The contribution of diploma thesis is to clarify what the logistics center actually is, its function, role, providing services and bringing benefits not only to economic but also non-economic entities in its vicinity. Start of construction of logistics centers occurred in the Czech Republic and Slovakia at different times, which could be caused by many different factors, but we can simply say that the construction was started with the arrival of foreign investors in the market and lack of storage and distribution network here in the meantime occurring. Central European market is still due to relatively cheap labor attractive place for the construction of logistics centers for investors, because of this there is still the ongoing construction. Market Characteristics of Czech Republic and Slovakia is primarily focused on describing the situation in both markets, layout of logistics centers in countries and also the performance of developers operating in the market. Development of the construction of logistics centers in both markets can be divided roughly into three periods-the pre-crisis known as boom years, a period of financial crisis and post-crisis period marked as the revival phase.

Studiens syfte är att undersöka vilka utmaningar som centrumutvecklare står inför i sitt arbete för att få en levande handelsplats, där tre problemformuleringar tagits fram. Problemformuleringarna syftar till att förstå vilka de största utmaningarna är för en levande handelsplats och hur centrumutvecklare arbetar med dessa utmaningar. Den sista problemformuleringen studerar hur framtiden kan komma att se ut för de levande handelsplatserna, enligt centrumutvecklare. Studien analyserar de största utmaningarna som centrumutvecklare står inför, där diskussionen i slutsatsen präglas av dessa. Bland annat diskuteras samverkan mellan olika aktörer i staden, där rollen som centrumutvecklare är viktig och central. De har inte något formellt beslutsfattande vilket gör dem beroende av andra aktörer, där en politiskt fattad handelspolicy kan underlätta. Även en pågående omställning inom digitaliseringen, allmän beteendeförändring hos konsumenterna, trygga stadskärnor och attraktivt utbud är utmaningar. I framtiden kan begreppet handelsplats omformuleras till mötesplats, då centrumutvecklare prognostiserar att det kan efterfrågas mer upplevelser, där social interaktion är centralt.
The purpose of the study is to investigate the challenges that center developers face in their work to achieve a vibrant marketplace, where three problem definitions have been developed. The first problem definition aims to understand what the biggest challenges are for a vibrant marketplace according to the center developers themselves, where the second problem definition aims to understand how they work with these challenges. The final problem definition will be studied around what the future may look like for the vibrant marketplaces, according to center developers. The study in its analysis and conclusion shows that the biggest challenges center developers face are collaboration between different actors in the city, where their role is important and fundamental. They also do not make any formal decision-making themselves, which makes them dependent on other actors, where a politically understood trade policy can help. Additionally, the ongoing transition into digitalisation, general changes in consumer behavior, secure city centers and an attractive range of offers are also challenges. In the future, the term marketplace might be rephrased to meetingplace, as center developers predict experiences, where meeting is a central part of social interaction, will be higher in demand. We may have to stray away from the word marketplace and instead lean towards the phrase meeting place.

In recent years, shopping center becomes a more and more hot discussed topic in China due to its rapid development crossing China. The new retail format has brought both new opportunities and challenges. By comparing to western developed countries and region, China has not been involving the shopping center development for quite long time, the industry of shopping center development in China is more behind in terms of shopping center concpet development, design of a shopping center, investment model and the sysmatic professional way of shopping center development. How to lower the risks of shopping center development and have it to be a sustainable industry becomes a very crucial question to answer now. The paper will discuss those questions through literature review, interview, case study and comparison analysis. After all the research done in the paper, we can draw a few improving suggestions such as the government needs to have good commercial planning from the beginning, the developers shall have a healthy long term business model to support to have good shopping centers both for tenants and customers. Besides those, the developers should think about and use a professional way to do the shopping center development in China. The improving suggestion will need to focus on the customer needs and have long term business model.

The commercial real estate industry is currently in a state of turmoil, as access to capital markets is as constrained as consumer demand. Today many real estate development firms find themselves in difficult positions, with plummeting net operating income and upwardly mobile capitalization rates. Tail events - market events that were believed, based on statistics, to be rare occurrences - seem to be occurring with more and more regularity. With increasing uncertainty and market volatility, the question must be asked: how well can real estate developers predict returns? The purpose of this thesis is threefold: First, to determine whether real estate developers are accurately projecting real estate development returns; second, to determine where input assumption estimation errors are made in the ex ante proforma; and third, we undertake an analysis and application of Monte Carlo Simulation to ascertain whether, by providing practitioners another layer of transaction information, simulation is additive to the development return forecasting process. Through the careful analysis of both ex ante and ex post proformas of real estate development projects, this thesis is one of the first to show how well developers predict the outcomes of their projects. Our findings are rather surprising. We determine that ex ante and ex post real estate returns vary dramatically. On average expected development returns are shown to be 23.2%, while realized returns are only 9.4%. To understand this discrepancy we analyze each project proforma to identify where, during the valuation and development processes, developers made mistakes.
(cont.) Our findings suggest that developers are overly optimistic, especially when estimating hard costs, soft cost, and cashflow timing. The thesis results are consistent with the findings of a study by Dr. James Shilling, who analyzed the discrepancy between ex ante and ex post proforma returns for stabilized institutional properties. Shilling deduced that institutional investors are also misjudging returns, overestimating by an average of nearly 650 basis points. We also seek to augment and improve the valuation process employed by developers by applying Monte Carlo Simulation to discounted cashflow analysis. Applying Monte Carlo Simulation to the ex ante proforma of a real development transaction, we assess whether discounted cashflow analysis coupled with simulation provides an ex ante return that more closely approximates the realized ex post return. Again, our results are surprising. Among our findings, we learn that the simulation preparation process better informs a developer of sensitivities in input assumption variables for the transaction. However, industry data is not comprehensive, transparent, or available for a sufficiently long period of time to apply Monte Carlo Simulation. Despite the additional information provided by simulation, there remains the risk that a simulation proforma using incomplete data will yield inaccurate results. Due to the limited sample size used in our study we acknowledge that our results must be interpreted with some caution. However, we are hopeful that this initial effort to better understand and forecast development returns will encourage further study in this important area.

Global development has currently become an important business for developers. Although the business involves complex economic, political, and cultural issues, international real estate has been more attractive. Economic and political analysis tells the timing of getting into the market. Demographic analysis indicates if the market would expand and which target developers should focus on. Also, we can find out competitiveness and how to differentiate from other companies. Japan has not showed dramatic economic improvement for 20 years. The mature country has several issues: aging, low birth rate, and natural disasters. On the other hand, Summer Olympics 2020 will be held in Tokyo and the government has decided to dramatically improve the infrastructure. Japan will change and I would like to find out the opportunities and challenges of Japanese real estate. Hawaii market has been influenced by tourism. The market is really unique; the resort area attracts house buyers and renters from all over the world. Most visitors come from the US main land and Japan. Glancing the US and Japanese economy, developers can find out the real estate business opportunities. Vietnam has developed the infrastructure and real estate legal systems. With the new infrastructure development and the assistance of private developers, the country provides more housing. Moreover, the legal system had not allowed foreigners to own properties but has been changed to invite more capital from other countries. I have worked for a Japanese developer and experienced a short period of economic growth but we did not significantly invest and the good economy was over by the financial crisis. Most Japanese developers experienced the bubble economy and were tremendously influenced by that time, becoming more cautious in their outlook. The timing for expanding business now is perhaps not optimal. However, the benefits and challenges in these regions can be well-balanced for global developers who are eager to gain a foothold into international real estate markets.

The purpose of this paper is to investigate retail site selection criteria in community centers and ascertain the implications of these criteria for the retail real estate developer. Historically, real estate developers contemplating the development of a community center will acquire a site based on hunches, experience, and a limited amount of data. Real estate academics, on the other hand, have produced numerous mathematical models and methods for retail site selection. However, to the real estate developer the retail community shopping center has remained elusive. Not only will developers oftentimes face the prospect of site selection without a complete picture of who their tenants will be, but they will be left to their own experience to understand in depth the needs and preferences of typical community center tenants. This paper will explore current methods and site selection criteria used by leading community center tenants for site selection and will investigate how that information can be implemented by the developer to improve the ir approach to retail site selection.

In current turbulent times, sustainable relationships hinge on the mutual understanding created by a clear communication strategy between a business unit and its stakeholders. The purpose of this research was to develop a corporate communication strategy model for the University of Pretoria Centre for Sustainable Malaria Control (UP CSMC). Purposive sample testing was conducted to determine the stakeholder perceptions of the main variables of this study, being: communication management, social media, stakeholder relationships and the corporate communication strategy. Objectives were achieved, the hypotheses stated duly tested and the results applied towards the development of a conceptual framework for a more formal and sustainable corporate communication strategy with a specific focus on communication about science related matters. This study contributes to effective stakeholder communication between the organisation and its stakeholders through the introduction of communication mediums like social media and traditional media. This research proposes a corporate communication strategy with integrated social media platforms, which helps organisations manage the relationships with their stakeholders. It suggests that when communicating about science, the UP CSMC should aim to communicate through different forms of interpersonal communication such as one-on-one engagements, events, seminars, exhibitions and other presentations. The Centre's corporate communication strategy should also include objectives to improve communication about science through interpersonal communication with stakeholders. The new model proposes concepts that focus on an analysis of the environment, identification of strategic issues, development of communication hierarchy, communicating an effective communication strategy, developing a strategic communication plan and monitoring complete embedment. The new proposed model is founded on an empirical study that comprises a descriptive study based on 45 developed questionnaires developed specifically for this study and answered by stakeholders of the UP CSMC. The standard corporate communication model presented by Steyn and Puth (2000) was analysed, evaluated and tailored to fit the organisation's requirements. The proposed model developed in this study includes critical components relevant to the establishment and maintenance of sustainable relationships and can be adopted by any organisation with similar communication challenges as covered in this study.

For decades, construction productivity has been lagging behind the sectors of manufacturing, agriculture and many more, causing many problems to society. Importantly, productivity stagnation can generate housing crises by limiting the supply of additional structures, and prevents public authorities from developing their needed infrastructure. In this thesis, I assess the causes for such stagnation and provide a strategy to foster innovation. My analysis finds that the causes of stagnation stem from a lack of competitiveness that arises from a scarcity of long-term relationships with clients, information asymmetry across stakeholders, poor owner and design specifications. Combined, these issues disincentive innovation, as tendering processes do not focus on suppliers' productivity from efficiency gains or ingenuity in processes. In addition, built product size, complexity and uniqueness, as well as building codes inconsistency, all prevent the industrialization of the industry. My strategy to improve productivity is multifold. The first prerequisite to improving the situation requires promotion of collaborative risk sharing delivery methods, adoption of digitized communication tools and supply chain management. A second prerequisite is a mindset switch towards built products configurability, upgradability and easy disassembly, which will minimize waste, unsustainability and brownfield project issues. Once those prerequisites are reached, then our short- and long-term goals for innovation could be realized. Over the short term, transparency and true cost tendering will promote the industry with competitiveness and subsequent consolidation/integration that are necessary for productivity improvements. Over the longterm, the creation of a production-driven system will allow the industrialization of the industry, with standardization and repetitive manufacturing fostering continuous improvement. With such a rise of disruptive and innovative technologies, there will be a flow of at first efficiency gains and, potentially, in the long-run, productivity gains that meet the standards of the ever changing built environment.

The affordable housing crisis in the United States is real and persistent. In the face of growing economic inequality and the failure of public housing programs, American cities need the development industry to deliver more affordable housing units than ever before. Instead, the affordable housing development process is regarded as a fragmented nexus involving multiple public and private sector parties. Raising capital for affordable housing projects is notoriously complex; it is common to see individual apartment buildings funded by a mix of any of the following: public grants, federal tax credits syndicated through private lenders, interest-free debt from community lenders and municipalities, mortgage debt from commercial lenders and private equity. A good affordable housing developer must be adept at understanding the covenants and eligibility requirements of every source of funds as part of the development process, and work with the myriad parties to compete or apply for funds. This long and convoluted process raises high barriers to entry into the industry and slows down the production of a public good. This thesis investigates the possibility of an alternative funding model for affordable housing development and proposes that developers go public to raise capital, adopting the same tried-and-tested method of financing real estate development that commercial developers have relied on for nearly 30 years. This thesis will argue that a REIT can function as an organizing mechanism to simplify the process of raising capital across different pools of institutional equity, private wealth and public funding. By being able to turn to the widest capital markets for fundraising, affordable housing developers can be nimble in choosing when to raise capital and flexible in deploying it to build experimental mixed-income and workforce housing, two typologies of housing that have been identified as helping to make urban areas more inclusive. Through this thesis, I posit that the affordable housing development REIT can serve as the central platform to consolidate the various pools of triple-bottom- line investors and to create for the first time a public market for an asset class that exhibits all the features of a stable, long term core investment.

This thesis examines and analyzes the alignment of incentives, project control, and economics in development agreements between private developers and mission-driven institutions. Mission-driven institutions, such as churches, hospitals and universities, need to compete in their relative industries, and must leverage real estate assets as effectively as possible. In many cases, the best opportunities for underutilized institutional real estate is in the private market. In order to develop institutional real estate for the private market, institutions can partner with private development firms to utilize their knowledge and experience to maximize efficiency through complex development processes and create the best possible product for a given marketplace. This paper reviews existing literature on the topic of institutional-private development partnerships, then explains and analyzes two case studies: The Charles Street Jail, and a Market Rate Student Housing Project. The case studies act as real examples, and are used to examine the issues that can arise due to differences in incentives between private developers and mission-driven institutions, as well as possible ways that organizations can approach such concerns to mitigate associated risks.

This thesis explores how a displayed image and architecture interact together. This manifesto is analogically explored using parts of the human body such as the eyeballs as a structural analysis for the buildings with a projection of the cornea, the pupil, the retina, the optic nerves and the brain. This analysis follows a sequential order of capturing light, transcribing light into image, and displaying such image onto a screen. Both, the image and architecture are created parallel to each other respectively when conceiving an architectural idea in order to develop the idea into a building and then perceiving the architecture from such building. These steps are a cinematic approach using a video camera to record an experience of movement through the journey of a metro ride. This video is one of the tools used to edit an urban tissue of downtown Washington, D.C. The project becomes a Center for the Art of Moving Images exposing vectors of movements through its architecture. The building is manifested in a three-dimensional design where the site provides a sunken plaza 60 ft below street level perceived as a new floor in the city. The underground metro station transitions to the street surface through the use of this plaza in a very harmonious way. The result is a visual depth parallel to the perspectives perceived in movies where you see beyond the surface of the screen and in this case, beyond the surface of the city.

The effects brought by different kinds of shopping facilities to people are worth studying. It is not difficult to observe the trend that old retail developments in old districts are mainly shopping streets while new retail developments in new towns are mainly shopping centres. Some voices from the public are pushing the retaining of old street shops and old street cultures despite the property developers tend to build shopping centres in their new projects. The benefits from shopping streets and shopping centres to shoppers and developers have been studied in this dissertation by empirical and conceptual background study, survey to shoppers and shop operators and information provided by property agents and employees of private developers. From socialization point of view, the comprehensive tenant mix and comfortable shopping environment in shopping centres attract shoppers to stay longer in shopping centres than in shopping streets which increase the chance of interaction among shoppers thus improve their level of social lives. However, the stability of shops and shop operators in shops at shopping streets is beneficial to building up community strength within the neighbourhood. The relationships among shoppers and shop operators and among shop operators in shopping streets are stronger than that in shopping centres. For the benefits other than socialization aspect, shops in shopping streets provide cheaper goods due to the relatively lower rents and lower overhead costs in shopping streets while shopping centres provide better accessibility and better facilities due to their better management. For the benefits to developers, developing shopping centres is beneficial to them in the ways of increasing their rental income when leasing retail premises and boosting the selling prices of residential properties where shopping centre is a bundle of the development. In some of the projects of official organizations, such as Urban Renewal Authority, we can see that benefits from these two shopping facilities can be merged together. For example, the design of shopping streets and the buildings around and setting up greenery areas along shopping streets can improve the air-conditioning problem and improve the attractiveness of staying to shoppers. Private developers also introduced old shops to their shopping centres. Product prices of old shops remain the same in shopping centre as in shopping streets. However, the relationship among shoppers and shop operators cannot be copied easily even if the old shop signs are the same. Time is needed for building the strength within a community.

This thesis aimed to critique the research on person centred care (PCC) in neurorehabilitation, and consider how PCC in this setting can be further developed. Paper One reviews the extant literature on PCC in neurorehabilitation. The literature search returned 27 papers, which were critiqued for quality, how they conceptualised PCC, how they practiced PCC and the feasibility of PCC. Conceptualisations of PCC used varied from narrow conceptualisations of PCC as participation in goal setting, to broader ones which also incorporated issues such as shared decision making, outcomes, respect and emotional support. Similarly, methods of practicing PCC primarily used goal setting, with a minority of papers addressing outcomes and communication aspects of PCC. The review found that PCC is feasible for neurorehabilitation, with important benefits for clients and professionals. Providing PCC in neurological rehabilitation can be challenging and the literature review discusses ways to overcome barriers to PCC. The literature review highlights the need for methods to assess and develop PCC which are suitable for people with and without cognitive impairments. Paper Two addresses this need, by presenting research investigating the feasibility of using Dementia Care Mapping (DCM) on a neurorehabilitation ward. DCM is an observational method aims to document the quality of care from the perspective of the patient. DCM was found to be feasible for use on a neurorehabilitation ward, as shown by the suitability of the coding system. Q-methodology was used to assess staff perceptions of DCM. This further supported DCM feasibility, with staff reporting that DCM provided useful information for staff that they could use to improve the care they provided. DCM required some minor amendments in order to be used in a hospital rehabilitation environment and further amendments could improve its suitability for use in neurorehabilitation settings. Paper Three is a critical appraisal of both the literature review and research paper. The strengths and weaknesses of the use of both DCM and Q-methodology are critiqued, and consideration given to the limitations of the research.

The government of the District of Columbia in 2019, unveiled a 2020 - 2050 Housing Production Goal popularly tagged "#36000by2025". The Initiative details Washington DC's goal to develop 36,000 new housing units in partnership with developers in the city, including 12,000 affordable housing units between the years 2020 and 2025. The Initiative seeks to reduce homelessness, alleviate the constrained local housing market, and preempt an anticipated housing shortage in relation to the forecasted economic and population growth in Washington DC. This thesis focuses on identifying and analyzing the types of incentives or barriers for developers to add additional affordable housing. This thesis first explores the details of this Initiative, reviewing its history and the factors that led to its creation. The thesis will also review its specific goals and proposed methods towards achieving them.
Through a literature and policy review, the thesis defines the framework within which the city and developers define affordability for housing development projects. The thesis then looks to real estate developers operating in the city who have or intend to proceed with market-rate, mixed-income, and affordable housing projects. Through interviews, an analysis of housing development trends, and a review of upcoming housing projects, the thesis seeks to understand what challenges developers face with the housing affordability requirements and how Washington DC's Initiative and Comprehensive Plan affects their developmental goals. The thesis will also review what barriers real estate developers face and explore how they can be overcome. This thesis will also pivot to Washington DC Government's planning process to review what incentives are being proposed which encourage both new affordable housing development and the preservation of endangered affordable units.
Via interviews and literature review, the thesis explores possible areas of improvement on the initiative that meet the city's goals and support real estate developers' ambitions. Different methods are compared to examine different possibilities to develop an alarm centre client with high scalability. Methods for the construction of a component and methods to handle the communication between components in the system. Also the possibility to create a robust and stable system with high performance was investigated by comparing and evaluating different techniques. Techniques to validate data and secure the client from communication interruptions. A client with high scalability can efficiently be developed by using a component based model where each component is created with support from the .NET base class library, components which can be developed and tested independently. The data validation technique is highly dependent of the update frequency and the present data type. A Query Notification technique was chosen for irregularly updated data and a Pollningtechnique for regularly updated data.
Olika metoder jämförs för att utreda hur man effektivt kan utveckla en skalbar komponentbaserad larmcentralsklient. Metoder för att konstruera en enskild komponent samt för att hantera kommunikationen mellan olika komponenter i ett sammansatt system. Vidare studeras hur man med olika tekniker kan skapa ett robust och stabilt system, samt tekniker för att validera data och säkra klienten mot avbrott i kommunikationen. En skalbar klient kan utvecklas genom att man använder en komponentbaserad modell där man använder .NET’s klassbibliotek för att skapa sina komponenter vilka kan utvecklas och testas oberoende av varandra. Valet av valideringsteknik var högst beroende av hur ofta en viss typ av larmcentralsdata uppdaterades i databasen. Effektivast visade det sig vara att använda en notifieringsteknik för validering av data med en oregelbunden uppdateringsfrekvens och att använda en pollningteknik för regelbundet uppdaterad data.

Modular construction has long been utilized in the construction of residential and many other commercial product types as a means for potentially quicker construction delivery times. Over the past 5 years this construction technique has slowly been introduced into the high rise residential market throughout the world. The additional structural challenges of high rise construction make modular construction in this setting more challenging, but the high construction costs of high rise construction also make any savings in time and hard cost worth consideration. Based on case studies, interviews and financial simulations this thesis will address the design, engineering, sustainability, scheduling, legal and financial considerations a developer would likely consider in adopting modular construction in a high rise project in the United States.

The inner-city neighborhoods of America continue to struggle with the economic blight they have faced ever since American urban growth began to abandon the urban city core fifty years ago. One of the most salient characteristics of the American inner-city is how it is constantly overlooked by private investment. This has many negative effects on the economic livelihood of these neighborhoods, including leaving these areas of the city void of much of the retail its residents need for their own purchases and for local economic activity. Recent theories have focused on the idea that one of the reasons there is a lack of investment is because of an information gap that exists in the inner-city, through which inner-city economic and demographic conditions are not accurately represented in the market data used for retail development market analysis. This thesis researches how improved retail market analysis data can help spur more inner-city retail development, with a specific focus on how Social Compact!s 2009 Neighborhood Market DrillDown report for the City of Miami can support increased inner-city retail development in the city. The research looked at the history of inner-cities, the retail development process, and the use of DrillDown reports in Cleveland, Ohio and Houston, Texas, and then studied Miami!s economic development context and its developing strategy for the dissemination of the DrillDown report. It is concluded that the Neighborhood Market DrillDown reports have the potential to be an important enabler of increased inner-city retail development.

However, this success is completely contingent on the data!s passage through the Retail Market Information Flow framework that this thesis stipulates that actionable market data flows through in a city!s development process. The essence of the flow framework is that it is a series of networking and collaboration steps that determine how effectively a city!s public, private, and non-profit actors work together to support the use and acceptance of improved data and apply it effectively to retail development deals.

TOUCHE (Task-Oriented and User-Centered process model for developing interfaces for Human-Computer-Human Environments) is a process model for software development created to develop groupware. The creation of TOUCHE is part of a research project carried out at three Spanish universities. The aim of the project is to create a complete process model for the development of usable groupware. This thesis is part of this project and aims to further advance the TOUCHE process model so that it fulfills its aim on developing for usability. The thesis is based on research from the HCI (Human-Computer Interaction) and CSCW (Computer-Supported Cooperative Work) fields. In the thesis a new version of TOUCHE is created which has a strong focus on developing for usability.This is done by selecting four principles from the HCI field, incorporating what is considered to be most important when developing for usability. The principles are a strong focus on, and the involvement of users throughout the whole process, an iterative process, multidisciplinary design, and aim for groupware usability. TOUCHE is analyzed from these principles and missing elements are identified. The difficulties of integrating these elements into TOUCHE are discussed and finally elements are chosen to be integrated into TOUCHE. These elements include a usability guide, evaluation cycles, prototyping, pre-documentation and a multidisciplinary team.

The purpose of this evaluation is to develop a framework that will help in planning and implementing the mobile sport exhibition, increase visitor satisfaction and aid At Bristol in building successful exhibits. The evaluation mainly focuses on visitor interaction with exhibits. It is believed that learning does occur in science centres and museums. The evaluation will therefore find out if learning occurs in the Sports exhibition and if so, the nature of the learning outcomes. The evaluation also discusses advantages and disadvantages of travelling exhibitions and identifies the characteristics of good exhibits that form the basis of the framework.From the results, an indication is that children make the larger proportion of visitors to Sportastic. Their age ranges, under 10 and 10 to 15 years constituted 21% and 30% respectively. The three most enjoyed exhibits are the Sprint Challenge (running), BATAK (test your reaction and Hot Shots (football). Visitors say these exhibits are enjoyed because they are fun, competitive, entertaining, interactive and hands-on. Skateboard Challenge and Skeleton Bob are among the exhibits least enjoyed since they are reported to be boring and uncomfortable to use. The learning outcomes from the exhibits are; increased knowledge about balancing, reaction, pulse and strength.

In the United States, early childhood educators are expected to follow the trend to enforce academic curriculum for preschoolers. This effort diminishes the value of play in the young developmental years of children. The purpose of this study was to explore the type of activities and strategies that promote development of language and literacy skills of preschool children while playing in a dramatic play center. Vygotsky's sociocultural theory teaches that children acquire skills through play and discovery in a developmentally appropriate environment. The study was conducted within a qualitative framework using a case study approach. How parents and teachers encourage and support the development of literacy skills in preschoolers during play were explored. The participants in this single site case study were 10 young children attending a university campus preschool, their parents, and their teacher. Data were collected through observations of the children and interviews with the parents and the preschool teacher. Video transcripts and field notes were analyzed to understand the data collected. Coding was implemented to understand the patterns and themes that emerged from the collected data. Modeling, asking questions, props, and books were identified activities and strategies that supported oral language development and literacy skills in young children during dramatic play. The parents and the preschool teacher encouraged and supported the development of oral language and literacy skills through providing opportunities through play for children to build vocabulary by expressing themselves and understanding others. Varied experiences with an assortment of props and books were identified as supporting children's development. This study recommends and extends the understanding that play in dramatic play centers in preschools can support the development of oral language and literacy skills which could create positive social change in early childhood education programs.

Située dans le centre-Sud du Viêt-Nam, la ville portuaire de Quy-Nhon est le chef-lieu de la province de Binh-Dinh. Celle-ci se développe rapidement depuis la fin de la guerre de libération (1975). L'expansion urbaine transforme l'occupation du sol dans le delta du fleuve Ha Thanh. Le régime hydrologique de ce petit fleuve côtier est encore mal connu. Toutefois, il est susceptible de connaître de dangereuses crues rapides au moment du passage récurrent des typhons. Tandis que l'urbanisation de son delta multiplie les enjeux localisés dans la plaine inondable, cette thèse entend remplir un besoin de connaissance de l'aléa inondation et de la vulnérabilité sociale dans ce delta afin de contribuer à une meilleure gestion des risques. Pour cela, une évaluation environnementale et géomatique est conduite en vue de qualifier le rythme des crues et de leur propagation d'une part et de spatialiser les risques d'autre part. Cette thèse fait le point aussi sur les manipulations de l'environnement du fleuve et de son bassin versant qui sont susceptibles de modifier son comportement hydrologique.

Cette thèse questionne le développement des centres commerciaux en France. Pour cela, elle analyse l’activité des professionnels dédiés à leur élaboration : les promoteurs d’immobilier commercial. Appréhendés au prisme des projets, les centres commerciaux apparaissent comme des constructions à la fois immobilières, économiques et politiques. Ce sont des biens immobiliers qui prennent la forme de « places de marché ». A ce titre, ils doivent attirer les protagonistes du commerce de détail (commerçants, consommateurs). Mais ils doivent aussi « se faire une place » dans les territoires. Là, les promoteurs sont confrontés aux élus locaux. Le développement des centres commerciaux s’inscrit dès lors dans une tension entre trois modes de définition des projets. Il revient aux promoteurs de les articuler au sein des systèmes d’acteurs qui entourent chaque réalisation. A travers une enquête par entretiens ; un travail d’archives portant sur quatre projets (Bercy Village, Le Millénaire, Odysseum, Ecoparc) ; et des analyses statistiques sur le profil des centres commerciaux en Île-De-France ; cette thèse démontre une tendance récente des promoteurs à prendre en compte la vision des élus engagés activement dans le développement de leurs villes depuis deux décennies
In this dissertation we study the creation of shopping malls in France. We propose a sociology of market work of retail property developers. As marketplaces creators they have to involve retailers and consumers in their projects. They also have to organize a place for the market inside the cities. Thus, they confront local representatives. As a result these marketplaces creators have to deal with property, retailing and political issues. A tension between three kinds of projects definition emerges. Property developers' activity follows several steps which comprised attempts to articulate this tension. Based on interviews, analyses of four projects (Bercy Village, Le Millénaire, Odysseum, Ecoparc) and a statistical study of the shopping malls profiles in the Île-De-France region, we show that property developers recently follow the vision of local representatives involved in the urban development since the 1990's

Ce mémoire constitue à la fois une réflexion sur le cadre professionnel et la pratique de l’archéologie dans le domaine de la restauration et de l’aménagement du « patrimoine architectural » et d’une synthèse des apports scientifiques à partir des données recueillies lors des interventions archéologiques dans ce contexte. Partant du principe qu’il s’agit avant tout de vestiges archéologiques, la première partie examine le cadre règlementaire et institutionnel qui détermine quand et comment l’archéologie peut intervenir dans un contexte où les processus gouvernant la protection, la restauration et l’aménagement de ce « patrimoine » qui se juxtaposent avec ceux qui encadrent la recherche archéologique. Les interventions archéologiques doivent répondre en premier lieu, aux attentes des acteurs chargés de la gestion du « patrimoine » mais, en ce faisant, elles produisent une quantité importante d’observations «secondaires» par rapport aux objectifs principaux. Souvent inexploitées, elles constituent pourtant une source riche de données scientifiques intéressantes pour la recherche archéologique. La deuxième partie du travail consiste en une évaluation critique de la méthodologie mise en œuvre lors des différentes interventions et son influence sur la qualité et la quantité des données obtenues. Elle a permis d’établir un bilan des résultats scientifiques pour les thématiques de recherche au niveau régional et de présenter le corpus des sites qui servent de base pour la troisième partie du mémoire : quarante-et-un édifices de différents types de la région Centre ayant fait l’objet d’interventions archéologiques sous la responsabilité de l’auteur. Leur fourchette chronologique est comprise entre le milieu du XIe siècle et le début du XVIIe siècle. On peut y ajouter trente-neuf édifices dans une zone d’étude dans le sud du Berry qui servent de points de comparaison. Cet échantillonnage apparemment hétéroclite permet de s’affranchir du cadre des catégories habituelles des constructions anciennes. Par le biais d’une approche comparative, il a été possible d’observer les rapports entre le potentiel offert notamment par l’environnement géologique et les contraintes des différents projets architecturaux. Si un lien assez étroit peut être établi entre la construction et l’environnement géologique, ce dernier n’était nullement un obstacle pour les bâtisseurs, comme le témoignent la variété des solutions techniques employées pour produire des formes architecturales. L’exploitation des données des fouilles a permis d’appréhender les compétences des bâtisseurs et surtout de restituer la chaîne opératoire du chantier de construction de la carrière et la préparation des matériaux jusqu’à l’achèvement de l’édifice, puis de toucher au cadre de vie que celui-ci offrait à ses utilisateurs. En appréhendant le chantier dans sa matérialité, l’approche archéologique permet d’écrire une histoire de la construction parfois bien différente de celle connue de l’analyse des formes ou de l’exploitation des archives. L’exploitation de ces données démontre que l’archéologie représente un véritable «plus-value» non seulement pour les besoins de la gestion du « patrimoine » architectural, mais aussi pour la recherche scientifique. Le mémoire se termine en soulignant les atouts d’une archéologie professionnelle et scientifique et en proposant quelques suggestions pour améliorer la prise en compte de la discipline dans les processus de la gestion et de l’aménagement du « patrimoine » architectural

Before being considered as “heritage”, standing buildings of any form are archaeological remains. The first part of this work examines the legal and institutional framework which conditions just how and when archaeologists may get to study and record these remains in a context where the legislation concerning the protection and management of the architectural heritage is juxtaposed rather than integrated with that governing archaeological research. Within this framework, archaeological field work usually has to satisfy the needs of the institutions responsible for the management and restoration of architectural heritage. In so doing, it also produces considerable amounts of “secondary” data which are rarely published or even used, despite their potential interest for archaeological research on the history of building. The second part of this thesis consists of a critique of the archaeological methods used during the field work and its’ effects on the quality and the quantity of the data produced. It was thus possible to make a thematic assessment of the state of archaeological research in the Centre region over the last two decades and to draw up a corpus of sites which form the basis for the third part of the thesis. This corpus consists of forty-one buildings of various types which have been directly studied by the author during archaeological field work. They cover the period from the middle of the 11th century to the start of the 17th century. Another thirty-nine buildings situated in the Berry in the southern part of the region were also selected as comparative sites. This rather heterogeneous sample offered the advantage of not being bound by the usual typological categories. By comparing very different types of construction, it is possible to observe the relations between the possibilities offered by the geological environment and the limits imposed by each architectural program. Although a close link may be established between the geological context and the buildings, the variety of solutions applied to produce the different types of constructions, the former was never an obstacle to the builder. Analysis of the archaeological data allows us to evaluate the levels of competence and ability of the builders throughout the given time frame. Above all, we may retrace the construction processes from the transformation and preparation of the raw materials, notably stone, up until the finished building. It is the possible to assess the surroundings that these constructions offered to their occupants. By recording and analyzing the physical evidence of the building site written into the fabric of each site, archaeology offers a history of construction methods which is often very different from that given by the historical data. Exploiting these otherwise dormant data has shown that buildings archaeology can make a valuable contribution not only to the needs of heritage management but also to scientific research. The thesis is brought to a conclusion by underlining the advantages of professional research based archaeology and by proposing some measures which may improve the integration of archaeology as a distinct discipline within the framework of architectural heritage management and restoration

This study aimed to develop a help system for a communication app, identify usability issues regarding that help system and develop redesigns to improve it. The focus was to maximize perceived usefulness and minimize perceived annoyance of the help system. During the study two design proposals were developed and two user tests, which used low-fidelity prototypes. were performed to evaluate the design proposals. The first design proposal was evaluated in the first user test, thereafter an iteration of that design was developed based on the usability issues found in the user test. This iteration of the design was the second design proposal which were evaluated in the second user tests. Both design proposals and data from both user tests were analysed to- gether which resulted in seven recommendation that aimed to maximize perceived usefulness and minimize perceived annoyance when developing a help system for a communication app. Due to a lack of generalizability these recommendations should however be used with caution since they are mainly applicable to the system evaluated in this study. They can however be used as an inspi- ration and a starting point for someone designing a help system for an other communication app.

There has been a call to reform science education to integrate scientific thinking practices, such as data interpretation and modeling, with learning content in science classrooms. This call to reform has taken place in both K-12 science education through Next Generation Science Standards and undergraduate education through AAAS initiative Vision and Change in Undergraduate Biology Education. This dissertation work examines undergraduate students' learning of multiple scientific thinking skills in a curricular format called Teaching Real data Interpretation with Models (TRIM) applied to a large-enrollment course in Cellular and Developmental Biology. In TRIM, students are provided worksheets in groups and tasked to interpret authentic biological data. Importantly, groups are tasked to relate their data interpretations to a 2D visual model representation of the relevant biological process. This dissertation work consists of two studies with the overarching question: How do students use model representations to interpret data interpretations? In the first study, we primarily describe how students learn to navigate and interpret discipline-based data representations. We found the majority of groups could construct quality written data interpretations. Qualitative coding analysis on group discourse found students relied on strategies such as decoding the data representation and noticing data patterns together to construct claims. Claims were refined through spontaneous collaborative argumentation. We also found groups used the provided model to connect their data inferences to a biological context. In the second study, we primarily target our analysis on how individual students relate their data interpretations to different modeling tasks, including student-generation of their own model drawing. I interviewed students one-on-one as they worked through TRIM-style worksheets. From iterative qualitative analysis of transcripts and collected video on hand movements, I characterize the forms of reasoning at play at the interface of data and model representations. I propose a model at the end of Study 2 describing three modes of reasoning in data abstraction into models. I found when relating between data and models, students needed to link signs in both representations to a common referent in the real-world phenomenon. Establishing this sign-referent relationship seemed to depend on bringing in outside mechanistic information about the phenomenon. Once a mechanism was established, students could fluidly move between data and model representations through mechanistic reasoning. Thus data abstraction seems to rely on mechanistic reasoning with models. The findings from this dissertation work support the feasibility of student development of multiple scientific thinking skills within a large lecture course, and provide targets for curriculum and assignment designs centered on teaching higher order reasoning skills.

Ease of use differentiates products in a highly competitive market place. It also brings an added value that culminates in a higher degree of customer satisfaction, repeated business, increased sales, and higher revenue. User-centered design is a strategic asset that companies can use to improve their customer relationships by learning more about their customers, and increase their sales. In today's economy, the measurement of intangible assets such as user experience has become a major need for industries because of the relationship between user-centered design and organizational benefits such as customer loyalty. As companies realize that the inclusion of user-centered design concepts in product or system design are a key component of attracting and maintaining customers, as well as increasing revenue, the need for quantitative methods to describe these benefits has become more urgent. The goal of this research is to develop a methodology to characterize user-centered design features, customer benefits and organizational benefits resulting from developing products using user-centered design principles through the use of an integrated framework of critical factors. Therefore, this research focuses on the identification of the most significant variables required to assess and measure the degree of user-centered design (UCD) characteristics included in the various aspects of product development such as physical design features, cognitive design attributes, industrial design aspects and user experience design considerations. Also this research focuses on the development of assessment tools for developers to use when evaluating the incorporation of user-centered design features in the creation of products and systems. In addition, a mathematical model to quantify the inclusion of UCD factors considered in the design of a product and systems is presented in this research. The results obtained using the assessment tools and the mathematical model can be employed to assess the customer benefits and organizational benefits resulting from including user-centered design features in the creation of products and systems. Overall, organizational benefits such as customer loyalty, company image, and profitability are expected to be impacted by the company's capability to meet or exceed stated design claims and performance consistency while maintaining aesthetic appeal, long product life, and product usefulness. The successful completion of this research has produced many beneficial research findings. For example, it has helped characterize and develop descriptors for estimating critical quantitative and qualitative components, sub-components, and factors influencing user-centered design that are related to customer and organizational benefits through the use of fuzzy set modeling. In addition, the development of specific tools, methods, and techniques for evaluating and quantifying UCD components resulted from this study.

The purpose of the thesis is to explore excellence in Enquiry-Based Learning (EBL), its philosophical underpinnings, pedagogical implications and possibilities. How pedagogic devices can be used to encourage tutors' reflections on EBL, and is concerned with producing and sharing knowledge in relation facilitating student-centred teaching and learning practices. The study is in the tradition of practitioner research, where my role was that of an educational developer at the Centre for Excellence in Enquiry-based Learning. It is centred around the development of EBL models as pedagogic instruments to facilitate tutors' reflections on their practice. The thesis investigates how to facilitate the incorporation of more student-centred approaches into tutors' practice in a UK university through employing EBL models as a tool for reflection, how these models were introduced to tutors, and the findings from the process. A critical action research approach was undertaken for the educational development practitioner research journey. The primary methods of data collection consisted of interviews with students and tutors, and data obtained during individual reflections and group discussions in a series of workshops that involved tutors studying EBL models. Thirty-one tutors were involved in these workshops and interviews where they quantitatively and qualitatively explored multiple dimensions of teaching and learning. Content analysis of the results was conducted on the data with an emphasis on dilemma analysis to gain insights into tutors' decisions about their practice, and an empirical abductive strategy was employed to inform the development of new EBL models. In the course of the action research phases two new EBL models were iteratively developed informed by the literature and stakeholders. Finally, a new Student Involvement in Learning and Teaching Model was proposed, empirically abducted from student narratives derived from photo-elicited interviews. This Model constituted the development of a new conceptual framework for thinking about EBL within the context of broader teaching and learning practice. This study articulates new student involvement dimensions which conveyed the nature of power within the proximal processes of teaching and learning. The thesis contributes towards the practice of educational development by documenting both the process and outcomes of introducing EBL and learning and teaching models to tutors as reflective instruments, and by proposing a new perspective on excellence in EBL where student involvement is enhanced when reciprocal power relationships exist in the proximal processes between tutors and students. Tutor decisions were framed as a series of dilemmas created by external contextual influences (the University social micro, meso, exo and macro-systems); and internal factors (the tutors' personal force-resource characteristics) which affected tutors' reported actual and espoused ideal practice. The data demonstrated that most tutors espoused including more EBL, but they preferred an incremental change in their practice.

The goal of the study was twofold: firstly to investigate and describe how senior secondary school geography teachers were implementing enquiry-based learning through fieldwork. Secondly, to investigate and document how enquiry-based learning through fieldwork facilitated the development of action competence amongst learners in a geography classroom. In order to address the first goal, a survey questionnaire was utilised to generate descriptive data from a sample of seven geography teachers in the Hardap region of Namibia. Although teachers engaged learners with enquiry-based fieldwork learning activities it is suggested, based on the findings of data of this goal, that teachers face severe limitations in terms of integrating environmental learning into the geography curriculum. The main limitations of the teachers include: limited practical knowledge of and training in how to teach fieldwork skills; a lack of teaching resource materials; time constraints; heavy personal loads; and lack of school support for environmental education. In addressing the second goal an enquiry-based fieldwork learning unit was planned and implemented in the researcher’s classroom. Observation, focus group interviews, and audio records of learning interactions, were used as data generation methods for this cycle of the study. An indicator framework for identifying action competence in learners was constructed as a data analysis tool. In terms of the findings of goal two it is evident that enquiry-based learning through fieldwork facilitated the development of action competence amongst learners. Six overarching benefits of this type of learning were identified in this study, namely: - It empowered learners to develop contextual knowledge and understanding of issues that they investigated. - It facilitated commitment thus motivated learners to take indirect action. - It promoted social interaction and group cohesion amongst learners thus enhanced their decision-making ability for problem-solving and action taking. - It elicited emotional responses and a greater understanding of learners’ own and others’ attitudes and values towards issues. - It fostered critical thinking thus permitted learners to envisage a future based on their learning experiences. - It enabled learners to plan and take indirect action during the learning process. Based on the research findings, some lessons learned are presented in an attempt to contribute to the effective implementation of enquiry-based fieldwork at the classroom level.

This case study, executed in school network driven by a private foundation for underprivileged children in Cambodia, provides a perspective from a unique situation of technology enablement in an environment with a predominantly instructivist teaching tradition.   The said environment is strongly influenced by private sector donors with strong constructivist traditions and expectations. The environment is thus unique in the sense that a relatively asset rich environment, with expectations of 21st century pedagogical skills, is transported into an asset poor environment that was/is strongly rooted in instructivism. The case study thus give a perspective on if technology itself is a possible solution for better teacher education/educational delivery, or if the underlying pedagogy first needs to be evolved to allow web-based platforms and tools to be fully leveraged.     In the specific environment being studies, teacher in-service training plays a larger role than formal teacher qualifications, and peer-to-peer, in-person, learning is the cornerstone of development (offline connectivism). Rather than changing the way the teachers learn, there should be opportunity in further strengthening the current practices of communities. Connectivist MOOCs (Massive Open Online Courses) do provide the community engagement and together with technology mediated professional learning platforms there should be opportunity to provide enhanced support for teachers’ education.   The two main hurdles to overcome, beyond functioning technology assets and web access, are teachers own comfort levels with technology platforms, as well as provision of platforms that support local language options. The comfort level with technology is important to address as, assuming technology and web access works, the openness and lack of control in a web environment is in direct contradiction to instructivist teaching. Unlocking the potential of the web requires that teachers are comfortable with the web itself and also truly support inquiry based learning over didactic teaching, and that they have the skills to help children navigate the openness of the web.   As economies shift towards becoming knowledge societies, collaborative problem-solving and navigation to knowledge are skills of increasing in importance, relative static knowledge recall that was previously viewed as value adding. This case study contributes to pedagogical theory and in particularly gives one more perspective on the shift from instructivist to constructivist teaching as a pre-requisite for capturing the power of the internet, and the shift to leveraging networks in a connectivist pedagogical approach. This case study also calls out the need for evolved frameworks to better describe technology mediated learning in least developing country environments. The case study also provides contribution to practice to technology mediated teacher education as it specifically addresses some of the opportunities in strengthening the support to teacher education in least developed countries.

La formación de empresas con un impacto económico se presenta cuando se conectan los recursos necesarios para generar ideas y las necesidades del mercado. Las universidades contribuyen a este impacto económico fortaleciendo su sistema emprendedor en base a programas académicos y métodos educacionales, así como por centros especializados que proporcionan un soporte al desarrollo de las potencialidades de los emprendedores. El presente trabajo de investigación analiza los factores y tendencias en emprendimiento de los ex alumnos del ITESO a través de cinco preguntas de investigación: (1) ¿Cuál es la evolución del emprendimiento de los ex alumnos del ITESO y la forma que han impactado los recursos económicos disponibles? (2) ¿Cómo influye en la creación de empresas el apoyo familiar y la exposición a diferentes experiencias emprendedoras en la transición previa a llegar a ser emprendedor? (3) ¿Cuáles son los factores que dan origen a la detección y explotación de las oportunidades emprendedoras y su influencia en la creación y desarrollo de empresas? (4) ¿Cuáles son los principales motivadores personales para la creación y el desarrollo de las empresas? (5) ¿Los emprendedores surgen por la formación académica como alumnos en la universidad o por apoyos que presta el ITESO a través de programas en centros de emprendimiento? Esta investigación tiene como objetivo, entender los factores asociados que han impulsado la actividad emprendedora en una universidad mexicana, el caso de los exalumnos del ITESO, analizando la evolución del emprendimiento a través del tiempo e identificando la influencia de roles que tienen lugar en la transición al emprendimiento como la experiencia previa de los emprendedores, los efectos de la capacitación para iniciar una empresa y la exposición a diferentes experiencias emprendedoras. El estudio de la capacidad de creación de empresas por los ex alumnos del ITESO nos permite alinear el entorno académico con la actividad empresarial para tener un flujo de información de doble vía que permita la introducción y desarrollo de una cultura emprendedora en la Universidad así como una cultura de innovación continua en la empresa.
Universities contribute to the economic development of their communities by the creation of human capital as a result of their schooling, investigation and its possible application, technology transfer, and the development of entrepreneurs to create new companies. The development of companies with an economic impact is done when the required resources to develop ideas and market necessities are connected. The universities contribute to this economic impact by making stronger their entrepreneurial system based on academic programs and educational methods, and by specialized centers that support the development of entrepreneurship. This investigation work pretends to analyze the factors and tendencies in entrepreneurship of graduated alumni using five investigation questions: (1) which is the evolution of entrepreneurship of the graduated alumni of the ITESO and how does this have impacted the economic resources available? (2) How does family support and entrepreneurial experiences before being an entrepreneur influence the creation of new companies? (3) Which are the factors that give origin to the identification and use of the entrepreneurial opportunities and which is the influence in creation of companies and their development? (4) Which are the principal personal motivators for companies’ creation and development? (5) Do entrepreneurs are created as a result of their education in universities or because as a result of the support that the ITESO gives them thru programs in entrepreneurial centers? This investigation has as the objective to understand the related factors that have impulse the entrepreneurial activity in a Mexican university, in this case alumni from the ITESO, analyzing the evolution of entrepreneurship along time and identifying the influence of roles that have place in the transition to entrepreneurship such as prior experiences of the entrepreneurs, results of courses based on how to initiate a business and the exposition to different entrepreneurial experiences. The study of the capacity in creating new companies by graduated alumni of the ITESO, help us to allocate the academicals environment with businesses to have an information flow of two ways that can help the introduction and development of an entrepreneurial culture in the university, and also a continuous innovation in a company.
Les universitats contribueixen al desenvolupament econòmic de la seva comunitat a través de la creació del capital humà per mitjà de l'ensenyament; per la investigació i el seu potencial aplicació; per la transferència de tecnologia i per la formació d'emprenedors per a la creació d'empreses. La formació d'empreses amb un impacte econòmic es presenta quan es connecten els recursos necessaris per generar idees i les necessitats del mercat. Les universitats contribueixen a aquest impacte econòmic enfortint el seu sistema emprenedor sobre la base de programes acadèmics i mètodes educacionals, així com per centres especialitzats que proporcionen un suport al desenvolupament de les potencialitats dels emprenedors . El present treball d'investigació analitza els factors i tendències en emprenedoria dels exalumnes de l'ITESO a través de cinc preguntes de recerca: (1) Quina és l'evolució de l'emprenedoria dels exalumnes de l'ITESO i la forma que han impactat els recursos econòmics disponibles? This thesis draws on David Harvey’s concept of “accumulation by dispossession” and an international political economy (IPE) approach centred on the institutional arrangements and power structures that privilege certain actors and values, in order to critique current capitalist practices of primitive accumulation by the global corporate extractive industry. The thesis examines how accumulation by dispossession by the global extractive industry is facilitated by the “free entry” or “free mining” principle. It does so by focusing on Canada as a leader in the global extractive industry and the spread of this country’s mining laws to other countries – in other words, the transnationalisation of norms in the global extractive industry – so as to maintain a consistent and familiar operating environment for Canadian extractive companies. The transnationalisation of norms is further promoted by key international institutions such as the World Bank, which is also the world’s largest development lender and also plays a key role in shaping the regulations that govern natural resource extraction. The thesis briefly investigates some Canadian examples of resource extraction projects, in order to demonstrate the weaknesses of Canadian mining laws, particularly the lack of protection of landowners’ rights under the free entry system and the subsequent need for “free, prior and informed consent” (FPIC). The thesis also considers some of the challenges to the adoption and implementation of the right to FPIC. These challenges include embedded institutional structures like the free entry mining system, international political economy (IPE) as shaped by international institutions and powerful corporations, as well as concerns regarding ‘local’ power structures or the legitimacy of representatives of communities affected by extractive projects. The thesis concludes that in order for Canada to be truly recognized as a leader in the global extractive industry, it must establish legal norms domestically to ensure that Canadian mining companies and residents can be held accountable when there is evidence of environmental and/or human rights violations associated with the activities of Canadian mining companies abroad. The thesis also concludes that Canada needs to address underlying structural issues such as the free entry mining system and implement FPIC, in order to curb “accumulation by dispossession” by the extractive industry, both domestically and abroad.

This document is the result of all the work developed during an internship that tookplace in the academic year 2019/2020, proposed by Talkdesk, in partnership with theUniversity of Coimbra. Talkdesk is a company that develops solutions for clients in areasas diverse as commerce, financial systems or health systems, using artificial intelligenceand simultaneously provides software for cloud contact centre services.The development of the software aims to help optimising resources, and it is employingagents. The software seeks to increase the company’s productivity by validating the createdsolution provided by the company. The work proposed and developed during the internshipperiod resulted in the creation of two components: A segment that in the face of four variables (agent, schedule, shift, queue), insertedby a user in the system, allows the user to subsequently change it (creation, reading,update, deletion). A second segment, receiver of the four variables (agent, schedule, shift, queue) sentby the first segment, representing the characteristics of a given environment imitatinga contact centre. It interacts, through simulation, with a specific volume of callsgenerated within the system.The result, the behaviour, will be measured and compared with the expected, observingand evaluating the differences, either by defect or by excess, given the expectedparameters.The contact centre variables interact, by simulation, with a specific volume of calls,generated within the system, this behaviour is evaluated in its capacity.The intern develops all the steps required to conclude this project with success.This document aims to serve the reader as a source of guidance. In this possible guide,he/she can have access to information related to the management of contact centres, referenceto the technologies used and methodologies associated with the scope of the proposedproject.The reader will be confronted with a description of the project’s functionality, as well aswith the details of the current implementation. The validation details guarantee that thefinal product is in line with the specificity of the product.

Since Environmental Education Law was issued in Taiwan, the environmental education centers have reached 147 locations. This study attempts to understand the management, activity planning, curriculum design of the environmental education centers and whether the implementers are aware of environmental impact and environmental-friendly measures. It expanded upon the previous year's research while reorganizing the activities into prior, concurrent, and post activities into the three-stage life cycle based on the internationally recognized sustainability assessment tool and the streamlined life-cycle assessment (SLCA) method. It also analyzed and classified the EPA guidelines for low-carbon activities and the United Nations low-carbon sustainability indicators. Meanwhile, through the Delphi method investigation by 15 experts, it established the environmental-friendly assessment tool of environmental education activities. This study mainly has three parts. The first part is to interview the environmental education centers to confirm whether the tool meets the field requirements or not. The second is to investigate whether the literacy of the reduction of environmental impact improves after the practitioners use the tool. Moreover, it would also examine the actual implementation of this tool’s indicators in the field. Preliminary results show that various staff from the interviewed environmental centers ensure the feasibility of this research tool. The survey results from the previous two interviews also show that environmental education personnel assure the increase of effectivity and identification of this index system after its simplification. In the future, self-assessment tools can hopefully be widely used in different places and levels. Future studies can focus on its diffusion efficiency.

Due to digitalization, real estate has been undergoing a profound transformation in recent years. Following the emergence of e-commerce, the need for a physical representation of retailers is in question. This has implications for retail real estate properties such as shopping centers. One central success factor of shopping centers is the offer towards the consumer – commonly referred to as the tenant mix. This thesis examines potential implications of e-commerce on the tenant mix of shopping centers. A qualitative research strategy has been applied, and interviews have been conducted with shopping center stakeholders such as investors, developers and center managers. Overall findings indicate that the share of e-commerce resistant tenants and the inclusion of other usage categories (e.g., hotel, office) in shopping centers will increase. Second, tenant selection criteria such as the omnichannel capabilities of tenants and the ability to provide experiences within the store gain significance. Third, central stakeholders believe that the relationship with the tenants must be more transparent and that the current market environment requires the exchange of more data between tenants and stakeholders. Finally, critical views on the future viability of shopping centers are also presented.

Due to the advancement of online technology and the changes of consumer behavior, the non-store retail industry has grown rapidly in the past decade. The e-shopping and mail-order industries, including online shopping, television shopping, online auctions, and mail order, which are the driving forces for the rapid growth of the no-store retail industry. The main reason to support the rapid growing is based on the Home-delivery service. This service was introduced into Taiwan in 2000, which plays a key role in the last-mile delivery . The operation of home delivery service is build by the network of people, vehicles and positions . In order to make the entire distribution work smoothly, the logistics center of home delivery that plays a very important role. Logistics center is the central administration of home delivery, the select of position among the operation cost, work efficiency, and the capability of market quick response have highly correlation. Therefore, the position of logistics center has to set up a seriously and objective evaluation pattern, in order to find the optimize location. Based on the above research background and motivation, the purpose of this study is to explore the factors affecting the select of logistics center position in the delivery industry according to the characteristics of the home delivery industry. Through expert questionnaires, the AHP method is used to guide weights for evaluation criteria, and the weighting of evaluation criteria is used as the basis for the location evaluation of logistics centers in the delivery industry. Research method based on the relevant literature review and research experience of the existing transfer centers, the evaluation criteria for the select of logistics center location in home delivery industry are summarized. The reference literature research methods are used to compare the AHP method with group comparison. The criteria weights will be based on three groups. Group produces three weighted results. According to the study , the weighting sequency of the criteria for the logistics center selection in home delivery industry are traffic conditions, environmental conditions, base conditions, labor conditions, cost conditions, and regional economic development. The weight sequency of sub-criteria are close to the major transport facilities, operational impacts, future expandability, transportation costs, labor sources, traffic volume, proximity to mass transit facilities. It is easy to create a loading of cognition by the internet user because of the growth of internet information that defines as a hyper media space by the growth of internet information gradually. Essentially, there is most important factor that is the group of ripe old age venerable age. We have constructed a Platinum society web system that contains a database analysis system with LAMP method for the Elderly Center perfectly. It stores the data of specified case and the home-service porter. It also provides multi-functions of database editing, such as query, adding, deleting, and modifying. This will replace the pauperized data as well and let manager to monitor the concrete analysis and measure for the venerable age precisely.
