À partir du cas des attributions de logements sociaux, cette thèse s’intéresse aux questions de tri et de sélection dans l’action publique. Elle analyse la manière dont sont choisis les futurs locataires HLM et dont se construisent les discriminations dans l’accès au logement social. Elle éclaire l’émergence de critères d’attribution contraires au droit et explique leur récurrence au niveau local. L’enquête s’appuie sur une ethnographie comparée de trois agglomérations françaises et six organismes HLM. Elle repose sur des observations directes, des entretiens auprès de professionnels du logement social, des analyses documentaires et statistiques. Ses résultats soulignent d’abord la faiblesse du pouvoir normatif de l’État et discutent l’hypothèse d’une ruse de la mise en œuvre. En examinant les conditions d’élaboration des règles au niveau méso, la thèse identifie ensuite plusieurs régimes de tri des ménages en fonction des caractéristiques du contexte local et des modalités d’association entre élus, bailleurs et acteurs économiques. L’étude des pratiques professionnelles précise, enfin, les paramètres qui influencent les modalités de catégorisation des usagers au guichet. Elle montre que l’attribution des logements n’est discrétionnaire et discriminatoire que dans certaines configurations spécifiques, en fonction des marges de manœuvre dont dispose le bailleur, de l’état du patrimoine social et des comportements des street-level bureaucrats. Les régularités constatées dans la mise en œuvre sont finalement expliquées par le poids des contraintes institutionnelles et la culture professionnelle des agents de terrain
Through the example of social housing allocations, this dissertation examines the issues surrounding sorting and selection within public policy. It analyses how new social housing tenants are chosen and how discriminations play within the access to social housing. It highlights the rise of illegal allocation criteria and explains their recurrence at the local level. The study builds upon a comparative ethnography within three French conurbations and six social housing authorities. It gathers direct observations, interviews with social housing practitioners, as well as documents and statistical analyses. Its results firstly show the weakness of the normative power of the State and discuss the hypothesis of an implementation trick. Focusing on the establishment conditions of rules, at the meso level, the dissertation then identifies multiples regimes of households sorting, depending on the characteristics of the local context and of the collaborations between elected officials, housing authorities and economic actors. Studying precisely professional practices finally allows to precise the parameters that influence sorting processes of welfare agencies’ window users. It decomposes how housing allocation is discretionary and discriminatory only in some specific configurations, depending on the room of manoeuvers of the housing authority, the state of the social housing stock and the behaviours of street-level bureaucrats. The witnessed regularities in the implementation of public policy are finally explained by the significance of the institutional constraints and of the professional culture of civil servants

Zároveň dojde ke změně užívání stavby na nájemní dům s byty charakteru sociálního bydlení. V souvislosti s touto skutečností se navržená rekonstrukce snaží zachovat a využít stávající konstrukce v co největším rozsahu, s cílem nezbytně tak nenavyšovat náklady rekonstrukce stavby.

Lodging, the permanent displacement of plant stems from the vertical, occurs on average once every four years in UK wheat crops, when it reduces the yield and bread making quality of grain. Lodging usually occurs in the summer and control is most commonly sought by applying growth retarding chemicals in the spring. This thesis develops a method of predicting which crops are prone to lodging so that spring lodging controls can be targeted most effectively. A model was developed in association with this study which calculates stem and root lodging risk from summer-time plant, weather and soil factors. The spread of the plant's root plate, the stem diameter and the number of shoots per plant were shown to have very strong influences on lodging. Structural rooting depth, stem failure yield stress, height at centre of gravity and the rate at which stems oscillate in wind (natural frequency) were also important, but less influential. Methods of predicting the most important lodging-associated plant characters from crop observations in spring were developed from the literature. These were then tested through experiments in 1995 and 1996 with factorial combinations of crops sown in late September and late October, at 500 seeds m-2 and 250 seeds m-2 and with large and small levels of residual soil nitrogen. Early sowing, dense seed rates and fertile soils all increased stem and root lodging, with sowing date having the greatest influence. Plants sown at high densities had small root plates and were poorly anchored; they also had fewer shoots causing a smaller leverage. Early sown plants had shoots with a high centre of gravity and slow natural frequency, causing a greater leverage. Plants sown early on fertile soils had narrow, weak stems. Final shoot number per plant was predicted with good precision (R2=094) from spring plant number m-2 and maximum shoot number m-2 using a model of tiller survival. Stem diameter was predicted with moderate precision (R2=057) from spring canopy size and shoot number m-2, via a calculation of the amount of dry matter partitioned to each stem base. Root plate spread showed a linear and inverse relationship to spring plant density (R2=0.48), mainly as a result of variation in the length of the rigid roots and in the width of the plant base. It is concluded that early season crop observations have the potential to predict the values of the most influential lodging-associated plant characters, from which a model of lodging can calculate the proneness of crops to stem or root lodging in time for remedial action. The next steps would be to develop prediction schemes for other plant characters which influence lodging and test all the predictions in a wider range of crops, sites and seasons.

Lodging has historically been a problem in small grain production. Palisade is a relatively new plant growth regulator that has shown some promise in reducing lodging. The effect of Palisade on height and lodging of durum, and subsequent yield was tested in a study at the Maricopa Ag Center. Plant height was not affected by Palisade since the chemical was applied at boot, one stage past the recommended window where the plant was near maximum height. Lodging was reduced from 83 to 61% and 28 to 8% under the high and medium input growing conditions, respectively. Grain yield was increased from 4481 to 6152 lb/acre and 5600 to 7330 lb/acre under high and medium input growing conditions, respectively. Palisade is effective in reducing but not eliminating lodging, and can have a large impact on yield as in this study.

A detailed literature review was done which indicated that there was still some `uncertainty' as to the exact cause of lodging and also identified the need for a quantitative method to assess lodging risk. Separate published models for determining the windthrow of trees and the anchorage of wheat roots were combined, and a model was developed in order to integrate all aspects of lodging in wheat, and express them in terms of risk. The model was broadly sectioned into three components; the plant canopy, stem base, and roots. The aerial force imposed on the stem base and roots was calculated (using both plant measurements and randomly selected weather conditions in July). By comparing this to the failure moment of the stem base and roots, the model then predicted the probability of lodging occurring. At the same time, wheat was grown in a series of field experiments at ADAS Rosemaund, Herefordshire between 1994-1996 and the effects of various agronomic factors on the crop and its yield were found to be similar to those reported in previous work and from practical experience. Lodging was most prevalent during the 1995-96 season causing yield losses of up to 1.3 t/ha, while very little lodging occurred in the previous two seasons. Reductions in grain quality were also associated with lodging in both the 1994-95 and 1995-96 seasons. Lodging was observed to occur by both stem failure and root failure, with root failure being the predominant cause in 1996. Lodging was influenced most of all by 'crop structure', as affected by agronomy, which was clearly illustrated by 93% lodging occurring in the early-sown, high seed rate, high residual nitrogen treatment compared to only 8% lodging in the late-sown, low seed rate, low residual nitrogen treatment. It was found that the latter treatment described, with the addition of full PGR, had no lodging in any season, as a direct result of lodging resistance gained from optimising plant structure due to crop husbandry. The actual 'type' of lodging was also influenced by the state of the soil; in the dry summer of 1995, soil strength was very high (average c. 100 kPa) and lodging occurred by stem failure, whereas during 1996 when root lodging occurred, the surface soil was moist and soil strength was much lower (average c. 20 kPa). Agronomic practices greatly affected lodging risk in the field experiments. A low seed rate (250 seeds/m2) provided the most consistent and effective method of reducing lodging in all seasons, by significantly increasing the stem diameter (by up to 0.35 mm) and improving root structure (by producing up to 7 more crown roots and increasing the size of the root cone diameter by up to 7 mm). Early sowing (late-September) increased crop height (by up to 6 cm) in all seasons except 1994-95 and resulted in increased lodging in the 1995-96 season. High soil residual nitrogen increased lodging slightly but its effect on `crop structure' was much less than seed rate or sowing date in all seasons. Plant growth regulators (PGR) reduced lodging compared to the nil `control' by significantly reducing stem height (average c. 10cm), but not through increasing stem failure moment or thickening the stem wall width. The reduced nitrogen `canopy management' treatment also generally reduced lodging across seasons compared to the nil `control' although, not by as much as or as consistently as with PGRs. Two PGR-use schemes currently available were examined and recommendations given were found to be poor when compared to the experimental findings and much less `comprehensive' than the modelling approach used here. Other results from a range of winter wheat varieties tested found that variation in basal stem structure and crown root structure was large, which was shown by the model to have implications in terms of lodging risk. These findings indicate the need for improved information and better targeting of varietal lodging resistance in the future. Other findings showed that the use of 'Baytan' seed treatment significantly decreased lodging risk by producing a deeper crown root anchorage and a larger root cone diameter. It was also found that severe stem base disease (fusarium and sharp eyespot) reduced the stem failure moment causing up to 40% greater lodging risk compared to uninfected stems. The model was then used to support the experimental findings by converting the large differences caused in plant structure into estimates of lodging risk and results showed that model probabilities matched reasonably well with the actual lodging in the various experimental treatments. Certain measurements such as plant height and angle of root spread were found to be unimportant. In contrast, a model sensitivity analysis found that plant natural frequency, stem base diameter and root cone diameter were crucial `indicators' of lodging risk. It was also found that wind speed and field altitude were less influential than rainfall in increasing lodging risk. A handheld lodging device (torquemeter) was field tested and provided important results which found the relationship assumed in the model between soil strength and root failure to be flawed, so that root lodging was underestimated. This finding has allowed considerable improvements to be made to the below-ground model. The identification of various `indicators' of lodging risk have successfully provided the basis for further development of the model, to enable a more quantitative, predictive lodging risk assessment scheme for use by farmers and consultants.

In 2015, turnover in the lodging accommodations and food services industry was 72.1%, accounting for 6.5 million incidents of voluntary quits. The purpose of this correlational study was to examine the relationship between antecedent independent variables and employee turnover in bed and breakfasts (B&Bs) and inns. The independent variables were ethical leadership, organizational support, coworker support, work-family conflict, employee empowerment, employee voice, and work schedule. Organizational support theory provided the theoretical framework for the study. Survey data were collected from 105 B&B and inn managers in California, Arizona, Oregon, and Washington. Data analysis included descriptive statistics, a correlation matrix, chi-square tests, and logistic regression. Correlational analysis and chi-square tests indicated significant positive relationships between organizational support and retention, between coworker support and retention, between reduced work-family conflict and retention, between empowerment and retention, and between work hours and retention. The logistic regression was statistically significant, Ï?2(7, N = 583) = 32.507, p < .001, and the independent variables of organizational support, coworker support, work-family conflict, and work schedule significantly predicted employee turnover. The study has implications for social change: when turnover will drop, B&B managers and employees achieve an improved standard of living gained through stability in the workplace, unemployment will drop, and the U.S. economy will see growth.

This thesis examined the architecture of medieval lodging ranges in England. The project aim was to contribute to the knowledge of this building type which had received little attention in recent research, resulting in some stagnation of the subject. The thesis begins with a historical context of lodging ranges introducing key themes of late medieval society. To fully understand the building type, the study focused on the architecture of surviving examples and used this to discuss the form, function and use of lodging ranges, as well as contribute to the understanding of the occupants. The function of lodging ranges was a multi-faceted topic, revealing their complex role in constructing social distance, displaying the hierarchy in the retinue and acting a status indicator of the lord and the individual. Studying the remains of lodging ranges contributed to the understanding of the occupants, and it is clear that their military role had been exaggerated in previous studies, partly as a result of inaccurate interpretation of the buildings. The greatest contributor to the discussion has been the remains of lodging ranges themselves; they contained a wealth of information which revealed how they were used, who lived within and what they meant in medieval society.

Increased numbers of women, people of color, and older workers will soon begin to fill positions once held and dominated by European-American men. To aid in such demographic expansions it is estimated that diversity management and/or sensitivity training programs of some sort take place in over half of the U.S. companies with over 100 employees at an approximate cost of 10 billion dollars per year (Lubove, 1997). Such programs are thought to alter attitudes and prepare firms for multicultural staffs and market places. Organizational benefits of such programs are well documented. However, the impact of these programs on employees remains unanswered. Discovering the effectiveness and impact of diversity management training programs on mangers in the lodging industry was the challenge put forth in the present study. The study sought to gain a better understanding of the usefulness of diversity management training programs in the hospitality industry. Specifically, the present study investigated the perceived benefits of diversity management training programs on the individual level by addressing two research questions. The first research question asked if there was a relationship between diversity management training involvement and the personal inputs of various lodging managers. The second question asked if there was a relationship between diversity management training involvement and the personal outputs of lodging managers. The present study used a combination of Adams’ Equity Theory Model, Cox’s Interactional Model of Cultural Diversity, and Charles’ Relationships of Factors Affecting the Recruitment, Retention & Promotion of Blacks Into Upper-Level Management Model. The proposed Diversity Management Training Effectiveness Model identified four major constructs to describe and communicate the potential impacts of diversity management training programs on individuals. Personal inputs, diversity climate (organizational), and personal outputs were utilized to predict lodging managers' involvement in diversity management training programs. Regression analysis, analysis of variance, Pearson Product Correlation Coefficients, Spearman's Rank Correlation Coefficients, and Two Mean T-tests were used to analysis the 11 hypotheses generated by the two research questions. The analysis revealed that three personal inputs (age, educational level, and gender) had no relationships with the diversity management training involvement of lodging managers. While loyalty and seniority, also personal inputs did have relationships with the diversity management training involvement, and thus could be used to predict the managers' involvement in such training programs. Revealed also in the study were the relationships between involvement with diversity management training programs and employee personal outputs. Relationships were not found with job/career satisfaction, job involvement, and compensation. Opportunities for advancement were found to be correlated with a lodging managers' involvement in diversity management training programs. While, organizational identification received partial support for the relationship with diversity management training involvement. The model tested in this study provides a means of evaluating the effectiveness and impacts of diversity management training programs on individuals. Forty-nine percent of all managers surveyed felt diversity management training programs were effective to very effective with regards to minority employees, while 50% felt that these same programs were effective to very effective with regards to non-minority employees. The findings also suggest that the involvement in diversity management training programs can increase the overall general satisfaction and organizational commitment of lodging managers.

This paper aims to elaborate an urbanistic study focused on the establishment of a multifunction athletic and recreational area located in Vsetín-Ohrada, carrying the name of the location, Ohrada. The reason to elaborate on this project is the current desolate state of the area, which already does not fulfil its purpose and serves only as lodgings and as a facility for the tennis club. My approach for this project implies identified accidence of buildings with an emphasis on maximal use of daylight, open spaces, green areas, and social interactions. All of these parts connect ideas and needs of future generations and deliver into the area new Genio Loci. For me, the biggest challenge in this complex area is finding the answer to meaningful use of the big amount of soil that is part of the canker tribune. The solution for this challenge might be in the creation of new access paths and footbridge to the buildings which provide several parts of space with different atmosphere and purpose. The main idea was the creation of a leisure public space with an emphasis on the variability of used areas that serve people from all age groups. It creates several main areas that divide the location and deliver various atmospheres for each generation. Additionally, the area as a whole is open and accessible to the public. A sign of long-term functional society is the ability of considerable behaviour toward public areas. Space in front of and between buildings happened to be more important than the building itself. In this case, we can talk about public life that is sustainable in time.

Based on the findings of the statistical procedures performed and the theoretical framework, the study contends that previous research may have incorrectly modeled room price expectations; elected to use inappropriate statistical tests; and, therefore, may have entertained misleading conclusions regarding the relationship between discounting of hotel room rates and hotel financial performance. Through use of an error correction model, the major findings of this study imply several concepts: that residuals may be treated as a variable within the study's model in order to better understand the short run dynamics that may lead to equilibrium correcting room price positions over the long run of time; that discounting room rates works in the short run; and, that managers use a rational price setting strategy to set future room rates. All of the aforementioned concepts fall within accordance of the rational expectations theory. The study concludes that while the constant room rate adjustments observed in the lodging industry may display what appears to be a random structure that deviates from the expected systematic, or stable, financial performance of a hotel over time, the deviations in performance are actually a rhythmic synthesized process of market information from past and current times. Hence, hotel managers appear to be using a backward looking model to forwardly project optimal room rates to match uncertain consumer demand. The empirical assessment employed in this study supports this determination.; The central focus of this study is to provide an empirical explanation regarding the efficacy of the managerial expectation formation process as it contributes to the understanding of discounting room rates as a rational strategic phenomenon in the lodging industry. The study assesses the nature of the relationship between discounting hotel room rates and hotel financial performance when considering the non-stationary conditions of a time series data set. The study was rooted in an operational based perspective with regard to the challenges presented by the perishable nature of room night sales--the loss of which may impact a manager's fundamental responsibility: to generate maximum revenue from the existing hotel room capacity. Of critical importance to this study is whether the incremental use of discounting room rates could work to correct for temporal periods of decreased demand and thus increase short-term hotel financial performance. There is limited research regarding the empirical relationship between discounting room rates and hotel financial performance, as well as the internal process that a hotel manager uses to determine an accurate room rate that corresponds to seasonal lodging market demand conditions. An empirical foundation for this practice is lacking in the extant hospitality literature. Literature reveals that, although the lodging industry commonly incorporates discounting as a pricing strategy, recent research implies that high occupancy levels at discounted room rates do not necessarily lead to an increase in hotel financial performance. The contrast then between what is practiced and the recommendations from pricing strategy studies has led to lack of consistent agreement in current lodging literature regarding how discounting of hotel room rates relates to hotel financial performance.; This study is at the forefront in its use of the methodological procedures that support a theoretical framework capable of providing explanations regarding managers' internal process of discounting as an effective pricing strategy that could compensate for times of decreased room demand. An econometric case study research design was used in conjunction with a cointegration analysis and an error correction model (none of which are otherwise appropriated as assessment tools in the lodging industry). These applications provide a means to understand the expectation formation process of managers' room price setting strategies. They also assess the empirical nature of the relationship between the variables by accounting for the erratic variations of room demand over time as induced by random error fluctuations. A non-deterministic system was assumed and supported through the analysis of the stationarity conditions of the time series data set under investigation. The distinguishing characteristics of a dynamic system that are recognized as traits of the lodging industry are further supported by the theoretical framework of the rational expectations theory and the cobweb model. The results of the study are based on secondary financial data sets that were provided by a midscale independently owned leisure hotel in the Orlando, FL market and that is located on Walt Disney World property. The results of this study delineate from the current normative economic recommendation based on descriptive research that claims discounting hotel room rates does not increase hotel financial performance. The current study does not draw an association between the variables from the presupposition of a deterministic marketplace, nor does it recommend to managers to hold a constant average daily rate over time.

This study reviews the effect of Internet bookings on the Central Florida lodging market over the past five years. As the number of lodging accommodations booked directly by the consumer over the Internet continues to increase, the ramifications brought about by this emerging distribution channel have not been fully investigated or interpreted. This study observes how Internet-enabled distribution channel bookings have trended in occupancy and average daily rate in the Central Florida lodging market in the past five years. Specifically the author segmented the survey respondents into the lodging product service categories of budget, moderate, upscale and luxury to analyze if there were any observable trends between the categories over the past five years. The author also segmented the respondents into the lodging geographic sub-categories of airport, downtown, suburban and resort/attractions area to determine if there were any observable trends between the sub-classifications over the past five years. Utilizing a descriptive approach, the author determined that each product service category and lodging sub-classification displayed continuous growth in Internet-enabled distribution channel bookings over the five-year period of 1999-2003. The author also observed that each product service category continuously represented a discounted Internet distribution channel rate over the five-year period of 1999-2003. This analysis suggests that lodging properties in the Central Florida market are discounting their Internet-enabled distribution channel rates in comparison to the property's overall average rate. At the same time, these properties appear to be increasing their Internet-enabled distribution channel bookings as a percentage of overall bookings.

The objective of this paper is to analyze the resiliency of the New Orleans lodging and tourism industry by conducting a SWOT analysis. A SWOT analysis is composed of four key parts: the internal influences that are the strengths (S) and weaknesses (W) and the external influences that are the opportunities (O) and threats (T). New Orleans is characterized by the ability to use its internal strengths to drive growth in its lodging and tourism market. The main internal strengths I identified were the city’s strong cultural identity, and destination attractiveness in both the convention and leisure markets. However, New Orleans also has internal weaknesses that adversely affect the perception of the city: cultural arrogance, crime and cleanliness. Externally, the city is presented with several opportunities to become one of the top tourist destinations both nationally and internationally. The marketing opportunities available to New Orleans are through the New Orleans Tourism Marketing Corporation, the healthcare and film industries, and the city’s accessibility. The city’s reach is limited by several key threats, such as short-term rentals, competing markets such as Charleston and Atlanta, and natural disasters that could disrupt New Orleans’ position as one of the top visitor markets in the United States.

The objective of this study was to uncover the critical success factors that have significant value-added impacts on corporate acquisitions in the lodging industry. Specifically, this study attempted to systematically discover evidence about the determinants of a successful pre-acquisition management process, and the determinants of successful post-acquisition integration, as well as to identify an appropriate evaluation criteria for determining the post-acquisition performance of an acquisition deal. In addition, this study tried to identify important acquisition objectives of hotel acquirers. This study employed an integrated and holistic viewpoint that includes the most critical corporate acquisition issues simultaneously and in a multi-dimensional framework. As a research methodology, a Delphi technique, which is a non-face-to-face communication method, was employed and proved its effectiveness throughout the study. The key question guiding this research is, what are the critical factors in the overall acquisition process that contribute to successful acquisitions? The findings of this study indicate that the most important acquisition objective for acquirers in the lodging industry is to accelerate the growth of their firms. Further, the most important critical success factor for hotel acquirers before the deal is completed is the identification of the trend of the target firm's cash flow from operations, and reliable and valid information about the target is the most significant dimension in the pre-acquisition management phase. The study results suggest that the most significant key success factor in the post-acquisition integration stage for the lodging industry is to plan and establish a post-acquisition strategy as early as possible, even before the deal is done, while the development of an effective post-acquisition transition strategy immediately after the deal is closed is the most crucial dimension in the post-acquisition integration phase. One of the most significant findings of this study was that hotel executives gave relatively higher importance to pre-acquisition management strategy than to the post-acquisition integration process. In terms of post-acquisition performance evaluation criteria, measures from a value-based management (VBM) approach received the highest rank in evaluating the economic gains of corporate acquisitions in the lodging industry. The study results can help to improve hospitality industry academics' and practitioners' understanding of important M&A phenomena leading to significant changes in the industry's competitive landscape.

Research regarding self-service technology and its integration into the traditional service environment is relatively limited as it applies to the lodging industry. The purpose of this study was to investigate the customer check-in satisfaction and customer commitment impacts of self-service hotel kiosks as implemented in convention hotels by examining perceptions of kiosk users. It has been theorized that customer perceptions of self-service technology attributes are positively related to satisfaction and subsequent commitment. A model was employed in this study that had been previously supported outside of the hospitality industry which demonstrated support for a universal standard of investigating self-service technology impacts regardless of environment, but heretofore had not been tested in the convention hotel segment. This was a quantitative case study using survey analysis to examine customer perceptions of self-service technologies at the Rosen Centre Hotel in Orlando, Florida. The results of this study supported a direct association between positive and negatives attributes of SST and corresponding customer check-in satisfaction levels. Secondly, while results supported direct association between customer check-in satisfaction and affective customer commitment, virtually no association was found between satisfaction and instrumental commitment.

ENGLISH ABSTRACT: In South Africa, canola (Brassica napus L.) is produced under short day conditions during winter months. These conditions, together with high fertiliser application levels required to maximize grain yields, often result in tall growing bulky crops which are prone to lodging. This will especially be true if canola production is expanded to irrigated areas. Plant growth regulators (PGRs) have successfully been used to reduce canola plant height and lodging under experimental conditions in Australia and are worldwide commercially used to reduce plant height and lodging in winter cereals such as wheat and barley. The primary objective of this study was to determine the effect of anti-lodging PGRs on the agronomic and quality characteristics of commercial canola cultivars under South African conditions. This study was conducted under field conditions at three research farms, as well as controlled glasshouse conditions at Welgevallen Research Farm, situated in the Western Cape Province of South Africa. Foliar treatments consisted of a control (untreated) and four PGRs; CeCeCe® 750 (chlormequat chloride), Moddus® 250 EC (trinexapac-ethyl), Primo MAXX® (trinexapac-ethyl), and Kelpak®, applied either individually or in combination with wetting agent at budding stage (growth stage 3.1) of canola. Whilst glasshouse trials were conducted with spring canola cultivars “Hyola 555TT” and “43C80”, field trials were done with Hyola 555TT only. Monitoring and measuring various plant parameters during different growth stages of canola, the morphological and physiological impact of PGR-treatments on growth and development were determined. Though Primo MAXX® tends to reduce plant height in all trials; reductions were only significant during one of the glasshouse trials. Fortunately, compared to the control, none of the PGRs significantly reduced the leaf area, number of flowers or number of pods plant-1 during this study, while Primo MAXX® and Moddus® 250 EC tend to increase the grain yield under field conditions. This study indicates that PGRs can possibly be used to improve lodging resistance and yield of canola. Identifying the most effective PGRs on specific cultivars, the results of the study will contribute to the knowledge of using PGRs in canola to reduce lodging and improve grain yields in South Africa.
AFRIKAANSE OPSOMMING: In Suid-Afrika word canola (Brassica napus L) gedurende die wintermaande onder kort-dagtoestande verbou. Hierdie verbouingstoestande, tesame met verhoogde toediening van bemesting vir maksimum opbrengs, lei dikwels tot welige, hooggroeiende plantegroei, wat „n geneigdheid toon om om te val (lodge). Hierdie probleem vererger indien canola onder besproeiingstoestande gekweek sou word. Plantgroeireguleerders (PGRs) is reeds met sukses onder eksperimentele toestande in Australië gebruik om die planthoogte en dus omval (lodging) van canola te beperk. Plantgroeireguleerders word reeds kommersieel gebruik om planthoogte en omval van wintergraangewasse, soos koring en gars te verminder. Die hoofdoel van hierdie studie was om die effek van omval-teenwerkende PGRs op die agronomiese en kwaliteitseienskappe van kommersiële canola-kultivars onder Suid-Afrikaanse groeitoestande te bepaal. Hierdie studie is uitgevoer d.m.v. veldproewe op drie navorsingsplase, sowel as gekontrolleerde glashuisproewe te Welgevallen Navorsingsplaas, geleë in die Wes-Kaapprovinsie van Suid-Afrika. Blaartoedienings het bestaan uit „n kontrole (onbehandeld) en vier PGRs: CeCeCe® 750 (chlormequat chloride), Moddus® 250 EC (trinexapac-ethyl), Primo MAXX® (trinexapac-ethyl) en Kelpak®, wat afsonderlik of in kombinasie met benattingsmiddels toegedien is tydens die blomknopverskyningstadium (groeistadium 3.1) van canola. Die glashuisproewe is uitgevoer met lente-canolakultivars, nl. “Hyola 555TT” en “43C80”, terwyl veldproewe slegs uitgevoer is met Hyola 555TT. Verskeie plantparameters is gemonitor en gemeet gedurende die verskillende groeistadia van canola, waartydens en die morfologiese en fisiologiese impak van PGR-toedienings op die groei- en ontwikkeling van canola bepaal is. Alhoewel Primo MAXX® neig om die planthoogte in al die proewe te verkort, het dit planthoogte slegs beduidend verkort in een van die glashuisproewe. Geen van die PGRs het in vergelyking met die kontrole, die blaar-oppervlakte, aantal blomme of aantal peule plant-1 beduidend verminder gedurende die studie. Primo MAXX® en Moddus® 250 EC het inteendeel daartoe geneig om die saadopbrengs onder veldtoestande te verhoog. Hierdie studie toon dus dat PGRs moontlik gebruik kan word om omval te verminder en die opbrengs van canola te verhoog. O setor turístico tem apresentado grande importância econômica e impulsionado o crescimento dos estabelecimentos de hospedagem no Brasil. Esses estabelecimentos buscam se instalar em regiões reconhecidamente turísticas e com potencial para o turismo de negócios. Neste trabalho, os estabelecimentos de hospedagem do município Campos dos Goytacazes, RJ, foram avaliados quanto a sua eficiência com uso da técnica de Análise por Envoltória de Dados (DEA) segundo a perspectiva dos clientes. Os valores dos outputs e inputs foram calculados a partir de observações contidas nas homepages dos estabelecimentos. Os modelos matemáticos CCR e BCC orientados a outputs foram resolvidos usando o pacote AIMMS para obter a eficiência de cada estabelecimento de hospedagem. Ao ordenar as unidades produtivas de acordo com o índice de eficiência, os estabelecimentos de pequeno porte e particulares tem a oportunidade de tomar como referência aqueles estabelecimentos que apresentaram eficiência máxima, e assim identificar e introduzir as melhorias necessárias de modo a não perderem mercado para os estabelecimentos de redes hoteleiras. Os resultados obtidos com DEA respondem ao grande questionamento desta pesquisa: os estabelecimentos de hospedagem de gestão familiar de Campos, RJ, precisam aprimorar seu desempenho, em relação aos serviços oferecidos a seus hóspedes, para se manterem competitivos no mercado diante do atual cenário em que se encontra o país?
The tourism sector has shown great economic importance and stimulated the growth of lodging establishments in Brazil. These establishments seek to locate in regions with known potential for tourism and for business. In this work, the lodging establishments of the municipality of Campos dos Goytacazes, RJ, are evaluated in respect to their efficiency from the perspective of customers, using the technique of Data Envelopment Analysis (DEA). The input and output data were computed based on data collected from the establishments’ websites. The mathematical models CCR and BCC oriented to outputs were solve dusing the package AIMMS to get the efficiency of each facility hosting. By ordering the lodging establishments according to their efficiency scores, the small establishments, in general private, have the opportunity to refer to those establishments with maximum efficiency, and then identify and make the necessary improvements to stay competitive and to not lose market for the establishments of hotel chains. The results obtained with DEA respond to the great challenge of this research: the family-running lodging establishments of Campos, RJ, need to improve their performance, in relation to the service offered to their customers, in order to remain competitive in the market facing the current country scenario?

A descriptive survey was sent to 434 food service and lodging companies May, June, and August of 1983. The objective of this survey was to investigate and assess current cash management practices. A response rate of 21.89% was received. After the surveys were returned, results were analyzed in two ways: by frequency distribution tables and hypotheses testing. The frequency distribution tables described the results of the data. Hypotheses testing described the relationship between the independent variables, which are; the percent of assets held as cash, dollar value of net corporate assets, and level of revenue, and the dependent variables, which are prescriptive cash management techniques. Survey results concluded that the larger the firm, as measured by asset base and level of revenue, the more sophisticated its cash management practices. Larger firms, as measured by asset base and level of revenue, more often follow prescriptive cash management practices than smaller firms. Based on the conclusions of the Survey of Cash Management, it is recommended that small firms follow theoretical cash management practices.

The primary objective of this study was to investigate the relationship between perceived environmental uncertainty, business strategy, and financial performance in the lodging Industry. Using a contingency framework, this study investigated the match between strategy content and environmental uncertainty which, from previous research, appear to distinguish between high and low performing organizations (Miles 8 Snow, 1978; Bourgeois, 1978; Schaffer, 1986). The key question that forms the basis of this research is whether the empirical evidence supports previous theory relating to the environment, strategy, and performance relationship. The findings of this study indicate that a "match" between the state of the environment facing an organization and its business strategy is required for high performance. Hotels employing a defender strategy In a stable environment tend to perform better than hotels that employing other strategies. Similarly, hotels employing an analyzer strategy in a volatile environment tend to perform better than hotels that employing other strategies. Furthermore, irrespective of the environment faced, smaller hotels do better than larger hotels in terms of profit, while larger properties tend to fare better in terms of revenue. From an Industry application perspective, this study provides the strategy planner in the lodging industry with empirical information relating to: 1. A means to assess the state of the business environment perceived by individual unit general managers, 2. A repertoire of business strategies that emphasize different competitive postures, and 3. A "decision rule" to apply in appropriately matching their strategy to an environmental state for maximal performance outcome reflected in revenues and earnings. The results obtained provide an invaluable planning and analysis tool for all levels of management involved in charting a firm’s future.

This study investigated demographic characteristics of 240 Chamber of Commerce members in terms of their expectations for customer service in hotels. Subjects reported their age, gender, marital status, race, educational level, income level and ethnicity, and completed a 26-item questionnaire which measured expectations for customer service. Principal components analysis was used to reduce the 26 items to five dimensions of service quality, and multivariate analysis of variance was used to evaluate the effect of the demographic variables on those dimensions. Gender of the customer was found to have a significant effect on the combined dimensions of service quality; other variables were not significant.

The primary objective of this study was to explore the relationship among various market structure constructs (consisting of barriers to entry, competition, growth, and market share) and their potential impact on financial performance. By applying theoretical underpinnings from the disciplines of marketing, strategy and industrial organization economics, and adapting them to the unique characteristics of the U.S. lodging industry, the above constructs were linked to produce the Lodging Market Structure (LMS) Model. The study consisted of a cross-sectional analysis using a sample of 67 well-recognized hotel brands operating in the U.S. (representing 63 percent of the national guestroom inventory), covering a four-year period between 1996 and 1999. Correlation and multiple regression analysis were used to examine the hypothesized relationships within the LMS model. This study represented the first comprehensive investigation of the competitive market structure of the U.S. lodging industry. The key findings of the study indicate that the financial performance of hotel brands in the United States is strongly impacted by competitive market structure. Among the various market structure constructs studied, barriers to entry played the most dominant role in determining the level of financial performance of hotel brands. Based on a strong negative relationship, barriers to entry are very effective in reducing competition in the U.S. lodging industry. Also, of the constructs studied, barriers to entry had the greatest influence on enhancing the market share of incumbent hotel brands. The growth rate of those incumbent brands has a positive relationship with barriers to entry. As competition intensifies, the growth rate of hotel brands slows down. Increases in competition are negatively correlated with a brandâ s market share. Competition has a strong negative relationship with the financial performance of hotel brands. Market share improves as the growth rate of hotel brands increases. As the growth rate of brands increases, profitability also improves. Likewise, improvements in a hotel brandâ s market share are positively related to increases in profitability. Lastly, the U.S. lodging market is becoming more competitive, and the industry has reached the mature stage of its lifecycle.

In early 2010, the hotel industry began a historic demand recovery. Across hotel sectors, demand growth pushed rooms occupied above the previous year's figure by more than 10% - almost doubling peak quarterly year-over-year growth. The hotel industry has recovered ahead of the economy for the first time in U.S. history, which is unusual considering the lodging industry has run in sync with all major economic trends in the past. GDP, which traditionally correlates strongly with hotel demand growth, has failed to capture the recovery's magnitude in recent years. International tourism, an economic indicator that saw a significant surge in 2010, was suggested to be one of the probable causes. The objective of this thesis is to identify external economic factors besides GDP that have meaningful impacts on lodging demand. Instead of analyzing the lodging industry as a whole, this thesis zooms into MSA level, compares rooms sold per capita among 54 MSAs throughout the United States, and tries to figure out between market differences and within market variations. The full-service hotel analysis and limited-service hotel analysis chapters use panel data model and four estimators to derive the most appropriate regression model for each hotel sector. The author examined the correlation and significance of each independent variable to identify meaningful demand drivers at overall, between, and within MSA level. The results show evidence that convention space, domestic enplanement, and international enplanement are all important economic factors for full-service hotels. However, none of them manage to deliver a meaningful explanation on the demand growth in limited-service sector. The economic development impact chapter access the economic impact to full-service demand from convention space addition, domestic airport expansion, international airport expansion, and conversion between domestic and international terminals. The author also tracked full-service lodging demand growth with enplanement growth for each of the 54 MSAs and combined their regression results together for advanced analysis. The thesis findings reveal that top-tier MSAs and large air transportation hubs have strong correlation between enplanement and full-service lodging demand. Further, the thesis delves deep into potential economic factors that may improve limited-service model.

ABSTRACT This study compared lodging managers' job competency expectations for newly hired employees in possession of four-year (baccalaureate) degrees from a college or university. Lodging managers mentally separated new hires into two distinct categories when rating the importance of specific job competencies: 1) new hires in possession of a hospitality management baccalaureate degree, and 2) new hires in possession of a non-hospitality management baccalaureate degree. Lodging managers who were current members of the Central Florida Hotel & Lodging Association (CFHLA) at the time of the survey participated and all were employed in the central Florida area at the time of the study. In the fall of 2004, lodging managers (N=156) were sent an electronic mail correspondence requesting participation. Usable responses were received from 137 lodging managers for a response rate of 87.82%. The survey instrument was developed from a literature review of hospitality job competencies and was refined to 3 content areas: knowledge, ability, and attitude. Research questions were designed to identify differences, if any, in lodging manager new hire expectations based upon several criteria: a) type of baccalaureate degree held by the new hire (hospitality management versus other field), b) gender of the manager, c) number of years the manager had worked in the lodging industry, d) whether or not the manager possessed a baccalaureate degree at the time of the survey, e) if the manager possessed a baccalaureate degree, whether the degree was hospitality or non-hospitality specific, and, f) the type of lodging facility employing the manager at the time of questionnaire completion. These comparisons were made between the two groups of new-hires with baccalaureate hospitality degrees and new-hires with non-hospitality baccalaureate degrees. Consistently, lodging managers rated higher expectations for new-hires when the newly hired employees possessed a baccalaureate degree in hospitality or lodging management versus a non-hospitality discipline. Ramifications of these findings are discussed pursuant to higher education hospitality programs, the lodging industry, and human resource professionals recruiting future lodging managers. Future research is suggested utilizing a wider regional, national, and/or international sample.

Este trabalho apresenta a pesquisa relativa ao tema resíduos sólidos urbanos, mais especificamente a coleta seletiva, no município de Armação dos Búzios (RJ), um dos mais conhecidos e visitados balneários turísticos do Brasil, onde o segmento turístico é o principal pilar econômico. Para essa pesquisa, levantou-se o histórico de implantação do hoje abandonado aterro sanitário do município. Foi feito o acompanhamento in loco, em duas pousadas, de toda a operação de coleta, incluindo pesagem dos resíduos, carregamento destes no caminhão e itinerário diário percorrido.Uma das principais conclusões é a de que todo esse processo de implantação do sistema de gestão da sustentabilidade nas pousadas, com foco na coleta seletiva de seus resíduos, é um processo em que vários setores da sociedade se beneficiam. Ganham os colaboradores internos quando repartem entre si o dinheiro da venda desses resíduos; ganha o empresário, pois pode divulgar com convicção sua postura ambiental e ganha o município, que aumenta o dinheiro circulante na economia local e diminui o volume coletado por seus caminhões.
One of the key issues regarding social policies in Brazil is the one related to universal access to basic sanitation with quality, equity and continuity. The universalization of basic sanitation has been assumed as a commitment of the whole Brazilian society and it is an institutional reform effort involving governments, service providers, industry, financial agents and society through their organizations and channels of participation. By basic sanitation, it is meant the set of services, infrastructure and operational facilities regarding drinking water supply, sewage, solid waste management and urban sanitation, management of urban stormwater and drainage. This issue gains more prominence each day, due to its social impact and the growing concern about quality of life, health, and the environment. The theme and the steps involved in solid waste management are included and defined in Law nº 11.455/07, which established the national guidelines for the basic sanitation federal policy. This law also brought an essential instrument for the implementation of the National Sanitation Plan policy [Plano Nacional de Saneamento Básico], with the preparation of the respective Municipal and/or Regional Plans for Basic Sanitation. It also considers solid waste management as a set of activities, infrastructure and operating facilities for collection, transportation, transfer, treatment and final disposal of household refuse and garbage originated from the sweeping and cleaning of public areas and public roads. The irresponsible treatment and disposal of such waste pave the way for the deteriorating quality of life and health of the population. Among the various alternatives for solid waste treatments, recycling is the most friendly and more attractive to the public and media in general, especially for its strong environmental and educational appeals.

This study investigates expansion and entry strategies of multinational lodging firms to Brazil. Due to the emerging importance of services in economic development, the amount of research on the process of internationalization and service industries, where lodging firms are counted to, is growing; but international lodging industry research still lacks sufficient research, particularly studies about the internationalization of lodging firms to Latin America or a Latin American country. This thesis seeks to readdress the obvious gap in literature. Therefore, it is assumed that it is useful to conduct an applied study with field research in Brazil, a country of emerging importance. A questionnaire survey was conducted of multinational lodging firms that have started operations in Brazil. The empirical research was conducted to find out if multinational lodging firms follow any patterns when entering an emerging market country like Brazil. In the course of the thesis, temporal, geographical and operational patterns of multinational lodging firms in Brazil were analyzed. The findings show that the lodging firms in Brazil followed differing time patterns, but had similar geographical scope. Non-equity involvement was the most favored form of involvement. Although similarities in the patterns were observed, the individual lodging firms followed differing internationalization and expansion strategies to Brazil. Finally, with regard to future developments, all multinational lodging firms in the sample see a moderate positive outlook. Keywords:lodging firms, expansion strategies, emerging markets, Brazil
Este estudo investigou a expansão e estratégias de entrada das empresas multinacionais de hotelaria no Brasil. Devido à crescente importância dos serviços no desenvolvimento econômico a quantidade de pesquisas sobre o processo de internacionalização e indústrias de serviços está crescendo. No entanto, ainda faltam estudos específicos no mercado de empresas multinacionais de hotelaria, particularmente estudos específicos sobre internacionalização de empresas de hotelariada América Latina ou de algum país desta região. A dissertação procura preencher essa lacuna na literatura. Acredita-se que é de grande importânciarealizar um estudo aplicado por meio de uma pesquisa de campo no Brasil, um país de importância emergente. Uma pesquisa utilizando a técnica de coleta de dados através dequestionários foi realizada com as empresas multinacionais que começaram suas operações no ramo hoteleiro brasileiro. O intuito da pesquisa empírica foi descobrir se as empresas hoteleiras multinacionais seguemalgum padrão quando entramnum país de mercado emergente como o Brasil. No decorrer da dissertação foram analisados os padrões temporais, geográficos e operacionais destas empresas. Os resultados mostraram que as empresas hoteleiras no Brasil seguiram diferentes padrões temporais, mas similares padrões geográficos. Também se observou a preferência poroutras formas de iniciar negócios no Brasil que não precisaram investimentos diretos de capital, como franquias ou licenças, por exemplo. Apesar de semelhanças entre os padrões observados, as empresas de hotelaria seguiram diferentes estratégias de internacionalização e expansão no Brasil. Finalmente, todas as empresas pesquisadas na amostra têm perspectivas positivas para investimentos futuros e abertura de novos hotéis. Lodging is a persistent phenomenon that reduces grain quality and grain yield of wheat. It is defined as the permanent displacement of the plant/shoots from their vertical position. During the Green revolution, wheat plant height was reduced to avoid lodging and allowed growers to increase nitrogen fertilization. This resulted in a considerable increase of grain yield. After the Green Revolution, plant growth regulators were used to further reduce plant height which continued increasing lodging resistance and grain yield. However, lodging susceptibility has not disappeared completely and as yields increase, there is evidence that growers cannot continue to rely on these strategies, raising the question of how to further improve lodging resistance of wheat. Collaborative studies by physiologists, biologists and engineers generated a deeper understanding of lodging (through stem and anchorage failure mechanisms) and the development of models of the lodging process, together with better crop husbandry or agronomic management strategies. Most of these studies were made on winter wheat under a reduced range of environmental conditions. This thesis attempted to further develop lodging mechanisms and models using spring wheat and a wider range of environmental and agronomic conditions and to investigate the genetic control of lodging-proof traits. Field experiments on spring wheat cultivars were carried out in irrigated conditions in NW Mexico and on a winter wheat Avalon x Cadenza doubled-haploid population in rainfed conditions in the UK. A lodging-proof crop was designed for spring wheat growing in NW Mexico that suggests the need for both increased structural stem biomass and a wider root plate spread (anchorage strength). The model also infers that trade-offs with grain yield will occur, mainly because of overlapping of the development of lodging traits with grain yield formation processes. Rapid selection tools for lodging resistance will play a primary role if lodging resistance is to be improved concurrently with grain yield. Fine mapping and validation of QTLs related to lodging traits identified in this study can be used to develop reliable genetic markers that can accelerate selection for lodging resistance concurrently with improvement of genetic yield potential.

The purpose of this research is to explore the challenges of leaders (lodging owners) when implementing sustainable practices in the lodging industry in Sri Lanka. The authors have used two established models (SPM3 & STM) to create the new model called SLM3, which was used to extract data and measure the perceptions of leaders with a sustainable narrative, when implementing sustainable practices within their lodging in Sri Lanka. This was done in order to bridge a gap for the authors, since there was no established model yet, that could be used for the purpose of this research. After using the model for the current research in the context of Sri Lanka, the authors conclude that the model mostly fulfilled the aim that it was created for, although some minor alterations were made to improve its simplicity and make it more understandable. The main findings are that the main challenges of lodging owners with a sustainable narrative, when implementing sustainable practices are gender equality, lack of collaboration and networks, limited influence, the hierarchical system and long-term thinking related to education. The reported challenges prevent the lodging owners in Sri Lanka from implementing sustainable practices to the extent to which they would like to.

The object of this research is to discuss the relationships among customers' lodging motivation, lodging experience and the electronic word-of-mouth, which is based on the investigation of Airbnb users. Moreover, the study will also comprehend the differences in the lodging motivation, lodging experience and the electronic word-of-mouth for the customers with different demographic variables. Questionnaire was the tool in this research, and Likert five-point scale was used for measurement. The survey respondents were those who had used Airbnb to book lodging. Using convenience sampling, And 388 valid questionnaires were retrieved. The statistical methods included descriptive statistical, t test analysis, one-way ANOVA, Pearson product-moment correlation, regression analysis. The major findings of this study were summarized as follows. First, the different marital status, the number of children, the number of travelling companion, and the number of staying days have significant difference in the lodging motivation. Second, the different gender, martial status, the number of children, incomes, the number of travelling companion and the number of staying days have significant difference in the lodging experience. Third, the different gender, education, incomes, the number of travelling companion and the number of staying days have significant difference in the electronic word-of-mouth. Fourth, the lodging motivation and the lodging experience have significant positive correlation. Fifth, the lodging experience and the electronic word-of-mouth have significant positive correlation. Sixth, the electronic word-of-mouth and the lodging experience have significant positive correlation. Seventh, the B&B feature, fresh experience and lodging effectiveness in the lodging motivation have significant prediction on the lodging experience. Eighth, the sensory experience, emotional experience and action experience in the lodging experience have significant prediction on the electronic word-of-mouth. Ninth, the word-of-mouth spread and reliability in the electronic word-of-mouth have significant prediction on the lodging motivation. In summary, the first option for the Airbnb customers is lodging effectiveness. Meanwhile, the experience of marketing is helpful to improve the electronic word-of-mouth. The most incentive of lodging motivation to the Airbnb customers is electronic word-of-mouth. Finally, hoping the results of the study can provide the Airbnb hosts as references for management and realizing the consumer behavior.

Because of the changing demand for domestic travel and the implementation of two-day weekend policy, people have increased leisure time and days of travel. So many tourism businesses take it as a good market opportunity and intend to increase the supply of lodging facilities. Therefore, for tourism businesses, it is necessary to fully understand the natures of lodgings choices. So the issues, such as visitor segments and variations among different types of lodging facilities, are important to sustain in the market. Besides, it becomes more critical to discuss the choices among different types of lodgings facilities, when the competition of lodgings industry becomes more rigorous. But nowadays most empirical studies focus on single type lodgings choice and lack of the discussions on choice behavior among multiple types of lodgings. So it is not clear what the competing relationships in lodgings market. Therefore, this study intend to study the choice behavior among three kinds of popular lodging selections, B&B, general hotel, and resort hotel, utilizing multiple logistic regression model. The lodging choice model based on the visitors’ socio-demographic variables, travel characters, and benefit-seeking variables may offer the insights of tourists’ lodging type choice behavior, and can be the basis of the marketing strategy of the lodging agencies. This research selects Kenting recreation area as the research area. Quota sampling was employed and 340 valid samples were used in analysis. The Likelihood-Ration Index (38.1%) and average judgment rate (69.7%) demonstrate the fair predictability of the constructed multiple-logistic regression model. The research also reveals that the source of the lodging information and the tourist’s career are relatively powerful predicting variables in terms of differentiating the choice behavior among B&B, general hotel, and resort hotel. The advantage of building lodging type choice model is that the lodging businesses can understand better about their customers and manage the critical parameters, which significantly influence visitor’s lodging type selections. Besides that, the lodgings businesses can comprehend and react the competitive and cooperative situations among different types of lodging businesses.

Cross Cross-strait relation has been improved and become stable after the change of political power in Taiwan in 2008. With the booming of Chinese economy, Asia has also gradually recovered from the financial crisis. In 2014, there were more than 114 million outbound Chinese travelers and they sent more than US $140 billion, which helped to boost the rapid growth of global tourism market. In recent years, Taiwan has been promoting its tourism industry by attracting international tourists, especially Mainlanders, Japanese, Korean, Singaporean, Southeast Asian and people from Hong Kong and Macau. International visitors have made significant contribution to and helped to accelerate the development of Taiwan’s lodging industry. . It is estimated there will be more than ten millions of visitors coming and visiting Taiwan in 2015. The growth of tourist population tracts various interest parties to invest in the tourism industry. Due to the growing popularity of mobile applications, consumers’ hotel booking behavior has changed. The traditional booking behavior has been replaced by online travel agent. A new business model has been developed under the concept of "Tourist O2O Sharing Economy", which means people can rent out their spare rooms in their houses through online sales platform. Since then, travelers have another choice in addition to hotel and bed-and-breakfast (B&B). The choice of "tourist O2O sharing economy" is undoubtedly to disperse the traditional hotel’s source of clients and brings impact to the legal lodging industry. Online review mechanism, social networks and bloggers’ opinions are all influential factors to the tourists’ choices of accommodation. In addition, due to the rapid growth of lodging industry, the demand for senior and experienced managers is at a very high level. . Having a sustainable employee training program and human resource strategy are challenges for the lodging industry in the long run. . What are the challenges for Taiwan’s lodging industry? Firstly, although the number of international tourists has been continuingly growing, the 2013 tourist statistic shows that 83.76% foreign tourists visited Taipei, 34.17% visited Kaohsiung, 10.06% visited Taichung, and only 10.06% visited Tainan. The figures indicate that, except for Taipei City, many cities and countries rely more on the growth of the domestic tourist market. It is obvious to see that there are imbalances between accommodation demands and supplies. Secondly, based on the statistic in 2014, while the number of international tourists was growing, the number of business visitors decreased from 95 million in 2006 to 77 million in 2014. This has also brought negative impact to the occupancy rates of business hotel. Taiwan’s lodging industry is facing the repositioning challenge. In addition, with the development of internet technology, Taiwan’s lodging industry should leverage digital marketing and integrate it with O2O business model for obtaining new business opportunities. This studies suggest Taiwan’s lodging industry to integrate the cultures, technologies and any other resources between the East and the West in order to face the future competition. This study’s main focus is to analyze Taiwan’s lodging industry. While facing the existing competition from the international hotel groups and more than 9000 local businesses in the market and the new comers with more fancy and innovative designs as well as low price war strategy, this study is to suggest what Taiwan’s lodging industry should have prepared in order to face the rapid growing competition. This study is based on the practical experience of hotel operation and management to provide suggestions that might be helpful to respond to the development trend of Taiwan’s lodging industry. This study examines the market supply, business competition strategy and risks in order to give a comprehensive evaluation of the lodging industry. This study also summarizes the changes of the lodging industry and assesses the trends and challenges in the future, which provide some reference for evaluating potential opportunities and challenges to companies that are planning to invest in the lodging industry in Taiwan.

On May 3, 2013 to May 7 JCP four days, in the street, Hengchun Township, Pingtung County's tourist voucher issued Q. 150, invalid asked vouchers six copies, effectively asking coupons 144 copies. This study used descriptive statistics, independent sample test, one way ANOVA statistical methods for analysis. The results show that: (a) a different gender, age and occupation of the individual factors are significant differences in consumers; (two) different gender, education level and monthly income factor in the choice of products and services are significantly different; (three) different ages, occupation and education level extrinsic factor in the choice of accommodation in significant differences; (four) different accommodation Hotels of respondents choose products and services no significant difference in the individual factors, only for the leisure facilities a significant difference.
