urban spaces, as well as the making and shaping of urban spaces through the process of these projects, to explain the mechanisms, key actors and factors in making these urban spaces and shaping their qualities. As a conclusion, the author points out the potential of achieving a “mutualistic” relationship between large-scale MXD and urban spaces and qualities, through which both the large-scale MXD and city benefit from each other. The potential for such an “Urban Mutualism“ consists of three key dimensions: 1) “Shared qualities“ - urban qualities which are needed for achieving the development objectives of large-scale MXD; 2) “Supporting mechanisms“ - logic and rules involved in the nature of large-scale MXD and context, which can be utilized to achieve the desired urban qualities while also contributing to the success of the large-scale MXD project; 3) “Techniques” - Innovative strategies and interventions of making and shaping in response to MXD’s nature and the specific context of development. Besides explaining such potential through selected case studies, this study offers also suggestions and recommendations to release such potential - in taking advantage of large-scale MXDs to create high quality urban spaces in Beijing or other contexts.

The mixture of residential and commercial use is a general phenomenon in Taiwan''s Cities. The common situation of mixed-use is commercial use on the ground floor in the street, above the commercial floor for resident use, and the developers are used to build housing according to this type. But the mixed-use concern the resident and the commercial, even if the mixed-use has service and convenience for the householders, the commercial have the constant community customers, but it will be negative impact if lack of faultless considerations. Since it’s hard to change the private sector’s developing habit of mixed-use, the developers should pay much attention to the topic that how to reduce negative impacts and enhance positive efficacy. This thesis studies the cases of mixed-use housing complexes that employed community open space as shopping streets. Cases are chosen from Taichung district where such developments imitate the shopping street-Ching-Ming First St. over last decade. In order to draw lessons as how sound planning related design and management policies can benefit desirable outcomes, case studies consist of two parts: investigating each case''s existing environmental quality and commercial benefit, and analyzing each case''s developing process , developing group and planning contents regarding four sectors: 「building design and construction」,「commercial uses」,「operational aids」and 「management mechanism」. A comparative study was then made to understand more thoroughly the key actions and measures of each case in its own development context. A fine commercial environment should satisfy the needs of community environmental quality and commercial operating benefit simultaneously. Once the commercial environment does not operate effectively, it will be hard to emerge the fine quality of community environment. Considering both environmental quality and commercial benefit, the comparison of cases tries to find common ground planning contents and feasible planning measures that could form a fine commercial environment. Suitable planning procedure and recommendable organization of development are also identified. Positive cases in this research all emphasize 「uniting the stores management」and 「making a street」,which resemble the development of「shyotengai(a shopping street)」in Taiwan. It is possible to apply the planning experiences and techniques of「shyotengai」measures by mastering development evaluation, market analysis and managing developing process to help the developers form a brand-new better quality commercial environment. The abilities to execute commercial management and the guidance and assistance from the developer are the key point in mixed-use housing development.

The contemporary city is driven by private interests, leaving the public spaces as a weakly woven system. In such a system public space making is usually the left-over in the composition. By shaping the publicly accessible spaces through the section of the tower, a series of relationships of public/ private occur. Elevating the public ground throughout the city through remedial and new developments brings the public space to a more direct confrontation with the typology of the tower. The site chosen for this exploration of building and public space making is the municipal address of 900 Burrard St. in downtown Vancouver. The block already contains two existing buildings, which represent excellent regional examples of early Modernism; the former BC Electric Building and the Dal Grauer Substation. A programme of hotel, residences, office space, fitness club, cinema, and branch library generate specific scenarios around which the public space negotiates as transitional space.
