Annotation:
This study examines the criteria and properties of the elements in the legacy of buildings. Using the Hierarchy Analysis Method (AHP), new instruments are developed based on the criteria and attributes that have been identified for the legacy building elements. The new instrument is given to industry professionals and academicians to get their opinions. This study shows the number of attributes of the score for the criteria. The results show that new instruments are developed and used as tools for assessing the elements of heritage building conditions. This new instrument can be proposed to the National Heritage Department to be used as a guideline for assessing the heritage buildings in the future.

My paper addresses the following questions: can MERCOSUR achieve the goal of creating a common market that implies free movement without resorting to governance instruments that require supranational institutions? Can the Mutual Recognition (MR) instrument resolve the problem of divergent standards? Further, in the case of MERCOSUR, can it really be considered a non-supranational governance instrument? In the next sections, I define a common market under a Regional Integration Agreement (RIA), I then address the relationship between standards, technical barriers, and the integration of goods markets, especially in view of the potential trade-off between liberalization and heterogeneity. Finally, I consider the possibility of building a MERCOSUR common market without supranational institutions.

The design of a digital musical instrument is often informed by the needs of the first performance or composition. Following the initial performances, the designer frequently confronts the question of how to build a larger community of performers and composers around the instrument. Later musicians are likely to approach the instrument on different terms than those involved in the design process, so design decisions that promote a successful first performance will not necessarily translate to broader uptake. This article addresses the process of bringing an existing instrument to a wider musical community, including how musician feedback can be used to refine the instrument's design without compromising its identity. As a case study, the article presents the magnetic resonator piano, an electronically augmented acoustic grand piano that uses electromagnets to induce vibrations in the strings. After initial compositions and performances using the instrument, feedback from composers and performers guided refinements to the design, laying the groundwork for a collaborative project in which six composers wrote pieces for the instrument. The pieces exhibited a striking diversity of style and technique, including instrumental techniques never considered by the designer. The project, which culminated in two concert performances, demonstrates how a new instrument can acquire a community of musicians beyond those initially involved.

Abstract. Ordered Multiple Choice (OMC) is an alternative diagnostic instrument to measure students' conceptual understanding. This instrument is rarely developed in high school physics material especially on energy. Moreover, accommodating the advancement of computer and technology, the development of OMC online instruments offers much ease of use. The purpose of this study is to develop an OMC Online instrument on energy materials for high school students. This research was conducted using four building blocks development steps which consist of construct map, items' design, outcome space and measurement model. The results showed that the OMC Online energy’s instrument construct map consists of 3 sub-materials, namely work and energy concepts, work and energy relationships and energy conservation laws. The OMC online instrument of energy consists of 22 valid items with a reliability parameter of 0.80 and difficulty level around easy to moderate. Keywords: Ordered Multiple Choice (OMC), Energy, Diagnostic Instrument Abstrak. Ordered Multiple Choice (OMC) merupakan instrumen penilaian pilihan ganda berorde yang mampu menjadi alternatif instrumen diagnostik pemahaman konsep siswa. Bentuk instrumen ini masih jarang dikembangkan pada mata pelajaran Fisika SMA khususnya pada energi. Mengakomodasi kemajuan teknologi komputer, pengembangan instrumen OMC online menawarkan banyak kemudahan dalam penggunaan. Tujuan penelitian ini adalah untuk mengembangkan instrumen OMC Online pada materi energi untuk siswa SMA. Penelitian ini dilaksanakan menggunakan langkah pengembangan four building blocks yang terdiri dari tahap construct map, items’ design, outcome space dan measurement model. Hasil penelitian menunjukkan bahwa construct map instrumen OMC Online materi energi terdiri dari 3 sub materi yaitu konsep usaha dan energi, hubungan usaha dan energi dan hukum kekekalan energi. Instrumen OMC online materi energi yang telah dikembangkan terdiri atas 22 item valid dengan parameter reliabilitas sebesar 0,80 serta tingkat kesukaran mudah hingga sedang. Post Occupancy Evaluation (POE) is an activity of the building evaluation process with a focus on quality, operational performance and satisfaction of the occupants. The POE is important to evaluate completed and occupied buildings to identify weaknesses and potential for future improvement. To date, there have been various variations of POE instruments and tools to evaluate occupied buildings. However, the POE instrument for assessing high-rise housing constructed using the industrialized building system (IBS) method has not been developed specifically. In this regard, this study aims to discuss the construction of an effective POE instrument to measure the quality and performance of high-rise housing built using the IBS method. For this purpose, the 3 round Delphi method was adapted by involving 15 experts selected based on their background and experience related to IBS. The results of a three-round Delphi study found that 33 out of all sub-constructs were dropped because of low mean scores (<4.2 in two rounds) while 75 sub-constructs were identified as final items. The results of the Delphi study also found that all 10 constructs were 1) Spatial; 2) Design and aesthetics; 3) Physical; 4) Building materials; 5) Quality of work; 6) Comfort and well-being; 7) Environment and health; 8) Maintenance; 9) Value and 10) Cost is the most significant construct for developing PPP instruments. Accordingly, an effective Post-Occupancy Assessment Instrument for measuring the quality, performance and value of a home built using the IBS method should include all of these constructs.

The green building performance gap has been well acknowledged in building industry and one of the contributors to these issues is the behaviour of users in the building. One of the element that influences the behaviour of users is the attitude of the user towards the building environment. The consideration of the human aspects especially the user attitudinal component and factor is essential as an approach in improving the building performance. This paper aims to identify the user attitudinal component and factor from the literature and to validate the research instrument by using the content validation method. The procedure of content validity include the conceptualization and development of instrument throughout an extensive literature review and to validate the relevance of the user attitudinal component and factors to be considered in green buildings. Three user attitudinal components and seventeen factors were developed from the extensive review of the literature. Ten experts were chosen to appraise the instrument of research by using a quantitative content validation. Fifteen items were accepted as relevant to the study within the accepted range and two items were eliminated from the research instrument. The study’s output allows the building industry a new insight on what user attitudinal aspect to be considered and integrated when dealing in the development of green building. The output of this study greatly benefits the building designers and managers when designing, constructing and managing green buildings.

In this paper, the impacts of environmental vibration on precision instruments as well as the vibration allowances of precision instruments are introduced firstly. Then the integrated model of a high-rise building is established, and the vibration responses of the floor where a precise instrument is fixed are calculated by inputting micro-vibration loads. The passive control method is used by putting several lead rubber bearings at the bottom of instrument and at the bottom of building separately, and the isolated vibration responses are calculated and analyzed. Some valuable conclusions are obtained by comparing the vibration responses of isolation system and non-isolation system with acceptable values according to the environmental vibration codes for precise instruments.

<p>The evaluation of the building process in terms of their environmental impact in all life cycle phases of a building leads to the key principle of sustainable building: the analysis of the life cycle of the materials used in a building. The goal of this analysis is to reduce waste and keep the environmental impact as low as possible by “closing” the cycle. During an inventory, the entire life cycle is assessed. This includes the sourcing and extracting of the raw material, the use of the raw material to produce building products, elements and structures, the use in finished buildings including emission of pollutants, decay and maintenance, and, finally, the demolition of the building and the recycling of the demolition materials. Transportation between the individual phases as well as production-related material and energy flows are also included in this evaluation.</p><p>Several European and national norms and regulations define core rules and a special instrument for the evaluation of the sustainable quality of a building product based on a quantitative analysis of the life cycle of the materials used in a building: the Environmental Product Declaration EPD. These documents are voluntary standards, commitments or guarantees for building products. They are provided by producers, organizations and quality assurance associations in order to establish the “environmental performance” of buildings in the form of a certificate. Such declarations must fully include all phases of the life cycle of a product by describing the environmental impact during production and use as well as possible health hazards for the users.</p><p>Until now, EPDs for earth building products do not exist. This paper will give current information about a project for developing EPDs for earth mortars and earth blocks started by the German Dachverband Lehm e.V. (DVL).</p>

Studying the musical instrument is a longtime process aiming building technical and performing skills, cultivation of pupil’s musical taste and interest. But in the context of motivation it has a different aim- to influence on student’s motivation for achieving the above goals. There is a lack of the model which can help teachers to be aware of the process and have an influence on student’s motivation. This study strives to fill that gap presenting the model based on the Self Determination Theory for human’s motivation. The fundamental concepts of the theory are presented- basic psychological needs of autonomy, competence and relatedness, intrinsic and extrinsic motivation and their relation. On this basis the model for building stable motivation is suggested as an attempt to adapt the Self Determination Theory to the needs of studying the musical instrument. Some practical aspects of the model are presented. The model is applied among 7-14 years old pupils attending guitar course, but taking into account the age characteristics it might be successfully used with students and adults. We hope that this study can be useful for professionals teaching different musical instruments as well as to provoke the future research in that specific field.

Background: Health promoters often use stakeholder groups to jointly plan and implement local interventions. Stakeholder groups should take over responsibility to later run the health promotion program independently. Monitoring this process of capacity building can help health promoters improve the quality of the process. Instruments for the systematic assessment of capacity building among stakeholder groups are scarce. The goal of this study was to develop, and pilot test a generic assessment instrument for setting-based capacity building. Methods: We drafted a semi-standardized monitoring instrument to be used in stakeholder groups in various settings. This “EVA-protocol” (short for evaluation protocol) was based on capacity building domains e.g., leadership, resource mobilization. It was pilot implemented in a research network on increasing an active lifestyle in various settings. The respective health promoters documented 78 meetings of 15 different stakeholder groups. We performed feedback interviews and member checking among the facilitating health promoters, asking for comprehensibility, length, usability and perceived benefits of the instrument. Findings: Data collected in the “EVA-protocol” helped the facilitating health promoters understand the development of competences and capacities in the stakeholder groups and identify factors that favor or hinder the capacity building process. The instrument was rated as user friendly, but it was remarked that it is best filled out by two persons and reflected upon by those to offer the greatest benefit. Not all projects could afford this procedure due to lack of time/staff resources. Conclusions: The drafted instrument can serve as quality management tool for health promoters who facilitate participatory stakeholder groups in different settings and intend to build capacities for sustainable health promotion structures.

A good education is not only about academics, but also the positive social interaction in classroom. Therefore, there is a need to build rapport in classroom interaction. In building rapport, EFL teachers need to conduct several activities, and through self-assessment, teachers can monitor and evaluate their own teaching for professional development. However, self-assessment instrument for building rapport has not been developed yet by any researchers. To fill the needs, this study is established to construct a self-assessment for teacher in building rapport in EFL classroom. By applying design research from a curriculum perspective, the results revealed a self-assessment instrument of maintaining rapport for EFL teacher. The Cronbach’s alpha coefficient (α = .928) of this instrument indicated high reliability and the instrument can be considered a reliable instrument to be used for the study sample. EFL teachers can do self-monitoring and self-evaluation on their rapport building in classroom interaction. Additionally, further research in investigating the effect of using this instrument in assessing teacher’s quality is required.

Metode penelitian yang digunakan pada penelitian adalah metode penelitian terapan (penelitian terpakai) dengan metode pendekatan studi kasus unconfidence level terhadap akurasi hasil pemancangan pondasi tiang. Penelitian ini adalah sekaligus technical notes succes story penggunaan alat instrument kontrol PDA test dilingkungan kilang PT. Pertamina RU V Balikpapan. Hasil penelitian menunjukan bahwa berdasarkan hasil uji dengan alat instrumen kontrol PDA test dapat memberikan akurasi yang baik pada daya dukung individu tiang pancang pondasi tangki sehingga tidak ada keraguan terhadap kriteria penerimaan bangunan tangki nantinya. Kata kunci: Alat instrumen kontrol, pile drive analyzer, daya dukung individu.The aim of the study was to provide an overview of the basic principles of the use of a pile drive analyzer control instrument and its implementation method in testing the carrying capacity of Pertamina Refinery Tank Unit Balikpapan V tank foundation pile. The research method used in this research is applied research method with the method of using an unconfidence level case study on the accuracy of the results of pile foundation erection. This study is at the same time succesful story technical notes using PDA test control instrument in PT. Pertamina RU V Balikpapan. The results showed that based on the results of tests with PDA test control instruments can provide good accuracy on the carrying capacity of individual tank foundation piles so that there is no doubt about the acceptance criteria of tank building later. The results of this study recommend that PDA control instruments are suitable and safe to use in refinery areas and can be used for similar work in PT. Pertamina other. The aim of this study was to analyze the need for developing appropriate science, technology, engineering, arts and mathematics (STEAM) assessment instruments (vaild, practical and effective) to improve students’ creative thinking skills. The instruments that have been used in education units have not been fully able to encourage students to think at a higher level in building conceptual understanding and solving their own problems. This study used qualitative descriptive study based on a literature review of the STEAM-based assessment instrument as an effort to improve students’ creative thinking skills. The research subjects were educators and fourth grade students of SD Negeri 2 Tulusrejo, Pekalongan District, East Lampung. The research object was creative thinking ability, assessment instrument, and STEAM. The data collection instrument used an interview guide. Questionnaire. An assessment instrument needed to support the learning process in the education unit to improve students’ creative thinking skills. The finding indicated that educators had not fully used assessment instruments that could improve students’ creative thinking skills. Besides, educators needed a STEAM-based assessment instrument that was appropriate to the level of the learner. Thus, it can be concluded that STEAM-based instruments to improve students' creative thinking skills in elementary schools must be developed.

Objective: This research presents the construction of an attributional questionnaire concerning the different parental models and factors that are involved in family interactions. Method: A mixed methodology was used as a foundation to develop items and respective pilots that allowed checking the validity and internal consistency of the instrument using expert judgment. Results: An instrument of 36 statements was organized into 12 categories to explore the parental models according to the following factors: parental models, breeding patterns, attachment bonds and guidelines for success, and promoted inside family contexts. Analyzing these factors contributes to the children’s development within the familiar frown, and the opportunity for socio-educational intervention. Conclusion: It is assumed that the family context is as decisive as the school context; therefore, exploring the nature of parental models is required to understand the features and influences that contribute to the development of young people in any social context.

In this study, previous researches were reviewed in relation to the seismic evaluation and retrofitting of an existing building. In recent years, a considerable number of researches has been undertaken to determine the performance of buildings during the seismic events. Performance based seismic design is a modern approach to earthquake resistant design of reinforcement concrete buildings. Performance based design of building structures requires rigorous non-linear static analysis. In general, nonlinear static analysis or pushover analysis was conducted as an efficient instrument for performance-based design. Pushover analysis came into practice after 1970 year. During the seismic event, a nonlinear static analysis or pushover analysis is used to analyze building under gravity loads and monotonically increasing lateral forces. These building were evaluated until a target displacement reached. Pushover analysis provides a better understanding of buildings seismic performance, also it traces the progression of damage and failure of structural components of buildings.

A new procedure for calibrating multiple instruments is presented in which spectra from each are used simultaneously during the construction of multivariate calibration models. The application of partial least-squares (PLS) and genetic regression (GR) to the problem of generating these hybrid calibrations is presented. Spectra of ternary mixtures of methylene chloride, ethyl acetate, and methanol were collected on a dispersive and a Fourier transform spectrometer. Calibration models were generated by using differing numbers of spectra from each instrument simultaneously in the calibration and prediction sets, and then validated by using a set of spectra from each instrument separately. Calibration models were found that perform well on both instruments, even when only a single spectrum from the second instrument was used during the calibration process. As a benchmark, comparison with PLS showed that GR is more effective than PLS in building these hybrid calibration models.

Wind discomfort and the dangers that the wind may lead can be harmful in terms of comfort conditions of both indoor and outdoor environment of the building/buildings to be constructed or just completed. The extent of discomfort to pedestrian varies from inducing slightly unpleasant feeling to producing a falling down hazard. Typically, the cause of frequent occurrences of strong wind at pedestrian area is primary related to the configuration of building structures and/or topography in the vicinity of the pedestrian area. Depending on the characteristics of the wind including magnitude, uniformity, ambient temperature, and so on, the level of disturbance to users of pedestrian areas can be different. In this context, the regions where Necmettin Erbakan University temporary education buildings are located have a fairly intensive topography in terms of wind. Therefore, detailed analysis of the inside regions and the surrounding areas of education buildings in particular are performed in terms of microclimatic comfort and indoor energy recovery. Especially, the topography where university campus temporary educational buildings are located has very high wind climate conditions compared to the city of Konya climate conditions. In this study, pedestrian-level wind conditions around N.E.U. campus buildings and in urban areas and the topography of campus settlements were analyzed through on-site measurement with Delta OHM microclimatic instruments. The purpose of this study is to investigate the pedestrian-level comfort conditions around the project buildings suggested by concept architects together with microclimatic measurements of comfort conditions, in the light of current topographic and climatic conditions presented by the head architect. However, presentation of these topographic and microclimatic measurements around currently completed temporary classrooms of the university campus have not yet been completed. The topography of the university campus, which is at an altitude higher than that of Konya centrum, is exposed to an extremely high wind velocity. The pedestrian-level comfort conditions are measured using Delta OHM instrument. The study also aims to compare pedestrian-level comfort conditions at locations of various buildings. In addition, outdoor comfort survey was also conducted in the campus area. However, measurement results of the microclimatic measurement device, DeltaOHM, are evaluated in this study. It can be observed from the results that pedestrian-level comfort of current campus settlements around the buildings reach very discomforting levels. Since the university’s topography varies between very high and very low temperature levels and wind velocity values, climatic comfort problems are observed in the area. Some reasons for the discomfort problems observed in current settlement are; incorrect use of climatic parameters, incorrect directions of buildings, thermal effects due incorrect selection of materials used in constructions of buildings. In order to achieve thermal comfort, more studies are required on pedestrian-level comfort, use of passive design techniques such as correct direction of buildings and correct selection of materials utilized in the buildings based on their thermal effects. This would help university campus buildings consume less energy and maximize people’s satisfaction.

Abstract: The article discusses the implementation of the instrument of the selling of building rights (Outorga Onerosa do Direito de Construir) in Brazilian municipalities, based on data from IBGE (Brazilian agency for statistics), and in the context of the new urban regulation, The “Estatuto da Cidade” – Federal Law 10.257/2001 – and under the recent wave of municipal master plans, that were mandatory for Brazilian municipalities with population over 20.000 inhabitants, due to be enforced until October 2006. The article identifies a significant increase in the presence of the instrument of the selling of building rights in Brazilin municipalities, but on the other hand points to difficulties in the real implementation of the instrument, mostly in municipalities with smaller population. The research aim is to critically evaluate the content validity of the functional building performance evaluation criteria using the Content Validity Index (CVI) and modified kappa statistic. The selection of relevant criteria for functional building performance evaluation should be managed effectively by the building management team because it is strongly related to the achievement of organizational objectives and the building occupants’ satisfaction. Studies over the past decades have shown that the criteria vary, relying on the intention of conducting the performance evaluation and the types of building. These selection criteria have a direct impact on the functional building performance and need to be done systematically. Thus, the content validity of the functional building performance evaluation criteria is a necessary step in instrument development. To achieve this research aim, the instrument has been developed based on numerous construct items that have been obtained from previous studies by various authors and established rating tools or standards. The sample of the respondents for content validation comprises of seven (7) expert panels in the area of historic building management and building performance evaluation, such as from the local municipality, related government agencies, academician and building management team. The panels reviewed and rated the instrument to ensure its relevance and the representativeness of each item. The result shows that a total of 39 items are valid and are considered to be retained, and will be further tested in the next study. The result has also shown that the Scale level – CVI/ Averaging calculation method (S-CVI/ Ave) for all items has met the criterion of 0.90. Significantly, content validity should be treated as important because it provides adequate and acceptable items of the content domain

Purpose The purpose of this paper is to explore the use of an arts-based methodology in conducting a doctoral study on The Nile Project, an East African based musical collective. Despite some evidence that music is an effective tool for qualitative inquiry, there are few studies on its use, especially the use of musicking in the interview process. Design/methodology/approach The author used a qualitative and arts-based research approach. Findings Outcomes suggest that music may help to create an “in-between” space challenging researcher positionality and giving voice to the “researched.” Music also acted as a bridging agent encouraging open and honest dialogue and relationship building. Research limitations/implications Findings suggest that music may be a useful tool for researchers interested in arts-based and participatory methods in qualitative research particularly when interviewing participants with varied linguistic, cultural, political and musical backgrounds. Originality/value There is sparse research on the use of musicking in the interview process of qualitative research.

This paper aims to analyze the validity of a quantitative instrument to identify what attracts someone to volunteer work, as well as what makes them stay and what makes them quit such an activity. The theoretical framework lists aspects related to volunteer work, which is followed by a discussion on models of analysis of volunteer motivation. As to the objectives, this research is descriptive, since it presents the analysis of the validity of a quantitative instrument that seeks to understand and describe the reasons for volunteering at the Pastoral da Criança, a Brazilian NGO. This instrument is based on theoretical ideas by Souza, Medeiros and Fernandes (2006). Reliability - Cronbach's Alpha - reached values between 0.7 and 0.8. Regarding Kaiser-Meyer-Olkin measure of sampling adequacy a good index was also obtained: 0.74. Despite the good results of reliability and sampling adequacy of factor analysis, none of the variables resulted in the expected combination, namely: indicators versus profile. It is necessary to improve the semantic meaning of certain factors, or even increase the number of indicators so as to generate additional correlations among them.

Based on policy instrument theory and a case of low-carbon city development (Qihe County in Shandong), this study examined the policy instruments adopted for low-carbon city development in China and the effectiveness of these instruments. All the policies adopted by the piloted city from 2008 and 2014 were collected, coded, and analyzed. A two-dimensional analytical framework was developed based on a trichotomous policy instrument categorization and low-carbon city connotation. The results showed that the key goal of China’s low-carbon city construction is to develop low-carbon technology and low-carbon energy. Compulsory policy instruments are the most used and most effective, while voluntary policy instruments are rarely used. Further results indicated that when the ratio of compulsory instruments and mixed instruments comes to 2:1, the combination of policy instruments can lead to the optimal completion degree. It seems difficult to balance the stability of various policy instruments with the overall high completion degree. Chinese local governments are more accustomed to compulsory policy instruments. This reminds policymakers to pay more attention to the potential of voluntary instruments and mixed instruments in building low-carbon cities.

This paper presents the development process of TumTá, a wearable Digital Dance and Music Instrument that triggers sound samples from foot stomps and Pisada, a dance-enabled MIDI pedalboard. It was developed between 2012 and 2017 for the use of Helder Vasconcelos, a dancer and musician formed by the traditions of Cavalo Marinho and Maracatu Rural from Pernambuco, Brazil. The design of this instrument was inspired by traditional instruments like the Zabumba and by the gestural vocabulary from Cavalo Marinho, to make music and dance at the same time. The development process of this instrument is described in the three prototyping phases conducted by three approaches: building blocks, artisanal, and digital fabrication. We analyze the process of designing digital technology inspired by Brazilian traditions, present the lessons learned, and discuss future works.

The construction industry accounts for a significant amount of the total carbon dioxide emissions. Promoting green building policy is one of the most effective ways to meet the national carbon reduction commitment. It is essential to increase green building literacy among people to achieve success in energy saving and carbon reduction. This study constructed a framework for green building literacy and developed a questionnaire as a tool for measuring college students’ green building literacy. The questionnaire was finalized in the format consists of twenty cognitive items and nineteen affective/behavioral items. The full-scale reliability of the trial survey was .90, attesting to the internal consistency of this questionnaire. Exploratory factor analysis was also conducted to attest the construct validity. The preliminary results from the trial surveys showed that green building literacy education should not only focus on students’ knowledge but their attitudes and values, and most importantly their green building-related behaviors.

Introduction: The objectives of this article are to (1) evaluate the popular fillers as practice builders and (2) outline a typical practice builder program for the surgeon. Methods: Information was gained from a search of the literature, 25 years of clinical experience, and interviews as well as a survey of 35 physicians to determine present surgeon techniques. Fillers were graded 1–5 to qualify as an income generator (with 5 being the highest). Results: Autologous fat scores were higher than that of the other fillers, although any filler could be in a practice-builder program. All bioresorbable fillers will need additional fill to obtain the desired results, but fat has an added benefit of some eventual permanence. When more than 5 mL of filler is needed, fat has also has the most reasonable cost. The commercial fillers will cost $93 to $200 per milliliter. Autologous fat, even with the added cost of anesthesia, disposables, and a minor operating room setup, will be more economical for the patient in amounts greater than 5 mL. When the surgeon can charge less for the filler itself, there is more room for a fair professional fee. There are 3 instrument systems available for fat transfer on the market. These systems accomplish different goals; thus, all have their position in the marketplace. These systems include the TissuTrans, the LipiVage, and the Coleman type modified liposuction instruments. The latter includes all micro-cannula-type instruments. Since it has been established that fat trauma during transfer should be minimized, the system and technique that will give the least amount of trauma to the fat cell should be the first choice. Conclusions: There is now a resurgence of interest in autologous fat because of the very high costs of commercial substances. Because of public acceptance and the availability and cost of economical raw goods, autologous fat can be a key filler in a practice-builder program. To have a successful goal-oriented program, one must use lipocyte-friendly instruments and put a great deal of effort into training the staff. The program must be organized, advertised, marketed, and reviewed at specific intervals for improvement. NOTE: When speaking of the best practice-builder filler, it is assumed that the surgeon will follow ethical guidelines in choosing the best filler for the patient, not just the filler that fits his or her program.

Dutch housing corporations generally have two methods of assessing the strategic value of existing housing stock. The first is by calculating the financial return on investments with a life expectancy of fifty to sixty years. The second method is to balance the technical quality against maintenance and renovation planning. A Dutch housing corporation needed a integrated method, so in a single case study, a new method was developed based on research on how to monitor the technical and financial assets better. Four problems were detected: (1) the existing strategy did not seem to be resilient to future changes, (2) there was no instrument for measuring progress, (3) there was no way to translate strategic data to individual estates and (4) there was no instrument for monitoring the results of improvements set off against the strategic goals. With one integrated tool to fix these four problems, an integrated approach to a closed asset management strategy and policy would be available. Such a tool would make it possible to make adjustments to the strategy based on facts gained by measuring the results of former adjustments to the strategy. The goal of this paper is to present the research supporting the design of a new model. The result, the so called Return Matrix, is a fully elaborated model. It supports the management team in decision making about strategy (five years) and vision (twenty years) development. It creates insight into and support for the outcome of the strategy among policy professionals, staff and colleagues. And finally, it creates understanding among the tenants, it s understood and supported by the civil servants and gets approval and agreement of cooperation from the municipal executives. With the knowledge gained by this study, it will not be difficult to compose the instrument for other cases too.
